I honestly cannot wait until my lease is up. I’m counting down the days. Takes 5-6 visits for maintenance to complete a service request, if the even fix it. My oven has been cooking incorrectly the entire time I’ve been living here, but it’s “fixed” according to them. The neighbors are ridiculously inconsiderate when it comes to noise and the smell of weed. There are gun shots constantly and overall a very unsafe environment. The office staff are friendly, but the apartment itself is less than okay. At move in, paint was (still is) chipping on the walls and ceiling, to which I’m not looking forward to probably being charged for. I would absolutely not recommend this apartment complex, even in a pinch. I would break my lease if it wasn’t so hard to find a place right now.

Ive been here for over a year and while its not perfect (literally nowhere is) it has more pros than cons for me. Great office staff - Brittany and Penny are the best. Most of the maintenance staff is friendly and helpful (not the usual for apt complexes and my neighbors are either friendly or they keep to themselves both work for me. Me & my kids like it here (although my kids would like it better once the pool opens back up :)

Im very happy here, the staff are great. They work really hard to make the grounds nice. Maintenance is great. They fix everything asap. A woman works really hard keeping our hallways nice. Dont know her name yet. Pleasant place to live.

I have lived at Hodges Manor for 4years . I can truly say they have been great-from the office to the maintenance Dept. The office is always pleasant and eager to assist. The Maintenance crew is fabulous!!!They always wave when they pass by- always a good attitude and pleasant when coming for a repair- they really feel like extended family. I give Hodges Manor Team a high 5 for sure!!

I have been a Resident here for 21 years, when I first got here I was down sizing from a 4 bedroom house that my kids and I lived in but as time move on the kids grown up and moved out, the three oldest of them were sons so with that said I didnt feel safe in a house without my boys anymore so I moved were my oldest son was and that was Hodges Manor Apartments where I have lived for 21 years . It has been home for me personally because when moved in they did everything within their power and control to make sure that I was comfortable and safe and if anything went wrong they took care of it right away. So with that said, and to quote what they say for me personally Hodges Manor Apartments has truly been a great place to live 👍👌😁

I really enjoy my apartment. The apartment staff are very accommodating and cordial. The maintenance team work hard and in a timely manner. I am looking forward to spending more years here. I like the office manager and her approach to resolving isses.

Im giving a 1 ☆ because 0 isnt an option. My boyfriend lives here and I visit often and honestly I cant believe they ask their residents to suggest to people to move in here. The laundry rooms always flood. Theres roaches. They provide a load of junk refrigerator. Terrible place

I’ll be ecstatic when my lease is up, unfortunately it was the only thing available at the time of my move in. They have decent people in the office, very good customer service, somewhat understanding, & professional, which is the only good thing about the complex. It’s not an environment for a family or people with small children. They are very old apartments, my car has been broken into multiple times, and there’s consistent gunshots at night. They also have very large American cockroaches. They also do not accept money orders at all for rent payment. From what I was told a money order will be completely refused which will result in a tremendous late fee, attorney fees, etc.

I called for in for some information about theses apartments Friday the rep was highly professional great job. I drove by Saturday morning it looked like an awesome place to live I was excited to tell family then....I decided to drive by after my coffee run at went into the last court the parking lot was totally packed people standing, drinking, dancing all in front of the building loud music I had a really hard time turning my vehicle around to get out. Never have I seen that before WOW I then went home did some research and found out this place is a catfish it looks like a lovely place for a family however after reading the reviews and seeing with my own eyes this place is dangerous not at all a place for a hard working couple. The more research I did the more uncomfortable I felt. Who is managing this place?????

Been here for just about a year, just renewed my lease (: Staff is always kind, professional and helpful. Any issues that need to be solved by maintenance are always taken care of as promptly as possible and with great care and kindness from the maintenance staff. Parking lots and grass areas etc are always clean and neat.Any questions you have they’re always willing and happy to answer. In general they really go above and beyond for their residents.

My boyfriend lives here and I visit most weekends and let me say the things that he has had to go through... firstly, there are so many roaches and bugs that are coming in through who knows where and his apartment is usually pretty clean. The neighbors are rude and disorderly and could care less about you. For the past week, there has been a leak from the ceiling into his bathroom and there is gray water and rat poop falling from the ceiling. It started last Monday and today was the first time that something is being done about it. I wouldn’t waste your money to live here; he’s breaking his lease just so he can finally feel safe and cared for.

I have lived in Hodges Manor apartments since 2011 The women that work in the office are nice and professional. when I have a problem they are quick to respond. The area is always well-kept and my neighbors are super friendly. And the staff is always trying to do community events.

I was excited about moving in...always write a review after some time or you have an issue. $125 was taken out of my deposit. $25 for not having renters insurance, which I STILL have & $100 for repairs. They do not give you a breakdown of these repairs...My heat also kept going out & my electric bill was over $100 a month. Lady @ Dominion informed me that since the unit was working overtime, it needed to use more energy. Thanks to the helpful ones I did encounter.

