This apartment complex is decent, no major issues. I actually liked that they fine people for not picking up after their dogs.My only complaint is the office never returned my deposit when I moved out last year. I provided all the necessary notifications and my apartment was cleaned, but they never communicated why I didnt receive my deposit back. They kept trying to redirect me to the corporate office which never went anywhere.If they expect residents to adhere to a contract then they better be willing to do the same.

The apartment management are thieves. The management rather have the money than the tenant Jan - Apr there were at least 10 move outs because of the apartment management. Some by force due to bullying of the management and the other by choice because they would rather live somewhere else. The oversight of the community resembles a old plantation. Do what the boss says or get punished. They pick and choose favorites and don’t mind doing it publicly as the have channel 25 news Sylvia Villarreal and her relative Justice of peace Fernando Villarreal along with some local authorities in their corner. This place is not for anything other that show. To boost the ratings of the News station.

This community is not one that I recommend, they use foul methods to keep tenants in check. They will find any means to evict anyone they do not like mixing personal and business. I have experienced this personally as they used false documentation to evict me.

Didnt return my deposit, even after I cleaned the apartment well a week in advance of my move out data. Between living by bothersome college kids and people keeping up with the Joneses, I would not recommend this place.

Savannah and Celina are the nicest girls ever. They go above and beyond to help the residents. The property is well maintained and beautifully landscaped. Very friendly neighbors and pet friendly property.

If I could give this place more stars I would. They are so helpful here! The place always looks nice, somany friendly residents, and the office staff is quick and helpful. If we hadnt moved cities we wouldve stayed. The maintenance guys are professional and they know what theyre doing. They didnt over charge us at move out and when we moved in everything looked brand new because they take the time to make it look that way.

Quiet and friendly neighborhood. Management is extremely nice and responsive. Maintenance constantly ensures the property looks well taken care of.

I love living here! My apartment is really big even though its a studio and the appliances are nice and new. Best of all, all my maintenance request have been handled same day. Service is phenomenal.

I have lived at the Springs at Cottonwood Creek apartments for about 4 months now and I absolutely LOVE it! I have never met a more professional staff from the office personnel to the maintenance team. The staff is truly at the top of their game and the top in their field. The units are also some of the nicest I have ever lived in/seen. I have over two years in the apartment industry so I’ve seen a lot of apartments. One of the best things about this property is the neighbors! EVERYONE is so friendly and feels homely living within this community. If you are looking for an apartment in the heart of Waco, Texas this is the apartment for you!

I have been here almost a year and have had nothing but great experiences with the staff. I like other reviewers have experienced delays due to construction but for any potential tenant reading this please understand that the staff went above and beyond to ensure I was taken care of when repairs had to be done to my unit. The staff had a 2 bedroom fully furnished apartment ready for me to stay in, which included cable, internet, dishes, laundry, bathroom and cleaning supplies. All that was needed from me was relocating myself, my pet and my clothes for 3 days while they repaired my unit. By moving me to another unit I was not inconvenienced by the workers. They also protected all my belongings so they werent affected by dust and left me with nothing to clean. When I first moved here my original unit got pushed back 3 months. The staff notified me immediately and gave me several options as well as letting me know if none of those were acceptable they would ensure I had a place to stay even if it was hotel and would keep my things in storage. Please do not judge this complex or staff by a few bad reviews. It is clear that not all people understand that in building new construction some times there are delays. I assure you the workers dont want delays nor do the staff. As of me writing this almost all of the amenities are completed and are fantastic but realize if you rent an apartment that will have an amenity but currently doesnt it is irrational to then complain you dont have that amenity. If you want to live somewhere that the staff truly cares about you then this is the place.

This has hands down been the best experience I have had with any apartment complex I have ever lived at. Savannah and crew in the office are so easy to work with and have always had my best interest at heart whenever I have come in or called with questions. If a good management crew is something that is important to you when shopping around for a place to live, this place should be at the top of your list. 10/10 would live at again.

If you decide to move to this property which is a great place don’t move into apartment 714 .. I have green stuff growing on the porch because when it rains it puddles and there is nothing that the apartment can do about it... so like a beautiful day like today you can’t sit outside and enjoy.:( I have pictures but don’t know how to post them!

I love Springs at Cottonwood Creek! Im a single mid-20s resident and I feel totally safe here, which is one of my biggest priorities. All of my interactions with management and other property staff have been fantastic. The community facilities are well-kept, its a relatively quiet area, and any service/maintenance requests are always handled in a timely manner. My only small complaint is that sometimes, parking is limited. But other than that, I recommend this place to everyone looking for a clean and nice place to live in Waco!

I love the office staff and maintance guys. They are very helpful and very prompt. The people that live around here are very nice and finally got our gates working right. It is a very quiet place for the most part. And very pretty and they do things for their residences. They care about us.

Staff is very caring and efficient in every way possible. The complex is always clean and the amenities are great. I would recommend this place to anyone.

