We had heard of Leparulo’s poor reputation in town for years, particularly that they always keep a portion of your security deposit no matter how clean you leave your place. We had lived in the same property for 5 years when our landlord sold the place and unfortunately it came under the management of Leparulo. We didn’t want to move so we had considered signing their lease, but they have vague language in the lease including that they would charge us for “any work needed on the unit.” When I asked for clarification on that part of the lease, they immediately became hostile toward me over the phone and eventually emailed me stating that it would be anything “beyond normal wear and tear” which is subjective and we had lived there for 5 years - so the carpet really needed to be replaced, etc. and we didn’t want to sign something that did not specify what “any work” meant. They stated that they would not adjust the actual lease to clarify the language, and they said I could use the email as proof - however, they also have a provision in the lease stating you cannot pursue any legal action against them - so what use would I have for any email? We decided not to sign the lease after years of living at the same place with no issues. We spent days cleaning it and hired a company to steam clean the carpet, took photos to document the cleanliness of the place, and what do you know - we still received a notice in the mail stating they would be taking part of our deposit as a cleaning fee. And we never signed their lease so we never agreed to their cleaning fee that they automatically charge. We decided not to fight it because under the Florida Statutes they could decide to pursue legal action against us, which they absolutely seem like they would do based on the legal provisions they place in their lease and the hostile responses to any questions asked about the lease - a legal document that they should be open to discussing and changing to clarify, because the vague language leaves it up to their own interpretation - and you cannot fight them if you sign it because in it you are agreeing to not pursue legal action, therefore they can keep your deposit with no fear of you doing anything about it. Tallahassee has a lot of options for student housing, so do yourself a favor and listen to the negative reviews about Leparulo - they’re true.

Leparulo is a great management company to rent from. After living in a large apartment complex it was nice to feel like they actually cared about when we needed maintenance done. They made the leasing process very easy and I am sad to be leaving them upon graduation. If you’re looking to live close to campus without being in a huge apartment complex I definitely recommend Leparulo!

I had the privilege of being able to work with Robert, Kristy, Tara, Rob, and Jason. They genuinely care a lot about every client and know the business very well. I encourage every prospective tenant and existing tenant to always maintain healthy dialog as they always do want to help a tenant in every circumstance. Its important to understand, they do not own every property and must act as agent on behalf of the owner of said property. That means they cannot always replace your appliances with a new one as the owner of the property gives them, the property management company, guidelines on budget towards repairs. Theres a lot of bad property management companies out in the world, but this is not one of them. I will co-sign 150% that they are one of the best in the city of Tallahassee to do business with. Tara is extremely knowledgeable about leases and fun to work with. Please understand that Robert is a busy man and everyone would love to speak with him, but he is heavily involved in all facets of the business where an employee is authorized to speak on his behalf in light of his busy schedule. Im very happy with my time I was able to work with them and they helped me progress in my career path. Thank you!

Leparulo properties has a rock solid team that manages dozens of properties and is always working to make each of them better. From town homes, to apartment complexes, to the houses south of campus, they help each and every tenant with what they need. The employees that work there are kind and energetic, they always answer questions to the best of their ability and the alway give you to the opportunity to give questions as well.10/10 would recommend.

My roommate and I signed a lease with them in march or April for an august move in. Everything seemed to be going fine with communication etc but last week we were told we could no longer live there because the unit was sold and they were terminating the lease. After digging some we found out that the unit had been sold a month before they had contacted us. It has left us scrambling to find a place before school starts in august when neither of us are in the area to even look. Very unhappy with their service and how they handled the situation. Until then, they had been friendly and helpful for getting us signed and all our questions answered but after this Id be hesitant to rent from them again.

I absolutely loved how they have everything available on their app. Best moving experience I have ever had. The apartment came as is but for a great price. To find out if I was approved took 4 or 5 days but totally worth it. I hope my future experience with this company remains pleasant!!

FOLLOW UP TO THIS REVIEW.Very valiant attempt at damage control Mr. Leparulo ! NO... I am not now, nor have I ever been, a tenant or a client of your agency. My review (If you read it carefully) deals with why I and apparently many others would not ever become a client or tenant of yours. It is all about how your staff treats individuals who are considering your services. YOU and your staff seem to have forgotten that its about CUSTOMER SERVICE Sir ! Not the other way around. Look,.... take a minute and read the long string of negative reviews, ratings and comments then see what you and your management team can do to improve. Obviously, your more positive reviews come from those owners who contract your company to lease out their properties.ORIGINAL REVIEW.If you wish to be treated like a doormat, this is the realty company for you. If you appreciate having your messages go unreturned for days If not weeks, then give them a try. If being told that the realtor you had been previously communicating with CANNOT take messages from the public is what you value in a realty agency, then by all means use these folks. It appears that one of the more common attitudes with this outfit is: hey ! this is Tallahassee, IF YOU dont take this place, some other kid/student will so, why should I bother to treat you courteously and respect your time and interest ? They simply dont give a ....... AND if you really want a chuckle? or the sudden urge to tell someone off, then wait till one of your messages is finally returned 37 days after you left it. This IS as unprofessional a realty operation as you will find in greater Tallahassee. Use at your own risk.

