The police ambulance fire department in this apartment in out you will think theirs station in apartment.Who ever believe they paint the bathtub with regular paint so they don’t have to clean it or replace it .

This is a great apartment complex. If you are young or have a family, this is perfect for you. I am younger so this is a great spot because it is affordable and I’m only 10 minutes from downtown. In the summer, the vibes are great and it is easy to host BBQs and get togethers. Very clean and well kept and the staff is friendly and helpful

Well where do I start. Our initial rent was $1170 or around there after everything. Then went up to $1330 and still is for a CHEAP one bedroom. And by cheap i mean everything is so fragile it breaks to easy, my big burners on stove top is broke and sparks up at me but they dont replace till completely broken but it’s a fire hazard and lawsuit waiting to happen. The pools and amenities have been closed SINCE MAY but we still pay. Office people are rude nd list goes on.

There has been a lot of issues since we have lived here I dont even know where to start. When we first moved in, our washer wasnt hooked up so when we went to wash clothes, water flooded our entire apartment. It was 10pm and the emergency maintenance didnt show up to help till 10am the next morning. We had to knock on other neighbors doors to ask for towels to help mop up our wet floor. Paint is chipped in the bathroom, and around trim in doorways and floors. The vinyl flooring is cheap and cant withstand any weight of chairs or furniture without chipping or warping. Our Toilet seat kept coming loose and we had to keep tightening it. Our bathroom mirror fell off the wall because it was just stuck on with a tiny piece of caulk. The kitchen sink is miniature, and cant wash any large dishes without having water splattered places. Our fridge makes very loud noises when trying to cool/keep the temperature. Neighbors blast loud music at night, and teenagers party on weekends till 3am. Our AC was leaking everywhere, filter hadnt been replaced for years and had black mold and dust everywhere. Apartment is extremely dusty, I try to dust the house and within 3-4 days its covered in a layer of dust again. Places outside our apartment smell of urine and feces, which is not pleasant. Nobody can ever seem to find my apartment, even with special instructions. I have to walk all the way to the other side of the building to grab my packages left at other peoples doors.I recently had a large package of cat litter, weighing around 100 pounds left at another persons door. Someone at the main office called my fiancé and gave him the wrong apartment number and wrong information where it was located. So we went over to this apartment, knocked on the persons door to find nothing was located there. I called again this morning, and the person I spoke with was very rude, and just fell silent when I tried explaining to her what happened. She never said sorry and didnt even tell me to have a nice day. I had to walk and make two trips to pick up my cat litter. It would have been nice if I was offered assistance, considering I have pretty bad asthma, and the reason I ordered online in the first place was so I didnt have to lug around large boxes of cat litter.Lastly, garbage people seem to skip our trash sometimes, I waited for them to take my trash for 4 days without them taking it. Cat litter slouches inside the back bin so I assumed they just didnt notice it was there, I decided maybe it would be a good idea to place it outside of the bin so they could see it, and then I got a violation. When I called the office to let them know what happened. She didnt apologize or have any sympathy whatsoever. She just told me that I called the wrong place, and that she would put my information down to have the trash collectors call me the next day to fix the violation. Of course, I never did receive a call back.Similar issues have been brought up when the office is closed and an operator says they put my information down for a call back and I never hear anything back.*UPDATE*: I spoke with Rhianna about the issues I was having, and she was nice and wanted to make things right. Hopefully some things will get fixed properly. Ill update my review because I appreciate them reaching out to try and satisfy some of my complaints*UPDATE*: Wasnt able to schedule someone to fix the floor, since they are unavailable on weekends. Got a violation for not double bagging cat litter, when I always double bag and tie together securely. Got another violation for drying a rug on my balcony and having an un-used mini grill on my porch.*UPDATE*: Twice now Ive seen our mailboxes get broken into. Peoples personal mail sifted through and all over the floor. I informed management of the incident, lady was rude and didnt seemed phased. I asked to be updated on what they will be doing to resolve the issue b/c I dont want my mailbox broken into. and she said she will have someone email me. Still never got an email.

I love the Phoenix! Sally was my leasing agent she was so nice and extremely helpful. As a first time renter who didn’t know what to do and was nervous about moving on her own, Sally did an amazing job with helping me! She helped me step by step on what I needed to do and how I needed to do it. She made my moving in process a fun experience for me. She answered all my questions that I had and even told me about all the pools, gym, basketball court, tennis court and all the other fun activities that we have. She also told me about the fun haunted house/Zombie prom we are having Tomorrow at the apartments. This is an amazing fun first time apartment complex that I am happy to live in.

Just moved in here and my experience has been amazing. Briana toured and moved us in. She was great, really friendly and made the process easy. We love our apartment and our dog loves the doggy park they have! I mean which apartment complex has a dog park?Free food like taco Tuesdays, dog park and 2 gyms, definitely recommend to live here!

My wife and I live here for a year and a half and in that time our cat contracted fleas twice we had cockroaches coming out of the light features from the apartment above, we had to call noise control on multiple nights, our local food delivery service refused to leave deliveries stating that the thought it would be stolen due to activity outside our door (they delivered farm fresh produce between 8pm-11am). We were never able to find a free parking space on site so we would have to park on the street some distance from the apartment and walk to move the car before 8am otherwise we would receive a parking ticket (which we did about 3 times). We were charged a community life fee every month for events that were often cancelled. Our rent was raised twice and when we finally moved out they took our security deposit to pay for things that were there when we moved in - for example they told us they were replacing our entire bathroom door because of some (invisible at most angles) slightly scuffed paint. I have met many people since then who have lived at the Phoenix for short periods and have all said it was the worst complex they have lived in (a former co-worker was actually in the process of suing them for unsafe living conditions due to an excess of mold and mildew in their apartment).

