I found very friendly neighbors and staff. I had some troubles with a light in my apartment but the staff fix it very quickly. I also love the garbage valet, they been really good taking away our bags and boxes from the move in. I love this community.

I love The Roots at Waco! Laura is always so kind and helpful whenever I stop by the office and really makes me feel valued. Management has been absolutely amazing, the location is convenient and I have really enjoyed spending my free time at the pool. Sometimes it is difficult to find a chair while out at the pool, but for the most part, this has not been too much of a problem for me. I would definitely recommend these apartments to anyone looking for a nice, affordable apartment with management that truly cares about their residents.

Super happy with my move! Kim was super helpful with getting me settled and making sure I was well taken care of and handled any concerns I had. The property is quiet and a great place to live so far.

Gotta be the most mismanaged apartments. WILL NOT return calls, emails. When you can catch them in the office and ask a question they respond with what you wanna hear then no action.

Living there, new to the place, hopeful it works out. Seems very nice, staff/maintenance is responsive and pleasant. Extras like garbage collection, pool, gym package concierge service, automated gates, onsite security, covered parking. My apartment is nice, was clean and well prepped when i moved in, seems like a nice quiet place to live. 🤞🤞🤞Ill post more later after ive been there awhile. So far i would definitely reccomend it.

Vintage at Waco is a very nice place to live! My family and I have lived here for 9 months and love it here. I sincerely recommend it. Our encounter with Ms. Karina from the first day we stepped into her office made it possible and easy for us to choose Vantage and relocate from Houston. Ms. Karina has a great personality, a superb customer satisfaction skill, and she just enjoys helping residents to choose, move-in, settle and enjoy their stay at Vantage. Every work order, every assistance to help us enjoy our home gets immediate response once we bring it to Karinas attention.

Honestly, I enjoyed my stay. I lived here for two years so I was here before the change in name and management but it only got better with the time. I would recommend anyone to stay at the Roots, especially if you love dogs!

I visited these apartments today because my current lease is expiring early 2021. If I do end up moving, THIS will be the place that I move to! I’m all about a well-maintained place to live and The Roots nailed it. Laura and the staff filled me in with everything I needed to know.

Perfect location. Close to Baylor and the shopping center. It’s a nice view right off the highway, the amenities are great. The staff is always so nice and professional

I will be having my lawyer on hand with the complex! Very very rude and two faced office people! Young people are not welcomed I’ve seen neighbors will try there best to get them out of the complex!!! I lived all over Waco and this is by far the worst place!!!! The office people are jokes best thing you can do is find a better place!!!! THEY DO NOT CARE ABOUT THERE PEOPLE HERE!!!!!!!!

Pros- Property has some GREAT amenities, office staff is AMAZING, Maintenance is friendly, quick and efficient, pool is open year around, very quite outside at night, safe places for package delivery!Con- Parking is not good if your building is fully occupied, covered parking is extra per month but is not convenient to all buildings, living under people with large dogs you can hear the dogs playing and running around, floors are thin the lady above me is small but I can hear her walking around and slamming doors report this man of times to the office but was only told to contact courtesy patrol, spiders are very common year around both in and out your apartment and pest control sprays may work for a day or two, expensive for a 1 bed almost 1100 a month hopefully the apartments being built across the street will drive prices down, Dog area but not a play area for the kids that live here!

Best apartment complex that I have ever lived at. Maintenance is very speedy with the repairs. Joel is a great property manager. He has taken good care of me since I’ve moved from Georgia making it an easy transition. I would highly recommend this community. The location makes going to certain stores an easy commute with the interstate close by.

I absolutely love this place! The staff here is amazing and they are always so helpful and welcoming. Joel is always in the office when I come in with questions or needing help and he always gets things done right away for me! In other apartments Ive lived in, the office would typically tell me to just submit the work order online and wait, but Joel always submits them for me when I come in and sends someone asap, so he goes above and beyond with helping people that live here! Maintenance is great and if you just ask, they will get it done. Karina at the front helped me find my apartment in the beginning too and she was super helpful and is always very sweet! I highly recommend this place and think they do a great job with the community and making you feel safe in the complex! Best apartment in Waco that I have experienced!

The property is pretty decent for Waco. Ive lived in Boston, Kansas City, Omaha, Columbus, OH...so Ive had big city experiences in terms of renting. The community is great, everyone is really sweet, Ive never had an issue with noise or anything like that.The pros: Its affordable, gated, great community and amenities. Fairly clean and Ive never had an issue with management or maintenance doing things in a timely manner. The pool is really nice and its never crazy busy which is nice. The mail room is right near the office, the package drop off lockers are amazing. I love being able to scan my phone code and it just pops open. Theres lots of parking and Ive rarely ever had an issue finding parking near my building so thats also a plus.The cons: Green areas can be pretty gross since people dont pick up their pet waste. There are pet waste posts around but there could be more to encourage people to pick up their pets waste. I think this property would benefit from Poo Prints or something similar to enforce the pet waste pickup because green areas are gross, especially the dog park. I dont even take my dog to the dog park because theres poop everywhere and the chances of him stepping in it or me are very high! Any apartment complex Ive ever lived at had something like Poo Prints and it definitely made a difference.Im an avid gym goer so the gym doesnt do much for me. If you just want to get some cardio in or maybe light lifting with the cable machine, its okay but I think it could use some dumbbells and bands. Its also pretty small so you may be better off getting a gym membership if you want a real gym.The pool area is great, love it. I will say, Texas sun can get pretty HOT and the lounge areas could use way more umbrellas. There were lots of times I wanted to sit near the pool without going under the cabana thing but didnt because there isnt any shaded areas closer to the pool.Overall, I like Roots at Waco. Its better than average but I wouldnt say its the best apartment complex in Waco. Schedule a tour and see for yourself.

