Absolutely love this complex. Super clean and staff is super friendly. Karla and Alexis from the office are phenomenal and took care of all my concerns. Along with there knowledge of the area, they were super friendly and made me feel at home. Love the amenities also!

Given how many apartment tours Ive been on recently I was staring to lose hope in the entire process but Water Marq honestly changed that for me. My experience with them was so incredible! I had an amazing tour of the property and the apartments and the entire team was so friendly and helpful (especially Alexis!). They answered all my questions and went out of their way to make sure I was happy and well informed. I couldnt ask for more from them! 10/10 Definitely check this place out if youre looking for a great apartment complex in Austin with an incredible leasing office!

Water Marq offers some nice features such as the pool, gym, and easy access to the trail. However it is very poorly managed and overpriced.There is a ton of theft. Someone smashed one of my visitor’s car windows and stole everything out of the car. This a common occurrence here. People have even had their vehicles stolen from the Water Marq garage.They shut down amenities like the pool frequently.They try to tack on bs charges when you move out. For example, I am being charged $280 for bathtub resurfacing when I only used the bath tub once (I always used the shower instead). That should 100% fall under normal replacements an apartment complex needs to make over the years, not on the residents. I owe a total of $1,400 to them despite paying a deposit.

Moving in was easy and good. Facility is nice and location is awesome. Lived there for three months. Six months after moving out and now having to file complaint with BBB because the management company is completely unethical.*addendumAfter filing complaints with the BBB against both WM and the NCS, the issue was resolved and the derogatory account filing removed from my credit history. How a $649 charge results in a drop of 69 points from an excellent credit history of 25+ years is beyond me. Ridiculous. And one phone call with no voicemail (my voicemail has never been full, that is a shoddy excuse). All my communications with WM were by phone, email or their own web portal, including signing the initial lease and the move contract. Why they would suddenly switch to physical correspondence via the Post Office during a pandemic is not something one would expect. To sit on a case for 90 days with only two poor efforts at communications to then issue a very damaging credit report is simply not acting in good faith as a business.The issue has finally been resolved and my credit score restored, so that is a satisfactory end to this situation. I do appreciate the communication and willingness to help resolve the issue once I was made aware. I do hope that WM will take more care to track communication efforts with tenants. Ill bump this to three stars as we really did enjoy our 3 months living there.

Only lived here for a month or so now, but really loving it. The building is very nice and in a great location. The people all seem to be friendly and respectful of not causing too much noise after dark. The staff has been great. Taavia on the leasing side was very welcoming and helped me with everything I needed to get set up. Craig on the maintenance staff is a great guy and super helpful as well.

We have really enjoyed living at the WaterMarq this year and the whole front office staff is fantastic. From the get go Taavia felt like an old friend and has been super prompt and accommodating to ease our transition after a bad move out experience at our old complex.Have only met Jason once but he is a great property manager and listens to anything you have to say. Hope they stick around as it makes the whole experience that much better! Austin is also a great guy always ready to assist it really is an awesome team.

My boyfriend and I went to a ton of different apartments and search for a new place. There are so many apartments in Austin but the Water Marq is by far the best. Their staff was so inviting and made it feel like home. Austin helped us in the process and really made an effort to meet our (very high) standards. He was so engaging and made us feel like he truly wanted to find us the perfect place. Great location, amazing views, incredible amenities. Highly recommend this place - we can’t wait to move in!

Good complex. However theft is a serious issue and the complex does not have a hold on it.I’ve had a bike, paddle board, and 7 packages stolen within the past 4 months.Not a great batting average...

A lovely place to call home ..great location, super service and personnel!East Riverside and South Congress is prime location. The complex sits along the river hike-n-bike trail that leads to great parks, delicious restaurants and a quick bridge crossing to get all the downtown activities. This is the place you want to be!The entire staff at the Water Marq always greet you with a smile and are very helpful to our needs. The workout rooms are open 24//7 are rarely crowded and the pool area is awesome for both children + adults. Thank you Alexia, Chris, Mila and Meg for always taking such great care of our family and always making us feel at “home”!!

It has been such a great experience working with Taavia Whaley. She has been amazing at answering all my questions and helping make my lease signing process and move in process smooth. We had to switch things up on her a bit last minute but she worked with us and put in extra time to make sure we got everything we wanted. She is such a hustler. When we first met her for a tour she was managing helping three other people and did it professionally and as quickly as possible. Every apartment complex needs a Taavia.

I absolutely love living at Watermarq! Moved in May and things have been great. The office is very transparent about covid procedures and has always been helpful with packages, requests, issues, etc. I have worked the closest with Taavia and Austin, but everyone in the leasing office is great. Not to mention the apartment itself is gorgeous and the location is unbeatable! Highly recommend this complex!

