Weve lived here for 2.5 years now, and we love it! The staff is very helpful and friendly, and the complex always looks beautiful. Issues are taken care of promptly and professionally. Pets are permitted, but we rarely hear any noise from dogs at all - overall it is very quiet and relaxing place. Nice pool and spa, too!
Great location and outstanding customer service. Assistant Manager Rachel from the very beginning of the process went up and beyond to make sure I was happy. If there was an issue, she fixed it immediately. So happy with my new place to live. Thank you Rachel for everything.

I needed place to stay between selling my home and buying a new one. I stayed at Andalusia for about four months and it was great, very quite, both outside noise and neighbor noise. Nice weight room and great location, makes getting to any part of town simple.
We just moved across country to New Mexico and are so blessed to be at Andalucia! I had no idea how to start our move process and was really overwhelmed but as soon as I made the first call to ask a few questions, Rachel took it from there! I can not thank Rachel enough for her guidance, compassion, patience and attention to details. We had to trust her to help us pick the perfect unit and she truly listened to all our concerns and took all my request into account. We LOVE our apartment. From it being a gated, safe and friendly community to the gorgeous unit. I feel I am in my own home opposed to “apartment” living. I do not hear any noise through the walls! The balcony is so spacious and perfect for my plants, yoga and meditation. They have a dog park and it is clean, huge and has a dog agility course. I feel safe walking inside the gated community at night. I feel with my whole heart lucky to have had Rachel answer the phone that day. After driving around our area, I appreciate Andalucia even more! I am so happy we are here ! I hope Rachel receives the praise she deserves ! She really adds a lot to this space and is a dedicated Andalucia employee.Melissa in the office is also so nice and cannot have a better maintenance man than Angelo ! The community seems to love Angelo and thats a treasure to have a great maintain man who loves people and his work!
This apartment complex would get a much higher rating if the had adequate parking for tenants and guests. I live with my wife and to college age children. Garage only holds two of our cars. Guests have a hard time with parking. Units are nice.
If you enjoy paying for amenities that you cannot use, then you should move here. The pool is closed today on Sunday (on Fathers Day) and its well over 100 degrees. The managers sent out an email stating that they dont trust the residents, so the pool will be closed when they (the apartment managers) are not onsite to monitor the residents. These apartments are nice with average amenities but there is no parking. There has been multiple car break ins and a residential burglary on this property . Not to mention that the manager seems to think that the married men living on this property are her sugar Daddies. You all would know this if she did not keep deleting the post that inform you that this is not a family friendly property. The manager is a home wrecker. Keep your husbands clear of Rosie Rodriguez for she slept with her own uncle and destroyed his family just to have a sugar daddy . That’s the kind of manager you will be dealing with. She should pay all them men back. No morals No Values not a family friendly apartments and charges you for everything. Stay away. Rent elsewhere
If you want to overpay for less than luxury apartments with no parking for guests and a fake rude manager that only cares about money and sleeping with tenants as previous reviews state then this is the place for you. I would rent elsewhere!
Im pretty mixed on this complex. On one hand, when the amenities were open, it really did have a luxury apartment feel. On the other hand, when quarantine happened, all the amenities were closed, and we were told that to renew our lease would be an extra $200 per month. Considering the only things that made this complex feel like it was worth the money were shut down, it seemed in very poor taste to ask people to pay that much more per month. Parking was always an issue. For all the units in my building, there were three regular parking spaces and one accessible space. Unlike many other units, we werent allowed to use the space in front of our garage, so having guests over frequently resulted in us just saying good luck, hope you find something that isnt the Bosque school parking lot.The interiors are nice, though very strangely laid out. Theres not a room in our apartment where the doors dont bang into other doors, the wall, or a shelf. Its super strange, and not something you would realize if you just looked at a floor plan. The staff was always very friendly and welcoming, and the maintenance guys especially were awesome. Honestly, even though this complex was more expensive than any other one we looked at, we probably would have stayed if it wasnt for the rent hike in the middle of a quarantine that rendered almost every luxury feature of the complex unusable. Judging by the moving trucks weve seen over the last few months, were probably not the only ones who made that call.If you think having the attached garage is worth what amounts to about $400-$500 more per month than other comparable apartments, this is still a fine complex. If the attached garage isnt your sole desired feature, you can do better for the money elsewhere.
