Ive lived here since end of June and Im very disappointed so far. We had a long list of maintenance requests upon move in, as little to no maintenance was done prior to our move in. This included 4 of the 5 inside doors not closing properly, an air vent completely caked with popcorn ceiling paint, something stuck in the garbage disposal, ice maker not working, etc. I had been excited to move into a newly renovated apartment. However the new flooring is very uneven, difficult to clean, and has left gaps between the floor and bottom of the molding. The painting job was done poorly and they left paint splatters on the floor, as well as their bucket of paint. We have had a huge issue with roaches, probably partially because everyone leaves their trash outside their apartments and the walkways/stairways are very dirty. Going for a walk is horrible, as the mosquitos are absolutely absurd and people dont pick up after their pets. The ones that do have to deal with overflowing waste bins or no bags. No maintenance is done on the outside of the buildings so they are incredibly dirty and falling apart. The seals for the windows and doors are incredibly old and do not have a proper seal, so our electric bill is super high. They do not clean the laundry room vents, so they are packed with lint and spit lint out into the walkways. Very disappointed with the complex, especially for the price we are paying. Far overpriced for what weve gotten and seen. I would recommend looking elsewhere.
I moved in the end of April & tried to give this place a try but THE REVIEWS ARE TRUE! WORST PLACE TO LIVE AND I AM TRYING TO GET OUT OF MY LEASE ASAP! Constant roaches of all shapes & sizes inside & outside of the apartment. My final straw was when I was giving my baby a bath & a roach came crawling from under the tub walls. After removing my baby from the bath & spraying, I tried to look for the roach under the tub walls but it was nowhere to be found.. meaning they’re in the walls! Recently after talking to the office and coming up with a “plan” to fix the problem, my boyfriend and I picked up 7 roaches (big and small) in the apartment. NO EXAGGERATION! I do not trust that the property will fix the issue because no matter the amount of pest control, it’s still happening! And frankly, proper sanitation/ pest control should have been in place before I moved in.There were a million things that weren’t done in the apartment prior to me moving in that I had to make them aware of, no shower head, black mold in storage, dirty balcony dryer door broke, closet shelf broke, washer & dryer make crazy loud noises, upkeep of property is non existent (they have cleaned the breeze ways twice since being here and in between time there are huge spider webs with eggs right in peoples doorways, water marks on ceiling & all they do is paint over stuff to “make it look better”I could go on and on but bottom line is my anxiety has gone through the roof since living here & I don’t feel comfortable having my 1 year old baby in these unsafe & unsanitary living conditions. IM OVER IT!
I was allowed to move into a unit that had no preparation past getting it show ready. This meant ripping out carpets, and covering everything in dry-fall paint. A 5 gallon bucket of this paint was sitting in the middle of the apartment waiting for me. along with a half finished yogurt cup from some painters lunch. The previous tenant left food, broken furniture, rotting food in the kitchen drain, piles of broken electronics,and dirty used pillows. Multiple bulbs needed replacing. When I went to use the shower for the first time, I had to disassemble the drain plug and remove wads of hair and who knows what else that had totally blocked water flow. The air filter in the unit is clogged solid, repeated attempts to call the office have yet to be returned. Starting this morning with no response by now 3 hours after close of business.The leasing office did work with me to move in 3 days sooner than planned, and advised the unit was not slated to be professionally cleaned until 3 hours after I would have originally gotten my keys. Meaning, regardless, I would have moved into a dirty apartment.The cleaners were great, but the lack of standard prep maintenance is entirely unprofessional.
I want to say Hamilton Ridge is quit a nice place to live. Victoria was one of the best front office people I have ever met. From day one she was on her job… maintenance very prompt very nice and handled all of the issues. The prices going up is crazy but it’s a nice place to live..
This place was completely mismanaged before new management, things were rough for a while but now that Nicole & Josh took over, I can get things done for once. My work orders get completed in a timely manner and I want to live here another year, thank goodness things have started looking up.
I moved in approximately a month ago now. I must admit that when searching apartments and read some of the reviews for Hamilton Ridge I was a bit concerned but decided to have a look anyway. Personally I have had no issues and have been pleasantly surprised at the level of service. I would like to start by saying that Victoria was wonderful thru the entire process. She responded to all of my emails( trust me there were many) promptly and politely. She left no question unanswered. I did have had a few maintenance concerns since moving in and all have been handled promptly and I greatly appreciate it! I am hoping that the level of customer service will continue!
We have until July 2nd to renew our lease; We’ve been trying the past two weeks now, to get that completed, but can’t. After 10 calls, an email here and there, and numerous voicemails, you finally go up to the office, just to get someone who has no idea what they’re talking about; as in, sending an email of a lease renewal from the old management team (Victoria, who was great by the way). Two weeks of trying and still have yet to renew the lease. We have put in a work order (in February), for the bathtub, where the plastic tiling is basically peeling off and molding, and that has yet to be replaced too. The new management is terrible. They don’t complete anything in a timely manner.
