It has become clear that any and all good reviews for slate are only from people who they work with. Upon move in George asked us to please give him a 5 star review and told us he was revamping his employees - I have yet to see any proof of employees as nobody answers calls, portal requests, or emails! It’s been 30 days since our move out and per the lease & law we should have received our security deposit back and/or a detailed receipt of all repairs. We have emailed and called, leaving messages, multiple times and have yet to receive a reply. Unfortunately, we will now be pursing this mess with a lawyer. Save yourself the hassle and mental sanity by not working with slate in the future.
I really tried to give this company the benefit of the doubt with the amount of ranging reviews, but honestly, it doesn’t even deserve a 1 star at all. They don’t answer phone calls or emails. They charge you for more things than they say. The people in the “office” don’t even live in the US. The owner isn’t actually in the area. There’s no actual maintenance or cleaning crew. My property wasn’t CLEANED, repainted, or touched up in any way before I moved in…. There’s literally no one actually “managing” ANYTHING for this “property management group.” I’m a current tenant being charged for late fees that I do NOT owe… and I’m genuinely scared that they’re going to con their way into my security deposit at the end of my lease because that’s what they do. Just being honest, y’all! Be careful.EDIT: After many email attempts to connect, the owner (George) handled the late fee situation I was facing and kindly gave me credit for the issue… much appreciated!
It is RARE that slate will respond to any requests put in the portal. Took them over 2 weeks to reply for a plumbing issue, that the plumber even said wasn’t our fault yet we were still charged with a hefty fee. Air conditioning & fridge both needed repairs and took days of us submitting multiple requests/emails/calls to even get a reply. Recently were charged for august rent, when we already paid upon moving in, and it’s impossible to get in contact with anyone to remove the charge. They don’t reply in the portal or calls, but when you email George is quick to send a mass email saying “no more emails ONLY use the portal for requests”. Will never recommend anyone to use slate, contemplating contacting the owner of the home to tell them how little slate cares about their property.
Beware of any property managed by Slate! They have shown themselves to be incredibly unprofessional, with poor business practices.I lived in a property managed by Slate for 2 years, and recently moved. They did not send the security deposit within the 30 day period (as is required by law), and I have been unable to get in touch with anyone who works there after 2 months of trying to contact their office to inquire about it. As others have mentioned, they do not seem to have any employees who are not working remotely (and it is unclear that they have any employees at all considering the amount of messages, emails, letters, and voicemails that have gone unanswered). Truly one of the most unprofessional and irresponsible business I have ever dealt with. I wouldnt trust them with your money, and am incredibly disappointed with their conduct.
Absolute thieving frauds. I have waited patiently for 44 days to receive my returned security deposit. The property was left meticulously clean and well cared for, and with more amenities than it had upon move in as I ran electric and plumbing in the basement to use my W/D. No answers to phone calls or e-mails, nor do they use their physical office location for more than a mailbox. We will see how responsive they get now that I am taking legal action. It took them two months to remove friable asbestos from the basement, that I had to call to their attention and threaten calling it to the attention of L&I. 1 star only because no stars is not an option. Would no recommend.

My daughter rented a property managed by Mr James. We had to threaten legal action to get a plumbing issue resolved because Mr James continually ignored us or sent inexperienced plumbers who could not fix the problem. There was literally raw sewage leaking on the floor for weeks. Would not recommend.
George and the Slate team did a great job at quickly assisting to turn around a rental property project that needed a ton of help. Slate PMG places well qualified tenants quickly and efficiently, and is on top of all of their documentation. They also assist in making sure all properties are properly maintained and serviced, ensuring ideal living conditions for both tenants and landlords. Highly recommend all of their services!

