Ill start off with this, I have been a resident at North Park for 6 years. North Park does a good job at Landscaping. Which is basically everyday. They keep up on outdoor aesthetics constantly.However, the problem is that this about all of what they do well. What is really noticeable is the interior cleanliness. The hallways and public spaces are always dirty. Trash in the hallways, overflowing trash cans in public spaces, spills that are never picked up. Understandably, part of this is 100% on the residents who dont put their trash or recycling in the right locations. But also is the fact that there is no signage to state where to put our trash or recycling. So unless youve lived here for awhile you dont know exactly what to do. Some residents are just gross and lazy but also they is actually nothing that states what we are supposed to do with the trash/recycling. They do have some janitorial staff but truthfully I believe they is just way to few of them for the job of the 10,000 person apartment complex. If they could hire a few more housekeeping staff and a few less landscaping staff Id be much happier here.Once you are a resident (Which I have been for 6 years) they stop caring. If you ever have an issue that needs the front desk, they will NEVER pick up the phone unless you say your a prospective renter looking to rent. Even emailing the front desk takes about 2 weeks for them to get back to you. Getting assistance is virtually impossible. When calling, after the multiple robot answering screening levels, you dont even get to a human ever. Your voicemail will be heard in 3 days, maybe. This is one of the few areas that could be but has not gotten any better in the years Ive lived here.Placing maintenance requests with the Irvine App is actually simple, yet the follow through on the requests is always 50/50. Sometimes they will come to fix your issue other times they complete your request without ever doing anything, or possibly without even coming to look at the issue. They will complete your maintenance request without any response or comment to the requester on what they did or why they couldnt complete the task.The park is nice and the apartment is good enough. Honestly I continue to live here purely for the open space park and dog friendly grassy areas also surrounding the apartment complex. Prices are reasonable at times but lots of extra costs come into play. Overall, the outside aesthetics are nice but the actual living quarters are sub par cleanliness.
The Pines Team is amazing. I wouldn’t have had it any other way. Gigi and her team work hard and provide exceptional customer service to their residents.
North Park apartments is great, until you get affected by a break-in/theft. Then, the leasing staff disappear and don’t respond at all.So if you’re planning to rent here, make sure you’re mentally prepared to get robbed or face car theft/break-ins and have North park management do absolutely nothing about it.I’ve heard about at least 10 car break ins in the past six months in just Sycamores Garage, and am a victim of bike vandalism myself. Still no security cameras installed anywhere in the garage :)
Had a very enjoyable time with my leasing consultant, Jonathan. He showed me and my girlfriend these beautiful apartments. He laid out all of our options out and informed us of any additional fees if there were any. Me and my girlfriend toured many apartments to find us the perfect home, but Jonathan was definitely the best tour guide we had through all of our tours. Thank you for the amazing tour Jonathan!
- Multiple things needed fixing before I moved in. I submitted the moving in checklist and I was asked to open a work order. Really ? If you give us the apartment in a not ready condition and after we move in we notice the same and then you ask us to call people to fix this ? This was uncalled for. So I wrote an email and submitted the checklist of things which needs to be fixed to the Pines leasing office, However, even after that nobody bothered to call or ring to assist. Today its been 7 days we moved into a apartment which is broken. what a shame. I know nothing is going to happen after this feedback..
The community is fairly nice (I like the central park) and was lucky to get a renovated apartment (at the Pines) - the non-renovated apartments are not worth it and are really substandard given the price you pay. Parking isnt an issue if you are a resident, though guests will have an issue though. Also my place supported AT&T fiber Internet. You get 1 star for that.-----Okay, now for the negatives, the really really bad stuff. Hopefully, Itll get the attention of the owners/corporation. 4 stars removed.Main issues:1) Lack of professionalism2) Lack of communication3) Cutting corners4) Safety and Noise5) FeesWould have to say that there are corners cut in terms of maintenance, construction, and the dreaded issue with trash - particularly with their parking structures and the various parts of the community. If you are looking for a quiet community, I would pass as its pretty noisy, esp. given the size (there are thousands of units in the entire complex) and the amount of kids around. Also the walls and ceilings are paper thin, which allows for noise to propagate. Safety is not good.The staff, residency services, and communication is just terrible. Its impossible / difficult to get in contact with them (and the parent company - Irvine Company). Maintenance is slow (had issues with the AC and lighting). It took 5 days to fix. When its related to new business (making $), they are responsive (the leasing agent). After numerous calls and they finally pick up (they wont follow up if you leave them a voicemail) you are likely to get a rude response. Theres no feeling of importance or priority for the current residents.The next issue is safety. There have been quite a reports about car break-in, in a secured garage which is disturbing. Definitely dont leave your valuables, but I think security could be improved. Another issue of safety are the main roads and drive ways. People speed through and there are plenty of blind spots. Ive seen 2 people get hit by cars and of course many close calls. It might be a good idea to have speed bumps. The street is also quite narrow and lots of people tend to park wherever via hazards lights on, thus partially blocking the road.Following safety, its quite a noisy complex. I thought being in a corner unit would be quite, but you can hear the neighbors, esp. the screaming kids around you and running around. Again, the walls and ceilings are thin and not very well insulated from noise.Lastly, I recently moved out and the cleaning fees are stupidly high, even if the apartment is in excellent condition as they do a flat-rate fee rather than variable. There was a fee for carpet cleaning, even though my unit doesnt have carpet. The deposit is $600 and the final move out fees end up being about the same. You will not get your deposit back - other reviews say the same.Pictures below are of my actual apartment unit that was renovated at The Pines Unit. Its nice, but definitely not worth the market price and the other hassles. Again, non-renovated units are not that nice.I would say please avoid this place, its overpriced (15-20% higher than market for luxury apartments) and dont give them your business. The non-Irvine apartments treat you much better and with better value. This is not the right way to run a business when residents come last.
