Now, this was within the last few months that I lived in the apartments which was basically when they picked up a new apartment manager. So everything that comes from this review stems a lot from there. When I originally moved in to University Courtyard, Laura was the manager and did an excellent job. (Only reason Im giving two stars instead of one) She always worked with me when I hadnt been paid before or on the 1st of the month and when I became unemployed gave me options to be able to work out paying rent throughout that month. Once Laura left everything went downhill from there. It was within the last few months left on my lease and the new apartment manager was rarely ever in the office even when it was open. I dont recall any emails or text message responses when I was the first to initiate the conversation. If had questions, issues, or needed to receive an invoice I had to constantly message, email, and even go back to the office over and over again to find the apartment manager. Even when I did get an invoice they had no idea what they were giving me and I had to track it down elsewhere before they FINALLY sent the correct invoice. (After rent was already due and they began adding up the late fees). At one point during my residency there I had to file for bankruptcy and university courtyard never even responded to my attorney either. After I have moved out they continue to add fee after fee after fee and the manager was not very professional when following up when I moved out. I would not recommend this apartment complex to any of my friends. Good luck!

My wife and I met a member of the apartment management by happenstance in a hibachi restaurant. She blessed our life and left us with the desire to do the same. Because I believe a company’s values are the reflection of the employees’ character, I am confident that this is an outstanding apartment complex. I moved in and lived here for a month after my dad passed away always living paycheck to paycheck and the old manager was amazing and always helpful but the new manager kicked me and my husband out for not turning in my dogs ESA papers even though I had them. And now me and my husband 2 dogs and unborn child is homeless. The manager is awful! The house is small and the manager makes living here not even worth it. At this point I would rather be homeless then stay in this house another day. Worse apartments I’ve lived in since I moved here!

Overall this place has been an okay place to live. Me and my wife have lived here since fall of 2019 and it has been decent, but there are many downsides that make it hard to recommend this place. For example the laundry room is simply a free for all for residences, with washers and dryers being broken more often than running (though this is mostly because of the neglect they get from residents). The space itself is okay and usable but for the price it’s just not worth it, you get charged for parking a car in an unassigned spot and plenty of people on campus park their cars in the apartments lot and then walk across the street to campus but they aren’t paying for it and no one does anything about it. Management and maintenance are great to work with, though I will say management changes fairly frequently and it would be nice to get notice when someone new becomes manager. People move out of these apartments every semester so don’t get used to knowing people for too long, but that’s because these aren’t really apartments that you grow into, me and my wife outgrew this place before moving in, we didn’t even have room for our dinner table! Overall there aren’t too many issues or complaints about UC but I would weigh your options about living here for more than a year, if your plan is to buy a year contract and sell it halfway through you may have a VERY hard time selling it. I would say if you plan on living here you better plan on finishing out your lease.Do yourself a favor and weigh your options, if you need to be close to campus because of limited transportation then this place is for you, if you don’t care for location then there are plenty of other options that have more for less.

This review is meant to inform people about some negative possibilities you may experience at the complex. But not guaranteeing that our experience will certainly be like yours. Make sure to read other positive reviews as well.Management and maintenance are very sweet and WILL work with you if you are good at actually communicating your concerns with them. Things that were broken typically were fixed for us within a few days of us communicating with them.For being in a pandemic and hardly going on campus (which is right across the street), rent was a bit more than we would have liked. And the space is already small. Unless you have courses on campus, it is pretty overpriced and you should look elsewhere.Eventually the apartment became home for us for the semester, but honestly was a disappointment initially moving in. It was not clean, things were broken, we had no kitchen table or chairs (in a furnished apartment), and the previous tenants had left items in several spots. This obviously isnt the case for every new resident though, so keep that in mind.Forewarning, walls are VERY thin. You will hear...everything your neighbors do, especially if they are loud. 50/50 chance you get good or bad neighbors. We unfortunately had the latter...

