Pros: Rent is affordable. Community is quiet. Parking is gated. Neighbors are pretty honest. Ive left my keys on my door and they were there all day. No one took them. Same for packages.Cons: Laundry room only has one working washer so doing laundry is annoying. Maintenance takes a while to fix issues. No point in having central air if it only works once a month.

This place has a revolving door attached! Office management chances weekly it seems, as well as any maintenance people. Poor air conditioning system, concrete on stairs crumbling, lack of handicap spaces or easy access, plumbing issues, just a few of the issues here.Management is more concerned about the grounds looking good ( which it does) than issues inside the apartments.This complex has roughly 180 units and 2 on site laundry rooms which havent worked for about 18 month. Too many broken promises, absolutely no result. Renter beware!

I lived here for a little over two years with my fiancé. The good part about the apartments is definitely the central location. The management took a turn toward the end of our stay there and unfortunately that meant a lot of trouble for us. Our mail was stolen constantly.The onsite washers and dryers broke down often. Management will occasionally reload your laundry card but sopping wet work clothes and a broken dryer is never convenient. My car was also broken into one of the weeks the gate was broken but luckily I dont keep anything valuable in my car because Burque is like that sometimes. Lastly it has been almost a full year since I moved out and I still have not received the remainder of my security deposit back. I was given an invoice in June (5 months after moving out) that said we would be receiving the $100 that was left of our security deposit by check in the mail. I have called once a month since then to see if they have sent it yet. They assured me management was getting around to it. Then in December they said they found new charges, but could not give me an updated invoice as to what they were, and we would no longer be receiving our deposit. All things considered I would look for somewhere else to live if you have another option.

Community great no one bugs you but, the apartments are “remodeled “ but no new appliances or cabinet! I love that it’s gated but that didn’t stop my car from being stolen in broad day light. And every time there is an issue in our home maintenance takes too long to come or there’s never one available because they either all quit or get fired!

My kids and I lived at the Comanche Wells Apartments for 3 years. We loved it there. The grounds are beautiful and well maintained. The maintenance staff is amazing. As soon as I needed something fixed they fixed it. The pool is well maintained and fun! My neighbors were friendly and quiet. The office staff is wonderful and super helpful. It is a great place to live.

Good apartments, good location in central Albuquerque. Staff is friendly and accommodating. I spent two+ years here in multiple units and had a good experience overall. Price is fine for decent quality apartments and good location. Had a great time.

This is a great place to rent. The management is very friendly and helpful with anything I need. The property is kept up very well and the matinence is prompt. I have lived here over a year and have never had any problems. It is quite and comfortable and I feel safe here. I would highly recommend Comanche wells to anyone looking to rent !

If you live here you often have to pick up your mail at the post office. The mailboxes at the apartments are frequently damaged by mail thieves so the post office wont put mail in them most of the time.Ive had one ceiling leak requiring repair.I spent one Saturday stuck at home due to a plumbing issue my neighbor had requiring them to have a plumber access my apartment several times that day.At times, getting something simple done by maintenance such as having a burned out light bulb replaced can become a bit of a hassle.My apartment was burglarized.The gym didnt have any dumbells when I moved here so I bought some for people to use and surprisingly theyre still there and havent been stolen.The gym air conditioner is semi-broken so it gets pretty hot in the gym during late afternoons and early evenings.Pool gets very crowded.They require you to insure the apartment you live in in case of water or fire damage $$$The air conditioners are wall units that use way too much electricity $$$$Old appliances and gross old cabinets.Not an ideal place to raise children either- not uncommon to see big brawls in the parking lot. I notified the apartment and they said the security cameras werent working.The hot water runs out when the tub is less than half full.

They are the worst people in the office to deal with.there was no help whatsoever with anything for my friend who was living there. It was so terrible they literally had to let her out of her lease.

This place sucks, unless you don’t mind sharing your small (basically a motel) space with cockroches. My apartment sink once flooded and they didn’t come to fix it until the next day, leaving me to clean up all the stuff myself. The staff are miserable and love to nitpick at stupid things. I kept my place real clean and only stayed there for 6 months and barely got $100 back on my deposit. Avoid this place at all costs.Also, my friend lived in the complex and her car for stolen from there and then at the end of her lease they had the audacity to make her pay for the gate key that was stolen out of her car?!

