We have lived at River View Apartments for almost three years. The property is very beautiful and well maintained with luscious trees and amenities. Our patio opens to a beautifully landscaped courtyard which makes it feel like were vacationing. The apartment staff and maintenance crew are very professional and quick to resolve any issues that may arise. Rein from the resident services team has always been patient with us and good at communicating any upcoming changes, whether big or small. She has resolved all our inquiries very promptly with kindness. We have also had a great experience with the other resident services team members. Special thanks to David and Janell for being nice to talk to. The maintenance staff is on-point! Nestor has mostly been assigned to our unit for the different requests we have submitted. He is superb at his job! Also, Nancy from maintenance has made us feel very welcome here; she made it a point to know our family by name especially our daughter. She always stops to say hi and ask how our day is going, which just makes it a nice place to live. I would recommend this community to anyone in the Bay Area or people who are moving in from out of state.
Whether or not you will be able to live comfortably in this apartment depends on your luck. If the people living upstairs are noisy, you will have to give up your comfortable life. You can hear all the footsteps and noises of the people living on the floor above you. If you want a quiet life, be sure to choose the top floor. I am currently suffering from the noise of the people living on the floor above me. We were living comfortably until they moved in. I can hear them walking around, running around, and playing ball all day long. I have consulted the resident service about this problem, but they said, Footsteps and noises are normal household sounds. They didnt do anything about it. Just talked with me. They are allowed to do anything except for quiet time. Why should I live with stress when I am paying the same rent as a noisy guys? I really regret renewing my lease on the apartment.
We have been here almost 11 months now and has been enjoying our stay. Today while going over the lease renewal, Rein has helped us with the process by responding quickly to our queries and offering good deal. The best thing about this apartment is the parking space. The apartment has good architecture with excellent amenities. The park is at walkable distance with tennis court and basket ball court. Guadalupe lake trail is right behind the building which has both bike lane as well as walking track. Well maintained Carpet in the common area is a plus when compared with other properties in the neighborhood. Maintenance requests are addressed promptly. David, Janell are extremely helpful.
I have lived in River view for 3.5 year and I really liked it. All the amenities look great and they maintain it well. However, I did complain many times about the washing machine and everytime they send a maintained person but it never really got fixed, so my clothing came out dusty all the time. I have used so many clothing rollers to clean my clothes. Therefore -1 star.Since I’m currently under corporate lease, and move to individual lease I reached out to the leasing office. I do have to say that it was really difficult to reach them by phone (I tried it for 2 days at multiple times and also nobody responded via the chat function). Therefore I emailed them luckily that worked. Rein responded back to me. She is extremely friendly and took the time to help me explaining more about individual lease and the available apartments. She was also very responsive and supported me so well in my decision process. Thank you Rein!
ATTENTION to new renters: the sizes on their floor plans can be misleading. Dont trust the sizes, always take an in-person tour on your own before making a decision.We viewed an apartment belonging to River View VI - Plan E. On their website the size of bedroom 2 is 13*13, but when we came to the room we found it was obviously smaller than we could expect for a 13*13 bedroom. After a simple and quick measurement we found the size was in fact roughly 11.5*11.5. At the same time, the size of master bedroom is mostly accurate: 11*14 on the plan and actually measured to be 11.5*14.5.
I was very fortunate to call Riverview my home for almost 3 years, it is an amazing place to live. The community is beautiful very quiet and clean. The staff is amazing, and if it wasnt for my job that required me to move I would continue to live here. I will miss Riverview very much and I am very grateful and Fortunate for the amazing time spent here in River view. I will miss it very much!! Thank You!!
I have been lived here for 1 year. Office staffs response (in particular, Reins response) to our inquiry is quite quick. Im satisfied with their quick response, and great fitness center, beautiful plants and park.One a little irritating thing is that the elevator and the gate for resident parking lot does not work sometimes. But on the whole, good apartment I think.
In the middle of pandamic, finding a new decent place to move in is a not quite easy job. Nevertheless the agents at this property are very friendly, professional, and responsive. All the processes for my move in, which were done virtually, went very smooth. I am also happy with facilities and amenities at this property, in addition to its nice location.
