I rented from OCF for three years. In summary, Ill say that they werent the greatest, and thats putting it nicely. While the unit I rented was very nice and reasonably priced, there were seldom times where my concerns felt heard and/or valued as a tenant. Ive rarely communicated with anyone at this company with a baseline level of competence. All they really cared about was whether or not they got their rent check every first of the month.

From start to finish, OCF and Kevin M. did an absolutely incredible job helping us with the purchase of our new home. Kevin was extremely responsive and helped us successfully navigate what turned out to be a very complex transaction, including working hard on our behalf at all hours. It is safe to say without Kevin on our side we would not have made it to the closing table. Kevin was in our corner every step of the way and always looked out for our best interests over his or anyone else involved in the transaction. Kevin’s knowledge of the local markets, referrals for inspectors, contractors etc., and work ethic are second to none. I could not recommend OCF and Kevin more whether you are a first time homeowner or an experienced buyer. Bottom line - Kevin is an incredibly hardworking agent who always gets the job done.

I would like to give a shoutout to Darby S. She let me know that she was new with OCF, but it didnt seem that way. She was so helpful and was very eager to help me with my apartment search. She was fast and dropped everything she was doing to assist me. She found me great options and got me an application on the spot, while also getting me a showing for the next day. Had a showing scheduled. Confirmed it and got confirmation from their side. However then agent didnt show up. Tried calling the agent and the agency, left messages but theres still no response even 1 hour after the fact.

She was very responsive (always got back to me in the same day, often immediately), polite, and informative, both on house tours and through the application process. Tried to rent through them and was given the run around for weeks! Almost as if they didn’t want me in that home… my brother had an appointment for a viewing and watched the agent drive right by him and never answered the phone again… OCF seems like they have an ideal tenet in mind… forcing in person showing, asking for ID in advance…seems like their way to ensure they get “their tenet”…

On our first day moving in as a tenant, we drove to OCF to pick up the keys. The keys they gave us did not work. When I called, they said they had other keys for us to try. I asked if they could drop them off since we were just there and did not get the right keys. They said we had to pick them up because no one else was available. When we were halfway back to their office, they called back and a maintenance manager was available to bring the keys. When we arrived at the office the second time, they couldnt find a second key despite telling us they were ready. As a property owner myself, I expect that the property manager I pay to manage the property give my tenants the best customer service. I did not experience that in my first day as a tenant with OCF. Since this is the first day, I will have to update this review if my experience changes.

They dont entertain virtual tours because all of their agents are busy all the time. We called them up and explained that we currently live in another city and are moving to Philly in Aug. We said we would love to see a couple of apartments via a live virtual tour. The agent just flatly refused us saying all their agents are perpetually busy. Apparently they prefer people who see the apartments in person and consider them as serious candidates! We were told to put in an application and only then can they give us a virtual tour!!

Looking for rentals in Philly has been a bit difficult, but really thankful for the professional nature in which Adam at OCF helped me with property hunting. While we didnt find anything, he was very cordial and polite in recommending options for us. While I cannot speak to anything else about OCF, they provided excellent service in looking for properties that were within our budget and in areas we liked.

I usually don’t write reviews, but I had to write one for Sarah the leasing coordinator at OCF. I have been relocated 5 times in five years, and you can say I have experience. I had the best experience of all times, hands down, with Sarah. She helped me navigate through one of the most stressful moves and situations ever. Sarah was kind, patient, always responsive, and went above and beyond to help. She assisted me with our lease, and I couldn’t be more thankful for her hard work and overall kind, understanding demeanor. Dealing with her made a stressful situation feel so manageable. I highly highly recommend Sarah at OCF. Simply the best.

Trash realty group. Never rent from these people, they are devoid of emotion and empathy and will try to scam you of all your money. Please please PLEASE dont make the same mistake I made and have them strip you of your integrity (especially as a female and a person of color). They are bigoted, power hungry, and ruthless. These are terrible people and do not care about their tenants.

