We love it here and just moved in. Everyone is so friendly! The atmosphere makes us so happy and love that we can walk everywhere to get to little shops and the restaurants. We feel safe because you need key fobs to get into the building and that we have a parking garage for our cars. Most importantly the staff here is very very friendly and helpful and answered all our questions. I’m glad we picked this apartment complex to move into!
This has honestly been the best, most amazing experience I have had at an apartment complex/living situation. The staff are kind, courteous, and professional. They actual put care and work into what they do on a day to day bases. The amenities are beyond perfect! You definitely get what you pay for and more! The location is perfect considering the fact you are RIGHT next to the future Riverfront Park and other retail/apartment buildings. This is the place to be for the future of downtown Wilmington.If there have been any questions or concerns, the staff do not hesitate to sit and listen, they will do their honest best to assist no matter the issue.Thank you 10x over for making this the best living experience ever!! The staff is very accommodating & friendly, the amenities are stunning & the apartments are wonderful! So happy to be a resident here. The pool, gym and river walk access are where I will be spending most of my time.
We have been here for about a month now and everything has been great! I was unable to tour the apartment in person, but our leasing agent sent us videos of the actual apartment we applied for and answered all of our questions. The community is absolutely beautiful! Everyone does their part to keep this place clean.
I’ve been here close t three years now and the quality of life here has and continues to be remarkable. The amenities are plentiful and easy to enjoy. The coffee station, free catered breakfasts and regularly well planned community events are additional perks that serve to enhance the living experience here at Sawmill. With an ideal location, within walking distance to so many interesting places and venues, and beautiful views of the area, it’s hard to imagine a better place to live. I would like to add that the office and maintenance personnel are all helpful, courteous and responsive to tenant needs and concerns. They really work hard to make this a great place to live.
I cant say enough good things about my experience with Sawmill Point Apartments and their awesome rental agents. They have all been quick to respond to every question and I admit there were a lot. They are helpful, professional, courteous and generous with their time. The buiding is beautiful and the apartments are well appointed. You cant beat the location and the amazing sunsets every night. I feel extremely safe and have found my neighbors to be friendly. If you are relocating to Wilmington, or find yourself in need of an apartment, you first stop should be at Sawmill Point.
I love living at Sawmill! I am proud to have guests because the lobby is so gorgeous and the amenities are impressive. My niece calls my apartment the hotel. I personally have a view of the pool and the river and it just doesnt get better than that.
I absolutely love living here! Ive lived here for almost 7 months and still enjoy it. The amenities feel like Im living in a 5 star hotel. The staff is always friendly and helpful. I feel safe and secure within the apartment complex. They do community activities every month that are just the icing on the cake. You cant beat the location right on the river. The sunsets are stunning. I love being able to quickly get anywhere downtown and also quick access to MLK. Highly recommend living here!
Just moved in and know were already home. The apartment is perfect, the residents (2 & 4 legged) have been most welcoming and the community is beautiful.
Pretty spot but tons of issues: stains on hallway carpets and walls, trash rooms stink up entire hall, tons of loud construction nearby, Most apartments even with rent a third the price usually have a coffee station that actually includes cups, not including cups for the coffee but claiming hassle free living when people are paying several thousand a month for rent is a joke. They’ve stopped the free breakfasts that we paid for in our rent, there’s no guest parking, fire pits have been broken for three years, pool heater is always broken, elevators are constantly broken, gym hours shortened, but rent keeps going up. They should be lowering rent if they’re not going to keep amenities up blaming it on covid is just a way to be cheap at this point.
My husband and I along with our toddler lived at sawmill for about a year and half before moving to Florida for job relocation a few months ago. We loved every minute of living at sawmill. The amenities, fitness center, coffee machine, fire pit, movie room, and pool in summer were all just soooo much fun!!! Even though I’m in a 2000 sqft home now ( the apartment we had at sawmill was a 1 bedroom 😂), I STILL would move back to live at sawmill in a heartbeat. I also still think back on living there and miss it!! The amenities are worth the small size of apartment. Also, all the workers in the office are very accommodating, all the way up to the manager. The maintenance team is also great. The young maintenance kid (don’t remember his name) was off work once and during a power outage helped us get into the garage which was a huge relief with a crying tired toddler in the back seat. I wish I knew his name to call him out personally. Overall, I’d really recommend living here as we had a great experience.
Sawmill is a great community that offers so many fun and exciting things for its residents. The office staff is helpful and nice. I would recommend sawmill to anyone looking for a new community.