Pretty nice place, with amazing location for students. It is an easy 5-10 minute walk to campus depending on where you are going. A bit disappointed there is no A/C but that is true for a lot of place in Rexburg and is only a problem for about 4 months of the year. It is pricey, with utilities you are paying about 2 dollars per square foot which is about 425, but utilities are flatrate so you know what you owe which can be really nice. Internet speed is amazing and other tenants are generally really nice. The management is really kind and efficient.

The apartments are nice. Small, but with good amenities and close to campus. There is plenty of storage space in the kitchen and bedroom. The staff is the best of any place I have ever lived. The only real downside I have found is the lack of AC. The apartments are very well insulated, which would be a blessing in the winter. However, during the summer, it keeps any and all heat inside. Its typically too hot to sleep comfortably.

The apartment and rent is really nice. And you can’t beat the location. My husband and I love the apartment. The only thing I didn’t like is that I didn’t know there was no a/c. But it’s cold enough right now to not need one. So I’m loving my experience so far!

We just moved in this semester and have enjoyed making it our own since. We also love that campus is right across the street and how close the temple is! We were a little disappointed that there is no AC but our fans keep the place very cool! We love the Cupboard space in the kitchen!

University Courtyard has been great so far! My husband and I moved in about a month ago and have enjoyed it! It is part of a great ward, and the management is very nice. They even left us some Martinellis when we moved in!

Very nice apartment, tiny, but nice. Community laundry mat which can cause some confusion, especially since the dryers sometimes have issues actually drying. The pricing is pretty expensive and they hid some pricing details in the contract under utilities. We had lived in this apartment before and it was $700 dollars a month. Before we left for an internship they had already discussed raising rent. So when we returned, I had expected a raised price. The contract said it was $730 a month and then in the utilities it talks about having to pay for internet, parking and other stuff. I had originally thought that this was already included in the $730 but when we already had signed the contract and moved in we found out it was on top of it bringing the total to $810 a month. This was an extreme price increase and accepted that I should of asked more questions before signing it, but I would ask all to use caution before signing to make sure you know what you are paying. The lounge is great, they have sign up sheets so you can reserve it. The location is great you can walk to campus. Amazing heating during the winter, but sadly no AC for the summer. Over all it is a good place to live however I am a little disappointed with them not being upfront about rent.

Weve lived at University Courtyard for a total of about a year over the past two years of marriage. We returned because we wanted an apartment that was close to campus, especially since we have one car and didnt want to deal with a parking pass. The location is definitely the best part of the apartment!The insides pretty nice too. The appliances and heating work. There are a couple of minor issues but overall its nice!The biggest problem we have is how expensive it is to live here. Again, we chose to come back because its a nice place close to campus, but it would be nice to live in one of the same-sized apartments for a couple hundred dollars less monthly. We will be moving soon because we have a baby and arent in love, but if location is your highest priority and its just you and your spouse, this is a good apartment. The managers and maintenance have always been responsive as well.The laundry situation is always difficult because of so many people sharing so many washers and dryers that go out so often.

This has been by far my favorite apartment to live in since I’ve been married. The managers are amazing and are very prompt with solving issues. The apartments aren’t huge but they fit my needs. Great location with the ability to walk to campus. I haven’t had any issues with these apartments thus far. Highly recommend this place to anyone looking for a great place to stay. Also in the winter time they’re great at removing snow. Which is great because I don’t have to worry about slipping on sidewalks or the parking lot on the way to class.

My husband and I have been here about 3 weeks, and we absolutely love it! It is the perfect size and price for a newly married couple. The bedroom fits our Queen bed nicely with extra room still left, and the living room has enough space for our TV, record player, bookshelf, couch, and small dinner table. There is no A/C, but cracking the window in the bedroom and living room is all we need right now. If it were summer, maybe we would purchase an A/C unit or big fan, but because we are here Fall/Winter we won’t need one at all. The ceilings are also a good taller height, and we don’t ever feel like we are being crammed into this apartment.It is also right across the street from the Hinkcley building and a 5 minute walk away from the I-Center. There is also so much parking at the apartment so we never have to worry about getting a space!

