We only got to live there less than a month because we got approved for a home, but it was an awesome experience. Staff is super friendly, pool and amenities are amazing. Great experience waking up and going on walks on the trail right next to them with my girlfriend and dog.
I am forgetting about my terrible memories with the previous apartment. I move in 2 month ago and Entrada is one of the best places. Quiet, clean, and pretty. Leasing office is very helpful and kind. Maintenance, sometimes, takes time to fix the problems but after I made a call, the leasing office quickly handled the issue. My friends, who know how terrible my previous apt was, congrat me that I found such a great place to live. What else can I say?

So disappointed. My A/C went out on Tuesday afternoon, I was told someone would be in Wednesday morning to fix it. Here I am Thursday being told it’ll be one more day. It is as hot outside as it is in my apartment. Management not really willing to help me, just telling me that they’re sorry, it’s an inconvenience. You’re not the one sleeping in a 83° apartment with a cat and a dog. I get businesses being unable to come in but try to find someone else or be quicker about offering a portable unit so I can at least stay comfortably in my apartment. Horrible way to end my lease. Disgusted it’s been three days of this. Will never come back nor recommend someone move here.
Im moving soon after 5 years here, only because I bought a house. Its been the best apartment experience Ive ever had. Im in an old unit not yet renovated, which is not ideal, but the management and maintenance has been excellent. Always pleasant and helpful, and any issues Ive had were promptly handled. I dont recommend the unremodeled units, but the renovated ones are very nice. The grounds are lovely, the location is perfect, it feels safe, its quiet, and Ive never had bad neighbors. Im a little sad about leaving actually because Ill miss seeing all the improvements the new owners are making!
I have lived here for 7 years and through many property management groups. This by far is the best one!! The last 2 management groups were especially awful so they have had their work cut out for them to improve the property and relationships with the residents. Always available and extremely friendly. Working hard to upgrade the complex to luxury style. Service requests are prompt and followed up on. Really engage with the community and communicate any necessary alerts. Have a convenient app to pay bills, put in service request and reach out to everyone.
DO NOT LIVE HERE. Ive lived in 6 different apartment complexes in Tucson and this one was by far the worst place to live. First off, the walls are extremely thin. I could lay in my bedroom in silence at night and hear the conversation occurring in my neighbors apartment crystal clear. They would be talking at normal volumes and I could still hear what was going on next door clear as day.Our move in experience was extremely difficult. It took months to get a key to the gym, laundry room, and pool. The leasing office staff never knew how to fix a problem, every employee I interacted with was temporary and used the excuse of I normally dont work at this location, so I dont know.Upon signing our lease, we were promised a washer and dryer within the apartment but we received a washer/dryer combo upon move in. This machine would take roughly 5 hours to complete one single SMALL load of laundry. Not only were we extremely upset with this, as we expected a normal washer and dryer as promised, but they didnt even have a key for us to access the community laundry room. Another surprise to us upon moving in was having only one window in the living area. Our apartment was extremely dark and depressing.We barely actually stayed in the apartment due to the thin walls and all our frustrations with the complex. My roommate and I are both nurses, so we both worked long hours and were hardly at the apartment to begin with. We ended up sleeping at parents houses and friends places, so the apartment was barely lived in, yet they took almost our entire security deposit for reasons unknown to us. Every month, our rent bill was always more than we expected with hidden fees thrown into each bill. Whether it be a service fee of 30+ bucks just to use their online rent payment system, or a sudden unexpected hike in our water bill, there was always some unexpected charge every month. It was useless to contact the office to inquire about these charges, because of course, nobody that worked there knew the answer to anything.The sprinklers were on in the complex for at least half the day every single day and they would flood the sidewalks, making it impossible to get to your car without being soaked. We would have to take ridiculous detours to get to our cars without getting wet. They had landscapers come in and work on the complex at very early hours of the day, and due to our extremely thin walls, we were unable to sleep/hear ourselves think due to the noise. This is why we chose to sleep elsewhere.We paid a fee to end our lease early, and I would highly recommend people to live in any other apartment complex in Tucson over this one. The only perk of this apartment is the location, but the location is not worth the trouble of living here. The staff werent helpful at all and never knew the answers to any of our questions.If you want a recommendation, go live at Park Place Apartments on Oracle and Orange Grove! I lived there prior to this place and it was a wonderful place to live.
This place amazes me every time. I moved in a year ago and this is one of the best complexes I’ve lived at. About a year ago I was able to receive a new job offer out here but had 2 days to find an apartment. This place fit the Bill with driving distance and was close to my other amenities. If I could give entrada more than 5 star I would! Staff is beyond caring, the maintenance is always on top of repairs, and the complex is very clean. I would recommend this place for anyone.
Been living here since November and so far it’s been great. Staff is very accommodating and helpful, especially Maria. I got a renovated unit and utilities are very nice and the place was very clean when I moved in. The pools are great and it’s nice to have a gym and laundry facility too. The other residents I’ve encountered are friendly as well. Any maintenance requests I had were taken care of without a hassle which was very nice. Definitely recommend living here if you need a place.
The team here at Entrada are simply amazing. I am relocating from CA and Maria helped me every step of the way. Even when I ran into a bump in the road with deciding where to relocate she and her team worked with me to make the best decision. The property offers some great amenities and the complex is really nice overall. A thousand “thank you’s” to this property and their management team.
I was very please to have a tour here, I was impress by the new management company right from the start. Maria Valenzuela greeted me and was very knowledgeable with what they had to offer, she answer all my questions and concerns I had. She showed me the Model apartment and I felt in Love as soon as I walked in, I was able to tell that management was on top of maintaining the inside of the apartment as well as the landscaping of the property. I have been living here for the past 9 months and it has been nothing positive vibes from the community to the management. They are very helpful. If any breaks that fix in a timely matter. I honestly have no complaints
I moved in July 2020. The place had some issues but since the new management has come in, everythings much better. Work orders are getting done and I no longer feel like Im being a bother by going into the office. New management is great, public areas are kept clean, and everyone is very friendly.
Great location! Loves the farmers market next door every Sunday. They have huge trees here, very rare to find places with big trees in Tucson. If you like hummingbirds, put up feeders and they will come.

