I love this property! The location next to a beautiful park and great restaurants and shopping, the friendly and helpful office and maintenance staff (shout out to Anthony!) and the units themselves are so nice! Some even have a water view!

I love my home! I just moved to Atlanta from Cali. Went to see many different apartments and this one was the best! New appliances, modern and clean style, and friendly management. The gym is awesome and clean. Love the pool in the summer. The rooftop has the best views! I will be staying here until I buy a house. I highly recommend checking out AWW. You will feel at home!

Buckle up folks, it’s a long one. TL;DR this place has nice people, it’s in a good spot to commute and get to restaurants but it’s a poorly constructed building with not so great management. For the price, I advise against it.I lived at skyline west (formerly accent waterworks) for two years. I lived in two different apartments, both top floor. I’ll spare you the complaints against the first management company (Pegasus) because they were honestly so bad and just focus on the building and since CWS took over - which has been better.Building: The building itself is very poorly constructed. Walls are extremely thin - hear your neighbors bed squeak each night, hear anyone at all speaking at average volume in the hall. We were fortunate to have extremely courteous neighbors (not always the case, note other reviews about nothing being done for noise complaints), but we still heard music constantly. This is exasperated if you live A) facing the pool as it’s like an auditorium and you hear even one person talking or B) facing green street where a small business has trucks unloading at 7am each day. The reverse beeping might as well be in your room.They also have a pretty serious water pressure issue. In July there were multiple times we went without water for hours to a whole day. And even when it was there it was extremely low pressure. Those pressure issues had been happening for some time, and presumably worsened. This is unrelated to the water main break on Hemphill where the whole city was without water. We received ONE email about this. That they were looking into it. No follow up.Other things include power flickering often, generally poor paint jobs, warped floors, counters pulling from the walls, and constantly rotating maintenance staff. The doors are all key access right? Door from the parking lot to fifth floor didn’t lock for almost a year. And when the power reset sometimes it would magically lock, and a key fob wouldn’t open it. Similar issues with entry gate/call boxes.COVID specific things: the office and all amenities (pool, rooftop, gym) closed pretty quick into the pandemic. And as of August, we’re not reopened except the pool. The pool was supposed to be open during “leasing office hours” but people reported going during those hours and finding locked gates so take that with a grain of salt. I did not have to do any sort of payment finagling for rent due to job loss so I can’t speak to that - but I can tell you that we had an increase in “set up your automated payment for rent!!” Emails over the last six months. Which rubbed me the wrong way. They did waive fees for using a credit card to pay.Parking: There is no visitor parking. Most people had their friends park by the green space on reservoir drive, but city of Atlanta put up no overnight parking signs. There are temp passes for the access controlled garage... but it’s like five spots and you’ve got to get those from the office so I’m not sure how that helps. There’s no place for your friend/Uber/food delivery driver to even really pull in to wait.And finally, packages: Better during Covid as *most* carriers dropped them at your door. But pre-Covid and still semi regular they go to the dreaded package room in the leasing office. Which you can only pick up while it’s open. Since Covid has forced the office closed to the public, sometimes there’s one person in there. Sometimes there’s no one.The good things: super great access to 75/85 for commute. Close to midtown, west side, and GA tech. Every other resident I encountered was super nice. Halls are kept pretty clean. Greenspace/park next door is super awesome, especially if you have dogs. Pet friendly. Modern look and feel (giant kitchen island, grey floors, big closets, big bathtubs if you have one, etc). Elevators. Always parking spots left for residents. I never had to park on a different floor in the garage. And they boot people who don’t have a tag. Valet trash (though you pay for it) is pretty convenient and has recycling. CWS is better management.

I love this place. Great location. Beautiful rooftop view. Beautiful marble counter tops, large walk in closet, and washer and dryer. Havent even tried the saltwater pool yet. Tim and Josh are dope and super helpful. They got me in smoothly. Maintenance is a breeze and they send email confirmation of completed work orders. I am blessed to have found this place. And as long as they keep that gym as good as it is now...ill be here for a while.If you need a recommendation. Consider this one from me. A real person who appreciates quality and enjoying walking into my home everyday. Its worth the money but, it isnt even out of the way expensive. I love my new home.