Here’s the caveat before I tell you what happened to me. It’s a crazy renting market, and I’m sure they’re overwhelmed.I was very interested in an apartment listed on Zillow. I was approved before seeing the apartment and assured that the apartment available was almost identical. I was being pushed into putting in me security deposit by James prior to seeing the apartment and almost did. Something didn’t feel right so I waited and called the office again the next morning. I was assured by the staff that it was being held for me until I had an opportunity to see it in person the following week. I forget her name but she was very sweet. When I got to the apartment to tour it another girl was there to see it as well. We were warned ahead of time that someone was living there, but it was filthy. It was also much smaller than the pictures online. In addition they had fans and window AC units set up. It seemed as though the “energy efficient” ac units either didn’t work or were too expensive to run. I was asked if I wanted to apply by the agent showing us the apartment and I told her actually I was already approved. It seemed like no one was actually communicating at OCF. I thankfully found a beautiful apartment privately owned with a parking spot for $200 less than that of the OCF apartment the same day in the same area. I never reached back out with any interest following my tour, and am still receiving voicemails from OCF to bring in my security deposit. I try to call back to tell them to stop, that I am not interested, and their voicemail box is full. This all seems to me like a lack of communication in the office. All in all beware and don’t put in any deposit prior to first seeing the apartment!!!

If I could rate them lower I would.  They will give you the run around for weeks. Dont even know why I bothered again with this company. If you want any information on the property or status you must go out of your way to call them daily. However, the front desk will still give you the run around because their company obviously lacks the ability to provide proper training.  OCF clearly only has clientele that are looking for a specific type of tenant, as they would not approve us even dispite having good credit, sufficient income, providing an additional cosigner when asked, who has a salary well over all three candidates combined. After 2 weeks of issues with these people come to finally find out that they wouldnt approve us because we have student loan debt. It wasnt our credit score, it wasnt our income, it was my degree lol. What a joke.

Unbelievably bad communication. We waited for almost 5 months to get repairs done. They kept passing blame to whatever they could think of at the moment. They are trying to charge us for a wall paint mismatch of color when it was the maintenance team who came to paint the wall in the first place. They seem to have no connection to the maintenance team which creates a mass of confusion. They didn’t let us review the charges before sending the deposit check back and now won’t respond to any of our emails about the fraudulent charges.

OCF Realty team has been wonderfully helpful with the process of leasing my house. Natasha quickly responded to my inquiry on the showing of the house. Madeline and Mackenzie assisted me through the application process smoothly. James was helpful answering any questions I had with the lease and Robin was very supportive with measurements for the house. They have all been great!

I would not recommend renting from OCF. I rented an overpriced studio apartment in center city some time ago and only had problems. Several issues from memory - We had no radiator heat for several days during a freezing cold period of winter. Despite numerous promises that the system was fixed, they ended up dropping off plug in heaters by day ~3 or 4 without heat. I personally didnt have internet one day because they accidentally forgot to pay Verizon, another tenant told me this happened to them as well. Randomly I didnt have water for one day. Trash would always build up in the back - management would not take it out weekly and when they did they rolled it through the first floor leaving behind a wonderful scent. No surprise, I dealt with numerous cockroaches in the studio. The electronic lock in the front died twice and a locksmith had to come out. Moreover, they hold security deposits for 30 days post-moveout.

Current tenant at 1245 Ridge Ave. Do not live here, I repeat do not live here! Packages get stolen on the daily and very recently my chained up bike was stolen only to find out that there were no security cameras and the greedy owners are too selfish to even install security cameras to remedy the problem. Also all of their leases go to JULY 28th no matter what so youre basically screwed.Update: cameras are now being installed

I had 3 property viewings booked with the company, and of the two that weren’t cancelled on very short notice, the third was confirmed and then subsequently rescheduled without anyone telling me it had occurred, so no realtor showed up and I drove a good distance for nothing. If you’re looking to ensure your properties remain rented with limited tenant turnover, there are likely dozens of companies better suited.

I was a former tenant with OCF realty, moved to a new space because my girlfriend and I started living together and needed a bigger apartment, but even after I moved out OCF went out of there way to help me. I recently reached out to OCF because the IRS mailed my stimulus check to my old address by mistake. I was able to get in contact with Mackenzie at OCF to see if I could get the mail somehow because trying to deal with the IRS sending me a check to the new address wasnt an option. Mackenzie was able to pick up the stimulus check from my old address and then I was able to pick it up from the OCF office the same day I reached out to them. Mackenzie and OCF really went above and beyond to help me out, and this was for someone who was a former tenant. I really appreciate all the help they gave and would definitely look to rent from them in the future if I have the opportunity.

I have moved more times in my life than Id care to remember. When it came time to move once again, I called OCF Realty in Philadelphia to make an appointment for apartment showings. Making that appointment could not have been easier or more convenient. Specifically, I was paired with Robin Patchefsky, whose patience with me, knowledge of properties in the city, and professionalism all were unmatched. Upon texting Robin to confirm our first appointment, I was running 15 minutes late. As embarrassed as I was, she could not have been kinder. After viewing a number of listings, she helped me find the perfect fit.THIS is the realtor you should use for any and all of your greater Philadelphia needs. Robin truly has my highest recommendation!!

