I relocated sight unseen from back east, and couldn’t be happier with my choice! Manoj lead me through every step and it’s been the only seamless experience in this move. Super location and awesome community that really makes tenants feel welcomed.

Dont expect much from this office staff. You talk to one person and the next day they are out of the office and have no idea what the other one did for you. It does not matter how many times you call or email. They give you deadlines to have things done and never complete them when promised. I have never been so disappointed in a management company in my life, good work Bell. We will not be renewing our lease under any circumstance. It has been so frustrating to live here. Oh and if you like privacy, forget it. I can hear my neighbor snore at night and can quote his conversations... the walls are paper thin. The dog across from me bars like crazy and the property has trash everywhere because the dumpsters get backed up. I dont need to hear the excuse of being short staffed that is not the residents issue. There are so many nice places you can live in Austin, pick somewhere with a decent management company so you can avoid the headache.

Lived here for 2 lease terms. Good gym. Maintenance was always handled in a timely manner. Staff was on top of any needs or requests I had. Always felt welcome in the office. Friendly neighbors and community. Awesome location. 👍🏾

I just moved in a couple weeks ago and everything has been great! The quality of the apartment, the maintenance, and all the staff have been awesome. Manoj is THE BEST, hes so welcoming and friendly. He made the place really feel like home and is always ready to answer questions and help out. Loving living here!

Wanted to upgrade to a nicer, bigger apartment and chose Bell South Lamar as I wanted to continue to live in the South Lamar area. So far I very much like the condition of the apartment, the amenities, the security and the price. I extensively toured apartments in South and East Austin and this place seems to be the best bang for your buck. Happy with my decision.

As soon as we visited this apartment complex we knew it was the perfect choice for us. Two months later, we could not be happier. Manoj has been very helpful and moving here has been an incredibly easy experience.Pros:- the locations is great, I love being able to just take a walk in the evenings and have so many businesses and green areas around the complex- maintenance is quick and efficient- there are a lot of common spaces that are very clean and they never feel too crowded- A LOT of natural light in the apartment- appliances are new and work well- plenty of guest parking (with an excellent view of downtown)Cons:- walls can be thin, so depending on where you live in the complex you might hear your upstairs neighbors, but I learnt that this is quite common with apartments in the US- lack of EV charging stations (in case that applies to you), hopefully this changes in the future

I just moved in to Bell South Lamar this past weekend, and so far everything from signing the lease to moving in has been seamless. Manoj is wonderful and has been very helpful throughout the entire process. He answered all of my questions thoroughly and FaceTimed me so I could see my unit as it was not available during my original tour and I moved from out of town. The apartment itself is awesome and has more storage space than I know what to do with. The complex amenities are great and the location is perfect! Im very excited to make this my new home.

We toured Bell South Lamar a few months in advance of our moving date with Manoj. He was incredibly helpful in showing us the complex, listening to what we wanted and giving honest evaluations of everything. It was awesome working with someone in the front office who had our backs through the whole process and really seemed to care about our move. The apartment is an excellent location, spacious floor plans and the surrounding property is beautiful. Loving it so far.

I moved into Bell South a couple weeks ago and had a great experience. Manoj was very helpful throughout the process and my place is wonderful.

Ive lived here only for a month and a half and Im happy with my choice of moving here. I didnt get to tour the building before signing the lease because I moved from out of state, so I was pleasantly surprised with the apartment aside from some appliances not functioning properly upon arrival (dryer, toilet, and refrigerator -- this was disappointing since you want everything to be seamless when you move). Maintenance does a great job at arriving promptly and is very professional and helpful though. Especially Clevon, hes great! The exterior of the building and the apartments themselves are nice and of good quality. Its overall pretty nice, quiet and safe inside the building. Manoj was very communicative and helpful throughout my leasing process and Michelle has also helped me and been very communicative with issues I had with the resident portal. The location and quality of apartment make this a great choice for a home.

Love living in the townhomes in the back of the apartment complex. Very quiet as its well hidden. Great small quaint but serene park nearby too.