Aymee has been the MOST HELPFUL leading agent I’ve ever encountered in my entire life. I’ve been a resident here for a year and a half, there were some major issues with my account from the last leasing company, and yet she gladly handled all of the issues and got me into a better unit at a cheaper price. I never do reviews, but I would recommend anyone to come see her and live here.

So when I moved into this building a year ago it as fantastic. The place was always clean, and the management was excellent. WELL its a different story these days. I am starting to notice trash everywhere now, and the maintenance crew is basically useless. There have been car break ins in the parking garage and outside resulting in one car being stolen right out of the garage due to the managements lack of providing proper security. I myself had a catalytic converter cut off my car as it was parked just in front of my apartment and I have had gardening items stolen off my porch. When I approached management about these issues they didnt seem to care and only added security after someones car was stolen. Oh and dont forget the astronomical fee of paying rent online. $45 just to process your credit card online! So automatically add $45 to your rent if you move here. The rooftop is amazing but lately there has been tons of trash, grills that are not cleaned and a fire pit that has a remote that office can never seem to locate. Also prepare yourself for a lot of young people drag racing on the tiny street in front of the building at 3am. So basically dont move here, this place needs a serious management change.

I was genuinely surprised by this place. Not at all what I was expecting. The staff was very warm and friendly --I actually toured with the community manager.The amenities are amazing --the gym has EVERYTHING you want or need AND its pretty spacious; the rooftop deck will BLOW. YOUR. MIND.Truly 360 degree views of Atlanta!And as for the apartments themselves: Very nicely laid out. It kinda has that high-end loft look-and-feel. Color me impressed. Its definitely the top contender!

I haven’t lived in a rental in 10 years until now. Even with the chaos from Covid, the maintenance team is on point! I reported an issue and it was resolved in 15 minutes. Also, Aymee and Jim in the office are fantastic. I’ve experienced some problems in the 14 months I have lived here, but this current team has it together! Thank you from the bottom of my heart! I hope you stick around.

I absolutely love living here at Accent Waterworks! The rooftop lounge is gorgeous with seriously the BEST view in the city! The apartment features truly make the apartment feel luxurious with the granite counter tops, hardwood floors, washer and dryers and much more! The location is so fun living in the trendy west midtown area! Moving to Atlanta, I could not of pictured myself living in a more perfect community.Come see for yourself!! You wont be disappointed!

I love the new park next door and the restaurants and retail just opened across 17th street. The views from the rooftop are amazing and it is a really large space to hang out. The gym is nice and big. Being on Northside drive is much more convenient than further into midtown or on Howell Mill Rd.

