I went to your a 2x2 apartment and had an amazing young lady by the name of Aneka show me around. Such a beautiful property and great space! Only reason I did not lease was because I ended up finding a place a bit closer to family. Definitely recommend these apartments!
I have been looking for an apartment close to my work and family for the past couple days and found myself at Rosewalk! I scheduled for a tour and met with one of their girls, Aneka, she was beyond helpful and was super informative. She took me on a full tour of the property and the luxury unit which I LOVED! Due to the far location between the apartment, work, and family I won’t be leasing, but had to come on here and give them 5 stars for such respectful and wonderful staff who made my first apartment tour exciting and very much memorable!

Please read before signing an agreement, Don’t move here. If you want to be robbed of your deposit, have the worst interactions with management who doesn’t care and never responds, and have maintenance request be ignored this may be the place for you. In addition to the worst rental experience I’ve ever had, beware that you’re car will be broken into due to security that is non existent and transients all around, this is a regular occurrence. You will see once you gain access to the community page online after moving in that this is no isolated incident. When I moved in, the place was infested with cockroaches, don’t be surprised if you move here you see the same. I thought I was living in a gated complex, but the gates were broken and people trespassing was a daily thing. I wouldn’t recommend this place to my worst enemy. They will gladly help you out when you are considering renting but don’t be fooled, that was my only positive experience. The fact that the apartment I leased was considered luxury was laughable. The most response I’ve had from the complex was after I posted this review. See below👇
Poor management. Lack of communication. Ignores tenants. Be aware when you move out to be completely sucked dry by this company. I will not recommend this apartment to anyone. None of the maintenance requests were even remedied, they might as well just put duct tape over a cement crack. It is unfortunate that I have to even give this company even 1 star to write this review. So, I say this to say: save your money and go elsewhere! Do not go to Rosewalk.
Don’t expect honesty or good communication from management. Visited friends who used to live here and has a gun pulled out on us by someone walking by the patio. Unsafe and dishonest staff too. Definitely better apartment options in the area. And they will try and lie about your move out charges!
Stay away at all costs! They will try and rip you off when you move out. They will try and take every penny and when you question them about charges, they dont have answers! They act sweet until you move out. Save yourself the headache.

What I love most about my home is who I share it with.Next best is Rosewalk :-)UPDATED to 2 stars from 5 stars:After staying here for more than couple of years. We stayed here exactly 2 years and 9 months, just 3 more months remaining, dying to get this over.Last 2 winters, we are facing molds in our apartment.Last year they asked us half a day to clean, we co-operated with them, then again the mold came and they asked us 15-20 days, we co-operated with them. We stayed outside our apartment with limited stuff of ours, when my wife was pregnant.Now, this winter again, we got mold, that means, the problem wasnt fixed permanently. The walls of bedroom closet was totally wet and having thick white mold (ughhhh!!!!).We kept our apartment ventilated, and heaters on and was very careful about mold, but still we got that.We reached out to the manager (Catherine), she was helpful and understanding. She reached to the corporate office. And shared the number to reach to them as well. So, I called them, I got hold off with Caroline Williams. We want to change the apartment or to leave the society (either works), because the problem looks permanent.But she is not co-operative and forced us with three options1. again repeating the same steps, giving us the same trouble2. transfer the apartment with new lease3. move-out and pay the lease breakageThese options are unacceptable. As the problem stays same even after cleaning.She wanted us to be in trouble (moving in and out for 15-20 days again with our 7 months daughter) or to snatch our money (by lease breakage) or tying us with the apartment for another year.That so rude and unacceptable.I am attaching some pictures of mold in the apartment.We have already thrown bunch of clothes, which caught mold.There were couple of more apartments in the society had the same problem last year. I believe, they havent noticed it yet.If you are a resident of Rosewalk, please check your doors and window panes, along with you bedroom closets.