We were eager to call this place home but thankfully we decided to go another route. It was a mission to get in touch with anyone on site not even their own call centers could get through to them. We leased during the night and expected a follow up in the morning with the status of our application, we heard nothing. I decided to take it upon myself to go to their leasing office and talk with someone. They assured me the person working in our lease was on lunch and that they would get back to me when they returned. That did not happen, I had to email them the concerns that I had which entirely was communicating with the office. I highly recommended everyone read the reviews on Yelp and google they have the worst communication. When I spoke with Rudy on the phone he assured me they do their best to answer emails and phones calls and once moved in you deal with their Resident Office, which also have a bad rep, I had asked him if he could go ahead and reply to my email with everything that was said so that we had it in writing his response was I can’t promise you I’ll reply today I can respond when I become available. Now I understand people are busy but come on that’s not the service people want to hear. We ended canceling our lease with them for that fact we did not want to risk the communication aspect of living in an apartment. Beware of this place and good luck trying to reach anyone
I am usually skeptical of the 1-star reviews on Google, but this community totally deserves it, and I would get it zero starts if I could.We have lived here for almost 1 and a half year. We had these issues:1. Elevators are down almost once a week! I don’t know why they don’t do something more serious to resolve this issue, but that is really irritating and inconvenient. For example in June alone, the elevators were broken 4 times!2. Our hallways do sometimes smell like urine, which is extremely unpleasant.3. We have rented a storage unit in the building because there is literally no storage in the apartment. However, there has been a theft from our storage unit. Also, seems like there has been reported thefts from bike storage as well. These units only work with fobs and only a few households have access to them. They changed the locks without telling us about it. We realized it after 2-3 months ourselves.--------------update:4. Our car was broken-into, in the parking lot that is supposed to be gated.----------------Given all of the above and our unpleasant stay there, we decided to move out and live somewhere else. But these guys still demand 2 months rent cancellation fee from us! So my advice to everyone reading this review is avoid staying here and try to find some place where they actually value their renters.
I had a lot of difficulties when trying to communicate w the leasing team. We paid the security deposit and only have 3 days left to make the final decision, as there are a few floor plans that we were interested. So after paying security deposit, I scheduled another tour to see other options because I missed the first tour. The lady who was helping us (Emily) didn’t call or reach out to me multiple times, and with self guided tour on River View App, it just makes everything more difficult. There’s always a wait when you call the number and try to talk to someone from the leasing.Update - leasing manager (I think Dawn?) reached out to me and she was helpful and gave us extra tour before we move in so really appreciate that. Hopefully river view can solve the communication problem in the future without making ppl wait
I recently needed to have an item repaired in my bathroom. It was very easy to put in a maintenance request on the app. Someone came out within the hour to fix it! Very pleased. I signed a lease for another year. One big factor, in addition to the beautiful community, was the extra safety of this location. There are security guards on foot and by car at all hours of the day and night.

We toured the community when we were looking for a 2 bed room apartment. The buildings, elevators, their courtyards and internal roads are kept pristine. The pools are heated and their spas (hot tubs) look amazing too.We met Christian from the leasing office on our touring visits. He was very patient with understanding our needs and recommended just the right units to suit our needs. He also spoke precisely the right points about each unit. He is well verse with all the floor plans and buildings and understands each tenant has different preferences. He also accommodated our request for visiting the property multiple times.We ended up not moving here as we just canceled our move from current place due to some circumstances.I highly recommend River View and especially working with Christian on your next apartment search in San Jose area.
The apartments are fancy with a nice layout. Leasing and resident services have been helpful. However, the apartments have horrible noise isolation. One can hear everything from the washer dryer running, drawers being opened and shut, every footstep that the neighbor upstairs takes. It truly gets on you nerves sometimes. I have been in cheaper apartments in the area that are much better built in this regard.

Ive been a resident of River View for four years now and the experience has overall been good. Recently I ran into some serious maintenance issues which took much longer than expected to resolve. However, I would like to thank management, especially Natalie and David the Community Manager, on their excellent service, professionalism and support in quickly resolving the issues once they became aware of the situation. Overall, I would recommend River View.
Just moved into this complex and I love it. The amenities are top notch and the entire complex is very well maintained.The best part is how they handled some of my grievances. On the first day of my move, I had a few complaints about the readiness of the apartment. The Residential Services team (special mention to David Espraza) went out of their way to make sure I was satisfied. My complaints were minor but significant for my needs and the team at Riverview truly cared about them and addressed them quickly. Their response goes to show how professional, caring, and five-star the community is.5/5!
Water line breaks frequently and you can’t take shower. Elevator is down almost every day, you are paying rent of $2600 per month, yet getting a service not even worth $2000

I have been living here for almost a year now, and have mostly been satisfied with the community. However, I am deeply disappointed in how management is handling leaving my entire building without running water (means no toilet flushing, showers, washing hands in a pandemic), and drinking water. Having running water is a basic requirement of a habitable dwelling and I asked for management to prorate me back for the 3 days I was not with water in a little more than 1 month over two incidences of them shutting off water for my whole building.As you can see, enough people were complaining about not having the basic need met of having a working toilet/shower, so they tried to open up a communal bathroom/shower in another building but even failed to get those unlocked in a timely manner.I not only did NOT get a rent abatement for those days I could not properly live in my own home, but ALSO was not given a proper explanation as to why.Management’s response was incredibly cold and callous, and did not make me feel they care about me other residents here.I personally would not live here knowing that management may not care about you, or take responsibility by saying it is “out of their control” when in fact upkeeping their property and plumbing is 100% their responsibility so things like what happened to me and my fellow residents don’t happen.