I’m surprised at the plethora of good ratings this place has. It looks really nice and is relatively new; but they claim “luxury” when inside it’s actually very cheap in the way of materials, especially the carpet (flat, thin). Our apartment was dirty when we moved in and the carpet ended up having to be replaced after all of our furniture was already there- and WE were responsible for moving everything. Rosie, the manager, admitted that there had been no final walk-through done for our unit after the previous tenants moved out…One of the assistant managers actually tried to blame us for this, stating we wanted to move in early, when we actually just asked to be able to move in as soon as the unit was ready.There’s a $500 non-refundable pet fee upfront per pet, AND $45/month per pet. We were also charged $75 (taken out of the reimbursed security deposit) for a pet cleaning fee upon move out. I think this is completely reasonable, but the amount isn’t stated in the lease (just the clause) and we were just left wondering why it was taken out of the security deposit, and not the pet fees.People smoke weed EVERYWHERE in this complex. I don’t care what you do behind closed doors but I personally find the smell horrible/get headaches from it, and would prefer not to smell it everywhere I go. Management refused to do anything about it even when it was wafting through our windows from the unit below us. Super dog-friendly which we loved, but most of the other dog owners seemed less than enthusiastic about cleaning up after their dogs. People use their garage for storage instead of parking, so good luck if you have guests visiting. In their defense, Management has tried to enforce this, but don’t actually make any headway. There’s supposedly a three day limit on parking in overflow spots, but before we moved the same two cars were parked in the spots near our unit for over a week.Management is TERRIBLE. Not accommodating, half the time they don’t actually know what’s going on, and I wouldn’t call them helpful. Before we moved in they wouldn’t even communicate with me directly, only my fiancé, despite my name being on the lease. Maintenance, however, is STELLAR. Super responsive, very friendly and personable, I have nothing negative to say about them at all.Overall, yes it’s convenient location-wise and we loved that trails and shops are nearby. Amenities are nice and clean (though we actually didn’t get much use of them due to COVID, no one’s fault). It was a good landing spot since we were coming from out of state, but I wouldn’t recommend this place to anyone.
My husband and I decided to test the waters here at Andalucia back in August of 2016 and toured the facility. We fell in love with the place so much so that we were willing to pay an additional $300.00 a month for about 200 sq ft more and test the waters in a much nicer facility.We moved in and have fallen in love with our home and all the amenities. Our 4 children love that they can take our dogs to the dog park, play with them and not be bothered. They ride their scooters daily and just enjoy the atmosphere.We enjoy the pool and hot tub almost daily and when we see issues, we report it and management takes action immediately.I have to say that each and every staff member strives to make each tenant happy. They continuously keep tenants informed and make us feel like we are a part of the community.I love the attached garage and although others complain about parking here, Im not positive why.. The only thing I can think of is that they use their garage as storage rather than parking. We have 3 cars and use the 2 car garage daily and our daughter parks close by without incident, and we live in a high traffic area.Overall we love living here and the the community.Thank you Andalucia for being so good to us.
My wife and I loved Andalucia while we were there. The apartment complex was super clean and had great luxury amenities.Rosie was always super helpful with us and the maintenance folks (Angelo) were always on top of things.The dog park was great for our pup to run around whenever we got home.Our only complaints were the limited parking (they assume everyone should use their garage), and the car wash/dog wash is just a water hose.
Rachel was incredibly helpful! I recently moved to ABQ. She went above and beyond throughout my transition. Just a great staff all around.The apartment was very nice, the grounds are well kept, and the complex is in a great location. Plus, there are no breed restrictions for dogs. Highly recommend!
We LOVE living at Andalucia Villas. We have been here almost 2 years after trying another property for 3 weeks. Rosie worked wonders getting us into the perfect floorplan in a great location with a very short timeline. She even had the carpet replaced and Angelo painted the garage! The apartment was spotless.The office staff is attentive and takes care of every need quickly. We have no issues with parking. We use our roomy garage for parking rather than storage and guests park right at the garage door. Community parties and activities are fun and well planned.Angelo and Jeff are busy all day keeping everything spotless including the trash areas, pool, and dog areas. They are the best!!The only area for improvement is the amount of rent. At this price, most people can afford to buy a house. Although we are very excited to be building a beautiful new home, we will miss the wonderful staff and community of Andalucia Villas.