We love living at Water Marq! The location is perfect for riding your bike or walking the trail. Super fun crowd of residents. The apartment complex does fun community events every few months so it’s great way to make new friends. We have lived here for a year and we really enjoy it! Austin the regional leasing consultant is ABSOLUTELY AMAZING! He is always so helpful and friendly, everyone who lives here loves him! He has a great personality and he’s always willing to help out his residents. He is a HUGE reason we decided to re-sign our lease. Great job Austin the Water Marq is so lucky to have you as a part of their team. Outstanding service!

I couldnt be more grateful for the communication that Ive had with the staff at Water Marq during my move-in process. Not only am I moving, but Im moving across the country and I cant say enough good things about the experience Ive had. During a stressful time of moving, theyve made it a whole lot easier with quick communication and being patient with answering my endless amount of questions!! Plus, all of our of communication has been virtual via FaceTime tours, emails, text, phone calls- you name it. Ive had the pleasure to work closely with Taabvia -and shes incredible!!! The property went through some changes in the past couple of months. The new team in place is great and communicate way better than the old team. They host cool events to attend to that point and the amenities are great. The gym has a great view and the equipment is good. A ton of different lounge spaces. The location is prime and close to everything. Love having Water Marq as my home - best place in Austin!

Shout out to the Water Marq team for making my transition to Austin so smooth. The team is highly dedicated to serving both residents and guests of their property. Personally, I had to print some documents the other day for work and they helped me in a crunch. Besides the team, the apartment is always in great shape and the amenities offered are amazing for conducting business meetings, hosting private events, getting a workout in at the 2-story gym, or just hanging out at the rooftop pool.

Ive been living at watermarq for about a year and I was at Crescent apartments right down the street before and candidly watermarq is 1,000 times better than any other apartment complex in the area. The staff is super friendly and they take care of anything that you need and the apartments are super quiet which is exactly what we were looking for. Not to mention the amenities in and of itself are exactly what you need for high-end luxury apartment. If youre looking for a place to rent thats nice, close to downtown and has friendly staff this is the place.

I had some issues upon moving in and management ended up being very receptive to my feedback and fixed the issues very quickly. The amenities in this building are by far the nicest in any rental building in Austin and the actual town home is beautiful - and the location cannot be beat. This apartment looks nice on the outside, but is truly a terrible place to live. The stairwells are filled will dog poop and pee that will not be cleaned for over 48 hours. Dogs were spreading diseases to each other because of the amount of animal feces that was in the apartment building. This complex is like a frat house environment; it is not a rare occurrence to wake up with vomit in the hallway or the parking garage. There were also incidents of male sex organs being spray-painted on apartment doors throughout the apartment. The parking garage was supposed to be gated, but the gate was up and open for anyone for 11 out of the 12 months that I lived there and I heard of many residents having items stolen from their cars. The management staff is rude and unhelpful. Whenever my roommate or I would need assistance, we were met with attitude and disbelief that they would need to do their job. Upon our move-out they charged my roommate and I $600 to replace our carpets with no stains, rips, or damage. If you are looking for an overpriced, small, poorly managed, poop-filled apartment complex, then this is the spot for you! I would not recommend anyone live here.

Yikes. As one of the original residents, I bought in to the idea of a brand new place by the boardwalk. That huge gym! That Instagram pool! What could go wrong? And yet, at the end of it, I wound up apologizing to the folks I referred in. There are parties every night, so hope you dont mind the frat-like noise and vomit caking the stairs. Excessive maintenance staff turnover. The building falling apart and poor initial design (like rectangular sinks that rust easily in the corners, white on pool chairs, a gate thats broken far more often than not). Bicycles stolen from both the bike room and the garage (the security cameras wont help you). Experiencing more building-wide fire alarms in this complex than in my entire life. Disease spreading to pets during a rainy season out in the back since folks wont pick up after them. The list goes on. If you do decide to live here, pick floors 2 (concrete ceiling) or 6 (highest floor) to not hear your upstairs neighbor, but note that some units had water damage/leaking on 6, not sure if theyll tell you that. There are some genuinely nice people that live here, though its a shame the early community vibe vanished with community manager turnover. This complex had a lot of potential, but what glitters is not always gold.

I dont usually write reviews, but when a company and its representatives provides such a high level administration, I feel others should know of that companys quality performance. The staff at Water Marq go out of their way on a daily basis to make each and every resident feel comfortable, and at home. Each staff member has gone beyond their call of duty to help me feel supported, and I am forever grateful to their generosity, patience, kindness, and overall dedication. I couldnt be happier living here, from the amenities, such as a 24 hour game/tv/bar room, to the location, being close to downtown, but not in it, and having that separation between a calm and chaotic environment. Most of all, it is the Water Marq staff that has made me fall in love with my home here, as they have treated me like family, and provided assistance beyond what their positions require. I am a happy Water Marq Woman.