I really have enjoyed living here. We were fortunate enough to get an apartment with 3 windows. It is a little small, but its really great and comfortable. The kitchen area has a lot of storage. The rent is a fair price, but I think that the electricity, internet and parking is a little steep. The location is awesome, management is great, the amenities are really nice. My biggest complaint is that people bring their pets into the laundry room. Im not a fan of pet hair on my clothes.

This is a great place for newlyweds! The apartments aren’t the biggest but there is plenty of space for 2 to live very comfortably. It’s absolutely amazing for anyone who is a current student, being within close walking distance of campus makes your life really easy! It’s a great place with a great atmosphere and very reasonably priced.

My wife and I bought a 6-month contract here after getting married last December. Overall, and enjoyable experience. Our apartment was furnished and came with all the basics youd expect in working order. The maintenance crew here are timely and professional. My only wish is that the apartments were air conditioned (they are not currently) since its Spring and almost Summer, it can get really bad. If youre living here during this part of the year, I recommend buying a small $50 portable AC on Amazon. All that being said, an easy 4 star from us!

The apartment complex is great! We loved living here. The apartment layout is great. A furnished apartment with bed, couch and other furniture is exactly what we needed. It is so close to BYU-I campus (literally across the street). This is very nice for students. The free laundry was amazing along with the storage space provided. Having all the utilities provided and it being a flat rate was also a major plus. The management is spectacular and dependable I would highly recommend this apartment.

We have loved living here at University Courtyard. It might feel small at first but you adjust quickly and it becomes a comfy little home to live in. It is just across the street from campus which you really cant beat. It takes me about 3 minutes to walk to most of my classes. The management is also great here. The apartment was clean and in good condition when we moved in. So far its been a great experience for our first home together as a married couple.

They are definitely over priced. They don’t have a garbage disposal/garborator or in unit laundry. They don’t have any storage space. Their appliances were outdated. Just want your money.One positive. Shortest walk to campus compared to any other married housing complex

Overall this has been a good complex for us. The reason for us leaving is because we need a bigger space. Lots of pros to this place, especially if you’re a BYUI student. Best for newly weds or singles but wouldn’t recommend for families bc of the space limit. We’ve loved the maintenance And management of the place that keep things running smooth. We also really liked the free laundry, plenty of parking and flat rate for all the utilities.

We have not lived here very long but have enjoyed our apartment. It came clean and the management helped us have a smooth transition to move in. While it’s not huge it fits our needs and we love our view and how close it is to campus and our classes (it’s just right across the street).They make sure to plow and notify the tenants and have a good laundry room and rec room for anyone to use. Overall a great place for newly weds to start out!

The apartments are small, cute, clean, and perfect for newlyweds! They make sure that the grounds always look nice, and respond to maintenance calls quick! Im in the middle of the application process, and the manager has been harrassing me repeatedly by delivering ultimatums daily. Id really hate for you to miss out on ______s contract what is she even talking about? _____ is selling me the contract, not her.The rentees selling werent sure on a move-out date, so all three of them left it to me and its so annoying that even then Im getting harrassed about not signing right away, when move-in isnt for another 2 months and when its not even appropriate nor good for their business. Customer service so far hasnt been the greatest, super stressful. (Oh and it looks like their site is down anyway, so *shakes head* Im not happy with their impossible demands)

1 bed 1 bath Furnished Apartment during Spring semester.Price: $880, more than I would usually be willing to pay, but decent given whats provided.Location: Super close to campus, across from the Student Health Center. However, campus is closed this semester so it didnt really matter.Furniture: Couch, coffee table, table, 4 chairs, desk (no chair), queen bed, bedside tables. All furniture is a good size, not small. Overall pretty nice quality, except for the bed which is creaky and uncomfortable without a mattress pad.Size: Smaller then most, but sufficient. If you have more than 5-6 people total in the living room, itd probably be pretty crammed. With the size of some of the furniture, it took us awhile to figure out how to arrange it with our TV, stand, bookshelf, and shoe rack that we brought, but it worked out and is a nice living space. The kitchen has a good amount of cupboard space and room on top to put some small boxes. Large bedroom closet with lots of shelves, fairly normal bathroom. Some spaces to shove things in closet, under bed, bedside tables, storage locker, etc.Amenities/utilities: All included in above price. Large microwave, flat top stove/oven, fridge, dishwasher, 1 parking pass (extra passes for more $), internet, laundry and small storage locker in lounge, heating (its summer so A/C would be better, but not provided).Management: Never met them, but easy to contact via text and they seem to be nice and present given the circumstances.PSA: Im posting a review to get a $10 gift card. Because why not.