Worst.. every night some apartment has very very loud music. When talked with leasing office, they said they can not do anything. And courtesy patrol guys said we LL take care but nothing happened.Im not able sleep from weeks. Worst community. So, decided to put in the review so at least someone might take this seriously.
I highly recommend NOT to live in north park apartments due to the following points: (move in 2020 and move out 2021)1) when we moved in, the apartment was dirty and the carpet was really deteriorated. When I communicated with the office, they mentioned they will take care of that. And nothing happened during my living there.2) Once we moved in, we discovered the heater was not working, and the weather was cold during that time, and it was a disaster for my toddler. When I asked them to fix it, they mentioned due to the pandemic, it will take a while and there is no spare heater for us, and they informed us to buy a heater on our own. :(I had to buy a heater to warm my toddler in the night!3) The appliances were old and not working properly, and I had to keep pushing for fixing them or replacing. The replacement process was very exhausting in terms of convincing the maintenance team to do their job of appliances replacement. The range and microwave were not working and we spent weeks for replacement. Also, the dishwasher was leaking and not drying well. We kept complaining, and they replied, sometimes nothing in the inventory, and sometimes that it seems working.4) Too many fire-alarms in the buildings. The fire-alarms last for more than two days from 9:00AM to 5:00PM. They do not respect the residents: I have a toddler and told them it is a nightmare to have a baby out for 8 hours for two consecutive days. One of the guys in the office replied very tough and impolitely, and he hanged up the phone call. When I complained, the manager mentioned they would consider and no response for any action.5) During the move-out process, they were not responsive for the instructions of the move-out. I had to call several times to know what the process of moving out and handing off the keys.6) A lot of building remodeling/maintenance noise every day, seriously every day!! Even if they told us the close building remodeling would finish in July 2020. The noise kept daily till we moved out.7) Every day at noon, the garbage truck collects the garbage in front of the building for one hour except weekends.8) Lastly, I get shocked with the move-out charge above 500 dollars, where they added two charges for the carpet and more than 100 dollars for the paints!!So I really do not recommend to live in this place, which does not respect the residents and charges too much.
DO NOT LIVE HERE.Management is garbage, the only time they actually help you with anything is when theyre trying to raise the rent on you.If you call them for an emergency maintenance request, they either dont respond, or they take 6 - 10 hours. When asked for any sort of accountability, the management respond aggressively, as if theyre doing you a favor by even responding to your emergency maintenance request.When we moved out, they charged us 340 for water, and an extra 1000 dollars for cleaning, even though we cleaned the whole place professionally before moving out.Love the place, the location, but its just terribly managed by people who really dont care about the residents.
Overall had a great experience while in communication with the Leasing Team, especially Jonathan Garcia. He was great in keeping great communication with anything that was needed on my end. He was also great in answering any questions I had. Because were still in the middle of a pandemic, they made the process of moving in easy. I appreciate the easy and fast access to getting set up with everything. I also want to thank the team overall for making this move smooth during this time.
I highly recommend North Park apartment community to folks in Bay Area. Starting from apartment tours, conversation with employees, quality of apartments, presentability and cleanliness - North Parks manages to strike perfect notes in all cases. I will like to specially thank Jonathan Garcia for being extremely helpful at all stages starting from tour of the apartment complexes. He is extremely attentive to the needs of the tenant and he goes above and beyond in helping people. A big chunk of my pleasant experience and interest in getting a lease in the North Park community goes to him. Along with the awesome apartments in the North Park community, Jonathans polite and friendly demeanor has been one of the major factors why I got an apartment in North Park. Having great experience while in communication with the leasing team. The Sycamores is beautiful, clean and neighborhood is safe. A couple of supermarkets are bicycle distance and it is convenient.

