I have lived here for three years, and I just renewed for year number four! The location is amazing, and I love the gym and the pool. The staff here is great and maintenance requests get handled quickly.S/o to Jessica for all the help the past three, almost four years - you rock! Also, thank you to Bryn and Vivian for all the help over the past couple of months as well with starting my new lease :)
We LOVE this place. We are currently living here for about a year during a home renovation, and we’ve been amazed at how friendly, responsive, and proactive the entire staff is here.Vivian, Bryn and of course the eternally happy Jessica are so kind. They go way out of their way to make sure everything goes smoothly and that all of our needs are met and questions answered!The maintenance team (especially Ivan who’s the man!) are also GREAT. They proactively take care of all the big and small things that pop up in any large apartment building. They are quick to respond and even give tips on how to better use the various utilities in our apartment.I’ve lived in many apartments over the years, in various large cities, and this is by far the best staff I’ve ever had the pleasure to work with. And all of our neighbors are super chill and very friendly and kind to our (at times boisterous) kids.A+ / 100% / 5 out to 5
I just got off the phone with Ms. Vivian, and WOW, she could not have been friendlier or more helpful. I have some very specific needs as I work from home and do not have a clear move-in date, but she gave me her word that she would reach out as soon as an ideal unit becomes available. This is the best service Ive ever had when scoping out new apartments.I cannot wait to move in!
I loved my 3 years living here. Great location, great units, and outstanding staff who are always professional and kind. Jessica in the leasing office is awesome and had a smile on her face from the day I moved in til the day I moved out. Can’t recommend enough for someone looking for a place in Old Fourth Ward.

The Old Fourth Ward is a popular rental area of Atlanta. The quality of life in the City has drastically improved over the last 5 years. Having said, a good portion of the corporate Apartment buildings leave a ton to be desired,specifically on the management side . There are a few buildings that exceed expectations and Camden Fourth Ward is one of the few. The amenities, design and layout of the units are incredible. But what sets Camden apart, is its warm and professional management. I cant stress this enough in todays world. Customer service is king. From the moment I contacted Camden, Lisa Ball was prompt and informative, which made my rental a breeze. Overall, Bryn and her team have set the bar high, when it comes to professional management and I have no doubt that you will feel the same. So, place Camden on your short list of must see.
I love this property! Ive been here for two months and can say this is easily my favorite apartment community I have been a part of. The combination of amenities, location, and staff make Camden Fourth Ward an awesome place to live in Atlanta.Vivian has been so great to work with and made our move in experience a breeze. The leasing office and maintenance staff are so helpful and quick to respond to all requests.The location of this community is perfect. The Beltline, PCM, Piedmont Park, Inman Park and more are all within walking distance so there is plenty to do in the area. My roommate and I had the best move in experience at Camden Fourth Ward! Vivian answered all our questions and make the process seamless and exciting. She is amazing! The property is beautiful and the people are incredible to work with!
I lived at Camden for almost two years and had a fantastic experience. The staff is friendly and responsive, including the front office staff as well as the maintenance people. I probably submitted 3-4 maintenance requests in my time at Camden and all of them were resolved within a day or two (no severe problems, just minor things). My wife and I especially enjoyed all of our interactions with Jessica in the front office!I have never felt unsafe living at Camden. My wife and I frequently would walk our dog late at night without any hesitation. The area is hard to beat, with so many local shops and restaurants to go to, beltline to run/walk, John Lewis Freedom trail, John Lewis Freedom farmers market on Saturdays, breweries nearby, etc. I couldn’t find any better value in the Fourth Ward area, and I’m happy to say even with the great rent prices relative to other places in the area, we had such a quality experience.We never had any issues with rodents or pests, and also did not have issues with any neighbors. Parking was never a hassle and also pretty inexpensive relative to most other complexes. There were always plenty of spots available on our floor.Around the time the pandemic started, we had to re-sign our lease. Since it was such an unsure time, Camden worked with us and kept our rent price the same, and also allowed us to cancel anytime without any additional fees as long as we gave a 30 day notice. I’m sure this wouldn’t be typical in a normal world, but it is nice to know that Camden is accommodating in difficult times. As it turns out, that clause enabled us to find a home without the uncertainty and additional costs of canceling our apartment lease. I know Camden also set aside a good deal of money to directly give to some of their residents across the country who were laid off last year.Overall, we had a great experience and are so glad we landed at Camden. If it weren’t for us finding a home, we would definitely still be living at Camden, as we never considered changing to a different apartment complex.
I must say I Looooove this community! It is soo neat and clean . It’s feel like home! The staff was very helpful and professional. I want to give a special shout out to Ms. Vivan Turner. She is a true gem. Such a beautiful soul! I love the fact she was so resourceful. It truly made my apartment hunting beyond easy!! We really want to thank you for all your help!