Lived here from August 2019 - early September 2020. Wanted to wait a while after moving to finalize my thoughts on Hamilton Ridge. Not bad, but has some room for improvement.Pros:- Great Location: Across the road from Crabtree Valley Mall and right on Glenwood Ave!- Nice Looking Complex: Very pretty, in the trees. Not too much road noise in parts of the lot.- Management Office: The ladies there are quite nice, especially Victoria!- Updated Ammenities: Kitchens are quite nice compared to other apartments, and has updated features.- Porch Spaces: Very nice and pretty!Cons:- Vermin/Insects/Pest Control: Lots of cockroaches, big and small. And, although my partner and I were only there for a year, three (!!!) mice came into our apartment space. The pest control service is pitiful, only laying down sticky traps that NEVER caught a single thing. We had to buy our own sticky traps for roaches and mouse traps for mice, which actually caught our vermin.- Parking: They went back and forth on towing threats, but the long and short of it is that theres not enough parking space. Surely not enough for two spaces per apartment! And theres no street parking, so youre either screwed or walking a long way if youre unlucky enough to not get a space.- Pricing: Can get quite steep for the spaces, which partially is why we moved outside of Raleigh after living here.So, some good, some bad. I didnt want to stay after a year, but I was mostly desperate for more space (without breaking the bank) and had no desire to stay somewhere with that much mice!! But hey, maybe yall will have better luck than we did?
Would give 0 stars if I could. Management could not care less about their residents. Spiders crawling all over. Roaches crawl in the apartment. They will also lie to you to get you to sign a lease, promising stuff like a dog park is on the way, but never actually follow through. Avoid at all costs
Apartments are just a tad overpriced. The reason for my star is due primarily to management. They are so unorganized and they try to rip off their tenants in any way possible. I would never work with JMG again after my horrible experience with them. I have so many horrible stories and my lease was only 6 months.
I moved in here almost a year ago (August 2018) and it has been a breath of fresh air from my last place. Everyone in the office is very nice. They frequently have events in the clubhouse. My place was newly renovated & was very nice for the price. The only things I wish it had was more sidewalks or a dog park since I have to walk my dog on the street. It is very nicely shaded for walking as well. Location is great. Close to north hills without being too far from downtown or Cary.
We moved in during Fall 2018 after looking at several other apartment properties around Raleigh, and have been happy with our decision. The apartments are very nicely updated and in a great location for practically anything. They all have nice fireplaces and balconies along with a washer and dryer which is positively invaluable. The buildings and property are surrounded by beautiful tall leafy trees that provide a unique welcoming setting and nice privacy. The grounds are well cared for, and any issues weve had have been fixed or resolved in a timely manner. A nice perk has been an almost monthly theme party gathering for residents put on by the girls in management.
So i was looking for a apartment and only had 2 months or 3 months tops! I moves back so i could beAt work closer, so something told me toStop by here and check the Apartments and a young lady helped out name Victoria! If you areLooking for some Where too move come here and ask VictoriaAfter living here the Communication is terrible I am sorry but it is. They can reach out to you when it benefit them but when it benefits their tenants don’t hold your breath. Any changes I would never know about it until last minute. Nice apartments but I couldn’t do it anymore with the loud neighbors above me and the poor communication skills.
Emily and Brittany are AWESOME. They have been nothing but kind and helpful during the moving process. I would highly recommend. The apartments are in a great location, have great amenities and the prices are phenomenal for the high quality that you receive.
I moved here a little while ago, and I have to say that I’ve never been this happy with my home. The staff are amazing and everyone is friendly and attentive to any concerns. My apartment is also beautiful, super cozy, and peaceful. I truly enjoy being a resident at Hamilton Ridge. ☺️-Pamela L.
Great apartment community. It’s quiet and nestled in with trees. The units come with a working fireplace and many are newly renovated. Price is very reasonable and the office is very responsive.
Moved in fall 2018 and everything was great until they recently created guest parking spots and started enforcing towing. There are not nearly enough guest spots and there wasnt a parking issue to begin with! Always plenty of open parking spots and no where for my visitors to park.UPDATE 12/05/19: Got an email that after hearing the complaints of the residents, management has stopped towing. Its nice to know management actually responds to our complaints. Changed the review to 5 stars because I really like my apartment and the price is well worth it.
Weve been here for about 6 months now and we like it here. Very pet friendly. They even have community events where you can eat, drink & mingle! The office staff that Ive encountered so far is Brittney & Emily and both are always smiling and willing to help you anyway possible. It amazes me that Brittney knows every resident. Awesome skill! Just wish that the parking lot had designated parking for guest so they wont take up residents parking. Never seen bugs reading that other review maybe the ppl in my building are clean.
Ive been there 3 years and each year has been an improvement. Theres been a few management changes since Ive been there and JMG Realty is the current company. The office staff is great (Emily and Brittany) and really work hard to make residents happy. My apartment was newly renovated when I got there in 2016 and JMG is currently doing even more renovations to the apartments and grounds. There are frequent social gatherings in the leasing office lounge featuring food, drinks, and sometimes live music. The staff really tries to foster relationships among neighbors!
This apartment complex gives you the very best private living experience. The staff is amazing and are on top of all of your apartment needs. There is so much natural beauty surrounding the apartment complex and every morning I wake up I feel so proud of my apartment choice!!! Hands down the best apartment I have ever lived in and for such a good monthly rate!!!
