We just renewed our lease in May. When we moved in last May, we had no issues. It seems once new management took over things changed. Our main issue is, ROACHES. And no, we are not messy people. We keep our apartment clean to try and keep bugs away, doesn’t help. We noticed them about 5 months after moving in. At first it wasn’t bad, it’s steadily become worse. We’ve had pest control out many times. They finally did a “bug bomb” round 1 a few weeks ago. The office failed to let us know we had to be out of unit for 4 hours, nor did we know they’d have to come back a second time. For round 2, we were originally scheduled for Monday. On day of when they were supposed to come a second time, I called and they told me they changed pest control companies and it would be Friday… so again, no one notified us of these changes. Today as I’m writing this review, is the day they were supposed to come. My roommate waited until 2pm before calling, pest control wasn’t even on property. We had a guest coming this evening and couldn’t be out of our apartment all night, so we’ve had to reschedule again. Our kitchen and my bathroom have been packed up for over a month now waiting for this to be done. We are tired of living like we just moved in. Their is definitely miscommunication between the office and tenants in this complex. Pool area also needs to be updated and the gates need to be fixed. We pay to much to see the conditions we are seeing. We will not be renewing our lease next year if things don’t improve.

Update: Was asked to email the property manager and after being very courteous to them and even admitting my review was a bit harsh I never heard back from them really sealed the deal on this place being a bad place to live if even the property manager doesnt contact you back. I ended up just staying at my current complex and just spending the extra money to get a bigger apartment I mean this could have been this complexes extra money not anymore.I was interested in moving into this apartment complex as I work relatively close by. Due to the pandemic I know its a bit hard to try and find a new place with all the restrictions so you would think answering your phones would be the easiest job to do. Out of the 7 phone calls I have made someone answered the phone to 1 of them. On top of that I have sent emails and left voicemails and I have not gotten a single response back.I dont think I was asking too much I wanted to know availability of their fenced in yards and when I did talk to the associate about the fenced in yard they still had one. At first it was too early to move to that unit so I decided to wait; however, my wife really wanted a fenced in yard for our dog so I decided to call them and let them know that Im willing to pay for 2 apartments until my lease runs out at my old one just so I can have a fenced in yard.Still havent heard from anyone and after reading all the roach issues this apartment has Ive decided to stay away and let others know to do the same because when you pay over $1000 for rent having a roach problem is inexcusable. I wont knock them for any damages caused by the winter storm as nobody was prepared for that but the roaches should be an easy fix unless they just have trashy individuals living here.

They have roaches everywhere since the day I moved in I have been trying to get them to do something about it at first they acted as though they were surprised to hear that there were roaches in my apartment now they respond as though it is no big deal the price is too high to live with roaches. My balcony roof came crashing down in the middle of the night and they did not care about my safety in the slightest before I moved in (during the lock down) Wyatt told me it would be no problem moving out once my husband was back from deployment but now that he is almost back it is going to cost over $3000 the place is cheaply renovated its TRASH 🗑️

One thing I cant understand is why they would have Exceeding your expectations on their answering machine I called Im expecting you to answer please read these reviews before moving to any apartment save yourself the headache

Do not live here worst management and people ever, our whole roof collapsed on top of us And flooded plus a prior leak that happened a couple days before that flooded the whole kitchen, first leak happened on February 10th and roof collapsed on feb 15th no one came out till feb 24th so start even trying to “fix” it I am 5 months pregnant and the roof fell on top of me and my fiancé we lost everything we own, they only offered us to stay in that damaged apartment or be transferred to another damaged unit, in total 56 units got damaged and they are doing nothing about it

Amie at the front office has been a breathe of fresh air. I recently renewed my lease, but there was a lot of wear and tear in the bathroom. Amie pulled some strings and got a contractor in to spruce up the apartment. While I have not always been satisfied with service at The District, Amie has gone the extra mile to help me feel comfortable and valued as a resident. Thanks Amie!