Would not recommend living here, I have cancelled my lease 8 months prior to its end.I have lived at Camden for over a year and what started out as a great, “luxury” apartment is a great location is now an environment I can’t justify spending money on because of the terrible service.The first issue was renewing my lease. I started off with a 6 month lease (obviously a new thing in COVID) and loved my original apartment. I was paying an increased rate because of the shorter lease length which is totally understandable, however when I received a renewal notice for 12 months, I was going to be charged $600 more than the apartments on their site for the exact same floor plan.After months of back and forth, I asked to be charged an increase on the public 12 month leases to at least make it fair. I complained that this increase was ridiculous and was told curtly that “all pricing is based on demand and varies from apartment to apartment. The apartments on their site had been there for months, so I knew demand wasn’t the reason. Finally I ended up taking a much larger apartment for $400 less. The next day my apartment was up and it was the same price as the others on their site, still $600 less than I was being asked to pay.I had several packages stolen from my doorway, and was recommended by the leasing office to install a security camera at my cost AND I would be charged for damages for screwing anything outside.Now in my new apartment I have had three months of plumbing issues. The maintenance staff are so nice but while complaining to my leasing manager via several emails I finally went to the office and learned she left months ago! And now that I email someone else I get no response for over a week.Camden has now stopped handing out bags for recycling and asks you to go buy a clear plastic bag for recycling. The only place you are allowed to is on the first floor near the garage. For near 200 apartments that is ridiculous. Not to mention we are charged monthly for valet trash, but now there is no valet for recycling.
Apartment itself is in a prime location, however, the customer service by the leasing office is bad, as other people comment here. I lived there for about 8 months- I noticed they are quick and efficient about charging you, but when it comes to real issues or favors you ask, they are irresponsible and not capable of handling professionally. I had been calling them about something for three weeks, and every time they said once they figure it out, they will let me know. They never tried to solve the problem and eventually, they blamed on other entity and said there is nothing they can do. Don’t expect a high quality of customer service here.Beware of a virtual tour too- I was given false information about the unit during the virtual tour via FaceTime and realized what she described was completely different after I moved in. Since it was the beginning of the pandemic and understood in-person tours were impossible, I kind of sucked it up but they may tell you anything to sell you the apartment!After all, Atlanta has so many other nice apartments with better amenities, better leasing office service, and cheaper rent. I discovered that after I moved out. I’m glad that I moved out from this apartment early!On the other hand, the maintenance guys are great. They are quick and professional. Hence the star is for them.
I lived at Camden Fourth Ward for just over two years. While it was definitely expensive, Ill always consider it a great living experience. The location by the Beltline was prime and an incredibly quick commute to my work in Midtown; I loved how walkable the nearby areas were. I also made frequent use of the gym, and the parking was convenient and safe. But beyond the location and amenities, the service of the leasing office and maintenance staff was unparalleled. They were always kind, patient, understanding, and helpful. They fully resolved issues, followed up, and always brightened your day with a smile. I really genuinely liked them, and was glad to live in a community that made me feel well taken care of and safe. Ill always treasure my time living in such a cool part of town and will be grateful to the Camden staff who made it an especially unforgettable experience!
I lived at Camden Fourth Ward for two years and loved it. The location is perfect with access to the Beltline, shops and restaurants. The apartments are spacious and well maintained and if it faces the park, the sun will keep your place nice and bright. I cant say enough about Tonie and Jessica in the leasing office! They were always there to answer any questions or concerns. Their kindness, assistance and patience with my disabled family member, whom I shared the apartment with, was above and beyond anything I would have ever expected. As others have noted, the rent is expensive. But, you get what you pay for, an awesome apartment with great amenities and a truly caring leasing/management team.

What a wonderful place to call home? I searched many apartments in this area and when I came here I knew it was for me! The staff is warm and inviting and go up and beyond to make sure you feel comfortable. The location is awesome and the inside of the apartments are fantastic. If you are in search of a new place I highly recommend stopping by, you will definitely be greeted with a smile that wont change once you move in. Great apartments and a great place to live.
Lived here for 2 years and was constantly charged more and more money for worse and worse service. Leasing and management have no idea what they are doing and have put the most incompetent and unprofessional staff in control here. Jessica botched every single request, even to the point where I did not have a dishwasher for 6 months. Save your time and money, dont move here.
I cant tell you how happy I am to live here. The location is perfect, its clean, and the staff are excellent. I have no complaints, and as someone who has lived in some less that fantastic apartments, thats a big deal to me.
I cannot speak higher of Camden Fourth Ward and their team! From the leasing office to maintenance, they are all so helpful and genuine. I recommend living in this complex to all of my friends- two have now signed leases and are as happy as I am here.
Camden Fourth Ward Was the third apartment weve had in old fourth ward. It was by far the best apartment weve had. The staff is what really sets Camden apart from other properties. Whether there was an issue with the office or maintenance. Any request was quickly received and addressed. If we had continued to rent rather than buy we would still be there.
Had a great experience visiting my daughter. The staff was very welcoming and friendly. I can see why my daughter chose to live here. The location is great and the grounds looked great. I can tell the team takes pride in their work. Overall happy with my experience here. I dont get to visit often so I am glad to see that my daughter lives in a place such as Camden Fourth Ward.