River View apartments community was my home for five years. From the moment I signed my leasing contract with them until my last day, May 27th, 2021, I had an outstanding service from them. My experience was positive in every way I ever wanted. Julie Zafran, the community manager, and her staff are super amazing. She was always understanding and accommodating to my needs. David Esparza and Ja`Nell Rolland are so caring and always quick to respond. The maintenance team, and especially Hugh, is courteous and highly competent, and professional.There is nothing but exceptional to say about the management or the community. I felt safe and welcomed during my five-year stay. I highly recommend this beautiful apartments community to anyone looking to enjoy the beautiful surroundings, the amenities (when there is no COVID), and feel like home. Thank you, Julie & the staff for everything.
Overall we enjoyed staying here a lot - great service, quick response from the staff, well-maintained buildings, neighbors.We had a few issues like periodic elevator breakages and a checkout process where we were charged extra for a carpet cleaning supposed to be replaced completely (5y period)
I was in contact with Tina from the leasing office and it was probably the most pleasant experience during my apartment hunting. She was super helpful, responsive, patient, and understanding of my needs throughout my search. Despite me requesting so many self-guided tours and asking so many questions, she remained attentive to all my questions and requests. She went out of her way to make sure I was finding what I was looking for and that I was making the most informed decision about where Id be living for the next while. Id refer anyone interested in the area to her without a doubt. Unfortunately, I did not end up signing a lease with River View apartments, but that is because of my own need for more storage space.
Having stayed in rental properties for over 10 years, this one stood out as an experience Id only characterize as bizarre. The management was unwelcoming on the first day. Sure, it is common to ask for landlord references, but with River View, I was required to provide the full name and contact of my direct supervisor at work. The Property Manager indicated that should I not provide this, my application would be denied. I cannot imagine why they would need this. If I had a dispute with them, would they take it up with my supervisor? Truly an unsettling thought. As a parting gift, we were given a 2.5 K bill at the end of the lease term. We took them to court - and won. Throughout our stay, I felt we were looked down upon by the Property Manager as renters and tenants. It was a truly extraordinary experience, not in a good way, and undoubtedly a mistake - in choosing River View.

Current resident.Scheduled a maintenance but never came. Instead I received a message saying “maintenance is completed today”. Really disappointed. I am ok if the maintenance is busy and needs rescheduling. I even made two phone calls to make sure they were coming.What a shame. The community is good from the outside but be careful if you want to actually move in.
We have lived here for almost 1 year so far and have a lovely living experience. River View II maintenance team is pretty professional to fix any issues in our apartment so quickly. Highly recommend for this place no matter you are single or have a family. Love it.
Though we settled down on a different apartment community in the same neighborhood, I wanted to write a review regarding my experience during apartment hunting process at Riverview Apartment Community.Our leasing consultant was Tina Nguyen and I would like to give her a big kudos for assisting and walking through the process.Since virtual tour is the new norm and usually driven by mobile app, Tina drew an amazing plan that explored multiple units that were available for virtual tour based on our budget and requirement. One thing that I would like to highlight that speaks to her dedication is the fact she had assigned custom notes for each of the unit that were part of tour plan.She was courteous to given us honest opinion post our tour about the units visited based on priority among our requirement apart from letting us know any similar floor plan units that would be available for move-in during our approximate move-in date.She did follow up with new available units, new pricing/discount, and gave us prior heads up incase of her absence at the office apart from patiently entertaining us multiple times.In simple, Tina makes efforts and works with you to find a home for you accordingly your requirement.

Nice apartment, bad residents.I lived here for 6 months so far. The apartment is nice. Everything is good. But I found some residents here are not very nice, to put it lightly.1. Very often, even in the late night, some people honk the car like nobody is around.2. At least twice, some people were having party and talking extremely loud outside until 1 - 2 am.3. Some people very often park non ev car at ev charging station.In general, some residents here really don’t care about others around, which is really a shame for this community.(One more thing, occasionally, the air smells at night, because of the odor from Milpitas )Reply: wow, if the night patrol was supposed to maintain the order, they really didn’t do a good job.
We had an appointment during the shelter-in-place, the leasing staff very informative and extremely friendly. Kudos to Tina Nguyen. She is the reason why we picked up Irvine at the end (different Irvine apartment though). She explained us all the special rates other agents (for some reason) didnt mention, and how we can combine them and other really valuable information.