I have past experience with Leparulo Properties and let me tell you... they have really upped their game. The staff was super responsive and helpful. They have tons of different properties to cover whatever youre looking for in a home. I suggest Leparulo over those massive student apartments any day!

Terrible termite infestation. They never renovate and cut corners. They overcharge 650 bucks a month for a 300 square foot studio. A joke of a company. Do not live in their rentals unless you are expecting a under kept overpriced place.

Leparulo absolutely deserves less than 1 star. They are by far the worst leasing company I have ever used in Tallahassee, and most companies aren’t great as it is. Last year during COVID-19 national lockdowns they were touring my house despite my request not to and despite the fact that I had already reapplied to renew the lease. It wasn’t until I came in contact with covid and notified them that they decided to stop touring the house. They put peoples lives at risk just to tour a house to rent. They will not take your maintenance requests seriously until you threaten to call BBB. My fence was broken for 6 months and I called, emailed, and texted asking for updates but once I finally said I’m reporting them to BBB they fixed it within that week. You will move into a dirty, disgusting house despite the fact that they automatically charge you money for “cleaning fees” when you move out. They add “green fees” to your rent even though they make no environmental effort to be “green”. Do not sign with Leparulo!

After living with my roommates in the highlands for a couple years, I can firmly say this was the best place to be for the course of my college years at FSU. This leasing company has helped me out with keeping everything clear about what was happening with living situations. Kinda shocked however to see other reviews. I don’t believe this is the way leparulo properties takes care of their tenants. I’ve always had good solid communication with Leparulo and if I had a question about something in my lease, I would give them a call and go over it with me. So all I have to say is thank you leparulo properties for the fantastic experience. Off to grad school I go

DO NOT RENT FROM LEPARULO!!!! Hide your children, hide your dogs, hide yourself... flee away from this leasing company. They are the absolute WORST experience I have ever had in Tallahassee for student living (I am a senior). Side note: the photos are out of order and these are just my highlight photos. I lived at the Atrium on Pensacola. But there are photos from when I first moved in that showed no one cared enough to look through the unit.. it was DISGUSTING. Of course my roommate and I brought back our photos immediately. We moved back in a week later and realized that her shower did not even work! It leaked into the kitchen from upstairs like it was Niagara Falls! Then we realized I was getting really sick.. I was waking up coughing every day, not able to talk properly, etc. It seemed like allergies but my allergies were never that bad. Then a a week or two later my roommate is showing similar symptoms. I have an autoimmune disease so I showed symptoms first but it was MOLD! THERE WAS MOLD ALL OVER THE KITCHEN AND THE GARAGE. Our garage roof was caving in and we had no idea. Come of it caved in on my roommates car. I kept telling Leparulo I was getting sick and we knew there was mold. We noticed it when the roof was caving in! They came in when we were at school and tried bleaching away the mold, without telling us. It just made the roof cave in more... I told them they should pay for me to stay somewhere, like a hotel, bc I was getting so sick. I literally had steroids prescribed to help the symptoms. They ignored my health and told us we needed to prove there was mold in the air making us sick. So I am not wealthy; I am an independent student and cannot afford to pay a $1,000.00 for a mold specialist to come in to test the air. However, I was lucky enough for my roommate to be financially well off and put the money forward to have the specialist come in. The mold in the air was so freaking high, we had to move out immediately. Leparulo had to pay my roommate back for the specialist.. What if she could not afford to drop a $1,000.00 on a specialist though? They would have had no one check the air. So anyways, we have to temporarily move out. They tell us 1-2 weeks. 1-2 week turned into 2 months for me.... The mold cleaner had to tear out the entire kitchen and turn off the hot water. The place was inhabitable. They refused to pay for hotel and said they do not care where we stay because it is not their problem. Within a week or two, my roommate just left all her stuff in the house and moved into Onyx, and apartment in Tallahassee. I was not as lucky. I had my student loans tied up in Leparulo and I had rent credit. They refused to refund me anything, and when I threatened to sue and cancel the lease, they changed the locks on me and I was not able to get to any of my stuff! I was freaking out because my passport, clothes, etc was in there. I had to threaten law suit multiple times and had my father email many times before they gave me the owners contact information. The owner himself was so nice and ASTONISHED by Leparulos behavior. He pretty much blamed them and said he is hours away and trusted them to handle his rental property. He said he had no idea what was going on. He immediately gave me all my money back.. but it only took 2 months of me being homeless before I could get my money back so I could afford to move into a new place. He had to pay me back A LOT of money. He knew Leparulo messed up and he had to cover himself. It was insane. Long story short..... Leparulo is the worst leasing company in Tallahassee. They take advantage of you and do not take you seriously because they know youre a student and do not have the time to fight things like this or do not think you are smart enough to know your rights. I would give 0 stars if I could. The amount of stress I went through when I work and go to school is horrific. I was losing my mind. I was crashing on peoples couches for 2 freaking months!!!! DO NOT LIVE HERE. Side note: I think they limit my amount of photos but heres what I can post.