I stumbled upon Hodges Manor while visiting relatives. It had everything I could have hoped to find. All of the rooms were on one level, HVAC, and wall-to-wall carpeting, all while in the city of Portsmouth.The neighborhood was quiet yet close to schools and shopping. I found the neighbors to be friendly from the first day. I could not have asked for a better fit. We all get along here, which is quite a blessing.The office and maintenance staff at Hodges Manor have been great. Theyve always responded to my needs with care and concern. Their creativity is inspiring in the way they help evoke a sense of community. I have always felt at home here.

Recently moved in recently and all of the staffing; office and maintenance have been very attentive, professional and concerning to all my needs. They made my transition very easy. The apartment is spacious and the windows allow a lot of light. Very quite complex that is kept very clean.

Was thinking about moving here... until I spent the night with my son....Totally changed my mind it’s like living in a building that had a club attached to it but worst, so I asked my son about his rental agreement. I would definitely say this place is in Breach of it. This place needs to make more of an effort to deal with neighbors who repeatedly disturb others with outrageous noise.Its in your rental agreement about having the right to be without egregious neighbors either learn manners or Nobody is going to keep playing thousands To hear noise all night long.

Ive never had any significant issues living here. Rent is fairly priced and the neighborhood is mostly quiet.

I will miss Hodges Manor, the time that I have lived here, I can say I felt safe, and all issues were handled with great attitude. However, I am choosing to leave the community, because the price range is ridiculous, so maybe this is not the community for me anymore. I will miss the quiet, neighborhood friendly community.

The staff here is wonderful. Anytime I call they are very friendly and welcoming and quick to reach a resolution if any issues arise. Im glad I moved here.

I have to say without a doubt that I really love living here. They are friendly, quick with problem solving, and they allow pets. Ive lived at 6 or more apartment complex in my lifetime and this has to be the best one yet. The largest living room Ive been in for entertaining, accompanied by the large windows allow tons of natural light to pour in. The kitchen is narrow but spacious and plenty of cabinet space to make up for it. The bathroom is very nice though I wish it had outlets in them. The master bedroom is HUGE. It have also a walk in closet that can technically be a small childs room. I have enjoyed living here soo far and I hope many more people come give this place a try.

I love it here at Hodges. My husband and I needed a place quick and the ladies in the office got us settled into an apartment in days. We have a one bedroom with a den and its perfect for our first place! Very spacious and the rent is extremely reasonable. So far everything has been great!

I have moved around to different apartments across the country, but I can say confidently that this management team cares the most about doing their job. Upfront, friendly, and genuine, these women work hard at making this place an enjoyable place to stay. The apartment is huge, and the neighborhood is great.

I want to start off saying I rarely do reviews but,I do not want others to go through what we had to. me and my fiance for this apartment complex and thought it was great at first since we had a 1 bedroom with a din and it was only about 845 a month. we had to pay electricity ourselves which was perfectly fine but,water was included in rent which they would just calculate by person so if there were two people they would charge about 80 dollara or more. We moved in and not long after the problems started,rent was the number 1 problemwe thought we were going to pay about 845,we paid about 1000 per month not including all the other Bills. The building always smelled of smoke even when I would wake up in the morning I could smell it strongly. the water also smelled very strong and the walls are very thin which was horrible since all the neighbors were yelling and fighting late at night. We also had to rent a washer and dryer since the ones in the complex didnt work. Those were an extra 60 bucks every month. We also had faulty electronic wiring,we would plug something in in our din and sparks would fly in a plug in the living room the one thing that was okay was the maintenance since they did fix it but,I had to call them twice since the first time they made it worse. When we did have to call the office which we had to a lot they were pretty rude to us so I would suggest going in person for them to be a bit more nice. Lastly we finally were able to move out and broke the lease since we couldnt handle it anymore and we are being charged for extra electricity that we did not use,the electricity was completely off the entire month. They are really trying to get all the money they can from us and Ill tell you that we were paying about 1000 per month well the last payment we had to make was more than that amount. All this and the neighborhood is not that great,I am soooooooo glad we have been able to move out from this place and hope to never deal with them again.

Ambur in the leasing office is very helpful when it comes to issues involving the apartment. She takes pride in the tenants. So far the apartments have been a wonderful place to live. Thank you Hodges Manor.

Very quiet neighborhood. For the most part the respective neighbors kept to themselves. I had my AC out for some time and the management tried their utmost best to remedy said problem but, the AC maintenance guy was not as knowledgeable and was subsequently fired. The AC was fixed fourthwith and living returned to normal when another guy was promptly hired.The leasing office staff were extremely polite and helpful but then again my stay was uneventful and to me that was a great thing. Having no complaints is extremely commendable to the staff who were on top of everything.Lastly, I feel the need to mention about safety; frankly no idle guys would be found sitting in corners having nothing to do. suffice it to say, I’ve never had any problems with where personal safety was concerned.

The staff have been helpful with any questions Ive had and done a good job managing any broken things that have cropped up. The only downside is that its power comes from dominion, but that cant really be helped.