Very poor management, never believe any promise they make before signing the lease. They easily change their word and their only response would be: we cannot change anything, it must have been a miss communication.
I disregarded previous reviews which talked about alarm. We had to evacuate between 4-6 AM TWICE in less than a month. Management doesnt communicate on whats being done to address the issue. Do your research and you will find this is a REPEATING issue as evident in other reviews. If you value your sleep, consider a different apartment.
I lived in Irvine properties for about 17 years: 2 years at Brittany in Irvine, 11 years at Quail Ridge in Irvine, and 5 years at River View in San Jose. Obviously, I think highly of their properties which are all beautiful, well-constructed, luxurious, and meticulously maintained. They are rather on the high-end, and hence, pricey. Their newest properties such as River View are truly well designed. My particular apartment which sits on the corner on the 5th floor has a nice floor plan and offers a very nice view of the mountains as shown in the picture below.Furthermore, their staff is very professional and cordial. Their service is exceptional and usually very prompt, even though lately, despite the fact that they were under staffed, they managed to fix number of issues that I requested after renewing my lease. David Gomez who is the manager of my building went the extra mile to make sure that I am satisfied.If there is any con to mention, I would say that the Irvine Company has the reputation not to be flexible regarding their terms. I guess they feel that they offer a very good product worth its price, which is understandable. Nonetheless, flexibility is always appreciated by everyone. Having said that, when I renewed my lease this month, they did show quite a bit of flexibility considering that the increase was very reasonable, especially compared to prior years which have been rather steep.As testimony of my satisfaction of their properties and their service, I referred several of my friends and colleagues who ended up living in their properties.
This is my third incidents involving fire alarm going off around 3 ~ 5 AM during workday due to faulty sensors, waking all tenants up in the entire building. The management responded over the first incident that they have fixed the issue, but faulty sensors were in fact not replaced, and has just caused another night of waking up all tenants at 4:45 AM. It was not a problem if this situation happened once or twice, but according to many of the reviews here, its a fairly frequent occurrence that actually causes real health concern for living here. If complaining the situation to management does not resolve the problem, I think people here needs to escalate the complaint and take further actions.Update:I havent heard any more alarms going off in the midnight for the past 6 months. So I guess Ill update my review from 1/5 to a neutral 3/5, for now.

Low SecurityOur packages have been stolen from in front of our door, several times over the past few weeks. I called management once and, they basically said they wont do anything to secure hallways earlier this month.This week two of our packages got stolen within a few hours of delivery.I emailed the management and have not heard anything.over the past month, three valuable packages I purchased have been stolen and theres zero accountability by the management staff.Faulty fire alarms.Fire alarms are faulty and they go off in the middle of the night. Management keeps saying that they have fixed the root cause yet, every month or so, people get woken up at 3 am.
Good amenity and landscaping. Very Nice place to live.
Car was broken into and the office said there are no cameras in the parking lot and the only option is to change parking spots into one that is adjacent to our current spot, which for obvious reasons gives us no additional security.
Overall, this is in my opinion by far one of the best apartments in the region. I enjoyed the strolls outside near the Guadalupe River. I was blessed to have a view of the park. I saw so many times the fireworks over Great America and Levis Stadium. Gym is fantastic with new equipment and clean (they have two facilities). I am not a barbecue fan, but many seem to love it, and use the well-equipped business centers. I wanted to thank so many staff for my stay (all of them I came in contact with are great, kudos for your hiring and training programs). I would like to honor Juan from maintenance for his dedication in keeping our apartments up-to-date. Ricardo and David from the leasing office were highly skilled and dedicated to handle all our requests. River View Management is fair and correct and goes beyond of what is expected. Keep up the good work!!!
Checked out River View community this weekend. The leasing center staff was friendly. Shout out to Tina Nguyen who showed 4 different apartments (1 more than what we wanted) event though we were the last appointment of the day. She also helped us narrow down choices to a single unit. River View was among our top 2 choices. Finally, we picked the other apartment (also Irvine) because of favorable lease length. River View is a great apartment community.
Tina is the go to person while you are looking to lease the house in River view apartments. She is very helpful and makes your house hunt experience very pleasant and helps you get an apartment of your choice.

Poor quality of building, poor management, excessive noise, ridiculous and faulty fore alarm.1 star is one too many stars for them.