My brutally honest and fair review:The new management (CWS) that took over has been an improvement, and can’t say too many negative things about the friendliness of the leasing and maintenance staff.However, for a while we didn’t have a permanent manager on staff and they had someone fly in from corporate on a weekly basis to fulfill managerial duties, this led to inefficiencies and lack of commitment to solving my biggest issues.My biggest issues are the quality of residents and that this is one of the most poorly constructed apartments I’ve lived in out of my several years of urban apartment living in Atlanta. I know many other mid-rises suffer from this same issue, but this complex is by far the worst I’ve experienced. The walls and floors are so thin that sometimes you’re able to make out what your neighbors are saying.During the day, I can tolerate such noise but if you end up having a neighbor upstairs that is unreasonable and disrespectful of their neighbors, I can guarantee you that it won’t be a fun ride. One time the noises got really intolerable that I politely introduced myself to my upstairs neighbor and asked him for his cooperation on keeping noise levels at an acceptable level, but in return he said he “pays $x amount in rent and he shouldn’t have to worry about what type of noise he’s making at whatever time”.The previous courtesy officer didn’t seem to be too effective as the noises still continue to be unacceptable, and the new courtesy officer works during the night so unable to personally respond to late night noise complaints. I’m sick and tired of having to call 911 and bothering APD officers to break up their 3am social gatherings, especially during the pandemic.The leasing office offered me transfer to a different unit but that would have required a new lease term and I had a move-out timeline I needed to meet and keeping my current monthly rent pricing, so their options were unhelpful for me.I gave up on trying to fix the problem myself, so I have been utilizing sleeping aids such as sleeping pills and ear plugs, and sleeping in hotels and friends/relatives on a weekly to bi-weekly basis over the weekends when they usually throw loud social gatherings that run till 3-4am. I do appreciate the staff’s friendliness and willingness to help, but I’ve lost my patience and faith in the systematic policies of a corporate owned apartment management company — this is out of the hands of the very friendly staff and I’m eagerly waiting for my lease to end in just a few weeks.Excessive smell of marijuana filling up the hallways, trashed common areas (stairwells, parking garage), construction quality, noise, some uncooperative neighbors are the downfalls of this apartment community.Some of the positives include:- Great location (access to the small park right in front with great city views, I-75, downtown connector, Atlantic Station, Westside Provisions, and the city in general)- Great floor plans (highly recommend the S1 floor plan)- Friendly leasing and maintenance staff- Amazing rooftop deck with great skyline viewsMy 2-star rating reflects my personal experience at Skyline West. Overall, I think there are many positives that should outweigh the negatives, but in my particular case, I’ve run into a quality of life nightmare caused by my upstairs neighbor, warranting a rating that I didn’t want to give. As long as you don’t have such a neighbor like mine, you should be good. I sincerely pray that future residents of this apartment will have reasonable neighbors who are respectful of others. If you want to avoid the risk of a decrease in QOL caused by intolerable and unreasonable neighbors, then do try to find a top floor unit because the construction quality is extremely poor and the lack of carpets don’t help.

Haven’t had any issues at this place in the last year I lived here. The maintenance crew is a hundred percent up to par. The place in typically always in great condition. When things go wrong problems always get fixed. Shoutout to Adonis the maintenance director. 💪🏽

I leased here for the location. Youre really close to a few awesome shopping plazas and its a quick uber to any Falcons and Hawks games. Its also right next to I75 and I85, so it has made my commute to work super easy.

The property is beautiful and the location is great but the management team is GARBAGE. I was sent a $300 water bill on my 1 bedroom 1 bathroom unit and they refuse to send a tech out to see what’s the problem and have demanded that I pay this influx or be evicted. I’ve argued with them since 3/2/19 about the water bill and asked to pay the amount i paid last month and they have declined and threatened me with an eviction notice. They have caused me so much stress over being evicted that my recently discovered pregnancy is now at risk according to my doctor. I’m definitely seeking legal action!

I have enjoyed living at Accent Waterworks. The complex is still very new and well maintained. My apartment is spacious and I love my big kitchen island. My only complaint and something to be aware of is that the complex can be hard to get in and out of during high traffic times, since it’s situated on Northside Drive and 17th, both of which become very congested during rush hour.

Nice rooftop view, but besides the gym and rooftop there’s no other amenities. Public park in front of property attracts a lot of homeless people and drunks that sleep there overnight. Liquor store and sketchy motel across the street makes it sketchy- especially at night. Hallways dirty, elevators and walls filthy. They need to really clean up their act. Seeing more and more of thug like behavior, they need to really prequalify people.

Since I can’t seem to get anything done through the leasing or corporate I’ll try social media. I am not one to complain, nor am I one to gripe about things on social media. However, I hope this review stops someone from moving in this place. I have been living here for almost 2 years. I was here when the ceiling fans were falling from the ceilings and all of the floors were flooded and the walls had mold! Even then, I still stayed. When we moved in, there was events, and VIP Thursday’s with food and fellowship, and Saturday Brunches. We even got on the side of the road to help them publicize because no one knew this place existed. I recommended someone and was told I’d receive $1000 referral. I’m coming up on year two and so is the resident I referred and we have never received it. Apparently it’s my fault. They now have switched leasing people in the front office who are always on the phone, never attentive, and even started charging us extra fees without prior knowledge. The stairwells are dirty, the doors that should be secure are never locked, no one knows the leasing hours because it’s never anyone there. They even took away the VIP Thursday and told us they don’t have the budget even though they’ve done it for over a year and once we finally helped them get this place occupied they stopped. They charge us for things like having more than 5 friends to go to the rooftop. It’s ridiculous. God forbid you want to pick up a package with your name on it and apartment number because you better have a picture ID with everything listed and up to date. Even though they are supposed to send a notification to us and that’s what should prompt us to get it. I renewed my lease last year simply because of Leah and David, who are no longer here. No I genuinely regret it. Who knows, I may actually get my $1000 on year 2. Fingers crossed!

