Lived there for 6 years! We had the worst place there! We had so many issues there! My family only stayed there because of the space, and at the time the price was right! That place. (Valley Run )is so bad for your health! Black mold, no air, basement also wet most of the time,mice, bats, leaking washers, no heat, never once used the pool, everything kept falling apart! Every time we needed something fixed, they only patched it up! Most of the electrical outlets didn’t work, cracks in the walls, ceiling cracks,Bugs, everywhere! My family would always ask, “ when are you moving out of this dump”?? I finally moved out when this new group of lying people took over! They was going to put my security deposit towards a smaller place, that was not ready( David place) thank Goodness we didn’t move there, found out that same apartment, burned down to the grown! The leasing agent (Rochelle) did a walk thew before we moved, and stated” you will have no problem getting your money from you security deposit, since the place wasn’t ready” the new crooks, that took over, kept most of my money for me leaving a standup lamp, and a fan in there! They both worked fine! I thought maintenance would have some use for it, but anything to keep my security deposit! So don’t bother to clean the place before you move! They are so greedy for money! I called them a million times, the receptionist at the office in DE, and NJ kept giving me the runaround! I have all of my pictures, and the check for $355 dollars! They are the slum lords of this earth! They tried to have me pay almost 90% more to stay there! What a joke! I feel so sad for the tenants that still live at that dump, they are really missing out on some great places to live in Delaware!
Lived there 16 years until olive tree took over and raised the rent 400% and was paying before they came along 1,065! They were getting ready to raise it a second time to 2,025! I moved out before that happened! So many more problems than that, maintenance are rude and unprofessional and they cant fix anything correctly! They are heartless people that are the new owners! Old run down apartments and townhouses, water leaks, faulty electrical wiring which caught fire 3x when I was there in my townhouse unit! There is water filled with black mold under the crawl spaces and in the walls and ceilings! Plumbing is awful, toilets overflow all the time from outdated old pipes they refuse to replace cause they dont wanna pay to fix it properly! Mass amount of people are moving out that were there for years before olive tree took over! If your smart dont move here if you dont wanna listen move in and you will regret it once your there a month or two!REBUTTAL RESPONSE: TO THE OWNERS, We are living very happily now that we moved after you took over and you lost the case to try to collect on rent we with held from you to move! Didnt work out in your favor did it lol! You wasted your time and money! Of course your building a fitness center to raise everyone elses rent even more on people! Everyone knows you owners care about the money and not the people! You are horrible people and karma comes around always! BTW its been one year not two years get your facts straight we moved last October from olive tree slumlords dens!
I love my apartment. Very open concept and my bedroom has 2 walk-in closets!!! Hard to get in touch with ppl at the office so u have to physically go there but I dont mind because they are so nice. I lost my job due to my mom getting sick and ending up in a nursing home which made me late with rent and they completely understand! The area is nice and I cant wait for the pool to open up! I wouldnt mind living here for years to come!
Our air conditioner and dishwasher has been having issues since i’ve moved here we repeatedly tell maintenance and nothing ever gets fully fixed. Now the oven just stopped working something new breaks every week and nothing is ever done about it.Edit: Once again maintenance came and did not fix a single issue. Our air conditioner is louder than ever my roomate still does not have screens on her windows and look at the air conditioner? Definitely not safe in any way. So disappointing that we are paying so much for such a broken home.
Do not move In here, you will thank all of us with the truthful negative reviews. Wont go into detail because this place is not worth my energy but do some research with the tenants and youll find out. Customer service is terrible here!!! I was suppose to move in June 1 and it is now June 8 and I have still not been given a move in date. They are hard to get in contact with, no one ever calls you back when you leave messages and they do not respond to their emails. You literally have to harass the leasing office to get anywhere. I’ve been calling 4-5 a week for now three weeks and do not have my move in date. I put my deposit down April 16! That is almost two months ago!!!! I have my stuff in storage now and sleeping on my cousin couch since my old lease expired yesterday. They pushed my move in date back but no one ever contacted me to tell me, I called to see what time I could come and pick up the key and sign the final paper work and that’s when she told me, I had to call to find out and no one has been staying in tough with me to keep me updated!
My husband moved into one of their townhomes over three weeks ago. He has put in 3 maintenance requests for safety issues (several light switches and sockets dont have faceplates and wires are exposed, smoke detectors are expired and 15 years old, rotted/moldy door in the bathroom) and havent received any word on when they are going to fix them. Calling just prompted another maintenance request and no action was taken. What makes us pretty mad was that we are paying a higher price for a washer and dryer in the unit, in which neither one works. The washer has a door locking issue so it wont start. He found out why the dryer wasnt plugged in when trying it himself. The socket is for a 4 prong plug w/ground. The dryer has a 3 prong and doesnt fit. They both seem like theyre from the 80s and super dirty. Were not really sure if theyll actually clean clothes. Lastly, most of the doors in the townhome dont even close since the door jams and doors have been painted over several times.Were pretty upset about these conditions and just want these things fixed or just bump down the rent and hell fix them. Well update the post if we ever get a response, but right now the management is very sub-par at best.
It’s been challenging with a new management company trying to rectify changes during a pandemic and staff changes. Things are improving, I have renewed faith in what is trying to be accomplished.The location is great. Very nice neighbors. The units are large and spacious. Maintenance is wonderful, however there are only 3. There used to be more.

