Building 5 always floods on the lower floor every time it rains heavy. They never do anything to fix the problem, they just put fans down and call it a day. Not sure if other buildings have this issue.

I have really good friends that live there and others that have lived there in the past. The office staff is AWESOME! Really responsive to problems and the maintenance staff is great. They are super fast at tackling problems and they keep you up to date if they need to order a part or something. The property itself is so pretty and the neighbors are really friendly and kind. When you talk to the staff you can tell they really like working there. They create a nice welcoming atmosphere. If I lived in town Id to live there.

I have recently renewed my lease and its been a good overall experience especially after the new management and overhaul of the common amenities like roads, corridors, washer, dryer etc.

The grounds are covered with trash theres pieces of metal all over stepped on a chunk of rusty metal and hurt my foot I feel the property needs some exterior attention

When i moved in over a year ago, there were terrible reviews leading up to new management. The new management has gone above and beyond to change the culture of how they handle their business. Very cool apartments. I really love the deceptively large floorplans and the brickwork. Also pretty reasonable rent for the size of the apartments. Great parking lot layout and theyre really quick with snow removal

Reply to owner :Ive never seen potholes this bad in my life until now since being in this area. You guys really need to get a different material for the road. Because the one you have now is very cheap and crumbles easily. Request to get a different type of road material that last like real cities do.Worst place Ive ever seen, potholes everywhere. Laundry rooms have mold and paint is peeling off. Absolutely disgusting. This is America, land with money. and Ive seen and been to forgin countries with better roads. Sad. Sad place.

I can’t speak for everyone’s experiences, but I’ve been living here for over two years. The quality of the experience is directly affected by the management, and I’ve seen three different companies run this complex. The current management is the best thus far. I was one of the people displaced by the fire in late February of 2019 and they worked tirelessly to ensure I was refunded my March rent while getting me a new apartment elsewhere in the complex as soon as possible. The management are friendly, helpful, and fast when issues do arise. The maintenance team arrives as promptly as possible and work pretty well to knock out whatever problem you may be experiencing.

Everyone at Brandywine is super friendly and always willing to help! They want their residents to feel welcome and taken care of at all times. Maintenance is also quick to fix something when it needs done. Very satisfied with Brandywine 👍🏻

I have been living here for a year now and sadly I am moving out. I have a new job and I need to leave but if I was staying in Peoria, I would continue to live here. The staff has been great and very attentive. I could always ask questions and they would give me answers or try to help me. The property is nice and all my neighbors were nice and quiet.This location was also great for work because I was able to get on the highway quickly. There is a lot of shopping near by and it isnt on the main road which is nice.I would definitely suggest this place to someone that needs a good apartment in Peoria.

Ive been living here for two years and I really like it. The location is close to just about everything. The area is surprisingly quiet considering how close it is to 74.The bedrooms are big and you get a lot of space for the price. The bathrooms are a little dated, but still in good shape. The water pressure in the shower is also great. The appliances in my apartment are relatively new and everything works well. There is also a large amount of storage throughout the entire apartment.Every issue Ive reported has been fixed by maintenance in two business days, tops.The apartments are also surprisingly soundproof. Ive never heard my nextdoor neighbors and the only thing I hear from my upstairs neighbors is the occasional footstep.

Just recently moved started off good but Lived there 2 years only stayed cause couldnt find a house we wanted to move in to and they raise the rent if you stay over a year and management changed multiple times and managment almost never answered the phone when calling to report a problem and never cleaned storage area after reporting the unsanitary conditions other tenants left food in it . The pools cleaned only once a week and There is a spider problem also and if stains, cracks, chips, or any issue in the apartment arent reported before you move in they will blame you n charge you for the repair n cleaning after you move out. Lastly someone cut the hose from the filler neck to the gas tank on my wifes car and stole the gas out of her car

I currently live here in a one bedroom and really regret my decision to move here. I read reviewed and still decided maybe people were exaggerating but we are not! The rooms are decent, big in size but extremely crappy! Maintenance never fixes anything wrong like the washers which havent worked in two weeks. $659 a month in this place doesnt get out to any use.

The location is very nice, its in the middle of everything that Peoria has to offer. They have a lot of space, and are very nice. The staff is the best part of this place though, I LOVE THEM.