Beautiful property, great amenities, professional caring staff.After living in our home for so many years we were a little apprehensive about moving into a 2 bedroom apartment. But the design, living area and amenities are awesome here. The office and maintenance staff are efficient and professional in responding to our questions or issues (minimal issues since moving here). They will do whatever is necessary to make sure you have a positive living experience here. Ive even had a member of staff check my DVR was set to record a football game when I was traveling...now thats service. With restaurants and stores so close, it is the perfect setting for this chapter in our lives. We renewed our lease because this is HOME as long as we live in Texas.Thank you Springs at Cottonwood Creek for helping to make this chapter a positive one❤️

The best Waco has to offer! The grounds are well kept, the apartment interiors are beautifully designed, and the Community has really stepped up their game since the change in Management. Rebecca and the staff have taken care of any issues I have ever brought to their attention. As someone in the property management field, I can attest that the staff is diligently working on completion of the complex. Reasonably priced for the area and product! If looking to relocate, I absolutely recommend Springs at Cottonwood Creek!

Havent had any issues living here. The rare maintenance problems we have had were taken care of quickly. The staff is great and extremely friendly. They have events for everyone in the apartment complex about once a month. The gym is great and the pool is nice. Very dog friendly as well.

We have loved living here! The quality and value we are getting for where we’re living has exceeded our expectations! The pool and dog park are our favorite aspects of the community. They are extremely pet friendly and will even take our dog out or to the dog park if we are unable to get home. Our neighbors are very friendly and the maintenance staff is very helpful and responsive. What few problems we have ran into have been resolved quickly and to our expectations. Thanks Springs!

PICTURE PERFECT from the street. So behind the scenes we still have questionable concerns about our safety measures. NO working gates, No officer on the grounds, not even a security guard to keep order,but we now have a sign that tells us which direction to go in. Thats progress. Rest assure there is plenty of noise for the working man with rotating shifts. Sleep is a thing of the past, sleep deprivation is your new best friend, and the Disturbance is real. NO rules for all the skate boarding, random, unnecessary yelling & screaming up till 10:30 p.m. from the kids with no designated area. If you liked dodgeball as a kid, well your still dodging when they dart out of no where at LIGHTNING speed. This is an accident waiting to happen. If you like the noise of thick, heavy duty, lubricated sounding skateboard wheels hitting the concrete pavement over and over as tricks are being perfected, you are gonna love living here. Flying kites around a full and very busy parking lot instead of the grass, so maybe invest in a sign Kids play here. No rules b/c the office eventually closes for the day. This is interrupting my enjoyment of life b/c I need my sleep. If you want the feel of the skate park with ramps -you got it.2 stars but theres plenty of room for improvement.

Moved in a few months ago with my fiance and dog, its very lovely here in and outside the apartment. Theres a dog park that our Maltese loves going to and the staff is very friendly and professional.

The Springs at Cottonwood Creek is the nicest apartment I have ever lived in! The staff is friendly and attentive, and I never feel like a stranger when I walk into the Leasing Office with a question.

They have made it beyond difficult to pay rent now. Im not renewing my lease after this, this is so inconvenient for 3 people working...who NOW have to try to manage to come in at the same time to pay rent. I was thinking about staying but with kids running through the parking lot on skateboards and playing soccor and basket ball with little to no parental supervision in sight... almost being hit by vehicles, and of course who could forget the lack of a gate which we were told would be finished a year ago, a gate that was needed this summer which would have prevented the physical altercation that occurred at the pool by non-residents of the complex, over all not impressed, and the trouble is not worth what they are charging in rent, will be leaving as soon as my lease is over.

We have lived at springs for over a year and have had a great experience! We’d highly recommend this complex!

I really like to think the best of people but was very disappointed with my experience here. I was paying $1100 a month and had mice in my apartment. I was hoping they were able to fix the situation but it go worse and turned into a nightmare! I believe this could have been handled much more professionally.

We moved in Dec 2017 and have not had any issues....the staff has always been extremely helpful. Celina and Savana are always eager to help and quick to answer any questions. The location of the complex is ideal, close to the Central Market Place and a short drive to downtown and to the H-E-B on Valley Mills. We have a 3 bedroom unit and have been very pleased, plenty of room and great layout. The only thing I would change is the bathtub...wish it was a soaking tub...but that is just me nitpicking. The gym is great and has a free smoothie bar, which is stocked most of the time...the Wifi in the gym is not the best, if thats important to you. I plan on renewing my lease and would highly recommend to anyone looking for a new home. Also love how the units have a private entrance and are set up more like townhomes.

I have a better time volunteering at the senior assisted (nursing home). At least at bingo, theres a theme, social time, and refreshments (thats right all at the same time.) So if your looking for a place to live thats got that high energy atmosphere....Sounds like your looking for my grandmas place. Im not gonna lie, its even kid friendly!!! Kids here have to play in space pets havent yet claimed.(If you know what I mean) Pets get a pet park, 2 in fact. Kids NOTHING!!!! They play baseball in the parking lot. HOPEFULLY thats NOT your car that mysteriously comes up with a broken window, etc. OH BY THE WAY AS IF that wasnt enough theres NO courtesy officer. YOUD better be the cop. So hurry, these units are going fast!!!!!!!I GIVE THIS PLACE A QUARTER OF A STAR!!!P.S.--WIFI DOESNT REACH THE WORK OUT ROOM!!!!ARE YOU HEARING WHAT IM SAYING???????

Please do yourself a favor and DO NOT rent from this apartment complex. The manager has verbally harassed at least two of my neighbors because they complained about the amenities not being read when promised. I am paying $1400 and was promised a pool, 24/7 gym, dog park, garage, and fence around the property by the time I moved in and several months later none of that is done. The manager is rude the staff is incompetent. Very disappointed with the way everything is handled.