The entire staff are kind and helpful.Adding to my review after settling in - the maintenance team is AWESOME! Quick to respond and they always find a solution! Its obvious that they have a lot of technical expertise. They really know what they are doing and wont stop until the issue is completely resolved, which never takes long. So far, all of the issues weve had have been minor which also speaks to the great make-ready work they do here prior to move-in.

I toured Bell South with Maroj and he was incredibly helpful. He walked me through the complex and showed me several options within my budget. He sat down with me and walked me through which options would be feasible for what exactly I was targeting. The complex itself is clean and spacious, and the rooms are heavenly, especially in relation to the price and location of the complex. Youre definitely going to get the bang (and customer service) for your buck here! 10/10 would recommend.

Bell South Lamar is an amazing place to live. The staff is extremely friendly and responsive. The neighborhood is fantastic as we are foodies and there are soooo many good options within 1 mile of here. Their townhouses are very spacious and quiet. Im very happy that we chose Bell South Lamar for our next stage of life in Austin!

I found out about Bell from a few friends and went through Smart City (highly recommend!) to get an apartment here. It was so easy to work with Manoj on the apartment application process as well as all of the other paperwork. I’ve been living here for about 3 months now and love it! There’s definitely a sense of community, especially if you have a dog because there’s a fenced in dog park that all the dog owners hangout at. You also just can’t beat the location of this place. Easy access to 290 and 35, and plenty of shops/restaurants in walking distance. I plan on living here for as long as possible!

I love Bell properties, i have lived in them for 3 years. Small problems here and there but nothing that isnt normal at an apartment complex. Specifically, Manoj was really helpful. I was given incorrect information about pricing/availability the day before. When I came into the office for a tour, the leasing consultant, Manoj, cleared up everything for me. He was so patient, kept his calm, and really helped me find what my client was looking for. He quickly pulled up several options and prices for my client and he also knew a lot about the features of every apartment he told us about. This really helped clear up the confusion. I feel confident about bringing another client here in the future, especially while Manoj is still working on the management team! I wanted to share about the most positive, friendly and helpful customer service experience I had with a apartment manager, Jamie, from Bell South Lamar. I ordered a dress to be delivered for a wedding that was delivered to the wrong parcel locker in my apartment complex. Jamie worked so fast to get this problem solved and was able to track down my dress so I could wear it to a wedding this weekend. She is always such a pleasure to work with and I couldnt be more thankful for her kind help!

Bell is a great place to live. Not only was the front office and staff pleasant to work with during my move, but they have continued to surpass expectations to make sure the amenities clean and safe for all residents. Updating my original rating of 5/5 to 2/5.Weve had a lot of issues since weve moved in - termites, broken AC multiple times, broken fridge, not having a washer/dryer, then getting a washer/dryer & needing to replace the dryer, as well as several other issues. The apartment is beautiful and the amenities are nice, but there are just so many problems, its just hard to relax in your own.

Re-signed my lease here for another year. Have had nothing but good experiences here. Little to no issues with the apartment, maintenance is quick to respond to requests, and the leasing agents are very accommodating. Cant beat the price for the location too.

I want to say that first off, this review is so important that even after a long day of work today I couldnt forget to properly rate my amazing experience with Manoj. And I just want to also say I NEVER write google reviews, just not my thing until... Now!Literally Manoj was a G with everything when it came to helping me find affordable housing for my income bracket. I probably called him at least 4-5 times while trying to fill out my application and he never once made me feel bad about it. Manoj was always available and even face timed with me on messenger to help me find something. Im usually not this helpless lol, but one thing is for sure, Manoj seems to always be helpful. See what I did there. LolTruly excited to go for my visit and hopefully I will call Bell South Lamar my home soon!

Spent two years in a town home. Enjoyed the floor plan and location so much we ended up buying something similar in the area. Office staff was friendly and professional, and management was exceedingly helpful during the one time an issue needed addressing. Big plus - our unit had a true two car garage! Highly recommend a town home on the last row overlooking the park - a great way to live in the middle of Austin.