Great price, great location and great quality! I moved in here last summer and have loved living here so far. They have a lifting gym which I could not find in any other apartment complex. Briana was my leasing agent and she was very professional and always responded in a timely manner.The shuttle to sac state is for sure my favorite, makes it easy to get to school.

DO NOT MOVE HERE-They have all these hidden fees and will charge you for everything they can. Also you pay for parking and if you have a roommate they will not have a permanent spot to park. Most of the time after 5:30pm there is NO PARKING whatsoever and you have to park OUTSIDE of the gate and move your car before 8am before you receive a ticket or get towed. This place will take your money be nice to you and when you move in not give a damn about the issues that you are having. Please safe yourself and DO NOT move here!!! PS: They also have many cockroaches in this apartment complex and people are complaining

If I could give no stars I would this place is the biggest rip off they should be shut down the do not care about there residents and office staff do not know what there telling people we got our car towed for not having a permit on it when we were told by them if it’s only there for less than 24 hours it was fine but apparently it is not we had plans to pay the $15 dollars a month for the parking permit the day after we got the car cause they were closed when we tried the first time this is not the only problem with this place but there are many if you are thinking about renting here don’t

At 556 am this morning, no sun, its 71 degrees outside. My apartment is 80 degrees inside with the air conditioner running all night. Maintenance has been to my apartment multiple times the last two summers and although the air conditioner turns on and blows a weak, cold stream of air, it is not enough to keep up with the 80, 90, 100+ degree weather we have. The last maintenance request I put in for this issue, they never came to my apartment (it was covid and I was home) but they marked my issue as resolved after NEVER coming. I emailed staff about my issue on July 10th, with no responding email. If youre lucky to get the apartment that has no AC issues, youll like this place well enough. My suggestion is dont risk it because you wont get the issue resolved if your air does break, and youll be the one suffering inside a hot apartment in 100+ weather. Doesnt matter how nice the apartment is if youre melting inside it.

Living at the Phoenix was pleasant. It was nice and remained a clean environment, the pools were awesome during the summer, and the location has to be the best part of it.Cons:- Calling the office was always a hassle- the main gate is ALWAYS broken- parking is horrible!!!!- the new trash idea was not effective (they would write us up for having more than one trash bag outside with a threat of charging us)- when we were moving out they wanted to charge us for everything!!! Their apartments are already not renovated enough, especially the carpet and they were about to make us pay for one!! Thank goodness we had enough pictures of every bad thing that was already there when we moved in or else we wouldve been charged way more for move out. So PLEASE take pictures of every single thing before moving in.- when moving out they show you a paper that has a list of all the things they have to replace such us window blinds etc. Then they send you an email with a formal list of the things being replaced and the cost. They wrote in that they had to replace one of showers door which surprised us because they had not mentioned that on the first list. Most of the replacement costs were covered by our deposit but still had to pay 100+ because of the shower door.- the bills that are through them come out so expenisve!!! Our water bill was always so high (120+) and now we live in a house and its way cheaper (40+).

Even though this complex is close to SAC State, it is located in a sketch and unsafe area and it has very limited parking space. And there is high monthly parking fee. Given limited parking situation, if you dont get parking permit in time, you wont be able to park your car in the parking lot. As a result, if you park there w/o permit, you are subject to towing, costing upward of $200/$300. Also, you cant park on street as it is designated as no parking area 10pm-6am. Parking fine is over $60. Even if you do have a parking permit, if you come late, hard pressed to find a vacant spot. Therefore, I dont recommend this place if you own a car.

I have lived here for over 4 years now and the staff and apartment complex have been great to me. I have never had any issues inside my apt either. Nina and Steven the property managers have always been nice and friendly and helpful to me. I would recommend this apt complex to anyone looking for a centrally located and modern apt at a fair price. The convenience of being close to Sacramento State University is the main reason I first moved here and have stayed here ever since even after graduating. I love my home at the Phoenix!

Id give them zero stars if I could. We have these cards that we can scan to access gates and things. Mine stopped working suddenly so if I park on the street I have to wait for a car to open the main vehicle gate. I called and they said they would have someone reach out. They did, unprofessionally through email, with the only solution to come in EVEN AFTER I told them I work full time and cannot come during those operating hours. I am basically being refused entrance to my own premise that I pay rent for and their only solution was this. For how much Im paying and the events and nonsense they put on, you would think actually helping residents access their homes would be their main priority.

Rear gates (located near dog park area) don’t even lock3. New trash system in inconvenient and residents have to walk to the rear parking lot.4. People whom don’t even live in the community drive here to use the dog park and other outdoor sport areas.5. Homeless people also enter the gates and roam around.6. No one ever closes the dog park gate so people with aggressive animals travel to use our “private” dog park.7. Perimeter gate that is located behind the dog park has been cut opened and has been that way for over a year.8. I never see the security guards around the property.9. They don’t offer a month-to-month option so if you sign a 1 year lease, after such they force you to move out or sign another lease or they will increase your rent 700+ which seems very unfairOverall: Great concept but I pay $1400 for a one bedroom apartment and I expect the management to keep up on the security or else don’t advertise the units as “gated” and safe if nothing is ever locked up nor secure. Anyone can and do just enter the community at all times of night. Summer is coming and I don’t even feel safe enough to leave my bedroom windows open. So reconsider the price to live here if security and safety is important to you and your family.