Mr. Leparulo is a nice reasonable man. Reach out to him personally and you’re guaranteed a response. Be nice and polite and you can expect a great service. They deal with a lot of complaints and properties all at once and truly do the best they can. Huge shoutout to Jason, the handyman, for being the man. Always made sure to help however he could. If you ever need anything regarding maintenance, he’s the one to call.

I scheduled a self-guided view in Leparulos website, I was confirmed the schedule by email and text and I arrived on time. But the passcode sent to me just did not work. People passing by looked at me just like looking at a thief. I was shamefully stood up by Leparulo Properties. No wonder this property management company has a reputation of as low as 2.2, but Im sure they are not ashamed at all by this low point.

This is my second year renting with leparulo and I will not be doing so again. Upon move in, my assigned room was a mess and had clearly not been cleaned—see attached photos— despite charging the person before me a cleaning fee. The entire townhome was in poor condition. Some problems were fixed upon going to the office, some were not. To this day, we have many maintenance requests unanswered. Often they tell us they will send someone out only for no one to come or for the person to claim they will “be right back” and never return. Our water dispenser on our fridge has not worked for almost a year, and our garage door has been broken for 3 months. After 2 of my roommates cars have been broken into prior to this, parking my car in a garage that is not functional makes it even more vulnerable to break ins. On Monday of this week, 5 minutes before the office closed I received a text that cleaners and photographers were coming into my home at 8:00am the following day and to put away any personal belongings. I called the office AND sent a text to tell them I was out of town and, because I was not notified sooner, had not made my room “photo shoot” worthy and would not like to have cleaners in my room or photos taken of it since I was not in town to put anything away. They said they would honor this request. Upon arriving back into town this evening, I found my mail laid out on my bed, personal items missing, and others moved around. My car is vulnerable in my garage, my things are vulnerable in my room, and no one cares to get anything fixed. The location is nice, but not worth the headache. They charge a cleaning fee upon move out, don’t use it, and likely don’t return a full security deposit for “damages” they have no intention of fixing. And that’s what I call a scam.EDIT TO ADD: I didn’t file a police report because the most important item that was missing was a post-it note written by my father that I had tattooed on my body. I’m not going to file a police report for a POST IT NOTE but it is the sentimental value that was lost.

Having to write this is Sad because I really enjoy my current rental, however Upon move in we were greeted with a broken toilet, broken dishwasher, the wrong keys to the apartment, an air filter that had clearly never been replaced and a broken stair way light. Over time they fixed the major issues but never the minor problems (including providing us correct keys to our apartment) .They are also doing in unit tours for prospective guests during Covid... I understand but .... during a pandemic really ???? And even though I had informed them I was sick and contagious with strep throat they still scheduled a tour for others to come into my home asking me to leave while I was sick.Don’t even try to get a hold of them because they won’t answer or will tell you to contact a manager without giving you information in order to contact the manager and you’ll never hear back from them again.I have had so much better experiences with every other leasing company in Tallahassee. You are much better off signing with someone else who values their tenants.My past few experiences with them have been really disappointing and I am just unaware of why they would treat their tenants like this.

I am shocked at the reviews I have read. I am in the process of looking for a place to live and saw your sign on multiple properties. These reviews are horrible. A lot of people are saying the same thing about this agency. I am more shocked at some of the responses from the manager. They were rude, unprofessional and seem to be very unconcerned about some of the issues. It’s almost like a child is responding to these concerns and not someone who is in a professional position. I feel sorry for your current, past and future tenants. Your responses are uncaring. A little advice to you would be start treating your tenants as you would want to be treated and hire some new staff. I am so glad I did my research. This leasing company is a nightmare.

