I was seeking a property back in July and although I did not get the property because it was rented, I got a prompt phone call and follow up. Its the little things that matter. Please dont change and maintain this level of professionalism. The previous two property management companies either completely ghosted me or stated the property was available when in fact it was not. I cannot say enough good things about Core. Family business feel, professional organization at scale. They have been easy to work with, responsive and enjoyable. Both Ashley and Taylor have treated me well throughout the process, and are both friendly AND professional.Core took over a year ago (I have been in the property 2 years) in a fulltime capacity, and that process was painless as well.I know you will see others reviews on here which are not as complimentary. I urge you to take those with a grain of salt. As a long time, residential tenant who owns property as well. Property Management companies do not get any better than this.One last shout out, Core uses technology as communication and reporting tools which are very seamless, I personally like those forward looking techniques, kudos for this.If you are looking at a property that Core manages, feel comfortable in that relationship.

I would recommend anyone renting from core property management to take pictures before moving in. I would also recommend sending the company a very detailed list of everything wrong with the property before moving in. The company charged us for damages that was there before we moved in. The place was brought by a new owner while we was renting the property and core property management charged us for damages that was not fixed by the previous owner. I am very disappointed in core property management.

Ashley was the most fantastic property manager we have ever had. Very quick to respond to emails and always made sure things were done correctly. We could not have asked for anyone better. 10 stars!

I’ve been with Core for 1 year now. There was a lot of mix up prior to my recent move into the new unit but after talking to Taylor she reconciled EVERYTHING. She was sweet, understanding, thorough, and goes above and beyond for her tenants. I am a highly satisfied tenant !!!!!!

Core has been great throughout our experience renting from them for a year other than their communication. We had some issues in the beginning that were quickly resolved (thank you). However, while they have been showing the house the last month or so, they have not been great about notifying us and communicating with us in regard to when people will be showing up at our door. In times of COVID, you would think communicating when people will be in your house would be especially important but CORE has not done a great job of it. Other than communication inabilities, CORE has been satisfying.

The management has been so friendly and very helpful thus far as I have just started renting from them. Very quick to answer questions and to assist you with anything you need. I have really enjoyed the experience with CoreRPM!

Whenever I was trying to lease one of the townhomes they had available, I made an appointment with someone to get a showing. Unfortunately I was unable to find the property. When I called for more information the woman on the phone told me that the agent had already left the house. I was only four minutes late due to not being able to find a property. I just wanted help finding where I needed to go and they couldn’t even do that for me.I have a very busy schedule and I will be unable to look at the property four weeks delaying my decision on where to move. Overall the worst customer service I have ever experience. The woman I talk to One clearly an interested and Not mindful of my needs as a client.

DO NOT WASTE YOUR TIME WITH THESE PEOPLE! If things don’t go EXACTLY their way, they will make you pay. Taylor is very immature and vindictive. If you’re looking to do business efficiently, stay away from this company.

Core Property Management is amazing! They’ve been super responsive & very informative from the start. Our showing with Ashley was very nice & professional. There were a few hiccups in our application process but I assured Ashely we’d do whatever to rent this house (the cutest little house with a fenced in back yard, in a great neighborhood perfect location & a great price!) & she was so helpful, worked with us & was so patient in the whole process. She really went above & beyond when she absolutely did not have to, was very pleasant & polite to talk to, & her kindness was incredible, as well as greatly appreciated. Jordan at the front desk was also amazing always so chipper when answering the phone, definitely relayed messages as we got fast call backs & responses, & she was super helpful :)

I’ve lived here for less than a year now and maintenance always responds very fast to our requests. We also had the opportunity to move in a few days early which was extremely helpful. Overall it’s been a great experience so far!Update- Im closing up on my lease and I genuinely cannot stress enough how amazing this property management company is. Despite having several issues on our end during the duration of our lease, the management company has been extremely helpful and accommodating, making our experience amazing. If youre looking to sign at any of their properties, DO IT. The responsiveness and customer service coming out of their office is amazing. Taylor is a rockstar of a property manager, 10/10!!

Terrible people to rent with. After calling lawyers it was determined that would not be the best course of action. They left me with a $1000 bill for damages done prior to moving in, things not sited on the move out sheet and a water leak. I was charged a fee for not emptying out the refrigerator drip pan. They take your deposit no matter the condition you leave it in. I had to pay for a leak that caused my water bill to increase $2-300 dollars. It took 2 months for them to fix it after reporting the leak. They said it was my fault and used their powder to stick me with the bill. It has taken me two years to get that $1000 utility charge removed from my credit. They are arrogant, untrustworthy people. You will regret renting with them. I suggest you look anywhere else. Management specifically talked and acted differently towards me, an African American man, than my roommate a white man. That was worst than everything else.