Hands down the best apartment complex I have lived at. I have renewed my lease twice since Ive moved in because I cant imagine another complex taking care of its residents like The Phoenix does. My roommate and I even won a FREE trip to San Diego, all expenses paid, from The Phoenix through a renewal raffle. The staff is extremely attentive as well. Steven has been there through any issue I have encountered. He has always gotten back to me extremely quick, checked in on any service requests and is always available to help out when needed. All the office staff makes me feel appreciated as a resident. Manny, as part of the maintenance team, is awesome. He checks in after each project is done to make sure things are taken care of. The maintenance team updated our floors and closet doors when I renewed my lease. If you are looking for an apartment that takes care of its residents, is constantly renovating the amenities and apartments, and is quick to respond and handle any issues that come up... The Phoenix is the place to live!

We have been living here for 2 years and were considering moving to a new complex. We spoke with management about getting some upgrades to our new apartment and they were so helpful! Within 2 weeks we had new carpet, window sealing and a few other fixes. We really appreciate how hard they worked to accommodate us and are happy to call The Phoenix home for another year! Sylvester was great at coordinating everything and even worked to get our rental rate down! Thanks!

The complex is nice although management is terrible. They need better communication between each other and their staff. I had called maintenance the night before because we didnt have hot water and they said it wasnt an emergency so they would come in the morning to fix it. The next day comes and surprise surprise no one shows up!! I had to call the office repeatedly until finally someone picked up 40 minutes later! That is ridiculous.Maintenance finally shows up and they cant fix the problem because their manager was already off and they were unable to purchase a piece that they needed. I was told they would come back in the morning once again. I thought my old apartments had an issue with management but this place needs an extensive amount of improvement.Definitely not renewing with these people. Find different options before you look here.

The person who really works the best in this complex is Silvestre, he is the boss in maintenance. He arranged the apartment in the best conditions ever for me to move. I really appreciate his work and his team as well. The office are really friendly and if you need any questions they are always there for you. The activities are so fun and free for the resident. I put a 5 star because there are not more stars to add. Thanks for everything you guys do!

Our company uses The Phoenix Apartments every summer. They are remodeling a lot in order to keep up with the times which is nice. We have the best time here. They are always caring and easy to work with. I would recommend this place to anyone.

I want to highlight Victor as one of the best staff members here at the Phoenix. He goes out of his way to make the residents feel at home and always makes sure we are all taken of. My bulb ran out the other day and I was casually talking to him about it and he offered to repair it without having to wait through the longer work order process. I always say hi when we cross paths and we always have pleasant conversions. Hes a great addition to the Phoenix team and an outstanding gentleman.

Great place however parking sucks. Each tenant is given 1 parking spot. For anyone else who lives in the home, you have to fight for a spot to park and pray that its anywhere close to your actual apartment. I find myself walking from outside of the complex more often than i find inside parking. And everyone LOVES to towe other peoples cars here .

Went to view these apartments with my brother and was pretty impressed. They offer a base model and an upgraded version as well. The staff is extremely pleasant and easy to work with. We are excited and he cant wait to move in next week. With summer just around the corner the 4 pools will come in handy for sure!

This apartment complex has got to be one of the worst places to live especially if you are a student. At first the place wasnt so bad for the price but after renewing it is definitely not worth it. I used to have a positive review only because I was promised a free month of parking. The apartment is constantly falling apart. neighbors constantly fighting in the street. Ive had to call the police on accounts of domestic disturbances and violence multiple times. My truck has been broken into INSIDE the gate despite their security. Neighbors are very sketchy, lots of random belongings going in and out late at night(pretty obviously stolen). Parking is ridiculous. 10 dollar parking a night for guests, so no friends over after the office closes. Trying to politely complain about issues just results in passive aggressive comments. Looks decent on the outside but once you live here it is obvious that it appeals to those in search of a place to live but once that leasing agreement is signed you are screwed.

Its amazing that this place is still in business. Management is never available and response to emails takes forever. The front gates are ALWAYS broken and stuck open. Scavengers come in and go through the dumpsters every morning. Before renting drive by in the evening and notice all the cars parked outside the gates. There is not enough parking for residents inside the complex. I had photos that showed multiple cars on rocks with their wheels stolen but it looks like The Phoenix asked google to remove them. Shame, it must not be the image they want potential residents to see. Note that very few of the photos on the google listing are from residents, almost all are from the Phoenix and the web. For some reason the photos I uploaded of cars on blocks with wheels stolen have been removed. This had happened twice that I observed

DO NOT MOVE HERE! If you are a student at Sac State it may be convenient due to its location and its shuttle service, but you are better off moving to a further location. The shuttle constantly breaks down! Very inconvenient for students who need to get to class on time. Parking is terrible. If you are looking for a non-covered parking spot - good luck. You are likely to park outside the gate and must walk a long distance to get to your apartment complex (can be pretty scary and sketchy if you are walking alone and at night). If you park outside the gate, you must move your car by 8 AM sharp on weekdays, or the county WILL give you a ticket. There use to be a free overflow parking lot near the basketball courts, but as of 2015 they changed the policy so you had to have a permit that you pay a hefty price for every month in order to park there. Maintenance is extremely slow! They take days to weeks to even months to respond to your requests. Not to mention, they lost the copy of my bedroom key that I gave them. Very irresponsible. Dont even bother hoping that youll get your deposit back. They will use most (if not all) of your deposit money for necessary cleaning and maintenance such as repainting the walls and deep cleaning the carpets, which is mandatory routine for all apartment complexes that technically should come out of their expenses, not ours. Ive lived at other apartment complexes that only take from your deposit if there are damages beyond normal wear and tear. Rent is immensely expensive here. We paid almost $1500 for a crappy 3 bedroom apartment - you can probably rent a decent house with that price. Dont say you werent warned - move elsewhere for your own good. The hassle and inconvenience you experience here is not worth the soaring costs that youre paying for.