If I could give this property company less than one star I would. I have never had a more obnoxious and unnerving call than I just did with property manager “Jerry” when I called to dispute a late fee that was the result of Leparulo’s online autopay system. Rather than take my son’s past tenancy, impeccable payment history, and the specific circumstances of the issue into account, Jerry repeatedly refused to credit me the late fee and offered little explanation other than the issue was my own fault. After I asked if I could speak to someone else within the company, he insisted he was authorized to speak as the property manager. When I asked if there was someone else I could speak to, he would not say anything other than he is authorized to speak about the account. When I asked him if there was a procedure I could follow to elevate my grievance to upper management, he again refused to provide me this information and repeated he was the authorized account manager. He repeatedly interrupted and spoke over me throughout the call and never provided me responsive information. I literally asked this individual 100 different ways, politely and patiently, if there was ANYONE else within the company with whom I could speak as I found his attitude distasteful and rude. Jerry refused to identify anyone else, or provide me a procedure to follow, and even refused to pass my complaint up through the company. Tell me, what kind of company absolutely refuses a legitimate request from a very upset customer to work through a very easy-to-fix payment issue? I would gladly have tried to speak to someone, in fact ANYONE else within the company other than Jerry rather than write this review, but he absolutely refused to provide me the tools to do so. I thought all of the reviews on Google were probably the result of tenants who don’t understand the terms and conditions of their lease. But now I understand they are largely the result of Leparulo not properly training their management employees to communicate appropriately with tenants. My next call is to the Florida Attorney General’s office, as I believe it is absolutely improper, unethical and potentially illegal for a property company to not provide a customer/tenant procedures or access to company’s upper management in the event of a dispute with a tenant that the property manager has been unable to successfully resolve. Shame on you Leaparulo. Please re-train “Jerry” or let him go. He is, sadly, the reason I have taken 20 minutes of my hectic day to write this horrendous but unfortunately deserved review.

Leparulo sent us a refund of $125.00 for our deposit. The letter they sent said they held for a $250.00 security deposit and additional charges for a cleaning fee of $100 and another $25 for a steam clean. We called for an explanation and wanted to know if the deposit they returned ($125) applied to the entire property or just to my daughters room. The woman said I had to send this request in writing, and she was not at liberty to discuss any information with me. I find this very unusual.

Even if you love the place you are looking at I highly recommend signing a lease with any company in Tallahassee besides leparulo. They create fees that aren’t in the lease agreement and all of the documents you have to sign are very poorly worded. A lot of it’s content is left up for interpretation which should not be the case when signing a legal document. If you talk to multiple people at the office they will all tell you different things. Super sketchy leasing company

We originally signed a one-year lease on a rare-find 5 BR property that Leparulo had listed. It was a perfect house in a great location for FSU students. Large fenced backyard & Pet friendly.There are several houses on the street that are also leased by other students, making it a nice community area.It worked well and we opted to re-sign our lease and stay for a second year! ;0)

