Hickory Ridge Property Manager Mandy Mower is a Liar and Scam star!! as she deny what is promised on paper. After renewal she promised on paper to have a complimentary carpet cleaning and scheduled carpet cleaning with out asking for availablility of tenant and after we request to post pone it and reach out to her she denying the carpet cleaning and she says carpet cleaning company is paid. There is no doubt Carpet cleaning Scam is going under super vision of Mandy Mower the lying queen and scam star!!Roger Daniel: Paying Carpet cleaner without cleaning the apartment is a pure scam!! Hope you are aware of this new Scam in your property empire as I learnt that property manager is a scam star after living 6 years in the same property !!
Have been living here for more than a year and had a pleasant experience. The staff is amazing and all my maintenance requests are fulfilled on a timely manner. Its a decent apartment for the price and close to all grocery shops. The only downside is that you have to pay for guest parking.
Living here was a horrible experience that we are still dealing with. We lived here for two years (2016-2017) because it was seemingly affordable and pet friendly. I had read reviews about how difficult it was to move out with out loads of additional fees. I thought we could handle it because our family is involved in rental properties. We had a professional cleaning service come in and clean the entire apartment. We paid to have the carpets cleaned. We replaced lightbulbs, batteries and replaced stove top cookers and anything that was not in pristine condition, figuring we would be fine with spending the additional money before they charged us an arm and a leg for anything they could. We scheduled a walk through with management and they told us we would not be charged. They still fined us several hundred dollars upon moving out, charged us for keys and parking passes that were returned, and claimed that several items around our apartment needed repaired. There was nothing we could do to dispute these charges and three years later debt collectors are still calling. We tried as hard as we could to avoid any sort of issues upon moving out and still owe. Ive lived in so many apartments and never had any issues aside from Hickory Ridge. Please reconsider living here, unless you are willing to pay a HEFTY fee when you leave. Oh and the manager is a piece of work.
After almost 2 years after I vacated the house and paid all the dues, They sent a my details to collection which only i came to know through my credit report. No one contacted me earlier. When I collections company, apparently Hickory ridge people gave one wrong letter in my email address and one wrong digit in my phone number. So Collections guys couldnt reach me. They have put me in the delinquency list.When I tried contact hickory ridge, Laura said I dont owe any money to them and she will talk to collections people and update. Its been a month now, she never called me back with any update. I tried reaching them like 10-15 times. It goes to voice mails. This has costed me 100 credit points for money which I dont even owe to anyone.Absolute negligence from Hickory ridge management. Be aware of them and stay away.
We lived here very enjoyably for 2+ years. Today I settled my account and I am in a position to write a review. Having lived in the area for 3 years I can say, this apartment is the best in about 5 miles radius. My lease terms for this place were probably one of the best of those I signed in last so many years. Rent is most reasonable for what school district is assigned, proximity to medical, grocery and other stores and peaceful neighborhood. It’s a highly cosmopolitan society with fair mix of all cultures. All festivals seems lively there. It is One of the communities that has a pool (small size), but almost useless gym ( something for a snowy day) and small child play area and courts. We lived in a remodeled apartment so we got nice quality appliances etc. ( highly recommended). Recommendation: Take first floor or second floor and avoid basement floor. bad ratings for this place are mainly for old management. But I am a fan of current office ( special thanks to Mandy for making our stay so enjoyable) she is an example of good property manager. The maintenance staff was also very good. We received a great support day or night, weekday or weekend. In reality the only thing we did not liked was the age of apartment but that gets sorted out to great extent in case of remodeled apartment. I would certainly recommend Hickory Ridge if you want to move in that area.
Neighborhood is very safe. Highly rated schools with bus transportation right at the entrance. Most tenants are professionals or families.Office Maintenance and Cleaning staff are caring, efficient, helpful, friendly, knowledgeable. The staff is extremely responsive to calls and online. I never have a problem catching them in the office, either. They are great and make it worth it with their customer service.Cost of Apartments, reasonable and affordable. There aren’t any crazy hidden fees.Size of apartments, spacious bedrooms and sufficient space in all other living areas as well. Dishwasher!We rent an apartment which has been updated and I like the look of the place. The outer building doors are controlled access doors. You have to have a key or be buzzed in.Online bill pay, which includes water, sewer, trash - and soon internet - in my rent payment. You view your lease online AND you request maintenance very easily online, as well.They pay for any and all pest control treatments needed AND treat all buildings on a schedule, as well.Parking is never a problem. Available covered parking or garages, on site, to rent as well.Pets - even large dogs! - are accepted and there’s a really great gated dog park. There are several “potty stations,” as well. All dogs are required to be up-to-date on all shots so nobody’s animals are running around, non-vaccinated.Lots of amenities and bonuses There’s a pool, gym, dog wash and package room, playground, basketball, volleyball, Clubhouse, grilling and picnic areas, pay laundry in every building, & lots of dumpsters. Families are active in warm weather and there isn’t any scary or inappropriate activities going on.
Pest control is low. First 6 mos roach infestation. Summer months are when the ants invade the window seals. Mice all year around.
I am preparing lawsuit against hickory ridge and Patrice Wilson as we speak. Maybe new manager is better, however do not I repeat do not rent here seek other options!
I live here right now and Im telling anyone who is looking to move.this is not the place to move.I seen a mouse in my apartment today and told them and they offered a mouse trap.instead of an exterminator
Mandy the manger is the best she has gone over and above! Maintenance is very quick about repairs and does a good job. Secure place to live with kids. Pool, fitness center, dog grooming station,basketball court, volley ball, this place has alot to offer.
