Our maintenance staff is amazing! They always come in at a timely manner and fix all of our issues. They also explain how to avoid them or fix them in the future. They are so great, thanks for fixing our fridge!

Been living here for a few years and it’s been a mostly nice experience! The rent is so much more affordable than other nearby student apartments. I love how the 2 bedrooms are two story with a little patio. I like how the maintenance is responsive and nice. Feel safe in this area for the most part. Wish we were allowed more than one spot per unit, but not bad overall!

It was a smooth move in and I really like my little place. The parking is a little stressful but honestly I’m willing to deal with it. It’s a great price and the apartments are really cute. Maintenance always helps fix problems fast usually the day of. Great student living and moat affordable around!

These apartments are great if you’re a student. Super affordable! The only issue I have is the parking. There should be at least enough parking for the residents which many times is not the case. However, other than that I think it is great living.

I feel like you can make this place feel like home if you really tried. It’s a nice, quiet and calm area and maintenance is typically quick in responding. There are small inconveniences like not having cameras around the buildings/ parking installed but no place is perfect.

I just LOVE College Town, the MANAGEMENT, the MAINTENANCE WORKERS, and ALL RESIDENTS. This is a PEACEFUL, FRIENDLY, SECURE and VERY RESPECTABLE PLACE to live in. I feel PRIVILEGED to live in COLLEGE TOWN APARTMENTS. Ms. NATALIE MELIKHOVA - Manager of College Town Apartments - she is just FANTASTIC!!! Management wasted no time getting a place for myself and my son to stay. Apartments aren’t perfect, some minor issues like not having much hot water and minor repairs we found as we moved in but maintenance was above and beyond helpful. Cruz especially. For the price of the place you just can’t beat what you get here. My son and I will definitely be staying here the entirety of my college career at CSUS :)

Security works night shifts and drives around with his radio so loud you can hear it in your home. Or talks on the phone while he’s walking around. Inconsiderate to all the residents you would think someone at work wouldn’t do this. Students are trying to study and sleep. Other than this the place is ok and decently quiet. One way roads are kind of annoying though.

I have lived here for 5 months now and I actually love it. not sure why there is so many bad reviews. This place is SO affordable and you even get your own little yard which has been keeping me sane to sit out in during COVID. It is literally so close to campus I dont think there is a closer complex. my 2-bedroom is two stories and so I dont have to worry about upstairs or downstairs neighbors. Yeah there is homeless nearby but honestly what can you expect living in the city for a decent price. The only two problems I have is wishing there was a place for my friends to park when they visit and I’ve gotten clothes stolen multiple times in the laundry rooms . The other 2 bedroom apartments near sac state are at least $1300 so I am so thankful for this place. Additionally they have started remodeling the apartments when people move out so mine has brand new carpet, floors, and counter tops!!

This is a good place as a first apartment for a college student it is close to sac state. It has its issues but living here for two years I have watched them improve things quite a bit. Its a little run down but maintenance is very responsive and usually comes the day of to fix problems. the parking is lousy but at least they replaced the security that were tow happy.

This place seemed like paradise but until I moved in, I was deceived. I have never ever written a review for any place in my WHOLE entire life, so please pay close attention to what I have to say about College Town Apartments. When we moved in we were given one parking spot for the two of us. free parking is limited and I mean very limited, if youre not home by 4pm you will not be able to find any free parking. When I was living there, I had parked in the free area and had my car towed which I proved I was living there with my permit they gave me but I was still declined a refund of the towing expenses I had to pay(I also missed work that day). A few months later, I found a car parking in my own reserve but they also had a permit. I called security only to find out that because they do own a permit that they CANNOT tow their car but can inform management to let them know not to park there.. so I answered back with how the hell did I get towed when I was parked in the free area! So not only was the car not towed I was not able to find a place to park my car and had to spend the night at my girlfriends house! Soon after I moved out, I was not given my full deposit back because there were dust on the windows or so they say.. and because their was no sky light pole returned.. which I HAVE NEVER received in the first place which I told management about and that they said dont worry about it if I were not in need of it. I told them this and they said the women I spoke to is no longer with the company so what she did when she worked for us she is not held responsible. Sure I should have had it down in writting.. but she seemed so trustworthy. The light pole cost me $60 dollars from my security deposit, I dont make a lot of money and even if I did I know I will not in my right mind keep a damn pole to have them take $60 dollars of my own money for something I never even seen. I assure everyone that I am a clean freak, so I am honest when I say this; the apartment was way cleaner than what it was when I first moved in. So sad to say, they charge previous tenants a bunch of fees for cleaning that dont really count as cleaning if I had to do my own cleaning when I moved in. Beware fellow future tenants! I smell a lot of bull and very very bad business. I know I wrote a lot but I have never been cheated out of my hard earned money in my entire life than I did from 7701 College Town Apartments. Heed my warning, but if you still proceed to rent from this garbage dump, I hope you do enjoy the experience I had as well.