Simply could care less about you and any issues you run into. Their main goal is to fill their units and then you are forgotten about. The only time you will hear from them is when they (incorrectly) believe you have missed a payment.

Unfortunately my relationship did not survive Covaid and it was getting too uncomfortable to stay living together and I needed an apartment really quickly! A friend recommended trying OCF to find me a new home as they had excellent luck with them. I was connected with Robin Patchefsky and we went to work! Meaning that Robin went to work and I got to see a bunch of places to figure out where I wanted to live. Robin was such a pleasure to work with and immediately understood my needs. Within a week I found a really lovely 1 bedroom and moved in the week afterwards.What really impressed me was Robin was not only diligent in all communications and really knowing the different neighborhoods but she was really patient and understanding with my post breakup emotions!! I was kind of an embarrassing mess a couple times and she couldnt have been kinder. Will recommend OCF and specifically Robin to all my friends and colleagues!

They are the absolute worst. They almost never respond to inquiries. They always post listings online that become magically unavailable instantly. I was on the phone with someone to ask about a place that was just posted and they told me it was unavailable without even checking.

1245 Ridge Ave tenant, fire alarms go off every night at 11:30 pm - 12 am at night, dont rent here.

Currently residing at 1245 Ridge Ave. I have had around $200 dollars worth of stolen items from the package room and the owners still refuse to put security cameras!

I tried contacting them about renting a commercial space. Initially they were responsive, but then the agent cancelled 20 minutes before my scheduled showing and I was shuffled from person to person trying to get some kind of information on the property. They were completely unresponsive for a period of time (even though I reached out directly to the director of leasing), and by the time I finally heard back from them I was already in negotiations for another property. It didnt seem worth the headache to try to schedule another showing with OCF after they had been so unprofessional.

I rent an apartment since last May. It’s an nice experience overall. I’m happy about my unit. However I lost packages twice in my building already. Either the security door is not working well or someone is stolen it. I first send the email to the office, no reply. Second time I called, they recommended me to report and request order again.

I called to inquire about a rental property and the woman on the phone was kind of rude. I’m in customer service and I would never just hang up on someone without at least saying goodbye. They should provide their employees with a phone etiquette training.

Had the misfortune of working with mike prince. never have i ever met such a rude, entitled person. potty mouthing colleagues? lying? being aggressive when things didnt go his way? not sure how mr. prince still has clients, to be honest. will certainly not be selling our home through ocf.to be clear, i didnt rent through ocf, but prince was the listing agent on the house we purchased.

I would highly discourage leasing from this company. Overall, I found the company to be shady and a bit sneaky. The staff also needs training pertaining to diversity, as I experienced numerous microaggressions from one of the realtors. If possible, I would provide a negative star. Would not recommend!!

Where should I start. I would advise against anyone renting from OCF. As a long time renter let me explain. I have rented two properties from OCF. The first apartment I rented for 5 years mostly without an issue. I wanted to move because I was in need of a larger space. I found a property with OCF that I liked and was moving. first they shorten all their leases two or 3 days short of the month so I had to find a place to put my items for those days. secondly when I went to rent from one place to another they acted like they had no idea I just rented an apartment from them for the last 5 years( and never had a late fee or missed a payment ) they ran my credit again and asked for a ton of documents, which I provided and moved into my new place. now it is 2020 during the pandemic, they wanted to raise the rent so I decided to move. James sent the new tenants application and the co signers application to me the current tenant and I am sure OCF did not offer any kind of identity protection or anything to those new people and I am sure they have no idea I have all their information. when I emailed James to let him know he said it was an over site which makes me wonder how many other people they have done this too. This company is not tenant friendly at all, they try everything to get money out of tenant. they kept 95 dollars from my security deposit, 25 dollars being for spot cleaning of the carpet, it is the COVID-19 pandemic shouldn’t you be cleaning the carpets anyway not a spot clean ? also they charged me 10 bucks for the HVAC filter which was replaced before I left and the actual cost is closer to 20 bucks, they charged me 10 bucks for lightbulbs and 50 bucks to spackle 3 small pin sized nail holes. I will NEVER rent from this company again, nothing but problems from them. they are not for their tenants and the quality of the properties has gone down. Upon moving out I returned the keys and submitted all required utility bills( they require a copy of your PGW bill) two weeks later a person from OCF contacted me again asking for my utility bill and forwarding address. then Monica contacted me 10/16 with an invoice dated 10/9, how can my invoice be dated 10/9 when Thomas contacted me on 10/13 asking about my PGW bill and forwarding address ? there are too many discrepancies with this company. Also when you are moving they want 60 days notice and parade a bunch of people in your rental while you are still there. I have rented many many years and if you know like I do stay clear of Ori and the people he has managing properties and his company.