They just raised our rent ANOTHER 30% in year two. That’s a 60% increase within 2 years. This is getting crazy. We’re going to move after this year is over.All we’ve gotten in return for this rate increases is some cheap, new siding on the front of the unit. They have not upgraded the interior AT ALL.And good luck getting ANY maintainance work done. Our sliding glass door handle has been broken for years. Ive lived in this place a little over 2 and a half years now and fortunately Im moving out! When I first moved in, the management was great. They actually called you back when you reached out to leave them a message! Ever since Olive Tree Management took over, Ive had to deal with an answering service multiple times. At one point, when they raised the rent to an astronomical price, I tried to call in to talk with someone who worked there last February but never any return call or response. I had to physically go to the office on my lunch breaks back when we actually had to go to work and pray it wasnt locked. (Most times it was.) I finally spoke with a woman there who told me that due to my rent increase, I could move to a renovated unit that would have a washer and dryer and be far more updated than my current unit. I tried to follow up multiple times and never any response. Even when I went in there I was told nonsense and I didnt bother trying. Fortunately, I just bought a house so I will be leaving. But even after all that took place and since the pandemic, Ive had my water shut off on average 2-3 times a week with mostly NO WARNING. I think I may have received at least 2 warnings from March to October telling me they were shutting off the water. I work from home so its been really inconvenient having to play the guessing game of when I can make food or use the bathroom or just get a drink. When I was buying the house and needed information to send to my realtor, once again, I couldnt get in contact with anyone and had to go to the actual office. Even my realtor tried to call them for information and no response. (I was the only one wearing a mask when I went in there.) My friends renovated apartment has an entire list of issues that they havent fixed. Leaks to the apartment below them and a tub that doesnt drain properly. Their subfloor in their kitchen is completely falling in. My deck actually had a broken plank and no one has done anything about it. The stairs leading to the parking lot are falling apart. Its all a massive mess. So even though theyre wasting their money on siding and making the front look pretty, actual issues for tenants safety are being ignored and not being taken into consideration. DO NOT MOVE HERE! (Im fully expecting them to gaslight me and respond to this review telling me that they have no record of me contacting them which is pretty much what I was afraid of when I called the answering service....that they never kept any record of anything.) Ill also be saving this review in case they feel like they want to delete it. Ill be adding it back if that happens. :)

I have called Valley Run 4 times in 5 days and left contact info through their website and no one has bothered to return my call. Each call was answered by an answering service so all they could do is take a message. If this is how they treat a perspective tenant, one can only imagine the awful, disrespectful treatment you would have as a tenant.

Several people have tried to resolve the problems and you turn away from the people! Guess What Olive tree justice will be served to you that is a promise! A class action lawsuit and individual lawsuits are in progress and a lot of other violations your ignoring that you will be held accountable for! I received my keys four days ago and the thermostat doesn’t work. I’ve been calling everyday and no one has returned my calls or responded. It’s been so cold for me and my children I couldn’t stay. Prices way to high for this inconvenience.
When they changed out my tub due to issues we saw that the previous management company never installed the tub correctly and the tub was draining directly in the crawlspace for I dont know how long. That was terrible management they had a plumber come and break out the old concrete to set a new drain, and bathtub. Thats what I like about this management when they fix it its not done with band-aids its done properly with quality. Also love the new appearance and upgrades throughout the property.
I moved in a newly renovated Apt in February and was delayed 13 days due to the poor quality of work that was done, Followed by many calls and emails about a list of things that needed to be complete that took months to get half done and still waiting on things. The new company has made positive changes but they are not truly fixing anything. Rent increase for nothing more then lip stick slapped on a pig. They are making it looks nice but it is not. The buildings are falling apart and I assure you would not pass state inspection. Dumpsters are always overflowing and trash is all over the grounds. Parking is terrible. No assigned spot like that advertise and not even lines painted so its a mess. I regret moving in and happy to be out end of the month!!!