My husband and I lived in these apartments for 8 years! The office staff was very nice and helpful, the maintenance was done quickly and correctly every time we needed it. We even got a new washer/dryer when it started acting up. The pool needed some work, but looks as though it has been worked on since we left. There is a little playground that my neice and nephew loved! We had a puppy, and we were expecting him to be less than the weight restriction, he grew up and was well over it. The office was very understanding and told us that we could stay another year if we signed a 12 month lease. So we did. I know most places would kick you out for that. We were extremely grateful. They also offer great incentives if you sign a 12 or 24 month lease. We got all new blinds once, and carpets another time. We had a problem neighbor, and I dont know how it happened, but they moved in one week, and were out in like 3 months. Even though you have to sign a 12 month lease to move in.Honestly, the only real down side was the fact that it was an apartment. It was too small for our needs and we grew out of it ... literally for the dog. haha

Ive had some issues in the past with Maintence but Amber always made sure my issues were taken care of and resolved. The leasing office is very friendly and always willing to help in any way they can . My daughter loves being able to go to the office because she never leaves empty handed without a soda or candy ! I love being a resident !

Bad neighborhood people fight from time to time. Some of the buildings have roaches. In the summer my dominion power bill is 200 plus dollars because the air conditioning doesnt work properly. Maintenance comes out to fix it all they do is check the thermostat battery and give u a new filter. My a.c. will be set to 72 but the inside of my house will be 80 plus degrees.

Dont get me wrong its a good place but what I dont like is it takes the maintenance forever to get things done and then they half-ass what theyre supposed to do I feel like the area they put me in sucks our parking lot floods when it rains too much and they havent come to really fix the potholes in the parking lot what I wish they would do is actually fix the whole parking lot so that when it rains we dont have to run outside and park our cars other places further down or out of the parking lot so that our cars dont get flooded if they would actually tend to the needs of their tenants and upgrade to things that need upgrading it would be a better place

My family and I had lived in these apartments for nearly seven years. After years of paying an excessive amount of money for rent, having an annual inspection every three months, when we finally moved out they tried to claim that they had found bedbugs in our former apartment just to screw us out of our security deposit. There were no bedbugs, there had been roaches because they couldnt be bothered to get rid of the ones that had been in the building prior to us moving in. I dont recommend living here.

I havent had the opportunity to even speak with anyone regarding becoming an potential tenant. I have been trying to contact the office for a couple of weeks now. No one ever answer the phone and when I do manage to make contact, I get hung up on. All these are signs that this would not be a potential fit for me. First impression are everything.....

Hodges manor is a great place to live with your family . We feel safe & the leasing office always goes above and beyond. My place came with a dishwasher and it was completely renovated when I moved in ! Ill be here a while !

I cannot say enough good things about them, weve had some plumbing issues but their willingness to take care of it and more than friendly and courteous staff is totally outstanding.

The Apartments are very spacious and the neighborhood is pretty quiet. The Maintanence manager Wendy is awesome and the property manager penny ia very helpful with explaining things. The rental agent Amber however is HORRIBLE! She gets a nasty attitude on the phone everytime I have to speak with her. They over charge for water then had the nerve to have the laundry room down the whole time I lived there and still charged me to have a unit in my place. I paid 100 dollars a month for water and spent less than 10 hours a day in my place! These apartments are overpriced! They lack updated bathrooms and dishwashers! My stove would wable around when being used. My house smelled like cigarettes from the ppl below me. They have a nat problem in the hallways and myself and my neighbor had to constantly kill and clean swarms of nats. They lied on my final bill twice but would only admit to one inconsistency. I would not recommend anyone to move in here until the come up with a fair billing arrangement and fix these rinky dink apartments.

First off all I stayed at this apartment complex; it was 633 bldg and it was infested with roaches! I contacted the management and higher authority and nothing was done about the major roach infestation! They did 6 sprays inside the building and nothing changed. It was so bad i bagged live roaches and took them to the office, April started.... she will have another sprey done. All pest control appointments required packing of kitchen and this was a pain in the but, because nothing was resolved. The roaches live in the walls and travel freely in the main route of travel to the apartments. Furthuremore, the roaches live inside the pipes and walls, to be specific the roaches come outside the giant holes behind the hot water heater. On the first floor the plumbing gets backed up and floods apartments to include other units Toilet flushings comes up in the bathroom. Your reply to this won’t hide the fact that all the ads on craigslist and other resources with specials don’t highlight the major roach issue!

Cant wait until my lease is up. Management doesn’t care about anything and move in anyone off the street. You have to deal with weed smell throughout the apartments, troublemakers running in and out and loitering late at night, random people without vistor passes coming through taking all the parking spaces from residents, car break ins, washer machines that leak puddles of water on the floor everytime you wash making difficult to wash and dry, gouging utilty bills every month, and more. Beware you have been warned....

The pool listed on the website is not the actual pool, that pool has not been open for 2 years (they claim it has a leak in it). The apartments have DISGUSTING WATER BUGS, RACCOONS RUNNING AROUND THE PROPERTY AT NIGHT TO THE TRASH CANS, and the maintenance is terrible!! They will tell you whatever you want to hear to get you in there and it goes downhill from there.

DO NOT EVER MOVE HERE!!