I lived in this complex for a year. The complex is new and clean. It is above average luxury complex. The residence services are nice, they clean the complex daily and maintained periodically (which sometimes compromise the quietness of the complex, specially if you are working from home).The drawback of this community floorplans, is the lack of closets such as coat closets, pantry, ... etc. Also, the breath of neighbor cooking was annoying especially if you keep the windows open for fresh air.The main reason for my negative review because they went extreme when it comes to renew your lease. They offered me an increase of 600$ (more than 20%) for 12 month renew, or I have to renew with 15 months lease with a reasonable increase. Later on, they even remove the option of 12 month renewal option. I was trying to avoid moving out, especially during these days (COVID-19 pandemic) for my safety, but they still insisted on the 15 month terms in their renewal policies even during this hard times.Additionally, their move out policy is extreme and not fair as well, they have a standard cleaning and painting fees that you have to pay even if you left the apartment cleans with no damage. Cleaning fee are very high than the norm that makes you wonder why janitors need to work two jobs in the bay area. The leasing office did not tell me about these charges when they was marketing the unit.In overall, I enjoyed my stay there, but I wish the community manager are more flexible and take the residence convenience in their consideration. I would also appreciate if their leasing marketing are more honest and transparent when it comes to moving in/out fees and policies.
The experience started off well. As my wife and I are about 6 months out from 2 years here we were quickly enamored by all the great amenities that were offered and great location to the Guadalupe River Trail.Our view on the apartments have unfortunately soured after about the first 6th months. Time and time again, weve lost packages in the Parcel Locker system in which Riverview claims that they can not do much about as its a 3rd party...but cool, this is your apartment complex and your residents are losing mail. Weve had a $600 package stolen from outside our door before and Riverview did not seem to care or even try to care when bringing it to their attention.And this was all before covid. These folks were actually trying to increase our rent in the middle of a global pandemic? In March they gave us a rent increase of $400, while other locations were maintaining rent and or potentially going down in rent. I get that the folks at the rental office are just communicating whatever numbers that bigger Irvine Corporate wants them to reach, but that has always rubbed me the wrong way. We were basically almost forced to move during a very uncertain and scary time for us in covid.I would say that most companies have over communicated in covid and Riverview has failed on many facets. We have to constantly ask the rental office when amenities will be opened, there has been a close off in communication. There are no virtual Q&As for residents or anything of that matter.I understand and appreciate the need for safety and adhering to protocol but re-opening the gyms from 10 AM - 6 PM makes absolutely no sense as my wife is essential at her job and cant make any of the gym times. One would think during covid, greater hours, yields to greater flexibility and a greater chance for people to spread out their work out periods. No where in the county restrictions does it mention hours of operation and quite honestly the hours that they have in place now are illogical and do not make sense.There are two out of five pools open, which does not make sense from a social distancing standpoint either. The reservation system is great and ensures the minimized capacity restriction that the Santa Clara county has but honestly re-opening the other 3 pools would allow for more guests to actually enjoy the amenities that their rents are in theory supposed to pay for.If you are a prospective renter, I would continue looking, as our main draw to living here are the great amenities and right now, they can not be enjoyed and are not worth the money. Combine that with the poor communication and yeah, its just not worth your money and time.
This apartment complex is simply stunning! The amenities are out of this world! Salt water pool! Badass gym! If you want it! river view has it! But the reason I choose this property was the amazing service I received from Tina Nguyen! She really went out of her way to show me all the bells and whistles! She is a keeper! And it was her first week!
Wonderful amenities, larger gyms, free fitness sessions, large swimming pools, well maintained gardens, next to the Guadalupe trail and big community park with children play area and tennis/basketball courts. All the service requests are taken care fast and done well. No issues w.r.t parking safety, even there is good free spaces for outside parking. The appliances in the apartments are new, hardwood floors in hall & kitchen, gas stove top, central cooling & heating. Next to VTA train stations for easy access. They have big halls at competitive prices for any gatherings. Pricey due to the location and the rents are increased heavily year over year. If you can afford the rents best apartments to live in. Wonderful staff who will take care of any issues.

Awesome community, maintenance and community managers are very kind and helpful. There are guest parking and street parking available for your guests. Also has superfast 1000mbps ATT internet that is pretty good if you are working from home. Would recommend anyone who may consider Riverview as their next home.
