Customer service is huge and the ladies in the office get it done, I had a problem with my air conditioner not working. I made a call first thing in the morning when they opened and when I got home by 5:30 pm my apartment was nice and fresh. Not only that, the complex is taken care of grounds wise looks presentable and very appealing. If you decide to live here you wonβt be disappointed, but besides that the pool is probably the best part of the complex π
I recently moved back to Albuquerque and this is my second time living at The Overlook apartments. I chose it because I enjoyed living here previously and I like the area. It is a fairly quiet complex for its size (especially in the courtyard area I am near). I have some great neighbors and the property is well maintained. There is a new management company and have done some property updates. They put in a dog park area and Amazon Hub lockers which are both nice additions. The assistant manager I have worked with is knowledgeable and helpful. The reason Iβm giving it a 4 star instead of 5 is that my move in process this time wasnβt that great. My unit is upgraded but when I moved in there were issues such as I had no rods in any of the closets to hang my clothes, the apartment was not cleaned despite being told it would be, there were plates that cover light switches that were just laying on the counter and not put back on the walls and the work done on some of the upgrades was not very good. There are open gaps around the plumbing fixtures in the bathroom and there were quite a few roaches in the unit too. The laundry center closest to my unit always has several washers and dryers that donβt work so I have been using the laundry facilities on the other side of the complex which are very old and donβt smell too great. I believe they are going to upgrade the laundry facilities at some point though which will be nice. They are operating the office out of a unit while they completely re-do the offices and cabana area so Iβm sure that will look good once complete. With that being said, most of these issues were addressed quickly after speaking with the assistant manager. For the most part, now that Iβve been here about a month, my unit is beautiful, quiet and I love living here. I feel safe, and I after a bumpy start I feel settled in here nicely. To be fair, when I moved out of state and left a couple years ago it was pre-pandemic. Currently, everyone is short staffed and doing their best with what resources they have. The buildings are older and itβs a large property so I know keeping up with maintenance issues is challenging. I believe things will continue to improve over time.
I love the new management; they take care of problems very quickly and dont make you feel bad about voicing your concerns
We lived here for 10 years and would still be there if the management company cared or treated you with any kind of respect. As long as Living Well Homes is the rental company BEWARE! Deborah, the asst manager, does not return calls or care about the residents. The leasing agents are rude and of no help. The maintenance team trys to help, but they are not given the tools or parts needed to make repairs... took over 2 months to get the light in the master bedroom fixed. LWH has made the Overlook into one of the worst complexes in town.
September 2021UPDATE****My dryer vent has been plugged with a ton of lint. My electricity bill was way too high. I told Maria, the Manager and She jumped on it and had it cleaned! Great support!!Maintenance came by and fixed the disposal. Things are looking up!4 star review.
No parking even for the people who live there if you wanna park somewhere youβve gotta get home by 5. Management is horrible they never call you back. Took 3 weeks to fix my broken window which was a safety hazard for me due to a dv issues. I left a voicemail asking questions about any fees I had prior to moving out and they didnβt get back to me but supposedly sent me something in the mail which I didnβt find out until the bill went to collections( and they didnβt even get an address from me how could they mail it to me if they didnβt have an address not even the Decency to call me back or give me a heads up. They didnβt properly move me our didnβt call me back after I dropped the keys off (VERY UNPROFESSIONAL) Small for the price you pay might as well rent a house, inconsistent office hours they seem to hide in the office 10 minutes before closing, you canβt reload your laundry card because no one is ever in the office also the washing machines are so tiny. No one in the office is ever on the same Paige one person will tell you one thing and another person will tell you another thing. Totally not worth renting here would NOT recommend. Iβd give this place 0 starts if I could.
This place is definitely garbage from management to the property itβs self. Rent is way to high. no amenities are accessible itβs always something save your time thereβs 5 properties on Eubanks go somewhere else and make sure you donβt go to the treehouse apartments same owners

I have had a great experience here since the day I came in for a tour. The office staff as well as the maintenance guys are top notch. They are friendly, helpful and professional. My apartment is in good condition and having a full size washer and dryer is the best! Online payments and maintenance requests are very convenient. I highly recommend living here.
The management company has been making nice changes outside - painted the buildings, added a dog park. Maintenance requests are sometimes a little slower than they used to be.
