TL;DR - A beautiful building with great facilities but an administration/management that will frustrate you to no end so consider that heavily before signing a lease here.I don’t typically write reviews but I was compelled to write this one due to my extremely poor living experience here this past year solely due to the admin/management personnel of Hanover North Broad. As I’m sure you can see from the pictures, all of the facilities are extremely nice: spacious layouts, modern finishes, etc. However, despite all of that my overall experience here was soured because of the administrative staff. The people that initially helped me sign my lease were fantastic: attentive, friendly, and would go the extra mile for their tenants. However, they regularly replace their staff thus their tenure was short-lived and their replacements (Jay, Brandon, & Ian) were an extreme disappointment. They were extremely unresponsive, lazy, and often times would appear annoyed at the simplest of requests. Here are some of the examples of situations we dealt with under this staff:- No one answering the phone during business hours (would always forward to off-site secretary) despite physically seeing them in their offices not actively doing anything- Significant delays for completion of routine maintenance requests (one of such was leak from shower which caused water damage to carpeting in nearby closet, which still took a week to address)- Losing packages/mail of significant value despite someone in admin physically signing for said mail but unable to find my personal mail/packages upon request- A homeless man was found to be squatting in the staircase of East Building during the initial part of my year there and numerous complaints were made about safety concerns but it took management over 2 weeks to address issue- East Building Gate leading to garage and front door of East building wouldn’t adequately close thus anyone could access apartments freely from outside. Took over a month for this to be adequately addressed (at the same time homeless person above was squatting, worsening our safety concerns)- Although paying for parking at the facility, when an inadvertent ticket was gotten on my car, Hanover wouldn’t adequately communicate that with the Parkway Parking group. This negligence led to them putting a Barnacle (windshield boot) on my car which was a hassle to get off and extremely frustrating.- On top of all this, upon moving out, despite hiring cleaners to clean our apartment this same negligent staff then tried to shake us down with insane charges for what would’ve normally been considered routine wear and tear.Even my movers upon moving out echoed similar concerns they had heard from others about the administration here (great building, negligent staff). I truly did consider living here another year but the frustrations from the admin were far too many to consider putting up with for even another month. What I’ve seen from the management at my current building in just under two months is leagues ahead of what I witnessed at Hanover.

We enjoy living at the Hanover. Its a great place to live at. What makes it stand out and very attractive is the leasing agent (Jay Rumph). Jay is very professional and excellent at what he does. He made our transition/moving easy and smooth. He responded very well to our concerns. Thank you Jay for being the best at what you do.

Overall great building …but the last few weeks/months there has been something seriously wrong with the trash rooms. The trash shoot is completely covered under all that ..the last time I was able to access it the trash was coming up the shoot itself to the 3rd floor!

The management is absolutely unprofessional. They kindly welcome you in, once you signed their lease and pay them thousands of dollars they treat you with disregard.They also tell you about their incentives for referrals, when your friends sign their lease you will get a thousand $. I brought two friends and they both singed their lease, I contacted the management team to get my credit. They deny having such things.I totally DO NOT recommend this place.Go to Parktown Place on the Ben pkwy or the Hamilton. Your money will be more valuable and they treat you the best treatment you will ever get in the city.

I lived at Hanover North Broad for about 3 1/2 years until recently (due to relocation). I saw a shift last year in how the building was run and was genuinely impressed!I applaud the professionalism and consistency of the staff, especially when handling COVID.If you’re a transplant like me, looking to enjoy Philadelphia and still feel safe within a larger city - this is the place! The building is a few blocks from amazing restaurants and bars, which makes hosting out of town friends a hit! I opted for a large 2- bedroom, that offered views of the courtyard. It was amazing!I’ll post pictures shortly!

We will be moving to Hanover North Broad in the fall, and we are very excited! Ian helped us schedule our tour, Jay took the baton, conducted the tour and kept us updated on leasing information, and Brandon assisted us in changing apartments to a larger one we decided to grab. They all did a great job of making us feel welcome, and answering our barrage of questions (especially because we are doing a cross-country move, which can sometimes complicate things). We are sure that this hospitality will continue once we move in and cant wait to get there!