My time renting from CORE was about as unacceptable and awful as I could have imagined experiencing, and hope to never experience again. For 10 months (last 2 months lease was under different management) I dealt with a tremendous roach infestation, unjustified entry into the apartment by their contracted vendors to carry out maintenance (which they also damaged my futon), and the unit was never initially cleaned upon my arrival.Ill leave these pictures as proof for what I dealt with, and hope you dont have to experience the same if you do choose to rent from this company, but I would suggest you look elsewhere.

Ok Im 1,000 thousand miles away and looking for housing.... I submitted an application on 5/23/2021 then gave them a call on the 26th. Whom ever I spoke with informed me, that they were waiting on my background check to come back. She also said in a couple days they will give me a call and let me know the outcome. Its been 16 days and I havent heard from them at ALL!! NO CALL, TEXT, OR EMAIL. IM INCLINED TO BELIEVE THESE PEOPLE TAKE YOUR MONEY FOR THEIR OWN PERSONAL MONETARY GAIN. SCAMMERS AND SHADY BUSINESS PRACTICES, THE LAST THEY COULDVE DONE WAS REFUND ME MY MONEY. ILL BE FILING A SUIT AGAINST THEM FOR DEFRAUDING POTENTIAL CLIENTS OUT OF THEIR MONEY.

Theyve always done right by my spouse and I. Communicative, honest, and reliable. No bad experiences to write about at all. This is one of the best property management companies Ive been with. If there was a repair...done. A lease renewal...done. Straight forward and transparent.

I have lived at a Core Property for less than a year now, but would definitely recommend other so live with them. I have had almost no issues with my housing and when I did request maintenance, they were quick and did a great job! Ive been renting from Core for about three years now and have never had any issues. The ladies in the office have always been nice and answered any questions that I might have had and any time I have called with a maintenance request it has been responded to in a timely manner. Truly a great place to rent from!

The team was responsive to our inquiry about a property and we received everything we needed for the application process within 24hrs. Our particular property was undergoing transition to CORE management and they were very helpful and responsive along the way and have continued to be with our maintenance requests. After coming from a horrible management situation at our last apartment, CORE is a refreshing experience.

Tim and I had an agreement to look at my property at a certain date. I watched a white pick up truck pull to the side of my property at the same time I had an officer on the property to serve an eviction to a previous tenant. Without any brief introduction, Tim decided that this is the property he would not like to manage. I didn’t even get to say hello, he made his judgement call and decided my property was not worth his time. Very unprofessional first impression. Later I asked him if it was him in the white truck he replied yes and that he does not want to do business together.

After renting from CORE for over a year, I can say that they definitely honor their lease agreements. They are very quick to respond to any grievances filed and does a decent job with keeping up with the appearances of the property. -H.W

CoreRPM has been a great company to work with as a renter so far. I’ve been living in my place for about 5 months and have been nothing but pleased. They have always responded in a timely manner and been helpful whenever I’ve had concerns. Our maintenance requests are easy to place and always get handled quickly. Afterwards, they give the opportunity to say how it was handled. When we had to move in CoreRPM staff members were personally in here working hard and cleaning the house until late at night in preparation so we could move into a clean home. Overall, they’ve been one of the more pleasant rental companies to rent through and I am definitely enjoying my experience! I appreciate that they have the option for separate rental agreements even if you have roommates (at least for our property they do). I’ve only been using Core Property Management for a few months but I have really enjoyed the experience. The service is polite and thorough. They are able to help you out with any problem you may come across and answer any questions you may have. One of my favorite parts about CPM is their online payment system. It makes paying rent fast and easy! I highly recommend going to them for your housing needs.

Renters beware of these scammers. After my first year living here they increased my rent from $600 to $650. This felt unfair considering the apartment was already damaged due to molding and cracks in the wall from a bad paint job, leaking fridge, damaged and leaking ac unit. I never received a call or notice that it would be raised until February. Ohh and You won’t receive your security deposit back. I spoke with multiple CORE employees before move out that told me my place was in great condition and I would receive a deposit. Not to mention the person in charge is the broker owner and landlord. Feels like a joke.