I enjoy living here. In addition to a perfect location, I feel like I am valued as a resident. Everyone is friendly and professional. I feel like any concerns or maintenance issues are taken seriously . Recently there have been major upgrades done to the pool, gym, and security. I have been here a while so I have definitely seen my rent go up, but when you are in walking distance of so much, I guess its worth it!
Ive had a great experience with Camden Fourth Ward. The employees are so kind and helpful, and they work hard to come to a solution whenever an issue arises. I lived in a 2 bedroom over a year here and had a wonderful experience with Camden! I mainly worked with Jessica, but all staff at this office were wonderful to work with. Any issues were resolved promptly, they keep the facilities clean & provide prompt communication to residents. They know all residents by name and go above and beyond to make sure your living experience is great. The gym was recently redone, the pool always has plenty of space & the gated parking always has multiple spots open. Close access to the beltline & walking distance to Ponce, Krog, etc. Highly recommend!
Steven and Michelle, at Camden Fourth Ward are great to work with and very professional. Michelle was extremely quick to respond to emails and calls as we had a last minute request for our tenant and I was contacting them frequently to see what we could to. Steven offered to stay after hours to assist our tenant in gaining entry into her unit. It was the best help. We are very appreciative to partner with properties such as Camden Fourth Ward. Camden Fourth Ward has been a wonderful place to call home. Each of the staff has been quick to answer any questions or deal with any issues that have arisen. They are always so friendly and try to bring the community together. The location cant be beat. Its in the heart of most of the major activities that go on in the city. Be sure to love pets. This is definitely a pet centered community.
We love living here! The units are spacious, clean, newly renovated, and in a great location. The amenities are amazing. There are two gym areas, a pool with lounge area, a cabana hang out room, an art studio, and a business center thats got a phenomenal conference room open to all tenants. The best part is the staff though - Steven and Trista always have a smile on their face and are available anytime we need them. Theyve setup recurring resident appreciation themed parties where they feed us wine, cheese, cookies and let us all mingle - its pretty great!
Ive been in Atlanta for over 15 years now. This is the best complex and area Ive stayed in hands down. The staff and crew are professionals and awesome and fun to be around. All the neighbors are fun to hang around. Social activities in and around the complex are very welcoming that are sometimes coordinated by the staff and people love to show up. If you are new to Atlanta or been in Atlanta for a while but have a desire to be near a park, activity, great people and welcoming atmosphere, this is the place to be.
I love my apartment and this community! Great area to live in as well with quick access to anywhere. Clean amenities, great apartment layout and appliances! Whenever I need something fixed it’s always done quickly! Office management are so helpful and friendly.
Honestly this apartment is really incredible. Maintenance requests get done almost within 24 hours. Never had any problems here. My only annoyance was having to pay for a reserved spot since our building only has one floor of parking for the entire 5 floors of residents and I didnt feel like parking on the street/parking in the building 1 across from us. BUT besides that its a great community!
I have loved the experience so far. The community as a whole seems so friendly and brought closer together by the efforts of the leasing office. Its so rare to find a team of individuals who actually love their job and like to engage and aid residents post move-in.
Upon moving back to Atlanta, I was looking forward to being back in the city. Camden Fourth Ward gives me what I desire on a number levels. Coming from NY, I love the accessibility. The location is great, as are the amenities. 2 well equipped gyms, which are always clean and well maintained. I love the grilling area. It also helps to have a pleasant and professional staff in the leasing office. Maintenance is very helpful on the rare occasions that Ive needed them. Extremely happy to have made the decision to move here.

I have lived at Camden for nearly two years and decided to renew my lease after my first year because the location is unbeatable. I also appreciate the non-smoking policy in the community. You do pay a significant amount for apartments that were built in 2014 and not renovated since (even for a two bedroom)--with a significant rent increase when you renew. However, I wouldnt write a review just to make a point about an increase in rent.In the last couple of days, I have already seen two mice in my apartment. And my roommate and I are both extremely neat and clean. My roommate and I are truly disgusted and cant even feel at home in the luxury apartment that we are paying nearly $1,200 a piece for. Management has been slow to respond to the situation from the start. On Saturday, they told me that Terminex cant come until Thursday but would send maintenance over. While they claimed maintenance came over on Saturday, they clearly didnt inspect the apartment too well and instead we just received numerous empty reassurances from management. We found our second mouse on Monday morning.My roommate and I immediately called, and again, received more assurances that maintenance would come over first thing that day to see where they might be getting in. Well, maintenance never came to the apartment. Instead, we had to call management and ask why maintenance never came. We were told that the only maintenance person was in a meeting which is not our problem. Instead, we were told that maintenance would come tomorrow (Tuesday). When we proceeded to call multiple other times that day, our calls were not returned. If this is about one roach then we can wait. When your apartment is infested with mice, you cannot wait. You might expect this for a cheap apartment, but not for what you pay here on the beltline.The way Camden management has dealt with our mouse infested apartment is how they deal with issues. They give you empty promises with very insufficient action. Oh, and dont worry--you will still pay through the roof for rent.My advice for anyone considering moving here? Your health and ability to feel at home in your apartment does not come first here at Camden. Please save yourself time, money, and a lot of hassle and move elsewhere!
