I have mold in my apartment because the HVAC system is broke. My apartment is not habitable. The humidity level is more than 50%. Henry on the Park is ignoring my emails and calls and will not pay for the clean up they caused. Morgan Properties is aware of the issue and have not said a word nor told the other tenants on either side of me. I have water damage in my apartment, my floor boards are uneven from water damage. The building smells, mice, trash and the carpet in the hallway is dirty with black streaks of dirt running through it. They trick you and show you a great looking model in another building then what you get is not what you actually saw. The mold is so bad in my apartment it’s hard to breathe and the odor is horrible. I would rate them a zero.
Full of hidden fees. End up paying 2000k with poor maintenance. Mice, roaches and friends also live in the appartment, they are very welcoming when entering whatever the entrance, package room is a mess, I have to pick up my packages at a hub near me if I dont wanna lose them ( I suggest you do the same!). But theyre so quick to send email every minute when it comes to follow their policy etc.. I have a crawling 9 month-old and a toddler and look at the pictures! I been complaining for a while now and still nada!😐
I gave 5 stars because of the efforts that Ariana and Kim, the Manager have been exerting to implement some good changes like the trash collection system, fast action by Ariana to work on requests. Also, these two ladies have made us feel like we have a family here in HOP. Kevin and other staff have also been awesome! Cleaning and sanitation have improved! It is our hope that the Management will also consider improving the old appliances within our units. Thanks!
Ive been a resident for 20 years. I love the spacious apartment and the surrounding communities. Office staff are always professional efficient and friendly.Christina always responds to my emails and Arianna has been very helpful in showing me a refurbished apartment which I am contemplating on moving into.Maintenance response is quick and proficient.I am very pleased to be a resident at Henry on the Park.Amelia

I live in Canada and my mother is a resident at one of the buildings, they have been making sure shes safe and well. Every time I call the management they are there to help and check on my mom if I cant reach her. Whenever I call they are courteous, respectful and understanding. We visited Henry on the Park about 10 days ago. I really fell in love with the apartment, and loved seeing the park out the window of the apartment. Ariana took us around the complex and we could not have been happier with her service and professionalism. She is a true asset to the Management Company here. Ultimately we chose an apartment 10 minutes walking distance to our daughter and her family, in West Philly. But it had nothing to do with our experience at Henry on the Park. It really was just about family. It is my hope that someday in the future we will move to Henry on the Park. Ariana has been extremely helpful from the time she showed me my apartment to organizing the entire package room. The package room was in extreme disarray for weeks but today when I walked in every single package for every building was completely organized. Ariana even recognized me and handed my package to me! Arianas customer service skills and professionalism are 10/10

Seriously read the comments before signing. At first glance these seem like nice apartments, large spaces with relatively upgraded kitchens/baths, and the location near the park is great. Unfortunately everything about the pests, utilities, smells, etc. is accurate. We have lived here for about a year now and dont plan on renewing our lease. Our AC unit leaked water into our kitchen all summer and we were assured there was nothing that could be done about it. They replaced a ceiling tile, but left the old one in the ceiling to become covered in mold. Our windows let bugs in and the wasps make it difficult to enjoy the balcony. Some of the people on the maintenance team do their best, others clearly dont care. This results in dirty, smelly hallways (the smell from the trash room becomes unbearable). The paint and trim in the apartment itself is done very poorly, with lots of drips and the old paint bleeding through in certain places. The master bedroom is very hot in the summer and cold in the winter, since the one small air vent cannot handle that large of a space. Our water has been turned off almost once a month (in fact it is out right now), the gas was out for 3 days this summer, we lost power once. The basement of our building floods every time it rains. The pool is dirty and the lifeguard once ODed while she was on duty. The gym has been closed for almost the entire time (and the pool closed for more than half the summer), but we did not get any of our amenity fee back.We are young and this is our first apartment, so we werent expecting much, but this was almost as bad as we could have imagined. Do yourself a favor and find somewhere else to rent!
They charge you $100 for an application fee before telling you disqualifiers. Would have been nice to know the disqualifiers before giving them $100.
Frustrated that my elderly black parents were told that a fly infested apartment with a water leak was “move in” ready. They were no able to see the inside of the apartment prior to moving in. The complex only shows you the model apartment. There were flies everywhere. On their face, on their food, all over the walls and furniture. Still waiting for management group to fully rectify the situation.
Im so very impressed with my brand new move here from living in New York all of my life. The office staff is CARING, COMPASSIONATE and ALWAYS wanting to ASSIST with anything I have needed in a very timely manner. The grounds are lovely, well manicured and very clean. I have been living here since June 2020 and I will say the complex does have a lot of potential to be really great. The apartments are a nice size and have huge balconies in the 2 bd/2 ba units. The kitchens and bathrooms need to be updated. The have old fixtures and very cheap flooring. I hate the accordion doors all of the closets have, but there is plenty of closet space. It would be nice if the dining area wasn’t carpeted.A major issue for me is that the utilities are frequently turned off. Our gas was off for, I believe, 3 days at one point last year. The water is off what seems like at least one day a month. Also, when you take a shower most of the time the water doesn’t stay at a consistent temperature. It fluctuates from scolding hot to freezing cold.I can’t speak for how nice most of the amenities are. Due to COVID-19, I haven’t used any, other than the trail and playground. It is really nice to be able to walk right to the Wissahickon trails from the complex. The package room seems nice in theory, but theft is a huge problem because anyone with a fob can steal your packages and sometimes you don’t even need the fob to access the room. They need lockers. They’re supposed to be getting an Amazon hub, but that will only secure Amazon packages.Overall, this is a decent place to live. Just don’t expect luxury.