Leasing office doesn’t work at all. We called to schedule a tour a few days in advance and flew from another city for tours. Only the day of I received a call informing my tour was never scheduled. Don’t waste your time and money on this property - if they can’t schedule your tour, I can’t imagine they taking care of your unit well.

My boyfriend and I lived in the Hanover for a year prior to the purchase of our first home and we really enjoyed our time. Clean facilities and friendly workers who are helpful and attentive. I wish there were more workers because there are times when there is no one in the office to speak with, but a brief wait and they return (usually from a tour of the property). The apartment was beautiful and clean, and from the hallway we couldnt hear our neighbors which was great. Some noise from the above floors, but nothing horrible. Highly recommend!

I knew I made the right decision when I moved into Hanover. The staff is awesome especially Ian because he is a manager that cares about his residents. I love the entire office staff and my apartment is gorgeous. The view is my favorite part and having a balcony downtown is the cherry on top.

I have leased with Hanover North Broad for 3 years and changed apartments once within the time to get a better view of City Hall. Although my time has come to an end, I only have amazing things to say about the building and its amenities. With my job, I have to come and go at odd hours and have always felt safe walking in the parking garage and the surrounding area. The building is in close proximity to my personal favorite, Trader Joes, and CVS for my late night runs. If you work at one of the surrounding hospitals, like me, its a quick commute!I could not leave Hanover without making this review! Thank you for making my stay in Philadelphia worthwhile.

I have a friend that lives here and I swear I think Ive changed my mind about living in an apartment. I used to be turned off because I have a young child and I was worried about space, privacy, and all the things that come with having a young child that may inconvenience neighbors. This is an Ideal location. If you know what hopscotch is imagine being able to get everywhere in the city as well as to New Jersey in a hop skip and a jump. Everything is so close by. Downtown shopping and dining,The Parkway,Love Park, Dillworth Park Vine street expressway. Septa, Super close to the Museums,The Free Library,and much more right outside your door. You Can not go wrong here. Im just hoping they have a vacancy when my lease is up. Im keeping my fingers crossed.

Just moved in this past weekend, and I have nothing but good things to say. The apartments are completely updated, and the building itself is clean and has the feel of a hotel. Ive been working with Jay and his team at the leasing office, and they have been very helpful in making the move-in process very easy for me. A friend of mine previously stayed here, so I knew that it was a good place to call home. Now I am excited to experience it for myself. Definitely would recommend looking into Hanover if youre planning on moving to Philly or just looking to relocate within!

We took a tour with Eric who was so polite and friendly and a great resource and guide. He answered all of our questions, was prompt, professional, and look note of which units we liked best. The complex itself is gorgeous and, as opposed to many others in the area, feels like home. The courtyards are stunning and all of the communal spaces are tastefully done, while many others seem so cheesy and unusable. Definitely will rent when we move. If youre going on a tour, ask for Eric!

This apartment is more concerned about making money than their tenants. The initial deposit of $500 to hold the apartment due with the application (in addition to $75 per person) is NOT REFUNDABLE despite a change in circumstances. Their ultimate goal was made clear and I am worried what other tricks would be played had I chosen to lease. Gorgeous apartments in an okay location but may not be worth it in the end.

Love living here! My fiancé and I moved in right before COVID-19 and I was immediately catapulted into WFH. (Scary!) However, our apartment came with a built-in desk where I set up my office space. I have to mention, Hanover remained open and attentive with in-building staff during this time.Now that the lockdown has eased, we can enjoy the courtyard and amenities and they do not disappoint. A special shout out to Brandon,who has been nothing but helpful in the leasing office. Ive already renewed and plan to continue staying! :)

My experience has been horrible with the management of Hanover. I had scheduled a tour for 1 bed but I was late by 30 mins. I understand I was at fault but I wanted to check with the leasing team if there was any flexibility to check only the model apartment in the remaining 30 mins. The response was a straight no and they told that the tours are tailored for the whole hour. The following day, they’d website said there were slots available for tours and scheduled immediately, called them and confirmed and drove 40 miles. Upon reaching, they said no slots available and that the appointment was confirmed by their management who was not on site. Absolutely no empathy!A week later, I had scheduled another appointment. The guy Jay didn’t seem to be interested at all to be giving the tour and it was done under 15 mins which was in contrast to what they said earlier regarding the tour being 1 hour.Regarding the rent price, what you see online not what the actual rent is. You gotta add atleast $500 on top of what’s stated.Very poor On the management and the leasing staff!