8/30/2018 HIGHLY DISAPPOINTED!! I have been shopping around for a new place. I came in today at about 4:30pm. When I had arrived there was personnel (a female in a blue shirt) sitting on her computer behind a table with a shelf holding candy jars. Upon entering she continued her conversation: talking to a lady. About a minute went by, I wasnt greeted. However a kind lady came out her office, gave me water and inquired about my visit. I am in the market for a place. She informed me that she had a conference call and gave me an information sheet. I overheard her tell the lady who was chit chatting notifying her that she had a meeting and asked if she could help me. The person in the blue shirt on her computer never greeted me or asked for my name and continued to talk to the lady in the shorts. After 5 minutes from being greeted by the lady who had came out her office, I left.Maybe this is an isolated situation but it completely turned me off. I felt so neglected. On the plus side, upon exiting the leasing office, I did speak to two residents. They both told me they love the community and management. I wish I had a better first experience.If you are reading this review, know that I never had a chance to view the property but I wanted to make you all aware about the so called future resident experience. Maybe it was my appearance...who knows?

The staff is normally quite responsive. Lots of dogs but no cleanliness issues. Fun and friendly community with lots to do. The whole place is kept very clean, and the amenities are great. Such a contrast from so many other, supposedly comparable places in the area. The park and pond next door are beautiful, and the rooftop views are among the best Ive seen.3 month update: There are hints of plumbing concerns, drains that dont work consistently, rare and tiny leaks during heavy rains. Hopefully these are not signs that things could get worse. Also, noisy garbage trucks seem to come by at 3am most days, yet the weekend trash is often overflowing.

Wow did this place go downhill. The management team has been replaced by some of the most incompetent and useless people I have ever seen in a professional setting. They either really dont care about the apartment complex or are truly incapable of doing the simplest things such as proofreading emails before sending them out to all the residents. This apartment complex has some great residents but also a large, obnoxious group of people who use the hallways and parking lot as a personal garbage can, race around in the parking deck, find it funny to turn on the fire alarm at 4am and engage in other antisocial behaviors. Additionally, several residents are under the impression that a brothel is being operated out of one of the apartments - CHARMING.AWW is situated in an Up-and-coming neighborhood featuring a strip club next door, countless public storages, an extended stay motel across the street, what I refer to as Murder Alley with people sketchily just sitting in their cars there at all hours of the night, shootings at the intersection with bullets hitting the apartment complex, gangs marking their territories at the intersection (sneakers thrown on telephone lines and jogging shorts wrapped around lampposts) and people falsely assuming Northside Drive is a NASCAR racetrack and racing down it at all hours of the night. But dont worry, the parking garage is secured including a useless Courtesy Officer, numerous car break-ins and hijackings, as well as a vintage car stolen out of the parking deck.Something always seems to be broken (callbox, elevator, gate etc). Apartments look nice but are cheaply built and have ABSOLUTELY ZERO sound insulation - the fake hardwood floors should not be a selling point as you hear anything and everything from your neighbors above you!Im giving 2 stars instead of 1 star because the maintenance team usually responds to maintenance requests quickly.I would strongly suggest avoiding these corporate-run, over-priced, luxury apartment buildings. Instead, try renting a house with some friends or find a private landlord who actually cares about keeping his/her residents. I will not be renewing my lease at AWW.