NO HEAT OR AC FOR MONTHSIf I could give Henry on the park an -zero I would. There communication sucks. My grandchildren are cold now we are not begging we are paying for Essential accommodations that are not being met. Why do I have to use a stove and two small heaters to heat up the $1,600 plus apartment. Due to the pandemic I’m the soul provider and if I could get the money to move right now I deadly get the heck out of here
I moved in 2018 from a luxury apartment in Jersey. I was impressed during the tour and moved in around the second week of the month because the rent was more reasonable. I love my apartments size, location and rate. Its in proximity to my school, physician and work.If I were to change anything it would be the late payment policy and amenities restrictions when your late.However, I gave it a 4 star because of two valuable gems in the leasing office, Kim and Christina. Their customer service skills are above average and they genuinely seemed concerned about my issues. They return my emails and calls in a timely manner. They address all of my issues.. They truly are why I believe some of the issues mentioned in the reviews can change. People like to live in a safe, clean, stress free environment. Your home should be your paradise. My hope is that those who love living here can stay because their concerns have been addressed. It is a great location to start a family.
I’ve lived here for the past month and a half. The elevators in my building are always out, and when you put in a work order they say it’s resolved and they don’t even come to the building to fix it. When you try to call no one ever answers the phone. I had to push a sectional sofa up to the forth floor the other day, and have watched many older people struggle down the stairs just to let their dogs out. They also have a “secure” package area where everyone’s packages come to. I’ve had three packages stolen this week. No one works there either so anyone with a key fab can just come in and help themselves. It also takes about 20 minutes for the shower to heat up. Hope you like cold showers.
I moved into Henry on the Park the summer of 2017 after completing a tour and loving the model apartments, the ample available parking, and the decent rental prices. I even renewed my lease early this year with the expectation of remaining in my apartment for another year after having such a great experience during my first year. I knew management had changed, but I wanted to give them the benefit of the doubt. Unfortunately, I made the wrong decision. Almost a month after renewing my lease I have had the worst experience as a resident than I have ever had renting from a management company. My roommates and I have experienced issues with management constantly turning off the water, daily parking issues since management got rid of guest parking and spent about a month repaving the parking lots, and now we are experiencing a mouse infestation in the building. I purposely reviewed online reviews and opinions prior to moving in to ensure that I would not have to deal with mice or bugs, yet poor management has allowed the mouse issue to get so out of hand that numbers of residents are impacted and complaining. If you review the resident reviews on Google, the majority of them will mention an issue with mice in the apartments. Its gross and an unsafe living condition that management has poorly handled. My roommates and I have addressed these issues previously with management and havent received the results or response that we deserve as residents paying over $1700 a month.UPDATE: Since this post was originally drafted about a month ago, I have seen three additional mice in my apartment. This number probably doesnt account for the mice that I am not seeing, but I am confident are living within the walls and throughout my apartment. Please note, my roommates and I do not keep food in the bedrooms and have made sure not to leave food out in the common areas for mice to access.
I would give 0 stars if I could.1. We have a 2 bedroom and werent allowed to see our apartment before the move in date.2. They didnt have a key for us the day our lease started.3. We didnt get the floor plan we were told we were going to have.4. Mice have been a problem since the month we moved in and nothing was done about it despite having multiple maintenance requests submitted.5. Our shower knob was broken the first week we moved in.6. Previous tenants cut our internet cable so it took so much time to get that taken care of.7. Kitchen/laundry area was visibly dirty on the day we moved in with dried food/lint.8. Kids are loud/play soccer in the lobby.9. I can hear the people upstairs having a conversation through my bathroom vent.10. Loud music is a huge problem here.1. The dumpsters in behind building G are a disgrace to the earth. Constantly overflowing with trash.12. My general experience with the residents here has been pretty unpleasant. People are just generally rude, disrespectful and unfriendly.Glad Im moving out.
This is the worse complex to live in. They drag their feet with fixing issues, they patch all of their work, water off every other week, trash compactor broken for over a month leaving a foul odor in hall way, they stated renovating hallways when i moved in and nothing has been done, i have mice and camel crickets in my home. Andre and Kevin are probably the best staff in the office. Asked for an exterminator and they sent a maintenance guy with a can of spray. But, i find it funny how they charge 1500 and up to live here when the cost of living here with all the issues should be nomore than 700 dollars. One of the worse decisions i ever made was moving into this apartment. I can not wait until my lease is up!
One of the best apartment complexes ever. It over looks the Wissahickon Valle park, larger and better than Central Park in NYC. Most each unit has multiple balconies to enjoy the views and amazing fresh air. The complex also has a nice, large pool. There is also a gym. I really love this place and its worth it if you are lucky enough to get a unit!