We finally decided to move out last month April 2021. When we submitted our notice, we made an appointment on Sunday April 4th for a pre move out inspection of the home. The office sent us an email confirming our appointment for that day. At that point we had already moved out 90% off our stuff. We showed up early that morning to do some additional cleaning of the home, and waited about 30 minute into our projected 2 hour appointment window. Something told me to head to the office and there was a sign that said “office closed.” I then found one of the maintenance guys 2 hours later, and he said they couldn’t do the inspection because the office was closed. We wasted our entire day waiting for a confirmed appointment that didn’t happen because of the lack of communication from management. They never reached out to us, so I sent an email 2 days later asking what happened. They sent a very unapologetic email saying “sorry office was closed.” Not admitting that they messed up or that it was their fault. They said we can inspect the home at another day and time which wasn’t possible since we already moved out of the area and couldn’t go during the available times.Then we received in the mail our move out charges. They put that the apartment cleaning was $280, carpet cleaning $165, and paint $1,048.80. They sent this on a sheet where it was filled out by Rosewalk, not by the vendors who did the apartment cleaning. I reached out to Aneka (assistant manager) asking for an explanation of absurd paint charges, higher than average carpet cleaning, and apartment cleaning for a 2 bedroom home. I also requested the invoices from the vendors.She sent over the invoices that had a lot of information missing. The paint invoice was $750.00, apartment cleaning $190.00, and the carpet was the same amount $165 (big amount for having only carpet in 2 bedrooms). So…why are we being charged over $1,000 for paint if it says $750? Why were we being charged $280 for apartment cleaning when it said $190? Aneka’s response was (we charged for 12 gallons of paint at $24.90 each). I’m not Picasso, but I know it doesn’t require 12 gallons of paint for a 2 bed 2 bath 1056 square foot home. I then brought up these questions to which she stopped replying. Then they also changed our amount due for apartment cleaning to $190 instead of $280 and didn’t even apologize for the error or admit they messed up! So if I didn’t ask for the invoices, they would have charged us more!Fast forward to today when the manager (Sabrina) reached out to me. Still not showing proof of 12 gallons of paint being used when I asked for proof multiple times. She avoided all of my questions and said they aren’t waiving any fees and that they “provided everything.” They also said that the apartment needed “a lot of work.” So I requested the final move out inspection. They sent that over and it literally says on the sheet filled out by the maintenance team “standard vendor cleaning.” So I asked her what she means for “a lot of work” to which my question was ignored twice and never answered.They ignored all of my valid questions and concerns and said they aren’t waiving any other charges, and that it would go to collections if I didn’t pay. I have reached out to corporate because this is the worst experience I have ever had living in apartments. I will be sure to write an updated review once I can get everything sorted out with someone who may actually assist me instead of not answering my questions.
Nice complex, updated appliances and the staff were very friendly! I was apparently living on the older side, but I knew a few people that have been living at Rosewalk for years and love it there! The only downside I experienced was dealing with so many plumbing issues and having sewage come up from my tub every month of living there and having so many bugs coming into my unit. It was a big variaty of bugs, too. My unit also was unfortunately broken into and had a few items stolen, but I guess it was kind of assumed something like that would have a higher chance of happening since my unit was directly next to the park. Other than that, the complex was quiet and the other residents were super nice. Maybe get an upstairs unit thats not near the park so plumbing wouldnt backflow into your unit, less bugs would come into your unit, and a lower chance of being broken into.

Great experience renting a place here. Byron Espinoza from the leasing office is extremely helpful and really cares about his clients getting the best home for their family. He really went above and beyond. It has been more than a year now and we are really enjoying our stay here. Maintenance is also pretty good. Byron and Ariane from the leasing office are really helpful and caring. Thank you once again Byron, we are very satisfied with our stay.
