The building on the outside looks great. Do not be fooled. Ive lived in many buildings in Philadelphia and other cities. This Property Group is absolutely the worst. They do not respond. They do not help. They try to nickel and dime you every turn. Do not look at this review and say, oh its just one review. Look at every location they manage, look at the reviews, and you will see there are far more negative reviews than positive. Do not get played!

Amazing service from start to move in. I highly recommend PMC Property Group. Morgan, my leasing agent made it a breeze, she went over and beyond with exceptional service. The application process and all documentation was made clear and easy to complete. My apartment was spotless when I moved in, Wow! Super service!

If you ever consider moving in do any of the properties, forget about service.. No matter how shiny it looks its rotten inside...trust me, there is literally nothing good about this company worth mentioning. The person who will show you the apartment will most likely not work there three weeks later on I have not seen anybody retain their job over 3 months

This property management is absolutely terrible. The property managers never respond to emails or maintenance requests, the trash rooms are always overflowing, elevators are not maintained or fixed even after they get stuck, and the windows/lobby spaces probably haven’t been cleaned in ten years. We could barely see out of our windows, they were so dirty. Management also replaced our washer and dryer without our asking and, in so doing, ripped out my door frame, which they refused to repair for the last three months that I lived there. There was open dry wall just blowing into the room. 1411 Walnut is a trash heap, for the love of God please rent elsewhere!!!

The WORST management group I have ever witnessed. What do you guys do all day? What is your job? What do you get paid for? No one cares about tenants or the problems at the apartments, including security concerns and thefts. Everything is “out of their control” and “not our liability”. They never answer calls or emails. No one cares about their tenants and their complaints. Buildings are also very poorly built- please dont be manipulated by the amenities or designs, everything will break down soon and they dont care. No wonder there is rumor out there that as long as you avoid PMC in philly, you are in good hands. As we search for a new apartment, we make sure its not a PMC property because we already NAIVELY experienced two PMC properties and it has been the most horrible experience.

I had a great experience with PMC, which led me to staying in an apartment of theirs for 3 years. Tracy, the property manager, was always very kind and prompt in her responses. The maintenance team were friendly, quick, and professional. I felt that PMC took adequate measures to make me feel safe and respected as a tenant. Their apartments always have the best location for price ratios. I will highly consider them in my next apartment search and recommend them to friends and family!

I have been here for 2 + years and will be planning on staying for much longer! Tracy is a gem. She is always quick to respond about anything and you can tell she cares about the tenants. I am currently looking to move from a studio to a 1 bedroom and she has gone above and beyond to make sure I get exactly what I’m looking for. The maintenance team is fast to fix any issues, big or small. The prices are great for good sized apartments, especially for the area. A five minute walk to anything you could possibly need. I have loved living here. Would highly recommend.

I cannot express how much I would NOT suggest this property management group to anyone looking for a new apartment or home in Philadelphia.I have been in the city for almost 10 years and this was by far the worst experience I have had with property managers. Beyond the issues we had with our apartment, PMC was so unpleasant to work with that we decided to move out of our apartment early. That process (to no surprise) was a complete nightmare.Their staff is not fully equipped to handle any escalations, so if you are not happy with how the process is going, tough luck.. because they are not able to give you any other number or person to speak to.I have tried to email the relations email for PMC that is written all over yelp but have yet to hear a response, that was months ago.WARNING FOR ALL: PMC expected roommate and I to pay for at least 5 business days (which ended up being closer to 8 full days) of rent while they re-painted, cleaned and turned over the apartment” for the new tenant, while we had to vacate early.To clarify, that means that my roommate and I were paying rent to PMC while they occupied it to turn it over for another tenant.. we could not occupy the space we were paying for it. When we pressed them on this issue they kept letting us know that it was in our lease. At no point in our lease or the lease break document, does it state that you, as a tenant must vacate your apartment for a certain amount of days so PMC can turn it over.PMC just kept reiterating that we must pay until new tenant occupied, not that we had to leave the apartment prematurely and still pay. They have not responded to my last request asking for the specific clause or sentence that this refers to.I have never in my years of renting had to leave an apartment early so they could turn it over while I paid. Also, we did get our full security deposit back so there wasn’t anything egregious that they needed to address.TLDR; rent somewhere else, you will thank me later for saving you the headache!

I was denied recently for an apartment there which is fine. But i had put down a deposit down $500 and we have stayed in contact with morgan she has been unresponsive to me and my partner we havent received a check in the mail and when we try to contact corporate or the office we get a run around all we want is pur money back we applied mid February and no one has any answers and i feel this company stole from us and we still havent received a check or any updates on our check its sickening how morgan seems to not care since she wasnt able to make a sale off us and she isnt helping us finding out what happened or where our check is since they couldnt returb the money into our account they sent a check instead, theres no reason why we should be waiting this long.