Roaches Roaches Roaches!They are falling out my cabinets as Im cooking theyre on my babies can of milk and I dont get WIC they put sticky pad things in my kitchen that are now full of Roaches who is going to pick it up! Im in a newly renovated unit I dont know what it looked like before but the new renovation need work I move in during the lock down so I didnt get to walk through the apartment before I signed the lease but I was told it was just like the enclave across the street when I walked in I Immediately knew I had made a mistake I called them but they were unapologetic spoke to the manager who wanted more money than I could afford now I am stuck in this disgusting apartment with bugs crawling on my babies crib 😭seriously

We have lived here for five years and seen two property management companies in our time. I was a bit nervous with a new team initially but they have proven to be an excellent team and provide tremendous service. To be honest, I am surprised the review average was a 3.1 when I open this. I actually logged in to write about the exceptional service we continue to receive through The District. Jenna, Wyatt, and Shailin (spelling, sorry) are the administrative representatives I work with the most. Any issue I bring to them is always handled with a smile and professionalism. I have had in depth dialogue with Jenna, each time she has resolved any challenge I have brought to her...I owe her cupcakes or breakfast for how awesome she has been...all of the staff really. The maintenance and housekeeping staff are additionally rad and are the main reason we renew each year, on top of the lovely grounds and sunshine through our windows with a view of the sky and trees.

I applied for an apartment here. They charged $150 admin fee and a $50 application fee per person. They also charged a $250 REFUNDABLE security deposit. After realizing we couldn’t pay the rent required we decided to cancel the apartment. This is when they told us the security deposit would now not be refunded and there was absolutely nothing they could do to change that. I understand the admin and application fees being non refundable. But to say that a security deposit, that is going to be used for possible damages to an apartment, is non refundable because you’re not moving in is outrageous. It is morally wrong. And they know it. They are thieves. They will take your money and they will not help you or work with you.

My apartment has a TERRIBLE MASSIVE ROACH INFESTATION. We have large flying roaches all over the apartment. Everyday they are coming into the apartment and we find them ever where: crawling on the floors, the walls, the furniture. Last night, we were watching a movie and one crawled onto the couch! Its absolutely terrifying like something from a nightmare! I tried to hold off on writing a bad review, but even after pest control has come the roach infestation has not stopped. We also have tons of roaches in our garage inside of all of our boxes. We opened a box of pool toys and about TWENTY BIG ROACHES SCATTERED FROM THE BOX!! I dont park my car in the garage anymore and refuse to go in there bc I always see roaches in there. If you do not like roaches, do not sign a lease here because there is a massive infestation of roaches in these walls and they will find a way in!! I currently am stuck in a lease in an apartment where I have to live scared of a roach crawling on me or my newborn at any moment. Its not ideal

Took over a lease and moved in paying all necessary fees, including a deposit which previous tenant already paid in full. Moved in with pets and Wyatt decides that its okay to without pet deposit because of the problems with getting me in in the first place (because of new ownership timing.) 2 months till end of lease, Jennifer decides to send me an email saying I need to pay $200 per pet (2 pets) plus start paying pet rent for my last two months of LOL. Ignored that obviously. Then on move out they decided to tell me my deposit plus the previous tenants deposit didnt cover damages to carpet and decided to send a bill of another $130 for something the two deposits couldnt cover. This place is full of trickery, watch out.

Ive lived here for over 3 years. The location is perfect 👌 the schools are excellent and the staff has been amazing! We recently had new management take over and I have to admit at first I was reluctant to work with them. But since they took over they have gone over and beyond to make sure that I am happy living here! They came in and did free touch ups to my apartment. They fix any issues within a reasonable amount of time. I was ready to move until I looked around and I couldnt find any properties in the area with as many amenadies and location for a reasonable price. So I decided to renew for another 15months! Im excited to see what other improvements they have in store for the property! Thank you ladies and gentlemen for being so understanding, fair and nice to work with.💖

Great area and accessibility to the major interstates. Moved in here in the past month and loving it already. Amenities are a major plus especially the gym and variety of equipment,Of course there were some issues when moving in like some functions of the complex not working (Gates, pool grills, convenient parking spots) but other than that it was a smooth and quick process.Also the office staff is courteous and have responded quickly to several questions or requests I have had.

Good place to accommodate. Apartment very clean and tidy. Environment is too good and calm. One of the best apartment that I ever stayed. Very close to highways and also close to all kinds of commercial and departmental stores. Management is too friendly, easy going and awesome. I love to live this place. Maintenance people are awesome and they know what they are doing. Also they provide an efficient service. I will give five stars. I recommend this apartment to everyone.

When the freeze in mid- February, one of my pipes froze. They took 2 weeks to even come look at it and now almost 3 months later, I still have no carpet, no bathroom vanity and sink and have the wall open because they took 2 ft out.I had to move everything out one of the rooms and I cant move most of my stuff because I have to wait till they come to fix it. Management hasnt even communicated or updated us in over a month and a half on the reconstruction.