My husband and I moved to Bell South Lamar in June during the pandemic. We really love living here. The amenities are wonderful, and the office staff works hard to make sure we have access to these amenities as much and as safely as possible even during these COVID times. I am especially thankful for Manoj, who goes above and beyond to provide us with stellar support. Today I had an important package mis-delivered, and Manoj took the time to go through each of the package lockers with me to help me locate it! The location is amazing, the property is amazing, the staff is amazing. Definitely recommend living here. Thank you BSL :)

Been living here for almost a year and it has been pretty great so far. Manoj is our go-to in the office as hes always super friendly and helpful. He gave us our tour when we first moved in and helped us with the application process, he was great.UPDATE: They remulched the dog park! 😁I do wish they would better maintain the dog park, it hasnt had mulch since before we moved in Feb 2020, and it has never once been cleaned of the dog poo that owners keep leaving. Could definitely use their attention on that. But overall its better than any other apartments Ive lived in.The rest of the amenities are pretty great, the business center, fitness center, and clubhouse were all super great to use and kept pretty clean. Ive not been able to use the pool unfortunately due to COVID and the cleaning schedule, but its seems like a nice place to hang out. The courtyards are SUPER great. Theyre so pretty and I love the fire pit, the ping pong tables, and the BBQ pit.Our apartment is really nice, pricing isnt bad, and weve never had a serious issue with appliances or HVAC.The main reason we love it here is the location. Tom Lasseter park is right here, were only 10mins to Zilker and Barton Springs, and all of our favorite restaurants and bars are walking distance. Phils Icehouse is the bomb by the way.Our neighbors are generally pretty quiet, and most people Ive run into are super friendly as well. I love the community feeling in the dog park.

I toured this property with the intention of renting a 2 bedroom or townhome. The apartments are fine. Not the best complex in Austin, not the worst. Everything is decent, but nothing to rave about. My issue was our leasing agent. He gave a lot of misinformation to the point where it felt like he was being intentionally dishonest.We let him know that we recently moved to Austin a couple months ago. We didn’t tell him that we’ve visited Austin frequently for years and are very familiar with the city. I didn’t think this information mattered at the time, but he tried to use our supposed naïveté against us.One example (of several) - I asked how far we were from downtown. He said we were in the downtown. I questioned this because the apartments are not in the downtown area. He began saying that we’re “across the street” from downtown, and he can drive downtown in 3 minutes. I explained I meant downtown like where the State building is, and he kept insisting the drive to downtown is 3 minutes even in traffic.This is not true. The drive would be minimum 10-15 minutes. My partner and I both got the distinct impression he was consciously giving false information to make the location more appealing to us. This experience repeated with several other questions we had, and we left feeling like the agent was not very trustworthy. While we liked the apartments, this was ultimately the reason we decided not to rent there.

I lived here for 2 years+ and this place has gone way down hill. Be aware, they dont charge a security deposit because they charge you $1,000+ when you move out for damages that didnt exist. They have changed computer systems 3+ times and everything seems to be lost, always. 5+ people I became friends with all had move out bills of $1,000+. They charge you even for normal wear and tear when the lease says otherwise. Get everything they tell you in writing because they love to lie just to get you sign a lease.The front office has no idea whats going on and they tow residents constantly even if your car is registered with the office. Also, they somehow have 2 managers that constantly butt heads and throw each other under the bus. Myself and one of my friends had 3 vehicles stolen in a 2 year period. My motorcycle and my friends motorcycle along with his car. The community grills and really nice, just replaced last year but they and fire pits never have propane, ever. The parking garage is a free for all, the garage gate is always broken and doesnt provide much security at all.The only good is the pool and its a close spot to downtown. Just have an extra $2,000-$3,000 to throw down when moving out and to get your car out of impound. I would look elsewhere first before moving here again.