CORE Property Management team has been very helpful since our move. We enjoy the renovated unit and the peacefulness of Valencia Drive Apartments. The security of the place with Lighted Areas helps to make it a safe location to live. We have had no issues with CORE. The best in Tallahassee and our cute furry friend also enjoys his space.D. I really only have good things to say about CORE. We are so glad to have found them during our apartment search last year! The property we live on is beautiful and is obviously well-kept by the owners. Maintenance is extremely communicative and responsive. From branches falling into the yard during storms to interior work (like getting a ventilation fan in the bathroom because we expressed concerns with surface mold building), tasks get addressed and completed quickly. Weve not felt any hesitation in bringing up concerns we have or asking questions, as weve sensed the owners are honest and always willing to hear us out.Overall, everyone Ive come in contact with on the staff has been great. This is my second year living at a CORE Property. I have never had any complaints in my two years renting through them. Between school, work, and other activities, it is reassuring knowing that if I have any problems at my house, they will be immediately taken care of. Please read the below review to get an idea of how this company functions.Originally I gave this company 5 stars for being one of the less difficult property managers in the Tallahassee area. After moving out and having my deposit withheld I take back my statement. DO NOT RENT WITH THIS COMPANY. I moved into a unit that was nearly uninhabitable at move-in. Peeling paint everywhere, the roof looked to be about 30-35 years old, wildly overgrown yard, broken doors, the whole 9 yards. My roommates and I put in A TON of work to make the house reasonably habitable (cheap rent is a great motivator). After moving out and complying with all terms of our lease our deposit was fully withheld for charges that by Florida statute are not legal (wear and tear, unreasonable cleaning fees, the normal Tallahassee unethical property management). After reaching out multiple times and mailing my demand for my security deposit they have now decided to stop returning my correspondence. Don’t expect them to pick up the phone, they are too backlogged with others disputing security deposits or hoping that their maintenance requests get filled (our dishwasher was broken for a month and a half during our tenancy amongst other unfinished requests for reasonable living conditions). I was ashamed to live in the house due to the exterior condition and rather than return our deposits for being exceptional tenants they withheld all of it to fix the house up on our dime. WHATEVER YOU DO do not give this company your money unless you want to pay 13 months of rent and get ghosted when you ask why. They are the epitome of unethical Tallahassee property management taking advantage of students and recent graduates while allowing abysmal conditions to continue. I would not be surprised if $0 of my deposit went back into the house I lived in.

My husband and I was told to handle one bill on my husbands credit and bring our proof and money we could move in the place mind you I started the process last week. The owner hit my husband with the door trying to open it to be rude. But then I receive an email after emailing and calling the broker to inform her i had arrived because with governor shutting everything down i was trying to make sure i secured my family a place stay. The owner told her oh she cant approve me after approving me. The worst set of owners ever. Had tenants to place there money in a little box on a chair like really. The woman owner is very prejudice and rude. Never will I remind this company to a family, friend or stranger. But I will recommend to better business bureau and ethics.

I have had trouble finding a one bedroom close enough to campus at an affordable price in Tallahassee. At Southgate apartments, the cost is exactly what Im looking for. Maintenance request are easily filled out online and the communication is good. They always ask if your request was fulfilled to your satisfaction or if there is anything else they can do. The parking is good, you are given a permit, and guests can easily parallel park behind the complex. The location is the main factor for me, less than a 5 minute walk from campus. You can not find anything better than that for this price for a 1/1. I have genuinely enjoyed my time staying here and will definitely sign again for next school year.

After Hurricane Michael, I was forced to move to find work. It all happened so quickly and I was pressed for time to find a new residence. I looked high and low for a reasonable place to live in Tallahassee. I came across a property with Core, and they made the process so easy for me, and made it possible for me to move in immediately! Ive been with Core from when they were Structure Properties. I must say, given that Ive been living in Tallahassee for several years now, Core has HANDS DOWN given the most facilitating property management experience in town. Miranda, even before we signed on with Structure, was extremely accommodating while helping us to find a home, never wavering against our endless questions or concerns. She was also always punctual, never making us wait extra time for her to arrive to a showing. Upon paying rent every month, we usually find Nikki at the desk, always with a smile on her face. And she knows us by name, which you can rarely find in another management team. JD, their head maintenance guy, always shows up on time, rain or shine, with everything he needs to help us with any issues we may be dealing with in our home. Hes fixed dryers, dishwashers, light fixtures, you name it. And always leaves us feeling reassured that we wont experience more issues of any kind. All in all these guys know exactly how to do their job, and how to do it well. Which is more than can be said for other places weve lived under. KEEP UP THE GOOD WORK GUYS!-C. Valle

For years I depended on student living solutions that fell short and increased rent periodically. Core moved me into a quiet, affordable and central-to-campus unit. Any small maintenance issues I had were resolved relatively quickly via the online portal. My only advice to Core is to contract a couple of vendors, so that renters are properly accommodated in the case of emergencies during already busy move-in dates.

