My girlfriend and I had a 12 month lease that was nothing less than excellent. The maintenance crew were very kind and quick to respond. I was accommodated accordingly! Management was great with communication and community events! We wish we could have stayed longer but we were moving out of city. Thank you Sonterra for making us feel at home !
I recently moved out due to buying a home if not I would still be here. This place is clean the maintenance guys are awesome Carlos does an amazing job with his crew! The office staff is always friendly and very helpful they do such a good job with the events here for us they make it feel like home. I 100% recommend anyone to live here! miss this place already.
We moved into Sonterra Blue at the end of May on very short notice. Our house literally sold overnight and the real estate market here in San Antonio went absolutely crazy (total lack of inventory and everything vastly overpriced). We expected that going from home ownership (33 yrs) to apartment living would be a major upheaval. Not! Our first introduction to the complex was Lyanna; professional, courteous and incredibly helpful. She made things happen real quick. Living here for the last two plus months has been an absolute breath of fresh air. Any issues we have encountered have been dealt with expeditiously and with a smile. My wife at this point is quite content and is really not interested in moving. Centrally located, secure and well appointed.Congratulations to a great team and an above average complex!
I wish I was able to give Sonterra Blue more than just 5 stars. I unfortunately had to move out due to a job transfer but I would have definitely stayed much longer if I could have. My apartment was beautiful and the staff was always helpful and friendly.
Ive been living in Sonterra Blue apartment for about 5 years now.Honestly, It’s one of the best apartments that I’ve lived in. It feels like a home!!What I like the most about this apparent that it is beautiful from inside, clean, quit, and affordable.Regarding to maintenance, they have a very good skilled team, with very nice attitude.Whenever I have any problem they came quickly, same day or next day maximum, and fix the problem professionally. (Especially Carlos)I also want to give the Kudo and the thanks especially to the Manager, Leo Rodriguez, for always being there to help in solving any problem that may happens and needs a manager level assistance.My overall experience living in Sonterra Blue is Awesome.David Marcos
Great location for some peace and quiet. Next door neighbors are friendly, staff is helpful, Lyanna was great and helped make our transition so much smoother. So many great restaurants nearby as well, so the only problem is deciding where to pick up for dinner.
Sonterra Blue is a beautiful complex. I loved living here. The staff is so nice and friendly. The Maintance team awesome, my work orders get completed quickly. I highly recommend leasing here!!
During the application process the employees were so patient and extremely helpful. Both my partner and I felt at home right away. I was mostly impressed with all the assistance that Lyanna provided and even more impressed with her stylish nails (seriously I loved them).Besides the employees the property is kept clean and the gates are ALWAYS closed. Have yet to utilize the pool or gym but I can definitely attest that both of those amenities are kept extremely clean.The only downside is the ‘NoMoreRemotes’ app since I’m not one to have my phone on me or charged 24/7. I will definitely learn new habits here!Neighbors are definitely not the best but I’m not here for them so that’s besides the point!If you are big on reviews and think the management reviews are a deal breaker, just remember the golden rule: treat others how do you’d like to be treated. Im in love with this residence!! The dog park and its other facilities are perfect. Only a small problem with parking at night but everything is perfect!!
I just moved in and I have to say I love how I’ve been taken care of so far. Whatever concerns I’ve had have been addressed promptly and communication has been as easy as can be. If you’re going to sign with someone definitely go with Lyanna Terrazas, she was so sweet, polite and well informed and made the process of moving in 100% easier. So excited to be living here!

The dog park is great. the residents are friendly. the maintenance crew is always helpful and smiling. the lady in the front office first room is very rude and unprofessional. apparently she doesnt simply know how to answer the phone but will HANG UP the phone on you mid conversation..., but when I walk in 5 minutes after the call she is sitting at her desk doing absolutely nothing. she takes advantage, lies to your face about the lease and will try to manipulate you into paying back more than you truly know. she does not need to be working here and this needs to be addressed.
