I have had nothing but positive experiences at Triliji! The employees are nice and inviting, and the owners are extremely cooperative and willing to work with your every need. They all make sure you are taken care of. I am super pleased and will keep my business with Triliji for a long time.

Condo owners beware!! Do NOT do business with Triliji Group!! My husband and I made the biggest mistake of our lives buying a condominium unit at Casa Blanca Condos two years ago only to have our downstairs unit flooded with sewage multiple times. The backup was not our fault and apparently several other units were flooded as well. Triliji Group made no effort to reach out to us or correct the problem. Instead, they directed my husband to the HOA board, who directed us back to Triliji. My daughter took pictures of sewage backing up into our bathroom tub and toilets and sent the pictures to the office via the companys maintenance portal. Experts in their field you say? I think not. Will be selling our unit soon.
My mother is a tenant and has been for 11 years. She is a cancer survivor and disabled. She has had issues with her duplex and things breaking. She has called and they either never come or rig things and it breaks again. They have raised her rent now and she was already having trouble before.
If I could rate this place a 0 I would and if you ever want to rent again I wouldnt give this place a second look ..The landlord was a scumlord who cared more about his screens on the window then he did repair the inside of his unit we got into it and he told me to move out luckily I had already been looking for another place so I told him I sure will move..when I moved out I cleaned the unit better then it was when I moved in. I moved out with a 0 balance now I find out the said I broke the lease and I owe over 1700 in property damage which is a complete lie I never received anything from them saying this now Im having problems finding somewhere to live without paying double deposit and I have kids .. my advice is not to use this business . Best rental company I’ve had. I had zero problems throughout the whole process!!They’re quick with maintenance. Answer emails fast. And return phone calls in a timely manner!Would definitely recommend them to anybody!
Let’s face it, this is the worst group for housing you could ever be associated with. The staff is extremely rude when contacting the office for maintenance and expect you to contact their maintenance portal. This portal is a joke, they will not respond to you, they will blow you off and then be more upset with you for filing multiple complaints. This group is also responsible for your HOA if you are a owner like we are. Experiencing multiple issues with our property up keep of the building, gates, gate locks, window seals ext.. Yet the biggest issue is getting to deal with the amazing hole in our ceiling for over a year from the upstairs neighbor’s leaking bathtub... great job Triliji Group, I believe our complex will soon be dropping you as our property management.
Do not rent here. They lure you in with cheap prices, they don’t maintain the complex at all, and when moving out they look for any way to keep your deposit. I was hit with a $200 charge for “general labor” but only told the labor was to get the apartment ready for the next tenants. If you are stuck here make sure to document everything and put any contact with them in writing.
I have had nothing but professional experiences with Triliji Group. Any time I had issues or questions about my unit, they were there to assist however they could. I appreciate their hard work and would rent from them again!
UPDATE: This company sucks. They refuse to replace carpet that they originally said they would ( carpet likely has mold under it; I wish I could include pictures) ... My entire family has been sick since moving in. My parents even get sick after coming to visit for even one night. We cant even use the second bedroom. Its wasted space now because the floor is disgusting and I refuse to make my daughter sleep in there. Triliji Group ignores all methods of contact regarding this issue but are quick to take care of smaller issues just to say that theyre doing their jobs. I definitely wont be renewing my lease here . Triliji Group does not listen to or care about owner or resident concerns. I own a condo at Casablanca Condominiums in Waco near Baylor University that Triliji Group manages. After serving as a board member for my HOA at Casablanca Condominiums since 2015, I finally had enough of dealing with Trilijis unprofessional attitude and apathetic demeanor and decided to step down from my role this past September. The owners who attend meetings of the HOA and actually make a point to give of their time and participate in making the community a better place to live are blatantly talked down to and ignored by members of the Triliji office staff. Communication with this company is extremely difficult. Office workers will hang up the phone on you and then tell you that you called the wrong number to begin with when the telephone number is clearly provided on Google. Residents who live on the property and have legitimate concerns are ignored in favor of out of town owners and investors. They make everything sound good on paper and promise the world during HOA meetings, but once those meetings are over, you as an owner will be totally forgotten and any attempt to communicate with this management company or get anything done will be like jumping over the Great Wall of China. They simply dont care.