Very unhappy. Been an excellent tenant paid every month even during the Covid closures they were paid on time. I was Very upset with previous management and was ready to move out, but the new management team went out of their way to assist me in my transition. I was not given any freebies but they went above and beyond to address my concerns. I’m quite happy with the treatment and decided to stay longer. They are absolutely listening to their residents. Its a non-gated community without monitorsThe complex is open to the neighbor but theres no video camera. If you have an accident, nobody knows and no evidence could be provided. I unfortunately have a car accident at the parking lot in front of the leasing office at noon. They dont even have a monitor in front of the leasing office/at the entrance. Its not a safe place.
You get the Foothills location without the pricetag. Lots of sweet amenities, SUPER pet friendly, just an overall pleasure to live here.

Maria (the Leasing Manager) is very helpful. She took time to explain each part of my lease before I signed it. She also asked if I had any maintenance issues. I mentioned that there were several plumbing problems which she wrote down. These issues were fixed in the next few days. This has been my home since 1994 so I think Ill stay for a while.

This new management is like night and day from the previous management! The employees are nothing but professional, kind and helpful. I was lucky to talk with Maria, and she was so informative and personable- I cannot wait to move into these apartments! Not to mention, the amenities...truly the best amenities I have seen in an apartment complex. The cycle room is my new favorite! Everything is clean(which is very important these days) and new! Location is more than ideal- Rillito River walk, Trader Joe’s, La Encantada and many restaurants near by.

Entrada apartments: in response to your comment I have tried calling. I call and call and in the 6 months Ive lived here I think youve answered the phone twice. Ive had wonderful experiences with Melissa but the rest of the staff is rude, unhelpful, and has no idea what is going on. Ive been waiting for the gym to reopen and while I understand that the initial closure of it was out of your control, it has now been over 3 months and there is no sign of it opening any time soon even though almost every other gym in the city has reopened. Additionally, I have reached out multiple times about the hot tubs being cold and have not received any kind of assistance. Im not sure how you can charge $30 a month for common area maintenance fees if half of them are closed and you dont maintain the others.
I have lived here for a little over a year, and am quite happy. The amenities are clean, the complex is safe and maintenance always solves my problems efficiently. The appliances are definitely old, but I think the apartments are a good value for the part of town youre in. The apartments are right on the river walk and a short drive to La Encantada. I wish the management would decide to recycle; in this day and age, there is really no excuse not to. Hopefully, they can change that! 12/29/17 Update! There is recycling. Hooray!
Management is a joke. Switched management literally one day before months end and now rent can only be payed in person through a check. What the heck am I supposed to do when I work all day and dont have the luxury of being off when their office is open. Called and tried to speak to someone in the office and got told Sorry I dont work here anymore, I cant help. Had to take off time to go to the office and actually speak to someone. What a joke. Rather pay this amount of rent for a place that actually respects its tenants. Dont waste your money here.
I’ve lived in this complex for almost a year. They’ve worked with me as the transition was very difficult. The team here really helped out when it came to working with me during COVID-19.Maria has gone above and beyond to help me out. She not only gave assistance so I can renew my lease, but also offered assistance and recommendations on alternative places just as suitable. True definition of hospitality. No matter the outcome, I’ve been fortunate enough to be helped by some amazing people.

Im in the military and moved to Tucson with no problems because of Entrada Apartments. They were helpful over the phone through all the COVID activities. Ms.Maria and Ms.Victoria were helpful every step of the way and I do appreciate that. Give this place a shot. It has shopping centers, restaurants, etc in less than a 5 min drive. A good gym and a Riverwalk path in the back. Thanks again for yalls help.

Entrada is a nice community and has been a great place to live. The new management is responsive in helping their residents. The grounds are clean, and many of the updates that were left undone by the last management company are now being completed by this new management company. The most unprofessional experience ever. Took over a week and a half to “get approved”. They have false advertising. They told me rent for a one bedroom was 875.00$ and when they sent me my cost sheet it was well over 1k! I emailed them and asked why the price jumped and they never responded. For a business that assists people to help rent a home, absolutely terrible! I worked with someone named Jaime. Poorest communication skills. Didn’t know what she was doing. I wouldn’t recommend this place to my worst enemy. 0/5 stars.

I do Uber is delivery to this complex several times, and their numbering system is awful. There is no logic to figure out how they numbered each unit, and residents here always assumed you know where they are and you can fly to their home in speed of light. It always takes me forever to find a unit and it lowered my hourly income from $22 to $10. I would never deliver any meal unless the leasing manager here is willing to renumber rooms, or put a map of units at the entrance of the complex.

