I rented from these people for 3 years at Allen Place Apartments. Horrible experience.1) Move in: bring cleaning supplies with you when you move in, because the condition of our apartment at move in was disgusting. We had to spend hours cleaning the apartment to make it livable. See attached pictures for examples of the condition of our carpet at move-in.2) Maintenance: horrible. We had a broken air conditioner that blew the condensed moisture back into the apartment, causing extremely high humidity and this led to our stuff having mold and other stuff grow on it (ew). We ended up buying a giant dehumidifier that emptied between 4-6 gallons of water from the air a day (yes, I know that sounds unbelievable--we couldnt believe it either). Campus didnt fix it until nearly a year and a half of us living there.Our building also had a major ant problem, which Campus also never fixed. It was up to us to bait and trap the ants as best we could.Serious plumbing issues. Our washing machine broke, and leaked water all over the floor. This was during normal use. On two separate occasions, two of our upstairs neighbors appliances broke, leaking water all over their apartments, which then dripped down into our own apartment through the ceiling, vents, and fire alarms. The drain in one of our bathrooms sink never drained quickly.3) Move out: They took 90% of our security deposit. What for? Almost $1000 for re-painting the ENTIRE apartment (including doors), which only needed touch-ups from scuff marks that resulted from 3 years of us living there. An assortment of other random charges. They even charged us $22.50 for TIGHTENING THE TOWEL RODS, $15.75 to replace 7 door stops, and $12.50 for reattaching a fan chain. Absolutely ridiculous. Currently trying to get our deposit back, as the charges were unwarranted and outrageous (see last picture attached, on the right you see scuffs from our couch being against that wall for three years. That is the worst damage done to the property during that time).

Nick Rivas has been INCREDIBLE! He is extremely responsive and has been very flexible. My roommate and I greatly appreciate how he has gone above and beyond for us as we both needed an extended lease and were both moving from outside of Waco. I highly recommend him if you are looking for a place to live in Waco. They are incredibly honest and organized. Could not rave enough.

I don’t have internet although it was promised in the lease. The carpet was absolutely deplorable when I moved in and it is so bad my friend and I now how massive sinus headaches from whatever is in the carpet. I called just now about the WiFi, and they said that I needed to call “Grande” and to google the number. When I moved in they seemed bothered by my presence, and unfriendly. Totally unhelpful, and I am not looking forward to being over charged on my deposit when I move out based on the other reviews here. Acquiring an attorney now so that I don’t have to put up with their apparent illegal practices. I have absolutely detested living here and will URGE anyone to move anywhere else.

I can only assume the people with good reviews on this company did not have to deal with their move out process yet. During my two years of being a tenant with them, it was ok. not great by any means but I was a first time renter and didnt know any different. However, the move out process and especially dealing with what they try and take from your security deposit is an experience I would only wish on the same woman that made it so terrible, Elizabeth Walker. I had poor experiences with her my whole time renting, but she really showed her attitude when she was disrespectful toward my roommates and I when we were an hour and half late on moving out (which is our fault, but no one was moving in or cleaning until a week and a half later). She was incredibly rude from the jump and also threatened to forcibly remove us from the property (which is illegal) even though we already had to pay a $500 holdover fee because we were out by 2pm instead of 12pm.Once we received our security deposit, we were over charged by ~$550. They have so far resolved a few of the issues; however, are holding to charging us for items that are normal wear and tear and under Texas tenant rights are illegal to charge us for. fingers crossed that other avenues can help us and stop them from abusing the first time 18-24 year old renters that they usually rent to.My recommendation is to either try and rent directly from a property owner or one of the apartment complexes.

Their website says “baylor student housing run by baylor alumni”... well these are the 2.2gpa entrepeneurship and theatre majors who couldnt get a job outside of waco so they work for campus realtors and have no idea how to run anything. We called all of the internet service providers in the area and none of them said they could service us, but our literal next door neighbors got internet. They had no clue why and said screw off go use the library (thanks jarred @campus realtors). Thanks for your help campus. Covid-19 online classes and youre telling us to go to the library... great thinking.