Landlords are inconsiderate and their properties are filthy when showing. They are also crooks, take money and then throw people out after deceiving them. Wouldnt recommend looking at a property, I saw one recently in Pottstown, Pa and it was disgusting, hard to get out of the door, and I have been in another unit of theres and it isnt good either for the rent that is to be paid.
George and his team are absolutely fantastic! I have several clients that have bought investment properties that Slate manages. All of my clients have been so impressed with the professionalism, level of service, and great communication that Slate provides.The portal makes payment and repairs very transparent so you always know what is going on at your property. A very shady company. Stole my August rent. Dont respond to email, ask owners to submit requests online but just click on request closed 2 months later. Never returned calls either. George sent an email in April stating all his employees had quit. No wonder based on lack of integrity. They did not pay the utility bills on time so got late notices from PECO. They did not maintain my property in good condition and charged a lot for super minor repairs. Their office on ridge is vacant and their new office in Manayunk has zero Slate sign. Most likely going under. Highly recommend to find another property management company.******** OCTOBER UPDATE *******I did send an email based on Slates answer. Of course, no phone call, no email, nothing. They owe me 4 rents total. Good thing is one of the tenants took pictures of the money orders they sent to Slate so I have proof. I will file a complaint at the BBB
Anyone that leaves a 5 star review is either a family member of an employee or just lying. Avoid this company at all cost! They absolutely do not answer any phone calls, ever! And when they did the the women in their Manayunk, PA office was extremely rude to my wife. We have had countless issues from broken washer and dryer to electrical issues all over our apartment. The worst property management company Iv have ever had to deal with. We moved out almost 2 months ago and they never mailed us our deposit back either... WARNING! WARNING! WARNING! Avoid at all cost!

Hey these people literally STOLE our security deposit. We moved out over a month ago. We never received the walkthrough video they promised us after denying our request to attend the walkthrough. Theyve ignored every call, email, and text for a month, and there were MANY. Weve received nothing in the mail, which means they have exceeded the legal 30 day requirement to return a deposit. Youll be hearing from us, George! Youre a THIEF.
My friend lives here currently and is having the worst experience. Among the problems in the last year are:-Phone calls and emails are NEVER answered about literally anything-COCKROACHES-Tried to find out if she would be allowed to have a dog in the apartment. No answer. Never got an answer on this one.-Wall AC unit broke during a heat wave (second floor apt) when outside temps were nearly 100°. Property management FINALLY sent someone to fix it after several days (after emails and phone calls were not returned and another friend finally intervened), and the person attempted to put a window unit in the wall. This was ineffective and leaked all over the floor for days before they finally took it out and put it in the window. The unit isn’t powerful enough to cool this small apartment, so it is now never below 80° inside. This is how the issue was “resolved.”-Current situation: She has questions about her lease ending in a month and needs to decide if she’s going to stay for another year, but again all phone calls and emails have gone unanswered. She can’t make a decision until she hears back, and in the meantime she is running out of time. The sad part is that she likes the apartment and does not want to move, but is considering it ONLY because of this obnoxious property management company. Now she has to take time off work to go to the office in person just to ask the questions that could have been addressed over the phone.The service of this company is atrocious. It would be worth it to pay higher rent for a different apartment rather than attempt to deal with these people. I will not provide my friend’s name in this review because I’m afraid of it negatively impacting whatever response she may eventually receive.
0 stars!! We have never been treated so horribly as tenants for the FULL 18 month lease. Im honestly writing this to protect anyone who might be considering leasing from this company...PLEASE DONT. The agent was all talk, and then management only placed blame and never fixed anything. We were without heat for two weeks (we told them immediately) and then took TWO weeks in the winter!! We were so cold!! And thats just the start... we had an exterior door that was broken and letting cold air in for over 3 months after moving in, that we were told would be fixed before we moved in. We complained numerous times. We were also left without a functioning kitchen sink and dishwasher for a month. Also left us without a working washing machine for multiple weeks (and, icing on the cake, it never was fixed because they actually sent someone to fix it, it would get fixed because wed send angry follow up messages time and time again). I have emails and correspondence documenting this. We were left for MONTHS without basic amenities (and somehow they say its our fault).We tried telling them time and time again, weve expressed our feelings and tried to deal reasonably, but they just blame the tenant. Oh yeah and then they had the gaul to charge us $250 bucks for the lawn after we left, and when we re-expressed all our grievances they just argued. Please do yourself a favor and rent elsewhere!
Slate Property Management Group was incredibly helpful throughout the course of my time as a tenant. Whenever there was an issue with something in the house, someone from maintenance was over promptly. A special shoutout to Nicole and Grace for being patient and understanding through various issues that arose throughout the year and working with us (as a house) to find a solution. Their help was definitely appreciated and certainly did not go unnoticed. I can wholeheartedly recommend working with them as both a property management group and generally as kind humans! 5/5 stars
Incredibly helpful and genuinely good people. I had my keys stolen along with my purse and needed to get them replaced; however, they were missing copies of a few from the owner and because of my work hours, I was going to be unable to pick up the new ones for almost a week. George personally went out of his way and took me to get new keys made so that I would have them that night. The team overall has always been super friendly and responsive when it comes to maintenance requests and other questions as well. Definitely recommend renting with them.