I miss tonya! She was on top of everything. I enjoy living here, the people here are friendly, especially my neighbors. Since new management took over any updates or promised projects have come to a halt. I have heard from many people who live here that their rent has gone up.The laundry room on the south side of the complex is always dirty and several washers are often not in service. The big question I have is, what happened to our mail delivery. I have never lived anywhere where you dont get mail. This is huge! I am and so are several people who live here are on disability. Driving to the post office is not a convenient option. Fix the problem!

Every negative review you see is accurate. Many current/ former residents have submitted honest reviews, providing the apartment “manager” an opportunity to address these concerns and remedy the problem. Rather than doing so, each thoughtfully written resident review receives the same blow-off reply: “thanks for the feedback, come by the office if you have any issues or concerns.”The Property Manager (Ayana’s) oblivious cookie-cutter “replies” are where my issue begins. Nearly EVERY resident I’ve spoken to STARTED at the office when voicing their concerns. That’s the logical first step everyone takes. No one jumps online as a first resort to leave a Google or Yelp review because they have a plumbing issue, or whatever else the problem may be. So the “manager” sees the negative review and (just for show) leaves that ridiculous response: “come by the office to talk about your concerns.” What a foolish reply to leave on nearly every single negative review, as if these people haven’t done exactly that to begin with. EVERY concern, problem, or issue is ALWAYS taken to the “manager” / office as a first step....And that’s where the breakdown begins. When a resident directs their concerns to the appropriate place and person (Property Manager Ayana, office) what happens (more often than not) is nothing. No resolution is provided; complaints and concerns fall on deaf ears. After talking to the manager and seeing no change, These individuals then have two options: 1) be quiet and deal with it, as it’s not going to be fixed, and/ or 2) post a review online in the hopes that corporate might see it and fix the issue. In the very least-- leaving a review might warn any prospective residents to think twice before signing a lease here.On top of not being heard, the residents also have to deal with a property manager whose personality and professionalism leave MUCH to be desired. In place of concern and attentiveness, she is rude- and at best, cold— to everyone she encounters. She acts as though she is somehow superior to everyone (which is laughable) and should you need to talk to her, you’re infringing upon her time. The manager of an apartment complex should, ideally, be a person who is good with people. This is not the case at all.There is a reason so many online reviews mention Tonya by name and how great she was. Her genuine kindness and concern, attentiveness and professionalism were the only redeeming qualities in the office. She was on top of things and could always be counted on. Since she left, things have gone way downhill.When someone leaves a review online, generally it’s because they’ve tried every other route with no success. How absurd to tell them to come BACK to the office like some never-ending Groundhog’s Day, requiring them to deal with the incredibly unpleasant manager yet again, and yet again not have their concerns resolved. At best it’s a complete waste of time, and at worst, it’s incredibly insulting as it implies the staff weren’t listening to begin with.There should be no need for repeated conversations. The same concerns exist over and over and are conveniently posted online: mailboxes are broken into and mail is stolen- yet there is never any improvement or change to the boxes or mail system. Security gates regularly malfunction and are often left open at all hours, providing no security. Maintenance often takes a long time to do repairs, and often doesn’t act proactively. Outside lightbulbs will flicker/be burned out for weeks until someone notices and changes them. The laundry facilities work only about half the time. And the Property Manager needs major updating or replacing. The same concerns, over and over, going back several years, have never changed.Rather than asking residents to come talk to you about what the issues are YET AGAIN, perhaps spend that time actually finding and implementing a solution to these concerns. It seems a better use of time, and would eliminate the need for any more half-hearted & unconcerned replies from the manager on Google Reviews.

Dont move here.I lived her 9/12 months and was removed early for some issues that was accepted by the leasing agent.Walls were so thin you can hear the naibors drop thier baby. naibors constantly fighting. apartment B211 a couple with a new born maybe 4months old dropped thier baby twice that we heard. I know it was the baby because shortly after the baby started crying and the couple would engage in a argument in Spanish.The gates dont work half the time nor dose the laundry.I had 2 bikes stolen from there and no help from the office.Mold was found in the toilet the day I moved in and Tonya yelled at us for looking in the toilet top.The mailboxes got broken into 3x in 2 months.Naibors are nosy and will stare at you and talk bad about you when they dont even say hello them selfsTakes maintenance a while to fix a light fixture. The light in the kitchen was leaking because a pipe busted in the apt above mine and they didnt fix it till it started leaking what ever it was it started stinking and even found maggots in the bowl I collected the water In.I have mental issues and I use cannabis as my all around medication. Ive been apart of the program for 4yrs. The plant works magic. Helps everything I got anxiety depression helps out my psychosis as well. Before I moved in I clarified I had a card we even took copies and signed them. Tonya allowed me into the property I didnt bother anyone or smoked 30 feet from the building. I complied with all the rules but still got removed because of my naibor/old leasing agent down stairs. Tonya allowed Me into my apartment with a card and got me removed from my apartment for my card. I am currently looking into leagle helpEverything went down hill after the new management took over. Seems they are removing people they feel unfit so that they can renovate the older units.