I am currently a tenant at one of Leparluo leasing property and am displeased with their services!! The ceiling inside my childs room collapse onto his bed and floor and pretty much destroyed his room. I put in a maintenance request (per protocol) on 06/26/20 to inform them the ceiling at that time had a small hole which was leaking water amongst other repairs needed. They had a maintenance guy showed up and repaired everything except the ceiling he told me that he wasnt able to do it and would report it back to the office for a specialist. Almost two months went by and I didnt hear a word back for them nor did anyone come to repair it. On August 30th the ceiling collapsed and luckily my son wasnt in his room at the time. I then immediately email the company requesting repairs urgently, however; since it was over the weekend, I had to wait until the following week for them to receive the request and get back with me. I never received a call back so I called them that Monday asking for a status on the request, (very very poor communication) I was told that the vendor would be contacting me soon and I was to be talking to a vendor whom I was never inform of or had no idea that it was even assigned to anyone or that I was to contact them!! At any rate I got their number and contacted the roofing company just to be told they may not be able to get to me today but hopefully they can at least place a tart over the roof the avoid the rain (oh yeah forgot to mention it rain the entire week plus that weekend). To say the least the roofing company didnt place the tart until 09/04/20 meanwhile my sons room is completely wet and full of rubbish from the roof! Unbeknownst to me they decided not to go with that roofing company and switch it wasnt until 09/11/20 another roofing company came in just patch the hole on top of the roof and then stated he would return to complete the job. Guess what he never return and my son ceiling still have a gigantic hole on the top with MOLD. contacted Leparulo the entire time and was getting the run around then was told that I would have to place another request for the same unfixed problem (the ceiling was never repaired) I sent them plenty of pics and was told I need to resend updated pics again.. SIR Im confuse when you say update?? the situation is the same the roof collapse which insinuate to me not only does the outside needs to be repaired but the inside as well. I have small kids plus a newborn and still to this day we are being exposed to mold and had to clean a mess that had nothing to do with me as well as the problem still exist!! VERY UNHAPPY!! Replying to the owner response: you stated the roof has been repaired! Untrue statement you guys patched it up last week and right now today it is currently leaking again! Your staff informed me that it was fixed but yet asked me to confirm it for him? How does that work?? I told him at the time it wasnt leaking but wasnt sure rather or not it has been fixed. Being that the tart that was placed on it by the previous vendor stopped the rain from coming in.. i wasnt sure if it was fixed due to lack of communication from ALL ENDS! NOBODY EVER SPOKEN WITH ME TO TELL ME OF THE STATUS! That was/is my problem with you guys l I have videos I recently recorded today showing it is still leaking! Which is inhabitant for anyone yet alone for small kids. In to have one of your staff members to tell me being that the property isnt to my standards you guys giving me the option to just move was very insulting As though I was asking for something major like marble floor! What human being wants to live under a molded, leaking roof?? So unprofessional! Thanks for proving my review to be accurate!

STAY AWAY FROM LEPARULO PROPERTIES. The properties are not well kept and always have mold or bugs or many other issues. I still haven’t gotten my security deposit back and it’s been 30 days since I’ve moved out... The current property manager is very condescending and rude. She seems very unhappy with her job. I wish the owner hired better more Friendly staff. Advice to the owner: Don’t accept to manage a property if it’s very old and deteriorated. I know this is a business but It shouldn’t be just about the money but also about your integrity and your brand/name. The whole company is so disorganized it’s almost embarrassing..

Been with them for two years because I love my apartment but absolutely hate this company. There is a reason you always see signs for them around because no one wants to rent with them.

I lived in campus block for 3 years. Great townhouse with a great location. Although the company, not so much. We had a few incidents where they were extremely unhelpful. We lived in a townhouse with plenty of parking space in our driveway but our guests were towed off our driveway. There was no guest parking and we were told our guests were not allowed on our driveway. One time they towed my neighbors guests car, my neighbors car was in the way of the car being towed so towers moved his car behind mine blocking me into my own driveway. When I complained to the leasing office about this incident Melissa was unhelpful and passive aggressive and told me to take it up with the towing company they hire.One of my roommates only lived there for 2 years, her door was broken when she moved out and they charged her for the replacement of the door immediately after her lease ended but our new roommate did not get her door fixed until half way through her lease despite many maintenance requests. Also, a cleaning fee was charged to the previous roommate but the room was never cleaned before the new roommate moved in.Finally, each roommate paid a $625 deposit at the beginning of our lease but when we received the check for the deposit at the end of the lease, the summary of charges showed we only paid $250 originally. Although, they did write another check with the correct amount, this mistake shows poor management.So I would suggest living on their properties for the nice locations and modern properties but be prepared to deal with an incompetent staff.

I recommend avoiding this company:I applied, and it took an ENTIRE WEEK for a response. I called twice to follow up on the application and the office ladies were rude. I got an email saying they “conditionally approved” my application if i put down $1900 for a deposit, the original posted deposit was $950!! On a outdated house that wasnt in the best condition? Hellllll no. They stated that my rental history and credit were bad and this warranted the extra deposit fee. While my credit isnt perfect, its not horrible, and I have perfect rental history, references, and everything. This goes to show, along with all the reviews this company runs with the slum lord model that makes its money off renting garbage properties to college kids for mommies money. I got approved for a nicer, more expensive house in less than two days with a different reality company. Funny how they ran my credit, rental history, and found no issues and didnt want to charge me an absurd amount 🤔