I have leased with Campus for the past few years and they have been fine for the most part. However, I had a billing issue with my credit card, and one of the management personnel was extremely rude in the manner in which she informed me of the matter. Her name is Elizabeth, and I would highly recommend avoiding working with her if at all possible. Generally, they’re management is wonderful but she is absolutely the least pleasant person I have ever engaged with at Campus.Edit: I made this review a few months ago but I wanted to come back and say that Elizabeth is still employed at Campus and, by all accounts, is still being a rude, disgrace of a human being. If you’ve had any problems with her, I would seriously advise you to email Campus Realtor’s General Manager, Lance. His email is [email protected]. I emailed him about Elizabeth after my original review, and he said he would look into it, but clearly he needs a little bit more of a push to actually do anything. If enough of us explain to him how problematic Elizabeth has been maybe things will change. As it stands, I would highly recommend living ANYWHERE but a Campus Realty owned property.

Campus is a great company to rent from, and theyve definitely improved over the last 3 years Ive leased with them. They have a broad assortment of properties, and they are personable to work with. They are reasonable and have few fees, and a lot of their properties come at a real bargain. They generally respond to maintenance requests quickly and are easy to get ahold of. When reading these reviews however, keep in mind that Campus manages properties, when people put in the requests for maintenance, it is the actual owners of the properties that have to approve it. Finally, their online billing set-up makes it easy to manage payments and to keep track of who has paid. Overall, Id say that Ive had a good experience with Campus and feel comfortable with their staff.

The beginning of the rental experience is great. Once you start leasing from them it’s a nightmare. Do yourself a favor and rent from anyone else. They don’t care about you as a tenant. Only making a quick buck off you.

So I have rented with campus for two years now and I have never missed a payment. I payed my rent November 1 and I’m just now getting a call on November 6th that my rent payment never went through and that I had to pay all of the late fees. I am fine with this. My problem was that Elizabeth was completely rude to me the whole time! I was kind to her and responded well. I called my boyfriend crying and he ended up calling campus and again she was rude to him as well. If you have to deal with campus, make sure it is someone other than Elizabeth. So freaking rude I couldn’t believe it.Update: I am finally moved out and done with this company praise the lord! I have waited to do this update but if you are thinking about moving into their James Ave apartments, DONT!! The amount of nights I sat on my bed crying because of the bug infestation was insane. My cousin and I are extremely clean people and barely have any stuff. Our apartment was pretty much empty and I would sweep and wipe stuff down every day. Bugs were crawling in from under our base boards. I put tape on the perimeter of my room so that crickets couldn’t get in. It was just disgusting. I had to keep paying rent but I ended up moving out two months early because it was just so bad. Not to mention when we moved in, our AC was broken and our apartment was SUPER dirty so my cousin and I had to stay in hotel rooms the first couple of nights. We did not get our deposit back either.

Campus is a fantastic realtor company. It was really easy to find the house I wanted to stay in at a reasonable price. Ive been with them for 3 years now, and I havent had any issues. Theyre really straightforward and friendly in regards to the details of renting, late fees and rules for the lease, which I appreciate. They have a great website in regards to submitting any issues that arise in the house and keeping track of finances - which is great for large groups of roommates.I highly recommend Campus Realtors. Theyre friendly, helpful, and the systems they have in place are easy to understand and use.