The two work orders I have had since living here have been filled out immediately. Management team is friendly and run events all the time. Manager was very helpful in helping me move from one apartment to another making sure I got a good deal along the way.

This community feels much safer than others Ive been in. I also love the location that this apartment complex resides at. Parking was a bit frustrating because it was hard to find a parking spot near our building everyday. Haven’t had many issues with this complex.But I will say that the main gates are broken a lot and gates are left open overnight. My hours of work vary and if you get home after 10pm you most likely won’t find parking. it’s the 3rd time I’ve had to park OUTSIDE of the complex gates just to have somewhere to park. Unsafe for my vehicle and not enough parking spaces for residents that actually live there. last night I got home after 12pm from work and there was no parking whatever, not even outside the gates by the office. I was forced to park somewhere I wasn’t allowed and my car got towed from where I live, with something that is out of my control. Now I have to drive 30 minutes away to pick up a car that is brand new and is probably going to be damaged by the towing company and pay over $200 to get it out.Horrible horrible experience. I would say go somewhere else that is better suited for residents.We are getting bugs in our complex but yet pay pest control every month. Also paying $15 for trash when you still have to walk it out to the dumpster is a little steep compared to other complexes that offered valet trash for that fee.
Staff is courteous and friendly. Property is well maintained. Extremely dog-friendly. Location is ideal and its very close in proximity to any shopping needs, restaurants, etc.. A nice place to reside.
I found multiple issues with the unit after moving in and after giving mgmt a week to fix there were still multiple problems upon my permanent arrival. I have been highly disappointed with the unprofessionalism of management and the untruthful marketing language they use to lure in tenants. In no way is this complex luxurious, upscale, or elegant as displayed on their website. The front gate seems to be constantly broken and wide open.***Take note: Don’t make the mistakes I made by just taking them at their word. Ask to visually see the unit you are expected to rent before signing the lease. The model they show potential renters has quality appliances and appearance and is much different than what they had waiting for me upon my arrival from another city. Very dissatisfied and was completely duped.
Apartment is nice inside and complex is nice as well, neighbors are friendly but too many vehicles parked without a pass and if you get there past 9pm you won’t find a parking spot, you’ll have to wait for someone to leave or get out the complex and park somewhere else which is not okay, so if you move here just know you have to be home early to get a spot if not good luck waiting for one. Other than that apartments are great.
These are the BEST Apartment Complex we have lived in! Very beautiful, great management! Spacious, great upkeep by maintenance, office personnel are very friendly and professional! Definitely getting our money’s worth!

I enjoy the building infrastructure, there are a lot of apartment complexes in the area but this one haves a good balance between what you are willing to pay and what you are expecting to deal with.You can choose from having a garage, covered parking, elevator, storage sunset or city view. However it really depends on luck since Ive been here almost a year and havent gotten a garage yet regardless of waiting lists.However, the most important part is how it can still feel like home.
While I did not end up leasing an apartment at Sonterra Blue, it was solely due to the availability they had for the time frame I was looking to move.I worked with Michael Sanchez at the leasing office. I cant say enough positive things about Michael and my experience working with him. From the get go he was polite and enthusiastic. Im out of state but my mom lives in the area and we arranged for her to take a tour a few days after we spoke on the phone. When she arrived at Sonterra Blue Michael was waiting outside for her and greeted her by name. At the three complexes we looked at, he was the only person to wow us like that. He was friendly, really helpful, and answered all of her questions. She later told me that he knew all the residents he saw by name and they all greeted him by name as well. Moving forward we exchanged multiple emails and phone calls and Michael was polite and friendly with my endless questions about things. He responded quickly each time as well, usually within 5 or 10 minutes of my email.While I didnt end up leasing an apartment there, my overall impression was very positive and I want to share how awesome Michael was, anyone looking to lease there should ask for him, youll be well taken care of!