Ive been a resident here for 18 months, during which time management and staff have changed (a few months ago). This isnt a review of my experience for the past 18 months, but a review of my current experience. Ive lived in both the older- and newer-style apartments. The renovated units are well-worth the increased price.This is a challenging time for corporate entities to balance the needs of their staff and of their clients – in this case renters. When I needed to upgrade from an un-renovated to a renovated apartment, the staff – both in the leasing office and on the maintenance team – worked diligently and quickly to meet my needs. No process like moving or leasing an apartment is without speed bumps in the road, but Ive had about as smooth a ride as I think possible.Im very satisfied with both my apartment and the work continually done by Entrada staff.
This is a very important suggestion. Be sure to read it patiently before you decide to move into this community! When I wanted to write a comment for this community, I found that they deleted all the original comments on Yelp, and they also changed their names. I feel really disappointed. This kind of unethical behavior to deceive consumers is unacceptable to me. I lived in this community before. I lived for a year and paid my rent on time. When my lease about to end (3 months left), I told their leasing office to renew the lease and change to a 2b2b apt from 1b1b. Their staff told me that I could sign a new lease agreement and pay the deposit in a week.A week later, I asked their staff, and they told me that I had to wait for another week. I asked them once a week until the fourth week they told me that the apartment I want (2b2b) was rented out. If I want to move out of this community, I need to tell them 60 days in advance, but I have already passed this time (cuz they ask me to wait for like four weeks!), so I may have to pay one extra months rent (very expensive). I found their leasing office again and told them about the situation. Do you know how they responded? They said, Maybe one of the employees rented that apartment out, I dont know…; sorry… yeah….. They dare not admit what they have done? I think they need to change the way they manage their employees. I cant do anything, nor can I sue them because I dont have any evidence, but I dont want to pay extra money because this is not my problem. So I left immediately after the lease ended (I left without their authorization and did not pay any additional money because it was their fault, but I left my deposits to them). So Entrada give my personal information (birthday, phone number, SSN, everything you can imagine) to the debt collector. These collectors will try everything to find you (find your friend, family to ask about you). No matter where you are or how many phone numbers you change, they will always find you. You have no privacy in front of the collector. This situation had a significant impact on my life, and finally, I was forced to pay their money and also paid high interest! All in all, the environment in this community is good, but if you decide to live in, be sure to read the leasing agreement carefully. When you need leasing help, be sure to collect the evidence you need just in case, dont fall into my situation. When I moved in, I regarded this place as my home, but the last three months made me very tired, like fighting with leasing. I was tired, but finally got rid of them (pay them)—a final reminder. Remember to lock the car door and the door, because my friend was stolen while living in this community. Good luck!
Terrible Experience living here this year! I moved to this complex about 2 years before it was bought out and renovated. I actually had a pretty good experience with the complex before it changed ownership. But when I moved into one of their upgraded renovated units, things went sour very fast.As all the other reviewers are saying --- Management currently is one of the absolute worst I have ever experienced. No follow through on call-backs, little to no empathy on concerns, and often can be downright rude and disingenuous.Maintenance problems are especially the worst experience here. Simply stated --- I HAVE NOT HAD A WORKING WASHER/DRYER FOR OVER 2 MONTHS! .... Management has refused to escalate or do anything to remedy the issue but make false excuses. Im paying over $900 a month to live here and still have to take my laundry to a local laundrymat each week.I strongly advise tenants to avoid this property ---- it really has been an awful experience for me and definitely one of the biggest rip-offs Ive ever encountered. I am finding there are many other local complexes in the area that offer a better experience for the same (or even less) price.
This apartment complex is horrible. When we moved in the place had not been cleaned, doors were off their hinges, for the first week out stove didn’t work. We asked them to have maintenance clean the flute for the chimney before we used it so we didn’t cause a fire and it took them over a month to set up an appointment and after they did they didn’t even tell the company coming to do the cleaning what the address was. Communication was less than ideal with emails not being returned and when they said they’d call back they never did. I would not recommend renting here unless you’re ready to deal with a ton of problems
Super unprofessional. The ladies in the office never answer the phones and they are super rude when you come to them with a problem, they just dismiss you. They’ve changed management a couple times in the few years I’ve lived here and they just get worse every time. Apartments are not worth the cost or frustration!!! Do better.
We just moved in and so far so good. The leasing agent Ida is a sweetheart and will make your move as easy and fast as possible, some minor things here and there with the apartment itself but when I told mantience they got right on it and ordered the peices needed to fix my ac. Its in a great part of town with amazing neighbors. I would recommend this place to everyone and if this review helps and gets you interested make sure to speak with Ida at the office she will answer every question you have about the area and make your move stress free.
Pros: Well maintained complex, safe, decent community amenities, friendly neighbors. The updated apartments have the look of being modern. Pet friendly complex. Maintenance responded to issues pretty quickly.Cons: The apartments are newly renovated, but they have the cheapest possible finishes. For example, the kitchen cabinets and bathroom cabinets still have very old internal cabinets, but they slapped new cabinet doors on the outside. The hard floors and the carpets are pretty cheap. They didnt replace the washer and dryer in units with a washer/dryer, so youre stuck with whatever was in the unit, which could be decades old.The late fees are exorbitant. $125 extra if you pay beyond the 3rd of the month but they repeatedly did not post the rent to the online billing portal until the 2nd of the month, so it could not be paid online until then.Most importantly, I have concerns about the credibility and honesty of this management company. I decided to stay an additional month on a month to month basis as I waited for my next housing arrangement to be finalized. My lease stated the rent would be the current market rate plus an additional fee of $200. The management company increased my rent $333 plus the additional fee of $200. Despite giving notice of my intent to stay for an additional month, there was no notice of the increase in rent. When I asked the justification for an increase in rent of $333 per month in a global pandemic, the company was not able to provide one. To their credit, they did remove the additional $333 fee, but only after I went to the office and talked to the property manager.Because I moved out mid-month, my rent should have been pro-rated. Instead, the company charged me the full months rent on the online billing portal and only provided the pro-ration when I requested it. The stated reasoning for this was that people often stay beyond their planned move out date, but it seems inappropriate to bill residents for a full month when they have indicated they are moving out prior to that and are no longer under a lease. I wonder how many hundreds or thousands of dollars the management company has gotten from people who werent paying attention to this.Finally, I had issues with move out fees. The management company did not refund my $150 pet deposit. Only after I reached out to them on 4 separate occasions, once by phone, three times by email, did I get a response. It took them almost 2 months from when I moved out (6/14) to send me a bill (8/11) despite being required to refund the deposit or provide notice of fees within 14 days. In that bill, they charged me $350.77 as an opening balance without an explanation for it. They then charged me $75 for a unit cleaning fee, despite the unit being much cleaner when I left than when I moved in. They charged me $50 for carpet shampooing. They charged me $30 for replacing 4 drip pans despite the fact that I never used the drip pans--not once. Finally, they charged me for utilities from 6/1 to 6/26 despite the fact that I moved out on 6/14 and had given the proper 60 days notice.I immediately followed up on these issues via emails to both the manager and the management email on 8/11, but I have not received any response. Not only was I charged for drip pans I did not use and unit cleaning when I left the apartment much cleaner than when I moved in, but they also charged me more than provided in the lease for these fees. The drip pans only should have been $25 according to the lease, but they charged me $30. The carpet shampooing fee should have been $45 according to the lease, but they charged me $50. There was a $150 pet redecorating fee charged when I moved in, but they did not provide any evidence it was used to offset the cost of pet redecorating, so it seems like just a fraudulent mark up that they arent using for the stated purpose.In summary, the complex itself is fine, but my experience with this management company is that they will try to rip you off in any way they can and will not respond when you call them on it.
This place is horrible. My boyfriend and I lived here for 2 years. The people in the office are never there, if they are there they are clueless with everything going on around them. They also tend not to wear a mask despite it being mandatory in their building. We were unaware that you have to give a 60 day notice before you move out (even though our lease ends on the 3rd of August) so the woman at the front desk said that we needed to pay a 250 dollar community fee. She made sure to tell us that we wouldnt have to pay the full month of rent. We come in today and now they are telling us we have to pay the fee as well as the full month of rent. That there was nothing they could do. Dont move here, there are so many better places in Tucson than Entrada.
I love the Entrada life style...it has a resort feel to it, and the best sunsets ever coming from the river walk. Maintenance and office staff are wonderful and quick to help. Lots of trees and very dog friendly! Its also very safe.
I lived there for 1 year and they charged me to repaint the apartment, when the apartment was spotless after I left. When you finish your lease and move out, they tack on a bunch of fees that they add “to their discretion” DO NOT USE
This is the best place to live as they have the new staffs in. A year ago, the office staffs were AWFUL!!! That’s probably why we got new people!!! YEAH! Maria was the one helped me out for new lease. She is new here but really try’s her best to help us. Great staffs!
Run far away. Loads of issues with management and the unit quality. Dont be deceived by the shiny new appliances. Thin walls. Leaking roof. Door knobs falling off. Washer/dryer is terrible and does not clean your clothes. Had to line dry all my clothes anyways. Excellent location but not worth the headache.Note: Breaking your lease requires 2 months notice + 2 months additional rent + return of any concessions. This is a lot of money, FYI.