Campus Realtors is always so quick and eager to help out my roommates and me. There have been several occasions that Campus stands out among the rest of the realty competitors in Waco. The staff is kind, hard-working and fun to work with, not to mention their strong Christian atmosphere. I would go so far as to say my Campus experience has bettered my Baylor experience. Best leasing company for student living at Baylor!!This is my second year leasing from Campus Realtors as a student at Baylor. Overall my experience has been excellent! The staff are very personable and welcoming. Most of the office staff are in their 20s and 30s and the majority of them are Baylor grads, making them easy to relate with and providing them with excellent knowledge of the student-living market surrounding Baylor.We had a problem with our wash machine my first year leasing from them and, when they couldnt fix it quick enough, they just gave us an entirely new one! The only issues my roommates and I have had with Campus ultimately ended up being because the owners were neglecting their property. As unfortunate as those scenarios were, the staff at Campus were as accommodating and helpful as they could be in the process!Thank you Campus Realtors for a great first experience with a leasing company! Look forward to doing business with yall again soon!

NEVER SIGN WITH CAMPUS REALTORS!!!! I have never made a Google Review before, but they were so terrible that I feel the need to let everyone know. Elizabeth Scott (tenant manager) is extremely rude and never treated me or my roommate with any respect or class. I would never recommend living here to anybody who I care about. Literally sign ANYWHERE else.If you care to know why, we had multiple false lease violations emailed to us in attempt to get us to move out early so the company would profit off another customers early move-out fee. We were charged $110 for not replacing lightbulbs (even after my roommate and I replaced them), we were charged $250 for fixing the mini-blinds that could have been fixed for $30 max, and were charged $2,000 (!!!!!!!) for carpet damage after they told us the carpet was going to be replaced regardless of damage, because no other unit in our complex had carpet. These people have ZERO business ethics. The upper management needs to change. Im praying for this company. 0/10 would recommend.

Ive lived in places managed by some of the other companies around campus and have had nothing but bad experiences. From day one Campus Realtors was already leaps and bounds better than anything I had experienced. The house was clean when I moved in and everyone in the office was very professional. The only issue I had the entire time I was living there was my ceiling fan motor went out, but I spoke with the office and they had someone out there to fix it in just a few hours. I could not think of anyone better to lease from!

Having dealt with many abusive and shady landlords in Waco, first as a student at Baylor in undergrad and then later within the community as a lawyer, I am particularly grateful for the quality of service that Campus provides and I am personally appreciative the professionalism and levelheadedness of the general manager, Lance Summey.Lance and Campus as a whole were helpful and attentive when the owner of my apartment wanted to sell the property I was leasing and later, when a roommate abandoned the lease. In all of my dealings with Campus, they have been fair and honest–a true rarity among Waco landlords.

Reasonable people. My credit card was stolen and the payment that i made to the company prior to the theft was cancelled without my knowing. The company understood and straightened out the issue like adults without attempting to add a late fee(most importantly) because i had no intent on the payment being late.

I have lived with them for two years, and I have struggled with their service. Upon move in, we found that the unit had not been cleaned. After calling Campus they came and saw the unit and called in another cleaner. Since then, I have lived at the same property for two years. We have had several things break, some more than once: the microwave, the dryer, the AC, and the dishwasher. We have had issues with drainage in the home, and we have reported foul smells and mold coming from the pipes. Overall, the home has not been well kept. There is a large bug problem, including an ant hill embedded in the back door, and the owner of the property has a tight budget. Our most recent problem included a broken AC in which maintenance did not show up to my house until 47 hours after I reported the problem. Two staff members from campus came to my home to apologize and try to work the issue. I appreciated their honesty about where communication had failed, but the problem was still very frustrating. I know that this company did not set out to lease poorly kept homes, but this is the experience I lived. I would hope that in the future Campus does more to maintain their properties so that they are in good condition for their tenants.

I would give less stars if I could.From moving me into a roach infested apartment and charging me for exterminating then myself when they failed to do so, all the way 2 years later to charging me a full months rent when they insist I move out on the 20th.. Campus has been an absolute pain to deal with.It’s sad that they choose to run their business in a legalistic manner and completely overlook customer service.