Hello, I have lived here since April 2016 and I used to absolutely love this place. Now I honestly do not enjoy it anymore. I no longer feel comfortable in my home. I feel as though maintenance and other outside companies need to enter your apartment too often without even attempting a time and date for you to be home. I was on vacation last month and a exterminator entered while I wasn’t there and left my bed and the couch a mess and ended up locking my cat in a room because he closed the door and the cat went 22 hours without food. Office staff apologized but barely showed concern or resolution for my issue. I honestly am very anxious now about leaving or allowing company to enter. I feel violated and disrespected. I felt previous staff was kinder and more considerate. They constantly change rules and regulations here and it feels as though I’m not paying $1400 to live here, and as if this wasn’t my apartment. The property however is very beautiful and neighborhood is nice but I don’t feel respected or comfortable here anymore.
I moved into this beautiful community a little while ago and have loved my experience. From being welcomed and helped by the most wonderful leasing office staff to moving into my spacious new place, there was not any need left untended to by the staff. The apartment itself is luxuriously spacious and has ample closet space. As someone who loves to cook the renovated kitchens with sleek stone tile and gas cooking appliances make it a pleasure to bake and cook in; and the convivence of having large new washer and dryers in the unit cant be beat. ( at least for me)The grounds are well maintained and manicured. The amenities at the complex truly cant be beat. The gym is an amazing place that offers not only a quiet and almost personal gym experience but it is clean and has a large offering of machines to workout on. The dog washing room has been an incredible help as someone who hates messing up my home with dog fur and smell. Having 24 hr access to a place to clean messy pets is truly a blessing. My family has enjoyed the large childrens park as well, as it suits all ages with a smaller set of equipment for the young ones and a truly adventurous space for older kids to climb as well as outdoor workout stations!Henry on the park seems to me to be the perfect place to call home. Being surround by the unbeatable views of nature, in a quiet and safe neighborhood tucked away so close to everything is a dream come true and we cant wait to use the pool this summer. I have lived here for almost 4 years, and I must say that I have enjoyed living here. Im only moving due to the need to save up for an actual house, so it has nothing to do with my experience here. Like any other apartment complex, theres issues here and there, but I feel like the maintenance crew is pretty quick with coming out to fix any issues. The grounds are kept very nicely. Theres a little slowness when it comes to clearing snow out sometimes, but for the most part, they do a good job at getting the snow and ice up. I live in the B building (which I feel is the best), and have always had friendly encounters with my neighbors who live in the building thankfully.I give a lot of praise to Lorenzo, the Assistant Property Manager. Since hes been here, he has been nothing but helpful to my fiance and I. He is very professional and he is very efficient. I know that when I go to him with a problem, he will rectify it as soon as possible. As a tenant, I appreciate the extra effort put forth to take care of issues that may arise.All in all, this is a nice place to live. I cant speak for what goes on in other buildings on the property, but I had minimal issues in both apartments that Ive been in while living in the B building. The apartments are very spacious, the balconies are very nice sizes, and there are washers and dryers inside the apartments (major plus). If the rent werent so expensive, we would stay. Since we have saving to do, we are looking to move into a more affordable place.
While the place looks very beautiful on the outside and at first glance on the inside... the rodent problem is horrible. I can barely sleep from the rodents running and playing over my head all night. You can hear their names running in the ceiling. I have had so many mice and I have only been a tenant since May. I keep my apartment very clean why is it so many mice. I have had a leak in one of my bedrooms. My tub is peeling because it was painted... the screen in the door keeps ripping because it was never new. My sliding door has times it won’t lock at all and that’s an entrance to the house smh so glad I have an alarm system... oh did I say mice in my apartment and in the ceiling having a ball. And please don’t let me get started with the trash chute it’s utterly disgusting... the dumpsters out in the parking lot is unbelievably disgusting... it mines well not be there because it’s trash, furniture and everything else all around where the trash should go. No one is coming to dump the dumpsters... is been like that the past month and half.... oh and the mice is horrible... the air condition spell like eggs or some one died when you cut it on. It’s probably the rodents that’s running up there or something died in the vent... I am strongly thinking about moving out soon and fighting the remaining cost in court. I can not take this and my children shouldn’t have to be scared all the time from rodents everywhere, they complain throughout the night about being scared the rodents will come through the ceiling
If I could give negative stars I would. DO NOT live here you will regret it. The model apartment that they show you does NOT look like the other apartments. The staff will lie to you about everything and they do not help with anything. I read the reviews and thought because it was under new management it would be different. I even asked about the reviews thin walls/ ceilings, maintenance, bugs/mice, and if they would come into your apartment if you dont allow access. They reassured me all of these problems were fixed. The first week I was there I put in maintenance request to fix the rippled carpet and specifically asked if no one answered do NOT enter. I was 5 months pregnant at the time so I would take naps throughout the day. No one informed to tell me maintenance was going to be coming that day and even though I specifically put in the maintenance request that they do not have access they came in my home anyways. The only reason I knew they entered my home is because the leasing office called and told me maintenance tried to come in but my dog was out. My husband was not home, Im 5 months pregnant, naked, and sleeping in my bedroom!! I was mortified!!The inside of the building smells like garbage because theres a trash chute on every floor that fills up to the capacity. Outside even in the winter it smells like hot dog poo so you can only imagine what it smells like in the summer. I refused to go on the two balconies because of the smell and the mold. Maintenance does patch jobs with absolutely everything so whatever you need fixed will be broken again within a few days or weeks. Because of the trash chute theres bugs and mice!! The makeup vanity they so highly advertise you cant even use because the lighting is so dark. My husband and I lived in the B building for 9 months we wanted to move out since day one! You would think because the rent alone is so high you would get what you paid for you are sadly mistaken.