Not the best place to live, management is the worst they only care about “certain” tenants. They have no problem calling me out for having something wrong or making new rules to not allow me to do something but when they come to these certain people they don’t tell them anything and try their best to assist them. Me being a colored person just gets pushed back when asking about an issue. They’re NOT FAIR TO ALL TENANTS. They find is so easy to tell me no but go above and beyond for these other “certain” tenants. Just because you have different management now doesn’t mean to decide to follow rules now that many other tenants do not follow. Bs. 0/10 do not recommend
This was an amazing experience! Byron was absolutely wonderful, he ensured that I had everything that I needed. The professionalism in this place is a rarity and customer service is above average. My friend and I walked into the leasing office and was immediately greeted by Byron. We sat down with him and he was very straight forward and gave us all the details he could and answered all of our questions. He gave us a tour and throughout the whole experience, Byron was very friendly and helpful. Overall, our experience with Rosewalk apartments and with Byron has been stress free and very helpful. I highly recommend speaking to Byron when looking at Rosewalk apartments!
Ariane was fantastic during the whole process. We moved my roommate across the country from North Carolina to California and she was there helping us every step of the way. She was quick to reply to every question, and she went out of her way to make sure our move went as greatly and smoothly as possible. I cant recommend the Rosewalk more for the location, the large apartments, and the convenience of it being so close to my banks, a grocery store, and some bomb sushi.
This review is SOLELY based on Byron. He is absolutely amazing. I have lived here for 10+ years and he is the most reliable person that has ever worked here. Any problem that I may have, he is always happy to help and gets it taken care of. I know if I speak to him, it will get done. He communicates well with me, keeps me updated, and lets me know if it can or cant be fixed. There seems to be quick turnover with the staff in the office here, and I hope that he stays for the longevity of me living here. Hes, BY FAR, the best. I do, also love my apartment, it has felt like home since day 1. The maintenance here is also amazing, always friendly and super helpful.
Byron is the best! We lived in Rosewalk for a year and enjoyed every minutes because of Byron! Go talk to him and sign a lease with him. The apartment are really well kept and the community is really safe. I recommend these for anyone but make sure you talk with Byron!

This community is very pleasant! Lots of families of all sizes. The community is pet-friendly and the complex is adjacent to a park that stays quite busy in the afternoons and on weekends. The staff is incredibly helpful and always smiling. The grounds are well-kept and the maintenance staff is fairly quick to resolve any issues that tenants may have in their homes. The gym is very clean and never too busy. The pool/jacuzzi and grill area is regularly occupied in warmer months, but again, never too busy. Overall, Rosewalk is a great place to live and call home for many!
Rose walk apartments was a pretty nice place. I was assist by Byron who take me around and make me feel at home. I will recommend stop by and speak to him if in market for new place. The third floor apartment was beautifuyl and I very loved the vaulted ceiling.
Great property to live at. I was a resident here for 2 years and I have nothing but the best to say about rosewalk. Every morning the office staff greets me when I come in for the coffee, Antoinette always has a smile and is always willing to help load my packages. The maintenance team here is great and Andrew always follows up with issues going on around property. All in all this is a great place to live and highly recommend.
I was recently there as a potential renter. I was really impressed with tfhe cleanliness and how well the everything is maintained. The staff was very friendly. Ariana helped me, I recommend to anyone going there as a potential renter to go to her. She really wants to know about you and what your needs are. She was very friendly. I knew she was going to do whatever she could to get what I needed for my family and I.
I first heard of Rosewalk from a friend, who really recommend this apartment. I met the agent Ariane the first time I went there. She is a nice person, very passionate and patient. Ive visited there several times to take a look at the apartment of different floor plan. The overall experience is very good. The service in the office is considerate. And Ariane always introduce the apartment enthusiastically and provide all the information I want to know. I really appreciate her work.
Dont go to this place, the sales manager are always busy and giving you excuses to dont treat you well. Be aware if you speak Spanish they will discriminate you right away. I already report them with HUD for discrimination because I am Latina and need to have a service dog.