Terrible service.. I was denied an apartment with credit score of 650, a job that pays more then enough, and a substantial bank statement. They then said they would consider with a co-signer, I didn’t have a co-signer so I said ide be wiling you pay 3 months up front. James said ok on a Thursday and I didn’t hear from him until the following Tuesday, because I called him . I called everyday since then and have been givin the run around . Finally when I reach Them on Tuesday they say they continued the showing and decided to go with someone else. And this is ALLLLLL after I payed for the application fee & rental deposit to hold the room! Unbelievable. It’s like they never wanted to rent to me to begin with every time I call and or go in the office they just give me a nasty vibe. Unprofessional and 0 communication.

Dont bother applying for 2648 gerritt. The owner is stingy and discriminates against anyone on unemployment. Theyre just there to collect an application fee. We even had an amazing cosigner.

I highly recommend Dava Costello with OCF. My friends and family were amazed by how fantastic she was through my entire purchasing experience.I started looking at homes more than 3 years ago and reached out to Dava on a whim because a house I loved wouldnt let me schedule a visit without a pre-approval even for an open house. Even though I was admittedly early in the process and browsing she helped me get to a lender who would do a prelim letter w/o running credit and from there I proceeded to move for work, come back to Philly and try to determine whether to rent or own. Dava was there through it all. She took the time to really learn and understand what I was looking for and honestly probably got it better than I did. Shes a true expert on the market and with new construction which I ended up with and I really relied upon since I had never purchased new construction.I really cant say enough good about Dava, I highly recommend using her as your realtor if you are buying or selling or both!

Emailed them with a property in mind, got a response back telling me to call. During call was curtly told the property was for July move-in (in my email I clearly said August) -- told to check the website in a few days for August move-ins. OK fine -- checked website a few days later, see a property for August move-in. I try to call, rings, goes to voicemail. I try calling back an hour later, still voicemail. Another hour, I try calling -- goes straight to voicemail without ringing. So they blocked my number for calling a few times...? Uh, OK... Last attempt, try to email for the new property. Website clearly says they will respond within 24hr. Its been 3 days, no response. Waste of time.

Awful properties with high rents in bad areas. Never have I lived in a home with thinner walls. Id be genuinely surprised to find any insulation. Unbelievably loud. Raised rent during a pandemic for a home in a neighborhood that has only gotten worse since start of lease. Hate this house more than any place I have ever lived.

OCF has good properties, although a bit expensive on rent, but the ones Ive seen from them are always renovated and clean. HOWEVER, contacting them can be difficult. Additionally, their website and answering machine is not catered to current tenants, but rather to new business opportunities.This is an edited review, because after complaining and making a review about my difficulties getting any kind of customer service, they did reach out several times and helped to resolve my complaints. It is unfortunate that I had to make some noise to receive attention, but it sounds like they are working to address this going forward.

We had a wonderful experience buying our first home with OCF. Kevin McGettigan was our very knowledgeable, helpful, honest and dedicated agent. He orchestrated us buying our dream home in the matter of 5 weeks, and recommended a great mortgage lender as well. This couldnt have been a more seamless process and we are so thankful we worked with OCF!

There is a distinction in quality and service when working with OCF Reality which cuts out a lot of nonsense. I highly recommend starting your search here as I found a beautiful, well-kept apartment that feels like home! A big shout out to James, Monica, Robin, Ashley, and Carissa for getting me onboard!Hoping this positive experience continues as this is my first time and first month renting from them but I have all the confidence it will!

Incredibly poor property management. My building is only a few years old and my unit is on the top floor. My roof leaks significantly every time it rains and causes a ton of water damage. It leaks right over the only place a bed would fit in the unit. Someone has been called 3-4 times over the past year and it is never properly fixed but they refuse to hire someone who actually knows how to fix the problem. The building contractor has gone through my fridge/freezer, tracks mud through my apartment and leaves debris all over my floor. The repair manager is virtually always at lunch ever time you try to speak on the phone, 9 months later- and still the roof isnt fixed

Ive never worked with them on a tenant/landlord/sales/buying level, but I couldnt say enough good things about how they treat their contractors (we provide marketing multimedia). From the desk person up to Ori (the owner), they compensate us fairly, in a timely manner, and actually say please (usually) and thank you (always, and then some). Character is important to me, my business, and my employees, and it really says a lot about a team, and the owner/management who creates their environment. They are among our favorite clients on a personal level.