I visited a lot of apartments looking for everything I wanted, non of the staff at any other complex was as nice as Ida has been, she is incredibly helpful and got me into the perfect place at Entrada. She has stayed in contact and kept me up to date threw out the whole moving experience.

The complex is one of the more well maintained facilities in the Tucson area. Customer service is amiable and my favorite are the gym facilities! The spin room is chic and high tech. Can’t wait for the other pool to be opened!
Staff disrespectful! I was trying to do my application and they are sarcastic. Don’t do it! Tucson have better apartments around the city and also friendly staff in other complex.
The management staff is tremendous especially Brianna. The maintenance staff is incredible especially Duncan. I have lived here almost 5 years and could not be happier I have never asked for anything to be done that it wasn’t done on a very very very timely basis.

I lived here less than 6 months.Pre-move in: Disorganized. I had to keep asking what I had to do to fill out and set up prior to move in. There was no checklist, which I have received at every other apartment complex. I selected my 1 br/1ba unit, switched all of my business and personal addresses, set up utility accounts, mail forwarding, internet, etc. About 2 weeks prior to move in, I get a message stating that the unit I had chosen would no longer be ready in time. It was extremely inconvenient to re-eastablish all of those utilities and address changes. The staff made no apology and stated it as a matter of fact. They did give me 2 weeks free rent.Pros: Main attraction for me was the in-unit laundry, pet friendly units, and proximity to the Loop. The greenery is also beautiful. But, trust me, not worth it.The apt: Issue after issue started arising soon after move-in. Entrada is marketed as luxury living and priced as such. It is farrrrr from that. It is a wolf in sheeps clothing. Shiny stainless steel appliances to lure in the unsuspecting. I was the first one to live in my renovated unit. The worksmanship is so shoddy and rushed. The carpet was uneven and unpadded, fraying. The nailstrips are extremely sharp (dont step on the edges). The cabinets above my fridge didnt open and my bedroom door wouldnt close. The bathtub was chipping and rusted (not replaced). The WASHER/DRYER combo is a nightmare to use. It has a very low capacity with a dry cycle of THREE HOURS and FIFTY MINUTES. I had to hang dry all my work clothes because it left my clothes with deep wrinkles that would hardly iron out. Oh and the walls are incredibly thin. I could hear full conversations, music (hear it AND feel it through the floor), neighbors peeing, etc.Other annoyances: Within the short time I lived at the Entrada, my roof leaked water, the outside front door handle fell off, packages were thrown into my neighbors covered patio, a bike was stolen off my 2nd floor enclosed patio. Numerous car break-ins were reported in the neighborhood (you could see the shattered glass on the pavement). I was told they would have package lockers by my move-in date. 9 months later, still no locker. Oh, and randomly in Nov of 2019, the new management company took over and all recurring/automatic payments were cancelled without notice. I received an email 1 month later threatening legal action for missing rent payment. I was told that all residents were informed through postings on their doors. By then I had already moved out unofficialy and never received such notification. This was the last straw.Move-out: I was so fed up with this apartment, that I broke my contract and left before the end of the year. READ YOUR CONTRACT BEFORE YOU SIGN. To break a lease, they require 2 months notice, 2 months additional rent, and pay back of all concessions. That means, if you want to move out today, at the minimum you owe 4 months rent. No sublets or lease take-overs. After numerous discussions with management, I was able to get out of my lease with 30 days notice + 2 months rent. There is also a mandatory professional cleaning fee owed at move-out totalling about $100-$150.OVERALL, this was just a terrible and annoying experience that Im so glad I can finally leave behind. It cost me over $2000 to get out of my lease 4 months early but it was the best Christmas present I could gift myself. Do your due diligence and research alternatives before your sign.Read less

I have lived at Colonia and Hacienda Del Rio for 3 years! I LOVE LIVING HERE!! AND HIGHLY RECOMMEND LIVING HERE TO ANYONE!! The grounds are very well kept, the office staff is AMAZING! The maintenance crew really does a FANTASTIC JOB! Very quiet and beautiful setting. Catherine the property manager is very hands on and helpful. This is not just a community, the staff treats you like family. Very Very Very HAPPY HERE!!
I lived at Colonia del Rio for a year and was sorry I had to move. The office staff was always friendly and helpful even when they were very busy. The maintenance staff did a great job as well. I had a few minor repairs needed during my stay and I was surprised at the quick response. Since it is such a large complex I was expecting a week or more but the repairs were made in two to three days and done well. And even though Im sort of a homebody, I met some great people and became good friends with a few of my neighbors. I will miss the large trees that helped to create a cool and quiet atmosphere. I never thought I would say that I will miss living in an apartment - but I will.
I love this apartment complex! The staff has always been incredibly helpful and friendly. Any issue I have, they fix it. Any questions about the area (since Im new in town) they answer for me. I feel safe and I think the apartments are very reasonably priced. Very happy to have Colonia Del Rio as my home!
You cant access any amenities, the multipurpose court is covered in pallets and the dog park is locked up, and the pools are under renovation. The office is never open when youre home if you work regular hours so forget picking up a package until the weekend. Half the lights dont come on at night. Work orders arent even checked on in a timely manner. And theyre renovating so many apartments that all you can hear is construction noise. We got notices about not having anything on our patios but furniture, plants and bikes... apparently a single scooter is an eye sore though. Management assured me at christmas time that a dog that had several complaints about it was going to be relocated.... its still here halfway through March. The rent is ridiculously high and not worth the price. Other than the location, this place is not worth your money.
I agree with everyone else. The staff under Scotia Management is very unwelcoming. In every interaction they made me feel like I was bothering them. The staff under MGM were completely different and would make anyone want to stay at those apartments past their lease. Clearly, while the current staff and or management is in place this will be just another pretty apartment complex to be at. The people and the service will always make the difference.
Complex is beautiful its a great location and very dog friendly!! Big dog park with other dogs to run and play with. Very green all year very well maintained landscaping. Nice and quiet homes.
What I am writing is to show how deeply DISAPPOINTED I am in the MANAGEMENT. I have lived long enough to see management come and go and notice trends in reliability and service.A quick background, I have always been on time with payments just as any responsible tenant should do. I dont ask for much, just wanted to be treated fairly. I have noticed at the end of all my leases they ALWAYS try to penalize me with discrepancies even after I fix the issue. Luckily I am there in person to dispute it.Finally after the third move I decide to end my lease. Low and behold I get penalized again, but this time Im out of the state where I cant be there in person to dispute it and the management I worked with on my final move out coincidentally quits. To make matters worse they send a collection agency ruining my credit.It is really sad that I loyally gave my business to this residence for three years and they go as far ruining my credit and my life.Im writing this review to prevent this from happening to anybody. BE SAFE.

I love living at Colonia and Hacienda, it i so quite and clean. The property is well maintained and so green for a community in Arizona!!! A great place for my daughter and I to live happily and comfortably. We also LOOOOVE the awesome staff in the office, theyre always so sweet and helpful!
I went there as a prospective tenant and came back to read the reviews here. Everything negative written here about the staff is true. They seem cocky and snobbish. A little training will give them more customers. I am out.