Terrible staff from receptionist, to Miranda and Timothy Ard, the owners. They will seek any means necessary to not surrender your security deposit back. They will claim they need they nee money, when they have a nice, boat, house, cars etc. They will leave you out of power for two weeks and then claim that it is all your fault. This is the worst property management company in Tallahassee. If I were you I would avoid them at all cost. You will be charged for damages done prior to your move in, they will NOT do a final check you walk-through or move in walk through. They are shady, and untruthful. No rent price, deal, or property convenience is worth the head ache. There are many other great property managers in town that will tend to maintenance request, treat you with compassion, and with morals.

I chose Core Property to manage my rental property about 2 years ago. I can honestly say I have been 100% satisfied with every aspect of the rental experience. Miranda and her team go above and beyond to make sure we have the best tenants and that our property is taken care of. I actually had the previous tenant tell me that I couldnt have picked a better company to manage my property. I am so thankful to have such an honest and reliable team working for me.

This is the best property management company Ive had in Tallahassee in my 6 years living in town. They always have very efficient tenant-PM communication, and they send highly qualified companies for any repairs!

I lived in one of Cores property for a year with my best friend. We had a wonderful experience, and the staff was nice. We paid our rent and placed work orders online thru out the portal. When we moved out in July, Core answered all our questions month before we moved out which made our move out process much easier. I received my security deposit back, and Im a very happy camper.

This company is a complete rip off. Their lease states you have to be out by 12 noon on the last day of your lease yet, you pay for the whole month, and to add insult to injury if you dont have the key turned into them by then they charge $100 per hour for every hour past noon. THEN they have the nerve to charge me $80 for cleaning when I left that place spotless!!! Try to find another place for your short term rental.

I have had the pleasure of working with CORE property management and can attest to the fact that CORE partners with Tallahassees finest vendors for repairs, maintenance and renovations. When an issue arises, they go out of their way to make things right and will always go the extra mile. If they are needed on weekends, early in the morning or late at night...they are there to help! In addition to responding to issues, I have witnessed tenant celebrations, special accommodations for both owners and tenants and more! They have truly raised the bar in property management and have a top notch business.

Ive had a great experience with Core Property Management. I moved in to one of their units earlier this year and have nothing but great things to say about them. They are flexible, and always try to accommodate your needs. They inform you of monthly air-filter changes through email or text ahead of time, and everyone at their office is friendly and helpful. They take care of any issues that come up with your unit very quickly and efficiently, and even follow up with you to make sure things have been resolved. They do a walk through to make sure everything is running smoothly (they even noticed one of my light bulbs was out and made a note to send someone to replace it!). When I first moved in the unit and surrounding areas were spotless, and most importantly, bug free. And this has been the case throughout my stay here (probably because they have someone come in to spray – yay for preventive measures!). My neighbors (other Core tenants) are really nice and quiet, and there have never been any problems. Only tenants are allowed elevator access to our floor, and there are cameras in the parking garage of the building which make me feel extra safe. All in all, I’ve had a lovely time being a tenant of Core Property Management and would highly recommend them to anyone!

When I initially inquired about the apartment, it was one of the renovated apartments but by the time the leasing agent got back from vacation to show me, another agent had already leased the apartment to someone else. Great property Management

I have been renting with CORE Property Management since October of this year. I guess you can say that I am the new guy on the block at the 120 Valencia Dr. property. Heather toured the property and unit with Heather and signed the lease immediately. She worked with me the leasing process even when I had a family emergency that impacted my moving finances. I say all of that to say that the staff is supportive. All of my minor move in repairs were handled by the maintenance crew within a few days. So, if your looking for clean and well maintained properties you should definitely give CORE a call or visit. PS I love my bachelor pad. LOL

Our experience has been great. They have always been very helpful and professional. When a hurricane hit our house they took care of us by putting us in a hotel. They fixed the property and we were able to move back in. Miranda, Lisa and Niky who work in the office are great to work with. Thanks