The place is outdated and the gates always broken so gated community shouldnt be a reason to move in there isnt very much sound if your on a bottom floor so thats good and the maintenance people are fairly responsive theres a 150 app fee that is NOT REFUDABLE which I wasnt made properly aware of thats on top of the 150 deposit why would I just throw 150 away when theres places that have first months rent free that are more secure in a better area and updated apartments.

Lived here for 3 years, Im a pretty good tenenat. I obey all the rules, pay my rent on time. I leave town for a weekend and a friend checking on my apartment said I had a letter that said I owed 300 bucks because I have a dog. My wife, who lives out of town for work, came up and brought her dog for a vacation. The dog was there for an hour. I got no phone call asking about it, they just assumed that I was hiding a dog from them. Evidentially no dog can be on the property without a deposit. Doesnt matter if its an hour or 10 minutes. I will be moving out as soon as my lease is up. If they would have called and asked, thatd be one thing, but accusing me of breaking the rules is another. On top of that, they dont collect packages anymore. This was the last straw for me.Update: I rent a studio apartment. Its less than 500 square feet. They are upping my rent to nearly $600 bucks. My apartment has been flooded 3 times by the apartment next door, there is no seal on my door so it constantly leaks cold air, my car has been broken into and they told me the cameras arent good enough to see anything. My shower wall even fell inward due to a bad tile job and water leakage. What exactly am I paying for???

This place is ok, Ive lived here for about 4 months, no bugs, nobody bothers us, nothing has been stolen, its a great place because its close to both freeways and its in the middle of town. Cons is that the places around it are ghetto, but theres only a few apartment complexes, everything else is industrial/commercial buildings so there isnt much activity at night. this is a good place for somebody who goes to school or is single without kids, the apartments are old but clean and neat but small. the pool is small so its good for a temporary place and because to qualify you need good credit otherwise the fee is very high, theres not a lot of shady people. these arent low income apts. so far we havent had any problems.

Trying to be honest for people considering this complex. We lived there for a year.Overall, it’s fine. Not the nicest or cleanest complex, but it’s fine for people who keep to themselves and really just need a place to stay.We didn’t have a great experience living there. We tried to remain positive about the complex and staff. Tonya, who sadly no longer works there, was always great and one of the reasons we moved there. Always nice and helpful and really made it feel like a community. However, the same could not be said for the property manager which seems to be a shared sentiment for many people who live there which is why we’ve given two stars. Seriously, a good property manager is essential to happy living. Without one, you’ll end up like us having to call corporate because we literally had no other option. It was so bad that all of our neighbors started coming together to figure out what to do next about a bad tenant.Maintenance is only okay. They often didn’t do the work very well and damaged our belongings. This is not a “If something breaks, they’ll fix it” kind of complex. This is a “If something breaks, someone may stop by and may blame you and threaten you with damages and you’ll have to call them again later when the problem resumes”. We actually stopped calling them after a while because it was more of an inconvenience.As with almost any city and complex, there are cockroaches and if you choose to live on the first floor, you will probably have to deal with them every now and then. They did have scheduled spraying, but that may have ended with the new management change.Wall A/C units are loud. Our kitchen lights sounded like stadium lights. The bathroom fan was very loud. The kitchen is half size with half size appliances and sink so you will have to do dishes everyday if you plan to not have roaches or a smelly apartment or enjoy using your sink. Same issue with oven so you will need to have or purchase smaller sheets/pans. Studio apartments only have the one window so there’s not much natural light. If your neighbors are above indoor voice volume, you will hear them.The neighborhood is not the safest and if you read the local news, a lot of shootings and crashes on Montgomery and their complexes so be warned. We had to deal with people screaming and crying on a daily basis.But hey, if you have good friends or happy love, it may work for you. Quick heads up, they raised the prices by about $70 for the studio and having lived there, not worth the new price. They were fixing things up for a little while, but that seems to have stopped with the new management (they may just be shopping around for new quotes or something).Hopefully this was helpful to you! We moved out right away and now look back on our first cute, crappy little place fondly, but certainly not what we had to put up with living there.
