I have never dealt with a better resident management team than the one at James. Monique has been very helpful, and very patient with me during the whole process. The actual complex is beautiful and I cannot wait to use the amenities

Not wheelchair accessible or a great place to stay if you have children in strollers. Elevators are down most of the time. They are constantly working on the elevators, but they are down a lot still. The only bad thing about this place.

Living at The James has been a mixed bag of mostly negative experiences. But, let’s start with the good!Good:-The maintenance staff is amazing—the apartment complex is kept very clean and they respond promptly to requests!-Parking, for the most part, is handled well. Prior to her leaving, Monique handled having to switch spots with another resident very smoothly. Residents still will drive out the 1st street entrance and The James can’t really do anything about that.-They have dog treats out.Bad:-Living at The James for a year, I’ve either been stuck in the elevator or have seen 2 of the 3 elevators broken down for an extended period of time. The leasing staff will notify residents approximately 5% of the time that the elevators are down. They don’t consider it urgent enough to email the residents every time an elevator breaks down because that’s how frequently it happens. The elevators are also not secure—meaning that if someone trails in behind someone in the building, they can easily get up to the residences. Also, the elevator permit is listed as “pending.”-The leasing/management staff are just ‘okay.’ In my interactions with them, whether over email or the phone, they either need to be reminded of your request several times or they’ll forget about you. Example, they gave us strict deadlines to fill out a parking audit form back in March and they have yet to distribute parking permits despite originally saying April 1st.-Their security is a joke. Residents bikes have been stolen and people sneak into the garage from 2nd street. Their idea of security is having someone sit in a car with flashing lights from 10PM-6AM.-The apartment itself doesn’t abide by its own quiet hours. Literally wake up some mornings to gardeners with weed whackers prior to 8AM. Either that, or I’m woken up by screams of crazies in the park or people with megaphones.-My car has been blocked by people parking illegally on the second floor several times and all The James staff does is put a sign on their car. Not really effective. They’ve told me that I can call a towing company but really? I have to be the bad guy here?-Like another reviewer said, our keyfobs randomly stop working every once in a while. Instead of fixing the issue broad based, it was on the onus of the residents to take pictures of the back of their fobs and send it to the leasing staff.-If you have an electric vehicle, good luck using the charging stations. They are doubled as future resident parking and the apartment doesn’t enforce any kind of parking restrictions/rules with them. So, residents who have non-EV vehicles constantly park in these spots and The James leasing/management staff just lets it happen.Update: 5/30/21-Took my review down a star due to “surprise” garage cleanings and window cleanings that the apartment didn’t have the courtesy to notify the residents about. This is consistent with their lack of customer service.The Ugly:-Be forewarned, 1st and 2nd street are filled with homeless people ranging from peacefully sleeping against the exterior walls of The James to relieving themselves at the 1st street garage gate to plain crazy. This isn’t really The James’ fault, but they are near St. James Park, which is a homeless haven. It’s dirty and not the safest place to walk around at night. It’s night and day between properties like Modera San Pedro Square and Modera The Alameda in comparison to The James in terms of safety.In sum, The James is not the place you want to live if you are looking for apartments in downtown San Jose. The staff attempts to deliver a great experience, their efforts are shortsighted and don’t serve the benefit of their residents. The surrounding area is not the place you want to be and until San Jose opens up resources for the homeless,, I cannot recommend living here.

I am writing this review more harsh considering the fact that this is an apartment that claims to be a luxury apartment and their lack of attentive care to the constant issues that are occurring.1. What is so luxurious about having the elevator being down multiple times throughout the year? I get it if it happens occasionally, but I lost count of the amount of times it has broken during thepast year. As I write this, the elevator has been broken for over 3 weeks. They write on a piece of paper on the elevator that it will get fixed by a certain date, but that promise has not been kept and has been pushed back. Might as well write just kidding on the note. Also, thanks for the cardio on the stairs, but if I wanted cardio, I would run outside in DTSJ. I cant understand why the elevator keeps breaking for a luxurious apartment!2. There has been a couple times where the key to get inside the apartment stopped working and access was denied. An incredible inconvenience. First youre going to make me walk up the stairs everyday and deny my entrance to the apartment? Love it.3. I will say one nice thing that I like about the James Apartment, which is the locked garage. I feel safe leaving my car here.P.S. POSSIBLE SAFETY ISSUE: Their elevator permit expired in January. The elevator has had many issues before so this is concerning. Please check my YELP review for proof of the expired permit in their elevator.

One of the best new communities in DT San Jose right now! Units are really well designed and executed and amenities are great. Location is prime and really safe community. Great property management team.

Enjoying my stay at the James Apartment. The management is very helpful and they have many communication channels for their tenants. Maintenance is super fast and they address all questions. Amenities are superior and they did a great job during Covid and Protest / civil unrest situations.

We moved into the James this last week and we are really excited to get into our routine here. So far this has been a great choice. We are excited for amenities to reopen.Great place to call home.

It’s been ok so far. Only been here like a month and there’s already theft in the mail room. Seems like their mail system is a bit off cuz we keep getting mail from old tenants. Then there’s a mandatory pay for trash that gets picked up by your door that you can’t opt out of. For the rent we’re paying for, you can probably look else where - better location and better mail management.

Ive been a resident at The James for about a month now and can vouch for the staffs helpfulness and the conditions of the apartments. The building has a security guard in front of the garage 24/7 which helps ease some of the concerns regarding the area. Also, it looks like the SJPD clears out the park during night time to make sure there is no loitering. That being said, it is true that the area has some homeless people but seems to be less common than a few years ago.The building itself is clean. As of Nov 2019, it is still being finished so some facilities (pool, lounges) arent available, but the ones that are (gym, business center) are pristine.

Beautiful new apartments just be weary that the area is right in front of a park that is littered with homeless everywhere I almost booked an apartment here before scoping the area. Just be mindful. Hopefully this new building does something about this cuz the park has great potential.