In my experience, I found Mr. Leparulo as personable as unethical. For the first years of his management of my property he was a breath of fresh air. Then suddenly I got a bill for over $5,000 for renovación expenses, half undocumented. After repeated frustrating attempts to get receipts on the “renovation” I drove 10 hours to his office from South Fl where I wasdealing with health issues.During our meeting I asked himabout the clause in our management agreement that said expenses over $200 or $300 had to be approved by the owner. He said that was just a “technicality.” He then showed me the missing receipts. Some said simply “Came by the house to do repair. Tenant out” and charged me for the visit. I questioned some of the charges and he gave me credit for $600. When the next month statement came it contained $500 in undocumented expenses. Again I attempted unsuccessfully to get receipts which were missing on his owner’s website by calling his office. I drove to Tallahassee and took over management from him. I continued to pay his management feetill the expiration of the lease with his agreement that he would get me tenants, lease the property and get the first months’s rent as compensation. When he had a prospective tenants he told me his office had no time to show the house. I showed it, and when the prospects wanted to sign a lease he said he was too busy, that I should sign my own lease. I had to beg him to honor his word as I had no lease to give the tenants. He got the first month‘s rent as promised, By then I was aware that the $5,400 renovation had consisted of replacing 3 doors and painting the interior with such poor quality paint that an attempt to wash stains in the walls resulted in a smudge. The original front door, with a stained glass insert, had been replaced with a metal door with a huge dent that I had to replace. The bedroom closet doors had all disappeared. Previous experiences with property managers had lead me to conclude that property manager in most cases was a euphemism for petty thief. Sadly, Mr. Leparulo’s behavior after first gaining my complete trust, led me to revise that conclusion by removing the word petty from it.

My apartment complex was bought out by Leparulo half way through the year. They were a pretty decent company. Our complex is old and had lots of issues so they adjusted to helping all the tenants pretty well. Only two things that really upset me about the company was the way they handled certain situations. They had a leasing agent come into my complex when no one was home to put the animals away after we had asked they stop coming to our place every tour especially when we weren’t home. The leasing agent was laughing at me as I left the building after complaining about him leaving a call about how our dog tried to attack him and bite him and reminding them I had the entire interaction on video. I was also in quarantine at the time of move out with no where to go since my family back home is immunocompromised and this is the only place of residence I had. I asked to extend move out by a day (since I paid rent for the whole month) to the 26th instead of the 25th which would be my last day of quarantine and was told I had to be out. Given the pandemic circumstances I think that this was unacceptable especially if I paid full rent for the month. Anyone moving with leparulo, make sure you know what you’re paying for and always read the fine print.

I dont often write reviews, but being in an apartment search now in a new city, I see how valuable reviews can be! My roommates and I have leased with Leparulo since August 2014. They have been very professional throughout our 2-year stay. If I put in a maintenance request (online, which is super convenient), the problem is often fixed the same day! The maintenance staff is wonderful! We have really enjoyed our townhome and how low-maintenance leasing through Leparulo has been. Ive heard nightmares about other leasing companies, landlords, and apartment complexes, but I feel confident saying that this is a good company.My only complaint is an issue from last year, when they listed and tried to show our apartment in January (even though our lease ended in July) before ever asking us to re-sign the lease. (I know its in the fine print of the lease, but no one can memorize 15 pages.) However, they were much better about it this year, sending out multiple emails to remind tenants to resign. Although I am moving in the fall, this reminder was appreciated and Im glad that they listen to issues and work to rectify them.Overall, its been a great experience and I would highly recommend Leparulo to anyone. :)

Unresponsive and dishonest approach to leasing. Leparulo entered into a lease with 8 students for a property near FSU for the 20-21 year in October 2019. We received an email the first week in January advising that the owner of the property (who is a Leparulo owned company) elected to pursue other avenues for the 2020-2021 lease term and has cancelled all future lease agreements. No explanation was offered and the email continued by saying that all lease fees were able to be refunded at your request. While it shouldnt be the responsibility of the tenants to request the refund when the landlord cancelled the lease out of the blue, we made a written request for the refund immediately. My son needs the funds to use as a security deposit on another property and after 10 days, we have no information about the status of the refund. I have made repeated calls and email requests for the refund in the 10 days since the lease was cancelled and each time the management company advises that the owner has not responded to them yet (it is the same person who owns their company) and they dont know when the money will be returned. After reading the reviews here, it is probably a blessing the lease got cancelled but they are holding on to funds that do not belong to them.They are unscrupulous.