I wish I can give this place negative 5 stars. They advertise so many Apts for rent but yet I can not get someone on the phone. When I did get someone on the phone the girl gave me attitude like I was interrupting her movie or something. Unacceptable and Im surprised this place is a functioning business.
DO NOT LIVE HERE.I cannot be more clear on that. Moving here was a huge mistake. The office staff lied about the safety of the complex, the terms of the lease and how utilities are billed. The office staff is unresponsive. I have witnessed drugs being sold in and out of my building. They left our building without a front door that locked for over a month. During the snow storm walk ways were never shoveled. Maintenance requests that were put in in November still have not been fulfilled.Now that they have started this window installation project our apartment is a mess. We were given less than 24 hours notice about their entry into the apartment, during which their staff broke an item that wasnt even near the construction area. We were left for 5 days, during which it SNOWED with windows that didnt fit in the walls and created holes making our apartment freezing.Rent is way too high to be living like this.
I moved in October 2017, and the only reason I will be moving out next month is because I have to relocate to a different state. This has been a lovely place to live - very well-maintained, management is always in the office and very responsive, maintenance will take care of work orders same day, amenities are great, and the community is very friendly. This is the best bang for your buck place in the area! Loved living here

Lived here for 6 months now and I like it. Apparently the property changed ownership at the beginning of the year but now it seems to be running much better. Location is good, my apartment is a nice size and the pool is great in the summer.

You can hear EVERYTHING in these apartments!!!! The walls are like tissue paper. I wanted to love this place, but for the same price in this area go anywhere else!!! Its so not worth hating where you live. I CANNOT WAIT UNTIL MY LEASE IS UP!!!
Apartment on the whole is a beautiful experience to live in, nice locality, all facilities like gym, swimming pool are maintained neat, washer dryer inside home. Except for mice issues, exterminator takes steps to kill them but it keeps coming. Trash within or outside building are sometimes not cleaned on time.
Very friendly community. The new management is doing a better job than the old and is almost always responsive. Theyre renovating like crazy- new windows, new landscaping, paving/painting, making it a much better community. Plus theyre actually having events like resident appreciation week and other opportunities to get to know your neighbors! Plus its easily accessible to public transportation downtown, and close to grocery stores, takeout, and more. #morganproperties
I was waiting to review this place until after we move out (weve been here for 4 years and cant wait to be free of this place!), but since the murder of a cocaine dealer that occurred here this past weekend, I thought I would go ahead and submit my review now. To start, let me repeat, there was a drug-deal-murder this past weekend, while I know these things can happen anywhere, I believe this is a direct symptom of the owners and management. Ive never seen the manager in two years outside of her office, she never walks around the property and she never interacts with anyone so there is no way she knows whats going on here. Furthermore, weve been telling them they need to hire security for almost two years now since the property was taken over by a new company and nobody did anything; I would bet they hire somebody as a reaction, but knowing them who knows. Lets see, what else. The gym is unsupervised and always dirty. Kids break the machines and throw rocks at the glass windows and instead of management doing something they just put wood up over the broken glass. There is black mold all over the place as well, which when it finally creeps through the walls we, the residents, are the ones who have to get management to do something as they are unaware of all things going on around the property; oh, and ac/heat unit has been broken for six-months now so exercising is either freezing or stifling. The pool was OK until management let high-school kids who smoke weed and drink while on duty take charge; Ive even seen residents give the lifeguards beer. Again, I believe this is a reflection of management-why arent they supervising this? How do they not know and if they do, why arent they doing anything? We live in a redone apartment and all the redos are just cheap quick fixes, like the hardwood floor in the kitchen that is really just contact paper. Basically, this place is fake. The location is great and some of the maintenance workers are good, which is great since youll be needing them time and time again. Which reminds me, we had a drain pipe form the tub that didnt drain for almost two years and it took us threatening management with a lawsuit and with notifying the authorities for them to do anything. Its a shame, we loved this place when we first moved in, but since new ownership took over, this place has become a dumpster fire. Needless to say, dont move here.
I really enjoyed it here when I first moved in,location,amenities,etc.... But this place has a lot of stuff with them,from the rodents and creepy crawlers,to them taking you to court if youre a second late with rent.Lived here over a year never received a gym pass,front door access,etc...Weve had leaks and the list goes on.Our rent is very expensive to be treated anyway,it just goes to show all they care about is money.Nothing more,good luck to future tenants. But beware!!!!