Update:Its been two and a half months since I withdrew my application and Ive been trying really hard asking for my deposit back. (Im NOT their tenant) STILL HAVENT RECEIVED IT.Attracted by their apartments with loads of natural light, I was trying to apply for the apartment. I was told by the agent from PMC property group that if I decide not to sign the lease I will have the $500 security deposit back. So when I withdrew the application and asked the agent how to get it back, she gave me a number which is always transferred to an automated voicemail. And I went to 300 St Paul St (where one of the PMC leasing office is at) to see if I can talk to someone. I was denied the access because I didnt have an appointment with my agent. Then I called the agent and she said she only deals with individuals move-in. Its been a month and I still havent get my money back. Another day when I was at the building of The Abell and called the leasing office, trying to see if I can get a contact that will actually help me with the applications. They just hung up on me.

I applied to the Adelphia House (managed by PMC Property Group) on 1229 Chestnut Street. The place was fine and was close to work. To even apply, you are charged a nonrefundable $550 fee (500 Security Deposit and 50 application fee), which you dont learn is nonrefundable until you apply. I acknowledge that I applied and agreed to it being nonrefundable. But when legality is debatable, thats a whole different scenario.Moreover, it is somewhat misleading because advertisements make it seem like two separate fees despite getting charged for them at the same time. This is to hold the place until January 1st (my move in date) and then gets used as a security deposit once you sign the lease. Also, any free months they offer should be considered with this context. In reality, they are going to find any possible loophole for you to pay the extra two months because it doesnt register until the end of the lease. I never signed the lease because the language in the lease was borderline predatory and perhaps even illegal.Conditions that contract asked me agree to if I signed the lease include (this is a possible interpretation): free entry into apartment without any notice and pretty much for any reason (17B), (25) waiving right to safety, (31) unable to sue for injuries/death, (20B) still being responsible for lease even after your death, (35) if lease is not legal, lease would still be binding, and being held responsible for any pest manifestations in property. The word contribute (section 16B), I would argue, implies that my tenancy in the property inherently contributes to any possible pest problem. I wanted this language changed but it was nonnegotiable so I did not sign the lease. This was all in the span of approximately forty-eight (48) hours. So Im out the security deposit. The Attorney Generals office of the State of Pennsylvania (and other states PMC Property Group does business in) should investigate the legality of these clauses and the possibility of predatory practices.If you do not believe me, Im happy to send anybody a copy of the lease they wanted me to sign. I hope this helps somebody!

The level of unprofessionalism displayed from the property manager Tracy is unbelievable. Looking forward to finding another leasing company besides this. How could someone be so rude to someone who’s coming to you looking for a potential apartment. I do not recommend going through this company at all. They don’t care about their “customers”or employees.If I could give this 0 stars I would.

Aside from the typical bad renting experience (2019-2020) and terrible response time, it took them 2 months to get my deposit money back because they wrote the wrong address on the envelope and tried to blame me. Secondly, I was deducted $50 from my deposit for furniture removal when the apartment was completely empty when I moved out. Ive mentioned it multiple times to multiple staff and none of them addressed it.They will reply and be like, I am sorry for your inconvenience please contact [email protected] but dont let that make you think they will address the problems. Like most other people are saying, they have a history of causing problems and not fixing them, not respecting their tenants, and ripping you off on the security deposit.

Not recommended - worked with the following leasing consultant and it was the first. She was on the phone pretty much the whole time during the showing, very unprofessional, late and lied about how much time it would take her to get to the apartments, and there was no follow-up even though she stated that she would follow-up in person. I have to agree with the other reviewers. If you are looking for a reply or assistance from corp - DON BOTHER. leasing agents over see multiple properties and they change often without notice so you have no idea who to contact for what. LAWD dont have an issue (outside of maintenance), or need something, youll be passed around and issues will take literally MONTHS to be resolve costing you more money. Not worth it!

Gave them a $500 security deposit and I didn’t meet requirements but they still accepted my money. Little odd.I tried to call corporate about it but very rude and forwarded me to Michael Blank and got no response several times. I find the lack of communication and follow up from your organization completely unprofessional and poor business practice.

This company is the same management company that I rented a property from in Baltimore. Ive been a renter for 12+ years and I have NEVER had as negative of an experience as I did with PMC. They are only interested in getting you to rent their property, but not concerned about making sure you have a positive experience. I called their corporate office to speak to one of their managers, and their receptionist hung up on me after refusing to provide the name of a manager whom I could talk to. Please dont waste your time or money!