I wish I could give 0 rating. Though the apartments are nice, when I moved out they gave me a bill for 600$ when I cleaned my own apartment. When questioned why I was charged with 600$, there response was rude. I dont recommend North Park to anyone when we have much better communities close by.
We really liked the communities here. Unfortunately we had specific needs regarding wall space for bookshelves and the unit we were interested in would not accommodate them.

Overall.. I have had a really good experience here. The people at the leasing office are very responsive, friendly and supportive. Hitesh and Jose were very helpful.Once I moved in, I required help with something. As it was an emergency, I called the emergency services from the app. Patrick from maintenance reached out as soon as he could. He was very friendly and professional.Would definitely recommend people to shift to North Park.
Jonathan Garcia helped a find a perfect apartment in less than few hours. He helped us through the leasing process and responded quickly to all our questions and concerns. I called a couple days ago to inquire about getting a one bedroom apartment and I got connected to the Pines office. Mark was able to help walk me through and give me great info on whats available in my price range. Out of all the apartment properties I called, everyone told me to just look online and hang up but Marks service was outstanding. I will definitely be going to North Park when my lease is up!

Attaching pictures of unclean surfaces, blinds with marks, insects (every black dot you see in the image is an ant) etc. This was how the apartment was handed over to me.I recently moved into The Oaks at North Park Apartment Homes and within 12 hours of me moving my items my kitchen platform and cabinets were filled with ants. When I wrote to the office, I only received a response after 3 business days. When I spoke to the manager she told me - Ants are seasonal and they come and go within our property (something that was not communicated before/while touring) but pest control (earliest available date for the same was a week after) usually helps resolve the issue. I was also told that ant baits are available for cheap at Walmart and are usually effective. Given the intensity of the infestation I asked for a replacement apartment since it is not an issue I went to be dealing with since it had appeared on day 0. And it is clearly not my fault that they gave me an apartment that had not been cleaned and treated before it was handed over to me. However, I was told that due their limited availability I would have to pay a higher rent amount per month at other apartments. I also requested to be transferred to another Irvine Company Apartment Communities property but she said in order to do that I’d have to pay the heafty lease breaking fee. She also told me that she had worked on some of the other sister properties and that ants do not discriminate and that I’d probably face a similar issue there as well.
Amazing support and services for the residents. I was moving in and had ordered my bed mattress that got delivered to the wrong building. I asked one of the on-ground servicing people, Camino, to help me out in taking the package back to my apartment. He went out of his way to get me a hand truck. I am really thankful to Camino for helping me out.
Generally nice place to stay at, reasonably priced if you find a good deal.
Have been living here for more than 3 years now and I highly recommend this place if you dont want to worry about maintenance issues. Nearby many offices and excellent park if you have parents visiting over. North Park Apartments was really beautiful! We did not chose to live there because we found another apartment that better fit our desires, however this was to no fault of North Park.The service provided by Gabrielle Gabriel Gutierrez was second to none. So many people were seeing the apartments, yet Gabriel took the time to hear us out and understand exactly what we were looking for. He gave us his utmost attention and was so pleasant.Thanks for the great experience North Park Apartment homes!
Ive lived here nearly 3 years, and enjoy my apartment. Its comfortable, gets great light, and stays cool in the summer. Maintenance is extremely responsive, even for ordinary repairs. I used the gym a lot pre-Covid, and it is reasonably well equipped. There are a number of swimming pools with spas that are well-maintained. Covid precautions were followed that let us swim some prior to June 15. Moitozo Park is right outside the door, so there is a good, safe place for walking and other recreation. The apartment could use more storage, perhaps an external unit. And there are occasional elevator problems, bit, so far, they have been resolved pretty quickly.
Mohammed was very professional. Went above and beyond to address and resolve the issue. I was very satisfied with the quality of the job that he did.
Updating again. Since last 5 days, false fire alarm goes ON. No timing. One day it started at 2 am. Rest of the days, anytime during noon. No matter how many times you go to leasing office, response will be same. We apologize and maintenance team is working on it. Thats it. And it continues next day. They also dont provide any update on the same via text or email. Poorly handled.
I agree with most of the people who has given good reviews about big park, nice environment but this is not a place if you want to live a peaceful life. The fire alarm can go off throughout the apartment at anytime during night and not turned off for hours. Constructions never ends during daytime and they are extremely loud. If you come here and they say the construction will be over in few months please do not believe them. I am suffering from exact issue. All my windows and the Balcony are covered with construction covers. Construction employees and on my balcony everyday to hangout. I was told it will be over on February-March and heres comes the may.
We lived here for 2 years, and the management is terrible. Be sure to read your lease documents carefully, there is an auto-renewal clause at the end of your lease term. If you end up taking a 12 month lease here, budget at least for 14 months rent, coz they will squeeze out as much as they can from you!Its a great location, thats why we decided to stay here, but we have learnt from our mistake.. there are much better options out there!