Things are definitely changing for the good here. The new management is listening to our suggestions and fulfilling our requests. Theyve redone the exterior of the buildings, planted trees, cared for the lawns, lightened up this place with new fixtures. Im excited to see whats next!

I was appalled at the horrible conditions of your condos and the disregard for your tenant; even evicting them during COVID (inform yourselves of the laws). I ran out of counting the code and building violations which I personally saw, so this is totally factual. And also since being Licensed in the Public Safety field intend on following this up even if not elected with high Delaware officials and the AG, my New Jersey Senate and AG contacts since that is where your main office is located, and with the major media! Ive lived here for 10 years. Rent was always reasonably priced, but the brand new owners recently raised the rates 40%, and are giving nothing in return. Maintenance is fast to respond, but very low quality. Weve pretty much given up on anything actually getting fixed correctly. Now the new owners have slapped on some new siding, and raised everyones rent. The word is they are just treating the place as a quick investment to flip and sell. I would not recommend moving here under any circumstances, now that the old owners are gone.
-Good Changes-Management has changed over to Olive Tree Management in mid 2019. Since then, you can see that they are renovating units, putting up new siding on some of the buildings, installing new lighting so that its brighter at night, and even redid the front entrance of the community, and started to down some unruly foliage. These changes seemed like a new beginning for the apartment complex, however things arent as nice as they seem. These are just surface level changes.-Price Increase and COVID-Ive been a resident at Valley Run since 2015. Most of the residents werent expecting an increase of several hundred dollars. I know I wasnt, especially during the worldwide COVID-19 pandemic. I was stuck with signing for another year because of how hard it was to find an apartment during April and May of this year. If I decided to do M-T-M, it would have been more expensive. I contacted the property manager about the increase as well as the fact that the renewal letter had gone out late, she had told me that the rent was going up for all residents and that it was just how the company(Olive Tree Management) was handling things.-The Transfer Process-Now she did give me the option to transfer to a renovated apartment to compensate for the price increase(I think this was offered to everyone, Im not sure). That sounded like the best option since the rent was increasing, I would rather get more for what Im paying as opposed to staying in a non-renovated apartment while paying the price increase. The transfer date was mid-June, which my lease was ending in May. Due to negligence from Olive Tree Management and the former on-site property manager, I didnt end up transferring until September. I had asked about being reimbursed for the price increase per month that I was in the old apartment, since I was staying there with no changes to my living conditions. There were a couple things inconvenient about this situation:1) I didnt find out that the transfer was delayed until the day before the move date. I already had all services switched over and just about everything packed.2) I was told that the wait time was first 3 weeks, then an additional 4-6 weeks, then also 2 more weeks.I didnt hear anything back about the reimbursement I had asked for and its tiring to keep asking.-Renovated Apartment-The renovated apartment I transferred into looks like it was rushed to be finished. This could have been an issue with the contractors, but the final quality check should have been done more thoroughly. There are several things wrong impact the integrity of the apartment itself(Ive already communicated with the office).-Valuing a Clean Complex-Ive seen posts on Facebook from the Valley Run Apartments and Townhomes page that mention they value clean grounds and the new siding. The townhomes in the front of the community have gotten new siding and are much cleaner than the other sections. A lot of the time you will see lots of trash piled beside the dumpsters, despite trash pick up coming twice a week. I heard that the apartments themselves(not the townhomes) will be power washed instead of getting new siding. Im not sure if that is true, but if it is it hasnt happened yet and the new siding was put on the townhomes nearly a year ago. The apartments currently have dirty and even damaged siding. Not to mention, the stairwells themselves are never cleaned.-Landscaping-The company has redone the entrance the community and removed overgrown trees. Its been about a month and I havent seen any other tree removal, despite the desperate need for it in other sections of the community.-On-site Staff-Honestly, I feel bad for the current staff having to deal with the issues at hand. They are doing their best with the situation they are in. I dont think that their higher ups effectively communicate with them everything that is happening in the complex.There honestly are worse apartment complexes out there, however my experience with O-T-M has not been good either and my situation was not handled properly.
I have such a good family and friend that they have increased 300 for a department, I am waiting for my new contract, if it grows, I will have to move. It is all dirty on the street of the apartment does not clean it takes time to come to repair things