An incredibly unethical business. Besides the heinous conditions of the apartment, was assaulted by a roommate and was unable to break the lease (thought legally should have been able to). When I found a sublease candidate, they were unable to move in because the roommates had moved someone else into the room illegally. This is our experience with this place. They dont even deserve 1 star. The girls were given a date and time to pick up their keys and move in. We got the keys, went to the house and couldnt believe our eyes. The lawn was an overgrown jungle. The interior had not been cleaned or painted.The lease agreement stated:The walls would be painted. They werent.That the unit would he professionally cleaned. It wasnt.That there would be new blinds. There werent.We went back to the office, we were assured that the cleaning crew was on the way, and that the painters would be there soon. And that a bug service would be there tomorrow. We were told that the office is closed on Saturday, but that theyd be there if we needed anything further.We went back to the house, inspected a bit more and found only 1 working fire alarm. No windows could open. 1 window was broken. The French doors on the back had no lock. And the stove had a cabinet above it melting from the heat. The bathroom was moldy.This house is not habitable. All of us parents called and emailed that night to no avail. Legally, this should be shut down by the board of health.The maids showed up, they couldnt believe the conditions. They said no one could live in this.There is no way anyone would move in that house.If the house wasnt ready, a phone call to postpone the move in date would have been great. Now the girls are stranded, 5 hours away from home with all their belongings and no where to sleep, or safely store their things.We went to the office Saturday. We saw the office staff inside. We knocked. They ran away.Needless to say, we returned the keys, and ran far far away from this place.The girls were lucky enough to find alternative housing.

I honestly wanted to go out of my way to leave a positive review for Leparulo Properties since people mainly leave reviews just to complain. Ive rented 2 different homes from Leparulo and have never had a single issue with the way they handle things. They have always worked VERY fast and diligently with work orders. They fix absolutely everything within 2-3 days and even got us a new oven. The receptionists are always very nice and helpful.My only issue is the condition the two houses were in upon move in. Seemed like I had multiple things that needed to be cleaned/fixed when I moved in which is kind of aggravating. But nonetheless, I put in work orders for all of them and they send someone immediately to fix. I would continue to lease with them as I have for 3 years.

The people working at Leparulo Properties are professionals and helpful. let Me give you an example my AC stopped blowing cold air so I filled out my maintenance request form online that took 2 minutes from my couch. The next day the repairman was at my place fixing the ac. Mr. Lepaurlo has personally reached out to me to help resolve a payment issue I was having with my computer. I submitted my application, paid weeks ago only to find out today that someone was before which was too impossible! I asked when initially applying on May 16 was there anything pending on the home and was told no. I did my application immediately following that phone conversation. Update: it’s July 24th, 2019 and I still haven’t received my security deposit from 2017-2018. I went in in-person and was told me they “have no clue where it is” because they shipped it to the apartment I moved out of, but it should be figured out by the week of July 15th. They shipped it to the apartment I was getting my security deposit back from. I’m still trying to understand how that makes any sense.I lived in a townhome via Leparulo properties for one year. When moving in, I saw many discrepancies with the apartment. It was never cleaned, specifically the kitchen and living room--thankfully, they sent over a cleaning crew that evening that did a sub-par job. The rooms were never repainted, mind you the previous tenant in my room had a dart board with terrible aim that shaped where the board used to be. We demanded someone come in and clean the rooms. I had BLOOD on my bathroom walls. Nice. There was a hole in my bathroom door and sharpie in multiple places on it, and my closet was missing a door handle. Within the week maintenance came to fix the door handle, but my bathroom door remained the same all year.I called the office stating all of these issues and the woman at the desk just said something similar to, sorry, we dont actually walk through the apartments before move in, we just trust everyone did what they were supposed to.In the lease it states certain bugs are not included in their extermination. Well, those exact bugs exploded in our kitchen. We had a bug infestation 8+ months of the lease and we tried so many things to get rid of them. Oh, and I never received my security deposit even after attempting contact twice.No leasing agency around campus is going to be spectacular, but youre at least better off not with Leparulo.

Horrible experience from start to finish. House was dirty and there were many issues before we moved in such as a broken microwave handle, and one of the rooms doors did not latch and that same rooms closet door was off the hinges. Multiple attempts were made to get the issues resolved and none were answered. The microwave eventually quit working altogether and the maintenance guy FINALLY showed up weeks later and determined that it was in fact not working and thats the last we ever saw of him. Two more attempts for a new microwave were never answered. We got texts almost weekly about the company showing the property to prospective buyers. Only one appointment was ever made and the person showing the house was rude and was very invasive of our privacy. And instructions stated for us to meet the inspector at our house on move-out day and he never showed up. Our gate codes and access cards were also incorrect and we had to rely on other renters in the area to gain access to the pool and main entrance to the apartment daily.The apartment itself was alright. Definetly bang for the buck at $900 a month 3 bed/3 bath. Would have rented from again if not for the issues