I have been a happy customer with North Park in the past. Lived here for about 3 years in the past and recently moved in this year.The experience this time has been literally unpleasant, apart from 10 different things not working or broken which resident service helped resolve after tons of follow up and escalation one big thing which affects us is smoking.North park claims to be a smoke free community. I have been writing to resident service that there is someone who has been smoking weed/marijuana and some others who smoke cigarettes regularly in the patio facing courtyard, all they have to say is we will let the tenants know that this is smoke free community.While a tenant could be terminated for violation of smoking policy but there is no help to the tenant if they are being affected by someone else smoking. One of us is as asthma patient and need fresh air so someone smoking in middle of the night does not help us since we have to keep the windows closed at all times.
Highly recommend the maintenance staff!! They are respond promptly and resolve any issues (e.g., light bulb change) quickly.
If you want to live here, please get used to the fire alarms ringing anytime of a workday, weekend or post midnight. It is surprising that this issue has been going on for over 3 weeks now, still the management does not seem to care.Residents were asked to make arrangements to work from somewhere else on a Friday one day prior through a paper notice. My hope was that if I am taking the pain of making alternative arrangement during this wfh situation to help North park management to resolve the fire alarm ringing issue, I would be at peace moving forward.But No! Have had the firealam ring at 2 am and Wednesday morning again- just when I was in a meeting. This is from Laurels apartment at North Park.
I have been trying to work with leasing agent to rent an apartment. First they have no time to talk on the phone. There are no reply to emails as well. I have been asking for rent quote and have not heard back. The 8 weeks offer is not gone and I still do not have a quote for apartment which I have been trying to get since before when the offer was valid. If you do not value incoming clients I cannot imagine what happens once you sign the lease and make the payments.***update***Updating the previous 1 star to 3. I got some support from the leasing agent. Not sure if that was the effect of review since they identified my application from this review but got some help and response later on. The over all experience leasing here was not at all smooth rather it was frustrating.

We have lived here for three years and have always had quick maintenance request as well as a clean comfortable place to call home. Rex Bennett really went out of his way to help me during a rough time for our family and I will never forget his kindness towards the situation. Thank you Rex and William you both are life savers.
Overall its okay, BUT apartments keep main pool closed WITH NO REASON, which is really annoying for residents, I am paying for it, and I am unable to use it, the apartment complex has several different pools, you can book smaller pools, but the best one is closed, its good for them cause they dont have to worry about any maintenance etc.
I do not recommend these apartments. I stayed in North park Oaks for 1 year lease. Very bad experience, with the staff as after the lease ends they charged for us 2000 USD for small scratches on the floor in the living area. The staff were very rude and they did not give any chance for us to speak with them. These are really expensive apartments and on top of that they charge you so much after your lease ends even for small marks, they charged us for replacing the entire wooden flooring in the living area.
Awesome community. Just transferred the lease to another apartment in the same community. Soontara from resident services has been very helpful throughout the process. She answered all our questions promptly and made the transfer process smooth.
The grounds are well maintained and the neighborhood is safe. Gym facilities are great, multiple pools, maintenance staff respond quickly and are helpful and experienced. On the outside everything looks great. Prospective residents and visitors are always impressed.However, the management staff has been either unwilling or unable to deal with real problems. For example, I have a neighbor that has been consistently letting his dog peeing and defecating in hallways and stairs, and lately right in front of my apartment. I complained to the management office. They sent cleaning staff to clean it up. Then it happened over and over again. We showed them pictures and yet it keeps on happening. It has become a public nuisance and a public health issue. There are kids living around here and yet the management is still letting it happen. I told the management that I would make a complaint to the authorities and they didnt seem to be concerned at all. North Park has all sorts of house rules, including specified colors of curtains. And yet they are okay with having dog excrement in hallways and in front of peoples apartment.Wow.

These folks went above and beyond their duties to help me move into a place at north park community.Long story short:I was in a situation where I need to find a place in 48 hours and these folks stepped up, found a unit for me and made it ready in 48 hours. The whole move-in process is smooth with this team. These folks also dealt with their corporate team on my behalf and kept me posted with timely updates.A perfect employee is not the one who comes early and leaves late. It is someone who dedicates themselves to their work wholeheartedly. Resident Services (The Cypress Leasing office) does not EVER respond to e-mails and phone calls. They do not respond to voicemails either. By far, the worst service from an apartment community that I have ever seen.
Apartments are well modeled and up to date. The pricing is very decent for what you get. Jonathan who is part of the resident services, was amazing and kind. He gave a very well detailed package of the different apartments that met our needs and a good map to help us find them. After we chose which apartment we loved the most, he helped us the entire time getting our lease and everything else situated making the moving in process effort less. So far, no complaints and we love North Park! Thanks again Jonathan! Hope we meet again.
