One of the more affordable and beautiful options in Wilmington. This is an older property, but despite that, the maintenance team goes above and beyond to take care of work orders timely and the office staff is devoted to ensuring the safety and happiness of their residents. The new renovations are gorgeous as well, they truly enhance the apartment. The new dog park is great, the pool is huge, the ample parking is one of my favorite parts. Overall its a very quiet community, full of friendly neighbors. Youre super close to 3 major beaches, grocery stores, gas stations, & delicious restaurant options.
We moved down here in a pinch thinking it would be temporary after my husband received a job two hours from where we were prior. Well, thats definitely changed! We dont see ourselves leaving any time soon. We love the community and the location in Wilmington cant be beat. Maintenance is SO responsive and the apartments are wonderful despite them being older. We absolutely love it here.
I have lived at the Preserve at Pine Valley for a number of years. The reason for this is because the staff listens to your concerns and ideas. I have lived in other apartment complexes where management and maintenance are patronizing and rude, where you have no input in changes or updates. This is not the case with the Preserve at Pine Valley. The staff are welcoming and genuinely happy that you have chosen to live here. This is not just an apartment complex-its my home!
The manager, Amanda, was not very pleasant to deal with. She contacted me about a potential resident to verify their tenancy at one of my properties and had one of the poorest attitudes I’ve ever seen. Would recommend to steer clear, highly unprofessionally managed.
I’ve lived here for 3 years and will continue to live here for many more years, I’ve had great experiences dealing with office staff and maintenance staff. Units are in good condition and if I have any issues the maintenance staff addresses the problem quickly and to full satisfaction. The office staff is friendly and trustworthy and always listens to any concerns. This is a great place for families to live, it’s quiet at night and there are kids of all ages playing outside everyday. The amenities are always kept in great condition and the pool is a huge plus for us in the summer. This complex has a real neighborhood feel and makes us feel like we are part of a community. 5 stars all around!!!!
Horrible management company, old poorly taken care of units, bug infested and constantly closing the pool. The manager, Amanda, is extremely rude, and the maintenance manager “Savannah” can’t fix anything to save her life.

This was my first time ever renting, so, some of the issues that I have are based on my inexperience in knowledge of leasing. That being said, a $1500 deposit for a $ 985 per month rent is a bit excessive. When the person who gave me information on breaking the lease said “as long as you give us a month or two notice you’re good “ I did that in late September. I didn’t put it in writing. So, they’re keeping the $1500. Fine there sum of a month’s rent on top. I found good people to live in my apartment however, the office manager acted as if people with minor records don’t live there. That is a lie, too.I found a much bigger and better place in Bensalem, PA. My deposit $350!!!The complex is generally nice and the people who live there are amiable. I noticed that the area I was in had much trash all over the dumpster bin. Roach problem that again, I’m not seeing in Bensalem.Preserves is not a bad place or over the top great place. The lease business is part my fault for not knowing that a conversation with the manager meant nothing when it comes to money.
I lived at The Preserve at Pine Valley for 1 year and had a great experience. I moved out due to a job relocation, but the improvements made to the property over the year i lived there were amazing! Landscaping, fire pit, grill stations, the fitness center, pool area are all kept in great condition! Office and Maintenance staff are courteous and helpful. This is a very nice place to call home!
I love living at the Preserve at Pine Valley!! They have made so many improvements to the community since I have been here. They added 2 gas grills and a fire pit area which I definitely will be using come the cooler season. They have updated the landscaping and even added an extra pet park for division of bigger and smaller dogs which I think is so considerate for my fur babies. The maintenance staff is awesome and any time I have had a work order it has been completed on the same day. I love the area as well and is in great school district for my mini. I have lived at many apartment communities in Wilmington and this is definitely one of my favorites!
Been here about 4 months now and absolutely no complaints. There has been a lot of work going on here but all for the better. Renovations look amazing inside the units as well as the exterior of the property. Maintenance is on point to handle any issues in a very timely manner and have the greatest work attitudes. Office personnel are amazing and work out any issues with the upmost professionalism. I would recommend this place to anyone looking. Thanks Pine Valley Staff for all you do.
The office staff are very nice and take the time to get to know you. The pool is great and the new grills and fire pit are a very nice perk. I love to stop by, say hello and grab a hot chocolate and a cookie at the office. Most of my neighbors are long time residents and very nice as well.

The truth about this property is that it is just about the least expensive place to be found in its area of town. For this lower cost, you must be willing to accept that an older property will have some issues that will not be evident at a newer property....yet. If you want to live in this very desirable location affordably, this really is the best ticket. If you think you can get the amenities, features, and design of a brand new $1200+ a month apartment for less than $800 (less than $700 for some units), you really are not being realistic.This particular complex has a nice layout, most of the units feel pretty secluded from the main road. I like the older architecture, and appreciate that this doesnt look like the countless complexes you see springing up all over from Leland to Porters Neck. You wont find another pool area like this either. I like that you are so close to Pine Valley, a nice neighborhood with a main road (Robert E Lee Dr) that is a big loop perfect for walking, biking, jogging. There are parks near by, all the shopping you could need just a few minutes in either direction down College Rd.Is there a chance you may deal with pests? Yes, and that will be true for any apartment if you have the wrong neighbors.The summary is this, if you want a prime midtown location for reasonable cost, and you have reasonable expectations you can not beat this place, period.