Never thought Iβd have such a positive experience with a corporate apartment complex. Front office staff were friendly, responsive, competent, and recognized me. Love the lush grass area and mature trees. Great location next to park and short drive or bike ride to foothill trails. Only downside is some appliances are on the old side. Lived there July 2019-Jan 2020. Would still live here if I were renting in ABQ
Had a plumbing emergency and Julian arrived quickly after reporting it. He was pleasant and worked quickly. Super happy to have my emergency repaired so quickly!

All the new changes to this place are AMAZING! Starting with management and the office staff. They help with everything I need and always answer my questions, silly or not. The building colors look great! The new landscaping looks awesome and I am happy to see a brand new dog park since my boyfriend and I have been thinking about getting a pet. Coming home everyday and being THIS comfortable in an apartment complex is rare especially for Albuquerque, lets be real. Im so glad I live here and will recommend The Overlook to everyone!!
Poor management, little or no maintenance service and when finally serviced (after 3 months of waiting) another problem was not properly resolved and had to request service a second time. . The machines in laundry facilities are always out of order oncluding the card machine needed to pay for use. Total inconvenience. (outsourced unprofessional company, so management will not deal with it) They have gone to great lengths to beautify the property but residents are secondary.
I love this place. My boyfriend and I are about to move in together and Iβm so happy we chose this wonderful place. The most helpful person was Judy Batista Ortiz, make sure to ask for her for help because she is so helpful and sweet and makes you feel welcomed. She helped get everything squared and helped guide me through this entire process, and she was happy to do so!
New management tried to find anyway to charge extra fees. Stole nearly all my deposit when moving out. Not even that safe of a place to live anymore. Take my advice and choose somewhere else. Absolutely not worth the cost
I havenβt been living here long to be honest, maybe two weeks or so and I am already in love with the place. having to buy an apartment when moving from out of state was really stressful. I am so happy I made the choice to move here. Tracy is my leasing agent and she is super kind and really helpful. when I first moved in I had just some minor issues that needed to be fixed and as soon as I told Tracy she would tell maintenance and they showed up same day! or next day. which is fantastic. I have a dog and this place is super pet friendly almost everyone iβve seen has a dog here. itβs very green and beautiful and itβs really quiet. my neighbors are nice and I am so happy to be living here.

I put in a very negative review a while ago and after some thought Iβve decided to change it. Itβs not the worst apartment complex around. However, my only outstanding complaint is the price. I assume that Iβm really paying for a decent apartment in a safe part of town, which is fairly reasonable. But if I could change one thing, Iβd drop the price a bit.When I put in my previous review, they offered to cut our contract and let us move out without any extra costs. It was a great deal, but we decided to stay anyway because fact is, itβs not that bad. The apartments are roomy and the staff is attentive and caring. Recently, the light bulb in our laundry room went out and we went to ask for a replacement. Since the maintainace crew was out for the day, one of the office workers on duty at the time brought a bulb straight to our apartment. It was then that I realized they deserved a much a much better review that what I initially gave.All in all, I would recommend this apartment to anyone that wants a decent place to live in a safe part of Albuquerque.
I was looking for a place to move in on very short notice. Short notice as in the next day. I had many requirements and had to keep changing things around. And even though I eventually wound up cancelling due to personal reasons, Deborah and Tracy were as helpful and accommodating as Iβve seen in an apartment complex. So if they take care of all their people like they did for me, I couldnβt recommend this location enough.
Great place to call home and make lovely memories!The whole staff is super nice and helpful, always putting the tenants needs as a priority number one!For the past couple months the complex has gone through a lot of renovations which require some time to get done, I donβt understand people complaining about it since renovations in a big apartment complex cannot be done in 2 days, period!Thereβs so many things that play in this type of situations like the weather, contractors getting paid and so much more than many of us can even acknowledge.I can assure you that the whole staff work hard every single day trying to meet the needs of all the tenants, Iβve seen it and I couldnβt be more proud of living in this apartment complex!!Mina.