I moved into HOTP in 2017, at that time it was very nice I even encouraged a friend to move it. Now Im not feeling so proud my encouragement. My friend was late with her rent a they stopped her from gaining access to the gym, pool and package room 😕. Since the new management personal started in 2018, there is a big difference here. The office staff is very inconsiderate and rude, I have yet to meet the manager (there has been several) maintenance orders go unattended as there is only two maintenance staff for six buildings. We used to have our buildings cleaned daily now when you walk in the buildings its a dirty mess. Lets not mention the mice problem, being honest there is an exterminator weekly but when he came he only put down sticky traps. Thats something I could do. I dont want to see mice running around, then they charge you rent for a cat, if you consider getting one to stop the mice.While I love the area and was hoping the problems here would get better it hasnt yet. I really want to remain living here, but I can not continue paying for what I thought was a luxury apartment (with rent increase yearly), when its looking more like a PHA project. Place is a dump. Roaches, mice, garbage laying around, drug dealers getting shot and killed here, a property management that couldnt give a damn about anything. Dont believe the bought out 4/5 star reviews, just ask people who live here, theyll all have the same answer.
Since moving in back in April we have had nothing but issues any time weve needed assistance from the office staff. They do not respond to emails or through the site and it is RARE if someone actually answers the phone. While the maintenance staff is nice, they are anything but prompt. We had no light in our kitchen for over a week, after submitting 2 requests for service and when they finally did come, left a mess. We also noted several issues on our review form when we first moved in that were never addressed.The floor plans are wonderful, but I highly caution you to do your research and heed the reviews. Each tenant Ive come into contact with has voiced the exact same issues.
Ive lived here since October 2015 nearly 6 months now and I Love this place. The location is perfect, they grounds are well kept and request for maintenance is pretty much on point except for the new toilet that I have been asking for from day one. Otherwise, I am very happy here. Ive read were the staff is rude but I have not personally experienced that. From the time that I initially called to inquire about renting here until present day they have been polite and accommodating. I think this is a great place live and since Morgan Properties has taken over ownership lots of upgrades have occurred. I am sorry that others have not had the same experience that I have had but the way things are going Im sure Morgan Properties will address those concerns.
If google would let me post 0 stars I would. This place is awful. They AC backed up and we had flooding in our living room which they did not fix for weeks. From this we of course got mold which damaged some of my property. When they eventually came to check it out they lied to us and tried to tell us we did not have mold in our apartment. Within a month it happened a second time and they continued to say there was no mold and the carpets did not need to be replaced. Eventually, after a lot of work we got them to replace the carpet because our apartment smelled terrible, the mold was obvious, and we threatened to call the city. In addition, maintenance will generally take 2 weeks to respond and it took them 3 months to fully resolve our clogged bath tub resulting in us showering in ankle deep water. Then more recently I came home to a mouse on a mouse trap that we did not put there and there was no note from maintenance saying they had been in our apartment. We called maintenance who did nothing and they never followed up. In addition, we went into the office and the lady said she would follow up with us about the issue. Which they never follow up. For example, we never heard back from them about a refund for our electricity bill being $200 higher from them running fans in our apartment to dry it out and that was over 4 months ago. There is an obvious drug problem in this complex, package thieves, and the SWAT team has been seen here two times. The main office does not help with the package situation as they no longer accept packages either, because it would be too much work for them to do anything at all.
Me and my wife live here for about nine years now. And believe me it will not be ten. There all was trash no garbage in the hallways and mice running down the hallways. Cigarette smoking in the hallways and staircases. Cigarette butts on the floor. The cleaning crew they have is a joke. But look here let the rent be a couple hours late. You know the rest!!!! Call the leasing office about the problem..You know the rest!!! They only care about the outside of the property. You know how it goes dressing up the outside . Dont care about the inside. So if youre in the market for a apartment....huh You know the rest!!!!
Rating is just about numbers. I gave a 4 star because of the Maintenance people who have shown efforts to come running to help you when you call for an emergency problem. They have also been courteous! If ratings are made on various criteria, reviews would be better. I would give Kim, the HOP Manager a 5 start for her professionalism in communicating and handling issues or complaints. A very fine lady! Excellent, very pleasant personality and I was so grateful she took the time to visit our unit to check the problems caused by the plumbing leaks on the walls and on the carpet. Finally, the scare of mold is addressed. Who does not love to stay in this loving complex close to nature? HOP is such a lovely place but the top management could still empower their people. I could give a rating of 5 should the top management continue to support their property personnel. I look at the problem as more of coming more from the system and not entirely from the personnel. A change seems to have been made now. It is only practical that managers take the time to talk to the renters and see whats going on in their units. It is a more proactive and effective way of making the residents feel valued. Some property managements even hold a get together meeting with tenants on reasonable schedules quarterly or so; or on a on a property anniversary or a significant historical celebration. This can create a culture of community and a culture of communication which are crucial to instill love and care for the property. Recently, it seems that cleaning the insides of the buildings is being given the attention. I just hope my fellow tenants will be more cooperative, especially with keeping the trash system clean. [Some people in our building just dump their huge bags that clog up the trash bin system making the ideal convenient system of throwing trash a pain. This is not HOPs fault but the one problem is that, the 3rd party service sometimes fail to clean up the trash, making it a appear an area of failure on HOP management team.] When there shall be consistency in the management care of tenants, I will not hesitate to give 5 star. I would rather not give a review when it is low but may be this will change. I hope that HOP Management will keep improving rather than deteriorating. I hope they will keep their good people too. I feel sad having seen the lost of some really good ones, in my experience here. HOP must continue to listen and keep these wonderful changes coming. Another way of showing care for tenants is for management to directly reach out on regular basis through email to ask and seek tenants their opinions or if they have any unmet concerns. This way, management dont miss out. As a large complex, scheduling can be hard, especially when there are not enough people to take care of everything at once. Tenants will stay and give good reviews when they are happy with the service. I look forward to giving HOP a rating of 5.

