I love the easy, friendly living here at Three Fountains Apartments. It is quiet, convenient, affordable, safe, and clean. The staff are very good to work with and are responsive to my concerns. The residents I have met are happy to be here. I rented here sight unseen and do not regret my choice.

I’ve lived here for years, and I have nothing but good things to say about these apartments. Lisa, the property manager and all of the ladies working in the office are always extremely kind and helpful. Maintenance is quick to take care of any issues, they come the same day! Grounds are well kept and the buildings are always clean. It’s quiet, safe and secure here. The review below me saying the water is always off more than it’s on is simply not true, the water is always on. Once in awhile there will be a time where they have to shut it off because there is an issue and it’s only for a few hours at most. Truly a wonderful place to live and I recommend it 100%.

I moved here almost two years ago from a colder climate and have been extremely happy to have made this my home. The maintenance here is quick and top notch, the grounds are lovely, the apartments are quiet with minimal sound traveling between apartments and the office staff is friendly. And my knees love that it is an elevator building!

As far as Im concerned, I have the best apartment in Burque! Its quiet and beautifully maintained. I love the well-established trees that bring me finches, warblers and hawks every year. The regular gang of ducks are a delight to see. Its conveniently located within walking distance of a shopping center. I keep my car in the complex parking garage - an added expense, but well worth it. Whenever Ive had an issue, maintenance personnel have always addressed it the same day. This place has everything I need, and as long as I can afford the rent, I dont see any reason to leave.

So far I have been here for 2 years and I will be renewing my lease for another year. I had no issues with the staff or manager and maintenance has been spot on. The property is clean and pet friendly with a nice water fountain to view and ducks! The evenings are nice and quiet and neighbors look out for each other which is one of the reasons why I’m staying. Also, a major plus is there is a Walmart next door for all my needs. As for COVID protocols the staff has been abiding the state guidelines and having the apartment halls and elevators sanitized. Great place to stay and I look forward to another great 12 months stay.

Friend of my father lives here Has a nice view of the pond. Ducks abound. The place is clean. Quite. People always moving about but respectfull to one another.If I didnt live where I am now. I could see my self here.

We have lived here 39 years. It is a peaceful place to live blessed with a pond, fountains, ducks, tall pine trees. I cant imagine living anyplace else.

If you are thinking of moving into this apartment complex, dont bother! They havent had any immentaties opened in over a year when other apartments do, security is hardly ever there, water is turned off more than its on, and the assistant manager is curt, rude, and unprofessional. They shouldnt have steps because of elderly and disabled having to use scooters or walkers. It should be having ramps to make it safer. The bridge going over the front fountains doesnt feel safe; its falling apart. If they cant make it a safer place, then they shouldnt keep upping the rent. Unfortunately I had to move as Im an elder and fell on the steps.

Glad the apartment complex has somebody like Lisa the Apt Manager who sincerely cares about their residents well being.

I love this place. The staff members are all unfailingly courteous and helpful, the grounds and facilities are well maintained, and, all in all, I consider my apartment here to be one of the nicest places I have ever lived in. I highly recommend it.

Went to visit a friend at this place and could not believe my friend was without water and the ladies up front were rude as hell. They dont seem to like to keep appointments for upkeeps. I think the owners need to come and see how this place is being run.

Awesome place to live in. Beautiful, spacious, with majestic views of fountains.The luscious evergreens, pines and surrounding foliage is absolutely stunning.All the staff are absolutely amazing!!! Everyone treats me with kid gloves. Very professional, kind, considerate and understanding.

Visited for the 1st time. Lovely little water area with mallard ducks happily paddling around. Without exception everyone I casually met was pleasant. Lots of old growth evergreens. Air seemed cleaner than usual in ABQ. Will investigate as a place to live. Elevators, clean lobby area & indoor mailboxes a plus.

Even through email, I was treated with disrespect. The same day the apartment told me there was a studio available, they said it was taken. There is no communication and I don’t understand why an apartment complex would hire rude, irresponsible, incompetent people. You should live here if you enjoy being talked down to!

Bed bugs everywhere, the staff is horrible..knew 5 people who got bed bugs and they raise rent every year for elder folks you get pushed out good luck

Had a leak. Went and told the office. Went back to my apartment and hadn’t taken my shoes off before the maintenance guy showed up. He fixed that and two other problems immediately. Very friendly and efficient. 10/10 for maintenance guy.

Apartments seemed to be nice enough but, the woman I spoke with laughed in my face when I told her about my current situation with regard to a catastrophic illness. She was elderly however, that is no excuse for absolute rudeness. What kind of people are these? They are insensitive and highly inappropriate. All they were interested in was the application fee and the deposit. Then, you wait and see. I did not fill out the application; I wouldnt live there if it was the last place on earth. These people are deserving of nothing!

Ive been here only 2 weeks and I love it here. Love my apartment, the view and location. The staff is very helpful and attentive to my needs. The ground are beautiful and well maintained. I feel safe here with the security they have.