I had nothing but a positive experience with OCF while I rented an apartment in West Philly. They are the perfect sized realty company. Big enough to offer a lot of properties in different neighborhoods, and has the resources an individual landlord may not be able to provide. But they are intimate enough to give their tenants the attention and support they need. They were always professional, organized and friendly.Anytime I had a question, it was answered within the same day, or early the next. The team was always polite, knowledgable and upfront about everything. I appreciated the team sending me a note each time they showed my apartment when I was moving out, and scheduled showings to be the least disruptive to me. And they always made sure my sidewalk/stairs/porch was cleared of ice and snow! 10/10 🙌

OCF Realty purchased the building I lived in last year and the transition in ownership was relatively painless. Communication with OCF has been appropriate throughout my move out process but communication between their employees is limited and can be frustrating. I am currently waiting for reimbursement for my prorated last month of rent, PECO services that did not stop as expected and my security deposit to be returned.

I lived in an OCF unit for one year. After leaving, Robert was very helpful in getting me a Landlord reference letter in a very short amount of time.

We bought new construction from OCF, and they made the whole experience easy. We worked with Dava, and she was very responsive. The level of personal attention and professionalism from OCF and their builder was amazing. The quality of the construction is truly unmatched, it really was at a level that other builders just don’t have. We couldn’t be happier.

OCF is fantastic. Our guy was Maurice McCarthy. Super nice guy and very helpful. We closed at their office and they bent over backwards to make sure everything went right.

Our central air has been broken for over 2 months. Contractors have entered our apartment numerous times without giving notice. Windows in the building were left shattered for months before being replaced. Highly recommend against renting through OCF.

Their rental inventory is far too large for the amount of agents they have trying to manage the properties - which is the last thing any home owner trying to rent their property wants to hear. As a renter who has scheduled upwards of 5 showings through OCF, its nearly impossible to get something scheduled within 1-2 weeks since their few number of agents are always booked with other listings.

Negative star reviews arent allowed, unfortunately. A rain shower in Oct 2018 caused the drywall to fail and breakdown (1st pic) and musty, brown water began to damage the walls and our clothes. After reporting this, the fix (2nd pic) the landlord/OCF Realty provided didnt solve the leaking issue. This was to remove the wet drywall and hope for better weather, to then replace it. Better weather arrived but after our emails went unanswered to fix the issue, more rain unfortunately came. The monstrosity in the 3rd pic was what our bedroom closet looked like for the better part of 6 months, starting in January 2019 and onward until we moved out in June 2019.OCFs blatant ignorance and poor reliance on their trusted maintenance team (who was actually just a very elderly man who owns the building) caused a lot of unwarranted stress and was quite frankly, incredibly annoying. Makes me wish we held back paying the monthly rent, honestly. I DO NOT RECOMMEND this agency to anyone who is looking to lease their properties in the city. Dealing with this issue, among other leaks simultaneously just shows that OCF does not care about the well being of their tenants.Best part about this whole story: 2 days before we were scheduled to move out, I come home from work and see new pieces of drywall in the hallway. The landlord said to me, Oh hey, we finally have the pieces to replace the hole in the wall. My response, LOL what good is it at this point?

Without a doubt the best property management company in Philadelphia.I had never used a property management company before I hired OCF when I was transferred out of town for work. The horror stories of other peoples experiences with property managers had prejudiced me to be fearful and apprehensive. OCF quickly proved that they are in a class by themselves above the rest. Every interaction I, or my tenants, have with them is of the highest professionalism, reinforcing my belief that they treat my property as if it was their own. The response time is very quick. They are very thorough in dealing with whatever issues should arise.If you are considering using a property management company whether you are a prospective renter or property owner the best choice you can make is to use OCF Realty.

Disorganized co. that employs rude incompetent employees. I made the mistake of renting one of their properties for a year. I lived with squirrels that got in through / started living in the air ducts (OCF never remediated this despite telling them several times) and mice (despite a tidy place & many traps). Also, we got bed bugs 9 months in! OCF made it clear that any pest problem was the tenants problem $$$. The person I repeatedly communicated w/ at OCF was rude as well as lied and misqouted emails I had sent to cover their a## so I started ccing their boss on any email I sent. Also, it would take days to a week to get a response to an email or call. 2 stars because I left the place better than I found it and got 90% of my security deposit back in about 45 days.

OCF is pretty helpful and responsive. The apartment I rented was definitely worth the money. Also, the office has puppies!