I have lived here for over two years now and I will probably stay here until I buy a home. I love having a wood burning fireplace and mantle - that is probably a big reason why I chose this complex over others. I have the updated appliances and my apartment is beautiful. Everyone Ive ever had over has commented on how nice the apartment is. It is a higher price point that I dont mind paying. You get what you pay for here! My building is mostly quiet, the neighbors keep to themselves (not that they arent friendly), I feel safe walking from my car in the evenings, and maintenance is prompt. I read something about the upity attitude the complex has and I find that hilarious, because thats probably my favorite part about the place. Everyone I have met on staff is respectful and responsible. I have never had an issue.
Reasonably priced. Safe area. Nice park within walking distance. Smooth moving process. Nice looking layout. Ive lived here 6 months.
After three years here, I am happy to have moved to The Overlook. What I like most: the location (near a 5-star park and 4-star shopping center); the grounds (well-maintained and full of hillocks and greenery); the architecture (not like a hotel or high-rise: building are at angles to each other and recently painted with an attractive color scheme); security; and stable monthly rates (my monthly rent rose about 1% for next year).
Enjoyed living here for a year. Not a lot to complain about.Pros -The office staff while I was there and during the lease process were amazing, informative and quick to answer questions. Everything was black and white.The apartment complex were also good with communicating inspections and other things, I think I received several email a month explaining different things going on through the apartment.Apartment was cozy, was definitely comfortable living there, we had a 2bd 2bth. It was also quiet I never had any issues with neighbors, they either kept to themselves or were very friendly.Maintenance team did a great job across the complex, grass was kept very well, pools looked great and overall clean complex.Cons-My only real big complaint was parking, if you got home after 6 parking lot was packed and you ended up having to walk quite away to your apartment.A lot of bad apples around the area mainly seemed to come from the complex right next to it Tierra Antigua, owners walking dogs without leashes and not cleaning up after their pets. Had to break up my dog after it got rushed from the dog in the other complex.Only other complaint which is no fault to the complex was I had 2 dogs and me and the wife both worked full time. That does not end to well in an apartment full of carpet. I wish we had vinyl floors in the living area to make cleaning up a little easier but you live and learn. If you have pets itβs definitely something to think about.I would recommend this place to friends and family looking for a nice place to live.
Lived here for about two years, amazing experience. Any problem was dealt with in a timely manner and the apartments exceed what you pay for. The staff were all courteous and friendly, especially the reception area. There was not a day when I didnt see the site staff cleaning or working on something.

Funny how this place usually gets a review every 3-6 months if you look through the history. About 18% of reviews came in in the last 5 days here. All are positive, most from foreign sounding names. Im totally sure this isnt a campaign to alter review scores towards their favor. It isnt like there are companies from India etc that are notorious for paying people extremely small amounts to leave high ranking reviews. No, this is just a coincidence that all this activity is happening all of a sudden, happening while the entire parking lot has been torn out and inconveniencing people for the last two weeks. Im sure it is normal for so many generic high ranking reviews to pop up.... This is either a paid campaign for reviews (look it up if you dont believe they exist) or the complex is bribing reviews.This is an overpriced, noisy apartment complex. Weve watched it go downhill over the last handful of years. Thankfully the wife found somewhere bigger, nicer, more modern for less money a few blocks up the road. Youve been warned. Any company willing to float fake reviews in their favor isnt someone you want to give the largest chunk of your income to. There are better alternatives at smaller complexes.Update- A few more days? 1 week later, 4 weeks after you tore out the parking lot it is sloppily half done. Whats done is done poorly and there are chunks and the entire strip in front of our place torn out still. Making the complex more beautiful? A sloppily done paving job by the lowest bidder? And tearing out a nicely designed pool deck with many shapes and colors of concrete in designs torn out and a bland grey concrete deck with uniform pours of concrete Two months later the pool also STILL isnt open, [these are the amenities you pay youre high price for]. This is making the place more beautiful how? From my background as a contractor I know lowest bid work when I see it. Our lease is nearly up with you! Literally months of noise daily for a downgrade that is never ending and you come trying to make it sound like an upgrade? You should have just not commented. You sound like some kid in a call center doing these not the managers here.
Not sure why there are any bad reviews, this is an amazing place to live..... The landscaping is beautiful, inside the apartment is clean..... NO BUGS. Its so quiet, sometimes too quiet lol, parking is great.. There are 2 beautiful pools, the location is in the NE heights which is a fantastic location, there is a walgreens, smiths and so much more within walking distance.. and maintenance comes right away which is something very important to me. I came from a really poor community so this place is heaven to me..... Dont second guess yourself... I absolutely love living here and I know you will too.....