All of the 5 star reviews are clearly written by employees or paid for. The apartments are overpriced and very run down. In the contract they acknowledged there is asbestos in the ceiling yet because of some loop hole they dont have to fix it. Mold grows all the time because of terrible quality windows but they expect you to clean it as part of regular cleaning. Dont let the nice new renovated club house fool you they spend all their money trying to make it look attractive to move in but once they got you they dont care at all. Management is incredibly unhelpful even if you ask for something small they will be very hesitant to help at all. Whenever something needs to be fixed they do it the cheapest way possible, one day our toilet started spitting water out the top when I looked into it I found they had zip tied a pipe together and the zip tie came off making the water shoot out. When someone moves out they dont clean the apartment they just paint over everything including the moldy window sills which youll find cracking and moldy. When you move out they charge $250 to refinish the bathtubs which means paint them poorly; laughable because within one week of moving in the paint on the newly refinished tub had chipped and theres rust and cracks everywhere. Theres huge holes in the walls that are very poorly patched and lots of scratches in the paint that they wont fix because it cosmetic but you know they will charge us for it once we move out even though they were there when we moved in. Dont even get me started on parking doesnt matter if you have a one bedroom or three bedroom you get one parking spot and finding unreserved parking is insane. If you leave your second car parked in unreserved areas for a couple of days theyll tow it. If you park outside the apartment when it gets too full youll be sure to find a parking ticket in the morning. I can go on and on but the owners are too cheap to fix anything so my rant will fall on deaf ears.

STAY AWAY FROM THIS PLACE. First lease at a apartment. At first I was introduced to the 1 bedroom apartment. Different shades of white paint all over the place, doors looked like they were painted by a 5 year old, carpets full of dog hair (which they claim they clean before a new tenant moves in) few months in of regular showering the tub cracks and paint bubbles up. Got it fixed by them and a few months later the same issue occurs. 1 year later I move out. Get a huge $700 bill trying to charge me for paint, carpet cleaning and re painting the shower tub. What paint? What cleaning? I took the apartment the way it was and gave it back the same way. Never had to write a negative review in my life until nowTake your money elsewhere and dont be fooled by this scam artist apartment complex.

The Phoenix has been our home for almost 2 years. It has a great combination of college students and families. The shuttle is the best aspect of living here, so convenient. Also the new amenities of the pool and gym are great. Gracen and Steven are wonderful in the office. All in all a good experience.

The best thing about these apartment like everyone else has mentioned are the amenities. I moved in because the rent was ideal. I was offered a deal. Then when i had to renew the lease they increased rent by $100. My lease is almost up and they increased another $100 to renew. I think thats stupid. Utilities are pretty expensive what i get charged not including smud is $100, which im pretty sure is what everyone gets charged since its garbage and whatever else. The new garbage system is okay I mean there are days the garbage doesnt get picked up without notice and thats upsetting because the garbage stays out overnight. Also, when i first got the apartment It took a few weeks before i found out i had a parking spot. The person that assisted me neglected to mention that so I was struggling to find parking everyday because as everyone else also mentions, parking sucks. Just like others the painting wasnt done the best and the paint in the bathtub started chipping within a few months. Ive been trying to get that fixed but they keep ignoring me. I told maintenance and they said they would tell the front office. I spoke to the front office and they had me send a picture and they said i was going to have to sing something electronically and i never got it. Mind you the maintenance guy is great I have no complaints there but communication with the office mostly isnt the best. I can keep going but Ill leave it here. Im not renewing here anymore. It could be good to live for 1 year but even then.

We live at The Phoenix Sacramento apartments and it’s been over 2 months since our key cards haven’t worked for the laundry room. We keep getting the same answer that someone’s coming to fix hem then we were told today that now maintenance is going to fix them, and if they can’t fix them THEN they are going to call a professional. I don’t think it’s fair that we spend thousands of dollars on this place every year and we can’t even use the amenities. When we call all we are told is pretty much “oh well”. Supposedly they have a lot of calls coming in about this but it takes them 2+ months to get it fixed? We live here because of the location, amenities and generally pleasant environment, but the front office is probably the worst thing about this place. Yeah they are polite but they don’t give a damn about their tenants.

I am finally fed up enough to leave a review about how unprofessional the staff and maintenance are.1. Ive called maintenance to fix things once in the past which they did. Upon leaving, they also left my front door unlocked, all the lights on, and the air conditioning running. When I went to the office to complain, all they did was apologize, and didnt offer anything else to pacify the clear lack of respect.2. Maintenance once tried to enter my apartment when I was home even though I didnt call them to my apartment. When I opened the door, they realized they had mistakenly tried to enter the apartment. So what were they going to do? Fix a perfectly fine dishwasher and maybe rummage through my things? Who knows. So naturally I changed the locks.3. I just received a call from Virginia (staff) who asked me to provide a copy of my key because their master key didnt work. Get this, I didnt call for maintenance so did they lose their master key or did they just try to enter my apartment when I didnt ask for anyone to? Either way, completely unacceptable, if you live here, I highly recommend changing your keys and just keeping the original locks/keys when you move out.This is extremely unprofessional. And by the way, I dont like that my extremely expensive rent is going to pay for giveaways to NYC or Lake Havasu as an incentive for people to renew their lease. I also dont see why theres a budget for taco Tuesdays or zombie proms. I have been living at this complex for 4 years now and I have never had any issues. The staff is very friendly and helpful. I recently renewed and Nina, the property manager, was willing to negotiate with me my renewal rate. Along with working with my financial situation, she and Sylvester, a very friendly maintenence worker, are upgrading my unit to now include a washer and dryer, as well as refinishing my shower. I am more than satisfied with my interactions with staff and living situation here at the Phoenix Apartments. I definitely recommend checking out this complex!