This is my wife and I’s first apartment being married. Great married housing! Great location being right next to campus. Management is really helpful and on top of problems. The rent is higher than most but that’s the price you pay for being right next door to campus. Only con I’ve seen so far is not taking care of the sidewalks, my wife has fallen multiple times this winter because no one has salted or scraped the ice off the sidewalks. Other than that great apartments. Would recommend living here when you’re first married!

These apartments are a 5 minute walk from campus-huge bonus!! We love the layout and the appliances are very nice. The management responds quickly to problems and there’s plenty of parking. Our only issue living here is the laundry services, our clothes always came out of the dryer torn up. We started doing our laundry at my parent’s, so we have no idea if the machines have been fixed. Overall, we recommend living here!

While the apartment is kind of small, it really has been a nice place to live! It is right across the street from campus, so we can walk to class and not have to fight for parking. The laundry is in the club house, but it is free. We also really like that everything, including the utilities, is included in the price. Its just a flat price, no matter how much electricity you use.

University Courtyard is the one place my husband, and I have found and decided to stay at for the rest of our stay in Rexburg. You get what you expect when choosing an apartment complex such as sometimes hearing other tenants through walls or hearing the sound of water turning on in other apartments. However, we haven’t had any unexpected inconveniences. We love that the complex is right across the street from campus and a walkable distance from the temple and church (less than a mile each). We’ve never had any problems with maintenance, laundry, or management. The only complaint I have is that there is a big transfer fee if you decide to move out before the end of your contract. Each contract must be a full year, but we plan to graduate and move out before the end of ours and we arent looking forward to paying that big fee. Overall, we have no issues with University Courtyard other than the fees/pricing. But it’s hard to find good prices in Rexburg anyway. I would recommend this apartment complex.

The location can’t be beat. The manager is easy to work with. The apartments are small but good for a starter apartment for a family of 2. The price is a bit high, probably more because of its proximity to campus but other places do offer more for less. One advantage is that the laundry is free. It separate in the clubhouse. The parking lot is small and is generally full, sometimes almost too full. One advantage is that all the terms and conditions that they have MUST be read before a tenant can check in to live there. Overall, the price is a little high but it is more convenient than most other places for married students to live in Rexburg.

My husband and I were fortunate enough to take over someones lease. This allowed us to move in quickly, which is what we needed. William, the apartment manager, is wonderful. He is super friendly and does a very good job at making you feel welcomed. He has been making a lot of updates to the systems put in place, which I feel are all reasonable and appreciated. The size of the apartments are fairly small for the price, but the close proximity to campus helps. I do feel that we pay more for utilities (parking, internet, power) than I have in the past. Maintenance requests are handled promptly and adequately. We have a furnished apartment, which is helpful, but I do feel as though some updated/more modern furniture would be appreciated by all. The laundry room is free for residents, which is a HUGE bonus for an apartment complex that doesnt have W/D hookups in each apartment. Overall, my husband and I enjoy living here but we likely wont renew our lease even if we do stay in Rexburg.