Amazing complex, fast maintenance and great staff
It is with regret I have to write this review. The manager is wonderful- unfortunately Greystar has changed everything including how much she can influence. Greystar properties has made this such an unpleasant place to be I feel compelled to warn others before I move. At first this was a great place to call home. Greystar bought it about 5 years ago, and continue to buy a large portion of apartment complexes. Monopolizing the market, artificially inflating rent.The theme is ever increasing rent (multiple increases a year) whilst getting less for your $. Amenities arent well kept, general disrepair, trees removed and not replaced, 2nd pool often closed, a not properly heated hot tub etc. This we received in exchange for rent that is over 25% higher than it was 8 years ago. My refrigerator broke, since I dont pay the premium appliances extra monthly fee I was literally brought a smaller refrigerator. Old, noisy and regularly freezes things in my fridge or thaws things in the freezer. This used to be one of the maintenance employees fridge! Previously you could get lease signing bonuses when you resigned with them, they used to have short term leases, they used to have a prorated lease breaking fee. All gone.Apartment quality, thin walls, lack of insulation- You can hear neighbors conversations through the walls. When walls are opened you can see it is a straight air gap to your neighbors apartment. This means I smell my neighbors cooking, if they smoke, Im smoking too, when they use perfume or incense it is in my place in force. Someone clearly didnt used to clean their bathroom or flush their toilet regularly, that could be smelled in mine. Plumbing issues, Ive literally had my neighbors entire bathwater come out of my bedroom sink in the middle of the night. If that isnt disgusting enough, several times in my bathroom I found a puddle of water. I finally witnessed the cause. Any time the upstairs neighbor toilet overflows it goes through the floor and straight onto my drywall ceiling, subsequently pouring through the light fixtures and exaust fan. So Ive had my neighbors DIRTY TOILET AND BATH WATER in my place multiple times. Youre also going to be expected to run a 1950s style heat lamp in your water heater closet to prevent lines freezing due to a lack of proper insulation.Noise- Last year many months were spent dealing with construction on the roofs. Hammering all day long, my rent was raised immediately before work started. I would think if anything a good landlord would discount things with so much noise for literally 3-4 months. But I kept my mouth shut because that is important. But they just raised my rent again, weeks before bringing heavy equipment, jack hammers, etc right outside as they tear apart the swimming pool deck. This complex does not pay to drain the pool and this year as a result the plumbing froze and cracked. In spring large wet spots could easily be seen. So the residents will no doubt pay for that with more increases because they didnt want to pay to drain it. Dogs howl all day, leafblowers 5 days a week, teens hijack the pool in summer for drunken parties til dawn.Invasions of privacy- Had maintenance try to enter my place multiple times over the years with no notice. Additionally the complex sends teams of 2,3,4 or more people into your apartment TWICE a year with less than a days notice. Come home in the evening to find out a group of strangers will be in your apartment next morning. Notice posted tonight, entering tomorrow to inspect. Believe youre also supposed to be given minimum 24 hrs notice. Notice dated April 12th. Yet posted today, April 17th. Are letters back dated to look like more notice is given or did they know a week in advance yet not notify tenants until the prior afternoon?Honestly, why am I paying more for a one bedroom than I can get a two or three bedroom house rented at this price? What extras am I getting here that justify the cost? Greystar line is its a high demand for rentals. Well, your artificially inflated rent properties arent full so.

Was a nice place before greystar took over. The rent has gone up close to 20% in five years since greystar bought this property. They nickel and dime you to death here, go into your apartments once or twice a year, weve had items stolen during the day when were out. Stairs here are crumbling, rails arent properly painted, hot tub isnt heated beyond 100 degrees making it a warming area for kids at the pool rather than a tool for adults to unwind. Crowded extremely small parking spaces, really old appliances, lots of crime in the parking lot. Even the grounds that were once lovely are now filled with dead patches and weeds. The gym isnt up to score compared to comparable complexes. Barb and Justin are great but thanks to greystar owning this place they are the only saving grace here. They do have nice floorplans. Extremely overpriced and undermaintained. Spend a littlemore and get actual luxury style living or spend way less and get a larger apartment minus the undermaintained facilities here. You can get yourself a membership to a gym, pool, and properly heated hot tub on top of rent elsewhere.