We had a very positive experience during our 15 months at Bell South Lamar. First of all, the office staff provides superior service and quick resolution of any issues. Leo and Stephanie always worked hard to make sure that we had answers and that we were satisfied. They are top-notch people who have mastered their jobs. For example, when our A/C stopped working on a hot summer Sunday, Stephanie had someone come to fix it immediately the next morning. She even personally fixed the community coffee machine for me another time when I was in dire need of caffeine. Another time, Leo sorted out all of our lease renewal questions right at closing time.Second, the amenities are nice. Working out at the gym is a delight. The equipment and space are high quality. It’s actually fun to break a sweat. I don’t swim, but the pool also looks nice.Third, this place is extremely dog friendly. The nearby park and dog park are enjoyable places for bonding time with the hound. I enjoyed walking my dog here and meeting all of the other dogs too.The apartment complex is in a fabulous and convenient location - you can walk to Soup Peddler or Amy’s ice cream, among many others, with a short 10-15 minute drive to downtown - and the individual apartment is a moderately nice setup with generous parking in the garage.

Very helpful and friendly staff! If you need something just ask them and they most likely complete your maintenance request that day! Very beautiful area and nice common space! Apartments are spacious and modern.

I lived at Bell South Lamar for 3 years and recently moved out about two months ago. Please be aware of the following before signing a lease with them:- They will increase your rent by at least $150 a year when you renew your lease.- They will nickel and dime you for every single thing in your apartment after you move out.- They will accuse you of breaking things and charge you to replace them without evidence of them being broken.- The privacy gate on the garage is constantly broken.- The key fob system fails OFTEN leaving you with no way to get inside.- The walls are paper thin so I hope you like hearing the intimate details of your neighbors everyday lives.- The trash overflows out of the trash chutes for days.- The dog park is full of poop, there hasnt been mulch covering the ground since 2016, only a ripped up ground cover used for gardening.- The metal gutters outside my bedroom window made this incessant dripping noise whenever theres any moisture in the air that could drive anyone insane.- There was poop inside the parking garage by the access door to my floor and no one cleaned it up for 2 weeks. Im pretty sure it was from a human.- The pool water is super cloudy and murky most of the time.- Your A/C unit will go out once or twice a year and it will take them a week to fix it.A little run down of what happened after I moved out:They told me one vertical blind was broken and tried to charge me $90 to replace it. When I fought back because I thought this was an exorbitant amount, they changed their story and said the gears on the blinds were broken. They also claimed they needed to replace the carpet and tried to charge me for that, but when I asked why... they changed their story again and told me it was a preventative enzyme treatment for the future tenant because I had a dog. And for some reason, thats not covered by the $300 nonrefundable pet deposit? Lastly, theyre trying to charge me $50 to fill nail holes, even though you cannot legally be charged for typical wear and tear in your unit, and this includes holes caused by standard-sized nails.During the 3 years that I lived there, I lived in two apartments in the property. When I moved to a different unit within the building, they didnt treat me like a delinquent who trashed the place and I left it in the exact same condition as my second place. But once I told them I was moving out to be closer to work and because the increased pricing was outrageous, they started treating me like absolute dirt. Im extremely disappointed that I gave them my money for 3 years only for them to retaliate against me like this.During the negotiations for the charges, they submitted this to a debt collection agency and have completely stopped responding to any correspondence from me.All this being said, I would NEVER recommend this apartment complex to anyone. They dont value the residents in the slightest and will treat you horribly once you decide to move elsewhere.

So far, I love living in this complex! Great price for the location, amenities and ample, complimentary parking. Big shout out to my leasing agent, Manoj Samtani, who made the whole process as easy as possible!

I have been a resident of bell south Lamar since 2015, and let me just say that this apartment complex has the best staff I have ever came across in Austin. Let me just start off this review by saying that there is free gourmet coffee everyday at whatever time of day you want it. It is literally coffee happy hour all day if your into binge drinking coffee for days. In addition to the free coffee the Leasing staff is amazing, these women are the most hardworking women I have ever met in this industry. Zaidy, Barbara and Michelle are all so helpful and willing to go the extra mile to help you get moved in. I recently had a little hiccup in moving into a bigger apartment and these ladies did everything they could to help me move on to a two bedroom apartment. In the end it all worked out, thanks to these ladies. I am so happy that they were able to resolve my issue quickly enough for the to get moved in in time. If you are thinking about living in this area, i highly recommended bell south Lamar.Current resident

Always had a pleasant experience with management. They were really helpful even before moving in. Every one of my maintenance orders has been taken care of within a day or less. The amenities in the units are great. The pool and courtyard are usually well taken care. Id recommend Bell.