I recently moved to Atlanta and decided to move to Camden Fourth Ward. So far, all of my expectations have been far exceeded and I have enjoyed every aspect of the Camden Community. The Fourth Ward neighborhood is extremely active. Being within walking distance to the Atlanta Beltline, Ponce Park and Ponce City Market is a huge plus. Camden Fourth Ward is very well maintained and its curb appeal and amenities definitely helped in making my decision easy. On site staff are all extremely friendly are very responsive to any needs. A special thanks to Basia and Jessica on the leasing team for all their help in making the leasing and move in process so convenient and to all the staff for having my space ready on short notice. Maintenance has also been very responsive – I recently put in a request that was handled the same day. I have been thrilled so far in my experience at Camden Fourth Ward and am looking forward to continuing to explore the Fourth Ward Community.

Camden Fourth Ward has been our home for a little over a year now and we have enjoyed it so much! The pool is one of the best in the city and the apartment itself is top notch with perfect amenities! We bought a house and moved out this past month and so wanted to comment.The location is perfect. Easy to get to everything and there is so much to do. The area has its own feel, so it doesnt seem like you are in the middle of a big city... even though you are.The office staff at the location was pleasant and quick to respond to any issues we had. The one time we had maintenance come by, they were in and out before we knew it. The facilities are impeccable and well maintained.The only downside, was dealing with traffic if you are going the wrong way at the wrong time. But welcome to Atlanta.We will truly miss living here. Also... stop by Filinis around the corner on Ponce for some pizza and a beer. You wont be disappointed with them either.
Cant imagine a better place to live than Camden fourth ward! Its so rare to find attentive maintenance staff, yet thats exactly what you get here. Especially Rico Malone who is nothing short of a miracle worker. Further, the location and amenities make it well worth the price. I am always recommending this place to family and friends
I have lived here for 8 months and love it! Location is great, ammonites are amazing, and the staff is extremely helpful. One of their maintenance guys, Rico, just saved me! I got locked out of my place after-hours and he showed up within 15 minutes and let me back in!
Ive been at Camden for two months now and love it! When my husband and I moved in, the apartment was clean, smelled great, and looked wonderful. We had a slight hiccup with the carpet, but Steven, the manager, was quick to take care of it and we are 100% satisfied! The customer service has been awesome from the time we first walked in the door to tour an apartment. Leasing agents, the manager, and maintenance are all friendly and helpful! And of course, you cant beat the location. Easy access to the highway and so close to an endless amount of restaurants, bars, the beltline, parks, and entertainment. We love it! We plan on staying for a few years!
This is a great building in The Old Fourth Ward neighborhood. Ideal location for walking or biking to shops, restaurants, bars ( especially Kroger and Whole Foods). After living a year in another part of midtown in a high rise we wanted a calmer quieter experience. This area provides just that - quiet calm living next to a lovely park yet walking distance to everywhere we like to go. The building is beautiful with great amenities ( we looked at over 25 other buildings) We love the layout of our 2 bedroom very bright airy, big closets and has great finishes. We also love the security measures this building offers for the area- the fully gated garage and the 24 hour security patrol is unique to the buildings in this neighborhood. For me it was important to have the gates on the garages - the neighborhood is very transitional. We also love the community feel the Camden offers its residents - there are art classes, spinning classes, yoga, food truck Wednesdays and in the summer they have planned cookouts and movies by the pool. We have been here several months and look forward to staying put for awhile.
I lived here for 3.5 years and really enjoyed my time at Camden 4th Ward. You cant beat the location and the apartments, I think, are the best value for the neighborhood. The staff here has rotated since I began living here but always had a great experience with them. They were always very responsive, friendly, and accommodating. Theyve always made me feel welcome, my concerns important, and even treated my dog as one of their own. I also met a lot of new friends while living at Camden 4th Ward! I am truly going to miss being a part of this community.
I absolutely loved living here and hated to leave (the rent increased more than my budget could allow because of all the O4W development). Any maintenance requests I had were taken care of within a day or two, the management at the leasing office was always SO nice and accommodating to me, I loved having the pool and fitness center, and it really was worth the money to me to have such a fancy place to live. The Beltline is literally in the backyard and there are always fun things going on in O4W Park. You can walk to Ponce City Market. Everything about this place is absolutely perfect, if you can actually afford it.
I am on my 3rd lease renewal at Camden Fourth Ward, and I would highly recommend this residence to anyone looking for a place in or around Fourth Ward and the Beltline.The gym is well-equipped, clean, and spacious, and overlooks a gorgeous, resort-like pool area with plenty of lounge chairs and a nice grill area. The facilities outrank any others I have seen at nearby apartments.The customer service is exceptional. The staff are eager to please, they are a pleasure to work with, and are responsive to residents needs. They are enthusiastic about planning and promoting community events, like barbecues, movie nights at the pool, pizza parties, and other fun activities for the residents.When I sign my rent check each month I know I am paying for superior value -- I enjoy a prime location, beautiful and well-maintained grounds, awesome facilities, great customer service, and community living -- and perhaps most importantly, an easy, low-stress lifestyle. A higher quality of living is made possible by the first class Maintenance Team. For 3 years the team has responded to requests swiftly, professionally, and effectively -- the quality of service is invaluable.I highly and enthusiastically recommend this residence.