These apartments were great before district took over. They literally haven’t done a single thing to improve living herewhat happen to fixing the gates and the package lockers access door? There’s trash every where around the apartments, maintenance crews blocking parking, painter debris and excess painter material hanging around the grassy areas, kids unattended running in front of the parking lot... strange occurrences where tow trucks drive through recklessly.. the paint hasn’t even been applied to every apartment building... in the past months. I believe they started in august. No accountability on any one but residents for every little thing. It seems like there are bigger issues at large within this complex. Not sure what the hold on any of this is, at some point you can’t blame covid protocols for this.. this is just negligence at the finestUpdate: not gonna reach out to the office because even stating the issues above, they don’t bother to read through it. What’s the difference between a maintenance vehicle and landscape crews parking in handicap spots when residents get towed. Due to lack of parking spots, the apartments are full of covered parking and most covered parking is not taken. Get rid of a few covered parking spots and free up spaces for residents to park. Especially when I get towed because there’s no available parking, and the only spots open are handicap and taken over by painters and landscaping crews. So backwards..

Awesome place so far. I moved to these apts in April and since then honestly I have been trying to find things I will not like about them but have not been able to. Everyone is friendly and helpful, from the staff to the residents. Great amenities for the whole family.

I really liked the location and ended up living in because they allow three pets. However, it is expensive and for how much you pay, there are way too many rules.The biggest reason I would not recommend living here is the OUTRAGEOUS move-out fees! My move-out fees totaled more than what I paid a month for a three bedroom apartment. I knew my cats got to two corners in the master bedroom which would not have happened if it had been installed right in the first place (they have not done this in other apartments I have lived at). I went to speak with someone at the office about it before moving out and was told that it should not be that much because replacing the whole carpet in a 1 bedroom apartment was a couple hundred bucks. Well, they charge you for the lifetime of the carpet so replacing the carpet cost me more than $1000! When I called to speak with the manager I was told that maybe you couldnt see the stain on the carpet, but when we lifted the carpet there were pet stains. I have 3 cats who pee in a box! I have never had any issues with my cats at any other apartments I have lived at and I have never had to pay extra money. In fact I have recieved the majority of my deposit back.I feel that if you have pets, you should expect to pay fees on top of the expensive pet deposit and monthly pet rent.I was given a warning letter for a fine for an addendum that was missing from my lease agreement. They had me sign it about 6 months into my lease two months after I made them aware that I never received it.The apartments are put together at a low cost so everything breaks all the time, especially the door knobs. I was locked out of my apartment on two separate occasions; one time my key stopped working and they had to come and change the whole lock and give me new keys, and the other because the door knob would not turn. A couple of days after it was fixed the knob would again not turn but the latch was stuck to where the door would not shut; I figured that was better than being locked out.The window in the master bedroom was very big (which was nice), I went to pull the string to put the blinds down and the whole set up blinds, which was very heavy came down and hit my head (the hit gave me a concussion). When I put in the work order which was very specific about the location, they came and fixed one panel that was missing from the blinds in the living room. I had to put in another work order and it took a week for the blinds to be put back up.Good luck finding parking. I eventually gave up and paid for a parking spot.Overall, Griffis La Frontera has been the worst apartment complex I have lived at.

Ive been residing at these apartments for the last 3 1/2 years and will soon be signing another lease term agreement. The first half of my stay this complex was under different management, and it was not the best (but still 3 stars worth). The management for the last 15 months has been AMAZING and is the main reason I am continuing my stay. They have worked hard to update the community, and keep awesome, helpful maintenance and courtesy officers. All of my requests are quickly tended to; theyve gone electronic with pretty much everything, allowing for convenience; and the office personnel is WONDERFUL - sweet, funny, accommodating, and they remember you!

I gave $400 (100 app fee, 150 admin fee, 250 deposit) to find out that I needed to pay another 50% of the first months rent as a deposit. This was late on a Friday and was told that I can take my time to determine if I can afford the extra $600 deposit and if not they would refund the admin fee and the deposit and just keep the $100 application fee.By Wednesday I knew I was not able to afford the added amount on the deposit and I requested my previous deposit and admin fees back. I was told that I went beyond a 48 hour limit and would not be able to get any refund at all. I stand by the fact that I was never told about a 48 hour limit and this left a very bad distaste in my mouth. I will be sharing my story on every apartment/map/search engine review site.