As we all have experienced, Moving can be a daunting task, however, moving across country is a whole different animal.My Only saving Grace during this process was having Bryon Espinoza as the leasing agent handling my paperwork.Byron was thorough, timely, efficient, helpful, well informed, and maintained stellar communication with me during the entire process. He even responded to my inquiry on his day off so my process wouldn’t get delayed. I have honestly never written a google review. This was a great place to live when it was known as Avalon Rosewalk andnothing has changed negatively since the change over to Rosewalk. Theresidents are very cordial, the staff and maintenance crew are efficient,friendly and very responsive. The location cant be beat, we are near toeverything; banks, supermarket, Starbucks and even 2 sushi bars justacross the street. Life is good in San Jose, life is better at Rosewalk.
I recently went to Rosewalk for a tour of the apartments. I was interested because the location is near my new workplace. Briane showed me around and gave me a detailed report about the location of the apartments. It was very helpful because I am new to the area and she showed me the areas for shopping and dining. I am working things out to try to move in soon. Thank you to Briane and the Rosewalk crew for a nice experience.
Trash overflows quite often. Also cars WILL be broken into and they say there is security but Ive walked around at night looking for them and they were nowhere to be found. Oh and even if your car is registered with the apartment it is still possible it will be towed. For the price of this place, it sucks. Car has been broken into twice and car has been towed twice. Only thing awesome about this place is the layout.
Moved in here for about 4 months ago, so far Im loving every second of living here. All the leasing office agents are really nice, and helpful. In addition, the complex is beautiful. Also very close to grocery stores, shopping mall and so on.

I moved into Rosewalk in 2012 September when this was under Avalon Management. At the beginning we thought this was a great place, but soon we discover people still smoked inside though this is a smoke free property. After staying 3 years, we had a neighbor upstair, that made our life hell. So much noise even during later night or early morning. We complained but nothing happened. Top of that we had a other issues like there was a big hole in our laundry room that was discovered due to a mouse entering and living in our laundry room. Mouse trap was placed and mouse was killed but no one cared to fix the hole. We also had water dripping from the ceiling and so many other things.Finally we moved to another unit thinking this might help and that this was a upgraded property. But I think we made a wrong move! Starting day one, our neighbors will make huge noises, regardless of the time. We called security. Emailed Catherine about this but nothing helped. I was sick with allergic reaction to some kind of substance. I even send pictures to Catherine and she told me that an inspection will be performed. I am not sure what they did, but no one inspected inside our unit. I was surprised to learn that an inspection was performed and nothing was found. So I decided to move out from this property. We moved out on March 31. This is a the unit that we lived from June 2017 to March 2018 and there was no major things that needed repair or fix. Except for my TV to be mounted on wall. Rosewalk returned me only $225 of my deposit ($750)? They charged me so much for what?Top of all this parking and towing issue. My Honda was parked inside the premises when it was vandalized? Window glass was broken and I spend $180 to fixed it. Towing was like several times. The day when I moved to the new unit on June 2017, I had someone parked in my parking spot when I returned home at 11:30 PM. I called the security and he asked to park in another spot. When I told him my concern, he said he will take care of it. The next day my car was towed. This is how the security works in Rosewalk. If you submit a work order it will take more than a week to complete that order.Prior to this apartment, I lived in Woods and other places, but never had a my car towed or vandalized? Mail boxes are broken and we even lost important letters. I would not recommend anyone to stay in this horrible apartment where the management including the staff has no compassion and dont value people who are renting this place.