I have nothing but good things to say about Camden Fourth Ward. The staff has been nothing but nice to me, my roommate, and my dog (tons of dogs in the community and a fenced in area for them to be off leash). Any maintenance issue that I’ve submitted for is fixed in a timely manner (mostly the same day or early next day). You can’t beat the location - walking distance to so many places, you barely need a car on the weekends. I’m glad I’ve been able to call Camden my home!
Ive lived here for about a year now, and its been great. I love the clean white interiors of the apartments, and the staff is great! If there is ever a maintenance issue or anything that I need, the office staff is very quick to respond and resolve the issue. Not to mention, the amenities (pool, art room, gym) are amazing and always clean.

I have been living in Camden Fourth Ward for over three years and am currently on my third lease. Simply put, this is an exceptional apartment community all around. If you are considering moving to this area, do it! There is no better location in Atlanta. While there are several new apartment buildings in the immediate vicinity, and a couple more being built, I’d find it hard to imagine that any are as good as Camden. Camden still feels like a very very new building since it was built in 2013 and is extremely well maintained. The pool, grill, and outdoor lounge areas are awesome. I particularly like that the pool is not completely surrounded by the buildings and gets good sun. Definitely a popular place in the summer. The gym has everything I would ever need, which saves me from spending money on a gym membership. There are numerous other great features which I could get into, but the people here are really what make Camden exceptional. The management and leasing team has been on point from day one. They are thoughtful, caring, and attentive to any needs or issues that arise. Problems will inevitably come up wherever you live. The benefit of living here in Camden is that when a problem does come up, it doesn’t stress me out at all. I know it will get the attention it needs to be resolved thoroughly and expeditiously. Shout out to Price and the rest of the maintenance team for being the absolute best at what they do. They are as much a part of the community here as the residents, and it really shows in their work. Simple and complex maintenance requests are typically resolved within 24 hours. That’s just how they treat family, and that’s what Camden feels like.
About to move into my new apartment at Camden Old Fourth Ward! The office is so professional and is able to answer any question quickly and concisely! I loved working with Vivian to finalize my lease and Trista was so helpful over the phone. I cant wait to be a resident!

This is a great place to live. I do not have much apartment living experience and I have greatly appreciated how patient, responsive and professional the staff is here.The apartments are very well laid out and make great use of space. I down sized from a 2,5K sq ft house and thought I would feel cramped and crowded but I dont.The amenities are fantastic.The location is great. I love being within walking distant to most anything. Bantam Pub is my favorite place to eat.Pet owners maintain their dogs well. Dogs are leashed and pooped scooped. The dog grooming area is professional grade equipment.The people who live here are very nice, friendly and generally quiet. Noise just hasnt been a problem for me. I get asked that all the time and I yes I live on the bottom floor.There have been some concerns with theft in the area but Camden has responded swiftly and appropriately. I do not feel unsafe or feel my belongings are at risk.There are rules here and they expect you to follow them. In may case, I needed to do a better job of reading them. With that said, I have not found anything unreasonable.Dont mean to sound like a commercial but I really dont have anything to complain about.

While I havent actually completed the application process quite yet, I wanted to share a few words about my visit to Camden Fourth Ward today. Hands down, the best property viewing Ive ever experienced! Not only was Catrecia the nicest leasing consultant Ive had the pleasure of working with, shes also extremely knowledgeable about the property and was determined to help find the perfect apartment for me. The community speaks for itself, from all of the awesome amenities, to the decked out floor plans. But, I cant say enough about how welcomed I felt the minute I walked into the leasing office. Hopefully Ill be able to call this place home next week.
Recently moved into Camden O4W. The community is in a good location with access to the beltline and multiple grocery stores and restaurants. The property management team have all been friendly and helpful so far. Tonie and Jessica were both very helpful, as well as the maintenance guy (I cannot recall his name).Downside is the technology package (internet and basic local channels). I’ve avoided Camden properties in the past for this reason but with the advancement of technology over the years I assumed decent speeds should not be a problem... I was wrong. I’ve been here for less than a week and have yet to stream a Netflix or YouTube video without interruption. I would much prefer to select a service package/IP that meets my needs as opposed to paying for an overpriced slow network.
Nice place but the doors to get into the apartments never work and have been stranded outside multiple times. There have been 2 break ins recently so the office sent emails about leaving gates propped open and letting people in, and the next day, the entrance to the garage has been left wide open letting anyone who pleases to enter. Also, I was told on my tour that everything was included in rent other that utilities and water....well the water bill includes water and about $40 other in fees and services that they didnt want to tell you about.
The team at Camden Fourth Ward was always pleasant and accommodating, even throughout our multiple visits and many questions. Dorian was our go-to guy; he went above and beyond in terms of answering all of our questions thoroughly and always with a smile. The communication and service are truly great at CFW, making the search for an apartment much less stressful. I would recommend it to anyone looking for an apartment in a great location and with a fantastic staff.