Free parking is abit heck tick after 4:30 pm and good luck finding anything after 6 pm (if its fall/spring semesters). Their matinence crew is a bit unreliable, they said that they would repair my rangehood (which broke down because of age) and never came to do it. My fridge doors open the opposide direction that they should, but they have put off that task ever since my older siblings were residents of the appartment (10+ years) and nothing. So, other than that and a few bums digging in trash its decent. And any kind of problems that happen, just spam the office until they finally do it!

This place is god-awful. Sure it is the cheapest thing there is - but oh man do you pay for your cheapness. No amenities whatsoever. Not even a dish washer, the garbage disposal unit is probably 15 years old - the fridge is probably 12 years old and the oven (oh god the oven) is not only the SMALLEST oven in the world, it is also around 20 years old. The A/C here is a joke it turns on, sucks up energy, and cools your place down only a tiny bit (management told us they fixed it several times - they lied). The parking is TERRIBLE. Each apartment has one assigned spot. That spot is ONLY for cars on the lease, which by the way inorder to have a car on the lease the car must be in your last name OR you have to show documents proving the registered owner is family so that sucks if your car is from say a family friend or the like, and even though it is YOUR assigned spot if they catch you with a non-lease car in your spot it will get towed. Thats right, you cant even have a guest park in YOUR spot. The non-assigned parking spots fill up by 3-4pm and there only a tiny amount of them. The bathroom is disgusting, the seals on the bathtubs are caking in this brown substance (that I dare not touch). The floors are cracked and peeling, and no matter how many dang times I mop, the floor will ALWAYS make white socks black. The carpeting has stains everywhere. Also theres not much storage space in the tiny kitchen. Also, the neighborhood bums raid the dumpsters during the wee hours - better shred all personal info. Also the windows in the bed rooms are paper thin. If you have a girl over be prepared to do the dance in the hallway with the doors closed because you dont want everyone passing outside to know your name. Oh and the laundry facilities SUCK. They can be very close or VERY far depending on what room you get (thankfully I wasnt too far away personally). The cost of doing laundry is ridiculous. Its $1.50 a load and $1.25 for dryer. Doesnt sound like a lot but man it adds up quick - the washers are small and dryers are big enough for two wash loads. But when you have to wash two loads of colors, a load of whites, and bedding every week it can be a good $30-40+ a month. Plus lots of times the dyers wont dry - and no one tells you (or refunds you for that matter) and many times people have left bleach in the washer (me unknowing) with negatives results to my clothes. Also had a phone stolen from this places laundry facilities - I had left it on a machine and walked out for FIVE MINUTES and when I realized I forgot it, it was gone and already turned off and Im sure some ***** sold it to pay their dang rent.THE GOOD:There are some positives to this hell-hole. The place feels pretty safe. They have an excellent private security team, I got to know most of the guys and their pretty nice and understanding people and they are a step about the normal rent-a-cops in that they actually carry handcuffs and sidearms at all times and for those nervous-Nellys out there if you come home late they will happily escort you to your place from the parking lot (just give em a call). The only other good thing I can think of is that the walls are concrete. I never once heard a neighbor through the wall, I often times would play loud music and doubt it was heard by my nighbors and the walls are thick and absorb sound. And it is close to school. Those are the only positives about this place.BOTTOM LINE:This is no place to call home. Just moving to CSUS, or Sacramento? Then its a good way to get your bearings and adjust to the area for a few months - but I wouldnt sign anything longer then a 3-4 month lease. Avoid this place if you can. You pay about $550 for a tiny two bedroom here, it is WAY MORE THEN WORTH IT to each (assuming its two of you) pay $100 more a month (only $25 a week) to move into a slightly more expensive apartment. Im moving out in a week and BOY-OH-BOY am I excited to rid myself of this place. Goodbye College Town, I cant wait to not live here anymore.