Im so happy to have found the apartment I was desperately searching for! Mandy is amazing. Im so blessed! A garage with indoor access to my apartment, NO one either below or above me! So much beautiful sunlight, a huge balcony...spacious and quiet. I just know, Im going to be very happy here.
The property manager, Rosie, has always worked with me to find the right floor plan and getting any issues taken care of quickly like replacing the carpet. Work orders are handled quickly by Angelo and his team in a very friendly manner. I love the attached garage and floor plan!
We have been living at Andalucia Villas for 9 months while our home is being built. I had never lived in an apartment before but I can now say this has been a good experience. After being told time and time again that our dog was not allowed at various complexes, they welcomed us here.The staff is very eager to assist with whatever our needs may be. The amenities have been a great bonus. My husband and son took advantage of the pool all summer long. Our dog has also taken advantage of the fun dog park within the complex.The location to the Bosque is great for a wonderful view but also to utilize the trails for running or just taking in a nice walk.We would highly recommend Andalucia Villas.Andrea and Jacob
I was looking for a safe, secure, better then average apartment. The gates are oftentimes open for hours or days, they are also easy to force open, and it seems as if everyone in the city has access with the codes and/or key cards. Parking is a constant issue. Many residents dont use their garages at all, nor driveways that many apartments have. There is no way to distinguish residents from visitors. It is a known issue by all in the office, and by the owners of the complex, and no solutions are considered.There is one trash compactor, on one side of the complex. The pool is not heated, it was emptied and refilled, though Im not sure actually cleaned. The clubhouse has to be reserved and there is a fee for parties/events. The gym is nice, the tanning booth is an extra charge. There are grills, three, by the pool, oftentimes out of propane and/or simply not working. The mailboxes are centrally located. The apartment is all electric, which caused my electric bill to triple in the winter. There are fans in the garage and one bathroom which run 24 hours a day. There is an alarm system, at an extra cost. The carpet and paint are very thin. I pay more for water, an extra charge, than my ex does in a home with the same number of people, two, and more square footage than my apartment. We rarely see the courtesy? patrol.There have been cars stolen and broken into. We do not experience much noise except the coyotes and cars on Coors.
It is time! Getting ready to sign my third lease agreement. This has been a great living experience for me! I have already lived in big places and have done my “own thing” but now it is time to scale down and relax and feel safe. I have gotten all that at Andalucia. If it hadn’t been for the amazing maintenance team and an outstanding manager, this would not have been nearly such a great place to live. Every thing I need and have requested has been listened to and appreciated! This is not a stopping off place for me; this is my home and I love it!Diane Cook
Andalucia Villas is a pleasant apartment community. The office staff and maintenance make this a good place to live. The staff has several parties a year to help us get to know one another and to have fun. Santa visits every Christmas while staff and volunteer residents wrap Christmas presents for us! My husband and I walk out the back gate right into the bosque. Down the street one long block is Sprouts market.Is it perfect? No. Dog poop is a huge problem. If you live on the second floor, your windows are never washed and have never been washed since construction. There are no rules about loud car mufflers and motorcycles and those vehicles can be deafening.
The staff are SO NICE, from the management group to the grounds and maintenance staff, ALL are kind, considerate and treat you immediately like family. We have loved the pool, the hot tub (YAY!) and most of all the gated entry, feeling safe here is a huge plus...not to mention walking the bosque as a personal HUGE back yard right at our fingertips.... WE LOVE IT HERE and would definitely recommend this to all!!!
The only positive is that they are brand new. But even that isnt 100%. The carpet is cheap, after 3 months it looks like its 3 years old. The walls are paper thin. You can hear the traffic and sirens from Coors. Its gated but ridiculously easy to get into, and they give the code out to everyone. For the very high price they charge, theres much to be desired. Were already looking forward to moving.
