We have had a bad experience since day one of moving in here. We were told the carpet would be replaced before we moved in, come move in day same carpet in the house that’s been in the house since the year it was built. We were told the house was cleaned and inspected, had to re clean the house our selves and the AC shut off and stopped working on us the first night do to a dirty air filter that looked like it hasn’t been changed in a year which tells me the home was not inspected. Work orders are not being completed, Problems being patched versus fixed. Things we pay for like the community pool Hasn’t been open for year and now the lawn services is not being done which is causing more critters to show up. Honestly I’m not sure what’s going on but it seems they can’t keep any employees, since the two years I’ve been here I know they have been through 6 maintenance managers along with other employees.
This has been the worst housing experience. Ive had to sit around and wait all day for maintence not to show up, high turn over rate with employees, can only get our yard mowed maybe twice a month, pool never opened this year. I’ve had a softball size hole in my roof for 3 months, the ceiling in my child’s room has mold and water damage. When we called emergency maintence, they left 2 5 gallon buckets, a trash bag over the floor and poked 2 holes in the ceiling to release the pressure from the water damage. 3 months later and it’s still like this. Mold and water damage all over the house. This is ridiculous that we have to live like this. Would NEVER recommend living on base housing at Lackland.
I waited 18 business days for my home to be move-in ready on Medina annex and its been less than 2 months and Ive already had to make 5 maintenance requests. My A/C has broken 3 times, my front, back, and garage door are all surrounded by yellow jacket nests, and today my 2 year old was able to pull off the doorknob to her room while she was in it and locked herself in. It took maintenance FORTY MINUTES to even give me a call back after I called in tears saying my child was locked in her bedroom. I was able to get a pair of pliers and resolve it myself within 20 minutes, but I would have called the fire department if Id known what a slow response they were going to have. I regret signing my lease.
Have had a faulty ac unit for years. They next actually fix anything, just a bunch of bandaids on things. Calling their office and they just hang up the phone immediately or send you to voice mail when they dont want to answer. Terrible service. Beyond anything i have ever experienced...
Lived here for almost a year and a half on Medina, the house was okay... our A/C went out three times, pieces of the roof came off in the wind, flooring was coming up in downstairs bath and kitchen, carpet was coming up... I could go on. We were lucky in the sense that we got a fine house if you consider what others get, but my real problem with them is the staff. It is clear that they may or may not know what they are doing. I was told that I was breaking my lease by putting in a 30 day move out (we were actually on a month to month) and that our BAH would not be given back to us until December (we moved out in Oct.) I had to speak with a manger in order for things to clear up. The point is, if you are going to be here for under a year, living on base would be fine. However, take your money elsewhere. It is not worth your full BAH. There are much better deals around town.
Not the worst place I have ever lived, but thats not saying much. For the rather steep price of full BAH we get a shoddy playground, a pool that doesnt open until memorial day (delayed this year actually) and closes on labor day despite the Texas heat, poorly mowed yards, random power outages, and a maintenence team that gives attitude when you actually want decent repairs made to their aging homes. Its a safe neighborhood thanks to security forces, yards are decent sized, and Its a short commute for work, but thats about all the good I can say for it.
They do not care about the Families that live in Chapman/Medina homes. The houses on that side are all breaking down problems all the times. The walking trails and playgrounds there have not been taken care of and are in horrible shape. The trails you can barely walk without twisting an ankle. If you live there they will not really do any of the same stuff parades or anything like they do on the main base totally ridiculous.We have tried to get moved to the main base so the kids can actually play, have fun outside in the playgrounds and have a nice house but no luck.
Accepted a home move in June 15 2019, got a violation email stating I was not in compliance of housing regulations prior to move in email was 5 may 2019. Second email I received from housing asking if I was ready to move in on the 15th but was addressed to the wrong person. I believe that this office has very poor records keeping and they truly dont know who lives in what home or what homes are truly available. The third and final thing is they usually call you 10 minutes prior to the office closing and dont return calls in a timely manner if at all. Seems like some shady business to me.
The house we lived in said 1,100 some odd square feet. We measure the house four times and couldn’t figure out how they got that number. They included non livable space!! The garage!!! Livable square footage was only 900 some odd sq feet!! Mold after mold problem in the home. (Maintenance did respond to us and have it takes care of in a timely manner.. but I can only speak on behalf of our experience.. they did not treat my friends and neighbors so well) There was a hole in the roof made by squirrels.. and it was there the entire 5 years we lived at Lackland. Even though we called over 100 times about it. The house was disgusting when we moved in. They told us it had been cleaned.. but there’s no way. I cleaned it myself.. wiped all the cupboards.. cleaned floors and wiped wall. They painted over hair in almost every room.. painted over rice in the pantry.. not to mention it looked like a liter of Pepsi exploded in there and had been left for us to take care of. The laminate flooring was gouged and scratched when we moved in.. they said they just would never charge us for floors.. well that seemed fine then, but then after a few years it started peeling and it was an absolute headache for them to replace or fix the floors. It became a tripping hazard.. and then a hazard for the toddler who kept trying to peel off bits of laminate and put it in her mouth. I had gorilla tape on my floors for a looooong time just to make it safe for my family. And of course.. you can’t fix it yourself per your contract but they don’t want to fix things for you. Convenience of living on base is nice... but you’re going to deal with the housing headache.
The house is a nice size, but maintenance is very lazy and do not like to do there job 9/10 times. Our backyard is literally just dirt and weeds, and they refuse to plant grass or play down grass to make it look semi better. Also they will do everything in their power not to replace appliances, our dishwasher does not clean and melts all plastic if the heat dry is on. all they say is its the calcium build up, clean it with this and it will be fine, Ive done that for over a year with the same problem, its better to just hand wash them then use the dish washer. worst housing Ive ever lived in.
Great neighborhood, nice homes, security! Good families with lotsa kids.