I was very excited about moving into this community and since Ive moved in, it has been a DISASTER! I first was unable to move into my apartment due to plumbing issues in my building and I am currently living in a handicapped unit that is too small and Im very uncomfortable. I was told I could move into my unit in two weeks, but that two weeks turned into 6 months! I went 2 months without a washer and dryer in my unit and had to carry clothes to the next building to use the model units washer and dryer. The elevator seems to never work and the fire alarms goes off at least once a week! I also was charged a $400 water bill that was clearly incorrect, and the assistant manager had the audacity to question about it, thinking the amount was true! I had sympathy for the staff, but now ive gotten to the point where I am fed up! Most recently I needed assistance with setting up my NEST system for my temp unit and the maintenance man was NO HELP! He was available and chatting with the desk receptionist so I came down two times asking him questions about setup. He came up once to briefly looked at it, and told me to let it charge. Afterward, I reached to Nests technical support and got the device powered on, but there seemed to be some issues with the HVAC connection, so I went down again for the 3rd time for some assistance. He brushed my request off stated that Nests can be difficult and continued to causally speak with the receptionist. I am DISTRAUGHT and tired of all the issues I have at this place. No one seems to care about anything and I would not advise ANYONE to waste their time with this ridiculous property! I wish they shut it down or get new management. I was debating on moving now, but they are make my decision easier everyday.

Car was stolen in secured parking lot within 2 weeks of moving in. All extras went away as soon as capacity was filled. Roaches, mice, people off the streets are prevalent. Cars broken into often off Hoke street. Not worth living in.

I’m not surprised at all as I read the reviews for Accent Water Works. Clearly Accent Water Works puts its best foot forward to gain prospective tenants, then they do ZERO to maintain them! I rented my college daughter a unit at this location because of its proximity to her college & the amenities it claimed to offer. From what we researched Accent Water Works was fairly decent with a thriving community of neighbors, secure and safe. The rent is not a drop in the bucket. It cost a pretty penny to live here. Which is why I’m thoroughly disgusted and disturbed with the issues she is experiencing as a resident! We should’ve seen the writing on the wall, when on her move-in date the rental unit had not been cleaned, painted or the filthy blinds replaced. It was not in move-in condition even at three days after the requestec move-in date! It was as if the previous tenant had only departed hours before my daughter’s move in! We had to hire a cleaning company to clean & disinfect as she was moving in that day. Apparently this was in the midst of a management change, which is no excuse! Almost immediately after moving in she discovered her overhead neighbor heavily clomps about their apartment as if they are Clog dancers in a Broadway play. Non-stop overhead noise! When it became unbearable, several complaints were put in writing, along with phone calls to Accent Water Works management to no avail. Recently an issue with the washing machine was reported. Since the August move in, the washer has been slightly clogged and smells of mold. This issue has yet to be addressed. Rent is far to expensive to live at this location where management is slow to respond; if at all, and basically seem uninterested in the tenants comfort but all for getting the rent in a timely fashion. What troubles me beyond belief — as a parent trying to provide a safe living location for my young adult — on January 12, 2019, she was harassed and intimidated at the entrance of parking garage due to her key fob being unresponsive for several days. Mind you, she’d gone to the management office to report & have it fixed earlier in the day. Upon returning and the parking garage key fob still not responding; a fellow resident took it upon himself to block her vehicle at the gate in an attempt to intimidate her, insinuating she was not a resident! The courtesy officer was not on the property to verify her identity as a resident and let her into the apartment complex or stop the harassing behavior. The resident continued to block her vehicle from entering all while other tenant vehicles were pulling up behind her— building up at the gate for half an hour! After clearly seeing my daughter’s parking sticker and being advised the police were called, the resident high-tailed out of her way; not before she’d gotten his license plate and the description of his vehicle. A police report was filed in this matter. This is totally unacceptable! The very safety that this location seemed to offer has been compromised. Accent Water Works has definitely proven to be mediocre at best. If you have a choice, Accent Water Works is not recommended. Take your coin elsewhere. This apartment community has drastically gone downhill.