Live there a year. Left it cleaner than I found it, with the exception of forgot to wipe the microwave down. They dinged me for $15 for that. When I left there were no light bulbs burned out, the inspection done about 4 days later (when I could not be present), and they dinged me for 2 burned out bulbs. Very disappointed.
Paying for a luxury apartment should never jeopardize your safety. Within three week multiple cars have been broken into. As well as weeks ago, a car stolen from property. Higher rent than others around, should give you peace of mind. Office manager seemed very concerned the first time promised of new security being added. Three weeks later, memos out talking about new security company. However, not one security car had been seen. In fact two days ago the security gate remained open all night.Apartments are advertised with alarms which is true but do not work unless you pay a fee. Unlike, eagle ranch apartments who advertise alarms and let you use the intrusion alarm no fee.Parking is nice if you park in the garage. Parking for guests is difficult and often have to park in the street. Park in your drive way and you risk getting broken into.During the summer, guests sneak in to use the wonderful pool. Side gates and exit gates have been seen as an access to getting inside.This apartment is going down hill fast. Save yourself the headache.
If I can rate lower, I would! $2300 in move out fees when I spent 3 days deep cleaning everything, from all the appliances and renting a rug doctor to clean all the carpet! $1200 in carpet replacement when only one room needed replacement! Outrageous and ridiculous!!!!! DO NOT RENT HERE!!! Save yourself a headache and a huge fee when moving out!!!Nice community and great neighbors, but money hungry property management!!!

Make sure if you decide to move in and sign a lease that your carpet is new. This property offers allot of amenities as a Luxury property but refuse to change the carpet. They have a very low grade carpet that is cleaned and fluffed up but it mats down and shows stains as soon as you move in.
I will really recommend the Broadstone Highly better than this place ... Maintenance was very good specially for Angelo that takes care of the place! I dont have anything good to say about the ladies from the front desk ... I believe you should be professional from the start to the end. Many people used to complained, even the girls that used to work in that office where not happy with the manage. One time she was going to charge me because my little dog scape from my house while i was with my new born baby and she told i was lying because she saw me walking the dog ( all the neighbors used to see me walking with a leash) i think you need to distinguish your good residents.I went back to ask one and a half week later after moving and one of the lady denied to help me telling me they already changed the mail box key. This is a complete lie because they dont change the keys until their is a new resident.Ending with my story i called to try to close a deal because i was charge 1 month of electricity but the manager didnt answer me .... my phone call ended when i told the lady on the phone: why can the manager speak to me if you have me in speaker? obviously she hang up the phone. So consider to move here because i will recommend many other places other than this one. I forgot to mention i hope you can use the money you save from the bill that im taking care off and buy cameras to put around the green area next to the pool so you can see all the people that goes at night with their pets with no leash and let them poop all over the place. It really makes the green areas look disgusting i saw many residents cleaning poops of other residents because where next to their houses.Ex residentAndrea Porras

Very high rent for such a small apartment space, and there is literally, NO parking for residents. The front office staff changed 3 times in the 8 months we lived there. Then, when we had to break the lease for my husbands school - we never received the final bill for the lease break fee + additional costs, nor any phone calls - and yet now it sits on my credit. Yes, nice views and living near the Bosque, but the traffic, price, lack of parking, and dismal communication do not equate their facility or high prices. After speaking with the office manager, Rosie, I was told that they sent a statement, yet we didnt receive anything. I asked if they sent it certified (required for final property statements) and she stated no. One of the most unprofessional, over priced apartments in Albuquerque. Dont waste your time or money.

Pros: Attached garage. Washer and dryer in unit. Ours had a gas fireplace which helped alleviate heating costs (all electric heating). Grounds are impeccable. Maintenance is very friendly and quick to respond to any issue. Office staff is courteous. Location to the bosque. The clubhouse is easy to use and can be reserved for parties. The pool area is quite a fun place in the summer. Lounging furniture with a tv to watch sports on while enjoying a nice bbq.Cons: Cheap, thin carpet. Its in numerous reviews. That carpet looks nice the first few months. Then it matts down. A few times Id feel a nail poke me (nothing extreme though) Id just hammer it down and its good to go. Electric heating and hybrid (heat pump & electric) water heater cause higher electric bills. The lay out of the entire complex is a little strange. We did have a police officer knock on our door asking about a neighbors car. LEO had apartment number, but didnt know which garage was associated with the apartment. Parkin situation is pretty bad.Overall we enjoyed staying here. Its a little pricey, but easily one of the more attractive places to rent in Abq. My suggestions for management would be to install a animal waste can out on the sidewalk, rather than have 3 within a 15 foot radius. Possibly add another place for trash. The one compactor definitely fills up before trash pick up and then it just sits by dumpster. Same with the recycling bins.