It used to be good 2 years ago when I moved in, but things started to get worse. Rent is always going up without any reason. Since COVID gyms are closed, pools are closed, barbeques are closed. More and more residents are smoking all around although this is a non-smoking complex. If you are not careful, you might step into dog poop. Neighbours are very noisy and no matter how many time you call resident or night security, nothing is done. All maintenance requests take very long to be addressed and most of the them are closing without anyone doing the job.
Have you ever experienced a car break ? Have you had your items stolen ?No ? You are missing out !!Rent an apartment at North park now !You get additional benefits like absolutely no assistance ever !!
If you want a quite place don’t come. If you want to sit on your sofa without vibrating caused by noise don’t come. Highly not recommend this apartment they just cannot solve the issues for you. Don’t be tricked by the outside looking of the apartment. If I could it should be a 0 star.
One of the worst management I have ever dealt with.Horrible service for current residents.I would advice not to lease an apartment here.The only person who helped out is Gabriel, I appreciate all the efforts he took us in leasing new apartments. The leasing office is really welcoming but the resident service is horrible.
We have lived at North Park for 8 years we were lucky and go into their bmr program. The apartment grounds are well maintained and getting maintenance we just send request online and someone is usually at our place the same day. We love Moitozo Park and also the other 2 parks walking distance with the playgrounds. We like using the pools. We recently needed to move from a 1 to a 2 bedroom since we are now a family of 5, Gigi was easy to work with and gave us all our options. We love our new apartment. The only thing is we face zanker now and with all the construction for the new school across the street, it has gotten noisy and extra dust from the construction equipment. Hopefully that will be done soon.
My grandmother who stays in the Sycamores had a good experience setting up her residential portal, Mark from the Pines office was very helpful, and made the set up process very easy.
I will give 0 starts to this place. I have booked a place which was available on April 30th and I wanted that since my current lease ends that day.However in welcome email the move in date changed to 1st May. This has put me in a very stressful situation since my landlord is asking me to vacate by April 30th and now I have nowhere to go because of this mistake made by north part team. I have been asking leasing team to fix this and I was told it will fixed by Monday April 27th but despite repeated emails there is no response on this. I am vey disappointed in north park for mistreating their customers this way!
I would give zero star if there were such an option. Reasons:Terrible service.1) Residents calls are rarely answered. When they do answer, they rudely hang up before I finish talking. This happened multiple times.2) I complained about Noise upstairs, but no action was taken.3) Cutting corners: Blind shades broke in one week after being repaired.Unnecessarily expensive cost:1) Expensive common area water charges; Note that no one is using the swimming pools etc during pandemic2) Very expensive cleaning charges upon moving out, after living there for just only 4 months. That used up all my $700 deposit. I have never see such expensive move-out charges.3) Not sure if they are honest. Here is the story: I broke the lease for the above reasons. They provided two options. 1) pay 2 month rent as lease breaking fee before move out. 2) Continue pay at current monthly rate till the apartment is rent to someone else. That means, if someone rent your apartment before you move out, you dont pay. I took option 1 as the apartment wasnt rent to somebody else the day when I left. However, it was immediately rent out after I moved out. Such a coincidence, quite suspicious, isnt it?

RESIDENT SERVICES - You are IMPOSSIBLEThis is a new review just for you RESIDENT SERVICES.Last time, I called you out in a review, I got a phone call from ANTHONY VICTOR (after two weeks of posting the review), and an email making PROMISES to not have any issues moving forward since there are two points of contact (ANTHONY and SERGIO) for me to talk about lease renewal.I have again tried to reach you TWO CELEBRITIES via phone (5 times) and email (twice) and yet not even a buzz in reply.Now here is my problem, I WILL vacate my current unit at the end of current lease term, but I am interested in renting another unit within NorthPark after my lease on current unit expires. I was planning to move here although I had gone through the reviews like car breaking, noise, poor response from office but things didn’t work out.Getting hold of anyone here is nearly IMPOSSIBLE.I tried calling them over last 1.5 months And Iwas able to connect one time only. Never expected this kind of response from Irvine community.THINK TWICE If you are planning to move here.If they can’t provide a proper service when you want to start a new lease, imagine how it would be once you lease here.I know a couple for friends who are living there, even they are facing same issues.I wish they can improve their service atleast for current residents.

The resident services is no good, you have to keep trying to contact them until they respond.I broke lease and they left me without instructions on how to pay the lease breaking fees (the amount didnt show up on my portal unlike other fees) and later making me rent responsible.When I left the apartment they charged me heavily as part of cleaning fees in spite of me having had cleaning done by a cleaning services company.