I have really enjoyed living at Camden over the past year. The staff is fantastic (including Randall, Amanda, Lindsay and everyone else. They are very attentive and help make sure that your living situation is the best it can be.
Great location, nearby to Ponce City Market and the Beltline. Lots of festivals in your front yard (Old Fourth Ward Park), great community of people. Smoke-Free is a plus! No regrets moving to neighborhood. Maintenance takes care of issues QUICKLY! Steven has been a great addition to the Management team, Chantelle and Trista work the hardest to take care of you.
New resident with an upcoming move in, but so far the experience at Camden Fourth Ward and the staff (especially Trista!) have been great. Extremely helpful and communicative, and the facilities are beautiful. Will update once moved in!
Best apartment living in Atlanta. From the friendly staff to the excellent amenities, Camden O4W is an all around great place to live. Close to just about everything and the beautiful O4W Park is right in your backyard. Living here is a no brainer..
Im a current resident. I just want to put out there that many (if not all) of the positive reviews from the last week or 2 (c. June 2015) were induced by the complex management. In exchange for a positive review on Google+ the management entered those residents into a raffle for free tickets to a local event. (I did not enter this raffle.)
I just moved into Camden Fourth Ward, and Im really enjoying it so far! Its a great location, and Ive definitely taken advantage of living right next to the Beltline. Its also quiet, and weve had no issues with noise, but were still in close proximity to all of the great things to see and do in Atlanta.

Living at Camden Fourth Ward has been a wonderful experience and everything that Ive come to expect and more. I am a current Camden employee. Although I was a resident well before working at Camden, I feel comfortable endorsing this community because it reflects everything that I look for in a home. It truly is city living at its finest.I have one of many great floor plans. A tranquil pool and grilling area. 2 gyms for those occasions that I want to tap into my inner Rhonda Rousey. Direct access to the Fourth Ward Park and the Atlanta Beltline. Numerous dining options in around Ponce City Market. A diverse and vibrant neighborhood is exactly what this ex New Yorker was looking for. Camden Fourth Ward checks off all of my boxes.

Be wary of this company. When their system was broke my monthly auto-recurring rent payment, they charged me $187 in late fees, with no consideration for making the situation right. They then completely blocked my online account forcing me to get a certified check to pay rent, even though I have always been timely with my payments.

Over-hyped and pricey for what its not worth. Noise level is very high; either these units were poorly constructed or quickly built because if you have a noisy neighbor, you will hear everything. Management does nothing to fix the noise situation. Definitely will not re-new my lease, even if they cut it in half. Parking is a pain as well. They trick you into a 15 month lease, which is the standard instead of a 12 month lease. Also the mandatory $150 clean up fee once you move out, that you cant opt out of. I feel like they definitely trick you into your contract and overlook those things. There was a time I needed to use the computer lab, but the software was not up to date for what I needed to use it for. I asked the leasing agent, what was the login to update the software. She had no clue, and said they called it in a week ago, now its going on week two. So I asked, well what can you do, she had no answer. Which is funny because everything else this apartment complex hounds you about, but important resources for the residents such as the gas grills, computer, and noise complaints, they are in no rush to fix those things. Also when I moved in during the winter, my AC/Heater unit kept blowing out like at least 5x and they were unable to figure out what was the cause. So mind you, I had to stay in my cold apartment with no heater provider until the like the 3rd time my AC/Heat unit went out. So it was brutal having my apartment feeling colder than what it was outside.
Do you like gun shots outside your window, rude staff, insane and unpredictable water bills? If so, then Camden is the place for you! Life is exciting when people are shot a block away and your cars are being broken into... The staff being arrogant and incompetent lends to the total ambiance. One example of their brilliance - barring residents from parking in designated reserved parking spots unless they pay $75/month extra. When not a single resident decides to pay Camden an extra $75 on top of their already inflated rent prices to park in a deck theyre already paying for, Camden employees remain resilient and stick to their guns- keeping the spots reserved so no one can park there for months!p.s. If you enjoy dog feces and parvo, then their pet courtyard is sure to please!
Ive lived here for over 13 months, in two very different units and enjoyed every moment of it. Great pool, great view, great gym with multiple class options and an overall great staff! The CFW staff, especially Amanda and Randall, have always been very responsive and understanding of issues that happen with apartment living. I was especially happy when Randall came back to work here!! They have both been very accommodating during the change in management and helping residents adapt. This community was the most friendly and visually appealing of its neighbors, when I moved here from Florida last year. While not the largest floor plans in the area, they are very well designed with upscale finishes and there are multiple options to fit your living needs. Also, the Beltline is right at our backdoor and the park offers lots of different entertainment options for adults and kids. There are a lot of shopping and restaurant options within a short walking distance. The pet owners are very respectable of the shared space and do a great job picking up after their pets and theres a top notch pet grooming area thats free for the residents to use. They also have resident events each month and food trucks on Wednesday nights. Overall, its been a great place to live. Id definitely recommend it!