I have been renting a townhome from Triliji for almost a year now and Ive had a very good experience. They reply to maintenance requests very quickly although luckily I havent had to submit many because their property is well maintained. When the AC stopped working one hot day they sent someone out and had it repaired within a few hours.Their office staff is very pleasant and helpful. As long as you are a good tenant, pay your rent and dont be disruptive then you will enjoy this property management company.
Loved living in my little townhome met some of the best people living there. Also loved working there it was very busy all the time but everyone was like a big family!!
We have rented from this company for over a year now. Very few maintenance problems turned in but are addressed within 24 hrs if not same day. We have always been treated with respect and attention.
This company manages a condominium site at 1500 Lake Shore. There are about 50 units. Some people are owners, some are renters. They have allowed some people in that do not know how to behave around others. My upstairs neighbors have a disturbed child who pounds the floor all day and night and even though I have complained, they have yet to take action. This affects my quiet enjoyment in the unit I own below. I will either have to sue Triliji and the upstairs neighbors or sell my unit. I think they are in cahoots together. Be aware they do not screen tenants well or require them to read the lease and act accordingly or be evicted. I lived in the California Bay Area, and if you did not behave properly, you would be evicted.
Would not rent from them even if it was my last option, horrible communication! Still in a dispute battle with them a year after I have left the property.UNPROFESSIONAL.
My experience with Triligy Group, has been nothing less than satisfactory! We purchased a condo through Lisa Monroe (VP), although extremely busy and wears many hats, Lisa has been professional, engaging, willing to comprehend in understanding her clients needs, flexible in fulfilling client requests in changes, easy to communicate with and just overall personable, fun & friendly! Triligys’ entire group from construction (Rolando and his crew do excellent renovation work), to maintenance/follow-up (Paul), office staff staying on top of clients questions/requests (Juana) and Jimmy (Pres.), have ALL been outstanding in customer relations before, during and after our purchasing process. I consider everyone at Triligy to be friendly, and willing to assist with one’s required needs. I would certainly refer family & friends to Triligy! THANK YOU to ALL, who helped in the process of making “Our Condo, Our Home”!
Fraudulently charged debts against me, while at the same time keeping the deposit and thinking that didnt cover it, theyre crooks
This has been the worst experience in my life dealing with the moving process. My husband and I left Texas after only two months of living there. We were told we needed to get someone in the house we were renting or we would be responsible for rent each month until the house was rented out. We found a couple that went through with the application process (as far as we knew). When I called for an update, Kristi (who we worked with through the whole process) said that the couple had backed out a few days ago. No one notified me of this or I would have continued looking for renters. After we finally found someone definitely going to rent out the home, we were not notified of any updates as far as the renter process or even if we were responsible for rent come the first of the month. My husband and I both have left messages for Kristi to return our call and no one has yet to return it. On top of everything, we were told that if we got someone to move in before rent was due, we would get 100% of our deposit back. Now we were told they are taking out 85% for leaving early plus a fee to clean the carpet (there were only two bedrooms in this home with carpet and in TWO months we had NOT dirtied the carpet). Just to add on to all the bad things about this company, the home we moved in to was full of the owners furniture along with a storage building that was also full. We were told before we moved in that all of these things would be moved out. We also asked again when we moved in. As imagined, it did not get done, so the two months we were in the house we were accompianed by someone elses things. Needless to say, Triliji group is a VERY unprofessional place to work with. If you can steer clear of this company, do so.
Absolutely the worst management group. Ive been apart of the HOA for 4 years and its been nothing but problems. Rude, unprofessional staff. Let this be a HUGE RED FLAG to anyone that may be interested in owning/renting any property that is associated with this group.