The property I rented from them was completely filled with roaches, its disgusting, I barely even use my kitchen. The area is unsafe, we were broken into by two neighborhood kids. Also they lost my rent payment which I drop of in person because of the charge if you pay online. Ive only been here for three months and its been a complete nightmare. They misinformed me about my move in time but since it wasnt in my lease, apparently they can change it whenever they want. they didnt care I lost money having to change moving times. Also, never trust their online systems. I NEVER received an email from them about changing towing companies (and yes I checked my deleted and spam folder) so I had to pay for that. Even though that is not in the lease. It does not even state whether my property had towing. Now their system couldnt process my banking information so I get a $50 fee. The house on Highland drive has a collection of garbage on the side of the road that includes toilets, furniture and a recycle bin full of trash that has sat by the road for 2 weeks. After numerous phone calls to the company and them assuring me that they would remove it 2 weeks ago still it stands. 1 kid almost hit walking around the debris and almost 2 car wrecks that I have witnessed due to the trash now overflowing into the road. The county code enforcement has been contacted 13 times by different residents that the company is aware of and yet they (Laparulo) does nothing. I cant imagine how shady this business is and the shortcuts this business will performs reflected by how much they care about residential neighborhoods and the homeowners that live here. If I could give 0 stars I would, the apartment I rented for the year was broken into around April. The property company finally came to BOARD up the window, and not too long ago the window was finally replaced. Just yesterday the apartment was broken into AGAIN. No security system or any safety precautions were done after the first one, might I add, and I never even spoke to the owner. Obviously, he didn’t care, but now the apartment lease is about to be up and it has been broken into once again. The apartment is destroyed along with the walls, front door, and same window again. The breaker was flipped when they broke in and the refrigerator is filled with maggots. It may only be day 2 since the break in, and we have gotten a call saying it was broken into from the property manager; however, the apartment is in no way livable. All in all, Leparulo is not a safe property to lease from.

Theyll charge you $200 each, so $600 total, for cleaning even when you get your place gross. The worst place ever to rent from and very unprofessional. I was scheduled to view a property and they canceled twice and couldnt reschedule until weeks later. Me and my boyfriend had previously made arrangements to leave work early to view the propertys, so that was a big inconvenience for the both of us. Amy is usually the person to answer the phone but it seems like you have to call at least ten times before she answers. I lived in one of Leparulos properties and dealt with them for over two years, and all I can say is that every single experience with them has been an absolute nightmare.They do not care about their customers, and they only care about making money. They will not put in any extra work towards you once your lease has been signed, even if it is an emergency. I have experienced this first hand.When we arrived there was trash and junk all around the sides of the property, there were disgusting stains and marks on the floors and walls, and nearly everything was either broken, missing, or backwards. We filed several maintenance requests and called their office multiple times, but nothing was done. Other examples included mold in the bathrooms, a deck that is rotting so much that a friend *literally* fell through the floor, and bugs! We told them about all of these issues and they did nothing.I want to reiterate, this was not one bad experience I had with them, I dealt with them multiple times over two years, and there was never a time when when they were not giving me a headache with their heartless bureaucracy. They do not care about people or their homes, they only care about making money.When one of my roommates skipped town without paying her rent, they refused to take her name off the lease, and instead told us that they didnt want to change our lease because it was too much work for them, even if that was only to change one of the names on the lease.Dont get too sentimental or attached to any of their properties. They will not give you any priority over your listing. They will start showing your property when there are eight months left on your lease, in order to pressure you into signing again. Even then sometimes, as what happened to us, you and your roommates will end up paying a combined NONREFUNDABLE $150 in fees for processing paperwork and then theyll end up signing your place to another party anyways. We lost our home, and they got to cash out on the processing fees of both parties.I called and asked to speak to their manager as well as going in multiple times in order to solve this last issue, but unfortunately she was always busy when I needed to talk to her (even though she claims to have spoken to me personally).Some of their places might be cheap, but its not worth it to have to deal with these people.

When my roommates and I visited the leasing office the lady was rude and tried convincing us none of the properties were within walking distance to campus. After multiple calls and leaving a voice mail, my roommates and I got in touch with the Leparulo office to schedule a house showing.They scheduled three parties to view the house at once and upon showing up, the person giving a tour was extremely rude and unprofessional. He complained about having to carry out the tour, spoke to the tenant about tripping on shrooms, and left before we were done seeing the house.The tenant in the house said the service from Leparulo is awful and it took them a week and half to simply fix a sink.Im glad I got to see the terrible service before being bound to this company for an entire year.

I would not recommend ever using these people. Have no idea what they are talking about, super unreliable and do not give you correct information. Every staff member tells you something different. All around awful experience, avoid using them if you can!