Despite me frequently having to postpone or reschedule property visits, she was always willing to adjust her schedule accordingly to fit mine. She is very knowledgeable of the areas I was interested in. She was also highly attentive to detail in addition to always being mindful of what I was looking for in a house when recommending and showing properties. I would highly recommend Bea!

Slate managed a property I owned for close to three years. They are capable of collecting a check and taking care of minor issues but are completely in over their heads with major issues. They allowed tenants to remain in my home for 6 months without paying rent and were incredibly difficult to work with as I tried to evict the tenants. At one point during the process they stopped returning all phone calls and emails and I had to show up to their office unannounced to get the necessary paperwork. Contractors they hired to do work on the property did a poor job that ended up costing me more money when I sold the property.If you are looking for a property manager to collect a check for you, they are perfectly capable of doing that. But if you want a manager that is going to actually take care of problems find someone else, they arent capable.
Dont even think about renting from this poorly missed managed company! If you do, you had better start running for the hills!! They will steal your hard earned wages and do absolutely nothing for you! I am a neighbor living near a property miss handled by this company. The tenants are going through torture from having holes in the ceilings that never get fixed to mold growing in cracks and crevices around the bathroom. They even hire friends of theirs to supposedly help take care of the property that have rap sheets and criminal offense charges. One of their tenants who worked for the company was served an eviction notice due to the fact that he was stealing from other tenants! And here is the best part.... they allow strangers to stay in an apartment that arent even on a lease! Do yourself a favor and stay far away from Slate Property!

Slate was fantastic to work with. My realtor agent, Frank, was attentive and down to earth. Frank and the rest of the staff happily answered all of my questions and queries through the entire leasing process. I would definitely work with Slate again although Im so happy with the apartment they set me up with, hopefully I wont need to move for a while :)
Was supposed to have a 3 bedroom 2 bathroom apartment but one of the showers leaked through a light socket for the entire duration of our year long lease and was never corrected. Multiple people were sent out to attempt to fix it after consistently e-mailing and calling the landlord with 0 effect. Multiple times people were sent to fix the issue and left without even checking if the issue was fixed, simply turning the shower on would have shown it continuing to leak right through the ceiling and light socket but not even that minimal step was taken in the effort of this company. Once it was realized that the entire floor needed to be redone we never heard from anyone at this company about fixing it. Despite the fact the shower was never even close to fixed we were still charged the full amount of rent every month and also not reimbursed our security deposit because they consider simply sending someone over never fixing anything and proceeding to ignore the issue was enough by there standards.
I have had a very bad time dealing with George James Realty. I own an adjacent property, and they needed access to theirs, and they pressured me and lied to about what they were going to do. They damaged my fence and promised me me they would replace. Of course they lied. They never fixed it. They damaged my steps and then lied and said they would repair any damage. When I asked them to fix it they denied doing it. When I called to complain, the agent involved ignored me and I had to talk to a receptionist who kept apologizing but did absolutely nothing to help. Essentially, these people want your money. Once they get it, they are done with you.
DO NOT live in any of their property. Do your research before signing a lease with them and forget about getting your deposit back! They have a F rating on the Better Business Bureau website. I had the worst experience living at their 1317 N 7th street apartment. They are also extremely unresponsive, which is very frustrating. WORST LIVING EXPERIENCE please save yourself the headache.