TL;DR I dont feel like I was very well treated during the COVID-19 crisis. Also, the terms of the lease are absolutely crazy and I feel like they are trying to steal my money. Edit: They replied saying to email them, which I did and never got a replyMy husband and I got married and were really trying to secure an apartment. Someone was selling their lease for University Courtyard, and although it was MASSIVELY overpriced, we just wanted to ensure that we would have somewhere to live and figured that it would buy us some time to fond somewhere more reasonable. The lease wasnt for too long. We sign the lease, which says stuff like we cannot have more than one visitor stay overnight, we need to approve it with the management first, pay $5 per night of their stay, and the guest cannot stay for more than three days. So, if my two sisters came from out of town for a day or two we could take one in and let the other tough it out on the streets. If my mother came to visit us for a week, that wouldnt work out. I understand rules like this in an apartment shared by a few roommates, but community housing rented by a married couple? It was stupid, but we did it anyways.Then COVID-19 gets bad. Washington state, where I right currently, goes into lock down. Then, Idaho goes into lock down. BYU-IDAHO asks students not living in Rexburg to move to Rexburg. The management is absolutely unwilling to talk to me about what we can do other than sell our lease (in a market where everyone is selling their lease at the same time and people want out of Rexburg). I ask for a supervisor phone number several times, which os refused to me. There are mass emails sent out saying that the school has no right to say that we cannot come to Rexburg and that every bit of the lease will be followed. No extended periods to lay rent or the ability to transfer the time of the lease, or anything. I understand a mom and pop establishment would go under if they make any exceptions (as a lot of establishments are). But, University Courtyard is owned by Redstone Residential, a company that owns student housing all over the USA. Theyre a big company. I ask if we end up having to pay for an empty apartment, if we still have to pay utilities (they are a fixed monthly rate). I am told yes, even of we have a vacant apartment that is never entered during the length of our lease.I find some miracle dude on Facebook who already lives in Rexburg and wants to move. I offer him $1000 to take our lease. He does. Hes awesome and because he trusted a stranger on the internet to actually give him promised money, he got a good deal on housing for a few months.According to the lease, if you sell the lease, the apartment keeps $250 of the $300 security deposit. Fine. I wait to receive my $50 back. A few weeks pass. I let them know Im waiting for it. They say something like COVID-19 has impacted the office. Okay, its impacted everyones lives, but we are still expected to do everything for the apartment management as if COVID-19 didnt exist. I accuse them of wanting to keep my money, thats why I never received communication about getting my $50 and have to keep badgering them. I get a message about how University Courtyard is honest, etc., and Im being unreasonable because Im upset. They ask for my address so they can send me a check. I give it to them right away.A few more weeks pass. I dont have my check. I send them my name, how much they owe me, why, and my address. No response for a few days. At this point, Im livid. I plan to contact them and say that I am taking them to small claims court over the $50 that is my money to begin with. Ive kept my side of their stupid contract and expect them to do the same. Before I can pull out that threat, I get a message saying that they have processed my security deposit and I should be getting my money soon and got my check a few weeks later.

I have a friend and his wife that were supposed to live here, but due to the COVID-19 and then not being able to even leave their home state, they are not able to move in. They tried to get out of the contract because they haven’t even stepped foot on the property and Management told them to deal with it and pay for the apartment.The management is horrible from what they told me and they are unreliable even with a national crises happening. I DO NOT RECOMMEND living in this facility!!!!!!! Find somewhere else to go and live!!!!

Management is not the greatest. The apartments themselves are very nice though, they are not run down and gross. Our dishwasher doesnt work very well and management hasnt been that great at getting it fixed speedily, but I like the quality of the apartments, the location, and the rent. The price is awesome. It includes electric, gas, internet, there is no cable, and the rent also covers free washer and dryers that are in the club house. It is a pretty sweet set up. And campus is literally across the street. The closest married housing complex to campus for the cheapest price. The apartments are kinda small, but its nice because when youre in college, you dont have that much stuff anyway. We fit nicely into it. Overall I would definitely recommend this place. Location is amazing, price is really good, and quality is nice. Only downside is kinda neglectful management from my experience.

Only stayed for the summer. It was enough. Its difficult to put into words the way they treat you when you value your privacy and your rights as a tenant. This place is a trap that lures you in with the location, and then reams you for every dollar you have. They enter your apartment every week, various times a week for maintenance. No privacy at all. Its move your car or it will be towed, move your bike or it will be moved for you, move your belongings out of your apartment because were changing carpets, or it will be moved for you, pay our hidden fees or you will be charged steep fines, etc, etc, it goes on and on....You were warned.....As they smile in your face, theyre probably trying to delete my review because thats just how they are....Save yourself, dont come here. If you already moved in, sell now. You might not be able to later....