Very rude and arrogant people at the office. Not at all interested in showing apartments.
I would have given 1 Star, giving 2 stars since i lived here for 5 years.Looks like staff has changed, no more good customer satisfaction.Very laid-back attitude !!Customer satisfaction Index has dropped !!I would not recommend North Park any more, rather please try out some other communities like VENUE APARTMENTS, which is again near by North Park Apartments but much more better than that.

I give a 1 star for 2 reasons only; my interaction with Sergio in the office was always pleasant and he really tried to ensure my experience was pleasant and Carlos from maintenance. Outside of that, my experience living here was horrible.First - in January I pointed out the crack in the tub in the master bathroom and no one came. In March when we were shelter in place, 5 guys showed up because my tub was leaking into the parking lot whenever I took a bath (that is what is took for someone to reach out). I was transferred to a different until and throughout he process they made it seem as if they were doing me a favor and in the end I spoke with my legal counsel to ensure I wasnt being taken advantage of.Second - in April someone got into the secured garage and smashed the windows of 20+ cars, mine was one. We dont know how long the cars were sitting like that because no one from the office reached out (although our cars are registered in their database). When I called to ask what are they doing to ensure this doesnt keep happening, they were quick to point they arent liable and I should contact my insurance company. Until the day I moved out, they still only had 2 security patrolling the entire complex.Third- I moved into our new unit on the 1st floor and the nose upstairs was unbearable, the 3rd floor residents would sweep dirt/water down on us from their balcony. AND the cleaning crew did the same thing when they were cleaning the vacant apartment above. When I called the resident office the words of the lady who spoke to me was Im not sure what you want me to do...Third - I was given the option of a pre-move out inspection, I waited for the 2hrs on the day, no one showed up, no follow-up, no apologies, I called the office and they rescheduled another, same thing. Ive moved out without a pre-move out inspection which would have given me the chance to rectify things on my own. Ive seen a lot of stories about ridiculous move-out bill, so Im keeping my fingers crossed.I WOULD NOT recommend North Part to anyone until they get their act together.PS. I posted a Yelp review around May and someone from the office commented saying they are going to reach out. Im still waiting.....so dont be fooled when you see a response from the office to a post, they dont care and they wont reach out. Unfortunately
North park is an amazing apartment community. I have been living here for close to 3 years now. I would have rated it a 5 for the community, maintenance team and cost.But for the resident services I have to deduct 3 stars, that is how bad an experience I have had over the last 6 months.Instance 1: I was looking for a new lease in North Park. I found one I liked and booked the apartment online but was confused as to if I had to pay the application fee since I was a resident so I did not go through with it online and decided to visit the office the next day to clear the doubt. When I went in the next day the rent for that apartment had increased. All apartment complexes I have dealt with honor 24 hour pricing but they refused to do it. Once I showed them that I was still getting the previous lower price online they still would not honor it and I literally sat in their office and filled out the remaining form online on my tiny phone screen because the sales manager was not ready to honor it. This was just cheap.Instance 2: My parking spot is far away from my apartment. There is a shorter route between them but the gate does not open with my FOB. I can see that the gate opens with other residents fob and my fob opens other gates. It has been over 3 months of constantly emailing and calling them trying to get this fixed. When I walked in and told someone at the resident services that I want that gate (or my FOB) fixed they replied back really snarkily saying I should use other gates. I have even got the leasing office to email residents services but with no avail.They have a very incompetent team. I would suggest others look at neighboring apartment complexes(there are plenty around)
I would not recommend anyone to lease this apartments as the leasing office doesnt respond to any of the queries you may have as residents and are very rude.We had issues where our roommate was smoking in the appartment and complained leasing office and there was no action taken even though its tagged as Smoke free community.Secondly, we have vacated the place 2 months back and there was no email sent on the removal guidelines. In fact, i walked to the leasing office myself during the Covid just to be standing infront of leasing office where people are sitting inside. But don;t want to open the door to assist the residents.They never responded us back about the deposit refund. So, i assume they just are not going to return anything. They do not respond to your emails and calls.I wouldnt recommend leasing this place as the resident office people sucks and there are many hidden fees which they do not disclose while signing the lease.

The agent told me that will be $99 dollar security deposit upon the approval of our rental applications after submitting $600 deposit and $90 for applications. He emailed me back and told me that our $160K annual incomes and credit scores are not high enough to rent $2160 apt. Therefore, I need to put down another $2160 + $600 which I already paid. This is dishonest, false advertising and a scam, I bet theyre doing this to get people to pay for credit check every time then tell them theyre not qualified. Im renting somewhere else but not this place and recommend you do the same.