Ever since the switch to scotia management everything has gone downhill. There is no longer a security guard roaming the grounds so there has been more car break ins and people stealing cars as well.
I cannot say enough nice things about this community and the people who run it. This was my first ever experience searching for and living in a place all on my own and they made the process easy and enjoyable.I lived in this community for 13 months and any time I ever needed anything the staff was willing to help and with a smile!! Delanie, Genesis and Marti have been so warm and friendly to my pup and I (did I mention they a REALLY Dog-Friendly!!).Some apartment complexes I have experienced in the past claim to be dog friendly but often times can make you feel uncomfortable and unwanted as a pet owner. This is not the case at Colonia and Hacienda Del Rio...they will remember you and your pets names and always were so understanding of my pet-related needs. Thank you to all the staff for all of your hard work in making my time at Hacienda Del Rio a very enjoyable one and making it not just another apartment but a place I could call HOME!!
Omg this place is beyond the worst. In the 3 months I have lived here I have experienced NOTHING BUT PROBLEMS. Dryer is on the 6th time breaking down and no action is being taken to resolve the issue. Air conditioning went out 3 different times in a week during 110 degree heat and maintenance never gets up to fix things until days later. Place is constantly infested with bugs, have let them know several times about this and nothing has been done. Beyond ridiculous. Never in all my years of apartment living have I experienced this many problems as I have in 3 months of living here. For the amount of rent I pay, none of this should be occurring. I absolutely regret finding this place and I am on the brink of just breaking my lease because this is totally not worth the hassle. Its shameful.
We just looked and leased due to the staff being so happy and energetic. The community is clean and quite. My sister in law lived at Hacienda Del Rio from 2002 to 2005 and we loved visiting them. Never had a complaint.
My boyfriend and I have lived here almost two years now. The staff is always very friendly and helpful! They are pet friendly, and dont seem to be too picky about dog breeds, which is WONDERFUL! The only reason I wont give them a full 5 stars is because 1. Renewing the lease, the rent prices went up a BUNCH and 2. the dog park is mostly gravel/rocks, which is uncomfortable for the doggies. Also, its your typical apartment living. Other than that, its located in a great place, and you can walk to the river path from here, as well as 2 different farmers markets.
Dont move here. Seriously believe all the other reviews before me. I thought maybe it would be okay because the property looks nice and its a decent location but IT ISNT WORTH IT. I also thought that maybe if I move into a recently upgraded apartment, it would be okay. I thought I wouldnt have to deal with management. Not how it turned out. From the first day I moved in I had no hot water for a at least a week. Its been a month and I still have no electricity in half my apartment. Ive visited the office, called, texted and no one really seems to care or think this is an issue. It amazes me that these kind of issues have been ongoing in multiple units but no steps have been taken by management to change anything.
If I could give this place a negative score I would but unfortunately one star is as low as I can go. I had issues with these people from day one to day three hundred and ninety five (the day I moved out). My cabinets wouldnt close and they made the biggest ordeal out of that and then every issue I had (which was a lot because everything is rigged when fixed) was blamed on my dog. I believe the dog was blamed for everything simply because she was rent free due to being a service animal. Talking to the manager was like talking to the wall. She was rude as could be and talked to me like I was an idiot. At one point I wanted to contact corporate to discuss some of my issues with them and they never once tried to reach out or answer phone calls or emails. Therefore dont let their oh Im so sorry call us and lets work this out replies trick you. This place is a joke and all they want is your money. Dont be cheap spend the extra couple hundred dollars and get a better place with better staff.
Short story: Dont do it. The property is lovely, but this management is not worth the money or the headache. I lived here for four years and loved it for 3.5 of them, but once the Scotia Group took over management, it became a truly terrible experience. I am sad to see how many other reviewers had similarly bad experiences.Long story: The company clearly cares more about the bottom line than the residents; staff was uncommunicative, unhelpful and not particularly friendly or kind (with the exception of one staff member out of 6). For comparison, I never had a single problem with the previous management in the three and a half years that I lived there before the change, and I was on a friendly, first- name basis with most of the staff.There were so many problems and daily inconveniences in the 6 months I lived under the current management that I cannot list them all. The highlights include coming home after work to find that I couldnt access my apartment due to exterior renovations that I was never warned about, water pouring down (onto my head) while in my kitchen from renovations in the apartment above, and being told by maintenance that it wasnt that much water and that it would soak into the dry wall. Being told by staff that its not their job and I need to call maintenance myself for work order or call the company who owns the laundry machines when they are broken. Pools being closed without notice for maintenance. Reducing the number of laundry machines to 6 for over 200 units. Dog poop EVERYWHERE. Oh- and the newest feature: all of the cabinets in my kitchen would vibrate and shake (visibly and audibly) every time the residents above ran their washer/dryer (which is ONE machine