I just realized I never updated my review years ago, so Ill attach screenshots of some emails I sent about 4 years ago. I moved out 3 years ago. These people are awful. They do not care about their tenants. There may be one or two decent employees. but if the owners of the property are slumlords, theyll be slumlords right along with them. And if they dont take care of things and you do something well within your rights like call the city? Then its war, and youre out. We had plumbing problems from the month we moved in until the month we left, with sewage in our apartment and all over the lawn, constantly, along with a host of other issues. It was horrible. And they just didnt care.Here are some photos of sewage, trash, and emails. Never rent from them!!
First of all, I never write reviews for the respect for people and their livelihood, but this is by far the worst service Ive ever experienced. SOS doesnt even deserve a single star. For starters, they are absolutely impossible to get ahold of. Monica, our property manager does not respond to ANY of my emails, phone calls or voice mails. I have 4 emails and 3 phone calls just this week alone that were not responded to at all. I am trying to figure out if the employees here are lazy, or plain just dont care. We had a walk through inspection with the owner of the property about 6 MONTHS ago when he said that some tree branches in the front yard that were growing into the roof were needing to be cut down. He stated that this is something he would take care of. Just 1 WEEK ago we received a notice not only saying that we needed to perform the yard maintenance but also threatening to assign workers to perform the job on our expense.This company is an absolute JOKE!! Anyone that has given this place more than 1 star is probably either fake accounts or the employees themselves.
If you want headaches and to deal with a unresponsive, unprofessional and careless company, this is the place for you. Please do not use them as your landlord company. They are rude, cheap and provide no service to anyone living in their properties. If you have any disputes, please go to their office and deal with the problem face to face (relocated to another location in Sorrento Valley) since they never ever answer their phone. I understand finding rentals in San Diego can be nerve wreaking but please do not apply for this company or properties. Stay away at all costs.
SOS policy for maintenance requests (and doing anything to earn the money they take each month for management) is to simply ignore them.Hopefully 50% of people will go away, give up, or fix it themselves right?If you chase up then they will ignore you again, and if you try a 3rd time then they will try and blame you in some way and lie.Lets not forget lie, lie, and lie again; thats instinctive for managers like the frequently mentioned on Yelp and utterly hopeless, Jody Dean.This may suit owners of properties in the short term, because they get less costs, less hassle. But long term they lose tenants and their property is not maintained which leads to high overheads when a tenant changes. Yet they are paying SOS, every month, a bunch of money to just be a big email inbox that no one reads and to never do the annual inspections you paid forAs a rental owner I know that losing a good tenant costs thousands of dollars and endless aggravation. Good tenants are something to be treasuredKeeping the person paying the bills (thats the tenant Jody Dean; the person with the money is the boss, NOT you) happy, is the most important and valuable part of effective property management.So lots of tenants moaning about blocked drains and poor response times? You could write that off as the everyday trails and tribulations of home ownership. But property owners should look at the bigger picture. Consider what all this poor performance, as evidenced by the reviews below, has long term on them, their property, and their wallet. Then do the smart thing, and take your business elsewhere.Dont expect all your deposit back either; despite a inspection where no issues came up, a deduction for something never discussed and never mentioned.
I have recently moved out of my rental in Encinitas and it was a pleasure living there and working with SOS for the past 10 years. Leasing staff was very helpful when we first rented the house and my property manager was very welcoming and responsive whenever I had questions or concerns. Highly recommend using this company for property management!

This is the only company that I have been able to contact about my issues. Its amazing that they not only answer the phone but they call you back immediately. What a professional organization. Take it from me, i deal with management companies all the time and I wish all my businesses would deal with them. I highly recommend them to all my clients. So far working with SOS has been a nightmare. We had a wonderful management company until SOS bought our building a few months ago. Maintenance requests take days to be answered and fulfilled. Also, my rent check accidentally got sent to the old management company via the online portal, but I was told it was handled and was transferred to SOS. Apparently the check ended up not being transferred correctly via the portal but instead of emailing/calling me to let me know, Susan sent me a 3 day eviction notice. When I called her asking about the eviction notice she said We received your check from the old company but we ended up sending the checks back to the company so you will be reimbursed from them so you just really need to take care of it. Naturally I was able to get a hold of my old company within a couple of days. The president told me SOS had in fact never sent the check back to him and he couldnt believe how poorly the situation was being handled. Magically a few days later SOS had changed their minds about returning the checks and the check from my old company was put towards my rental balance with SOS. Or so I thought. This morning I go to my online portal with SOS, and the check from my old company is no where to be found, not listed anywhere in my account ledger. This happened in early June and it still isnt straightened out. Like I said earlier, working with this company has been a total nightmare from the start. Thankfully the lease is up in a few months and I can get away from them. No wonder why they cant seem to fill the vacant apartments in our complex.