My husband and I have been here for about 2 months now and are very happy with our choice to live here. We moved to a brand new city from across the country and couldn’t have asked for a better community to join and feel at home right away. There are residents here from all over, so we didn’t feel like outsiders. The staff are great and so friendly, and they host awesome resident events. We’ve already made several friends in the community because of these opportunities and the amazing amenities! The pool is incredible and feels like a nice resort escape (we can’t wait for warm weather again). Also, any time a maintenance or staff member drives past in a golf cart, they genuinely smile and wave, and I appreciate that greatly. We’re glad we found the Blue community!
I have had a bad experience leasing through Lyanna from the office staff. We were lied to about the size of our apartment and our yard. Before moving in Lyanna was very accommodating and replied to my emails within the hour. Now since moving in she ignores all of the emails detailing my concerns and complaints and claims she “doesn’t get the emails”. I would make sure you see your apartment before moving in. I do NOT recommend leasing through her. She also tricked us out of a higher move in special. Unfortunately I have to deal with what I have been dealt because she will not even acknowledge me or my complaints now. Karma is the only thing on my side against Lyanna, a woman who lied and stole money from a growing family. I believe in doing the right thing, and I believe that everyone considering moving here needs to know what they are buying into.
Been a resident for about two months now and all I can say is the staff and maintanece is top notch. Glad I decided to lease with them....from the start my experience was amazing the leasing agent we had was kind and curtious and respectful I believe her name was lyanna. The manager was also very respectful(Leo). And the maintaining staff is one of the best Carlos and Josue are fast and always on top of everything. The dog park was a plus and the pool is very nice and clean. By far one of the best places Ive ever lived.
My significant other & I went in for a tour today & Michael was great. He gave us all the information we needed and went above and beyond and showed us a couple of different floor plans that would fit our needs. He was very friendly & took his time showing us all of the amenities. Thank you Michael for a great tour!

My husband and I have lived here for a year and we love it! The location is awesome and close to everything you need. The apartment itself is perfect for us we always get compliments when we have family over. One thing that sets Sonterra Blue apart is the amenities. We used the bark park almost everyday when the weather allows us because it’s large and our dog loves it. The pool is spacious and relaxing. We love it here.
Our apartment is great, the staff has been friendly. Not much to complain about besides other residents. The tenants below us party every Thursday, Friday, Saturday and Sunday night, and they don’t seem to care about others, and they haven’t been warned I’m sure. And the other tenants are very “Karen” like. A neighbor told the leasing office on us because we had a trash bag in the breezeway (which I get is a violation now - I didn’t know we couldn’t before “hence it was only out for a short period of time”). But I mean really you’re going to tell on us. Very laughable and childlike. But besides the apartment and staff being pretty good. The neighbors are selfish and child like.
This place is a joke !!!, they only do what the have to . Management runs this place like they are in Chicago and not in Texas . They show you all these amenities that you will have access to and then come along and restrict access to those amenities. Even when the state isn’t restricting those amenities. The tenants who actually go to work can’t use them due to restrictions. There are a lot of unhappy residents that actually live here . They also put hand sanitizer devices in elevators but there is no hand sanitizer in them .
I have loved it here at Sonterra Blue since I moved in 3 years ago. Still love it! Management is great and the maintenance crew and response times are excellent. The grounds are beautiful and management is always taking steps for improvement. There is a Wine Wednesday get together every week sometimes with Food trucks. I cant think of a better place to live and my neighbors agree.
My experience at Sonterra Blue has been great, the office staff has always been fun, kind, and prompt. My 1 bedroom is a great size with a MASSIVE island (for real this thing should be a 3-4bedroom island kitchen).Currently working on decorating my place, love being on the 3rd floor for the arched living room ceilings.Have yet to go to the gym or try out the pool, but they do look very nice from afar 😂.
Just moved in a couple of months ago. Love the property and the staff. Everyone is so friendly. Wine down Wednesday is a great chance to meet the neighbors. We have made so many friends and love our apartment. Everything in our unit is so new and efficient we don’t see why they would even need a maintenance crew. On a side note, our dog loves the pet park. We can’t believe we live at Sonterra Heights so long when this property was just down the street. What a difference!
This is a great place to live. Not just sleep and eat but really LIVE! The wine down Wednesdays are an awesome way to meet the staff and neighbors.