Pros :1. Fairly new apartments with new kitchen appliances.2. Clean community with good restaurants, parks and tennis courts.3. Good amenities (Gym, pool, business center, etc)4. Quick with maintenance requests like fixing lights.Cons :1. Resident services : Steep fall in customer service between the leasing office and resident services. They are extremely proactive and quick to respond to your queries in the leasing office (which handles new leases). In contrast the resident services (which handles current residents) is not staffed as much and expect delays on anything that involves them. Most tasks involve them once you move in.2. Expensive : The apartment rent on its own is higher compared to other non-Irvine apartments in the vicinity. Additional parking costs $75 per month. You get free parking at non-Irvine apartment nearby.3. Storage in apartment : Storage in apartment is less. Needed a rent out additional storage space from them ($45 per month). This storage space was broken into recently! Will update the review based on how this goes with resident services.4. Package tracking : In cases where a package is misplaced and ends up in the resident services, its up to you to contact them and check if they have the package.5. Fire alarms : Fire alarms go off multiple times and you have to evacuate in the middle of the night.6. Door Entry System : Building 2 has just 2 (second one added recently) door entry phone from which guests can call to open the main door. These are extremely hard to find and makes it difficult for guests, door dash or amazon prime now deliveries.These are simple and convenient things people expect when theyre paying such a high rent and you notice only after you move in
This review is for our tour of River View Apartments. Drea was the leasing office rep who showed us around the property. She was super sweet and extremely helpful at answering all of our questions and providing us info on the types of apartments we were interested in. We had a late afternoon appointment and not once did we feel rushed or pressured into looking at other units that probably wouldnt have fit our familys needs. The location of the apartments is ideal being that its close to supermarkets and eateries but not directly located on the busy Montague street...definitely a plus! Thank you Drea for making our apartment hunting experience very comforting. :)
Overall, it is a well-maintained and safe apt complex. However, if you are in the units facing Hughes St at building 1 & 2, you will hear super loud noises (even with windows closed) from the garbage collection hub located at building 1. All trashes from the entire apt complex are transferred to this place everyday. The noises last from around 8am to 4pm on weekdays and Saturday, as well as for a few hours on Sunday. Although it is a good sign that showing the maintenance team working hard to keep buildings clean, you may choose other units if you need a quiet place.
Im surprised there arent more reviews about the fire alarms. All Irvine properties suffer from spurious alarming caused by cheap sensors. You can hear unit fire alarms going off daily. It isnt the same unit either--its easy to hear fire alarms from the opposite side of the building because the walls and windows have nearly zero noise insulation.Overhearing spurious fire alarms from other units has been a daily issue for the duration of my 1-year of occupancy.Leasing will not acknowledge this is a problem that exists, Resident Services has no power to do anything about this, and most importantly Irvine Property Management is certainly not willing to invest in higher quality replacement detectors.Dont take anyones word on this--just stand between the buildings for an hour while the units are occupied between ~6pm-9pm. Youll hear a unit fire alarm.I absolutely do not accept any apologies for this issue.

This place is considered high standard living environment. With nice amenities such as water pool grills and 24 hour gym. Great place to live if you can afford it.
This place is very delightful to live. We are closed to a nice river with trails. The amenities are great and the staff are just awesome and very friendly. I love the apartment layout and everything so thoughtfully designed! I really like the place and people here. I highly recommend it with 5 stats :) Best apartment to stay in North San Jose!
Leasing office act like god, they dont respect customer time at all. Avoid this community if possible.
The apartment location gets waste disposal smell, which gets really bad in the summer. Im surprised no one mentioned it in the posts. For sure, I am not the only one who can sense it. 😂 The resident service is far less responsive than the leasing part. Neighbors do not seem to stay long and moving trucks are always at gates. The company pays rewards to local guides who direct people there -- Mine told me that. It will make residents happier if the place spends less on advertisements + office decors but improve the service quality first
I have lived here for 3 years now. Extremely safe, quiet, clean, and beautiful community for the price. I have been very happy here without any issues whatsoever in that time!
Not recommended. They make threatening phone calls to you to charge you an insane amount of maintenance fee after you move out.
We just recently moved into a beautiful 2bdrm, 2 bath apartment, much thanks to the help of Leasing Consultant Drea Olmos. Drea listened to all of our wants/needs, as well as asking questions about what we were looking for in an apartment that we never even thought of, such as how important natural light is to us - which it turns out does make a pretty big difference. She found several floor plans that she thought would be a good fit for us, both of which we loved! She was so patient, kind, accommodating, and fun! She made it an overall great experience for us, and helped us to find the perfect apartment, after weeks of looking! River View is a beautiful community with great amenities. If you’re in the market for a new place, I would absolutely call or stop by their leasing office and set up an appointment with Drea.
You can forget about the initial deposit you give these guys .They are very greedy and unprofessional - will make up detailed bills on how they need to use the deposit you gave them to clean your the apartment after the move out. Is it worth living in this random place far away from civilization and pay the same price as the city plus not get ur deposit back?!? I dont think so.
Overall great living experience, friendly neighbors and great nature right outside, amenities are true to the luxury branding. The only downside is that management seems to have a hard-on for fire alarms. They seem to have more or less counter-measured the over-sensitive alarm issue from last year, but still continue with the overly long and frequent tests. It makes me wonder if the alarm system supplier/consultant didnt clearly understand the balance between safety and comfort, or if this is purely management going over the top.