I do not currently reside here.TLDR: Gave $200 for holding, asked for it back within an hour, they said no and kept my money. Application never processed.However, prospective tenants and applicants--read carefully.I went on the website and decided that prices and location seemed to be good enough to put in an application. I chose a 1 br 1 ba and chose Reserve.Well, to reserve a unit is $200 towards holding (goes towards deposit if approved). The only way to get that back is if your application is denied.I think you already see where Im going with this. Well, I changed my mind the same evening when I was sent a lease from another apartment complex to sign.I emailed the Lease Consultant immediately and told them my situation and asked for the $200 back; they denied it right away. I asked a couple more times via email and they indicated they would ask management since the application wasnt even processed yet. Well, management decided to take the money and run.So there you have it--this place pretty much decided they needed the money more than I did and took it. Thanks guys, youre amazing.

It has been fun to see the changes in the past year as the new management company has really put effort in to make the community a great place to live. I moved in right around the same time as they took over so I have seen all of the renovations happen as they have painted all of the buildings, replaced all of the balconies, fixed all of the broken sprinklers and replaced the landscape with options that save water in our drought, hold free activities for residents, etc. I am looking forward to the brand new fitness center and the clubhouse that is going up along with the new pool. My apartment is really spacious...I looked at other places just to shop around but these are by far the most spacious in the area. The other bedrooms at other places are seriously like half the size. Just renewed, should be another great year at The Phoenix. Betty in the office ROCKS! She asked me to write a review and I said of course! Sounds like its the place to be for Sac State students too since it is so close to the university. Love my neighbors. Great place to live.

So the only reason why I gave two stars is because we really needed a place to move to. They did the paperwork so fast we moved in A week after we submitted the paperwork. But like was A week after we submitted the paperwork. But like what was mentioned in previous reviews when we moved in the walls were painted very sloppily as well as the doors they were so lazy when they painted they painted over the outlet covers that you use for babies and toddlers. So that means they didn’t even take off the outlet covers . The carpet was super dirty because every time we would walk our feet turn black. Then our front door lock broke in 48 hours of us moving in and they didn’t seem like it was a high-priority we were sitting out in the hot sun for an hour before someone came to fix it And after they fixed it they left metal shavings everywhere they didn’t even try to clean it up for two weeks I had metal shavings been stuck at my foot, luckily it was me and not my three-year. And they have garbage disposals but there good for nothing just start throwing your food away in the trash. There is never any parking. And the neighborhood is not that great. So I guess this is a great place if you’re in a bind and you need to live somewhere fast or you need to live near the college. But I’m only three months into my one-year lease and I honestly cannot wait until it’s up. Oh and the office staff if you’re sitting there waiting and you walk in they want evening knowledge you if they’re helping someone else so you’re just sitting there waiting for 15 minutes. At least if they can look up and say hi and say will be right with you. Oh and if you’re getting a cosigner they’ll tell you that they don’t check credit but they do however put inquiry on your credit report. But they didn’t tell us that.

There are homeless people living in the washer and dryer rooms. However, dont let that worry you, because the washers and dryers dont work. We have to go to a friends to clean our cloths, because its easier than dealing with this place. Parking is so bad, that it is comical. You will spend hours waiting for a parking spot. It is faster for us to drop people off at friends and make multiple trips than find parking. They will tell you they spent Millions on renovations, and that this place is going through drastic improvements, but dont let that fool you. They spent millions on building a gym (third one they have now), and on a huge park area. Well that is all great and all, It looks really nice, but it is a huge waste. The area should of been used for additional parking, and the money mostly went towards the 100+ tvs they have that are completely unnecessary. The managers of this location have no forethought, and obviously care way more about getting new people, than dealing with current issues. This establishment is a trap, and should be brought under investigation.DONT BELIEVE THE POSITIVE REVIEWS!!!!A lot of people are friends with people that work for this establishment, and they get them to write reviews. On top of that the staff themselves have written positive reviews, which is a clear conflict of interest!

First off the reason my girlfriend and I rented here is because we had a promotional price ($1,299) for a 2 bed 1 bath last November, and because of the amenities. The amenities and the management staff are pretty great. We seemed to have good service from the staff and they were accommodating to us when we needed to extend our lease twice.The maintenance staff had to re-caulk our bathroom three times due to poor workmanship (its really not that hard to caulk a bath tub). They also came to fix our freezer which wouldnt close and they initially fixed it, but made it worse, so they had to redo the work. Our door also needed to be fixed (wouldnt close) and it only took one try to get this right. The issues were annoying but they kept coming out to fix our issues which at least says theyre determined to fix an issue, but they lack the skill to actually do so the first time around.Overall the staff contains a bunch of college kids, or recent grads. Not to be hating against them, but we asked a lot of questions during our initial walkthrough and not one note was taken on current damages. Luckily we didnt need to present the pictures we took documenting the damages.The biggest issue we have with the Phoenix Apartments is the bill we just received saying we owe almost $700 for all the cleaning they did. $330 for partial painting, almost $430 for refinishing the tub (its cheap quality to begin with and our bath math ripped off some of the finish), and various other costs like carpet and general cleaning. And yes, the $700 was after they deducted our $400 deposit. I would have given them 3 stars before we received this bill. I would not recommend them to anyone because of this shadiness. Ive once had a roommate burn a kitchen down and we still received a small portion of our deposit back and there was no damage to this property. They actually gave us a credit of $130 because of the lack of damage. But still, we owe almost $700 when its all said and done. Stay away unless you plan, and they agree to, you repainting, hiring a carpet cleaning company, and fix any sort of damage. Better yet, ask them what they look for so that you can do it yourself; you might just be able to not lose your deposit.