George helped me find an apartment in Manayunk quickly and efficiently. After deciding to take a new job, I had very little time to look for a place and was luckily connected with George through a listing I saw online. The apartment I initially inquired about was not available in my time frame, so George offered to put together a list of available properties within my price range. He was understanding of the fact that I wasnt too familiar with the leasing process, and was prompt in answering my countless questions. He was informative and accommodating through every step of the process, going out of his way to show me the apartments I was interested in on a Sunday evening because it was the only time I was available. I probably would not have found an apartment before starting my new job without Georges help and am very thankful.
Horrible communication.
One of their employees came to work on my washer in my home and then ended up texting me to hit on me. I called the company about it and they did nothing; they did not even respond to my message.Its also taken 3 weeks to get our laundry unit fixed (that is, 3 weeks so far. Its still not fixed). It took 3 weeks just to get our washer fixed and in the process of fixing the washer... They broke the dryer. Mysteriously, no repair people are available until Friday. They broke the dryer on Tuesday.
Let me start by saying that if it wasn’t for Slate Property management I would not have been able to move to philadelphia. I have been with the company for just about 2 years now, and I have lived in two separate properties of theirs. Not once has a matience request been ignored. Not once has it taken longer than 24-48 hours to get a response. If you’re looking for a great place to rent with an awesome team behind the properties, look no further.
This is my second consecutive year working with George and both years I have been blown away by his conscientiousness, generosity, and his ability to go above and beyond for my roommates and myself. Finding a 3 bedroom, 2+ bathroom in Manayunk for a reasonable price and with equal bedroom sizes was a difficult task. When other realtors had given up on us, George accepted the challenge and brought several great options to the table. George was also always honest and dependable. If he did not know the answer to one of our questions, he would find an answer in the matter of hours. If he did not like the way a property was being managed or he didnt think a house/apartment was the best option out there, he told me and I trusted his judgment 100%. It has been an honor working with George and seeing his business grow over the past year. Georges agent, Gary, was also very helpful in my most recent experience. He was instrumental in moving the leasing process forward and was on the phone with me several times a day to give me updates and pass along questions/information. My roommates and I also all used the courtesy vehicle (moving truck) that George provided for us free of charge. Having access to this vehicle cut the time of the painful moving process into a fraction of what it would have been without it. George has proven time and time again that he is the best guy in the realty game and I will absolutely be using his services in the future. I would recommend George James Realty & Property Management to anyone looking to work with an outstanding businessman and an even better human being.
The absolute worst!!! George James Realty/Slate Property Management wants your money and that is all they care about! George himself is the worst to deal with and absolutely impossible to get on the phone AFTER they have your deposit! He was very rude when I met him in person! The property I rented was fully furnished and occupied until the evening before I moved in. During the final walk through before I got the keys I asked George if the carpets would be shampooed, he said very rudely you should have inquired about that before you signed the lease needless to say they never clean the carpets or the property. Maintenance damaged the garage door and attempted to blame and charge me for it. They attempted to raise my rent twice in one year (I could go on for days about these crooks! They are just horrible!) when I moved out of the property I had the Carpets and the property professional cleaned, all of the utilities were paid in full which I have receipts to prove. Slate property management kept part of my security deposit for the final utility bills and cleaning fees which included dusting ceiling fans that did not exist at the property! After emailing and sending pictures and proof that the property was clean professionally and the utilities were paid in full, the receptionist Nicole, who is always comes off as very friendly and apologetic informed me they would be mailing a check for the money they tried to steal from me. That was the end of July, its now December! Youd be a fool to believe the 5 star reviews when the majority of the 1 stars are saying the same thing!Investors and home owner looking for a management company should also beware, Slate property management did not inform the owner of the property that I was moving out until days before my move date, even though slate was given 60 days notice by me. The owner of that property was very displeased with Slate as a management company and chose to no longer deal with them. They are very unprofessional and most of the staff are rude. I rented with them for 3 years and have had issues since day one. (I cant wait to what bs they come up with in response to this review! Lol)