This should be zero stars. I have been trying not to write a bad review, have waited for 45 days but have no choice left. I typically dont write reviews but this needs to be called out.On June 1, I was supposed to get my new apartment, I came in person to the leasing office on May 31 5 PM to check all is in time as I had movers booked for June 1 and that was my last date of lease in the old apartment. I was confirmed by Rosewalk leasing office that all be done I will get the keys on time.On June 1 9:40 AM,Rosewalk refused to give the apartment keys as the paint in the apartment was not completed and said they will let me know at 2 PM. At 2 it was still not complete. My stuff was in a truck and I had vacated the earlier place. Rosewalk had no answers to my requests. I was alomost homeless for a night with a 2 year old and had to overstay in the previous apartment. On all of this the guy in the leasing office said we are incorrectly quoting movers rate we are giving and even called a movers to prove to us. Imagine the customer empathy.On getting the keys to start from June 2, I litrealy had to beg my movers to show up the next day and they showed up at 7:30 PM (God bless them).The apartment I got was in a pathetic condition, cant list all in a review but even the toilet seats were dirty. So you can imagine.For all the problems and mental harrasmets Rosewalk commits to :- Waiving rent for June 1, the day I couldnt even stay in the apartment.- Giving movers for June 1, I had to pay for June 2 (wahtever the movers asked for such a short notice)- A compensation of 250$ after a follow up with the manager more than 5-7 times. Which is not acceptable.A request to talk to the manager is getting ignored saying no time is available for an appointment.The maintainance requests are not being dealt in 72 hours. I think i am being intenally targetted by not completing the requests with what is written in their website for 72 hours.All in all i will say stay away from here. Management lack customer empathy and dont live to promises. I am very disappointed. For most things the office managers will say you have a 30 day guarantee.Request to the management: Dont believe you are indespensible, the market is good today, may not be tomorrow. Place is nice but there is only limited visitor parking during the day and none in the evenings. They also limit renters to one spot so parking around the complex is hard to find.

I love this complex. This is my second complex I have been living in here in United States, I moved from Sweden for 6 month ago to California, first complex I moved to was in Cuppertino I didnt like the complex because it had carpets everywhere and because Im from europe I hate carpets, so Im so happy that the apartment at Rosewalk has hardwood floor. I think its so much easier to keep it clean.I moved to Rosewalk for 4 month ago. It feels like home here at Rosewalk, I has so nice neighbors and the leasing office is so kind and nice to everybody that lives here, we at Rosewalk see them almost like friends.Best Service!
Have a bit of complaints: maintenance is not up to par like we had for Avalon, we pay a lot of rent to live in a nice neatly kept up community and we cant get lighting outside on our walkways, in our carports, replace when out?( common excuses are oh we ordered we are waiting for items to come in)We live next door to Home Depot! Constantly asking for gym to be wiped down, disinfected and cleaned, its extremely awful having to inhale thick piled up dust on equipment. Hot tub jets in phase 2 are constantly broken. We received a notice that breeze ways on all levels were going to be blown clean we have yet to see this? Trash areas are constantly over flowing and have extremely strong awful orders.Proper outside lighting, clean and healthy common areas should be at high priority
This is definitely a nice and mostly quiet place to live in. The only problem is the towing agency they have there. These guys will tow your guest car or any rental car you park there within 5mn if you or your guest parked to go upstairs for that long. And the worst part is you have to pay $380 - $400 to get your car back even if they just towed you. A complete shady way of doing business. Ive been towed before and i had to pay between $70 and $125 for the first 24 hours. Almost 4 times more the money here. And because its lucrative business for them, these towing guys are called Sharks. They will tow you the mn you park and you are in for at least $380. I dont mind paying if i parked wrongly and got towed. But freaking $400 ? A complete rip-off... I want to go back and live there, but i cant deal with these towing people when it comes to it, so skeptical to move back..
It was Sat. AM (11/15) and my kitchen sink was backed up (first floor apartment). Emailed a maintenance work order request. A few minutes later discovered water was leaking under the sink onto the floor. Left a phone message with the Leasing Office about leak. Within a couple of hours Maintenance Technician showed up. He cleared out the line for the kitchen sink as well as for bathroom tub and sink that were draining slowly. Replaced part of the pluming in kitchen because of a hole in the pipes. Everything was draining and working great within a couple of hours. Appreciated the extra care and effort to clean up after himself too.