Honestly, every apartment complex will have its positives and negatives. However, the Phoenix has been a great place to live since my boyfriend and I moved here in August. Yes, there are cheaper places but not with all the amenities you get while living here. Not only that, but the staff is extremely nice and helpful. The parking is bad but like I said, there will always be something negative with every apartment complex. The units are clean and updated, there is a dog park with new tennis and basketball courts and they keep updating it. I renewed my lease knowing that it is getting more expensive but I enjoy living here as a student and I love how close it is to the campus. Plus all the activities they are having going on like Taco Tuesday is amazing! Sometimes people only review because of the negatives but never stop to think about the positives! :)

STAY AWAY FROM HERE TO SAVE YOUR MONEY. No stars.Im the resident here in California and on my way to find a job so we asked them if that reached the requirements. We dont have any co-signers but we provided the bank statements. At first, the staff named Virginia Whetzler said that our profile was good enough and she would pass it through the manager named Steven Tran, we needed to fill and sign 2 applications in the total of $94 ($47/ea) and $200 to hold the apartments for us until the day we move in. It was like 99% that we were going to have our apartment. Furthermore, they told us about the monthly parking fee $10 for the apartments residents. I mean why didnt they include that into the rental fee??One week left until the day we move in, they said they couldnt approve if we couldnt provide any co-signers or pay 3 times the monthly rental fees. The co-signer will also have to fill the $47 application. That was such a disappointment for their unprofessional attitudes so we canceled it and prepared to lose $94 fee for the application. But the manager Steven Tran told us we will be charged $45 administration fee. Did it take that much to look through something you wouldnt approve at the first place? It was like making a fool of us, trick us into signing the application and everything without letting us know we couldnt reach the requirements at the beginning.

I lived here while it was Woodlake Village and stayed for the promise of better living. The old staff was more involved with the renters than Nina W (who is the on-site property manager) and most of her staff. They only care about their new tenants, who are normally first time renters students who dont raise too much of a fuss when things go wrong.During my two year stay at The Phoenix the following happened:-Maintenance missed scheduled appointments repeatedly-The stairwells on both sides flooded every time it rained or they let the sprinklers go all night-The laundry rooms flooded every time someone washed clothes-Water went out constantly due to the remodelFor how much it costs to live here, you would think they would have happy tenants, but they dont. Positive reviews are fake, written by staff who are pretending to be residents. That tells you everything you need to know - the management completely ignores long standing problems. Flooded walkways & parking lots when it rains, drainage problems/flooding in laundry rooms, nonexistent security, dog poo everywhere, dirt & mud from landscaping, noise from other tenants because walls are so thin (no privacy), constant all night loud parties, lease renewal demands that start seven months before it expires, over $200 increase in rent last two years, same pet deposit regardless if you have a 90 lb huge dog or 10 lb cat, duplicitous positive reviews, etc. Cant claim you havent been warned.

Please DO NOT live here. I lived at the phoenix apartments for 2 years, I didnt move out after the first year. That was a mistake. A very expensive mistake but at least it grants me the wisdom to help any poor soul looking at this complex.When I did finally move out, I left my apartment in much better shape than I had found it. I had all the walls, carpet, flooring, and counters cleaned. But when I received my should be deposit back, they nickled and dimed me so hard that they claimed I still OWED THEM money!Look, youre a reasonable person. reading reviews before you move into a place, probably thinking okay moving out is gonna be bad but I still need a place now. Take my word. Living there had its own share of problems too, everything from incompetent staff to surprise maintenance I did not request (anything you request will be ignored or fixed improperly) to the perks they promised you not being fulfilled such as the shuttle always braking down and the gates always being busted.In short, dont live here.

We have one lot near the basketball court on the 200 side with more ASSIGNED parking available. We have a couple spaces left if you would like to reserve one of those spaces for $55 per month. Please refrain from parking in those spaces with a number on the ground...those spaces are a tow away zone and signs are posted. If you are not displaying the proper permit, your vehicle will be towed. -ManagementYou have to love a place that fails to have adequate parking, and then exploits the situation to benefit financially. Roaches, peeling, molding tub, noisy, office panels on the ceiling.Moved out in April. Hated our whole time here. Right from the beginning there was an off smell and no matter how much I cleaned it was still there. Almost like mold. In the hallway there is weird office paneling on the ceiling. The tub began to peel a week in and once we moved out we were charged for it because we didnt report it while living there. Big ugh. I didnt know we would be charged for THEIR shotty work.Loud complex. Poop on the grounds. Overall, not child friendly. I understand that this place is more aimed at college students, but still. A serious cockroach problem (when we were moving out, there were cockroaches in our belongings. It was absolutely disgusting and led us to throw away many of our things. They were in our stuff that was in our room. So not even a place where there was food. Horrifying.). The staff, aside from one maintenance guy, were never really helpful. Id ask questions and just get vague answers or attitude.Putting in internet was a pain too. While fixing this place up, before we moved in, the phone line was cut in the wall. Silvestre was absolutely unhelpful. I remember calling him, right after we had spoke and his answer was Yeah. I speak to alot of people. I have no idea who you are. obviously irritated at me. Then I asked if the AT&T guy could make a small hole to fix the wiring-- he said yes and they would fix the hole. Not only was the hole never fixed, but we were charged by them to fix it.While I understand that they had issues with garbage, Im disappointed in this complex only having 1 recycling bin! 1. They now come collect your garbage and removed bins and recycling bins (if you have pets or a baby this really sucks) and this especially sucks, since there are cockroaches! How is this supposed to help the pest problem? People already dont care about recycling, making it harder just means less people will do it. As if the world needs less recycling. Highly disappointing. I highly suggest looking at different complexes before this one. We moved here because we were running out of time and it was easy to get this place. Now I see why it was so easily given. The list of issues here has been substantial and I could go on and on. But I think who ever is reading this gets it. You dont want to live here.