-update-I would update to say that the security in our building has gone down hill since having written this. We had a bad break in a few months ago and they cancelled our security services right after, so now we depend on the police for any emergency or non-emergency related service. We continue to have various break ins ranging from car break ins to windows smashed. If security is a concern for you, I would recommend looking elsewhere.Additionally, rent tends to go up 7-9% each cycle and they tend to tell you that youre lucky since it didnt go up 10%. Given the amenities available (or rather, lack thereof), I would not say they provide a comparable experience to other similarly priced complexes in the area. We never have resident gatherings anymore, they removed the coffee machine from their office, they got rid of the security personnel, and they stop providing gym services. Every year, there seems to be a reduction in events/services for residents even though they consistently raise their prices.--Have lived here for a few months, and overall weve enjoyed it. The staff have been relatively attentive, and they are all friendly, including the maintenance staff. The amenities are good and the apartment complex is pretty clean and well maintained. Its location is very good, and weve enjoyed the easy access to the Beltline, the O4W Conservatory Park and Ponce City Market, as well as the city as a whole. Overall, I would recommend this property for young professionals and/or families.Some Observations (good and bad):- The windows are pretty thin. We get woken up daily by construction noises or trash trucks, and being right next to the Atlanta Dream Center and some of the other industrial sites on the block next to us means we hear a lot of noise in the middle of the night. Would recommend earplugs if youre a light sleeper. It also often sounds like people on the street are in the next room if theyre being loud as the walk passed (were on the second floor).- Noise doesnt travel too much other than feet stomping, but thats to be expected in an apartment like this. Im happy that for the most part, we cant hear our next door neighbors unless were close to the wall... it seems like the bathrooms are the worst location in terms of sound but even then its not that bad.- There are extra fees that occur each month that you may not anticipate at first on top of the monthly charges for trash pick up (which is annoying, but I make sure we use it), internet and other things. The fee is ~$35-40 and covers water, service charges, some other fee and trash. Its really annoying the first month when you arent expecting it, especially because it can sometimes be due before your lease payment. Just something to consider when looking at your budget.- Place has definitely been lived in -- oil stains in cabinets, blemishes here and there, etc. The cabinets and other surfaces/appliances are a cheap quality and not really built to last, but again, thats not really surprising given the type of apartment. Just make a note of any issues during your walk through, and they will fix it if they can. Also, they fix things super quickly and thoroughly, often within the same day its requested. Really nice.- As for break-ins, we purposefully chose a 2nd floor apartment to avoid any issues from the street, and overall weve never had problems and as of late, unless people arent reporting them to the community, there hasnt really been anything too alarming. The garage door has been pretty consistently working and the area is patrolled nightly (not sure how well, but we havent had a problem). No issues with packages being stolen inside the building were in (I saw that was an issue in the past I was concerned). Overall, I feel pretty safe in and around the area. BUT you will hear the occasional gun shot from somewhere in the distance, but since the windows are pretty thin, its pretty clear its far away. Part of living in Atlanta, I think.

I moved from Florida to Atlanta in April2017. The day I was driving to the city I called to make sure everything was set when I arrive as I was arriving after hours. The person I was in touch with while signing my lease it was alright. She would arrange everything. I spoke to the manager this time and he was not aware of the situation. Obviously as a normal person I started to get flustered and upset. To make story short, manager stayed after hours until I arrived. Made me feel very comfortable and welcomed me with a huge heart. Ive been living here for 4 months now and I couldnt have asked for a better apartment. Entire Camden Old Forth Ward team is super friendly, accommodating to your needs, and all maintenance request are done quickly. Apart from this, its an amazing location, close to PCM, beltline, midtown, and so many festivals at Historic 4th Ward Park, Inman park. I could go on and on... But if youre trying to decide where to live, this is a better choice. The only negative is there is no parking for guest parking in garage. I hope they can work on this.
Ive lived here for almost two months and could not be happier. The leasing office staff are amazing - Londyn and Chantelle have been super helpful from the first time I walked in. The apartment itself is awesome - no noise at all from neighbors since the walls are well-insulated, nice GE stainless steel appliances, and my balcony overlooking the park is spacious enough to hang my hammock. Really nice interior design with a huge kitchen, bathroom, and walk-in closet (Bonaventure Floor Plan).The pool area is one of the best of any of the complexes in this area. The pool itself is huge - plenty long enough to do laps and wide enough to not bother anyone else whos around if you do. Theres also ample seating in the area on top of astroturf. The lounge chairs are really comfortable and have plenty of space around them so youre not crammed next to anyone else. There are also two nice stainless steel grills for residents to use with a nice granite countertop around them.Maintenance has been excellent. While Ive only needed them twice so far, the response has been extremely rapid and professional. Any issues I had were resolved within 24 hours. There arent many places that can say that! I had an issue with some of the power outlets in my unit - the complex has all child-proof outlets - and the maintenance supervisor offered to swap out any of them that I wanted at no cost to me. I didnt take him up on the offer, opting to use power strips instead, but that was impressive to hear.The internet and cable, provided by Hotwire Fision, has been awesome. 50mbps/50mbps (usually 60/60) is included in the technology package and can be upgraded to gigabit if desired ($99/month). Downside is youre still limited to 50mbps upload even if you upgrade but thats not Camdens fault. Cable is awesome with ~200 channels, though thats an extra charge - about 30 broadcast channels are included with technology package.Parking in Building 1 is limited, yes, but that was made very clear by the leasing staff when I was touring. Parking in Building 2 is always available and is only a few steps away from Building 1. Maybe twice a week I have to park in Building 2 - only a minor inconvenience. My only gripe with parking is that there isnt any secured/dedicated visitor parking - its only street parking. I understand why they dont have it - real estate is expensive - but itd be a nice plus if they found a way to make it happen. Ive never had any issues with any of the gates - they must have been replaced since some of the previous reviewers lived here.Overall, Im extremely happy I decided to live here. Great people, great building, and a great location. What more could you ask for? (No, I wasnt compensated by Camden for leaving this review - Im just a very happy resident!)