Ive lived here for over a year and LOVE IT! Beautiful, immaculately clean, quiet, and the entire staff is great. Even though this is an older complex, it is extremely well maintained. Very nice part of town, and I feel perfectly safe walking to Walmart or taking my little dog for a stroll after dark. Abundant parking, lovely, lush landscaping with huge old growth trees, and pristine indoor and outdoor pools. This complex is one of the reasons I moved to Albuquerque from out of state, and Ive never been sorry.

I was visiting my Mother today, and she is absolutely not having a good time, she is very tired and depressed. My wife is extremely affected by this as she just watched her mom pass away in her arms, I told her to go get fresh air to breathe and calm down and not to completely break down in front of the family. As she was out walking she took a seat at the tree by the fountains and was there for 10 mins, not bothering anyone, just remembering her mothers death and how she will help me through my mothers departure, she was rudely questioned and told to leave, by someone claiming to be an assistant manager to the complex, even after stating why she was there and that she was visiting family. We put my mother here because of your claim of friendly staff and relaxed living. I can only imagine how this person treats the tenants that just want to enjoy the expensive water feature that I am paying to help maintain. I am completely irate at the fact that my wife isnt able to walk in peace or cry in peace as the case may have been. I will be reaching out to more tenants to make sure they know that their family members are being harassed and interrogated by your staff. This is a blatant abuse of power by staff. I am absolutely done with this place.

Very very very nice place to live,especially office members are very very kind and responsible.The apartment and maintenance staff are pretty quick to handle issues. Here is very good place for people who likes to live in very quiet place. I love here...

Update (2019): Its not quiet anymore. Ive had about 3 or 4 different neighbors move in and out, each one noisier than the last - loud parties, piano playing, etc. The people in the neighboring complex also have wild parties almost every night and it echoes very loudly into Three Fountains. Good luck getting any sleep here! Complaints to management dont help at all. They allow people here to have pianos and let them play them at all hours of the day. There are roaches everywhere. It takes weeks to get them out of my apartment every time a new tenant moves in. Theyve raised the rent twice since Ive lived here which is asinine because nothing has improved. I used to refer people here but now I wouldnt recommend this place to anyone. Office staff is still great, however, and the cleaning crew keeps the place sparkling, so I give it an extra star. But the return of a previous manager has made life here a little more difficult for some, causing a bunch of longer-term tenants to jump ship so renter beware. As for parking? Theres plenty of it still, but most of its taken by people who dont move their cars for weeks or months at a time. If you want to live here, go ahead. But theyll raise your rent multiple times and youll be paying more than advertised in no time at all.Original Post (2016):Quiet apartment, quiet neighbors, and wonderful amenities. Office staff is nice and helpful. Ive noticed zero pests, parking isnt a chore like someone else mentioned - theres plenty available, especially in the back! I love it there.

Its more like Three (million) Roaches. There are wagon trains of roaches marching into and out of these buildings through the back halls as you enter from the resident parking lots. The problem is that they keep the entire buildings trash in garbage rooms near the parking lot exits. Yes, thats right; every tenants trash is stored _inside the building_ until the crew hauls it outside to the dumpsters. Very bad. I have no idea how this practice, along with the resulting condition, is evading the attention of regulators. Disgusting. Disgusting. Theyll also enthusiastically tow your vehicle in a heart beat, just as the home care nurse has described elsewhere in these reviews. Its definitely a fishing expedition and _not_ a necessity with the amount of space around. Oh, and for added safety, this building is literally right next door to the local rehab clinic! Yay! No idea why vehicles routinely get their windows smashed out in this place. Thats a real head-scratcher, right?

Apartments are quiet. However there is little to no available parking. Maintenance staff has a few rude characters. The youngest of the office staff is very nice. The others however, are very condescending to anyone that isnt a senior. The air conditioning blows at 65 degrees and not a bit lower, which leads to hugely expensive bills because it doesnt maintain the temperature in the apartment. This is a senior community, but people under the age of 55 can get in. They are however treated poorly by the other residents via rude stares or sassy comments.Three fountains is right next to a wallmart in a somewhat ghetto part of town, which leads to some somewhat shady characters hanging out around the area.All in all while the place does have its upsides, they are overshadowed by the negative aspects.Pros:Cheap Rent- 100 -200 dollars less compared to other apartments with similar Square footageBeautiful greenery with a moderately maintained fountainAmazingly warm and decently sized indoor poolsQuietCons:Shoddy Air Conditioning- They call it a chiller. Blows Cool (only 65f) not cold, which is not nearly enough to keep your apartment from going 80f or higher even at night. Needs to be on 24/7 during the summer to keep the place from melting which as you would expect, leads to 160 dollar utilities.Rude Staff - Aside from the few good eggs, most of them are rottenMaybe 35 parking spots relatively near the building with a garage half a block down.Cockroaches EVERYWHERE. its like they dont spray around the building just inside it.Weight room is tiny and has little to no equipmentInternet speeds currently only up to 12mbps with both century link and comcastCoin laundry only.--------------All in all, considering the pros and cons, only one word comes to mind: mediocre.Until this place gets a make over, it seems like thats all it will ever be.Would I recommend this place to anyone? Sure, only if they room with me, to take some of the weight off of the ridiculous cost of utilities.6/10
