When you see reviews that say don’t waste your time… just listen to them. Unless you have months for them to waste your time don’t consider applying. The process took far too long and there was absolutely no progress being done with our application after a month. Not impressed by this place at all. kept us waiting far too long and continuously asked for more information to stall the process. waste of time.

Worst place I have ever lived. Been here for 2 years and we have had 4-5 different management companies. When you first move in it seems great, but all of the buildings are roach infested. Service requests never get done, and the staff is rude every time you go in there with an issue that needs resolving. Not only that my dishwasher has been leaking now my island is molded and they said it was taken care of but you can still see and smell the mold from the island. Worst place to live fr.

Moved in last year June 2020 the day I was moving in they where changing management so I had to do my own make ready.. paid my rent on time through this Pandemic.. lease was up may 28th 2021 did my walk through with the new management who told me that I would receive my deposit in 30 days today is July 24th 2021 and I have yet received my deposit this place change management every two to three months so things always get missed..

Just moved in and I must say Leslie and Jennifer made my move in very easy and smooth. They were so nice and accommodated all my needs.! I love my apartment..Reserve at Springdale is the place to be!!!

I have been working with Leslie Jaramillo for many years and just really want to give her a shout out. Just recently found out she was at this community and was so happy. The Reserve At Springdale is lucky to have such a wonderful person working for them. Her smile gets you immediately and than you get to see how much she cares for her residents and her community. This is the second property Ive rented under Leslie. The first being Mueller flats (both in Austin). Both properties I initiated renting under previous management to Leslie. In both cases? The properties were poorly managed and in disrepair upon initial renting. When it comes to turning properties around and getting them back on track? Leslies almost a goddess.Upon her taking the management of the property over, she does an initial evaluation of the needs of the tenants, evaluates the staff and cuts any potential problems off at the get-go. She has an eye and a talent for putting the correct people in the right places to be most effective where the issues lie in order to ensure that they address any outstanding issues.When it comes to the treatment of the tenants? Leslie is always available to hear any complaints, compliments, and is up front about what can be done, what cannot be done, and if there is anything that shes unsure of she tells you up front. Shell do the needed research and is perpetually on task with research on anything in question. You might not always want to hear what she has to say, but at minimum what she tells you is the truth even if its not what you want to hear.Not once have I ever dealt with Leslie and seen her have anything short of a smile on her face that goes all the way up to the eyes, a positive attitude and a willingness to make sure that issue or questions are addressed up front and in full.The location of the property is close to all needed shopping and barring location of employment I-35 really doesnt need to be taken in order to shop for anything other than essentials. Schools and neighborhood are outstanding cosmetically, traffic is light, the streets, sidewalk, and complex are all well lit. The gated community within is very safe.I am certain under Leslies guidance that this community will quickly escalate not just in customer satisfaction, but in value, in desirability, and in being not just a safe place to rent, but a place with which anyone will quickly desire to call home. I know that I feel safe enough under her management having seen her skills, talents, and guidance to have rented under her not just once, but twice.

I would like to say that Danielle who works in the Leasing office is amazing, her customer service is definitely a 5 star!! I totally recommend her for any of your assistance or concerns. Two years ago I had rented an apartment at Springdale and just recently I had ordered a package which was sent to my old apartment. I called the office and Danielle had assisted me. She was able to retrieve my package from the United States Postal Service. Danielle then called to notify me, that the package had arrived and how she was going to hold onto it until I could pick it up. Danielle went above and beyond. I am very, very happy that I got to speak to her and only her. I‘m a District Manager for an Apartment management company and I was very impressed with her services.Again thank you Danielle, you’re the best!!!

Management failing to make necessary improvements. Many long term residents have been insulted and deceived. Waiting for property to be cleaned and managed by caring, honest people with the right experience to handle a place this large.

The new manager is EXTREMELY DISRESPECTFUL. She just started, but she has already been rude to me and to other residents when I asked them about her. We agreed that the manager before her was nice and that everything was under control, however now that shes been here everything is awful. Whoever hired her made a mistake. All of the other employees --except for her-- are exceptional!

I’ve been living here for about 5 1/2 months now. I love my unit!!! my neighbors are quiet and they mind their own business just like I do. The only issues I have with the apartments is having to walk up 3 flights of stairs with my 5 month old, When I go to the office to pick up my packages front desk does not take the time to look for all of your packages, And also limited parking 😪 But I definitely recommend these apartments to anyone that’s looking for an apartment!

Applied and gave my deposit on the first of April with a move in date of May 1st, it is now May 1st and they havent even been able to approve me yet. Extremely frustrating process as i have provided everything they asked and still delay. Application said approval or denial within 10 days .. very disappointed with the experience

This is disappointing. I’ve been waiting for my deposit for a month and a half. At this point I feel like they are ignoring me. I’ve been calling and have spoken with four different people telling me the same thing. I’ve grown super frustrated and plan to give them a visit everyday until I receive my deposit.