To put it simply, George and his team are amazing! In August I moved from out of state into a home managed by George and his crew and they have been nothing short of awesome the entire time! The house isnt in great condition (previously inhabited by frat bros) but George and his guys have done everything they can to repair anything broken, and replace whats needed it.These people have a lot on their plates and they work hard. I have never had an email unanswered by his office, and his people work fast. I have gotten emails answered on Sunday nights and things fixed Monday morning. George himself even came and helped me get into my house on Thanksgiving weekend because I locked myself out and he didnt want to pull any of his maintenance guys from their families on the holiday. They advocate for us to our landlord whom we have never met and coordinate everything.I would highly recommend George James Realty to anyone looking for a great company to rent with.
George and his team are AWFUL. Anyone who says different is either a good looking young female or is a family or friend of George W and his team. George will only help out females or his friends. He is the definition of a slum lord. Our place is falling apart and they did nothing to fix it. Do NOT use George or slate while renting. George doesn’t answer emails, is so unprofessional, rude, and first time I met him he said he was “ so hungover dude I can’t show you your property today”. And I really feel bad for the owners of the properties because I bet the owners are not being advised of the extent of some of the damage that the owners properties are currently in. DONT trust the five star reviews, trust all the one star reviews, please.
I was looking at two of their listings online and tried to call to set up a showing. At best I got through to a receptionist who told me that the realtor wasnt available and would call me back if I left my name and number. I left almost a dozen messages over two weeks and was never called back. Well, I guess Ill be giving somebody else my money.
Frank went above and beyond to do everything in his power to get us where we wanted to be. Hands down the best leasing agent Ive ever worked with.

I utilized George James Property Management to manage my rental property. I couldnt be happier with George and his teams service. George and his team handled everything from finding quality tenants, prepared the lease and handled pre move in inspection (which he videos for both the tenants and landlords protection.)We have had a number of issues that required repairs both scheduled and emergency. George and his team were responsive, knowledgeable and able to get qualified professionals in to fix the issue quickly. GJ property management is a first class organization, fair, attentive and professional. I would highly recommend GJ to other real estate investors and to anyone who is looking to rent a property in the area.
While looking for a new apartment, a different realtor offered the same property (directly next to in the same complex) as georgejames/slate for $200 less per month.The property we were previously at with georgejames had a basement filled with junk that they told us they would remove prior to lease signing. Never got it removed for the entire stay.Charged excessively in move out cleaning fees. Still havent received the remainder of our security deposit over a month after moveout.The only nice thing was that they were quick to fix things around the house that werent operating properly.

I would rate this company one star if I could.Background: George James Realty took over ownership of our apartment in West Philadelphia.Our apartment was not in great condition upon our move in, and this was made known to the earlier landlord.During the rest of our lease, George Wasiuta and his management crew were unresponsive and unprofessional to the issues in our apartment.Upon move out, George Wasiuta took our security deposit, even though our apartment was kept in the same condition we moved in to. He used the money to fund his renovation of the apartment that was pre-existing damages, which was not reasonable wear and tear.George then did not respond to our emails show very obvious pictures of the pre-existing damages we sent to our earlier landlord. He then held our security deposit over a month without sending a an itemized list, both illegal in PA.After telling us hed send us a check for the remaining measly amount from our security deposit, he still hasnt sent this. It is November 3rd, and we moved out September 1st.George James Realty is the epitome of a slum lord, and he and his company are a dishonest and fraudulent. He is predatory towards tenants, especially students. He is what is wrong with landlords.DO NOT DO BUSINESS WITH THIS SCUMMY COMPANY