Hello I moved in in 2016 and used to love.since new management recently I advise no one to live here. This place is currently disgusting. I pay $20 for trash and the building trash shoot is broken and has been for weeks. They do nothing to support and continue to charge us. I’m so disappointed and honestly want to move right now. I’m walking out my apartment to garbage smells and overflowing trash cans for weeks.
Unreal how rude the office staff are and completely unhelpful. Had a pipe break on the floor above me and came into my apartment and ruined items. Office staff could care less on making it right. They had names on the lease that lived there 3 years prior and took them a year to fix it. Constantly back and forth. Cannot get out of there soon enough.

I CAUGHT A MAN MASTERBATING IN ADDITION TO they have contracts for MENTAL disabled people to live in the Units with No one cleaning up behind them hence, the rats and mice infestion. The office staff is rude and unprofessional and theres a horrible spider problem due to the park behind the buildings... DONT DO IT!!! I WARNNED U

I’m only giving 1 star and that’s for the neighbors in my building, who are friendly and constantly looking out for those in the building. This property is awful. Your emails to management go unanswered. The smell from trash chute makes your stomach turn. Trash piles up and it takes forever for it to be removed. Cleaning company must have left, the elevators and common areas are unclean. Maintenance issues takes weeks to address, if even addressed. Rodent issues, so happy I have a cat. Loud music and children running in and out of gym while trying to work out. The list goes on and on. Once my lease is up, I’m moving from this complex. It’s funny how we receive email blasts constantly leading up to rent being due on the first. However, upper management can’t get this complex and all the issues under control. Let alone answer emails that are sent through resident portal.
If the apartment wasnt decent sized and the grounds kept in fairly decent shape, I would be sad there isnt a zero start rating. The office staff are terrible. They are rude and dont believe in customer service. They treat you like youre an interruption to their day and that if you have an issue, it is probably your fault. We switched apartments and the first month in the new apartment, the neighbors fire alarm low battery beeped non-stop for over a month. They said they couldnt figure out why and that we would just have to live with it. They enter the apartment without notification and for a non-emergency, and then get mad when your dog barks and snarls at them. We have told them several times not to enter the apartment unless we know in advance so we can secure our dog, but they continue to try and enter. They told us to put a note on our door to let them know they cant enter. apparently it is too hard to check the notes on the apartment to see if they can enter. They do a crappy job fixing things. Unless you want to pay substantially more for an upgraded apartment the appliances are pushing 15-20 years old. Like others have stated, the snow removal is abysmal. They do a terrible job of snow removal and usually plow your car in to a spot and you have to dig it out. They wont salt/shovel walkways until it has completely stopped snowing so it builds up and gets slippery. They dont clean the hallways or entry ways very often and there is usually dog pee or spit in the elevators. As soon as we can find something else, we will be out of here!! And yes, they raise the rent an exorbitant amount every year, usually several hundred dollars.

DO NOT LIVE HEREThe property is very nice, nice amenities, well finished apartments. The management at at this place is easily the worst Ive dealt with in my entire life. Emegencies seem to pop out of nowhere and suddenly water gets shut off for 24 hours but when tenants have real emergencies there is no response until its convenient for maintenance to come out.Moreover, heaven help you if your bank happens to hold a rental payment more than an hour past due. Youll be threatened with a lawsuit before you know it! When it comes to communication, the management here is basically on a tin can with strings system and nothing ever gets relayed to tenants until after information is pertinent and even then, they fail to grasp this concept of using email or a telephone.Jamie Renn and Lorenzo Jackson are at the head of this problem. Neither of them ever meet prospective tenants but they seem to be responsible for every single problem with the place. This has persisted through different owners of the property and frankly, Morgan Properties would be well advised to get rid of both of them. They show no respect or decency toward renters and frankly, they deserve none in return.