4.5/5 starsLiving here for roughly 2 months and enjoying it so far. The staff is very friendly and responsive (Shout out to Trista & Stephanie! you two rock!) Easy to meet and connect with neighbors through sponsored activities, and just running into them throughout the building.The facilities are great, from the gym, to the pool to the cyber cafe... amenities here are really first class. You cant beat the location overlooking the historic 4th ward park! My only gripe has been the ancillary services they offer (which I think are outsourced) specifically their valet trash service. Till this day, I think theyve picked up our trash once? Its a minor complaint because Im fine taking the trash out myself, but since they are offering…Also they advertise cable/internet as being part of the package, and the internet service is fantastic (especially because I used to have COMCAST!).The cable however isnt really cable in the traditional sense. Its the basic local digital channels ANYONE gets if you hook your television up to a cable port. To get what I consider basic cable channels, you do have to pay for a box and a package.Again overall, great place to live. Will stay here for as long as I can afford.
My husband and I moved in a couple months ago and it couldnt have been a smoother process. We worked with John, who is now at a different location but he was very accommodating and welcoming.We chose Camden over the competing apartments in the area not only because of the flowing layout of our apartment but also the amenities are the best in the O4W. The pool is beautiful and it is a relaxing environment for us to hang out and meet other tenants.We love our apartment and its character. The countertops, cabinets and flooring are so tasteful and unique. We look out towards ponce city market over the dog park. Its very quiet and private which we love.Another awesome point to make is our proximity to the beltline. We are a 5 minute walk from the enterence which leads us either to Piedmont park area or Inman park area both 10-15 minutes in each direction.We have met many friendly people that live here and we are so happy to be a part of this community!!
Camden staff are rude and unprofessional, The trademark of this company is finding already thriving properties, purchasing them, and pretending to be them. That is how I was beguiled into a contract with them. I am a resident who has been disrespected by staff and displeased with their hidden fees too many times. They bought my previously property, Alexan360. Alexan had an excellent location and amenities.Soon after Camden bought Alexan360, their lack of maintenance resulted in pipe bursts during the winter season. My apartment was one which flooded. In my last semester at Georgia State University, in the middle of winter, with soaking wet furniture and clothes, I could not move. My only choice was to sign a lease with Camden and I have regretted it ever since.I transferred to this Camden property, which also had a great location and great amenities prior to Camden purchasing it. The lure to stay with Camden was the fact that it was a free move, with no application or administration fees associated. I have the most beautiful view in the building and the because of the previous property management, I received a technology package of cable and internet included in the rent cost. However since my moving in I have encountered 1) a property manager who is argumentative and blatantly disrespectful. 2) A maintenance staff that took a month to fulfill a request and then rudely requested a tip for his late service. And now that my job has asked me to relocate to the North East I am met with 3) hidden fees that were not associated with the previous transfer.The property is beautifully located and furnished. One agent, Randall exemplifies exceptional service, but he is the exception. This once great property is newly managed by Camden and Im certain it will surely dwindle in service and value, just as Camden Vantage did.I was a loyal and upstanding resident at the previous Alexan360 property for four years, before Camden purchased them. I am truly a believer in complimenting and criticizing where it is fit. As a service professional myself I can tell you that Camdens lack of customer service and multiple hidden fees are not worthy of compliments at all.
I live in the amenity building (building w/ the pool) and I am definitely enjoying the experience. I love the Old 4th Ward area and appreciate the convenience of the apts location.The maintenance staff and Dorian (My leasing point of contact) have been very helpful and extremely accommodating.I have listed a few pros and cons from my point of view below, and with all things considered I would recommend moving to C4W.Pros:-Great location (tons of places in walking distance)-Great views-Best apt design/finishes I have seen in the area-Pretty good amenities-Staff tries to put on events for residents-Very vibrant in-complex community-Basic internet/cable included with rent (not sure if this has changed)Cons:-Price (renewal rates are astronomical. I have seen rent increases range from 18% - 27% YoY)-Multiple break ins (I am aware of 4. While its bound to happen at most apt complexes, I would love to see camden give us better door locks)-Limited Parking spaces (If you live in my building its impossible to find a parking spot after 7pm)
Dorian went above and beyond for me recently. I was recently out of town on business and was locked out of my apartment. I called Dorian and he arranged to have a spare key waiting for me when my flight landed after office hours. Thank you!