We asked to view the property and SOS was so disorganized that they scheduled our walk through the same day Pest Control was scheduled to spray the house. We drove 30 mins only for the lady showing the property to text me- not call- and tell me they couldn’t show the property that day. The previous day I received several texts and calls asking me to confirm that I was going to view the property. I found it extremely unprofessional that after confirming once that I would attend the walk through I was continuously contacted. All of that aside- we loved the house and put in an application. Two weeks went by with NO word from the agency. So I called and called and called and was given the run around by several people. I was given people’s personal phone numbers instead of any business lines and most of our interaction was through texts. Finally someone responded and asked for pictures of my dog. However, due to the ignorance of those in charge- we were denied on our application because my dog *LOOKS* like a pit bull. He isn’t. He’s a Rhodesian Ridgeback & Red Tick Coon Hound mix who favors the Rhodesian side. I informed the lady running the application of this and she said she would contact the homeowner to see if that would be okay. ANOTHER week later I get a call asking me to confirm my address because they decided to go ahead and cancel my application without my notice or approval and were sending me refund checks for the application. We just got our refund checks almost a month later and THEY SHORTED US ON THE REFUND CHECK. SOS property management is a SHAM and highly unprofessional and I highly recommend you go elsewhere.
SOS Management is amazing. My roommate and I were put in an impossible situation and had less than a week to find a place, apply, and move in or we would be homeless. Sandy helped my roommate and I move into a great apartment, in an amazing area, within days after contacting them. They reached out to us, in a timely manor, if our application was missing any information they needed and they were very accommodating about our pets. We are almost done unpacking and couldnt be happier with our new place!!
The rental market in San Diego is like everything else in this city: too many people for the available resources. I had to move to San Diego quickly in order to accept a job I was offered in May of 2016. For a full year, I dealt with S.O.S. property management while renting a small place in La Jolla. For less than $1,900 a month, I got two full size bedrooms in a small complex. Water was included in that amount, as was trash and sewer. To say that this was a great deal for La Jolla would be to so understate the case that I wont make the point in that fashion, but suffice it to say that there was simply no better deal anywhere - and believe me, I looked. When repairs were needed, they were done immediately. On move-out, my deposit was returned promptly - in full. I didnt trash the place, and I did ensure that a thorough cleaning was done (I hired I Clean for $100) but there were a few minor dings in the walls beyond normal wear and tear that were obvious, and I wasnt charged for these. One of the best things about renting from S.O.S. is their online rent payment option. Its free, the website is very user-friendly, and it takes literally about eight seconds to make your rent payment - no need to deliver a check to the office or put it in the mail. If your residential manager isnt responsive, as some other reviewers have complained, the staff at S.O.S. will ensure that you are treated fairly, but it is important to communicate and to have reasonable expectations in a very tight rental market. In all, S.O.S. offers comparatively affordable properties, provides great, responsive service, and makes renting from them effortless. I would highly recommend S.O.S., and would certainly rent from them again.
I have been sending clients to SOS Property Management for over 8 years now. I am a local real estate professional and refer all my clients to SOS who are looking to rent our their homes (and clients who are not ready to buy yet and need to find a rental as well). The owners Robert Shapiro and Michael Kootchick ensure that their company takes very good care of each and every client I refer to them, and thats extremely important to me. If my clients are happy with their services, then I am too, which means that when my clients are ready to sell or buy, I am the person they call. Thats what its all about and Im glad I found SOS to fill that gap in my business.
Where do I start. When I moved in there was a ton of rust in the tub, which was promised to be fixed. After many later requests they painted it. The rust returned a week later. I made more requests - maybe a month later they painted it again. Shockingly the rust came back. Asked for better solution to no avail-ever. When I moved out I cleaned for 2 days. It was better than when I moved in. While I finished moving to my new place my apartment was robbed. About 2 thousand dollars of my property was taken. The property manager Christian said, I may know who took your stuff. Let me check and I will get back to you. Never got back to me, never returned calls. Then 400 dollars of my deposit was not returned- reasons sited included rust in the tub, and grout repair. I sent a certified letter- return receipt requested, contesting the 400. No receipt returned, letter never responded too. I emailed Christian again who responded that we have been very fair. Called several times to contest that I could not possibly be responsible for rust and grout. Never called back-Ever.