About 5 months ago I inquired about a 2 bed 2 bath apartment. I was getting a huge head start on finding an apartment for an April move in. Ariane, a leasing consultant at Rosewalk contacted me. She was very knowledgeable and friendly on the phone. She answered all my question and said that she will contact me a couple of months before my expected move in date to let me know the available units.From the information and the pictures I saw, Rosewalk was 1 of my top choices, and I was going to take a tour of the property closer to my move in date.Before I could call to take a tour, Ariane sent me an email and let me know that there were available apartments and that I should come and take a tour. I was impressed that she remembered to contact me 3 months later and even more impressed that she remembered what I exactly wanted in an apartment when I took the tour. I wanted a top floor unit with a fireplace that got some good sunlight. And that is what she showed me on my tour. She is an amazing leasing consultant.I loved the apartments. It’s exactly what I wanted. The pool and pavilion are amazing. The office staff was very welcoming and The one maintenance guy that I saw, greeted me with the biggest smile and made me feel so welcomed.This would have been the perfect place for me to move to, but when I tried to go to work it took me over an hour to get there. I did not know that Rosewalk was so far south. The top reason why I wanted to move was to cut my commute. It cut my commute by only 5, 10 mins. That was the reason why I did not move to Rosewalk.If it wasn’t for that, I would have applied for an apartment the day I took the tour.

Awesome Roomy layouts with loads of storage. Nice landscaped inner areas to stroll. Very useable gym and super sweet pool area with double sided tv and fireplace. Good location next to the park, especially if you have a dog. Also love that you get a laundry room instead of a closet with mini washer and dryer like some apartments have. Also hands down the best kitchen in any apartment anywhere in the area. The remodeled kitchen island and general spaciousness of the kitchen cannot be matched, unless you buy a house and even then not always. Ive literally looked at every new and soon to open over priced apartments in San Jose and the kitchen at Rosewalk tops them all. Thats easily worth the rent, which while pricey in general is affordable compared to the many overpriced shoe boxes being built with nice fixtures. Quality fixtures are nice, but not worth 4k plus. Considering that Rosewalk is well designed, has nice fixtures and is super spacious its very worth it. Almost forgot...Love the size of the pantry or that they have one at all.This is a large complex so standard large complex issues apply- occasional theft, mail issues, dog poop not always picked up, but nothing major or unusual with large complexes. Overall very pleasant spacious place to live and relax. Also extremely centrally located to restaurants, tea shops and services. It also is very helpful that Luckys, banks, 85 bakery and a great sushi place are across the street. Starbucks with drive thru is also within walking distance.
I have lived here for more than two years and here’s my honest review and tips.Location: close to highway and grocery store. Starbucks/ Home depots/CVS/85c bakery/restaurants/park/communication hill stairs are close by. However, the surrounding area is not the best in terms of safety. Car break-ins are quite often. Strange people standing near the community at night.Staff: friendly and helpful. But they never pick up the phone. Every time I have to walk in the office to get anything done.Floor plan: very nice and spacious. My biggest complaint is that the A/C is not central. Very loud and inefficient. Heater is simply useless. It takes forever to warm up a little.Gym: better than most apartments. But several personal trainers are taking clients to the gym and they can sometimes be loud. Management did nothing to improve the problem.Parking: only one parking lot for the residents. Guest parking is non existent after 6pm. Street parking is almost impossible at night. It took me almost half year to get a parking permit.Maintenance: mostly done the next day. But their online service does not work. I once put up a service request online. They never come to fix the problem. So I have to call the 24 hour hotline again. Maintenance staff are nice and polite.Trash: the apartment used to have a huge trash problem that trash can be left there for days while no one picked them up. But the situation is improving in recent months.Move out: charged almost all my deposits with no itemized invoice or anything.Overall I would give the apartments 3.5 out of 5.Tips on future residents: choose a top floor unit(better privacy and view)and try to get on the parking permit waitlist as soon as possible.