We have only lived here a few short months but have had a pleasant stay so far and dont anticipate major issues. We have had to call for maintenance issues mostly on the A/C though but I think it was finally fixed. They maintenance people have been very nice and professional and very prompt. I know in the summer months they have a lot to deal with because of the heat so Im glad that they are there when we need them. The office staff is very accommodating and nice always, they are cheerful on the phone and in person. All in all I feel that we are going to love living at Griffis.

I have lived in this community for 10 months and it has been great as far as the staff and maintenance is concerned. There is a have period after the first on the rent. Any time Ive had a maintenance issue they come to fix it in a speedy fashion. Sadly I will be leaving my lease early because my upstairs neighbors are heavy in the foot. I spoke with management and they have worked with be every step of the way. I may be leaving the community but definitely not because of the property management. The apartment homes are roomy and I loved having a washer and dryer that was provided. There are 2 pools and hot tubs, a basketball and tennis court, and you can even wash your car. Not all reviews will be glowing but I say if I had to do it again I would.

I have lived here a year and havent had any major problems until a few weeks ago but they fixed the issues fairly quickly. I also love the gym since the upgrades. We are located right off the highway so it is fairly quick to get to where you need to be with a Walmart, Target and HEB not too far.

For the most part, this place is great. The staff members are nice and helpful, the maintenance team is prompt and respectful, and the units are nice, especially the updated ones. My biggest complaint, however, is how loud the area and the tenants are. It seems like someone is driving through the lot while blaring music every five minutes. And if it isnt that, neighbors are sitting on their porches yelling and laughing until 2 in the morning. If youre okay with that kind of thing, this place is truly wonderful, and I would consider staying here another year if neighbors werent so loud on a regular basis.

I really enjoy living at this community. Its in a really great location; right next to the toll, near 35, and surround led by stores/restaurants. Its also one of the more affordable places in the area without losing on amenities. The staff is also super attentive. They respond very quickly and are always nice when Im coming into the office. The only complaints I have is that the outdoors needs way more maintenance than it receives and also packages that arrive need to be handled a little quicker (i.e. I dont like receiving a message from ups early in the day that my packages has arrived and still dont get a message from the front till late the next day.)

I wish there was a NO STAR Option!! This place is awful. Do not move there. They just dinged my credit for 2 years ago, trying to charge me 2 months rent and fees for Jan and Feb and I moved out (with 60 data written notice on Nov 1st, and I wasnt even in a lease....month to month). I paid all Nov and Dec and moved out Dec 26th, with 60 days notice!! Now they are coming after me for Jan and Feb rent? Absolutely awful!! And do you really think they would have let me stay through Feb had I not paid Jan? Right. They are ripping people off. Dont do it!! Youll regret it for years to come!!

The ladies that work in the office here are amazing! From the manager, to the leasing agents. They were friendly, eager to help, and professional. The only reason I didnt rent here was due to location, and my floor preference. Customer service is definitely a priority here, and that deserves 5 stars! Im sure no apartment is perfect, but this complex is really great in my book. The renovations that have been happening are looking great! We werent here when the old management was, but the new management has been wonderful. Any concerns weve had about our apartment have been fixed within just a couple days of bringing them to the staffs attention. Theyre super friendly whenever I talk to them. The amenities are awesome and the apartment itself is a great quality for the price. Of course theyre still making changes and fixing problems, but theyre willing to help, which makes all the difference.

Ive been a resident for about 4 years now and i havent had any problems with them since. I always seem to spend more time at the office with the staff more than my apartment alone due to me always forgetting my key or just simply having a package waiting for me lol. I love the staff in the office and also the maintenance men themselves. They greet you every chance they get when you coming through the gate or simply just walking around in the apartments. Griffis on La Frontera stay up with their residents and also maintenance inside and outside the apartment complex. I love it and will recommend if you love peace and quiet.

Where to start... landscapers get to the apartments before the sun is up so be prepared to never sleep. Extra fees racked on monthly because *any other applicable fees will be added* every month for things you already pay for... Trash charges seems to go from $20 a month to $28 and higher as the office deems. If you’re a few days late on rent they will send an officer to your door to serve an eviction then charge you lawyer fees on your account. Grills are constantly broken, neighbors are insanely rude, fleas and obviously aggressive dogs roam the complex. This place will totally screw you in any manner they can and put a smile on when you come to complain. I will be moving down the street to a nicer more safe and welcoming place that won’t charge you for anything and everything they possibly can. To top it all off they add a mandatory $26 fee to every months rent and tell you you can do it for free online but it’s a total lie. Make you jump through hoops and pay $26 extra per tenant per month. Astronomically delusional!!!Griffis; learn to have humility and to reject the corporate lifestyle. Feeding tenants random bills and forcing evictions three days after rent is due is NO way to keep long term residents. Overcharging people for damages upon moving out... not right. Going down the street to a much better and more safe place where the gates actually work.