We moved to Andalucia in January 2016. We have a two bedroom villa here. In reading the reviews posted by residents that lived or currently live here, I had to shake my head and wonder about their postings. People that typically have bad experiences, are people that dont help find resolution or become a part of the solution. They just write bad reviews. Here are some of my comments.1. When you sign a lease; you typically view, tour, visit the model you wish to occupy. Upon arriving at Andalucia we were given 5 locations within the property of available units that we could move into. We actually picked our location the day we did our first tour. The people that reviewed the villas and expressed negativity about their layouts could have went to a property better suited for their layout needs. We happen to love the floor plan we close. The attached garage wats a huge plus for us since we have a car and motorcycle that we like to have in proximity to our living space.2. As for the parking, when you pull in the complex, it is CLEAR that parking could be an issue for some people but we actually like the aesthetics of not looking out at a bunch of cars like other typical apartments.3. Theft issues have been occurring but they have changed security companies and to my knowledge, there have been none since the new company took over. Another thought is....what area of Albuquerque hasnt had thefts? It is not just our community. They also have had meetings for a neighborhood watch to be formed. Supposedly the attendance was not that high. Maybe if people have concerns that would have been an opportunity to be part of the solution?4. The pool area is beautiful and also monitored. If people are sneaking in, they will be caught. I use the pool and have never had an issue in not being able to enjoy it because of illegal pool users. There was even a time when they security officer asked if he could see what we had in our bags yo make sure we didnt have alcohol or glass in the pool area. I didnt mind because he was just doing his job.5. In regards to dogs. We have a dog, which we pick up after daily. There have been times, there us poop from dogs in our front area. Our dog really doesnt bark back ut we did have neighbors whose dog barked Day and night. Walking by their apartment, you could smell excrement from the dog relieving himself on the balcony. During the winter months, the dog was outside in the cold 24/7. An apartment isnt always the ideal situation for people with big dogs but to keep it outside in all weather is just plain cruel. As a neighbor, we experienced crying, yelping, whining and barking. In the past two or three months it has stopped because the residents have moved. So relief has been achieved. Bit of advice to the person complaining about being reprimanded about their dog barking....the responsibility of a dog maybe isnt for you. Poor dog, I hope he isnt experiencing the life he experienced here.6. Our experience here early on was not all roses but...they were RESOLVED. We had issues with our water smelling foul. I called the manager, which wasnt Rosie at the time. Turns out the pipes, when not having water running continuously through them, get a bacteria that causes a sulfur type of odor. Our building was empty before us and in time, the smell did go away. We pour water down our trap once every two weeks to just okay it safe but gave them had a problem since. We also experienced a pest control problem. I was but by a spider and carpenterants. I contacted Rosie and the owners and they responded within minutes of receiving it by personally coming to my unit. They also reimbursed me for my doctor visit and have consistently checked in with me to see that the problem has not reoccurred. The main thing I am expressing here is...speak up and you will be heard and thats when your problems can be resolved. Dont speak up and then write bad reviews. Thats not fair to the employees of the complex.7. Their maintenance supervisor, Angelo, is ALWAYS, friendly and helpful. He has been wonderful to us.
Other than the pool being over crowded and the price being a little high, I enjoy living here and the amenities provided.