Ive live in some of the best and some not-so-good places and some places that appeared to be great until I moved in and quickly discovered that all was not as it appeared. Im doing this post because I was recently shocked and amazed by the transformation that has taken place at Rosewalk Apartments, where I had been renting more than 10 years ago. When I lived at Rosewalk it was managed by Avalon, and was a nice place with competitive pricing.Several years ago, while apartment hunting, I visited Rosewalk to see if it was as I remembered it, it was not. The staff was horrible, and pushy. The apartments were in need of renovations, and the pool/gym area were a sad site for sore eyes. After that visit, and until recently, I believed Rosewalk to be one of the most overrated, poorly managed, and expensive communities in San Jose.That is until I spoke with a friend who currently lives there and was bragging about the community, the leasing consultants and surprisingly the maintenance staff, that part made me laugh Ive never heard anyone brag about an apartment communities maintenance team he sounded like an infomercial for the place. So, I shared my experiences with Rosewalk and he assured me that it had changed and was not the same place that I dealt with before, and I should go and ask for either Ariane or Briane and that they would take care of me and I would not want to live anywhere else.Feeling like this was a challenge, I chose to go visit Rosewalk after reviewing other communities in the area, as my current lease will be ending soon.Let me first start with the fact that I can honestly say my friend undersold it. When I arrived it didnt really look like much had happened at first even when I walked into the leasing office there wasnt much that I could notice aside from the new staff, I ended up being helped by Ariane. Ariane is probably the best leasing consultant Ive ever met, I shared with her my previous experiences and she systematically showed me how each of my concerns had been addressed and then she took me on the tour. Rosewalk has done something interesting with the pool area.Ive never seen an pool area like this outside of Las Vegas let alone an apartment community, its incredible, they have a TV out there, a whole new barbecue area, and the huge pool that I always loved, and spa and updated gym, the improvements are astonishing.The apartments have been renovated the flooring, kitchen, the bathrooms, everything is updated and the changes Rosewalk has undergone have made it a whole new place to live. None of the problems of the past, as far as I can see.Sadly, I did not sign a lease that day, as there werent any 3 bedroom apartments available during the dates that I will be moving, but Rosewalk is definitely on top of my list next time I move.
Beautiful apartments, but no where to park. Unless your very lucky and catch someone leaving on the street.
Last night my vehicle, which is registered with Rosewalk AND had a parking permit was towed. I woke up this morning to get to a very important meeting when I discovered it was gone?! I called the tow company and they said it was because of a permit not displayed? The permit had simply fallen from my rearview mirror!! So, it cost me $300 dollars to get my car out, cost me my meeting and caused my girlfriend to be late as well because she had to take me to retrieve my car! Absolutely ridiculous! And when I reach out to the management team...NO RESPONSE! Terrible experience!
My husband and I moved into this place in May last year. “My husband believed that if you walked into a place and are greeted warmly then it means you are welcome to stay ”. On our first visit, we met with Antoinette (very professional and very amicable), we proceeded to introduce our request. Antoinette guided us through the process from A-Z with clarity. I am new in the area, and to have someone like Antoinette explain the renting process was a breath of fresh air. She is very patient and she knows her job. When we decided to see the apartments again and again… Antoinette will simply smile and tell us she understand… I appreciate very much her guidance in our decision to rent here. When Antoinette introduced her colleague Ariane to us because of the French affiliation, Ariane took us under wings, she is superb, she went the extra mile to make us feel at home. “she was so involved you will think she will be living in the apartment with us :-)” We found a friend, her excitement is infectious, even after the we signed the lease, Antoinette and Ariane continue to follow up to make sure we are settled and happy with the apartment.One other amazing person is Hesu, (the maintenance supervisor). What it is so peculiar about this man is that he does not limit his job on just what he is called for...Thank you so much guys