Excellent location, terrible experience. The resident services office is unresponsive and almost feel incompetent as it takes forever to get a resolution on any issue. Parking availability is bleak at best and the management doesnt seem to have any intention of addressing it. The sales team does not clarify any of these issues upfront, at least not until you sign the lease.The only saving grace is the maintenance services team which goes out of their way to help out whenever they can. Its a hassle to reach them though since the requests go through the black hole that is the resident services office.
When you go there for a tour just go to the resident service office. knock the door and see how they will talk to you (specially Anthony and Ms. Saboori those are the one who have the power).
Beware before you put your application fee:1. You would smell strong sewer. This community is near Zankar road which has sewer underneath and has recycling facility closure. They will disclose this at the last step of your application2. At some buildings construction is going on until 2022.3. Read other reviews about the community before you decideI wasted my application fee and got to know all these mandatory disclosures at very last step of the application. They said wont refund my application fee but only apologize for hiding this important information, I am trying my best to save your fee. :)

Looks like their main job money extortion, real estate is just a front face.
I stayed here for 3 years. We moved out because the service is intolerable. Extremely rude staff, we got the feeling that they were doing us a big favour everytime. Have stayed in many different apartments in the bay area, and this is by far the worst. Do stay out of it, dont get fooled by the outside ambience, the interiors are very old.
This place has a very nice park and maintenance is great. But the buildings are not frequently cleaned on the inside. Overall it was ok to stay.
The amenities and transport access of these apartments is great. But please be mindful that the low construction quality and the unmindful neighbors can make this not a place worth living in, we lived in different apartments for 3 years (Pines, Oaks and Laurels) and always moved because of noise issues - children jumping above your bedroom, people putting on washer/dryer/vaccum at odd hours of the night. This year we moved for good and got a much better deal looking to rent directly from landlords. Consider your options of renting from landlords than Irvine, you will get a better deal and peace of mind (only if you can make adjustments with a smaller park, pool/gym and not get besotted by Irvines glossy brochures and swanky offices).

One of the worst leasing experience I had in bay area!Everything was fine till four days prior to my lease start/ move-in date.Suddenly got call from Leasing office that they found some problem in my apartment and it wont be available for another month.I requested to cancel lease for leaky apartment and move me to another one with same area and price. Leasing agent I called was helpful in finding me another one but since price was slightly higher (few USD), he had to take management approval before signing lease.Management took another 2 days to reject this request.Hence, long story short two days before my move-in date, they left me with no option but to select apartment with less area and higher rent.Thankfully, I found another apartment community in same locality who were quickly able to get me apartment in one day with all leasing procedures done.Please stay away from this scam.On separate note, even before lease start date these guys were quick to charge me for my first months rent. Also, leasing agent mentioned that I will be getting security deposit waved off (due to corporate offer), however there was no procedure to move ahead without paying security deposit. I was promised that if I cancel lease (after leaking incident) then I will be refunded total amount but still waiting for same.Really unpleasant experience resulting in stress and overwork for me.

Don’t ever lease here, even though it’s a great location and the amenities are great, resident services office will make your life a hell. My own personal experience of staying there for 2 years.Unless there is a magic change with resident offices this place is a strong “NO” for leasing.
Loved my five years living here. They staff has always been great. Constant improvements to the property, park, and amenities to the residents.
Location and amenities are great, but I took stars off because:1. Resident services office never responds to your calls, once you’re a resident. You’re on your own for most part.2. They need to figure out their parcel delivery system. I’ve lost so many packages that have never showed up in my mailbox, it’s ridiculous and a big hassle. And of course, you can never get help from the office, because THEY NEVER RESPOND.
I just want to write about Jose Hernandez at the North Park leasing office.I recently moved to this area and Jose was amazing in helping us finding us a place during this COVID time.The thing surprised me is, there are only a limited staff working at the leasing office during COVID and though he was occupied with many new leasing visits he was super articulative, patient, and empathetic throughout our time to help us find a right sport.Thanks a lot Jose :)

Austin to Cali relocation... Johnathan was our leasing agent and he was amazing! He was prompt, listened to our needs, and communicated thoroughly. We love our apartment in the Sycamores area!! Once we moved in Soontara Hayes helped us with the paperwork and move in work orders. She has a great spirit about her and is extremely welcoming. She is solution driven and a woman of her word. Shout out to our operations/maintenance leader as well.. he’s very professional and quick. Thank you Northpark team for making this move easier on us.
There is literally no Resident Service in the community. No one would ever pick up the phone and you are on your own. AVOID!