Even though I did not end up moving into River view, the staff there were excellent in trying to help me find the perfect fit. Drea, in particular, accommodated all kinds of contingencies for me, such as me being out-of-the-country for almost the entire process, etc. She was so kind and helpful, it made me feel less scared about moving to the West Coast!
Living at the complex was good. They were very nice and timely on fixing issues. When I moved out they sent me my deposit back and I thought all was well. After a couple months I received a call from Irvine HQ asking for $200 that they said they overpaid me on my deposit (Rent was $2950 a month). They told me they never make mistakes and this is so rare that it happened. Typically when a large corporation makes a mistake as small as $200 they realize their issues and eat the mistake. I hadnt checked the deposit when I got it back as there were many line items. They ended up sending a letter showing that they had overpaid me by $200. I hadnt paid the money yet and 30-40 days later I received a letter from a collector, no other reminders or calls. I do realize I was overpaid and it wasnt my money but I also see a company making mistakes and pushing those mistakes off on the little guys.
I really appreciate management effort, my move-in experience was so great!

We were one of the first occupants of these apartments. We loved staying here. It lives upto expectations with fantastic nature around you, very responsive maintenance team and high quality build and amenities. We used the gym and some other amenities a lot. Their parcel management system and resident services team is awesome. However, I felt the management arbitrarily prices renewals and they dont value how the occupants maintained the apartment. We saw almost a 10% increase in rent upon renewals. I wish they can correct the pricing methodology. Else this place is amazing!
The apartments are nice. Special shout out to Tina Nguyen who was not only super helpful in the whole process but also went extra mile in following up just to make sure I get the place that I was looking for!
Building walls DO NOT block noises. Difficult to make a call to the resident office, getting automatic replies. The pools and courtyard are unbearably noisy most weekends of the year, make sure to avoid the units that are close to pool/BBQ/jacuzzi area. There were cars vandalisms in the community.
1. Elevator: There are always elevator problems2. Construction: Under construction for a whole year3. They said the park would open at 2015 Spring. But it never opens! Not even now, when we are going to move out!4. Its noisy!!!!! They are mowing everyday in the park, but the park never opens! ridiculous!4 .Second Hand Smoke.

I went to River View to rent a one bedroom apartment, and Marcos Becerra showed me multiple properties which I ended up renting one of them. Only a couple of days after we did the paperwork I decided to stay at the place I currently live at to be able to save money so I can one day invest my money in buying a property of my own or to be able to comfortably afford a luxurious rental apartment like the ones at the river view. After calling the leasing office Drea Olmos who is Marcoss coworker was kind enough to help me terminate my contract. She refunded my deposit, and only charged me for the application fee which Im totally okay with. The River View Property Management Team treated me with respect throughout this process, and Im writing this review as a meager gesture of appreciation.
Upon moving in the sales employee showed us all of the televisions in multiple buildings that have access to cable and can be viewed during the day. I have tried to watch cable on these televisions numerous times but there is either not access to the cable box, no remotes, or the televisions would just not turn on. Nothing has ever been done to fix this. I would not recommend. Also they are fully aware of ongoing issues regarding wifi in common areas. The issue has not been resolved even though they have been aware for at least 7 months.
River View is a nice place for living except those fire alarms at night! We moved in 9 month ago and since then it fired 6 times. Two of them was at night.Staff says only that they are sooo sorry about it and cant do nothing. Everything happened because somebody smoked at the stairs. And there is no information about what fire alarm detected the smoke.Oh really you cant do nothing just putting those papers that this is no-smoking apartment?
Very nicely built apartment with worst ever fire alarm system. Lived for 12 months now, had at least 9 fire alarms during night, 2 of them happened middle of the night while sleeping. And yeah a paper notice we are sorry is all we get. Great swimming pool and hot tub though.Update: Another false alarm went off at 11pm at night and 7:30am the following morning and another at 8am at 8/11/2017.
We moved in recently and the apartments are nice, however, there is an issue with the AC system which basically works fine in one room, near which the unit is installed and in other rooms the cooling is very weak and minimal. Therefore, its difficult to maintain the desired temperature in the apartment during the hot days and even in the coming winter. Also the entrance and exit from the parking are very narrow and may be hazardous for the drivers, the parking is not designed intelligently. They should install look through mirrors at the turns to avoid collisions.
It was fine place to live for awhile. I needed to edit my old review based on my recent experience with River View Apartments, San Jose.My Electric Scooter was stolen from Building 2 Bicycle Storage. The e-scooter was locked on the bike rack. I dont understand how someone can steal my e-scooter in a locked room with limited access. Only residents and River View Apartment Complexs employees can access this room. I feel frustrated and insecure. There are two cameras located in the room. I brought this up to management, they didnt share the surveillance video with me or with police, and they did nothing to find out who is responsible! I dont feel safe here at all. I read other residents reviews on Yelp, recently, two more peoples bikes are stolen. I got suspicious since they refuse to share surveillance records with other residents and me.