Do you like paying for a gated community only to have the gates constantly having issues and your car broken into? What about having your air condition go out in 100 degree weather, only to wait two weeks for a replacement unit and have the people replacing it come in and track dirt from one end of the place to the other? Maybe you enjoy pipes bursting and sewage being spewed from your sink destroying all the items in your bathroom? I bet youd also enjoy a community manager that has no idea what customer service is and acts like she did you a favor by taking care of your issues (yes Shannon Im talking about you). Then I highly suggest you live at an Avalon Community, specifically the Avalon Rosewalk.From day one we should have known it was bad juju or something when we couldnt even get in to out apartment because maintenance forgot to properly lock and key it. Do not let the lovely floor plans and very sweet leasing staff confuse you. This place can only be described as hell on earth. You pay a premium in San Jose for a gated community, with in unit washer dryer, and central AC/heat. But please do your research. The back part of the complex is centrally located near a Home Depot where the day laborers are lined up 7 days a week and do not care one but how early it is, they will be loud. Oh and if you come home in the evening you get the lovely view of them pounding beers waiting for work or if you are really lucky them peeing on the fence and if your a woman, or a curvy man you will get cat called walking across the street for some coffee.You can also bet on having your car being water damaged if you do not wash it nearly daily because of the sprinkler systems there, they spray directly on to the vehicles (regular or carport parking) and no matter how many times you request for them to be pointed another way, they will not oblige.Thank God we only signed a 11 month lease because we were new to California, the last few months have been horrible. Between the AC, pipes and my car get broken in to. Let me clarify that the maintenance staff will respond quickly to your issue but dont expect it to be fixed right the first time around. I did have to track people down to have things communicated and it was only after having a million issues I dealt with Kevin who was nothing but pleasant and attentive. The leasing office ladies and the gentleman that works there were always sweet and as helpful as they could be but lets face it they only have so much they can do. Ew and I hope you never ever have to deal with Shannon, she was so rude and just unpleasant the one time I actually got the pleasure of speaking with her which was after calling Avalon’s regional offices and them MAKING her call me back. She clearly hates her job, and it shows.Lastly, please do not expect leaving with your full deposit back. It took me kicking and screaming practically to get a touch up paint fee waived. The excuse? Its not normal wear and tear if youve lived in the place for less than two years. I wonder how many residents actually re sign when the hike up the rent $300. What a joke, do not be fooled. They NEED people to rent there, the apartment next door to me was vacant for 7/11 months we lived there. Maybe it was because of the pipe issues? Maybe its not actually live able? Maybe people have smarted up and read reviews, I wish I had.I recommend if you are looking in the San Jose area you check out Fruitdale Station or some newer complexes in the San Jose are So no, I do not recommend any Avalon property...ever...in life.
Experience after living here for 4.5 months:Positive:- staff has been friendly- maintenance has been mostly prompt- convenient strip mall across the street- trash pickup from outside your door (although you do pay a mandatory $15/month for this)Negative- on move in day the carpets were wet and counters were dirty.- in 4.5 months we have had 3 leaks in our apartment: the kitchen sink, bathroom sink, and bathroom ceiling. Sometimes maintenance didnt have the parts and had to wait until next day to get them so we were without a bathroom sink for 2 days. We also dealt with the bathroom ceiling leak on 3 separate occasions over the course of a month until it was finally repaired.- they have shut off our water for 4-8 hours at a time, sometimes on ONE days notice, significantly impacting important days that give us virtually no time to find alternative arrangements- poop EVERYWHERE, no reinforcement of cleaning up after pets (said as a pet owner who cleans up after their pets)- the power goes out literally every time it rains or is windy. I think the power has gone out a dozen times in the past 4 months. Not saying this is rosewalks fault, but it doesnt happen in other areas of San Jose + surrounding.Considering we will be moving within 3 months, we are dealing with it for the remainder of our time here. However we will not be recommending rosewalk to our friends and will not be renting here again.

Car broken into, expensive, and poor customer service. They have a deal with the towing company as well, so watch your cars or they will tow them without telling you for no reason at all.
Some apartments have cockroaches. Just make sure before you move in.