My apartment itself is great. Slight pest issues but that is to be expected, with some baits they are easily contained. Management is very kind and active in the community and that is the only reason I’m giving an extra star to be honest. My main issue is the parking here. If you decide to move here DEFINITELY take into account adding 40-200$ to your rent for a car port or garage. Parking is severely inadequate there have been many times I’ve come home and found no parks whatsoever and have been forced to drive and wait in my car for upwards of an hour or more sometimes. I will confess I’ve gotten so aggravated that I had to park in a carport (which are reserved I know) and was towed. Management was extremely unsympathetic and maintenance even laughed at me when I told them I’d been towed which in my opinion is unnacceptable. I know multiple other residents this has occurred to and all I’ve met voice the same frustrations, even car port owners and garage owners. What is one to do when no adequate parking is provided by the management? Hopefully they will do something to remedy this as a resident I feel very neglected and not cared about for someone who pays over a 1000$ a month in rent. Unfortunately due to this circumstance I will take my business and money elsewhere.
Michael went above and beyond ensuring that the apartment hunting was stress free and enjoyable. VERY knowledgeable and listened to my needs and went above and beyond with this superior customer service skills. After speaking with Michael, I immediately knew this was the apartment I wanted to call home. Absolute A+
Beautiful area and staff are nice - however, they do not acknowledge support animals, even with a note from a doctor and pet information. Even when I was simply asking about the process, they assumed I was like the many others who take advantage of the cheap identification you can buy online saying your pet is an emotional support dog, which then gets people out of pet fees. As much as they want to say how their lawyer explained the Texas laws for this situation, i dont understand how in the multiple complexes Ive lived in, and the multiple ones Ive interacted with in my living searches during my years in San Antonio, I havent had a complex not attempt to work with me in this situation even when I had documentation to provide on the pet and the medical reasoning from my doctors.Also, During my tour of the place, I noticed caked/piled bird feces in the hallway of the unit Id be getting.Quite unfortunate.
I lived in the Sonterra Blue apartments for a little over 2 years, under both Lincoln Property and DK Living as the management company. The apartments are really nice and well-designed, I always felt safe even coming home late at night by myself, and generally, had extremely quiet neighbors. The rent was more than I would have liked to pay, but standard for the area. I had great service from the maintenance crew and never had any issues with the leasing office. Would highly recommend living there!

Have been living here close to a year. One of the best complexes we have stayed in. Management staff is very professional and helpful. Complex is well maintained. Parking has not been an issue. They started assigning 2 parking-passes per apartment plus 2 guest passes, and since then spots have been quite available. Pool area is well-kept. The residents in this complex make good neighbors: good mix of people including families with kids, single professionals... The interior of the apartments are high quality stuff: wood floors, granite countertops, and lots of cabinets.
I went to check Sonterra Blue out a couple of weeks ago and was AMAZED at how beautiful this property is.. They are still building alot of it, but from what I saw was very impressive.. I was helped by, Debbie, the manager and she was so sweet and friendly.. The entire staff was kind as soon as I walked through the door.. I have never seen a more incredible pool then the one I saw here. Its huge!!! The apartments are spacious and the appliances are stainless steel!!! VERY VERY IMPRESSIVE!!! I cannot wait to move in!!!!!!!!!!!
Very unprofessional staff. After living here a year and a half I have seen the absolute best and worse of this place. Upon our move in, Lincoln properties managed the place and it was perfect. Ive had an apartment with Lincoln properties in the past which was one of the reasons I signed here. Abruptly one day in December management was switched to DK living. From that point, our experience got tremendously worse. Paying rent fees, getting spammed with a ton of emails of management complaining about tenants, speed bumps added, wrist bands for pool use, parking passes. I understand rules are good, but this place is more like a prison. Also, if you plan to park after ten, expect to walk across the apartment complex. Assigning parking passes to an already full lot does not fix the issue. These are just facts that we had to live through and hope you will take into consideration when signing here.