OVERVIEW:Good place to live if you dont want to fight for a parking spot on campus.Location of this complex is arguably the best in rexburg.My wife and I enjoyed living here except for some issues here and there.PROS:- Best location in Rexburg for married housing.- The apartment has new appliances.- These apartments are small.- Free laundry in the clubhouse was a huge plus.- Management is good. They care about your situations with the complex.CONS:- Walls are thin. (We could hear our neighbors talking on the phone through the wall)- Maintenance requests are hit or miss. (We have had requests fulfilled within 24 hours and We have also waited on a request the entire time we lived there)PRO or CON (you decide)- Liberal with Noise Complaints (if you tell management that your neighbors are loud, they will send them a noise complaint notice and you might receive random noise complaint notices from management too)

These apartments are great! Yes they are small but for a newlywed couple, you really dont need more. All utilities included was fantastic. The internet was fast and theres free laundry. The lounge has nice furniture and a huge TV. Plenty of parking and across the street from campus. Furnished is available as well. I have never had any problems with the management. The office hours are posted on the door. Maintenance issues are taken care of quickly. The manager is very nice and helpful. The only reason we left is because we had a baby and didnt have enough room. Otherwise we would have stayed as we loved it there and the ward. My recommendation would be to get an end unit because they have an extra window. When we left we got our deposit back. No bogus charges. Ridiculous rules as noted in other reviews are actually not ridiculous. No plants on the walk outside the door is because of the Fire Marshal (nothing the complex can do about it). The sturdy plastic/wood around window air conditioners is to help with efficiency and keep their bills low. It also helps with security and keeping you safe. The rules are pretty common sense but some people think that being a renter means you own the place...

The ONLY good thing about this place is the location.This place robs you of your money for ridiculous things like dust on the electric outlet (I am not joking) and “carpet cleaning fees” meant to nickel-and-dime students.... We can’t be happier to be rid of that place after suffering in there for ONLY THE SUMMER SEMESTER. (We posted the contract to be sold immediately after moving in)The WORST thing is they do NOT respect your privacy. They will walk in whenever they want to do “maintenance” and they hand out keys to third parties like candy on the account of “the owner is friends with the other owner”As a female, I had a close call on being walked in on unclothed because they feel it’s their right to walk in whenever they want for constant “maintenance”. (Literally unlocking my door while I’m changing) and had the audacity to accuse me of rudeness on my part when the issue was brought to management.DONT EVER LIVE THERE unless you don’t value your rights as a tenant, or your privacy.

Consider this advice: Do not live here.Most people that live here get stuck here. Its horrendously overpriced. It felt like they were raising their rent because they were losing tenants left and right. After we moved out, our building only had two apartments that were NOT vacant. Its too hard to sell your contract because of the size and price. Dont let the location fool you.Heres the main reason why you shouldnt live here: The manager and the owner believe that they can charge you outside of your contract. They will say, Oh... That was implied even though theres a clause in the contract that basically says nothing is implied by either party.When we were notified about our deposit, they said we owed them money and emailed us, demanding us to pay within two days. When we got the letter they sent, it then demanded we pay by the next day.

Great place to live because it is so close to campus. Really clean, free laundry, a great ward and awesome management/owners. Main complaint is that the wifi goes out occasionally but the managers fix it quickly.

