Choosing to work with Kim was the best decision we ever made with this property. We bought this property when our kids went to FSU. After they graduated we tried to manage the property from out of state. Finally, we decided it was too much. We hired Vineyard Property Management. From day 1 she took care of everything. She is a true professional, I am so glad we found her.

My wife and I have had the privilege of having Kimberly as our property manager for 16 years. She always communicated with us when something needed repair in the townhouse and keep us updated until the problem was resolved. We were glad to have her as our property manager in Tallahassee as we lived several hours away. Her communications with the landlord and tenant provided everyone peace of mind. We will certainly miss her.

After Hurricane Michael I found myself in need of a new property management company that would work for me and be proactive. I found Vineyards through a google search and interviewed Kim and a few other companies before deciding to move forward with Vineyard.I could not have made a better choice. Kim was on top of everything for me and helped manage the cleanup/repairs my unit needed. She was professional, responsive and presented options.I would highly recommend Kim and Vineyards Property Management to anyone in the Tallahassee area that needs property management services. You will not be disappointed.

Renting from Kim continues to be a lovely experience. Ive been a tenant at a Vineyards property for 2 1/2 years, and I would describe the company as professional and reliable. The online portal is easy to use, and I appreciate being able to pay rent online without a convenience fee (when linking your bank). Its been a no-nonsense, straightforward, and positive arrangement. All I can say is Kim was sent from the heavens above to help me through a troublesome process. The home I rented for four years was put on the market for sale. That was fine, however the real estate company did not want to treat my family and I as if we still lived there and was in legal binding lease. She was a great middle person to help facilitate the process and to ensure that both the tenant and owner was protected within the guidelines of the Florida landlord tenant laws. If you are a owner or tenant trust in Vineyard Property Management to take care of all your needs.Thanks again KimBest Wishes

Maintenance man was helpful and kind. The only reason I give a star. Kim charged EXCESSIVE fees for minor cleaning and painting. As a full time college student and working 40hrs a week I felt incredibly disrespected and taken advantage of when I moved out last year. Do not rent here

Vineyards managed a rental property for us for a little more than 2 1/2 years. We have decided to sell, but Kim was terrific throughout the time she managed the property for us. Professional, attentive, always available. It was a pleasure to do business with her and we would highly recommend her and Vineyards Property Management.

My wife a licensed Realtor agent, so this is not our first RODEO. DO NOT BELIEVE A WORD THEY SAY!! We, after a long week, finally decided on one of their properties. We provided all docs, met with them in the home, agreed to terms while on the phone with the landlord including our small pets. It was a ROCK SOLID verbal contract. We then paid them $100 application fees to only be told later last night our pets require a $1,000 NON REFUNDABLE DEPOSIT even after we were told no deposit necessary. We were fine with that however they then tell us the landlord wants $100 more per month than the verbally agreed upon rental amount!We are not happy at all, they reel you in with the bait and switch tactic and do not honor ANY agreement they mention. ITS NO WONDER THEY ONLY HAVE 2 RENTALS on their website.What they don’t realize is renting is a 2 WAY STREET!! The tenants have to be comfortable also and trust they will be taken care of. Stay away, they showed their true colors.

Kim is quick to respond, always personable, and always goes out of her way to accommodate you. After they collected 100.00 to process our applications, they kept asking for additional documents. We returned everything as quickly as possible, within hours, but they said we were too slow. I am handicapped and my husband was at work during this one day process. They rented the house to someone else and kept our 100.00. I felt very used!!

I know my rental property is in good hands with Kim and her team which gives me peace of mind since Im 300 miles away. When there are issues she has the knowledge and resources to take care of them properly......plus she does an excellent job of leasing so as soon as one tenant leaves another is waiting to move in.

In our experience, Kim was relatively responsive with maintenance requests, but they usually weren’t handled very well. For example, there was a cracked water pipe under the driveway and it took two weeks to correctly deal with this so that sewage wasn’t backing up in the first-floor shower. During this two week period, we couldn’t shower, flush the toilets, do laundry without sewage coming out of the shower drain. Looking back, we’re surprised Kim didn’t somehow charge us for this repair. A few months later, a towel rack fell and cracked a toilet lid. This resulted in a $100 charge to replace the lid of the toilet. We could have almost bought a new toilet and replaced it ourselves for that amount.When we moved out, the oven needed to be cleaned and the baseboards/blinds needed to be dusted. With this, we expected some cleaning fees to be taken out of the security deposit; however, this resulted in a $225 charge. Kim stated “we hire outside contractors to come in and clean the unit so we pass on the charge that we receive from them.” We don’t know who she hired, but the charge, once again, seemed excessive. These unreasonably high fees are in line with every other charge we’ve received from Kim though, so we weren’t exactly surprised.Renting from Kim wasn’t an overall pleasant experience, and we left feeling used. We won’t be renting through Vineyards PM again and we won’t be recommending them to anyone. If you’re looking to rent from Kim, we highly suggest you look elsewhere.

Worst company I have ever had to deal with. Kim is extremely unresponsive and unprofessional. Not only that but she unjustly denies applications without any basis for denial and just takes your money like you don’t even matter. I applied with a co-signer who makes over half a million dollars a year for a 1300 dollar rental and still got denied by her. She claimed past landlords had something to do with it, as well as income (clearly not true), but I contacted my past landlords and she only spoke to 1 out of the 3 she was supposed to speak with. This company is mediocre at best and Kim is a scam artist who denies whoever she pleases without any reason and just collects fee costs and then doesn’t reply to any kind of concerns who I may have. Very very disappointed with how I was treated by this company, but I should have expected as much with all the other reviews giving similar horror stories.STAY AWAY NOTHING SHE CAN OFFER IS WORTH IT!

This LLC is owned and managed by a woman named Kim whom you should not trust. She will try to fool you out of your money and try to charge you BS fees . She has, in fact, been sued in her capacity of a real estate agent for retaining monies she is not legally permitted to keep, and has lost.Kim rented out a townhome to my bf and i, and we had to find out the hard way that the the majority of appliances were failing. She promised to replace the leaking fridge for months, and did not. Ever. The sink broke down and black mold was a consequence. She had her maintainance man come and tell us that mold does not grow on wood. Wood is one of the most popular materials that mold clings on to btw. After all of this, and we still paid her ALL of the rent. She then kept the WHOLE deposit, normal wear and tear being a huge portion of it.If you would like to live well, or in a decent space, do not rent out through this LLC. We had to learn the hard way, but youve been warned!The people who are posting these 5-star reviews, how many of them actually rented out properties through her? Not all of them, I can tell you that.Edit: I have emailed Kim over the course of my tenancy with all of the issues mentioned above, and my displeasure. There is no surprise I was eager to terminate my lease with her LLC.

This company is horrible, If at possible DO NOT do business with this company. When I moved out she took $940.00 dollars out of my deposit and said it was for cleaning, painting and repairs. She may have had to wipe down a counter and sweep from behind a door. She may have had to touch up paint in a couple of places but none of what was wrong with this house wouldve cost $940.00 to repair, paint and or replace. This woman is a rip off artist, dont trust her.