We are a Military family and were setting up move in with myself coming from across the country with my husband attempting communications during downtime on shift at Pendleton. Vanessa misinformed us multiple times about policies and procedures and forced us into a situation where move in day was arriving with no keys for the unit. The company did not set up a walk through, nor was the unit even cleaned! We were promised the carpets would be steam-cleaned and there was dried food and pennies everywhere. The refrigerator had disgusting yellow sludge coming out and the bathroom had hairs and sticky residue on the shower.Even if that is not their problem, we called multiple times on move in because the on site property manager was told he would have keys for us and he did not! No gate key, no mail key, a borrowed door key, and to top it off we were told we would have a reserved parking spot but ALAS that is not even true! We will get a spot in a month! So I emailed them about these issues and got a call arguing that my husband and I are liars and that Vanessa has been doing this for two years and therefore could not have possibly misinformed us. That we just misunderstood somehow. The manager kept yelling Well what do you want?! with zero remorse about any of this! I was told they refuse to send me the garage opener for the gate in the mail because it will get stolen off my porch apparently! FINALLY, after quite a bit of yelling between us, I was told the keys would be mailed to the on site property manager within 5 days.So, in other words, they make a legal contract with you and lie to you about the condition of the property then withhold access at their convenience then get aggressive when you uphold your end of the contract add request they uphold theirs! AWFUL CUSTOMER SERVICE AND TERRIBLE AT HANDLING MILITARY FAMILIES!
Per Susan the manager at SOS: I am training my assistant right now, I am behind and have a trillion things to do. I called Mario but cant get a hold of him, I will send him out tomorrow.SOS does not meet the renters needs.SOS threatens to have you evicted before they even read the terms of your lease.SOS lets you know that something is being taken care of, but lies.SOS will give you undue stress and make your living situation a nightmare.It took the company 4 months to install answer a maintenance request. The company reports a broken dishwasher is not part of the fair housing act and since is not an object of habitability is not of priority to the owner. I was told multiple times that the owner has not responded and they have to wait for the owner to respond in order to have my maintenance request of a new dishwasher to be installed be approved. After 4 months of patiently waiting for this to occur, it came down to me consulting an attorney to review the rights of the contract. My leasing contract was breached and it should have been a priority to receive the amenities I am entitled to for $1,195/month. After the inclusion of my attorney, I was given a call that day that a new dishwasher was going to be replaced. It then took 3 additional weeks for this to happen. The company to install the dishwasher came out, and determined a water line that was leaking needed to be replaced. The maintenance worker with SOS property management had to come out twice because communication was not provided to him as to what needed to be replaced. After scheduling multiple work days around maintenance appointments, it took a week of me calling every few days to check the status of the installment. The dishwasher company reported they never heard from SOS property management that the maintenance request was completed. Long story short, no communication ever properly gets transferred to SOS management.
I did not end up moving into the property i applied for however i wanted to share my experience. i applied and within the hour i received a call from Fran and Blanca who were eager and happy to start the process quick!!! they have great customer service, i was even texting Fran and emailing; i received a response within minutes. i highly recommend this company for there great customer service, fast process!!! :) :) :) :) :)
I did business with them for 6 years and have no complaints. I especially love being able to place work orders and pay online, priceless! LOL Jodie was my property manager and she gave me her cell number, priceless! Easy breezy
I dont usually write reviews but Vanessa and Jody are absolutely horrible and are liars. I was a month shy of my year lease and was told it would be ok to give notice without any problems. I was charged for the last months rent and also for a plumbing bill and cleaning fees. The apartment had been delivered to me completely flea ridden, no walk through and I did not complain because I wanted to be a good tenant. Always paid my rent before the 1st but being a good tenant means nothing. They sent mail to the old address claiming they didnt have a forwarding address, total liars. Now Ive been sent to collections. Dont trust this company or these women.
Worst management company I’ve ever dealt with. The apartment we lived in was falling apart and full of cockroaches. The pool never got properly cleaned. It was full of bugs and hair. STAY AWAY!
They were awful, they took months to fix the leak and mold, (we had no bathroom wall for a month) months to spray for bugs (all things I asked for the month I moved in) they never return calls or emails. Took over a month to get a deposit back which they charged for painting the door that was messed up when we got there. And this is the cliff notes of the things that went wrong. Worst company ever. Will never rent from them again.

First off this is my first review, I usually dont write reviews but these people are terrible. I have been trying to communicate with these people for a month and I keep getting transferred to voicemails or promised call backs that I never receive. All I want is simple communication but I cant get it.They are holding onto money that is owed and are making me work hard to talk to anyone. They wont even tell me simple details. The front woman Susan is very unprofessional and so is the property manager Dena who is very condensending. This is the worst service I have ever received in my life by far. Avoid at all cost.
By far one of the WORST companies I have ever dealt with in all my years of renting. Be prepared to do their job for them. By this I mean, following up hourly to get an answer or solution on something as simple as a did you receive the email we sent you with our sub-letters name. Also expect that the person assigned to your apartment or complex will NOT be the person you will deal with in 2, 3 or 5 months down the road as they have a VERY high turnover rate. Finally be warned that your security deposit AND pet deposit (if applicable) will remain with the property until the premise is completely vacant (you or otherwise), which is NOT stated in the contract with specific regards to the pet deposit.Therefore it will be your responsibility to obtain the money from the next renter regardless if they have a pet or fully intend to sign an annual lease. Be sure to read the reviews; I have dealt with the same issues and people that are mentioned in each of the posts. I tried to be as helpful as possible to both the management company and to our next renters by finding people willing to sign a new lease. However, in return I received an unwillingness to return my security deposit and pet deposit them stating, It is your responsibility to obtain this from the new renters.