Weve been living here for a couple of years now. Ever since the property manager changed back in 2016, the resident services/leasing office/and maintenance has gone downhill. Weve had two different infestations that management at first refused to address. Once they finally sent maintenance after threats to withhold rent were made, the problem was never resolved. We have had a roach infestation and a mouse infestation inside the apartment. With the mouse infestation, maintenance found two dead mice baked under our oven. Its disgusting and management only puts bandaids like patching the holes in the wall instead of addressing the larger problem, which makes me think other apartments are experiencing the same problems. They also upgraded the outside parts of the property but the inside of the apartments are old and are in need of updating. Our carpet is so old it bubbles up and pops when you walk on it. For $1400/mo for a one bedroom apartment, I expect to live in a habitable place.*Update: This place needs to be condemned. Since this post was originally made, we have continued to see mice in our kitchen. Most recently, we saw a mouse run across our living room and enter the HVAC cold air return vent. Now we can hear it running around above our heads. Nothing like the smell of mice everytime the heat kicks on. We have expended almost $100 of our own money buying mice traps, mice glue, peppermint oil, etc. because the exterminator and maintenance management sends are evidently incompetent. The place is without a doubt infested. If you drive by you can even see the mice houses they have around the bottom exteriors of the buildings. Residents are moving out in swarms. If you try to move out before your lease is up, they try to charge you an extra month of rent. Management and leasing office staff are a joke. They would rather fight with you than resolve problems. They could care less that we have an infant living in our apartment in these conditions. Seriously avoid this place like the plague, or else you might just catch the plague from the rodents.Update 4/24/19Clearly management has stooped to the level of paying for reviews. Speaking with multiple neighbors in our building, the general consensus is that everyone is moving out when their leases are up. These are long-term residents that just cant deal with the rodent infestation, the lack of maintenance, and the horrible office staff. Just last week I was stuck in the elevator for an hour and had to be rescued by the fire department. While waiting to be rescued, a neighbor told my husband that the week before he too got stuck in the elevator for a half hour. The elevators randomly go out of service at least once or twice per month, and this used to be the least of my worries with everything else going on in the complex. Really, do yourself a favor and drive around and ask residents about their experience living here before you decide to sign the lease. Theyll sell you the dream but as soon as you sign that lease, everything changes.
This place is really really really bad. I swear to god that i wish i didnt come to to this place and have the contract. when I moved in, the AC wasnt working and it took them 24 days to fix it, I swear i count it day per day. it was hot and I came to the office like 9 times and they keep lying by saying we order parts while there is no parts and when you tll them that your coworker told me about the parts you ordering they would say which parts. and when the bathrooms toilet was Clogged, It took them 11 days to fix. that comes after coming to the office so many times and they ask about the problem every time you come like you never come. I called them in the day number 10 for the toilet and one of the office worker put me in hold and say Ill get back to you and she never did, I was at the school when she put me in hold, I drove the car to the office and I went in while i was still in hold in the phone, I asked why you put me in hold and you didnt get back to me, she said that I hang up. So, I showed her that phone while it was in hold and she said that she doesnt know what happened. I swear the staff of the office are not honest and they didnt respect the residents.
I moved into Henry on the Park on July 14th, 2017. Upon my moving in, I was given an Inspection Report to complete and return no later than July 18th in which I had returned to the Leasing Office on July 16th. There were more than several items on the Inspection Report that needed to be addressed, those items being:Water stains on the ceiling of my living room, and on the ceiling tiles in my KitchenOne oven rackAn empty cabinet in the kitchen for where you would put dishes. It is a large caddy cabinet that cannot be utilized appropriately due to there not being a shelf inserted.My dishwasher- the lid that holds the detergent does not close. So every time I call myself washing my dishes, they arent washing as they should because the detergent is leaking out before its even time too for the cycle. If I have not used my dishwasher even not to its fullest capacity, that would be even worse in that I am paying for an amenity that I cannot use as it was designed.My Washing Machine- When you select to use hot water for your washing cycle, cold water is what is dispensed. Similarly, when you select cold water for your washing cycle, hot water is dispensed.In the Master Bathroom- there looks to have been a repair done around my shower head that was patched up and spackeled but was not sanded nor painted over. In addition, there are multiple moisture bubbles underneath the paint on my bathroom wall around the mirror over my sink. 2 Vanity Bulbs are Blown and the Exhaust in the Bathroom does not work, yet there is an exhaust opening; weird. Should it be functional or not? Finally, surrounding the neck of my toilet are damaged/stained tiles that I cant even begin to explain.Common Bathroom- the toilet seat is brokenMicrowave- the Microwave was dirty (food particles) upon my moving in. Of course, I have since cleaned it myself but definitely should have been cleaned prior to my moving in.These are only the things I can remember off the top of my head, but nevertheless are significant when you are paying as much in rent as they are charging.It is such a shame, that the Leasing Agents know who I am at this point and not because Ive been a tenant at the Apartment Complex for quite some time but because I have had to physically walk into the Office every other day since a week after I turned in my Inspection Report to ask for an update on when the items would be fixed and/or replaced. No one wants to begin what I had hoped would be a longstanding relationship in this manner.Upon my moving in, I was excited! The grounds are beautiful and the amenities are very accommodating. However, the inner dealings you have to deal with upon moving in is something that I would never refer to anyone that I know.I really thought that moving into the Roxborough Area, I would be leaving this kind of inconvenience, lack of professionalism and disregard for customer service behind in those other areas of the city that you would kind of expect this behavior. Not that anyone should be treated in this way, but I thought the old saying would be valid- you get what you pay for. In this complex, I am not receiving what I am paying for as the rent is not cheap.Oh and did I mention that I STILL DO NOT have a mailbox key and I moved in on July 14th! I too have had to keep walking in and calling to receive updates on this as well. Had I not continued to walk in the Leasing Office inquiring about the items that should not exist because the apartment should have been inspected thoroughly prior to it being re-leased, no one would have contacted me to ensure that my issues were resolved and that the relationship between I and the Apartment was repaired.I work in Customer Service and have been for over 12 years. When I asked the Property Manager (Jaime) how I would be compensated for the inconvenience, unprofessionalism and lack of service; her response to me was that unfortunately, we do not offer anything for work order delays. These items are not workorder delays, but items that should have been completed before I moved in.