Communication is minimum from office staff, they leased our place after we gave deposit and they had to fix that before we could move in which delayed the move in date, when we did finally move in it was filthy! never cleaned and stains in carpet, they did get someone over immediately to clean, but our movers were already there and we had to pay overnight storage since they could not put our furniture on wet carpet, they did not reimburse us and we had to wait 3 days for maids to clean the rest of the place again prolonging move in. I would have liked them to at least pay back the storage fee but again no communication back on that request. I dont want to be totally negative here because the location is amazing and were happy now that we have a clean place but the process to get here was stressful especially since we moved from another city.

Its been a few months since I have moved from Bell but I felt the need to post a review! The prices for the area are very competitive and the new management made tons of positive improvements over the course of the year that I spent there! The only reason I decided to move was to be a bit closer to downtown but I would 100% move back to Bell in the future if I decided to move farther South again!

Ive really enjoyed my experience at Bell. The leasing office staff (especially Angi!) are always very quick, responsible, helpful and friendly when you need something. I was a little weary from some of the other bad reviews but after living here for 4 months it seems to me that any negativity (trash, dog poop, noise) comes from disrespectful residents and has absolutely nothing to do with the management company. With that said, Ive had a great experience with most of the residents & have made wonderful friends from the dog park, social events, and just around the complex! :)

I am a current resident since May 2017, and I am having a great time. Everything is clean, the office is organized (busy but attentive). I have had all of my requests addressed and feel that I am well looked after.It is rare to leave a true zero complaints review, but I am really happy to live here. Nice building and neighborhood, parks, dogs, people... all that.Cleanliness: any issue that I brought to attention is swiftly addressed. For the most part people look after their own messes, but there are always a few loud or inconsiderate things that happen... hasnt been a bother though.

Went on a tour of Bell South Lamar, terrible experience was promised lots of things from.leasing office, such as a parking spot for my movers, a cleaning of the unit, and come upon the time I filled out an application, these promises were COMPLETELY EMPTY. how are you suppose to move into an apartment if there isnt anywhere for your movers to PARK!!! The front office staff was very rude and called me a liar. I wouldnt recommend this place and I will be contacting corporate. Not to mention, dead bugs and dog hair

Rats on property and in HVAC units. Terrible service. They will not even give you a working clicker.

Pros: location, courteous office staff, quietCons: trash consistently found in garage, and stairwells. Trash overflowing throughout property. The office classifies themself as a luxury mid-rise. Whats luxury about seeing trash everywhere?? Also, the garage gate worked once a week at the most. Way overpriced! 1600/month for a 1 bedroom and I still had to get my own washer and dryer? Lived there for 2 years and still didnt have any restaurants or shops down on the first level. When I spoke to the district manager(Rick, or Mike maybe? Cant remember) about renewing my lease said hed give me a great deal if I renewed my lease. That great deal was an increase in rent. No thanks, bye!

Somehow, all the old Google reviews are gone. Shame, they all told such great truths.1. Once Bell came in the apartment complex went downhill.2. Dog poop EVERYWHERE - and I mean Everywhere. Dog poo and pee in the hall and elevators. Good stufff.3. Somehow my package went missing that was to arrive to my parcel locker. The front office claimed it was never delivered to them, yet Amazon insisted their carrier had dropped it off in the office. Magically, it appeared in the office 2 hours later, only after speaking to the manager4. Walls are paper thin. Get ready to hear your neighbor sneeze, pee, and other things.5. Upon move out you will be charged an arm and a leg for damages which include - dust on walls, microscopic scratches on the wall, normal wear and tear to well, “living.”6. They try and charge prices similar to complex’s around the area, but these are plain cheap.7. Trash is everywhere. Overflowing from the chutes sometimes, in the halls, etc.

I moved in, in April, and will be moving out at the end of my lease(moving in with bf) - otherwise, would be staying! The location is great, there are backroads to get around Lamar traffic, and the soup peddler is right across the street