I would give 0 stars if I could. I have been waiting almost 3 months for a refund on an application, given a runaround as to why. I DO NOT recommend going through them. If Im having this many issues with them not even being a tenant I cant imagine what tenants go through.
We are very impressed with the helpful and knowledgeable staff at SOS and the quick action taken when we had an emergency water leak at our El Cajon apartment complex. We are thankful that SOS was able to handle everything fast and efficiently and get all our tenants back into their units.
I read the reviews on this company however my experience was different. I am a tenant that moved in and when i called to submit to have bathroom faucet checked out as it was leaking. I spoke to Pricilla who she said she would relay the message to the manager. She gave me helpful tips on how to submit my rent and maintenance request online, she was very nice and courteous and my faucet was repaired. My experience with this company so far has been great thank you Pricilla.
SOS has been great! I have been a customer for 15 years and they have handled all situations with great professionalism. This company operates below municipal code and on a horrible basis. I’d avoid anything with this company. Simple rental agreements should not be violating a tenants rights.

So they lost my pet deposit and after a year asked to pay it? Suzan has no idea what shes doing she didnt even make an addendum for my pet oh and hat a mess. The owner fired them now I got a new manager asking me for money I already paid!!!!
I NEED SOME HELP !!!!So my roommates and I have been renting a unit 4br/3ba for $2310/mo house from SOS for about 3 years now.Before we moved in Debbie told us to take pictures of everything that wasnt fixed before moving in. There was broken tiles in the kitchen and electric outlets that were not screwed on right/ or didnt even work. Under the kitchen sink and sun roofs were thrashed. There was also a bent screen on one of the windows in the dining room area. A few cracks in walls and ceiling that were just painted over and not patched up. Also, a leak from the rain in the wall and ceiling that we made requests for and had to attempt to fix ourselves because they never responded. Outside in the front and backyard the fences were falling apart and on the side of the house there was a wood plank from the fence to the roof holding it up. With the recent weather conditions a few months back the fences have completely fallen over. We always made requests for them to come out and fix things and the ONLY calls they came out for is when the shower would back up. (and that was all the time that the shower would be clogged) We were so desperate to find a place that we took a chance once the place was up for rent.... We shouldve known from the beginning that we were going to have issues starting with our deposit for the house that was $4,000 plus first months rent!!!!! Im afraid that now that we are ready to move out that everything that wasnt fixed that we made requests for is going to fall on us and get taken out of the deposit.The only thing that was new in that house was the stove, refrigerator, and carpet. Everything else was fixed half assed ..
They dont know what theyre doing. Ive been asking JODY DEAN, my property manager to coordinate with my apartments HOA to request to purchase another FOB key but she never assisted me. I talked to the HOA and they said the manager should send them a request letter but JODY DEAN never did. She doesnt know what shes doing!
They dont even deserve 1 star. Hard to contact. Take forever to do maintenance. Raise rent like crazy.
This company are landlords I was living in there in unit didnt things I should have known and paid for it in the end. But its not over by far. I wouldnt refer this company to my worst enemy. There only out for the money
Worst property managers ever!!! Dont care about tenants never get back to you about issues! Ive had two broken sinks for about a month now and Ive left messages on the phone and emails and they still have yet to send a plumber but they some how can send a letter to raise the rent. I suggest no one rent with this company. They only care about money!
Self serving and does not really care about tenants. I am, as are many other paying tenants being forced to move by a set date or face eviction. So SOS management of San Diego, CA can rehab and remodel the apartment units and raise the rent to $1050 for tiny 400 sq feet 1 bedroom apartment and advertize it on their web site as large. Since when is 400 sq. feet is large, gross mis-advertisement. Greedy two face back stabbers, watch your dealing with this business if you choose too.
Jody and Nancy were excellent at getting any problem resolved immediately and were understanding when I was ready to move on. Thank you SOS for hiring real people that get things done.

Only had to deal with them a few months with my disabled son - who rented an apartment from them - after they assumed the management duties. Horrible maintenance response and the on-site manager was non-responsive and made numerous inappropriate comments to our disabled son. Nothing ever got fixed unless you pushed hard. Theres a reason they dont have 4 or 5 stars...beware.
I have contacted this company about removing an automatic 2.20 charge from my bank account every month and they say its another company. Thing is there name shows up on my statement. I havent lived in there property in 2 years...thats adding up!!!!!!