Do not live here!!!... I lived here for several years and the experience just got worse and worse. The office is unresponsive to Maintenance complaints, my balcony door remained broken and unable to lock for over a year, that was after several requests for them to come fix( I could go on and on with the list of things they never fixed) ... Biggest problem with this place is the women running the office and many of the staff members..they are rude and incompetent!! She is a puppet who takes no responsibility... She often will just say, Ill tell the company about your concern, rather than taking control of the property she was put in charge of running. Bottom line everything is a hassle when dealing with the office and they have poor, poor communication skills.. they managed to make a place with a lot of potential for good, a miserable place to live... I have many friends looking to move in the near future and I will be sure to tell them to stay far, far away from this place... Many better options in the same area. By the way, I NEVER write reviews, but if I can prevent even one person, one family from having the same experience many have here, I will do my part.
I lived here for a little over two years, with both Berkshire and then Morgan Properties as managing companies. I moved out because I was leaving the state.Overall, I was very happy living here. I think the size and appliances in the apartments, along with the communitys amenities, were pretty good for the price. I really enjoyed having a large balcony, even in our one bedroom. The location is great - Roxborough is a nice part of the city, the Wissahickon Valley park is right next to the complex, and there are plenty of convenient shopping centers nearby. Plus, the 9 and the 27 bus, both within walking distance, go through Manayunk and into center city if needed. The Norristown train line is also a short drive away.We never heard our neighbors from inside our own apartment, and sometimes wondered if theyd moved out because of how quiet it is. Maintenance requests were fulfilled in a very reasonable time frame. The leasing office was always fairly easy for us to work with, but we never really had any major issues to bring to them. Lorenzo was probably the person I saw most frequently when I did have to go to the office, and I thought he did a great job. Always on top of things, and very friendly.The only issue I would bring up is that several things I ordered online were lost. I dont think theres much of anything management can do about this. Delivery drivers just dont follow the instructions to leave packages with the leasing office. I honestly gave up online shopping for the most part, because it wasnt worth it with how frequently things werent delivered. But if youre trying to kick an Amazon habit, maybe thats a good thing.
I really dont know where to begin. If i was allowed to put no stars i would. This is the worst apartment complex i have ever lived in. Yes the outside and inside of the apartment is nice but the lack of professionalism with the staff in the leasing office is the down fall for this company. I have been living here since march 14th 2016 and came across more problems i have ever had. For one, it was very difficult getting in touch with someone at the leasing office. Either there is no one there or no one is picking up. I was having a maintenance issue and called to put a ticket in. This has happen twice with myself and my boyfriend who also lives there. The maintenance people knocks on the door and if you dont answer they just walk in. No one notifies you when they are coming or they dont give you a specific time to let you know they are coming. I was not properly dressed and the maintenance man came in while i was sleep with no clothes on. The only reason why i jumped up was because of my dog. This is a major issue and this needs to be address especially for the safety of both tenants and maintenance. Another issue i recently had was when my building changed the entrance locks and didnt notify anyone until the day they changed the locks when people was at work. I came home to a sign on the door saying to go to the leasing office to get the keys when the leasing office was closed. They provided a number to call and no one answered. I waited outside for roughly 45mins until someone walked by and let me in. I had a animal that was in the cage for a long period of time that was stuck in the house for an extra 45mins. If was to keep going on the complaints Ive had i will be typing all day. If you an email to the property manager and still received no response. If you are looking to live here I repeat do not spend your money on this nonprofessional place. If i could break this lease i would TODAY!!!
Dont live here! The office does a terrible job! They lose papers and then blames you for not returning it. They get a package but lose it and forget to put a note to pick up the package. They really dont care as long as you pay the rent. But they are very disorganized. They also turn off the water at least once a month. The only good thing about this apartment is the location. But then again there are other apts in this neighborhood.

Where do I start.......My balcony has a hole in it...and a huge crack...that they only patched...the patch work has worn off....parking regulations are ignored....buildings are constantly be left unsecure.....my wife got stuck in the elevator for 40 minutes......the outward appearances would lead you to believe that they care about their residents. ...but the inner workings prove otherwise........the property management could use sensitivity training.......the price is ridiculously high.....and is increased substantially every year and they claim its because of Fair Housing......I could sit here all day but got better things to do. .....

Beware of mice!!!! Management handling issue very poorly. This issue has been going on for several months and myself and other neighbors have been complaining about this issue frequently. I swore up and down this would be where I stay for atleast 3-4 years when I moved in last May, but come this June when my lease is up, my family and I are getting out of here.
Absolutely rude and unhelpful. They only care about collecting rent when you are living there. I have been trying to get them to resolve an issue for me for over 6 months and everyone in the office has given me their ass to kiss. I am glad my husband and I moved I hate this place.
The living part is ok, the professionalism of the staff is sub-par at best.