The staff has been fantastic. They are super friendly and always very helpful. I’ve had a couple of things that broke in my apartment and maintenance is there within the hour.The community is surrounded by very y’all trees. It’s a sight to see in the fall when the leaves change.This is the first placed I’ve lived in Raleigh, and overall I’m very happy.The only thing I don’t love is how small the gym is, but you can’t have it all.
I am feeling some renters remorse here only a couple months into my lease at Hamilton Ridge. Yes, the setting is beautifully wooded and there is a certain charm to its peaceful and soothing environment. I like the large balcony and have made this feel as much like home as i can. Brittney and Emily are kind and responsive--they do all they can to be helpful. However, since we moved in weve had maintenance issues, culminating today with a pipe breaking off in the shower, water bursting through the ceiling and flooding the bathrooms in our apartment from the apartment upstairs. Points to shoddy plumbing work, even as we endured weeks of obnoxious banging upstairs as they renovated the apartment. Other issues: we were asked the day before moving in to delay our move to allow time to repair a damaged door in the spare room. i declined because we had movers scheduled and just had driven down from NY state and had nowhere else to go hang out and wait. The office promised a new door soon....1 month and 1/2 later, no new door. A few days after our move in, the HVAC broke so maintenance came in and set up a giant window unit to tide us over until central air could be fixed. They did not set it up correctly and a day later I realized it had been leaking water onto our carpet the whole time. They also didn’t compensate us for the high electric bill we had after that. The apartment also did a laughable job of beautifying our parking lot with a terrible repaving job that did nothing to improve or optimize parking spaces in a badly planned lot and caused havoc for over a week while the job was underway but to no benefits for residents (the pavement is darker, thats it). Then the speed bumps...why? They were removed, then reinstalled, then made gargantuan to the point of causing damage to the undercarriage of cars then removed again and then reinstalled. Why was there no clear plan for this when such a big investment of time and money? I also tried to have a small gathering for my birthday to take advantage of the pools and grills, carried food to cook down to the pool area and none of the 3 grills had any fuel. It’s also not my fave that the one dumpster in the community is far from all the apartments and residents have to drive their trash there. As far as todays annoyance, i am thankful i was home to catch it before the water went into adjacent rooms and that it was the bathrooms that got flooded, and not our bedroom, but when in the midst of this emergency, i tried calling the office, there was no answer and i got routed to a weird phone menu, none of the options seemed to be to report an emergency. i ran upstairs to my new neighbor and begged them to turn off their shower while i continued to try to reach the office. The maintenance staff doesn’t communicate clearly about plans to fix things and has made some beginners blunders, such as screwing our dishwasher into our adjacent kitchen drawer when installing, so we could no longer open the drawer. my partner had to undo their handiwork and redo it with his own drill. And apparently, when all the appliances were installed before our move in, the foam inserts were not removed and we suddenly smelled noxious chemicals burning when baking for the first time. The final thing that upsets me is that I had an ipad plugged into my stereo system that went missing. i have searched everywhere and cannot explain its disappearance, except knowing maintenance has come into the apartment to patch screens when i havent been home. i hope they didnt take this and do not want to falsely accuse anyone, but i really have no other explanation for where its gone to. I really wanted to like this apartment because i am so happy to be back in Raleigh, and even as my partner has been discouraged with each thing thats happened, ive held out hope but today it got flooded out.
Very centrally located community that has been making huge renovations and improvements inside the apartments as well as to the community/amenity areas. Management staff is really attentive and professional. Would definitely refer anyone here looking for a reasonable apartment close to Glenwood.
Nice location if your ok with rodents and other crawling things. I stayed here with a friend for a few weeks and I dont think Ive ever been so disgusted by an apartment complex that wasnt student living. Mice, water bugs, centipedes, spiders. You name it this and this place has it. No amount of maintenance work or cleaning can prevent the bugs. The complex is practically in the woods so its guaranteed to happen. Managements method of fixing the problem is typically letting you out of your lease and putting it on to the next renter. I would not recommend this place at all!
Let me just say the two women who work in the front office are phenomenal. Anything that comes up from maintence issues to any issue within the complex they handle it! I’ve NEVER met anyone like Brittany. I had an issue that didn’t pretain to my living conditions. Brittany took it upon herself to help me in my time of need. That says a lot about the people managing the property. Kind hearted people go a long way with me. I’d refer anyone I know to live here. They keep the property clean at all times. They’ve been updating the property. It’s a quiet secluded area to live in with awesome shade from the summer sun lol. The LOCATION is EVERYTHING!!
Disappointing would be an understatement. Since the new management took over EVERYTHING has gone down hill. The care, concern, and compassion for residences is gone. Maint does a great job and Marley is friendly.
DO NOT MOVE HERE! This place was amazing until new management, Greystar, took over in June and ever since theyve messed up our rent every month and mischarged us but wont own up to it. On top of that the manager is rarely available to talk to about it. The previous management could handle anything 7 days a week and actually listened to us, this new management cant do anything right.