I am on my second lease at The Hanover North Broad and Have to say my experience here has been nothing but fantastic. I have lived at a number of different Apts. from Center City to The main Line, and i must say The Hanover North broad is by far the most attractive. A perfect combination of world class modern decor and amenities. Most importantly, management here is the best! There is a fine balance when living in an upscale community of keeping the the premises safe but also comfortable. Management and the leasing agents here are world class. Always friendly, professional, available and on top of things. Hanover is by far the best of City living!

Apartment: Cosmetically, they look nice on first glance, but the discounted building materials are cheap and wear quickly. I expected better at this price point. The walls are very thin and I commonly hear people on other sides of me and above me having conversations, even at normal volumes. Units are so poorly separated that, as a fairly heavy sleeper, I am awoken by neighbors taking and showering in the morning. As a converted warehouse (or something), bathrooms don’t have windows and the ventilation is such that units get a musty smell over time.Amenities: Another story of flash without substance. The gym is comically small, overcrowded at really any time you’d want to use it, and one of the two treadmills is frequently broken. The common space is well manicured but grills and fireplaces are frequently broken or out of gas. The pool table, when that space was open, had 5/6 broken pool cues.Price: Verifiably overpriced if you check around other luxury apartments. The neighborhood is fairly non-existent, with only the businesses in the building nearby. While it bills as a center city apartment, it’s a solid 6 blocks to any real city amenity.Security: No doorman, a key fob gets you inside. Lots of homeless people in the area, a few of them sleep right outside the building, making walking in at night uncomfortable. Some have started sleeping in the stairwells and leaving their trash in them after they leave.Summary: Mostly flash, thin walls, overpriced, poor location. Lots of buyer’s remorse after seeing what friend rented in center city proper for less.

Moved in last month and mainly worked with Ian & Brandon. They were so easy to work and super helpful. The whole staff is nice though. This was my first apartment so I wanted to find something perfect and I really did. The size is perfect for me and my dog. I wish there was a dog park in the area but the doggy daycare downstairs is very convenient!

Recently moved in and had a pretty smooth moving process. Brandon and the guys in the front office were super helpful and accommodating throughout the entire transition. The complex seems very secure and the unit is very spacious with pretty nice amenities. The location of the property is pretty ideal and close to most stores. While visiting Hanover for an in-person tour, we had the pleasure of working with Brandon and his kind and professional demeanor. Perhaps the biggest draw to Hanover was not the amazing amenities or the beautiful living spaces, but Brandons genuine care in helping us find a good home. He did a wonderful job showing us around while practicing social distancing guidelines and answering all of our questions. He put so much time and energy into the follow-up with us afterwards as well. Our leasing professional was Brandon Thompson who was extremely professional and knew the details about the building and surrounding areas. I have lived here for a few years now and used to sing Hanover’s praises. There is a new manager and a new leasing office team who have quite frankly taken the “luxury“ out of this luxury building. The neighbors often discuss how rude and unpleasant the entire team is on a daily basis. When we pick up packages (which aren’t “checked in” until hours after being delivered), we are made to feel as though we are bothering them. There are signs all over the building saying masks required and 2 people to an elevator, however there has now been numerous times where a leasing agent has gotten into the elevator with me while giving people tours. And they are often not wearing masks when we approach the office. Also, the fire pit has been broken for over a year now, which has the potential to be such a nice thing this winter while all inside amenities are unusable during covid. We have been bringing this to management’s attention since last winter even before covid, and it has yet to be fixed.