and in the kitchen (odd?), but thats beside the point).By far, the worst offense was being told I HAD to move out at the end of my lease in order for them to renovate my unit. Of course, they offered that I could move to another unit and pay $300 more/month (30% rent increase) for the same amount of space with some cheap upgrades. I pleaded with them to let me stay in the same unit- after all, I had lived there for 4 years and only needed to stay for one more! All Units must be renovated they said. After I turned my life upside down finding a new place that I could afford, paid the security deposit and confirmed my move out date, they made me a last minute offer to stay in my current unit for the same price.Ultimately, they did me a favor because I no longer have to live there. I would NOT recommend this complex to anyone. Dont let the amenities fool you- I may not have a pool anyone, but my life is SO much better.
This place deserves negative star - 5 stars. The management should be ashamed of themselves. Forget about customer service they cant even empathize as human beings. The level of incompetence and the unprofessional behavior is beyond belief. If you are planning to rent an apartment here STAY AWAY!!!SAVE YOUR MONEY AND PEACE OF MIND.
Rating is due to the lack of organization and common sense of the office staff. The office staff are usually sorry for the inconvenience, but never seem to be able to help. However, I can talk to the manager, but taking time off work to do so would probably be in vain. The area is nice and convenient. A plus is the maintenance staff (5 stars), they are always pretty quick on any issues and are the reason I probably choose to stay a extra yr. Theyre special projects occurring which has had roofing supplies and trash outside my apt. for almost a month now. Not sure how long Ill have to deal with that. Hope this review helps anyone considering living here.
I do not recommend you to live this apartment. They will charge you a lot of money after you move out, especially who do not have SSN and you must pay extra one month rate as deposit. They said it will be refund when you move in, but if you lucky you will received a little refund deposit; overall, they will charge you as much as they can. The wall is too thin, and the officer is rude. Dont choose this apartment, it is the worst choice.
This is my first month living here, i have been reading a lot positive and negative reviews before we moved in. we didnt want to believe those reviews too much before we checked out by ourselves. because of the location, me and my boyfriend finally decided to live here. So here is our first impression to this apartment:1. First day we went for a tour to check out the floor plan, and we made a reservation with the Entrada staff. when we were there, there was only ONE staff(Logan) working that day and he didnt even know that he has a reservation with me that day?? (okay lack of communication between staffs), in very first day, nice... : ) .2. I saw other residents using key fod to enter various amenities, such as, swimming pool, gym and also office. but we didnt even get one when we got the key. no staff explain to us, and we didnt even know about the fob until we saw other residents using it. So we went to the office and asked again, from what they explain to me: we dont have it right now. and thats it. not telling us when we can get it and not even explain why. and we still dont have it. feel like they already forget about it.3. Until first day we move in, they sent me two different payments because of their lack of communication again. : ) and again, only Logan working on that day. Seems it was a very busy day. We have been to the office for serval times for signing the lease and nobody there because Logan was busy on showing new ppl around whole day. so we kept going back and forth to confirm if Logan is backed from tour. when we were in the office signing the lease, Logan was sigh unconsciously. We understand that he may got tired because he was the only one working that day. but for a new client, his negative behavior made me think that he doesnt like his job. : (4.we didnt know that there are two parking space that have same number on it. so when the staff gave our parking space number, we parked in the wrong place with same number. NO ONE mentioned this to us until we found out and asked again.5. the cabinets in the kitchen are not updated completely, but no one told me in advance. maybe i missed a phone call from them, but they didnt email me at all. until i went asked Logan, he told me about this. : )6. the AC on second floor was down after a week, we required maintenance and thankfully the efficiency of the repairman was good.7. Today, a staff came in and asked me to sign in a paper because of the complains from others. and WOW, we just got the warning saying we will got kicked out if there is one more complain from others. no explanation from the staff, it feels like we must know everything already. such a nice way to welcome new resident hehe.we dont want to comment anything with prejudice, and we always trying to understand them. but seems, they dont really care about us. from what i observed from them, lack of communications, staffs seems have no passion with their job(no smile, sighs, no eye contact), i feel like they dont even want to say a few more words to us if we dont ask.we are not native Americans, so sometimes its hard for us to understand everything they say. So we asked a lot just to make sure, but the face impression from staff was like annoying by something.To be honest, its very obvious between a love customer team and a team that does not love their customers. we are trying our best tolerating and understanding them. but this is our first month, and its already disappointing us in many reasons.This is our last year in US, and we really want to have good memory in the new place.But this does not mean that we should tolerate such a way of doing things. i really hope that the company can pay more attention to raising the attitude of its employees towards work first if you really care about improvement. : )