The apartments, amenities, and staff here at River View have been really great for us.Today, my car battery was dead and Tiffany from the leasing office personally drove her own car over to help me jumpstart my car. Thank you Tiffany!When we were moving in, Jonelle answered all of our questions and guided us through the process without a hitch. Very friendly and knowledgeable.The apartments are maintained very well, the pools are beautiful, and the grills allow for a great BBQ with friends.All in all, things are just streamlined well here at River View. For example, theres a River View app that allows you to check on parcels, upcoming events at the apartment, and pay rent online. Everything feels very convenient.Thank you River View - keep up the great work at the apartments here!
Never listen a sellers from this appartments. They can promise your appartments will be quiet. You can get randomly noise from the airconditioner on the building or from company in front of your building, or noice from the garage gates. And the best help is - sorry for 3k$ and more...
I trusted this places response when saying that they fixed their fire alarm problems, but its months later and thats a flat out lie. The fire alarm has been going off every two hours on the dot at 12, 2, 4, 6. The entire building has been up all night. When calling security all he says is the fire department is looking into it. On repeat. I can almost guarantee theyll respond to this post stating that they are sincerely sorry and will fix the alarms immediately, but as history goes to show thats simple false. The pool is nice though.
I was satisfied this apartment homes. It was very clean every time, everywhere, stuff was very politely, pool cleaned every time. There are a lot of parking place near of apartment house...I disliked only fire signal, which works very often, and lighting in the apartment is arranged incorrectly.Price of the one-bed room apartment was acceptable.Near of the apartment house there are two children playground, train and bus stops.
If I could, I’d give this place zero stars. Don’t rent from this place unless you’re 100% sure you won’t have to break your lease.My roommate and I both got laid off from our jobs, by no fault of our own and could no longer afford to live in an over priced apartment. We gave this place over 45 days notice and explained our situation. We never received any communication as to owing anything and when a phone call was made shortly after leaving, there was no indication or communication of anything being owed.We moved out January of 2016. Come to find out, they “didn’t” rent out our unit, never sent us any communication of owing anything and sent the bill directly to a collection agency. This place has our emails and phone numbers, but still no communication.In October 2018, I applied for an apartment in my area and to my surprise, a collection for over $19,000 to this place was reported a few days before applying for that apartment. We only had 5 months remaining on the lease that we HAD to break. Why would this hit my credit report almost 3 years later?What makes it worse, a friend that lived in the same building left the property and gave no notice until after he had already moved. They gave him a check and said good luck and he never owed a dime.This place is shady, unethical, and will nickel and dime you for everything you got! Proceed with caution!
A big thank you to the resident service team for coming to my rescue. Yep. I lost my key and was very upset. The River View 1 team came together and explained what will happen with my lost key they got me a new one and were so thoughtful throughout the process. Thank so much.

I wouldnt recommend this place to people because of the bad experience of viewing the place. The sales office person, Jonelle Encarnacion was very unprofessional and didnt show up for appt at all as scheduled. She should have at least texted or phoned to let me know but she failed to do so. The management should look into this and resolve. Overall, the place itself looks very nice but the staff needs to be trained professionally.
Clean, good amenities and location, but the construction and constant elevator failures bring it down to 2/5 considering what youre paying. For example, there are still no post boxes and an elevator that is still not operational after over a month.Would recommend after construction is finished, but not yet.
Fantastic place to live. Relaxing community. Nice places to walk in neighborhood. Tennis, basketball and kids park across the street. Pools are well maintained with superb landscapes surrounding.The garbage unit isnt the most peaceful thing but it has to be done and comes with any residence.The fire alarms are indeed a pain in the neck, but its not Irvine fault, it is the people that smoke. I seen smoke blazing out of one patio before and told my wife be prepared for an alarm, and sure enough within 20 minutes it sounds. The staff have been professional and responsive to our not so much needs. Place is brand new still and Im shocked to see low score here.The one thing that Im bummed about is the electric car charging station will no longer be included (free). The charge is going to be 1.25 per hour. It would be the same to just get a gas car now money wise.The charge might be because of so many complaints of residents leaving cars over 5 hours and sometimes for over a day. (White Jetta). TFP.... What I wish to propose is to give 5 hours free or .25 cent per hour then after 5 hours the rate jumps to 5.00 and hour. This is how a lot of stations are in other areas. This would surely get people to their car in a timely manner. This benefit we had was not only a convenience but a contribution to our planets environment. I surely hope the complex considers the change.This is like a rent increase for someone like me! :/