The way Hanover has responded to COVID-19 is truly incredible. People are always around the cleaning. I feel safe using our gym, the office is still open for us, and people are still happy to be in the building. Ian, Keith, and Brandon are always on top of things. I am in love with living at Hanover. The location is amazing, and my apartment is beautiful. Lexie was so helpful with getting me through the application and move in process, and she is always there whenever I have a question! She went above and beyond for me, and I am so thankful for that! The maintenance staff comes within hours of submitting requests. The lobbies and hallways are always clean and decorated tastefully. The amenities are top of the line. I am beyond happy here.

I moved into the main (west) building of the Hanover North Broad in June of 2018. From the tour to the leasing process everything was handled in a very professional manner and the staff were all fantastic. Loved living here. The apartments are well-made, the ceilings are high, and theres plenty of space depending on which unit youre moving into. My one bedroom (G floor plan) was excellent. Honestly wish I couldve stayed longer, but with the pandemic, I stopped coming back to Philly sadly.Rebecca and Ian were always fantastic to work with. There were many other employees there who were great. The maintenance folks were super awesome too. If I ever come back to Philly and need to rent, Id rent here. Thanks HNB.

I gave it more than one star because the apartments are beautiful. My horrible experience occured with the Manager Ian .... Lets just say Ive never felt more unwelcomed in a place in my life. His attitude and arragonce is extremely unprofessional and made my friend and I a bit uncomfortable. When I mentioned wed be contacting the corporate office, He told us Thats fine, you aint gonna hear back from no one anyway so bye sis.No thank you.

The customer service at Hanover North Broad is above and beyond. I highly recommend setting up a tour with Steve or Lance.I toured many competing apartment communities in the area and no leasing consultants came close to matching the customer service here.When I decided to lease here, Steve was out of the office for a few days. On his day off he sent over a lease to expedite my move in which was much appreciated. Lance was also very helpful in making this happen.When I moved in Lance called me ahead of time to confirm that the move-in garage was clear and open.Overall, they couldn’t have made leasing and moving in here smoother.The GM Rebecca is very friendly as well. Very well managed property.I recommend scheduling a tour in advance as a courtesy to them as they give many tours each day. Thank you.

This place is absolutely fantastic! The staff is Incredibly helpful and so personable! Lance was the one who helped me lease my apartment and he was so friendly and kind with me! BEWARE - there is a MASSIVE bug infestation in the East building (see pics). I can tolerate a lot of things (thin walls, loss of power, broken elevators) because I imagine that happens to other apartment buildings - but I definitely cant deal with an infestation of millipedes (thousand-leggers) in the common areas and in my apartment! I kill about 15 millipedes a day in my apartment and have lost a lot of sleep because of this. I brought the issue up with management almost 2 months ago and although pest control has come there hasnt been much improvement, and when asking to be transferred to another apartment they said they would only agree if I renewed my lease and paid more (to be on another floor). They offered 4 weeks free for this renewal, but considering that all new residents receive 8 weeks free right off the bat this was such an insult! I emailed the management team again and copied Hanover North Broads regional manager, Ryan, but its been two weeks and no acknowledgement whatsoever. You would think that with their tenants fleeing because of Hahneman Hospital closing theyd want to keep their current tenants... this is such poor customer service and overall lack of professionalism.

One of the best apartments in Center City, Philadelphia. I moved in to the West building about 6 months back and my experience has been delightful. Great ambience, super nice staff and a maintenance crew that you can count on to be on time and fix the issue. Hanover North Broad is the perfect place! The management team is so friendly and always available. Maintenance requests are always completed within a timely fashion. We love how close it is to the heart of the city, yet far away enough where we dont hear the hustle and bustle. The amenities are always so clean as well! Great luxury apartments at a great price for philly. I really have enjoyed my stay so far at Hanover North Broad. The staff is friendly and tries to handle anything that comes their way. Keith and Mark are very friendly and helpful maintenance workers. Keith goes above and beyond to help and make sure all issues are handled in a timely manner. Mark is great too! Ian, the manager handles everything with professionalism and so does Brandon. The leasing agents are all nice but Khalil is the nicest leasing agent at the entire building. My only problem with this building is that they dont fix the fireplace at the east building outside EVER. They advertise that its working but it never works. This is not a big deal and that is why Im still giving 5 stars but I wanted to mention it. There are also some homeless people outside that you will pass by on a daily basis, but again, thats a philly thing, not specific to hanover. Great building.