I have lived at a few apartment complexes before and this is so far the least enjoyable experience. The office staff can be very rude and do not seem to care about anything they always seemed so inconvenienced when you have questions or concerns. The amenities are always broken and the elevators are broken at least once a week. Do not move here if you need handicap accessible spaces or people with disabilities. My service animal who was working and minding his own business was attacked by someone else’s aggressive dogs who were not on a leash and I was threatened to be shot in the head for defending my dog. My service animal is not required to be on a leash because he is a medical alert for type 1 diabetes and a leash will hinder his ability to do his job. He is however required to be on a harness or controlled by voice or other means and he is. We have a electronic leash incase he needs to go find help while working and to please people who are not educated on service animals. By law my dog is in the right and is a certified piece of medical equipment. Maybe aggressive dog testing should be done before allowing moving in with dogs. Or maybe some common sense and decent curtesy but that’s too much to ask for. We were told we were in the wrong for not having him on a visible leash and told if he was on a leash the other dogs would not have attacked... I hate to tell them but those dogs would have attacked regardless and if he wasn’t 90 pounds he would have been killed. If you have small children or care about your dogs, do not move here. You could be harmed and management will not care. Very hostile environment and office staff will lie to get you to sign a lease, then after you’re stuck they don’t care about you. There is always trash everywhere and the hallways smell like garbage from the trash rooms. I’m embarrassed to have guests over and there is always dog pee and poop on the floors and elevators that will sit there for days. The view of the river is beautiful but it’s not worth it. If you are moving here for the amenities then don’t. You pay for all these nice amenities that you do not get. You can’t even get coffee cups for the coffee machine, you have to use your own. No free breakfast like advertised and the gym closes early. Don’t even try to get into the pool. It’s dirty and cold. You will be very disappointed. Dirty smelly carpet and animals that pee everywhere, loud college kids that party every weekend and keep me up at night and smells of weed in our apartment from the people around us. Fire pits, pool, and dog wash have not worked the entire time I’ve lived here. It’s an embarrassment and I’m paying $1800 a month for a two bed “luxury” apartment. Not luxury at all and no matter how much I clean, there is always mold around the bath tub and in the sink faucets. The washers don’t even have fabric softener dispensers and are the cheapest washer and dryers I’ve ever used that do not work properly but god for bid you ask to bring your own washer and dryer in they talk to you like you’re crazy and make you pay for storage for their utilities that DONT WORK. There has been trash laying in the hallways and face masks on the ground for weeks. I’ve seen employees walk right past the trash without picking it up and no care in the world for those of us who spend our hard earned money to live there. For the price you can get a MUCH better apartment. Not to mention our golf clubs and other things have been stolen off of our truck in the “secured” parking garage. The doors are always broken or left open and strangers/ thieves stumble into the parking garage. Still waiting for a phone call back on the video footage of our stolen Items from the cameras that supposedly “work”. Go to flats on front and you still get a river view and are downtown with much better apartments. I strongly suggest that Tifanny in the front office educate herself on medical devices, disabilities, and service animals and the legal issues with negligence. Very discriminating and can easily cause some legal issues here.
I have lived at Sawmill now for 3 yrs and just renewed for almost another year. The community is very welcoming and great to be a part of. Overall the staff has been very accommodating and make living at Sawmill truly hassle free.
I had lots of issues during application and move in.when they say that online rates are subject to change then trust them because it does drastically. They did NOT honor the rate that we talked about just three days prior and instead increased it by $115 without saying anything, which seems wrong and not forthcoming. Further, The online app couldn’t be completed because of an error code. They eventually told my wife that she didn’t put her middle name and that caused the error. However, I manually inputted it myself so something else was wrong. Second, on move-in day apartment it was filthy. Hair and debris on floors everywhere. The smoke alarm was chirping. There was an enormous active wasp nest on the porch. Their solution was to just spray it. About 50 dropped dead and 50 more came back. I had to tell them that the nest needed to be removed. I had to change my move-in day to the following day because all the issues weren’t corrected until after 5 pm. The grounds seem nice though.
We just moved in and so far we have really enjoyed the sunsets and the boardwalk. We walked over to brunch the other day and it was beautiful.
We’ve lived here over 2 years. The neighbors are friendly, the staff is very courteous and professional. The cost of rentals in this area have risen sharply over the years, but we do believe Sawmill Point is a good find. The grounds are kept very nice and the amenities are plentiful. Our guests love to be invited here, especially when we have functions in the Rivershack. To sit and grill on the water is an awesome experience. Our guests also love to lounge on the hammocks. The reward is the magnificent sunsets we get to see. For a couple who don’t desire to own a home again, we are proud to call Sawmill Point our home!
Ra and Christa made my move quick and painless! Everything was from scheduling a self- viewing during the pandemic to signing my lease was a piece of cake. I was in my new home in 5 days and I LOVE it!
I really enjoy living here. The location and atmosphere are great and everyone who works here is kind and helpful! My only complaint is the lack of visitor parking.
Ive been in Sawmill Point about 2 years now. I love the location and all of the great amenities offered. The pool is second to none its like youre on vacation in a resort. The fitness center is top-notch and they even offer breakfast Mondays, Wednesdays, and Fridays. I was in the Property Management business for a number of years so I know first-hand how difficult and challenging their job can be at times, but I cant say enough about the whole team at Sawmill Point. Ra and Shelby do a phenomenal job in the office of greeting everyone with a smile, handling any issues that may come up, and doing their leasing duties. Amanda the Manager has always been very responsive and helpful shes great. The maintenance staff has always been very friendly and hard working. Theyve got a great support team here at Sawmill. I have really enjoyed living here and I think you will too!