Extremely UNPROFESSIONAL and DISORGANIZED. When I moved down here last August I was informed my apartment wasnt ready in time. They waited until a few days beforehand to inform me of this. Additionally, I would have various agents contact me via text. When I responded, sometimes I wouldnt receive an answer for literally months. I would also occasionally receive conflicting answers. The icing on the cake was them being unaware my lease ended until after expiration. I never received a renewal form (as is customary), and was told I had to vacate immediately. I told them that I spoke with one of there agents (via text of course), stating I had the option to stay longer (extending from 10 to 12 months). They ignored this, and told me what was on the lease matters. Lesson learned! I would not recommend working with this business unless absolutely necessary.

I have never had an apartment management company that has been good. Campus is different. Every single problem I’ve ever had, they’ve fixed immediately. When we had a bit of an issue with bugs (from the change of weather), they immediately sent out pest control and I haven’t had a bug problem since. When my refrigerator went out, they sent out a guy same-day and then replaced it with a brand new refrigerator. Elizabeth and Hannah are extremely respectful and provide wonderful customer service. I renewed my lease and couldn’t be happier. I wish every company was like Campus.

I am extremely impressed with Campus Realtors. I have rented many apartments in Houston, Dallas, and Waco and I have never worked with a company I trusted so much.My first impression of this group is that they are friendly, fair, and not out to take advantage of their clients. My boyfriend and I were in a bind a few months ago because our lease (with Waco Loft Living – I don’t recommend leasing from them, btw) was ending and we needed a temporary place to live while we were searching for jobs outside of Waco. Basically we needed a month to month lease but no one would offer anything less than a three month lease. We tried five different companies and they all said no…that it was against company policy. My boyfriend went into the Campus Realtors office, explained his situation, and they promptly said “sure we can work with you”. We were able to get a great place for the time period before it was scheduled to be leased again. Basically that gave us about two and a half months to find a job (which we were able to do in about one month). And the best part is that we didnt have to pay a bunch of extra money because we had two more months in a ridiculous lease.We lived in the Hunt Club apartments which were great. Granted they were older and the kitchen could use a little bit of an upgrade, but I really enjoyed my time there. When we moved in there was already a new washer and dryer (which I loved) and the place was extremely clean. The water heater needed to be replaced pretty badly and so we went and talked to Campus Realtors about it. They said sometimes it can take a couple of days to get the owner to approve the replacement of such an expensive appliance, but they would go ahead and do it and get approval later. We had a new water heater the next day! Amazing!! For students who are new to the rental experience I highly recommend Campus Realtors as well. They make renting easy and they are not aggressive about payments. Just really nice, friendly and honest people.

This was one of the worst experiences I have ever had. Their care for their customers is well below any sort of average or normal standard and can be very upsetting when trying to solve issues of any kind. I would not recommend using this company because any sort of resolution is very hard to come by. As an example, I waited 2 months to have a $94 charge refunded and was denied the access to speak to a manager at any point. After all was said and done, they denied me my due refund and told me the situation was unique.At the end of the day, they cost a bit less than most places around but you get what you pay for: Not a lot.

Worked for Campus up until last year and cant speak more highly of the staff! I have never been on a work team that is more committed to each other and to growing and improving each day. The amount that they have improved and grown the last couple of years is a testament to their commitment to always get better. Being in property management, a million things will go wrong, so it is understandable that other people have had things go wrong that can be very frustrating. And not saying every situation is handled perfectly every time, but from the inside I can say this team does everything they can to take care of their tenants. Sometimes they are in a spot where they are at the mercy of a property owner, maintenance company, or the city that can slow things down, but they definitely do their best every time. I firmly believe that this is the best property management group for any student/young adult in Waco, and also an incredible place to work!