The management is awful! Anytime I call I get treated as insignificant and unintelligent. My appliances didnt work when I moved in, the apt was filthy, and my a/c was broken in 98+ deg weather. To which they suggested going to the pool to cool off while we waited 8 hours for someone to come fix it. Two days for someone to fix our fridge, which we lost all of our food $$. We couldnt set up our beds for two days because the carpets hadnt been cleaned since that last tenants and smell like urine. Thats just the short list. They simply do not care. They just want people to pay the rent.
They dont explain everything in your initial visit to discuss contract. READ EVERY WORD. And they rent out crap houses and do a horrible job maintaining them.

The only reason I gave this management company 1 star is because I cannot give it Zero. Upon moving in the townhome, it was awful inside.They said they would fill the holes in the walls, repaint, and haul off a piece of workout equipment prior to signing the lease. They did none of the above. The new tile floor was cheaply done and began cracking a few weeks into moving in. Maintenance requests are handled very poorly and at the leisure of the management company. The water heater and the refrigerator broke while I was a tenant. They never came to repair the fridge and after 4 days I had to buy myself a new one. The old one is still sitting out back next to that rusty bowflex. There was a leak that took 3 weeks for them to fix. Any call that is made to them is conducted very rudely and they speak to you as if you are incompetent. I have had better service at McDonalds.
This company is horrible; we have rented from them since September of 2013 through present (03/05/2015). When we first moved in, we listed a page of errors and fixtures needing attention to the residence. Of course we had been informed they would have workers come over and fix things. That was the worst thing ever. It has now been over a year of constant problems. broke pipes to 2 of 3 toilets; leaks on base of toilets, air unit had open vent which was a danger to my children, (we had to pay for a stray cat they refused to care for after its eye was popped out from being hit by the open blade in the unit) non closable vents, no grass, (our unit sits in the middle of dirt because they never replaced the lawn after the 4 attempts of fixing a leak that lasted over a year. We paid over 275 each month on water bills because they wouldnt hire a contracted plumber to fix the issue, nor did they assist with the bills. We had to pay over 400 for 2 other stray cats to be surrendered because i gave them a warm place to sleep at night. they have constantly charged us with fees. anything they did fix, was done incorrectly or needed to be redone within a few months. Weve had three leaks from pipes which caused our ceiling to collapse each time. The last time is what has made me finally write this review. We called begging for someone to come help as 3 inches of water had filled our childrens bedroom and leaking through electrical fixtures, the ceiling, outside of the unit from upstairs, water was everywhere. they sent someone over an hour later. He caught an attitude with me as i expressed my concerns, as the last time they repaired incorrectly caused my 1 year old to be admitted in the hospital with low oxygen levels and unable to breathe because of mildew and mold. They started patching the 12 foot whole immediately without it fully drying which causes more mold. When we called asking to see if we could move into the open unit next door, we were told to either move out or contact an attorney. bills paid up in full, no fees... nothing, and this is how we get treated? to just move out?!! with three children on poverty guidlines?!!! who are they kidding! and then guess what happened immediately after??? the ceiling collapsed (150 lbs worth) of sheet rock right next to my 1 year old playing. IT COULD HAVE CAUSED DEATH OR A SERIOUS BRAIN INJURY!! and yet we are still without a home and without our kids and no where to go. Have they offered us shelter?NO... have they contacted us since to see how things are? NO... HAVE THEY EVEN STARTED REPAIRING, NO!!! they dont care about our safety and not once have they offered to help the situation. this company needs to be investigated by the state, or needs to be out of business. they have rude RUDE staff and management, they dont care for their properties or tenants, nor the innocent children that play on their properties. they dont care for the deserted animals around their property that are a risk to our community; they do nothing but fine you with ridiculous fees. i would NOT recommend this company to ANYONE. ever. its a huge risk in which most likely you will suffer the consequinces.