My boyfriend and I have had a phenomenal experience here. We had been living here for about 6 months when we decided we wanted to switch units. The leasing office, especially Rebecca, made it beyond simple and convenient for us to transfer our lease and gave us all the time we needed to move our belongings to the new apartment. I cannot thank Hanover enough for making our transition so smooth.If you are on the fence about moving here, my advice is do it. I’ve toured many apartments in the past and and it’s easy to tell a lot of these new apartment buildings going up are aiming for quantity over quality, but that is not the case here. I’m truly impressed with how well made and clean the apartments and amenities are. If there is ever a problem, which there rarely is, maintenance is quick to respond and take care of it. There are also frequent resident events, which are fun way to wind down and get to know neighbors. The leasing office is extremely responsive and on several occasions Lexie, the Assistant Manager, has gone way out of her way to be as helpful and proactive as possible.Overall, we are more than happy here and I highly recommend Hanover North Broad. Our experience could not be better.

Left hand does not know what right hand is doing.....My application was a week delayed because management did not obtain the correct documents at our meeting. I requested management to call me multiple times which they did not do.When I went to pick up my key, the leasing staff was 10 minutes late and did not offer any kind of apologies.When I finally got the key, it was not programmed correctly so I had to wait an additional 30 minutes.

Make sure you read your lease. Sent me a welcome letter that clearly stated 13 month lease. Didnt read the 63 page lease they make you sign and instead of 13 months they had 18 months in my lease. They had my welcome package still available to them, which clearly said 13 months and wouldnt honor it. Sales people must get higher commission for longer leases and did the old bait & swtch. Learn from my mistake and read every last line.

I moved 105% virtually, & Lance & the accommodating staff was available & thought outside the box to help me see my new apt. Lance made sure I got what I wanted & helped me understand the city as well. For those relocating to Philly, this is a great team AND property to help you do that. The amenities, the location—and most of all the excellent staff—truly make this building a “home away from home”. It was a genuine pleasure to live here with Desiree, their fearless leader Rebecca, and everyone else. There was never a request of mine too onerous to accommodate—indeed, they seemed only too happy to help. Simply put, I loved living here.If I ever find myself back in Philadelphia, I will surely be coming back to Hanover.

I just moved in Saturday from Kentucky and I really enjoy this place. The people are second to none. You can tell the staff here wants to become your friend and have a relationship with you. The place is very nice and clean. Also, my washer wasnt working and I was upset because it was my first time using it. I went down to the leasing office to see if they knew the problem rather then waiting for maintenance. They did not know, but they immediately contacted maintenance for me and solved the problem within an hour, and now my washer works. Thus, to sum it all up you get fast service, a home feel, fun events, and a welcoming atmosphere at HNB! I would recommend moving here it is worth every penny.Now the only thing I wish they had is if there could be 4 or 5 guest parking spots in the parking garage that residents who pay for parking could reserve for a day or two for if they have a family member or friend coming up to visit them they would have a place to park.

I had to unexpectedly move due to the closure of Hahnemann hospital and they worked with me to end my lease and were very understanding.In addition to the great management team, the units were stunning and I have no complaints

Unsafe place to live!!! Someone came to my apartment and stole my laptop, my passport, green card and my credit cards and check books. Manager is super unresponsive!!!! Don’t let police to check camera. So disappointed! Happy to leave in few months.

Hanover North Broad is a very nice apartment building within walking distance of all Center City attractions. Rebecca, the property manager at this location, was unbelievably helpful and accommodating when I had to move twice in the span of a year. Problems are fixed quickly and the staff was always pleasant. If I wasnt forced to move to another city, I would have stayed at this complex without question.