I have visited a number of apartments at friends, visited many selecting this location, lived in Las Mananitas down the street (another luxury apartment) so my rating is based upon all these experiences. In any apartment, you’ll find people rate things based upon one or two positive or negative experiences. I’d rather just list what I think is good and bad so you can decide. Overall, I give it a five-star rating because of what’s important to me and what I have seen in properties around town.What’s Positive:When you think what’s important is your comfort, safety, and quality of life, then for me the positives outweigh the negatives.= Staff here are very friendly, professional, and responsive. Angelo the maintenance manager is friendly and responsive. Rosie (primary manager) is always there to be helpful and friendly and at least give you an answer to your question.= The staff try to create a sense of community or neighborhood with frequent events you can attend or not attend for adults, kids, garage sales.= You generally feel safe here. The staff enforce rules by slackers and those who would cause issues with other residents. Keeps the community safe and reasonable – not chaotic and worrisome.= The residents here have been quite friendly and nice.= The landscaping is generally well maintained close to resort class. If not call Angelo.= It is pet friendly, particularly for dogs. There is a nice dog-park on the property and Bosque nearby.= Clubhouse is nice, great to relax in, hold parties, shaded outside area near the pool to cook out. Maintained. Big screen TVs inside and out.= One of the better gyms I have seen in apartments. Well-equipped and maintained.= The property is right next to the Bosque and you can easily go walking there ride to bike trails along the river without having to risk busy streets.= Attached garages are wonderful. It’s like living in a real house. They can be a bit cramped if you have larger vehicles.= Rent is actually reasonable for this type of property. Yes, it is a bit more than other places. Go look at those other places.= Pool and hot tub open all year. Yea—you can swim in the unheated pool if you want… some do wearing scuba suits.= A car wash area with hose and vacuum is available.= They have security patrols at night and a number to call.= It is generally very quiet here because it is in a valley near the Bosque. East-facing apartments have it made. Coors sometimes ads road noise.What may be Negative:== The carpet is extremely thin. This probably makes living downstairs noisier. You can sometimes feel the nail strips in bare feet.== The property is “all electric” with heat pumps for air heating and in the water heaters. This means more expensive heating in the winter. I really miss a gas stove! Oh well. Solution: Get a floor plan with a gas fireplace, fan blowing air across the fireplace.== Some plans have gas fireplaces, making them not “all electric” but even if you don’t use this fireplace you must pay gas access charges of 20-25/month. If you have one, the good thing is you can use the gas fireplace to heat your apartment and cut your electric bill to 1/3 of what it would be.== The washing machines they bought for the property are top loading low-water washers that happen to have the worst rating for any washer on the Internet. You can wash three shirts, maybe four. Anything more and they giggle there and don’t get wet or rinse well. You can barely wash a sheet. You cannot wash a comforter.== Parking is very limited even though there are attached garages. This choice by the builders was probably a mistake because it is going to haunt the property. Even so you can usually find a space somewhere. Big parties = guests park off property.== Paint is dusted on the walls – that is, it is very thin. But Angleo will give you some paint if you need it.== When you sign in, you will sign a contract larger than I have ever seen anywhere. They had more forms than if you were buying a house.
We have lived here for almost 3 years and despite some hiccups, we love our Andalucia Community. Initially, we were one of the first tenants to move in. My son had been accepted to Bosque School and we wanted a new beginning. It has been a great place filled with conveniences and perks. We utilize the gym and the pool regularly and have no problem renting the club house for special events. We enjoy the summers planting and seeing everyones balconies filled with flowers and plants as well as watching all the four legged friends out on a walk with their owners. We love that we have a gate that leads right out to the Bosque for a run, walk or bike ride. We love that Sprouts is coming and that Albertsons is walking distance. We love our local restaurants: MiTuccis, Blue Grasshopper, Spins, Jinja and must not forget Apple bees. Overall, our neighbors are pleasant and the staff is most cooperative. I appreciate that rules are enforced and accountability is the standard. Andalucia Villas may not be for everyone but it continues to meet my Families needs and expectations. It is luxury apartment living at its finest in the heart of the Bosque!