My experience started out great. I was about to give it 5 stars, but then we had some negative experiences when we left. The fellow tenants were splendid and never really had much interaction/negative experience with the managers.When moving out, however, the company will try to milk your deposit for all its worth. I dont put too much blame on the Mangers themselves, but on the policy itself.The clean check was extremely over the top! We cleaned our apartment much better than almost all other apartments we had previously moved into (including this particular apartment), but they looked really, really, really hard for anything to charge us for, like a spec of dust on the baseboard inside the water heater closet, or set-in stains from previous tenants, and hard-water stains on the chrome in the Shower that wouldnt come out by my own efforts, even after about 30 or so minutes with all sorts of different cleaners, including hard water stain remover. Also, they are very particular with their drip pans (for the stove). They pretty much replace them every semester, and charge you bout $4 each to replace them. I took super good care of them, but still, the quality of those drip pans were so poor that by washing them with soap and water, it damaged them. I even lined them with tin foil for preventive measures, but still, it wasnt that effective. Youre better of getting your own set, say at a dollar store, and setting the ones they give you to the side, and then replace them before clean checks at the end.There are even more ridiculous parts. To be short, they will find anyway they can to charge you when you leave.If you fail their first clean check, then its $25 for a recheck, and/or $25/hr for a cleaning crew, plus $24 for replacing drip pans. Thats $74 out of your deposit if you fail the 1st clean check, clean on your own, fail again, then get a cleaning crew, plus new drip pans. All that just to leave.All in all, we enjoyed our stay; the people are great, the space is good for a newly wed couple, and the location is superb for campus, not to mention utilities and laundry are included, but if you want a full deposit back, good luck.

Lived there from 2012-2013--the only upsides to living there was that it was extremely close to campus and the utilities were all included. And when youre a newly-wed couple it was convenient. However, while living there, the hassle with the internet was ridiculous. And from what Ive heard from friends whove more recently lived there, it has gotten worse. Dont be fooled by their photographs--the stairs no longer have concrete steps. They were replaced with cheap wooden steps (the kind that can easily rot) and upon construction (which we--the tenants--were promised would be finished quickly ended up being an entire summer project) I was asked (while being 30 months pregnant) to jump a gap by the construction workers on my way down the stairs so I could get to work. The apartment complex is owned by someone who lives very far away and clearly doesnt care the efficiency of work that is done there. They will hire any cheap worker to get the job done, even if it is done extremely unprofessional. When they finally finished the stairs, they had to re-do them because the spacing of the steps was ridiculous. If you feel like that living there is your best option, good luck and I hope you dont fall through the steps.

TL;DR they are nice apartments close to campus, but the management and owner are not worth the cost and hassle. Dont expect the quality internet. Long story: Lived here 2011-2012. The only upsides to living there was that it is close to campus and the utilities were included. The internet quality there is poor and will likely not get better, the owner wouldnt pony up the money for all the upgrades needed. The management makes sure they get your deposit. For example, I was charged $75 for dust on my porch light, in summer, in Idaho. The manager at the time didnt know what she was doing. The property repair man was nice. We had ants in our bathroom on the 3rd floor. The management claimed we had to pay for it because we must have attracted them. After citing their responsibilities in Idaho law (and the absurdity of their claim), they gave us one ant trap. I dont think they forgave me for standing up for my tenant rights.

I could write a whole book on this place but I’ll just try simplifying it into main points.Good:-Katelyn (the manager on site) was nice & helpful.-There’s a free laundry mat.-The apartment was generally clean when we moved in and we didn’t have any property problems while living there like leaks or bugs, etc.-It’s across the street from the top of campus and close to the temple.Bad:-The landlord was VERY VERY difficult when it came to our ESA. Luckily we didn’t get evicted or go to court but in the end we payed $100 extra because of it.-They take money out of everyone’s deposit for “carpet cleaning” and we could tell our carpets weren’t professionally cleaned when we moved in.-The one bedroom apartment is really small, seriously probably less than 500 sq ft, so it felt a little cramped to us.-The clubhouse and laundry mat both closed at 10pmOverall, if it weren’t for all the landlord drama it probably would’ve been an OK place to live short term.

Previously the internet was terrible and basically useless, however they got new internet that for the most part works very well and has good speeds. A previous problem a lot of people had with this apartment was when leaving they would have to pay for new drip pans for the stove. Since they replaced the stoves with ones that have glass tops that will no longer be an issue. The mamngement was recently changed. Before the manager was okay, but now the manager is a nice likeable person. The people that live here are also very nice. However these apartmenta like most every apartment in Rexburg is over priced when compared with apartments in neighboring cities. However even for Rexburg these apartments are over priced fir what you get. The apartments are small even for a one bedroom which would be fine if they were cheaper. However after a lot of searching I found plenty of nice apartments in Rexburg with 2 or 3 bedrooms for the same price that is if you add what you would pay in utilities at the other places. Technically the apartments are competetively priced for Rexburg but they are definately on the upper end. You can find cheaper places. Anyways unless you really want to be in these specific apartments I would reccomend finding a cheaper place to stay. However since housing is hard to come by in Rexburg you might have to stay somewhere overpriced like this.