The office is super messy and tacky! If I have a concern about my neighbor why would you go tell them what I said. Who does that? Then had them people confronting my parents. The apartments are nice but overly expensive they raised the rent by $200. We have raccoons in our ceiling as well they wont do anything about it.

Management increased our rent, I kept being followed by strangers in the parking lot while coming home from work, I tried contacting the office so we could sublease our apartment and no one would ever answer ...so...They evicted us after saying theyd give us time to pay the rent... Now we owe $7000...

You guys need to stop locking the door to the gym. Is been over a month and they still havent done anything about it.This gym used to be open 24/7 until this new management team came in. Now they close it at 6pm everyday because of whatever excuse they have. They really are screwing people who work everyday from 9-5 and we cant do anything about it.The hot tub near the main pool is broken for some reason, the water is not hot and it smells like rotten milk. The water hose in the car wash is still broken. But somehow our rent keeps going up.I would file a complaint in consumer reports if I could.

Ive been holding off on posting my review for this complex since I am moving out in about 2 months (cant come fast enough). When I moved in a little over a year ago it was a great community! Lots of community events and the office was very friendly and helpful. That was when it was owned by Griffis, well it was bought out by The District and this complex went down the hole quick. The new staff I have interacted with have not been very welcoming. I have seen roaches in my apartment, never did with Griffis, and the ant problem is horrible! I pay good money for this apartment and I am charged a monthly pest control fee. There is dog poop all over the place, and yes owners should be responsible for thier pets but Griffis at least made an attempt to keep up the complex. I know this because I ALWAYS saw Griffis maintenance workers around the complex. Very rarely do I see maintenance people around now. I would not recommend this complex to anyone, at least not while its owned by The District.

My husband and I lived here from Jan 2019-2020. We were here when Pinnacle bought the property and changed from Griffis to The District and went through the very rocky transition. The new office workers have always been pleasant but Pinnacle as a management company is definitely lacking. They really let a lot of things here go downhill and they only recently started getting better (but our lease was up so we left). I was really dissatisfied with the new management for several months (they took forever to give residents 24-hr gym access, the really pretty landscaping was left unattended and basically everything died, dumpsters disappeared overnight so trash piled up in the parking lot...) but again, many of these issues have started being resolved recently.PROS:- Really conveniently located with easy access to I35 and Mopac service road- Really affordable with some newer amenities such as the Luxer package system and updated unit options- Staff is easy to get ahold of and returns phone messages- Quick responses for maintenance requests- All my neighbors that I interacted with were friendly, I never had any issues with them personally.- Valet trash (We ALWAYS had ours picked up on the designated days. People have complained about this but most people do not pay attention to the pickup instructions...)- Never had pest issues- Choose your own power provider, water is allocated, and this complex doesnt bundle wifi+cable so you have the choice of what you buy.CONS:- Perpetual smell of marijuana all over the complex. This really isnt something the office staff can fix and if you dont mind the smell then it wouldnt bother you. Im extremely sensitive and hate the way it smells, and it got really annoying after awhile because it started coming into our apartment seemingly through the AC vents- People constantly smoking cigarettes/weed in the staircases- Dog poop abounds (but maintenance does come by frequently and pick it up)- Gated but gates are always open...I have this listed as a con since you sign a lease for a gated community. However, I also understand gates are difficult and expensive to maintain and more often than not, the gates are broken by people in the community who are impatient and push the gates open...not really the offices fault, but still wish it worked.- Kids constantly running around unsupervised and often are misusing the gym equipment in particular. I used the gym weekly and constantly had to deal with kids using it as their playground.People have mentioned parking is an issue, but I never had an issue (I lived in one of the buildings at the back of the property). The only times I had to walk more than 5 minutes to get to my door was Sunday nightsOverall, it served its purpose as an affordable and convenient place while my household was on 1 income; I never felt unsafe and aside from hating the constant smell of weed, I loved the layout of our space and the price we paid!