Lazy staff, went in to talk to them about renting my property. They were all sitting down in the front lounge area, looked annoyed that I walked in. I asked about rental property management as I am looking to rent my current home out in the next month or two. I got a huffy question about where my home is located and when I told them they seemed even more annoyed and told me they only deal with property in a certain area (my home is less than two miles away). I was given a card and told to email the guy to see if they would even manage my property. If this is the way they treat prospective clients I can only imagine how they treat tenants and I want nothing to do with them for my sake as well as my renters sake. I will go with a company that cares and will work to make their money by taking care of owners and tenants.

Nice people, but we really came to an impass over an Air conditioning breakdown. On the second night without a/c the temp in the 1930s wood frame house with all windows painted shut was 86 and climbing. Their repair person had already been there and was in the process of diagnosing the problem. We had to go to a hotel. They refused to allow us to deduct the hotel cost from that months rent because we did not get it approved during office hours. We couldnt get that approval because it wasnt determined that it wasnt fixable until after hours. We left a message on their voicemail that we were headed to a hotel and would deduct the cost from our rent- no reply until the next month when they said we still owed the difference. Not a fair way to run a business. VERY dissatisfied.

Do NOT rent from Campus Realtors if you can avoid it. I’ve never dealt with such an unprofessional business. To exemplify my point, let me give you a few examples. At one point our oven door was broken, Campus called in a repair man, to whom we paid over $400 in cash. A week or two went by and we didn’t hear anything, so naturally we contact Campus. They had ZERO record of the repairman that came to our house. They couldn’t give me a name, or a company. How does a business lose record of a repairman, who’s entering a tenants home, AND WHO RECIEVED CASH TO FIX THE APPLIANCE? Outrageous. Another time, our washer stopped working so I put in a maintence request. A month went by, and Campus still had not responded. It wasn’t until I put in a second maintence request that someone actually came to fix it. Lastly, we were told upon move out that we would be charged for not replacing light-bulbs, even though we had put in a maintence request multiple times explaining that there are wires shorting when we plug in more than 2 lightbulbs in our ceiling fan. Campus is a completely horrible and unprofessional joke of a business. Not to mention the extremely rude staff who treats you as if you’re beneath them anytime you speak to them. Don’t be lured in by their cute properties, you will regret it in the long run.

These guys will charge you for anything. I almost got charged for oxygen. Thats how cheap and greedy this realtor place is. Also we had cops in all the houses for a drug inspection. You basically dont even feel comfortable in your own home cause random inspections and people are in and out the house. On top of that we got charged extra for damages before we moved in. Garbage. I honestly dont recommend this place at all.

By far the ABSOLUTE WORST realtors ive ever dealt with. We moved into The Pointe in August, which was supposed to be a gated 8-house complex, which we chose specifically because we have dogs and didnt want them running out in the street. The gates were left open and unfunctional til about the end of October. We told them we had pets when we moved in (in August) and nothing about a pet deposit was mentioned until April, when they said a pet was noticed and slammed us with a $500 fee and demanded it be paid the next day or the pet be removed, quite the request for a working college student.We also paid $2400 for a deposit before we moved in and just got only $155 of it back to split between the 4 of us, when there was very minuscule damage done at all to the house. Not to mention they charged us absurd amounts for small repairs, $65 for a door stopper, $165 for a rubber weather strip for a door, $325 for cleaning after we made the place nearly spotless, $325 to replace a laundry room door that only needed one spring, and several other ridiculous repairs.Also, it sometimes took them weeks to fulfill a maintenance request, and the people in the office were not friendly or helpful in the least. If I could put 0 stars I would.

Do NOT sign a lease with Campus Realtors!!! The office is staffed with a bunch of 25-year-olds that know nothing about how to run a business. The customer service is terrible and the response time for maintenance requests is ridiculous. My first week, the apartment was infested with maggots, and the offices response was that they did not exterminate for maggots. They did nothing! The outlets always went out and the AC/heater was not reliable. My apartment space was without heat for 2 weeks in the dead of winter. We called about AC issues 5+ times. Upon turning in my key, I was told deposits were returned 2 weeks to 1 month after the turn in date. For a month and a half after, Cameron gave me the run around. At one point he said they were not obligated to return it but that they wanted to. It took threatening him with a lawyer to have my deposit returned to me. I have never dealt with such inexperienced and insensitive individuals. I would not recommend leasing from them. They do not care about their tenants.

