The Owner Association for our business condos hired Berger Briggs in 2019. They have failed to perform according to their management agreement. They have charged fees for managing the complex without doing much to earn those fees. We have been lied to and ignored. Our property has not been managed well - to specify a few problems - little to no inspections, erroneous accounting, missed/untimely vendor payments, inattention to A/R, billing incorrect amounts, issuing wrong tax forms. And even though our dissatisfaction was presented directly to the owner of Berger Briggs, John M., he stated our property was just too far away in Rio Rancho to manage well and they should have never taken it on. Yet recently, Berger Briggs came back and said they would remain as our property managers if we paid them more. They were asked to show improvement and we would agree. They didnt like this answer. We felt this was fair. Unfortunately for them, our agreement didnt allow for fee increases unless our dues increased. During the pandemic they did absolutely nothing. We highly recommend avoiding this company. I also write this review on behalf of our owners who are considering filing a complaint with the real estate board. Although our association was recently advised they wish to terminate our relationship, they have refused to return funds, coordinate transition items/matters, and complete open service requests back to December 2019 for replacement of parking lot lighting. We have record of hundreds of follow up emails and contact attempts. Note that Tai was our direct contact and is inexperienced. He has poor written and verbal communication and is downright unprofessional, often presenting himself wearing sandals and being ungroomed. To conclude: Berger Briggs is unprofessional and not customer focused; and this comes from several professionals who own their own businesses and occupy said managed property.

Great Rental Company. whenever I have a problem, it always gets taken care of with attentiveness. I know this company owns a lot of properties and deals with a lot of different people, so the fact that it feels like theyre making time for you feels very special and personal. they have an online portal for questions and rent payments which is really convenient and Ive never had a problem with them. Overall very satisfied and very great attentive staff.

Quality of service went quickly downhill after the onset of COVID. I understand the pandemic changes many aspects of everyday business, but I got the feeling this agency was using it as an excuse to stop caring. Work orders went unanswered. The unit I rented was NOT well maintained at all - the refrigerator, oven, heat, cooling, hot water, and my living room light ALL needed repairs within the span of 8 months (some of which were not fixed by the time I moved out.) Even the door knobs were falling off. Renter beware - I would not recommend Berger Briggs to anyone.

I rented from Berger Briggs for about two years. During that time they were always prompt with building maintenance. I locked myself out of of my apartment once and they were more than helpful in getting me back in. They even returned my security deposit when I moved out. I would definitely consider renting from them if I were to return to Albuquerque.

Berger Briggs takes care of their tenants in a situation that arises. I dealt with a property management company, in the past, whom did absolutely nothing to take care of their tenants and I eventually came back to Berger Briggs. I want to thank Dede Walden for allowing me to return to the best property management company in the city. You Rock!

Moved in about a week ago to my new apartment. Everything about this company has been professional and attentive. I noticed after about a week my fridge wasn’t getting cold enough (this is an older unit and the fan needed to be replaced) so I submitted a request online. THE VERY NEXT DAY they sent someone out to fix it and within 24 hours my fridge is working much better, and he as well was very nice and professional as well. I would recommend this company to any UNM student because of the value of their units and their proximity to UNM and CNM as well as great tenant service. Thank you!5/29 Edit:In the past few months Ive had a few problems with Berger Briggs which is why I dropped the rating both which reflect poorly on management and on the company as a whole. Its no secret that companies in this area take advantage of their tenants and Im starting to see that Berger Briggs is trending in that direction as well. The first incident related to getting an outlet fixed in my room. They scheduled a technician who came within the week which was great but the tech found that there was an issue as the outlet had never been wired. He said he would need special permission from the company to do it (the cost would be roughly 200$) and Berger Briggs not only didnt do it, but didnt contact me about it and closed the maintenance request Im guessing to just hope I would ignore it or that I would forget. Either way, I didnt like the way they handled the situation but I moved on. The 2nd one came when there was a problem getting some part in to get a/c switched over. While I understand mistakes like this happen, the way Berger Briggs dealt with the situation was unacceptable. After the date said my a/c would be turned on, it still wasnt on, and I had received no notes, no messages or anything from the company. So I submitted another maintenance request and called on Monday... Then Tuesday... Then Wednesday... Then Thursday... and received absolutely nothing back from management which I found completely unacceptable. Finally on Friday I get a generic email telling us they were missing parts and that it was going to be an indefinite amount of time before we got cooling. A full week just to get a simple answer when I gave the company 5 different chances to respond to me and just tell me the situation. This lack of communication is so typical of rental companies in this area and it pains me to see Berger Briggs moving down the same path. Also to Berger Briggs in case this is ever read this: Using the phrase just as frustrated over it when you are going home to an air conditioned house at the end of your day while you offer your tenants living in 85 degree + (yes it was that hot in the evenings) absolutely no compensation for their troubles is a VERY quick way to make your team look like it doesnt genuinely understand or really care about their tenants.

EDIT: DISREGARD EVERYTHING BELOW, BERGER BRIGGS IS THE WORST! Berger Briggs is almost as bad as Property Partners, and that is BAD. Cant give details but they have been the WORST during this pandemic. Unbelievable in every way. I regret everything I wrote below. Worst customer service. When I leave them and find a new residence, I will update you on every detail of what they have done to me and my family. I thought that because they were better than Property Partners, that they were so nice in the beginning. However, they have focused their energy on preying on victims of COVID and its honestly disgraceful. I cant wait to update you guys. Hopefully Ill be out of here soon. I just want them to stop targeting us. Google notified me recently that my reviews have gotten over 20,000 views and I am proud to be a voice of reason and most importantly, keep innocent people informed before they make life changing decisions, such as choosing where to live, or as simple as choosing where to eat or shop. Although my reviews are just my opinions, I hope it helps you, especially during this pandemic.-----------------(these are solely my opinions and I believe I would still have a mostly positive review if it wasnt for the COVID Crisis)EDIT: There seems to be a dissonance of some sort being experienced by the owners of BBs properties (not the staff at BB who serve the property owners interests and conduct daily customer service). Athough BBs staff seem to have their tenants best interests since they can likely relate to our plight during the crisis, there seems to be much confusion among the property owners (((there is not 1 owner at BB who owns all or most properties, there are MANY, which is not a bad thing per se. HOWEVER, during COVID, this has made communication and continuity among policy very difficult since different owners seem to want to go about COVID procedures in different ways ((and when I say this, I mean policy for payment plans and measures to ease financial pressure on tenants who need help with rent due to COVID)).Thus, this dissonance has resulted in immense pressure on BB staff who cannot always keep up with owner demands and disgruntled tenants because it is seemingly difficult to keep track of each tenants payments, payment plans, and financial standing (seemingly because there is NO OVERALL policy, but more INDIVIDUAL policy behind the scenes based on who is the SPECIFIC OWNER of your property that Berger Briggs staff must deal with separately)****-------------------------------------------Original post:Now this property agency seems to know what theyre doing. Especially compared to Property Partners, which is flawed in its management and handling of important issues, Berger Briggs is a breath of fresh air! They have separate departments to handle separate issues, a well functioning resident portal, and have been around for a while and seem to have a positive reputation from what Ive heard. They take issues seriously and are very professional. They have also been very understanding during these hard times in quarantine. So far I havent had any problems with them.