Its a decent place to live except for the lawn mowing company they hire to come do lawn work all day Monday every week. Each week they have the lawn mowing service come at 9 am and they dont stop until the sun goes down. Not happy to know each month a portion of my rent goes to this non sense. Once a month or twice a month is sufficient. Mowing, Weed Eating, Leaf Blowing, and then they pile all the leaves up right outside my apartment and mow them into dust. Words cant express how annoying it is.

UPDATE*The management and all employees have changed in the 2+ months since my first review. The staff is great. They are down to earth people and are willing to help within their power. The managers however cant seem to manage a thing. How are they ALWAYS so busy that they cant hear complaints that only they can authorize? Ive been told twice in 3 weeks I would be called back about issues. The manager has the staff member come out and write my name and number on a piece of paper. Do I get a call back, of course not. When I was finally able to speak to a manager, I was told my problem wasnt an emergency and she will put a work order in when she gets a chance. That was two weeks ago... MY BACK DOOR DOESNT LOCK PEOPLE!! I pay $1700+ (3 bed 2 bath for those wondering) a month, plus that rediculous trash fee to live here and Im told my problems arent important???!!! Im lied to about being called back. You dont tell people to take out their trash. Why did it take 2 weeks to make a flier about the new valet trash rules? Whoever the owner is now better get these managers into gear or hire someone who can get things done around here. Cause you are wasting your money buddy boy/girl. Again, the STAFF members are fantastic. But they are visibly frustrated by their bosses and the lack of effort/ability they show. And we love the apartment as a whole. My family is living comfortably!! Gates have never worked either...I am about to move in today. I was told I couldnt pick up my keys until the lease was signed, OK reasonable request... but the lease wasnt emailed to me until 1pm move in day. I worked until 4pm and my wife signature wasnt enough. Upon reading the lease, comes to find out you HAVE to pay an $8 monthly trash bill. OK also reasonable... but then you HAVE to have valet trash service for another $25 a month! So now I have to pay $33 for 13 months ($429) just to take out the trash?!?!?! Something my parents had me do as a chore, and that I can do for free by myself. When I asked why, the lady told me or was because other people dont take their trash out... so Im being charged for something other people do?? This might be a long and nasty lease smh... oh yeah, to top it off, there was never a floor plan available for me to view. The day we were told to come look at one, we were told we couldnt because that unit had been over run with fleas!

I absolutely do not recommend applying to this apartment complex. I was fooled by their $99.00 deposit. I told her (Lisa Hailey) that I had great credit and that it had only dropped in recent to the 670s, because of my credit card utilization. She assured me that no other additional deposit would be needed. They make you fill out an online only application where to proceed you must enter your checking account information and accept their inflated admin fee and application fee. The total was $400.00 to not even find out if you are approved! Then they came back requesting 1/2 of 1 months rent as a deposit!! I have never had any issue moving in to anywhere with much lower credit! Much less paying an astronomical amount! Nor did I have to pay a ridiculous amount moving into my current apartment who ran my credit after Griffis La Frontera did - in the same week! When I called to inquire about getting my money back, because none of this was disclosed to me prior to signing the application during viewing of the property. I was told that if I could make it to their office within 2 hours before closing to give them $50 for the application fee then they would see about giving me my other $350.00, but there was no guarantee! I didnt trust this since it was not a guarantee and they had already been misleading! I had an apartment locator with me and he can attest to all of this! I closed my bank account and did a stop payment, because they were not getting my $400.00. Now they have put it on my credit! I would have agreed to pay the $50.00 if there was a guarantee that I would actually get my $350.00 back. Just wanted to make certain that others are aware that it will cost you $400.00 to apply at this apartment!!!!!! UNREAL!!!!!Response to manager below - you all were directly contacted immediately. Please read above it was the exact same day.... I was told through the application process to contact the office in regards to my application. I told the staff that I would absolutely not be moving in to the complex. Yall are a corrupt complex and you are fraudulently obtaining funds from folks simply interested in your complex. Your staff absolutely told me that I would have no additional deposit. You all stole $400.00 from me. I will continue to dispute this with the credit bureaus. I suggest you remove it from my credit or reduce it! I dont owe you anything, but an application fee!!

Caveats: Make sure they show you the apartment you are renting. I was shown one with upgraded appliances and told that the real one wasnt ready yet so they have a bait and switch going. Complaints: the carpet looks like matted dog hair because it is SO worn and even worse, make sure you find out if your neighbor behind you smokes, because if they do your entire apartment is going to smell of stale cigarette smoke. And there is nothing you can do about it. All my clothes and furniture smell so bad it is nauseating. I cant even use the cabinets below the bathroom sink and kitchen since they are backing up to the apartment where the smoker is, and it is extremely strong. The bathroom door has to be kept shut all the time because that is where it is the worst. The air conditioning system even picks it up. Its like living in a bar.