Three words: Don’t move here.Don’t get me wrong, the apartments are nice, in a good location, and the exterior is maintained.But god forbid you need something taken care of on the inside, especially if you have a pet.When we did the initial walkthrough, there were at least 5 things wrong. It took three weeks and 4 maintenance visits before all those items got fixed.. We were told it would be done before we moved in.We have a dog so we need to be home when maintenance is done. Even though we take off work to be there, no one shows. This happened at least 6 times and we had to reschedule each time.We went away on vacation for 3 weeks and someone stayed at our place. They came home one day and stuff that was on a closet was now on the back of a chair. We called our resident services office after our return and the maintenance guy said he came by the day before, someone answered, he asked if he could come in the next day, and they said yes. Straight. Up. Lie.So he came in our apartment the next day with our dog wandering around. If she bit him, we would have had to put her down. All because the maintenance team is so terrible.We bought cameras after this so we knew if maintenance decided to come in our home without our permission again.This leads me to the resident services team. In one word: AWFUL.You try calling them and get the voicemail runaround. Because it’s 100x faster to go there instead of leaving a voicemail and hoping someone calls, you have to wait around for 15 minutes before one of them decides to help you. I watched two people, both of which saw me walk in, continue to type on their computers without even saying ‘just a minute’ or something to that effect.There are at least 6 people in the office we dealt with and they are, by far, the worst team of people you could ask for.It’s no wonder I got a text saying ‘refer a friend and receive $500!’ then an hour later get an email saying ‘refer a friend and receive $1000!’ People must be leaving in droves, rightfully so.Now that we’re moved out. They’ve even started to say we didn’t do things right and we’re going to owe more on the partial rent we paid.Don’t move here.

I was a resident at Northpark and it’s been 4 months since I moved out and still waiting on deposit to receive from them. We sent multiple emails, calls and also visited the office. No response!!
Resident services are run by rude, unprofessional staffs. No one ever picks up the phone, nor gives a call back. My package was stuck in one of the lockers. I made multiple visits in person to the resident services as no one ever picks up the call. The first day, a staff told me she would get the package out and give me call afterwards. She never called. The next day, we went again to the resident services and the same staff told us she doesnt have the time to do it and she cant help. She literally has the keys to the locker and need to walk 50m to open it. However, she didnt. My package is stuck in the locker since the last two days. I guess, I will have to get a crowbar and open it myself.Their job is to provide quality service for the residents. However, their attitude doesnt reflect this.Irresponsible, rude, improperly trained staffs.
This review is to give acknowledgment to two maintenance crew members that I have found to be the kindest, friendliest and most helpful in the North Park complex. I came in contact with Ruben and had some questions regarding an issue inside my apartment. He was very helpful and friendly and made sure if I needed further assistance he would be happy to help. Rueben is very outgoing and friendly and in this day and age when customer service is not as prevalent as it should be I value positive interactions. I also want to acknowledge Carlos. Carlos has the biggest smile of anyone I know. Carlos has also been very helpful when I have an apartment issue. I really value that he is always happy and takes time to say a quick hello. Carlos brightens my day with his smile and warm hello.
Would give a 0 if possible.Looting money at move-out. Will not deny that carpet needed minimal cleaning at move out, but the bill came back for 980$ citing full replacement.I had actually requested for a move-out walk through. No one showed up. Upon calling them up, they said leave the keys at the counter and leave. Did that.A month later, a 980$ bill comes up. NO WAY the carpet was fully clean when I moved in.Just stay away!
The apartments in Cypress are older but spacious. The maintenance services provided have been excellent so far. Raised a ticket for a couple of issues and both were fixed within a day.
On the day i moved, none of keys which resident office gave me worked. Neither home keys nor the garage fob. So i had to wait till 9am for resident office to open to get right keys and fob. Once fob was repaired. They took another 3-4 hours to fix home keys.Till that time had to keep my wife and child in car since it was raining. Their elevator always breaks down. Every15 days elevator does not work and they take 3-4 days to fix it. Ohh yea!! And when these guys market it show as if you will be staying on one of the best apartments but let me warn you other apartments are much better nearby than north park. For the money you pay as rent and service they provide is pathetic.
I moved here last year and absolutely loved it. I had rented a renovated 3b2b unit in Oaks. The rooms are very specious and has good amount of sunlight coming in. Didnt have to put many maintenance requests and whenever I did, the maintenance team sent someone within 24 hours to look into the issue.I just leased an apt for next year as well!would highly recommend this place.
This community, at first glance has all the makings of a 4 star community, or even a 5 star community. Good pools and gyms, good quality construction, and good staff. However, it is not possible to give it more than one star. The reason is safety. Car breakins happen all over California. However, here, even in the gated area with fob access, you have one breakin a day on average. Bikes get stolen from inside the complex inside key fob only accessible areas. When your life is in danger, no clean pool or gym can help. This is a high crime dangerous apartment, and you should live here if you do not own anything which is worth getting stolen, and drive a beat up beater car so that you do not mind the window breaking. In our parking lot 5 cars over 5 different days had their windows smashed. So for such an unsafe community, the rents should be about 25% lower. Go somewhere else