Love the renovations! The apartment had new flooring, carpet, kitchen cabinets, and appliances put in before we moved in. Feel very lucky because Im allergic to dust, cats, and mold. They are very timely with filter changes (x2 per year) as well.
I have lived here two weeks. I dont recommend this apartment complex to anyone. It is noisy. Your upstairs ceiling creeks loudly from every stomp your upstairs neighbor makes. Contractors were replacing windows sliding patio doors. My safety and security security of me, my dog, and were put at risk because contractors left my door unlocked . They left notes that if we didnt move our property 5 feet away from the doors and windows that we were going g to have a fine. What about us Tennants on our side of the deal? Contractors left dirt stains on carpet.i have lived in many apartment complexes. I can compare. This is the worst.
This is above average apartment which is in Dunlap school district(best one here). It offers playground for kids, 3 pre-schools nearby, basketball court, swimming pool, and conveniently located in happening area. Maintenance calls are answered, maintenance issues were there but resolved to their best, office administration listens most of the time. If you are ok with slightly old apartments, but with decent amenities within and outside for families at reasonable prices, it is good place to stay.
The units are okay to live, management is not so gr8 and not very responsive. Maintenance very poor. one should call leasing office several times then also no will turn up. they say if something is not okay, tenants have to make habit of living with it. Some examples your flush is not working, balcony blinds is not working, dishwasher not working, door bell is not working, stove is not working etc. For any kind of Maintenance request be prepared to call leasing several times, firstly maintenance will never turn up, by mistake if they do, they claim that this cant be fixed and tenant has to pay for fixing it. Yes you heard it right tenant has to pay for it, otherwise you have to live with that as is..
Worst apartments that I ever lived!!!This property is maintained by bunch of fools who doesnt even bother about the reviews on here. My first regret is to deal with un professional, no courtesy, blood suckers, artificial women in the leasing office, I dont understand how they are still working there with all the hate from majority of the residents. I want some to understand how come a paper print could cost 30 f** dollars.There are better apartments in Peoria, Stay away from this one.
We looked at a older apartment because the upgraded option was not yet available. I specifically asked the lady showing us the apartment, this is exactly what the apartment looks like with updated wood floors, cabinets and countertops. Saturday 11/7 we moved into an apartment with no wood floors in the dining area or hallway - (even advertised on the site) We had already paid for a U-Haul, already took time out of friends day to help us move and we had to move somewhere that day. When we finally got down to the leasing office to talk to them - I spoke to Alyson initially and her response was Ive only been here for a month as if her not being trained properly was somehow our fault and then I asked to speak to the manager who is Mandy. The girl that had us sign our final move in paperwork on Saturday before we went into the apartment for the first time; while her husband sat in the office with us while she went through it - very unprofessional. When I spoke to her on Sunday, she became very defensive and VERY rude. Neither of them had the courtesy to apologize and Mandy was arguing with us and basically trying to blame us for the misunderstanding; all the while pulled out a sheet that had a breakdown of every apartment and was so incompetent she didnt even pay attention to what apartment number she was reading from. I asked for the owners name and number and her response was its on the front door. A good portion of why we chose this complex is because of the wood floors and I asked Allyson specific questions when looking at the apartment. I do not recommend anyone living in this complex because they are not organized, dependable or at all adequate customer service. I do not know how they have their jobs but should not being leasing agents. I would expect a leasing agent of a complex to know what they are selling and to know each and every apartment in the building. They are lazy with no knowledge and we will not be re-signing our lease. They are the reason this complex has lost our future business and will not have anything positive to share with friends and family.
They are okay... until you want to leave. They charge you 300 dollars for a dog to be on the premises on top of 25 a month in pent rent. One would think that all of that money (totaling 600 dollars for one year) would go toward small damages that might occur due to said pet. Nope. Despite the fact that we were great tenants who always paid our rent on time or early, referred people to their apartments, and never had any complaints against us, we received a notice in the mail saying we owed them money for a pet stain. According to their property manager, all of these charges are for the privilege of having a pet on the property. However, you see no such language on the contract.If you are a pet owner trying to find an apartment that allows dogs of all sizes, I recommend trying Knoxville Pointe. Haymeadow also allows dogs up to 50 lbs the last time I checked.
Ive lived here for over eight years and enjoyed consistently prompt maintenance service, friendly and helpful property managers, and nice neighbors all in a quiet, woodsy and family friendly environment.
One of the most worst place to live. The management will show you hell. At least once in a month there will be a fire in these apartments. I was living for 1 year, the 2nd year, they did not reduce the rent even though, they were reduced for new tenents. Never ever come close to these apartments.

This is by far the worst apartment complex to live in within the Peoria IL area. Lost hundreds on food when they did not repair the fridge when I asked. They cater to the computer programmers that rent apts and work for statefarm. The office team is ridiculously dumb and will lie to you.
Poor Maintanance. Unplanned repairs water breaks.
Strictly stay away, they are earnign money by charging to clean the apt, and I paid $10 for single load of laundry, its the another income they have .....
Small apartments even with the 3 bedroom
Living there currently just towed my car for 200 dollars and loss of days work after i spoke with management and was told i could park where i parked.
Very unprofessional office manager, not ready to listen very rude and not helpful.

Management is horrible and will not take care of problems with tenants. Multiple complaints and nothing gets done. Might as well live on the street than live here.