Terrible management team!!!! They will tell you over and over that they will help fix the issue you are having but then sit back and do nothing. I’ve been told by them that they “want nothing but to help resolve this issue”, BULL!Been having an issue over a month and nothing has changed and has actually gotten worse to where I am uncomfortable living here and being at home. I have also been the blame for this particular issue when clearly I’m not and have witnesses to back me up. I have lived here for 3 years with no issues at all, then the past month, i have stumbled across this issue and they want to make me feel like I’m being attacked. They told me what steps I needed to do to resolve the issue. I HAVE DONE SO AND BEYOND, and they tell me if I don’t cooperate that there is nothing else they can do. They tell me that I can have a meeting with said issue, move to another unit or terminate my least costing $900. i am not wanting to disclose the issue over this review in fear that I could become more in danger. Does this management team care that I’m fearful to live here?? Nope. They don’t. After reading other people’s reviews, they seem to have the same issues with management whom do NOTHING!!!! Seeing a pattern? If you want to fin for yourself, move here, otherwise, I wouldn’t do it!

This was the worse experience I ever encountered. It began about 60 days before my move out. I knew I was planning on moving out as soon as my year lease was up. My fiancé and I both went up to the office to speak with someone and verify the process needed to inform them that we were going to move out at the end of our lease. We were both informed that we will get a note on the door explaining the process. The day the note was supposed the be on the door we never received it. I went up there a few days later and one of the workers looked up my apartment number and apologized and said she will have the note on my door at the end of the day. I said “great” and after I got home from work that day THE NOTE WAS STILL NOT ON THE DOOR! I was livid at that point so I called the next day because of course the office was already closed by the time I got off work, and informed a different lady that I never received the letter. She gave me a slight attitude and said that there are a lot of new people in the office and they are not fully trained….I ended up paying an extra $200.00 on my last month rent because of the late notice which I felt was not my fault. But I was required to pay the fee with my last month rent.Just a heads up if you are planning on moving out:Paint your walls before you move – Verify the color with office staffDo a full walk through with the staff// you must request a walk throughI would never move anywhere if that property manages the apartment complex. I would not recommend moving there until they get a new property management.

The absolute worst apartment I ever lived in. Parking is a disgrace, trash service is a joke and you dont have an option to purchase it or not. The complex is full of students from the art institute that will hang out in the stairwells and smoke weed. Also if you do choose to live here (i assume your only other option is under a I35 overpass) be prepared for nonsense charges on your final account summary. Good riddance Griffis. I would give negative stars if that were possible....

My husband, son and I have lived here since Nov. 2016...I can not praise the entire staff enough...any/every time that Ive had an issue they politely and professionally addressed each one (i.e., excessive dog poop)...any complaint that I had was bcuz of some things that a tenant had done not something that the staff had done...the entire staff (which also includes maintenence) should be recognized for a job well done!

Ive lived here for over 4 years and have nothing but great things to say!The pools were always well maintained and the maintenance staff is A-1! Any time I had an issue with anything, they have been here to fix it within 24 hours or sooner. They take care of their residence and always have parties and events for the residence especially with the CARES team around.The office staff is always sweet and helpful especially Lisa and Manoj. I couldnt be happier here!The only complaint I have is some of the grounds dont have a pet waste bag dispenser but trust me the management is working hard on fixing them.

I have lived here for 5 years! and I am really concerned about security here, a few weeks ago I found that my car had like a coffee stain all over and I know that accidents happen but it didnt looked like an accident because of the placement of the stain. I called the apartments and told them what happened and they basically asked me what do you want me to do? I said to have more security patrolling the apartment complex because i am not the only one complaining about security, there is other residents here that are concern like me. I asked her what she was going to do and she said she was going to let them know. and I said that is it? at least give me a car wash! and tell the police to patroll more often, and she said she was going to talk to her manager to see what they can do and they were going to give me a call back, they never did!hallways here look like we are always in halloween, there are spiders everywhere!

Me & my wife & our five year old have lived here two years now. Office staff very friendly & helpful. Maintence issues are taken care of promptly. The grounds & pool areas of the complex are neat & clean. The only complaint that I have is that there areno ceiling fans in the study & living room. I would reccomend these apartments to anyone who is looking for a great place to live & that is centrally located to everything that is in Round Rock.