Ive lived here for a few months and i enjoy it. The staff is friendly and willing to help with anything they can, and yes it gets crazy at times with neighbors arguing, drug trafficking, and kids roaming around saying inappropriate things to one another but overall I mind my business. Theyre trying to improve the community the best way possible and I work at night i feel safe with the ranger that walks around now while I wait for my ride. Its been an experience but regardless of the negative theres always a positive as well.

I have been here for about 3 months. The only complaint is that we got a fine for leaving our trash by the front door in the hall for one night (which I admit is our fault) but there are other residents who live there who have left their trash out for over 5 days and nothing happened. The only way we know that is because 1). That person is a friend of mine and he told me nothing had happened. But also they put a paper on your door saying what it says, so anyone can walk by and see it.

I love my apartment! Just a couple of few things that need to be worked on like parking cause I hate coming home from work @ 10pm & theres no parking have to wait 5-10 minutes until someone leaves. Also the hot water same thing come home from work & cant shower cause theres no hot water.

If I could give a negative star I would. Why Ryan Construction and the Housing Authority of the City of Austin thought Lincoln Property Co was a good choice to mange this property escapes me daily as I walk down the filthy hallways and step over the animal/human urine in the marajuna smoke filled elevator. I’ve never lived on a property that was 100% affordable but I have family members who have and their properties were always well kept. I’ve tried to work with the owner/management but they’ve let it go too long, I’ve notified both the City Council and the media. They’ve literally created a ghetto here which is sad because Austin needs affordable housing.

Do NOT lease here.. I would not recommend anyone to live here unless you are in a gang, on drugs, or really truly struggling. The police, fire trucks and ambulances are there EVERY. SINGLE. DAY. Not to mention SWAT as well... I couldnt count how many incidents happened during my year of living here but am happy I got out when I did. Management lets too many things slide.. Crimes, drug deals, harassment just walking to your car, and so many people dont pay rent (which isnt my business but just poor management). Tenants do not care for the place so there is trash all over the place (which I feel bad management ends up having to take care of).. I could write a whole book about my experience but will spare you, moral of the story.. STAY AWAY.

Management and front desk ladies always have attitude &very unprofessional..as well i moved out and i have been waiting for my deposite back for 4 months already i have been going in every week and they tell me the same thing my check has been cut but never received it. Oh but they are good for asking money right away. Very upset of how i was treated.

We’ve been here 6 months, they’re good apartments for the location. Other people see it as the “ghetto” but I’ve been raised in this area and trust me there’s worst places you could live at. They’re trying to rebuild the area, they’re building town homes literally next to the apartments. Like I said they’re good for the location, management stays on your ass to keep it clean or you get fined. We’re on the 2nd floor, had loud neighbors upstairs but a couple hits on the roof got the message across. I do admit other people who live here are trashy and don’t care what they do but don’t let it distract you from the fact that there’s an elevator and trash chutes on every floor, a good view and great pool. Management is amazing they get themselves involved with meeting every month and what not.

Management is very responsive and staff is friendly. The community is surprisingly quiet for central Austin, backs up on a hill overlooking a Green Belt. Minimal maintenance issues as its a new property.

The reserve at Springdale started out great . As people moved in the new buildings the management turned a blind eye, everything is call the ranger ! The ranger will not do the work that the complex needs, it is a breeding ground for drugs and violence ! As long at the owners ignore what’s going on and don’t spend the money to fix the property and protect its tenants then this property will continue to go to the gutter. The property trash problem because of tenants that don’t care is bad, but the managements only cleans up before trash day, people sleeping in stairwells, and hallways, reports of people having sex in the halls at night and in the pool, if you had the correct security they wouldn’t even try it. A murder, violence, stabbings ... when is enough enough for the owners to change . I moved 2 1/2 months early and still paid my rent i had to get out i was not safe in my home even with a deadbolt and being on the 5th floor.If you are looking for somewhere to live, it’s not here. The manager that was the problem quit, but when we complained about her we were lying . They need someone who will not ignore the problems but someone who is willing to fix the problems.

I would give them 0 stars if I could. Horrible conditions for anyone, especially families. Mounds of trash, crime (literally—MURDER), police/SWAT, and a negligent management company. No one deserves to live in squalor like this. Anyone working for any company associated with maintaining this complex should be embarrassed and outraged by what its become. Oh and Management, dont even bother replying with your thanks for my input, because youre not gonna do a thing to improve this situation.

Not enough parking theres cars that r flat .no. Registration.no licence plates .there are cars that have not been moved for months so do to that there is no parking.