I absolutely love my new apartment, the community pool is beautiful!! Been living here for 4 months now and it’s conveniently close to Baylor. The manager Joel is great and pleasant to work with at all times. I recommend these Apartments to everyone who attends Baylor!!!

Management seems to be working hard to upkeep the property. They redid the front landscaping. They are constantly power washing. They also added extra refreshments in the office for us. The front office staff is really down to earth, and help me carry my packages to my car. The pool is amazing. I love the waterfall. Im very happy to call this place my home!!

By far the best apartment experience I have ever had. Staff are incredibly kind and easy to work with. The site is well maintained. The facilities are nice. Nothing bad to say about the place at all. 10/10 would recommend if you are looking for a place in Waco!

I just love my apartment! The hardwood floors + patio space are some of my favorite features. Having both the washer + dryer was an additional bonus that makes it even better. Being so close to I-35 makes for a prime location that truly can’t be beat in Waco. Definitely recommend!

Great location, I love the atmosphere. Super clean brand new apartments. Staff is great and helpful, I checked many apartments in Waco and this was the best decision that I made, they take your trash out for you included in your lease and family self oriented.

Management will over charge you on move out fees, my experience living was bad I recommend not ever living there

I absolutely love Vantage at Waco, My apartment was new when I moved in. I have a pool side view. When I have any issues the current manager address my issues and concerns. I did not appreciate the rent increase when I renewed my lease If my rent goes up again I will need to move. Over all vantage at Waco is the place to live. I appreciate the new security. The staff is Amazing kind friendly and approachable

Only 5 star reviews are shown. Concierge package service has never been available. No amenities for children. You can hear your neighbors toilet flush, every step like they are going to jump to your living room. Cant wait to move out

Maintenance is needed. Leaking roof for 1.5 years never fixed. Drywall caving in. Amenities disappearing. Really going down the wrong path.

Was once a 5-star apartment complex. Since it has gone under new management they will fine you for literally anything, they complex not provide adequate guest parking but towing is enforced, the front desk never answers, and I pay a pest control fee each month and have only seen him twice in the last 6 months. The rent seems somewhat affordable until they put all of the service fees on you. Definetly would not recommend to anyone, which is unfortunate because I used to enjoy it here.

Having issues with the upstair unit, with the noise of banging and running and jumping at all hours of the day and night, and after complaining to last management and new management about this i was given a number to call to security and after calling 2 times last night with no resolution and noise continuing till after 11pm i am fed up.. Do not move here they dont seem to care about you as a tenant and only worry about where you park, very upsetting that they do not take all there tenants into consideration when they do nothing.........DO YOUR SELF A FAVOR. LOOK TO LIVE SOMEWHERE ELSE WHO RESPECTS AND APPRECIATES THERE TENANTS... place is going down fast....for being so new many more good options in town to live

If you value honesty and transparency, please find somewhere else to live. Was given a renewal letter back in January, and decided based on the rates listed in the renewal letter, I would do month to month. Suddenly, 9 months later I go in to pay my bill and the rent rate and extra charges are completely different than what was offered in my renewal letter (and what was agreed upon). Thinking there has been a mistake (as there has many times in the past), I notify the office staff who apparently because of new management will not uphold the rental rates agreed upon at renewal. No notice whatsoever regarding any changes in rental rates, fees, etc. I have lived at this apartment almost 2 years now and while they used to have great customer service, I have been very disappointed the last several months. I used to always be able to call and someone would answer, now I can call 3-5 times and no one answers the phone so end up having to leave work early just to make sure I can talk with someone in the office before they close. All I have asked for is honesty and transparency so I can make an informed decision about my renewal options and I’m very disappointed that 9 months into my renewal, these are not being upheld and especially given the absolute lack of communication regarding any pricing or policy changes.Update: The apartment manager (Joel) did get in contact with me and the incorrect charges were reversed. I would like to say Joel was very professional, polite and I greatly appreciated his help to get this matter resolved.

Vantage at Waco won me over for many reasons. The staff is amazing, the leasing process was a breeze and the property is beautiful. I visited many properties but it came down to this one because of the location, the price point for me, the amenities and again can I mention that YOUR STAFF knocked it out of the park!!! They didnt pester me after my visit. They allowed me enough time to make my decision. We love it here. Thanks Amy and the staff!!!

I love the apartment, it isvery beautiful, I love living here, I love the pool, wish they had a park for kids like they do dogs but not complaining. The only downside to these wonderful apartments is ever since I moved in, the downstairs neighbors have been torturing me, literally the first 5 minutes I had the key they were banging on the ceiling. I’m sorry if the floors aren’t that soundproof and you can hear our footsteps but that’s not my fault! Every night since I have lived here the security has came knocking on my door because they say we are running and jumping but every security that has came to speak with us have seen we are not doing anything, we are trying to live our lives in this apartment which I absolutely looooovvveeee but man this is getting really frustrating and it’s making me want to move all over again! I shouldn’t have to tip toe and worry if I closed my microwave too hard because that means a security gaurd is going to be knocking on my door. Today I was cutting potatoes to make for dinner and sure enough the head chief of security was at my door, that’s a shame.