I currently live here, and have for 6 months, and it is not worth the cost and hassle. I have heard rumors that apartments in the back are nicer, and are given to better tenants. We have had maintenance in at least once a month, usually more to fix issues ranging from a broken fridge to a rotted bathroom vanity. They did not process our rent one month, even though they had record of it being turned in, which almost resulted in our eviction. I had received several promises of calls to update about various issues, and we were never called once. There are inspections, but they will give you a day notice obscurely hidden on the back of a newsletter, and even if you are sleeping on your day off during the inspection, the staff will try to barge in your door. We had an ant problem that took half a week to be resolved that made our bathroom unusable. Our neighbor constantly plays loud music and stomps around, and until recently we had one that heavily smoked pot and likely dealt drugs, as there were constantly strange cars in the parking lot. I do not feel safe enough in my building to raise concerns with my neighbors first, and it seems as though nothing is done when complaints are raised to the office. The staff is mostly friendly, but wildly inconsistent, as there have been 3 or 4 new managers since we moved in. They are also impossible to get ahold of over the phone. Maintenance is the best part of this apartment complex, as they are prompt, friendly, and efficient.

I’ve lived here for 9 months and love it. A couple months into my lease, PMR companies took over and things are even better. Maintenance is amazing which was a big concern for me! They fix everything usually the day of and the guys are really nice. The apartments are spacious; living rooms are bigger than any other apt complex I’ve visited. I like the location too. It’s close to everything. I’ll be renewing my lease. I know there are some bad reviews on here; I guess keep in mind that there’s a new company so now things are different and better and also management can’t fix things they don’t know about!

2BR apartment; $809/mo. Lived there for one year. Mold throughout, mainly concentrated to bathroom and HVAC area. The refrigerator didnt work properly and half of the stovetop was non-functioning. Closet and bedroom doors would stick and be hard to open. Management was not customer service oriented, gave misleading/wrong information and none of our issues were fixed or addressed while we lived there.Lease was up in July. Verified the amount of notice they needed before we moved out with the front office as being 30 days. They ended up charging us for August saying they needed 60 days notice.Additionally someone in one of the basement units had rain coming in to their apt and were told to put a shower curtain on it until they could repair it in 2 weeks. There were two apartment fires on site in less than six months and a child drowned in the pool.Save your time, effort, energy and money and find somewhere else to live.

I lived here a short period of time in 2016. What they claimed and what was reality were totally different. The gym equipment was a safety hazard putting it nicely. I never got to use the tanning bed as it was always out of order. The washers and dryers in the clubhouse were filthy and had ink, dye and chewing gum in them. The washer in my building flooded the carpet every time it was used. I had to enter through the back of my building for 2 months (an unlit area ) due to construction to fix the front from flooding when any weather came in. Black mold in the bathrooms, couldnt swim in the pool without being stalked by management. Their coffee bar was a keirig in the office. No free internet access as advertised which was an issue until i could get cable installed. Worse yet, I would fall into sinkholes beside the sidewalks when walking my dogs, had a neighbor sitting on his porch naked and playing with himself when I walked my dogs, i would come home to my dogs being free from their cages in my bedroom closet and both the closet and bedroom doors closed. At least once a week, I would come home to fecal matter left in the guest bathroom. As a single female working 2/3rd shifts... I gave notice and moved!!!

Infested with rats. You come home at night and there are dozens of the running around the parking lot Garbage laying all round the dumpsters. Maintenance never fixes issues. They say they will return and never do. Their staff is constantly quitting or getting fired. They lost my rent for March and now Im dealing with that. Danielle who worked her briefly was constantly harrasing visitors and tenants. Shed patrol the parking lot asking who you were and where you were going. Cheap key broke off in the door and when I called them they quickly got off the phone both times. When I got home from work I was locked out of my apartment. I couldnt get ahold of anyone until the next day. They dont bother to listen when you call. They will get you off the phone or put you on hold while you are talking. Very disenchanted with this place. I cant enjoy the balcony because the loud air conditioners blasting. The water here leaves a white film on everything. The washers are always broken. Way overpriced. The hallways real of pot. The location is the only plus and the huge walk in closet. I can get a two bedroom for what I pay here. Not worth it!

Maintenance is kinda a joke but the management is quite nice and helpful.