These apartments are good but they can be always improve on a lot things like cleaning the breeze way area and the stairs they are very dirty and needs a good power washing machine to get the dirt up bleach and soap is a must and shoutout to all the ladies that work in the office they are helpful Veronica and cara and Lenshia

I’ve been here for about 5 months and have had the worst experience ever. Beginning with the fact that the tenants don’t care about the property is one thing, but the disrespectful tenants above me and the noise that I have literally been complaining about the entire 5 months is ridiculous. The fact that I’ve had a meeting with management and was told nothing could really be done. As I type at 12:23 AM the noise levels are at an all time high and not to mention this is 7 days a week. I was told that I was approved for a xfer to a different apartment but would have to go through the entire process over again and get requalified as if I’m the one being disrespectful to my neighbors or this property. I follow the rules, my place is clean and they have zero problems from me. I DO NOT RECOMMEND LIVING HERE, there is trash everywhere and your complaints simply go unnoticed. I will NOT RENEW MY LEASE and just waiting out the rest of my time here. None of this is fair and I am very disappointed because I was super ecstatic to move in and I really love my apartment and the floor plan is amazing. I give this property 2 thumbs down.

I dont mind living here at all. I stay to myself but this parking situation is rediculous, not everyone has a car in their name with insurance in their name... I think each resident should at least get one pass. and the gates open for any and everybody... Not safe. Other than that, I like it here.

Security is racist and using there authority for bad not to protect, property managers dont care blind eye to everything. Walls are thin you can hear everything in the halls inside your living room. Tenants are rude and nasty, I was just visiting and notice all this in two days.

Lived here a year and worst experience! Do not move here as my vehicle was broken into and several other vehicles were broken into and nothing done. Swat, police are always over here. People being shot, a raid on the apartment above me! Vehicle was also towed due to the shared parking! The gate that is there anyone can get in. Not enough security! Tenants patio furniture was stolen right in front of their door. Too lenient! Glad I got out✌🏾

I have a question. How long does it takes for a refund on a deposit? All I did was moved from one building to another. Its been almost three month since, the move.

Havent been here year and Im already disliking the atmosphere of where were living. The pool is nice but has almost no shade. The exercise room is almost always closed when it should be 24 hours. Although we are in East Austin and I was raised here, the drug trafficking is really bad here and its really sad since they were just built not too long ago. I do plan on moving soon and hopefully out of Austin. This place is disguising. Management consistently rude and lied to me about my leave. I definitely recommend NOT coming here and if so, have a lawyer.

If you live on the third floor than you know what Im about to say.. THE STAIRS ARE HELL!!! moving furniture was hell, packing things up is hell! idk if anyone else have this problem but my walls are so cheaply painted.. if I wipe the wall the paint comes off SMH!.. its very beautiful here but seem like everything was cheaply put together! Overall it is a really nice place to live FOR NOW but I wont be renewing my lease because Im 100% sure this is going to be the complete ghetto..

I love the apartment layout and love the sunrises from the 4th floor.

My daughter lives here with my grandkids, Im afraid for them. There has been a shooting, a stabbing and several assaults. Thus is not a safe environment and the management is ineffective!

Hi, my first year of experience at this apartment community has been some positive and negative. The positive is management there now is AWESOME keep it up working hard for the residents and your grounds, the new management it creating a safe place to call home. I have always thought that the Reserve at Springdale is a BEAUTIFUL place.The negative are some of the residents, and visitors that they bring in do not care about others or there surroundings. I had neighbors throw up on my balcony over me and constantly jump or drop things which made loud noises.I have seen the drugs, carriers, and the dealing go backwards and forwards from apartment to apartment from my own balcony and was so sadden. I was afraid, went no further than my balcony and had never visited the pool or gym area. I give the Reserve a 3*** Star hope things get better so it can become the place when I fisrt saw it as Amazing!

The place is nice outside. but the two ladies working in the office both the manager and the reception are a thieving my adopted me an income there in these apartment and when you reach the other day to fill out the papers I realized that I had changed my apartment I pay for reservation and when they claimed told me I had to pay $ 200 more for the deposit so I am very disappointed with is people who should not work in a place like that and before I left I asked my deposit to the manager and know where had the moni order in his bag just wanted to know where I have to go to make a complaint against these people all the time lost with all this

The property is very beautiful and the beautiful apartments inside I feel sorry for the people who live many problems outside the property lawsuits between black people and people of good heart but 90% are fights between them do not feel safe at night or you can sleep well to hear fights between them the office are trying hard and are all friendly but it is impossible to control this race, devido policies have to give them where to live hopefully that canguaran.regla jente q only lives taxos delos q travajan if extra ....