Update: 15 Apr 21My 5 star rating still stands after four years living at Andilluca Villas. If I could give this complex a higher rating I would. The leasing and maintenance staff are amazing. This team is hardworking, outgoing, and phenomenal in all aspects of their work. You will not find a better team of professionals anywhere in Albuquerque. My family and I have moved due to a job relocation. During my four years living here I never had any issues and any maintenance items that came up were quickly resolved by the staff. The biggest complaint people have here in the community has to do with rent amount. Understand, the leasing office has NOTHING to do with rent rates. Those figures are set by the corporate office. People are moving out of the center of Albuquerque in droves which turns around and drives up demand for housing; corporate in-turn raises rents as housing becomes scarce. It’s basic supply and demand, complaint to corporate. Yes, parking is a pain sometimes, but only if you own multiple cars (3-4) and use your garage (comes with the apartment) as storage instead of for your vehicles. If you are one of these people, you’re an inconsiderate idiot. Yes, COVID has shut down a lot of the amenities. If you don’t like that, then you better reach out to Michelle Lujan Grisham since she is making those decisions. My advice to new tenants is read and understand your lease and actually get to know the Andalusia staff. My family and I throughly enjoyed our time here. We were lucky and blessed to have lived in such a great community.15 Mar 17I have been here in Andalucia villas apartments for about 4 months now. I moved here due to military orders and visited multiple apartments and home in the local area before deciding on living here. That choice was made very easy once I visited here and worked with the amazing staff. The apartment is spacious and having an attached garage is an awesome. Any complaints in regards to parking by residents is because they are choosing to use their garage for storage or own a fleet of cars. The pool is great and my kids use it all the time with no issues. They do provide 3 propane grills at the pool area for residents that I see people using almost on a nightly biases. The gym is one of the best that I have seen for an apartment and it actual has free weights. The gym also includes a tanning bed which is something I have never seen in an apartment complex. It is free but you have to use it during business hour and that is for the safety of the residents. There is onsite security patrol and the complex is gated. People have noticed that the gates have stuck open sometime but that is due to high winds making the gate think there is an obstruction after it has opened. The only trend I seem to notice is the fact that residents try to rush the gates behind someone so they do not have to badge in causing damage or the fact that some residents have given out the security gate code. If residents want things secure they need to understand THEY are the first line in that security. The staff and patrol can only do so much and residents actions can negate everything that the staff does. The apartment maintenance staff are very professional and will bend over backwards for the residents. The staff as a whole go above and beyond what I have ever seen in the 20 years I have been traveling around the world. It shows in their daily work and all the events they host on a regular. They truly care about the people they service. My family and I are proud to be part of the Andalucia community.

Beautiful town homes that are located next to the bosque is the only thing great about these apartment. There is never any extra parking. The floor plans are all over the place. We had police show up to our apt for domestic violence when it was another home in the building and they could not figure out where it was coming from due to the buildings lay out. Its dog friendly but be sure your dog doesnt bark or youll get noise complaints and warning of eviction from that. After about 2times. So be sure to have a little puppy. Also consider the $500 pet fee plusthe $25 monthly fee on top of rent thats way over priced. Over $1200 to rent a town home APT when you can rent a full home for much a less price without complaints of animals or any other noise. We even had a nose complaint one night when we stood home watching a movie and the sound bar was too loud. I definitely recommend other options before you chose this place. Yes they say its safe but weve had multiple incidents were cars are being broke into. One car was even taken off the property. These are supposed to be luxury homes and have Delt with nothing but a headache. This place is falling apart face. Just wait till the summer when a large amount of people sneak into the pool and you cant even enjoy your living space. Not worth the money ! Not worth settling there either. Ive talked to multiple neighbors who are seeking to get out there lease. So if yu can. Do your self a favor and run away from this ok e. Definitely not worth it. There ARE better options
I have chosen Andalusia Villas mainly because of its location for work and it is a new facility. After living there for three months, I would say this is one of the least renter friendly management company.The building quality is just poor, with discolouring cabinetry, peeling flooring and the paper thin carpet that you can easily feel sharp nails under.There is no recycling garbage collection either.Its punishing 10% late fee policy, even for one day late pay, is borderline gauging customers. And renters are forced to pay in money order or certified check regardless of your credit history to add to the insult and inconvenience.Strangely, they wont take advance payment, as if they are betting on enough renters will be late with rent for various reasons. 10% interest for one day!The office personnels are generally friendly, but what can they do?An happy update to my review: 3/5/2020After living here for more than four years and being through multiple management teams, I can finally say that I enjoy living at the Andalucia Villas!The current management team is doing an amazing job in keeping the premises neat and clean; office staffs and maintenance crews are very responsive to tenants’ needs and concerns. Ms. Rachel the manager is always there to help, with a big smile!Did I mention that beautiful Bosque State Park was right at the backyard? And one of the best breweries in town, La Cumbre is just steps away, after you done your jogging or biking by the Real Grande ?Life is good! Life is fun at the Andalucia Villas!