The front lady is so rude & disrespectful felt racially discriminated. She told me to get a I94 form to be legal in this country. I came in and asked if they accept tax ID to get an apartment because most apartments do. She made it seem like it was easy to get a Visa (I94) for border protection. She said that in order to get an apartment I had to be legal and be able to work legally getting (I94). Maybe they dont accept it but they are many more that do. Maybe you should stop being ignorant and be more realistic.
3.1/2 years I rented here. And i needed a biger place. They got me set up with a new place.. They have fixe ever thing I ask them to fix. Ever one has been nice and helped to make this a good move. Its a great place to live
Awful Service!! Took weeks to get the application reviewed. Didnt end up moving in because of their obvious unproffesionalism and they relied on the fine print to keep my security deposit, by calling it a holding fee. Of course never explained. Not to mention, the staff when I tried calling, was very rude!!
I dont recommend this place at all, for any reason. The staff only cares about getting a lease signed, after that youre on your own. Calls go unreturned, good luck trying an e-mail. Staff turns over all the time. I loved it here when I moved in 7 years ago.It has done a 180 since then. There are far nicer places for the same cost or less. Roaches, carpet shrimp, garbage stench...especially if their staff fills it while they repair or renovate. Your garbage will have nowhere to go. I cant stress this enough...stay away. They dont care about you beyond your signature on a lease.5/10/19: Ownership and management is always changing. I think this is company #5 since I originally reviewed. Andrew mentioned below... Long gone. A few more have sat in his seat. This new staff is now never here. Theyre currently closed all weekend for Mothers Day. Seriously? The e-mail (from an address you cannot reply to) threatening to toss my mystery package if its not picked up in three days still came though. Thats their customer service. Threats. Park wrong... Theyll tow you. Forget your laundry... Theyll throw it out. Cant get to the mail right away... Theyll send it back. Garbage is full of their renovation trash... Not their problem. Dont expect them to be there to help you. My tub backed up on a Thursday and they attempted to tell me Id have to wait until Monday because they didnt have staff. I made it very clear that wasnt going to work and they magically found someone. But no matter what, they will treat you like a nuisance freeloader, not a paying resident. Zero respect for residents time or well being. Anywhere else is better than here.

Worst experience. Staff is extremely rude and no one here cares about your living experience, all they care about is money. Various problems over the months that continue to never be fixed... even after calling front office multiple times. There is only one maintenance person on property, seems to know what he is doing, but still takes weeks / months to get simple problems fixed. I have been without locks, air, insulation, fire alarms, and a constant bug problem as well. Still waiting on half of those things to be fixed. Cannot wait to move out.
Went in today looking for an apartment under $700 a month and the leasing agent looked at me like I was crazy. They have one model under $700 but after renovating it will be more expensive. The lady said they will continue to false advertise their units are all renovated.
This place used to be horrible a year or so ago, but as of current its pretty great. New management is great, problems are fixed right away when it used to take forever. The laundry room received MUCH needed New washers and dryers that are actually cleaned. There used to be a major bug problem but whatever this new management did erased that issue.Overally, thank you to this New management team including Denae and that one guy whos name I forgot. When this place was called Governors Square it was great. When it got renamed to Preserve at Pine Valley, things went downhill fast. But again thanks to new management this place is being restored.

I would not normally write a review especially a negative one, but I have tried several times with the present management and also P.M. from Drucker and Falk Real Estate to get a response to this ongoing problem in this heat. P.M has never had the courtesy to even return a call or email.The air condition is not cooling the apt., the lowest the temperature is 77 (most times its near 80).The air conditioner is running 24/7 causing my electric bill to increase $60-80/mth compared to last summer. Im changing the filter weekly because its running non stop.I went and bought 4 fans to try and compensate.They did have someone come and check it out. He said for the unit itself it is running the way it should, but that it is an old unit and outdated and should be updated.The second issue is that I had called twice to request a 3 bedroom townhouse, also put a request in online (on a Sat). I lost out on one that was available because they said Oh you have to fill out an application for it and pay a $250.00 deposit to be put on a list.I dont have a problem filling out an application to be put on a list. I do however have a problem with handing over another $250.00 dep with no townhome to move into. Also with no guarantee of anytime soon. I would gladly give them the $250.00 dep if they came to me and said, hey we have one for you to move into next month.I have lived here for a year, I have been a good tennant. I am dependable. I have really liked living here up to this point. I would like to continue living here.I have never had any problems with management in the past. But the guy who is in the office now is not very friendly and not very helpful. He has the attitude...this is the way it is, take it or leave it.

Roaches-check. Rats-check. Customer Service-None. Place is a dump. If you make the mistake of looking at this place, my advice is walk around and talk to the residents and ask their opinion before you sign anything.