I havent had many issues with my personal apartment but families that I visiting taught had ovens that didnt work at all or correctly for over 6 months, no carpet on the floor for 6 weeks, leaking and moldy refrigerator for over half a semester, and no internet even though they paid for it. Im just downright disappointed that I ever recomended living here to any of my friends. Im done with school soon enough that I shouldnt run into issues myself but Im sickened by this. The management acts like its the renters problems but wont let them fix anything and refuses to fix anything. :(

The only reason I am not giving 5 stars is due to the fact that these are smaller apartments. They are in an amazing location and the apartment are VERY NICE. The new management is great to work with and if you need anything you just give them a call and they do all they can to help you out. Parking is good and internet is decent. Get an apartment with an ethernet plug and bring your router. Your internet will be 10x better.

Dont live here, even if you think you have to, find somewhere else! The apartments are tiny, the walls are paper thin (you can hear everything that your neighbors are doing), the management is awful at communication, the furniture is cheap (glass patio table as a kitchen table and a cheap wooden love seat as a couch), and the policies are terrible. We got stuck living there because there wasnt anywhere else we could find. We were paying $675 for a furnished apartment, which was smaller and was $115 more than the one were in now. We would receive emails all the time notifying us of policy changes and ridiculous rules, (no plants outside your front door or youll be fined, window a/c units need to be surrounded by a sturdy white material or youll be fined, no doing laundry during quiet hours because people live right there, etc.) but the management would take weeks to get back to us about time sensitive stuff. Its a nightmare to try to sell a contract because no one wants to live there, so we ended up staying for the duration of our contract. If you do end up living there, be careful. The manager and owners will try to illegally con you out of your deposit by charging you for bogus damages and using terms that arent in the contract to get more money out of you.

Ive lived here for the past 6 months and there are a lot of things I like.1) The management is great -- they were able to adjust our immediate contract to fit our needs and is always in the office during her posted hours. (There are only a few hours per week but that how most apartments are here.) My only concern is that there would be flexibility on move out dates -- were leaving mid April and the management made it clear they need us gone immediately after the semester ends.2) the apartments are well designed. theres not a lot of space but it feels bigger than it is. The apartments are new, well kept, and in a great location.3) the onsite laundry is free -- although not always reliable.CONS:1) Maybe a little overpriced, but youre paying for newness of the building and for location2) the free laundry room which about 10 washers can occasionally have a couple washers break down. Usually, management takes a couple weeks to get around to fixing them.3) when every apartment is using internet at the same time (i.e. Sundays) it reeeeally lags

Married housing close to campus is hard to find. These appartments are also have newr carpet and kitchens. Those two factors will make it so that people are always going to come and rent at this complex. the owner of the complex knows this, My wife and I lived here for nearly two years, our whole time there the owner raised the rent every semester without fail. the management was also very shady and would lie to tenants. when the internet started to fail a year ago the owner called a huge meeting of all of the tenents (he wasnt there but skyped the manager to hear what was happening) he said we all needed to pay more rent to have better internet, even though the contracts said that we were intitled to good intertnet. To this day our firends that live there have unusable internet and have to go on campus.The old managers when we first moved here were excellent, the current managers view tenents as problems to manage, and you are treated as such. When you have a problem, wether its internet that doesnt work or a dishwasher that wont drain they frequently tell you what you just have to live with it. When we were moving they even lied to us to get us to let them sell our contract for us since they (the managers) get a $50 kickback when they do so.

Weve had a great experience at University Courtyard. Weve lived there for a year from January 2020. For questions, maintenance and any requests, theyve responded quickly and have been terrific to work with. Our apartment was clean when we moved in with nice appliances. Its been a great experience.