Slow response time on maintenance requests (these can average anywhere from 2-3 weeks for small fixes & 1-2 months for larger ones). I have many friends that work in the office, and staff is friendly, trustworthy, and accommodating.. but the system Campus has for managing many of their properties seems ineffective (as can be expected of managing offices that go through a separate property-owner for approval on fixes & that dont have an in-house maintenance staff). There were a few issues with the house upon move-in (i.e. carpet still smelled like dog of previous tenant, broken AC in one room, ceiling-fan/lights not working, broken door-locks (or deadbolts w/ no keys). I moved from a complex across the street run by different management (that owned the property & had a full-time maintenance staff) & things would be fixed the next day if not the day of.. even floors & plumbing. Staff are limited in what they can do maintenance-wise, communication often stops at the landlord. Regarding the Bear Creek property, there are many pros that you wont find for the cheap price anywhere else.. such as: exterior security cameras, a gated-fence, and very large rooms & living room. Also, there are individual bathrooms, exterior-storage closets, walk-in closets, & garages for each unit.

My experience with this company was frustrating and altogether unpleasant. I leased with them for 2 years. They repeatedly tried to double charge me, threatened to confiscate my pet (who was paid for and on the lease), sent people into my apartment without my consent, refused to install security features or fix a mold problem caused by their A/C unit, and when it was all said and done they declined to give back my deposit while failing provide any of the required documentation for keeping the deposit.I would not recommend leasing Campus Realtors.

So many things to say, so little time. I really had high hopes for Campus, especially since so many of the employees are Baylor alum. Quickly, I realized that many (not all) of the people working there are not cut out to manage tenants and in fact some of their business practices are appalling. No one answers the phone before 10am, during lunch hours or even 45 minutes before closing time. Second, when they say that they will get back to you, because no one actually gives you a straight answer in the moment, theyll never actually return your call. One particular front desk employee (I will refrain from naming her) is one of the rudest and most sarcastic people Ive come across in a long time. It doesnt seem like leadership has a great grasp on how successful businesses should operate.Week one: Moving into my apartment (which was a fairly new unit) my roommates and me had to deal with mice (or just one mouse) for more than two months.Essentially, Campus claimed that they were doing all they could after we pretty much harassed them about the critter chewing up carpet, clothing and even food in our pantry. Finally,we all went out and bought old fashioned mouse traps and were able to solve the problem ourselves.Another issue that keep me up at night was the fact that random people would come through our apartment for selling tours. This wasnt a huge issue per say, because we had an agreement with Campus beforehand, but the number of tours was totally unexpected. On top of that, many times I would return home to find lights throughout the apartment left on. Our electricity was extremely high each month, +$200 many months, and we didnt appreciate this inconsideration.Really the straw that broke the camels back was our issue with Campus returning our security deposit. After moving out of the apartment in May (2015), my roommates and me were self assured that we would get the vast majority of our $1600, if not all, deposit back. Instead, Campus came up with a laundry list of absurd charges that infuriated all of us and even our parents got involved. To make a long story short, we had to threaten Campus with legal action to prevent them from taking almost 2/3rds of our deposit. One of the owners had us go through their in house lawyer (who was a responsible guy) just to be able to negotiate. The ordeal took 2 months. I was utterly shocked and saddened that a Christian ran business would tip toe and such unethical lines.In summary, write down every single little detail on your inventory sheet or they will attempt to steal money from you. Dont be afraid to demand a response and some immediate action. Lastly, shop around and question previous tenants before you sign your life and money away!Love,- A disgruntled former tenantp.s.