In general, Balfour Beatty has done an excellent job for us. While follow-through on non-essential maintenance isnt the best, the big issues are always taken care of.Our rent is very reasonable compared to off-base, and our home us much better than our previous residence.The people here have never been anything but polite, nice, and professional.

Living on base here was an extremely OKAY experience for the past 4 years. Its an extremely pleasant experience if you live on main base. If you live in the medina annex like we did, its hard not to feel like the unwanted stepchild with the uglier homes and neighborhood that has working street lights 3 months out of the year. Not to mention the coyote and boar infestation that has been getting progressively worse over the years. Live here if you can get on main base. Avoid medina at all costs.
Stayed here while visiting friend on the AFB. Large living room and master bedroom. Yards are very well kept and has a playground and pool close by.
Woke up at 0230 a.m. and found one more roach in my kitchen. Reported the issue two days ago, still no pest inspector.
Already accepted a unit the 24 Jan. I have a 48 hour discrepancy notice to hand in. The due date is today Saturday 26 Jan 2019 and their office is closed. If they knew that, why they did not informed me and make it for next duty day. No acceptable this type of misinformation. And if they do not open on Saturdays they should fix the information in the internet because it shows open from 10am to 4pm.
Would not recommend! Everyone seems friendly but the houses are small and rundown especially for the price I pay. Utilities included but still not worth it. A/C is very very weak and its difficult to keep the house cool. Each room feels like it has a significant difference in temp and have to have a window unit installed year round. Mold just gets painted over and the house is very old and the structure feels like it could be blown over by the big bad wolf in the storybooks. I get told different things by different Employees and a lot of regulations arent in the lease and are given to you in a welcome packet after you sign the lease. Very shaddy! Home was not clean when I moved in. I vacuumed and shampooed the carpets again even though they said the carpets were cleaned and the result was revolting! I am very doubtful that it was cleaned to their specifications! Lots of damages were left unrepaired upon move-in and ended up taking over 120 pictures of just damages! Dishwasher is terrible, garage has no opener (manual open) and is so small that most modern day vehicles cannot even fit into the garage! Fridge is cheap and has no ice maker, water terrible tasting and cannot take a shower while any other water is being used. Pretty sure I am inhaling toxins on a daily basis cause the house is so old I haf to sign a notification of black mold and asbestos that was supposedly removed but given the condition of the house and crappy maintenance, I highly doubt they got everything. Family feels ill all the time while at home and feels significantly better outside even with their horrible allergies. You have to be an officer or senior enlisted to get a newer house. If you are not higher ranking, do NOT live on base!
Friends live in base. Very quiet and peaceful.
Homes are a lot better looking and better construction than the ones of 1990s

Professional customer service and community, but poorly maintained housing. They profile and force retired onto Madina Annex. Plus have questionable clauses within lease. High turnover of employees.