I was one of the first residents to move into the building, the apartments are nice and spacious but are poorly constructed. I have lived in apartments for many years and understand the noise that was can accompanied however I never anticipated being in my bedroom or living room and hearing full conversations from the residents above me. Not to mention noisy neighbors screaming and being in the courtyard well beyond after hours. Multiple complaints were made to the management office who replied with pleasantries but the problem was never fixed. The locations is fine and convenient for those who work in center city or commute out to the suburbs but given it’s proximity above city hall and the cost of the units in order to compete with the other luxury complexes they may want to consider a concierge on both buildings.

Many of these reviews are fake. Here is the thing about Hanover- the apartments are BEAUTIFUL. The management needs a lot of work.Packages are left strewn about the building. Frequent issues with the Luxer package system. Parking is a free-for-all. If you have a dog-walker or cleaning person they have to jump through multiple hoops just to enter your apartment. They wont issue you a spare key. There is no way to deadbolt (or latch) lock your door at night. A crazy maintenance person or anyone else with a master key could enter your apartment at any moment. Elevators are frequently locked-down. You cant reserve the freight elevator unless the leasing office is open. You are only allowed two guests per apartment in the common areas. The grills dont get above 350 degrees. Common area TVs are frequently broken. Trash rooms are not well kept and cause the entire hallway to smell.They have government contracts with Middle Eastern countries that send families to live in the apartments for just a few weeks at a time. Unfamiliar people always coming and going. No neighborly atmosphere.

Tonight is the last straw. We are under COVID protocals in the building and in the city and yet my neighbors are aloud to congregate with 15 people in an apartment with music blasting late into the night-going through the walls into my room. This isnt the first time either and I am sick of this problem, every month there is always music blasting like its a college dorm. Sometimes the music can last from 6pm all the way until 3am.I can deal with the families and children making noises at night but there is a blatant level of disrespect here.I have reported numerous times, if you dont like college dorm levels of sound, I would not recommend staying here.Also they allow 15 people to party in an apartment but restrict interaction with the office employess? So what is it are we social distiancing or are we not. If we are, stop the parties.EDIT: I have already sent emais to the complex. There is nothing more to discuss. I have reported them many times. And yet it continues again during the middle of the week at midnight.I cant sleep during the weekend or during the week, how is one supposed to function. I have tried everything over the year from white noise, noise cancelling headphones but none of those work because none of those can block levels of sound at night that the rude neighbors employ.

I moved into this building about a month ago and its been a great experience from the start! Desiree was amazing in showing us the units and helping us through the process. I live here and the staff openly and repeatedly asks residents to write positive reviews online to “help them out.” Do not believe all the positive reviews, because people were coerced into writing them by staff members the day they moved in, or after they came just to look at the building and don’t even live here. The walls are paper thin, the apartments are falling apart already, and staff does not help if you have an issue. I do not recommend living in this building.

Definitely one of the worst places I have lived at when it comes to claiming to be a luxury apartment. Maintenance requests never get addressed within 48 hours, sometimes not even a week. The stairways smell of pee and do not get cleaned. If you tell the leasing office that the knob reader on one of the entrances needs fixing, it doesnt get fixed, even after a month. When there is a power outage, all the entrances to the building get locked and there is no way to enter the building. I could go on. They do a good job selling this place to you, but after you are in, its pretty bad. I would never recommend this building to anyone. For the rent I am paying, I could probably do much better at other places.I honestly gave myself over 2 months after moving in to review, but the maintainence genuinely sucks.

The electricity is a serious Issue in this building. I am currently stuck alone in the conference room and Its 12:35am and I have no way of getting in or out because everything is run on electricity. The elevators and all the doors run on key fobs which you cant use in this kind of situation. This is the second time I had to go through this.I also just recently found DEAD MICE in our living room. I clean our living room religiously every week. When I found the mice I called more than 5 times for help. NOBODY showed up to help, and I still havent been helped. They kept telling me that they were going to send someone but no one showed up. If you dont mind seeing dead mice accesionally, youd enjoy living at this place.