My wife and I have had a five star experience at Colonia Del Rio. The staff has always been very pleasant and helpful. Weve had a few repair issues and they were taken care of the same day we reported them. The condo is well insulated and very quiet. The grounds are a well cared for oasis enjoyable to walk in and go to the pools and workout room. In less than 15 minutes we walk to Trader Joes, Chase Bank, Starbucks, Two farmers markets, horse races, Rillito River park, several restaurants and more. We highly recommend Colonia Del Rio.
High quality place to live, grass and trees are very well maintained, neighbors are friendly and quiet, pools are very nice in the summertime and the front office employees are attentive educated and dedicated.
We lived at this property for about 4 years. Just under a year ago, the complex was purchased by Scotia Group. (Take a minute to read the other reviews here, and Scotias reviews, as well as the BBB reviews.)In January of this year, I awoke to an inch of water in the main hallway of my home. It didnt take long to realize that it was in fact sewer water backing up into my apartment. This happened a total of 3 times over a course of 2 weeks. Each time, the problem was fixed. Each time extraction teams left ventilation fans in each room of my apartment for 3 days at a time. These fans are LOUD. And I paid the electric bill to run them. The team that placed the fans in my apartment while I was at work, with my knowledge and permission, were outside vendors. They do not work at the complex. We have a Pomeranian who is not used to strangers coming into her home when we are not there. These men came into our house, while we were at church, to retrieve their equipment, WITHOUT my knowledge or permission, and my dog has not been the same since. now, when people knock at the door she freaks out and hides. I think these people did something to my dog.But anyhow, despite 3 carpet cleanings, my apartment smelled like a sewer from January to March. I continued to complain about the odor in my home. I received an offer of a $100 gift card, and when I politely declined, I received a strongly worded letter from their attorney. This letter is hilarious, among the highlights are when he defends the apartments ability to enter my home in the event of a catastrophic event or maintenance. He does not mention collecting of equipment by outside vendors. He also states, that some levels of Mold are acceptable within apartment dwellings as the companys reasoning for performing no form of mold testing following the 3 separate incidents of SEWER WATER COMING UP FROM THE FLOOR LIKE A FREAKING HORROR SHOW.I understand maintenance issues occur. It is the manner in which they are handled that shows how a company does business. I understand that at times customers, or residents, will become displeased with circumstances, it is the manner with which these complaints are handled that display how a company does business.Entrada/Scotia has proven to be callous and indifferent in regard to resident complaints. Im watching individuals in their late 70s being forced to look for another place to live, so their apartments they have lived in for 20+ years can be renovated. I guess if they CAN and WILL do that to them, and me, what will they do to YOU?DO YOURSELF A FAVOR AND LOOK AT OTHER PROPERTIES IN THE AREA, THEY ARE NICER AND THEY WILL BE NICER TO YOU.AMONG THEM:Promontory, Valley View, Rio Cancion, Park Place Apartments, Rio Vista.I just moved into Park Place and it is GORGEOUS, CHEAPER and they already finished the upgrades.living at Entrada is like being married to a beautiful woman who doesnt love you. Sure, shes nice to look at, but at the end of the day, what does she do for you?Good luck in your apartment search, I hope it doesnt end at Entrada.
Like others have stated recently, there is a noticeable change here since Scotia Group bought this complex. Its amazing that I am not the only person leaving a review here who has a leaking roof that has gone unrepaired. I first reported this Feb. 15 and again on Feb. 22 and still no one has repaired either the roof or the water damage to my bedroom ceiling. They can send someone around to leave a notice on my door informing me my rent will increase 39.4% if I choose to renew but they cant repair something as serious as a leaking roof. The previous management group would never have let something this serious go on like this. Maybe Scotia would prefer to deal with mold remediation rather than fixing a couple tiles on the roof. Brilliant. [Edited to add ceiling photo March 5]UPDATE MARCH 19: Yes, its been over a month since the roof started leaking and Im still living with a stained bedroom ceiling. Scotia is yet to respond to or act on my maintenance request. People shouldnt have to continue to call the office for problems like this.The initial leak in the roof was up by the chimney but now there are numerous broken tiles on the roof over my patio caused by the painting crew. They were around doing touch-ups and one of the crew walked onto the roof. The tiles were cracking and breaking apart under his feet. So with the next rains there will likely be water damage there as well. You can walk around the complex and spot broken tiles where the same thing likely happened. Youd think a light would go off with someone in management at some point and they would inspect all the roofs. Adding photos of damaged tiles over the patio.UPDATE JUNE 18: I moved out of my unit in early June. It just wasnt worth what they were asking (40% rent increase) regardless of the renovations or location. I might have considered renewing if they had put in new windows and insulated the walls better. I would say bless you whenever my neighbor would sneeze. Yes, the walls are that thin. Oh, and the stained ceiling you see in my photos was never repaired. All I asked for (four times) was to have some primer sprayed over the stain. Ive moved on. Good luck.