Ive lived here over six months while waiting for my home to be built. This place is pretty awesome! Sparkling clean, new, staff that is tenant motivated for a great living environment, state of the art workout equipment, gorgeous pool, clean grounds, no dog doo everywhere; maintenance is top of the line with an electrician on staff, which really helps with new buildings. This place is exceptionally clean and pretty good neighbors thus far. If you must live in an apartment find one that is at least this nice.
Kacie is legit makes sure you have everything you need. Susan is amazing, her burger is unbelievable! And Debbie Holds it down! Leo has some pretty awesome pre-workout. Overall the staff is awesome and the living experience has been the same.
My wife and I loved living at Sonterra Blue! The only reason we moved was because we bought a house for our growing family, otherwise we would have stayed a long time. The units are clean and have amazing amenities.
I came twice to leasing office to take a tour and both times I was turned away. First time I was understanding Bc the floor was wet and they said it was a liability to tour under the conditions. I was told to return tomorrow Bc they had extended hours and I work a 9-5. The second time a man with a beard was extremely rude! I walked in and he simply said “we are closed” mind you their online business hours and the front desk girl said it was extended hours. I explained this and he said “nope closed!” Then proceeded to open the door and gesture us to leave! No apology for the misunderstanding or that the site is wrong. I don’t recommend ANYONE go to even see these Apts. I can only assume how poorly they must treat the residents if they treated a prospective resident in such a way!
I told them about this and they told me they send someone already and it has been there for 2 days already and not only that I talk to the manager about parking spots cause it’s always full and people without parking permit has been parking here during night and he just told me he couldn’t do anything about it
I strongly discourage you to rent this apartment. I had one year contract. At the end of one year, I said I will move out. However they said I have to notify 60 day prior to move out, therefore I have to pay two more months. They showed me fine print in the contract which they did not mention at the time of contract.It does not make any sense to me at all. Is there any law suit or any case like me?

Worst apts Ive ever lived in/had to deal with. Yes, theyre nice! But as far as staff and management goes, all they care about is $. Theyre very difficult and will not keep their word. I do NOT recommend these to anyone! Have mercy on future residents..... 👎
Nice apts, nice enough staff, but lots of hidden fees and unexpected charges. They tried to increase my rent by $400 after living their for a year, so I decided to move.
Be careful with the lease terms and conditions specially with the lease break. When I leased the apt they said I just need to give 1 month or 30 days notice and lease break penalty is 85% of a months rent. But the terms and conditions changed when I had to break the lease because of a job change.They imposed approximately $4000 fine on me while I was breaking the lease. They require you to give 60 days notice (pay 2 months rent instead of a month) in addition to a flat fee of $ 2739 and the penalties of $4000 have to be paid within the 2 moths from the date of notice.
Beautiful apartments, great amenities and wonderful staff. My only issue is the parking. There is no assigned parking so if you come home after 9pm its very difficult to find a spot.
The apartment complex staff are so flaky and misleading. They will not stand behind their word. All they want is for you to commit to a lease . They are not flexible with what they offer. They are at 85% occupancy and are in dire need of new leases. They will not show floor plans and only offer dimensions with no show.
We lived here for over a year in this complex. The experience here at sonterra blue has been nothing short of great. The units themselves are well designed. Plenty of storage and lots of patio space. Love that kitchens have islands. management is good and ever since they placed parking permits, we ve been able to find parking spots even late at night. Amenities are taken care of and landscaping is always done routinely. Neighbors(most of them) are really friendly. Most of them are responsible and courteous and thats what i love about it here.
My boyfriend called because he wanted to see a model room after work and the staff told him to come before 7 p.m. We arrived at the leasing office at 6:15 p.m. and the doors were all locked and nobody was answering the phone. The leasing office is suppose to be open till 7 p.m. on Tuesdays.

If I could give it 10 stars I would !! The facilities such as the gym, the swimming pool, the game room and of course our apartment are in 10/10 conditions. Mike and his work team are wonderful, any problem you have you report it and in a matter of hours they are solving you your problem!!