Apartments are nice, but the amount of crime is absolutely absurd. Ive lived here for 6 months and had TWO vehicle thefts and ONE vehicle (my bmw) vandalized. I asked the apartment manager about some kind of compromise to get out of my lease early and they told me tough luck and were not liable for vehicles when I was just asking for some flexibility in my lease.I have heard other tenants discussing vehicle thefts with the management and have had the management discuss other tenants vehicles being stolen with me.Waiting out my lease to move. :(
Barb, Jastin and all staff amazing, helpfull. Maintenance guys fixing everything in 1 day. Everything working good., landscaping perfect. Very nice place to live:-). Like home!!!!!
Didnt have a major problem since we moved in here two years ago. The staff are friendly and most every problem that we noted got fixed within a week, if not a couple days. I guess this is subjective though, given the review that was submitted during our time here. I would suggest that they talk their problems over with the staff, however, because they are almost always quite reasonable.A minor nitpick is that at the back of the complex, it neighbours another apartment complex that is full of noisy college students -- who like to rev the engines to their gigantic pickup trucks at midnight, just as an example. I know there is nothing the staff can do about this, but there are times Ive considered calling in to the staff of that place.And heres why I knocked off one star: A more major nitpick is that, were we to remain at the same apartment, we would have actually paid higher rent than was current because of when our lease started. We were paying $975 a month, but the apartment we looked at would come out to $925 a month. That seems just a tad unfair since we would be moving into basically the same floor plan but with a nicer floor. I think rent became lower due to the state of the housing/apartment market plus a change of ownership, but it still would be nice to get a lower price were we to renew our current apartments lease for another year. On top of that, if we were to move to another apartment there, we would have been hit with a one time intra-community move fee plus other fees which came out to more than the ones we paid to move in originally! Thats not the way to reward two years of loyalty from your tenants. Because of those factors and that none of the other floor plans were speaking to us, we ended up going a different direction with another apartment complex. I have no doubt that these absurdities were the result of Riverstone taking over halfway through our lease.In any case, the staff are competent and we never had problems with maintenance. They usually go above and beyond to make their residents happy. The manager throws holiday parties that are well-catered and fun. We were pretty happy here in general.
My feelings about the Overlook Apts. are bitter-sweet. Ill try my best to sound fair and honest about my experience at these apts. The prices have all skyrocketed since I moved here a few years back.The positives about these apartments is that they are obviously beautiful (on the outside) and the area is nice and feels safe for the most part with a gas station, grocery store/bank, and massive park are all in walking distance. I absolutely love this area. The office keeps great track of your mail/packages and I trust that they are safe. The apartments themselves I kind of like but the inside of the units are pretty outdated. The appliances are pretty standard (not that great). They make you pay extra for better appliances (stove, refrigerator, dishwasher etc.) they dont automatically just give you good appliances unfortunately even though youre already paying too much as it is.Overall, I have to say my biggest complaint about this place is the slightly uppity attitude. Dont get me wrong, the staff is excellent and very nice and helpful. Donna & Justin have been an enormous help and I appreciate them a lot. I believe its more of a company/managerial thing. Ive also received a few passive aggressive notes on my vehicle. Dont know who from. Dont care. Ive been at these apartments for nearly three years now. I enjoy it a lot otherwise.
10-9-17 I was shopping for an apartment and just from talking to the person who answered the phone and their attitude im not going to persue this place her customer service was horrible.
We used to love where we live. Barb and the staff here were wonderful and the apartments were nice and well maintained. Since Riverstone took over the Overlook Apartments in Albuquerque, the level of upkeep has gone into the dumps. Its sad. We knew Riverstone Residential Group had a bad reputation as an apartment management company, but it is even worse than we had read online. Bad upkeep of the units, poor landscape work with hedges so high some ground floor tenants cant see out of their apartments, it took a week to have a lightbulb on our stairs replaced after being told not to just do it ourselves. Today was just another example of that. We went to the pool near our apartment. It was closed for the 6th time in our 6 visits this summer. The pool is an amenity we are paying extra for to live here. Guess its time to look for a new place to live.