Let me break it down for you, when I and my roommate moved here the carpet in our 2bd apt was NOT cleaned (they claimed that they cleaned it). Upon living there we mad numerous attempts for them to clean our carpet but they never did anything about it. A guy came over and took some pictures of it but they never followed through with it. Stains where there before our first night and we thought that they were going to clean it but nope! So we got fed up and moved out, later to be hit with some ridiculous move out bill concerning the carpet!!!! Seriously???? BEFORE YOU MOVE HERE ASK TO BE TAKEN INSIDE YOUR APARTMENT SERIOUSLY, SO YOU CAN SEE IT BEFORE MOVING IN. Tenants dont clean after their pets feces all over that apartment complex. Staff is not communicating with tenants thoroughly, they are nice when we move in and all but lets get real here. My experience here was terrible and Im glad Im out of there!!

If you are attending Sac State DO NOT LIVE AT THE PHOENIX! It is hands down the WORST APARTMENT COMPLEX IN THE AREA. The units themselves are decent at best, the staff is useless, and the parking is a NIGHTMARE. The Phoenix prides itself on charging money to students for services that should be free of charge and not accepting responsibility for the problems they continually say they will fix but don’t. If you do have an issue here they say “we have no authority to do anything” and give you The card for the property manager NINA who is a complete absentee and will not handle/resolve any issue for her tenants. Oh best part is the card doesn’t even have NINAS real contact information. Just the number for the leasing office so you can never get in touch with her except through emails which she doesn’t respond to. They will try to draw you In with the gym and pools etc but DO NOT FALL FOR IT. They will tell you that the apartment is one price, but only after you sign the lease do you find out about all the EXTRA CHARGES they tack on (like the excessively high base charge for utilities and “mandatory” parking pass that doesn’t matter because they don’t even regulate parking to begin with) AGAIN IF YOU ARE A SAC STATE STUDENT DO NOT LIVE AT THE PHOENIX!!!!!!!!!!!!!

Fees are through the roof ($135 for a lost I.D., $28 JUST TO PAY YOUR RENT), the office rarely answers their phones, the employees in the office are apathetic and weirdly belligerent, and their I.D. making process is awful! They boast having two gyms, however each gym would be put to shame by a basic garage setup. They dont even have a bar, its like, 5 machines and two 5lb dumbbells.Absolutely atrocious customer service. Their website is awful.Also, for the price of rent, youd think there wouldnt be homeless people walking around the whole complex. Its ridiculous.

These apartments are overcrowded! There is no parking, and for residents who actually live there, it is a nightmare! You have to park outside the property with risk of being towed at your expense. They created these new amenities when they could have used that lot for more parking spaces. I have had issue after issue with things breaking down in my apartment and the maintenance team doesnt properly fix things and have the nerve to tell you it has been fixed. I had to threaten to not pay for rent if the problem persists and even then it took a month to complete! They also have mold issues as YOUR problem in your lease, but they dont tell you that your apartment already smells of mold! And let me tell you, that smell is in EVERYTHING. Im ashamed of when I come into work or go out with friends etc. and the lady in the office told me to get fabric softener to stick in my pockets of clothing. For the price you pay, the lease they could do is provide functioning apartments that dont smell to high heaven.

Worst apartment experience ever. When I first moved in, my fridge broke and wasted all of my $200 worth of food. It took them a whole day to get me another old awful fridge. There was cold air from the windows and slide doors in the winter due to poor insulation so my electric bill was crazy. The office staff are awful and rude! Once you give them notice to move out, they harass you with phone calls, texts and emails about signing another lease for “free” upgrades. There’s dog poop everywhere, homeless people walking all over the complex. My access card doesn’t work with one of the gyms...The carpet wasn’t cleaned when I moved in, I found lots of hair but I was expected to professionally clean it before I moved out. Their move out walkthrough is a joke, the person that comes in is quick to make you sign whatever she thinks and then mentions it isn’t final, what’s the point of a walkthrough? I would rather be homeless than live here again

Wow. Without notice they turned off the water for some BS inspection that should have been properly coordinated far in advance! They claim to have sent an email and text which I never received. They should have post notices on doors with ample warning. Its the first day of class and had to miss because of no running water!! Ive had several other problems while living here, you must avoid living here at all cost. Property is poorly managed to say the least. This complex has failed to deliver.

The one star for the maintenance and some nice staff members.i have the apartment back almost the same as I received it. They charge me more that the deposit just to get money from me. They are already so expensive and for some reason they charge me for water sewer and garage for 10 days the same charge as of a 30 days.I regret the fact I picked them, but I am glad I am out.I can write essays about the parking problems, the random homeless people, the terrible loud neighbors, the lost packages, but I will shut up and move on.