THIS IS NOW CALLED THE ORCHARD, but is still operated by the same folks as Limestone Ranch.The staff is almost completely unhelpful, to the point that their ineptitude seems intentional. We still choose to live there because I solve most maintenance problems myself and the location is good for my job, but they are crooked.We have filed a couple of complaints with the management about rudeness, unhelpfulness, double talk and the fact that the unit we rented did not have half of the features they said it would. We got an apology phone call from the leasing agent that helped us, but it was completely insincere and defensive. Its been months and management has never gotten back to us.We considered it a consolation that they forgot to ask us about paying the pet fee, so were keeping that money to replace the fireplace, wood floors, and new appliances that we were told were in the unit we leased, thank you very much.

The staff in the office is unfriendly and unhelpful, the facilities (gym, pool, playground, etc.) are minimal, aged, and poorly maintained at best. Appliances in the apartment itself are the cheapest money can buy, break regularly, and barely function as described. Tenants are unfriendly, and in some cases outright hostile. The apartment complex has a contract with a local towing company, so they will tow your vehicle at the drop of a hat with no warning, in the middle of the night. There is no sense of community despite the small size and cramped spacing of the buildings. Maintenance occurs at inconvenient times and is usually ineffective.

POSTING FOR A FRIEND SINCE HE DOES NOT HAVE INTERNET ACCESS....well I normally dont do this but the experience at the orchard apartments noiw known as Griffis La Frontera. Well there was a extra charge on my rent bill and i called to inquire what was going on they could not give me specific answer as what was going on. They said they would give us a call back and i called them back at least 3 times and still nothing. Well rent time comes and my bank was frozen due to being over paid. once it was unfrozen then my funds were gone. I asked for a one time extention til the 13th only 10 days late and they said yes just call and we will give you the amount owed. Next thing i know i have a eviction note on my door. I called they said they were taking me to court on the 12th even though im paying my rent including all late fees on the 13th. So now i have to pay 111.00 dollars for court cost. i have referred so many people to this apartment complex but never again will i ever recommend this place. Its not like im skipping out on rent or vacating the property i have just had a unexpected financial situation come up and im being punished for something out of my control. horrible customer service.

I moved in February 8th and want to move out already, its March 2nd the staff are all rude, the neighbors are always yelling and running around, im a college student, but i dont want to live like one. The parking is a mess and OVER PRICED for the crappy carports that do not help at all. lighting is terrible. the Living area has no lights so when the sun goes down your in complete darkness. i live in a two bed one bath and only the master bed has a fan!!! i have already had a leak in the kitchen, and the apartment had pads and tampons in the bathroom still also a sheet of broken glass in the second bedroom closet also as apart of my move in Special i was supposed to get a wall painted for free, i moved in on a friday they said the painters would be here monday.....my wall is still beige, they keep telling me oh we will send them tomorrow morning i finally said screw it and put stuff on the wall and my futiture in place...all in all if it didnt cost so much i would have moved out by now,luckily i have only a 10 month lease and HELL NO i will not be resigning in december!!!!!!

Be prepared for lies, record everything they say because they will claim they never said it.I was lied to about the upfront pet deposit, I was told it was $400 when in-fact it was $800, very large amount difference.I was given the run around when requesting to view the apartment before move-in. I read reviews that said that they would charge significant fees after move out, so i requested to view the apartment before move in day, they lied for a few days then finally all of a sudden the apartment became ready the day before.In June when i viewed the apartment I asked if the washer and dryer could be removed because i have my own, Hannah Garcia specifically said it would not be a problem, now August is here and they are claiming they never said that.Reviews on multiple platforms detail how they regularly give misleading information and charge crazy fees but I still decided to give this place a try because they accommodate 3 pets, yet Alli Martin the property manager acts like this is new and her staff are angels.They lie to people to get them to pay a large application fee ($350) and then slap on tons of extra fees when you see the lease and see things like no smoking on the premises and package locker fees of $25 that was NEVER discussed when i viewed the property.Wish i could make my lease 12 months or less instead of 15 months, these people are liars!Worst decision ever.

For 3 years this has been my home and I have had absolutely no problems with management or neighbors. The staff has always been efficient and friendly. Being a community it is logical to think that there are people of different nationalities, cultures and customs. Therefore it is expected that children play, as adults we use the different places of recreation / recreation and those who live near these spaces may feel affected. Griffis La Frontera is a great place to live. Recommended.