Quickly. Leasing office is always busy and Im slightly annoyed by staff mistakes and coordination issues. I have also seen some bugs, I guess its monsoon season but I hope its also taken care of quickly. Also, dont expect to receive any digital channels. Reception is horrible.
I lived here a couple years ago, and wanted to wait until I finished paying our fees for things that needed fixed before leaving a review.The office staff here is highly incompetent. I kept really good records of my payments towards my damages account (carbon copies of checks, bank records of them being cashed, paper outlining my payment schedule, etc.) The ladies who took my payment, on one instance, credited the current renters rent account, instead of my damages account. When I brought up my concern, I was told that it wasnt possible that they had made a mistake. So I took in all of my records. It took them a couple of weeks to figure out where they put my payment! They finally got that sorted out.Maintenance was highly rude and didnt fix things correctly or in a timely manner. My dryer went out 4 times in one month and it took them 4 tries to replace the proper thing in the dryer to make it work. When walking around the community, the office staff would only greet residents when they were showing a potential resident the community. The rest of the time, they completely ignored us.Several times during our stay, the sprinkler system didnt shut off and flooded a garden level apartment. Luckily, ours didnt flood.When they gave us the option to renew our rent, their estimate is approximately $100 more than we had been paying!I wouldnt recommend this community at all.
I have NEVER been treated so badly by uneducated no customer service skills people & so called management staff its nonexistent!!!! They mess with peoples lives and make it a living hell to even communicate! The rudeness and unprofessionalism is dam right unacceptable and the so called manager & assistant manager need to be fired and replaced with employees that are professional and knowledgeable on the product they are selling! this office needs to be audited!!!! I HATE all the unprofessional uneducated rude staff in this office!! Dont get involved with these losers they will jack you up!!!! The owners need to know these women are losing great customer because of there lack of skills

I do not live here but to be fair we live in apartments managed/owned by MG Properties and they are very nice and the staff is excellent. So, maybe a little shake-up is in order.