To all the expecting new tenant . There are two realities to Valley Run as all the apartments have had there rent increased $600 to $800 per month with the new landlords from Lakewood. NJ. IN February and March the advertised rent increase was $400. In April in the pandemic they increased the rent another $300, $400. My understanding is the new townhouses and apartments are nice. Suppseldly. I wouldnt know as my rent went up $600 and nothijng changed. Oh the maintenance staff was cut down to 2 people. And most of my neighbors are moving out over the next 2, 3 months because of the increase. Due to my health and age I have to wait to move. Not worth my health moving in the middle of a pandemic. The new place maybe worth $2000 or as they advertise $1995. Lol. I will go with my. number. I am just aggravated with new landlords attitude and lack of understanding with now a $600 to $900 rental increase as 40 million peeps are out work. And others struggle with health issues. There World must be nice. It is definitely not my world.
I wish I could give these ppl a zero. The new company that took over this place never fixed anything in the house my sister lived In. Not only that to renew your lease they were hiking up the rent an extra 1000 a month.. My sister and her friend that lived in a townhouse for years was told that they would not renew her lease even tho rent has always been paid on time. If they stayed they were told it with be an extra 1000/a month all during covid and was told they date they had to vacate by. Not only that the office lady is really rude and will hide documents on work orders that needed to be done. Dont move here they will hike your rent up so high youll be homeless and forget about corporate they dont answer your calls either. This company is ran by idiots.
Update: so i saw the management companys response to my review and took them up on reaching out via email (which as i stated ive already done numerous times over). It took them 1 hour to respond to this review. Now days later they have not responded in any way to the email (with the address the posted in reply). This just further proves the point (as if i had a doubt after getting no return calls or emails for months of reaching out) that they only care about their social presence and not the actual residence who pay to live at the property. Sad i had to leave a review just to have any type of response even if it isnt the one i was hoping for...Original post: The old owners werent great in the sense that there were lots of small repairs needed but the rent was super reasonable and made it where i didnt mind putting in a little work myself to make it better. But unfortunately the new owners really made this place horrible. Our rent has increased almost 2 fold, but we have recieved 0 upgrades (oreven necessary repairs) to rationalize this increase. In fact ive called multiple times regarding my deck falling apart (safety hazard) water leaking creating mold (health hazard) and i dont even get a return call. After hours phone service always answers the calls & their only response is ill pass the message along, sorry nothing i can do and will not provide a number to management. During the pandemic they have done ABSOLUTELY NOTHING to work with, or even communicate with those who have expressed concerns over not affording the steep rent increase. New owners respond to absolutely no communication (Ive called asking to speak to someone that is actually in charge (they have maintenance call back, which is never able to help with my genuine concerns renting), ive also emailed multiple times and never recieved ANY response) unless they ask for rent. They have almost doubled rent but refuse to do the work needed to actually make the place anywhere near what they charge. everything is falling apart & ive probably put more work into this place than the owners have. Short and simple dont rent here unless you want to live somewhere that you spend time and money fixing, over charges for rent & doesnt do proper upkeep or repairs. They may make it seem nice from an outside perspective, dont let them deceive you. I honestly wouldnt even mind the rent increase if the place was worth it in anyway. Do yourself a favor and DO NOT rent here!

Slum lords not getting rent until everything is fixed. Whole ceiling is leaking nobody came to fix wall not finished being painted. Whole mess and have videos of leaks and when the people came to look said nothing is wrong when it is i have videos and going to court

Horrible place to live. Bugs constantly get in the unit because doors and windows are not fully shut, maintenance is horrible, they told us we needed a new dishwasher and never replaced it, bees are extremely bad. Drug use is so bad you can smell it through the walls. Neighbors are loud at all hours of the night and don’t care if you have children. Management is horrible and rude. I do not recommend living here