This is absolutely the worst living condition you could choose, Ive lived here for a year now and would have honestly rather been homeless. Numerous things are wrong with the apartments(the fridge leaks, the roof pours water whenever the upstairs neighbors turn on their washer and dryer, and when you move in there will be mold everywhere) dont even bother putting a work order in because they wont send anybody to your apartment unless you go to the main office and yell at them. And when somebody actually comes they WILL NOT fix your problem. I read bad reviews when I was thinking of moving here, and I really wish I would have listened. Some of he staff is okay, but 90% of them are extremely rude, and if youd like to speak to a manager, good luck, there never happens to be a manager on the premesis. This place is hell, the parking is hell, the people are ghetto (a pregnant woman was being abused literally outside my window). I have lived here for almost a year. It has been a horrible place to live in.If you like the smell of drugs, parties all night, loud music, kids playing in the street at midnight without any supervision, laundry rooms smelling like urine, and a lack of security, this is your place.They have decided to improve Woodlake Village by giving it a paint job and calling it The Phoenix, but instead of changing the colors of the exterior, they should have started with new laundry rooms. When I told one of the managers that, he laughed and said that he didnt even do his laundry here because the laundry rooms were so dirty. And he added that the owner would improve the gym and add a tanning salon before he would improve the laundry rooms. Not to mention the number of dogs that are here- I love dogs, but the majority of people cant seem to pick up after them. Its a sad place for a dog too since some of the dogs here seem extremely large for such small apartments.

Second time in six months maintenance comes into our home without notification. We had to drive home from roseville yesterday because one of them came into our home for 5 minutes and left. We have no idea why they were in there. DO NOT MOVE HERE! OFFICE NWVER PICKS UP THE PHONE. Maintenance deletes work orders, office employee told me this. Cant wait for our lese to be done. The paint they use on the wall is so cheap it stains without touching it. Do not move here.

If I can put 0 stars I would. Horrible management. Didnt show me the available unit even when I asked to see. Paid the app fees, the processing fee, and made the deposit. The day I moved in I was rushed through inspection and rushed to sign the lease. Disclosed: They will make you sign a contract regarding mold bed bugs, asbesto, and lead. This was when I felt that they should of disclose this information before I made paid the app fees, processing fee, and deposit. Knowing that these were non refundable I decided to go with it because of the amenities and how much $ i already investeded. Once I had the keys, I went straight to the apt unit to complete my 72hr inspection sheet. I Found mold, holes in the wall, dead roaches, saw dust, piled dust, push pins, nail, tree barks, missing toilet paper holder, cracks, dirty toilets, hair on the bathroom shower wall, spider webs, etc. this was a nightmare. I told the leasing staff about the mold etc. they said they will fix it so I can move in that same night. I went home and called later to follow up. They told me its clean and its okay to move in. I went back and took a peek. All they did was picked up two roaches. Nothing was cleaned! I left apt. And went home to look up ca tenants rights and found many flaws in their system. The next day I went in, I told my leasing agent Jessica about what happened and she said I have to go to lunch. Apparently her lunch is more important than the mold issue in the apt she signed me up with. Tenents concerns are apparently not a priority here. Steven was the best staff there He isnt a leasing agent but rather a manager. He is trustworthy and righteous. Im glad he understood my concerns and made this nightmare not so bad. I got a refund. Overall, Avoid this place! Its not worth being held accountable for their mold issues and their bed bug issues. Save yourself $ and save your furnitures!

My number one problem with this place is the lack of parking. There is no where near enough parking spaces for the amount of people who live here. Their solution to fix this was to put aside a few uncovered spots in the back and make them unparkable unless you paid $50 a month to reserve them. Call me naive, but I dont think I should have to pay to be able to park in my apartment complex. You can park outside the apartment complex but risk getting towed or getting a ticket. They also updated the gate security (new key cards) except that they leave the gates open all the time, letting anyone come in. My boyfriends car got broken into and everything inside was stolen. They are definitely overpriced, even for the amenities that you get. However, I will say that all the staff I have dealt with have been extremely nice, and the people I live around have all been very lovely.

Everything seemed great when I moved in. The first couple of service requests were handled timely and resolved. However that all went down hill real quick. I signed an 11 month lease in Oct 2015, and 6 of those months have been thr worst ever. Ive lived in my fair share of aartment complexes, but ive never lived someplace with such horrible service and concern for their tenants. Ive had a leak in my bedroom ceiling for going on 6 weeks. The night i hallened i called the emergency maintenance line after hours, spoke with gentleman who assured me it would be addressed next day. Countless followup calls, emails, voicemails and messages left and I still have a leak in my ceiling that has worsened and is now growing mold. Management however cant seem to return a phone call......

While its true that they are upgrading their exterior, the place is still aweful. The walls are paper-thin, the windows are single-pane and rattle, and there are raging college parties several times a week. People blare their music all day.The appliances are old and hardly function. The front office never answers their phone during business hours.Their courtesy patrol doesnt do anything about 4am parties, and are no longer reachable by phone. You have to leave a message and hope they deal with it.The water is turned off at least once a month due to broken water mains or whatever.The property manager Nina is the is the only person who gave this place a 5 star rating. She lives NEXT DOOR to some kids who throw constant parties and have had the cops shut them down for fighting with eachother in drunk stupors outside and shes done nothing.Residents dont pick up after their animals, and as a result, theyve moved the poop receptacle onto the sidewalk so I get to smell crap whenever I walk to my car.Maintenance deletes workorders.You pay your own water, sewage, trash and electric. And rent has nearly doubled in 2 years.There are always homeless people digging through dumpsters in the morning. The pools are often cloudy due to people not bathing and swimming in their street clothes... Its just a mess

I went to view the property, I ended up moving to another city. Now they are harassing me and won’t stop calling and texting. When you call, they act like they don’t know what to do. If they contact me once more, I’ll be seeking legal action for harassment.If they can’t get it together when you don’t live there I can’t imagine what it’s like if you do live there.

Lost $200 in food when i moved into an apartment here because they did not do a proper walk in and the fridge was old, broken down, smelled horrible, and was missing a shelf. Been waiting all day for maintenance to come fix it.