Overall Andalucia Villas looks and feels like a great place to call home. It has a great location located near the Bosque and off of Coors Road. There are many conveniences near-by, such as a fitness center, private school, bank and various places to eat. Sadly there is where the good feelings stop.I moved in shortly after the Villas opened for business, they were still finishing the north half of the property. In saying that, there were many inconveniences with crews working and trash disposal (I had a dumpster in front of my house for several months. When I did my walk through, I noted many damages and touch ups that needed done and was ensured that it would be fixed. As time progressed and the finishing crew moved out, the repairs were not done and left to look bad.Major downfalls of the Villas:The carpet was very cheap and wore down within two months of living there.Much of the trim was mismatched or uneven, making it look very shoddy in appearance.Energy efficient appliances never fully functioned. Washing machine required two runs to get clothes clean. Heater was ineffective in keeping the apartment warm without setting it up to 76.The doors all had leaks or gaps where cold air flowed through without stop. When asked about a fix, “using a towel at the bottom” was their advice.Garages were tight and too small for anything other than a compact car. I broke a mirror on my half-ton truck parking it one night due to neighbors.Pool and common areas were always a mess with people who left behind things or did not clean up. Grills were filthy and there was never propane available for them.Trash collection was hideous. They use a common trash compactor which is not near large enough for all residents. Weekly I would go to place my trash and find mounds of trash outside the compactor or packed in what was to be the recycling area. Their attempt to enforce trash manners failed miserable and just lead to more trash being packed into the already full compactor.Parking was completely and utterly inadequate for the Villas. There is no assigned parking for the apartments; therefore it is a free for all. Many residents had their garage filled as storage, therefore they were forced to park anywhere they could, leading to parking in spots nearer to others apartments then their own. This created a nightmare anytime you came home after 5:30pm. Attempting to talk to the office staff about the issue just garnered apathetic or eye-rolling responses.Staff in the office seemingly changed on a weekly basis after the initial opening. There was no continuity of assistance or care for the residence. When I submitted my intent to move, I delivered it on the first day of the month, but due to staff issues, was not received until 17 days later, which they happily charged me for.Long and short of it: Andalucia Villas looks amazing from the road for location, convenience, and amenities, but all that is to be found is cheaply maintained housing with negative customer service.FOLLOW UP:The management group that takes care of the apartments called and helped resolve many of the issues that I had with them. This place has great potential with the correct personnel in place, which I feel they are working towards now.
We rented this unseen as we were told the apartment had never been occupied, when we moved it it was dirty, the bathroom was so bad we needed to clean it before it could be used, the washing machine was so clogged with dirt it would not clean correctly, the stove top was broken, dents in all appliances and some doors, the list of problems and damage was extensive, it was clear this had not been touched when the last occupant moved out. The first few days were spent cleaning the apartment, the carpets were cheap and threadbare in places. While we lived there we received mail for 5 different previous occupants. They wont deal with their dog owners who allow their pets to mess and not cleanup. Recycling is a joke, they are overflowing within hours of being emptied and it is only collected weekly. The insulation between floors is nonexistent, you can hear every footstep above you, the people above us were up all night so the noise made it difficult to sleep. When we moved out we were charged for a bunch of fictitious cleaning charges for items such as a dirty oven, drip pans, microwave, bathroom etc. Since we never used the stove while we lived there and left the apartment much cleaner than when we arrived we questioned the charges and were told it was our fault for not writing them on the move in checklist, so pay up. The apartment was clean when we left so they clearly make up charges to generate additional income. The letter they send starts by saying that they will send you to collections if they dont receive payment within 15 days, and then continues to insult you with a list of charges for problems they found, none of which are real.