I LOVE it here Ar Sawmill! It’s like living in a hotel the facilities are fantastic, and I’ve made some of my best friends here. We’ve had a wonderful experience.

I absolutely love living here. The building, amenities, and views are unmatched if you want to live in downtown Wilmington. The staff are exceptional, and regularly go above-and-beyond to ensure that the needs of residents are taken care of. Having a secure parking garage in which to park my vehicles is such a weight off my mind, especially downtown. I disagree with those reviewers who insist on there being too many dogs...if you dont like dogs youre probably no fun, and maybe apartment living isnt for you.
Thanks for checking both tubs even though I only asked about the master bath. It saved me from having to put in another maintenance work order.
Sawmill offers top notch service from start to finish.From fresh expresso in the morning to an afternoon yoga session, this place offers it all and more.We worked directly with Shelby and couldn’t be more please with her service and everyone else who has helped us along the way.
Just a quick tour was enough to notice that trendy people living there think having two (aggressive?) dogs each is the way to look cool. Still waiting for a dog-free community, or a dog-free wing, at least, on an apartment community.
Sawmill is an amazing complex and is as beautiful as it looks in the pictures. The staff is extremely welcoming and works diligently to ensure a quality living experience. The leasing agents in the front office are personal and all smiles and the maintenance team keeps the whole complex clean as a whistle and between the two teams if anything needs fixing it gets done quick. One of my favorite draws in the community is the occasional events the complex puts on around the pool during the daytime summer hours, and they make sure to give plenty of heads up so you can attend. Usually these included live music, giveaways(ipads, giftcards) and free food! The parking deck is also a huge plus. All in all its a great experience and 10 out of 10 would recommend.

Nice place but too many dogs living there already. Great Danes, pit bulls, retrievers, etc. living in an apartment complex is an accident waiting to happen. Management isnt following their own policies. This place will be trashed on two years.

I originally posted a different review, then took it down, but feel I need to do a service to those considering moving here, so that they have a deep understanding of what they are *really* signing on for.A note: My perspective is from that of a 33-year-old, single, professional woman, who works at home, and spends a good deal of time at her apartment (in between traveling).I moved to Sawmill Point in April 2018, after I fell in love with the perception of Hassle Free Living on the river, with a beautiful pool, gym, and other amenities of a luxury building. My intention for moving here was for peace, tranquility, and to spend the year ahead healing, writing, and working on my book(s).Little did I know what I was in for...Sawmill Point IS beautiful, but extremely deceiving. With luxury-priced rent, youd imagine the experience here would reflect the price tag, but things arent always what they seem.Let me also preface what I am about to say next, with the fact that I am a survivor of trauma, and have my very own #MeToo story.My first experience with a community member here (an older gentleman who shall remain nameless) was a friendly encounter. He slid his business card under my door soon after I made the mistake of telling him my apartment number. Fast forward a few weeks later, this man became comfortable enough (at the pool) to speak candidly - and show his true colors. I wont go into detail about the awful things hes said, but knowing I share a community space with this person makes me feel unsafe in my own home.Speaking of the pool...unfortunately, beyond the fact that the man I fear frequents it, the community that uses it (especially on weekends) has no regard for their fellow neighbors.The pool becomes a party every weekend (and sometimes on weekdays), and because of this, the area in (and around) it becomes permeated with an odor of urine that burns your nostrils, and eyes.People drink alcohol in (and around) the pool, curse like sailors (even with children present) and enjoy lovely conversations that revolve around vulgar profanity at a high volume. Speaking volume, its common practice to bring your own speaker and blast the music of your choice as well.I promise you, this is no exaggeration. Ive tried (time and time again) to find my own peace, bring headphones, and seek stillness amidst chaos, but this is just how it is, and management doesnt care...at all.Some other issues to take note of...- Large amounts of dog waste, and garbage left carelessly around the grounds, although there are plenty of trash receptacles and doggie bags on almost every corner.- The parking on Nutt St. is technically free, and open to everyone. On weekends especially, the parking is a mad-house, and people also like to use the front grass area to park their cars.- Speaking of cars, dont expecting any yielding to pedestrians when drivers are trying to get to their parking spaces. Ive almost been hit several times, so be very careful of your children in the front lot area.I could go on and on, and have.I asked for the possibility to have my lease terminated early, and requested that my complaints, especially the sordid details about what the man I fear has said to me, be sent to upper management for review so that they would consider working with me after all of the issues that have happened so far, and allow me move on from this mistake.No such luck.To get out of a lease after falling for the Sawmill Point deception, either costs you two months rent (in my case $3300.00), or you have a re-rent option of giving 60-days notice, leaving the apartment, but still paying rent until another tenant is found. Neither situation is ideal, so if you fall for the false advertising, youre stuck and its on you to pay for being naive enough to believe in the Hassle Free Living slogan.I hope this review helps those considering moving here, especially if you are considering moving with your family/children, to retire, take it easy, heal, or find peace.