I have been here for a while, I just renewed my lease because i love this place. Access to DT, Boardwalk, SOCO is all just a bonus to this amazing complex. The staff here from Managers to cleaning personnel are just so friendly and amazing. Downfall, lot of parties here but that isnt the complexs fault and they cant help that fact. I have zero noise issues, no maintenance issues, I love my apartment and will stay here for a few more years. Cant be happier with this place !

I used to live here and moved out a few months ago. The location is great but there were tons of issues with the apartment. The fire alarms would frequently go off for no reason. I think it happen 4-5 times while I lived here. The walls were pretty thin which was disappointing because it was a newer apartment. Also, residents pets would have accidents in the halls and stairwells but wouldnt clean it so the stairwells often smell like urine.

For a building that is less than 1 year old this place has a lot of problems. At first the location, building and community were great, however since we moved in it has progressively gotten worse...much worse! Management refuses to enforce any community policy and neglects to fix broken amenities after numerous requests. Basics such as trash and cleaning are not completed on a regular basis to the point of pets and residents becoming ill. If you are considering this place I would inspect the entire building very closely and ask residents about the lack of parking, loud late night parties, lack of cleaning, broken amenities. If you are looking for frathouse luxury then this might be the place for you!

I work at an apartment complex in North Austin. Every so often I will be sent out to learn from other communities about costumer service and professionalism. I was sent to Water Marq last week for this very reason. Sorry Haley, I shopped you, but this review will be wonderful.I walked into this beautiful building not sure where to go, but as soon as I made eye contact with someone they greeted me. This was Justin Tyler the manager. He was so bright and inviting. He offered me beverages and a place to sit. He introduced me to Haley. Haley was spectacular in her demeanor and delivery. Haley showed me everything and made sure I was happy with everything I saw. As we toured, Haley ran into multiple residents. They were all so happy to see her and to tell me what a great place Water Marq was to live. I was very impressed. I wouldve leased there in a heartbeat had I actually needed a place. I then went to tour another property after, but couldnt get Water Marq out of my head because the experience was so great. I would highly recommend checking out Water Marq, even if only to meet their wonderful staff. Thank you for the great experience. I will use what I learned from you in my own professional approach from now on.

Such a nice community! Essentially perfect in every way but its unfortunate that the dog park advertised when we were looking to lease was removed. I still believe this can be solved by changing a bit of the Landscaping to add at least a small dog park on the side of the building where the huge and the empty fire lane is (using a lockable fence with a large gate so fire trucks could still come through as needed).That being said, there are a large number of Pros to this apartment complex and the only other real con to those is the price, but in this case youre pretty much getting the best for what you pay for. Some of these include but are not limited to:-- amazing location (safe, quiet, short rideshare/bike to downtown, east Austin, south Congress, zilker, or south Lamar)-- adjacent properties are the DOT building and an old condo community, so very calm and quiet as well-- literally walk out the exterior doors onto the hike & bike trail-- high ceilings, solar shades, Nest thermostat, large HE washers & dryers, and french door refrigerators with chest freezer in every unit, as well as plenty of storage space and a USB wall outlet-- 24/7 package boxes, using code emailed/texted to you-- 2-floor underground parking garage (warm in winter, cool in summer)-- incredibly effective sound isolation between floors, apartments, and exterior walls-- ActiveBuilding portal works great for community events, lease management/payment, maintenance requests, and community communication-- responsive and always cordial leasing staff; quick & responsive maintenance-- free to borrow 2x bicycles, 2x kayaks, 4x stand-up paddle-boards-- luxury resident events with a high frequency (commonly 2 a month, usually in the club room)-- Bluetooth and internet radio systems for music in all the amenity areas-- infinity pool with 1 grill, tables, and lounge chairs with a beautiful view of downtown and the river (you can see the congress avenue bridge bats fly over on summer evenings)-- beautifully decorated large club room, which is so nice that a few people have held wedding receptions and rehearsal dinners-- large turf area outside of club room with 2 grills, kayak storage, 2 gas fire pits, and beach chairs on sand-- fully indoor game room with 4x capable projector, pool table, shuffleboard, and high countertop bar-- modern 2 floor gym overlooking the trail/land, containing a Smith machine (bench press, dead-lifts, squats, pull-ups, etc), 2x standard barbell plates of each size from 2x 2.5lb up to 2x 45lb, dumbbells up to 50lb, kettlebells up to 30lb, 5 treadmills, 2 ellipticals, 2 real water rowing machines, a yoga room overlooking the trees/trail/river, cycling room with 6 spin bikes, stretching bars station, numerous cable machines, and several standard weighted machines (leg press, tricep extensions, etc)-- dog friendly staff, residents, and community-- indoor dog wash with air dryers, dremel tool, and brushes-- bicycle repair station with 2x tools and air pump, and bicycle storage in underground garage-- guest parking available outside gate (though it tends to get busy on weekends as with most complexes)-- turnaround in front of office for easy friend or ride-sharing pickup-- 3x elevators (though they do not have tall ceilings and there is no freight elevator)