EDIT: After I submitted my review at least 2 employees of Core added a 5 Star review, so basically these reviews are worthless Because I’m just upset over losing 630.00 and they just have employees review great things. Just rent at your own risk.My son and friend rented from them for 2 years. They were very neat young men and caused no trouble whatsoever. At end of lease they kept 630.00 of their 800.00 deposit. A maintenance charge of 200.00 was placing a shelf back in the fridge that was sitting on top and fixing a motor in the garbage disposal!!! Isn’t a garbage disposal an appliance??? My son should not be responsible for it breaking! Also replacing 6 light bulbs and walls had to be extra wiped down due to many marks and spills which on top of that 175.00 charge for deep cleaning the unit. Shouldnt the wiping down have been part of the deep cleaning. The 200.00 maintenance is unwarranted in my opinion.That apartment was very clean when we left it. The back needed mowing so I give them the 30.00 for that but these boys paid rent on time, respected the property and for that CORE is keeping their hard earned deposit money. I find this dispicable that these property management companies such as CORE take advantage of students that actually take care of property. Please be aware when you move in and move out take pictures of everything or you will get screwed. I might add the apartment at 1802 Lilac Ln was broken into from the backdoor window while away on Christmas break so be aware.

Im pleased to say that CORE @ Southgate responds reasonably to maintainence requests and the office staff (Taylor) is very pleasant and gets to the issue promptly!

Scammy Company. Went elsewhere. Saw a place which had dog feces on the carpet, wood-rod under the sink, and needed painting. Was told repairs and carpet cleaning are done after theres a renter, so we applied immediately ($50 fee + guarantor fee) and asked to take a second look a week later, as they said the repairs/cleaning were being done. They refused a second look, saying they were busy. We spent $85 demonstrating we were seriously interested, and Core is too busy to allow us to look again before signing the crazy lease -- and by crazy, I mean let a lawyer look at it before signing - the renter holds an unreasonable amount of liability.

Our landlord was absolutely terrible. Slow at answering requests. Several miscommunications. I am a very dissatisfied customer. Do not sign with them if you want quality service. They want to take your money and prey on college students.

Im a college student and looking for places to live can be a struggle, But when we found Miranda and the rest of the core family she didnt give up until we found a house . She constantly made sure of our needs and she found just that within our price range . We have never been more pleased to work with such great people . They make us feel at home away from home . If we have any questions or problems theyre there to help us . I will be continually renting from them for sure with the remainder of me in school and living in Tallahassee. They are scammers! I wouldn’t let my dog rent with these people. Several people have a problem getting their deposit back from these guys due to “hidden fees” & fast talk! Nobody stays in The Pines for long. Do NOT rent from them. Please look elsewhere!

Ive worked with a lot of different property management companies in Tallahasse. Without a doubt, these are the guys to go to if you are looking for a place to rent or if you are a property owner looking for management. They have a large selection of properties from entire apartment complexes to single family homes. If you are in Tallahassee dont go anywhere else.

READ YOUR LEASE BEFORE YOU SIGN!Core bought my apartment complex in the middle of my lease, and they have been the most unpleasant people to deal with. Miranda, the manager of the office, is consistently rude and delayed in responding to emails, no matter how important. Upon move out, they provided us with the most ridiculous list of things to do: pay to have the carpets steam cleaned, replace the grease traps in the oven, and repaint. Isnt that what their maintenance team is for??? Please, dont screw yourself upon move out and lease somewhere else.

This property management dont tell you properly if not renew lease. But they make sure to send a certified letter showing out landerish charges they intend to collect to repair damages to a place. They are also hypo sensitive to mentally disabled people giving ng u a bad character. . ie violent etc.

Poor management and selfish owners

Property managers not straight forward about availability and always charge a $50 fee which can be a major waste when looking for a place. The fee is ridiculousUpdate: I received an angry email from the company after posting this review. Very unprofessional. I dodged a bullet! So glad Ill never have to deal with these people for an entire year.

This is the worst management company I ever see! I moved out an apartment with the same condition as what we moved in. The company lists a few problems which were there when we moved in and tried to steal our deposit. Shame on you!

6 months later the Core is still trash!! The most unprofessional company ever. Owners, do no entrust your property with these scammersHow did you take over my lease over 3 years ago and fail to get deposits or paperwork from the previous company? Then I move out the company basically tell me it’s my problem? An entire joke! Furthermore, how can you take over a lease and never look at the unit? I have $400 worth of charges that are baseless. I can’t believe i have to put energy into this when they didn’t even have copies of key until 2 weeks prior to me moving out

I was charged a couple of late fees, when I did pay my rent on March 2nd of 287.50, and it ended up being 402 dollars for my total rent but that should not have happened because i clearly remember paying my rent on time like I do every month.

Rent elsewhere.