I have lived here for 2yrs and have had nothing but problems. I now have rats in my apartment. Exterminater come put poison under sink. The dryer has been broken for weeks . Black mold in bathrooms. New windows were put in the day I moved in,very poorly installed air leaks around them. They left a gab around them you could see day light. And these are only half of what Ive put up with . I pay 810$ a month for this dump. Staff have lied many times. Only good thing about here is the location. Management have made so many promises and nothing changes except management third time in 2yrs.

New management is extremely lazy. Poor customer service. Poor plumbing system water does not stay hot while taking a shower for man than 15 minutes. Pool needs to be cleaned everyday instead of once a week.

While looking for apartments in the area I found the staff here very friendly. The model apartment they showed me looked nice, they refurbished the porches on each unit and were remodeling the clubhouse.

Don’t move here. They blame you though it is their problem. The water breaks into living room. It happened almost 3-4 times but they didn’t fix that. I complained them about pests when I move in and they blamed me in return that I’m responsible for that.

The apartments are ok. Some two bedrooms have two bathrooms and others have just one. One bedrooms are just that with a bathroom. The outside appearance has improved over the last year with new siding/painting, outside balconies, windows and sliding glass patio doors (allegedly thieves were breaking into tenants apartments through the old patio doors). There is a pool which is ok but just be forewarned that not all residents have manners nor do their offspring. This place is pet friendly but there are breed restrictions and you will pay more in monthly rental fees for your pet. There is also a laundry room in each building.

I emailed with simple questions inquiring about specials, rates, agreement conditions and I received a response right away by email but did not answer my questions. Instead the response was electronic and I was told to go to the website for all the detail information. This tells me enough that if I was a renter and needed questions answered directly, I will be redirected and I will have to find things out myself. The same would apply if I were to be a renter and I had problems and I needed their assistance.Not my type of service. Moving on.

Apartments have plentyof ammenties. The o ly draw back for me is there are no washer drier hookups but theyhave plenty of washers and a washroom at the clubhouse as well. The apartmwnts are being upgraded as they can do so. Maintenance is lways quick to rectify any problems.

Hi,I currently stay at 2 bd 2 bath and these apartments are large in size. But the security level of these apartments are very poor, Ive been burglarized here with no sign of force in any entrances to the apartment, which tells that some one has keys. And the management has done nothing to provide more security at the doors. Over all, i would give this place a 4 out of 10.

MAKE SURE you give 60days notice or they will make all your rent due upon leaving .cheap cilco during summer monthsHigh winter billsI had no problems untill May when my apartment filled with water and damaged carpet and water was going into my electrical circuits .I called mantience 4xs to fix it and not once did they ever .They drove my cilco bill up $50 dollars each month this happened plugging in there fans and auctioning the water out my carpet and haven’t even attempted to make it right .Living there wasn’t all bad good size apartment but there was a lot of cons to

They came to fix a leak in the water heater a week ago and havent been back to finish the job. Hall smells like drugs. And the neighbor comes out in her bra and panties. Everytime a male comes around. Neighbors are loud and play music to loud you cant stand it. People here are VERY rude. The office staff are very friendly.

I haved lived here for almost 3 years. When I first moved absolutley loved my apartment. Then a new neighbor moved in who played music too loud and always smoked pot. Once he came out in the hallway screaming and ranting. I wanted to move but I went and talked to the office and ultimately moved into a two bedroom in a different building. I think thats alot of peoples complaints though are thier neighboors. Not sure what can be done about that though. Size is great, cost is average, location is good. The minor things need not be over looked. Office staff is great!!

DO NOT DO BUSINESS WITH THESE CRIMINALS.This place has changed management companies so many times itll make your head spin. This new one dressed it up a bit, but you know the expression you can polish a turd.... They conveniently lost all the paperwork that would refund my deposit, moot point because it took them 11 months to respond to any phone calls or emails regarding the matter. Lets just say Im going to small claims to resolve it. The only reason I rented here was because its difficult to find a place allowing anything more than a yorkie anymore. Didnt keep the dog around too much, funny enough people in my building kept getting sick. When they resided (polish) you could see how wet and weathered the structure was, im thinking black mold was likely the culprit of the ailments. The maintenance crew didnt finish a repair job on a leaky pipe in the apartment above mine for the last 3 months at this place, if thats any indication of the work ethic around there. Long story short, if youd like to get sick and be robbed, as well as pay to do it then look no further. The Better Business Bureau is definitely hearing about this place and its management companies. The apartment complexes are in desperate need updating and repairs, however the pricing is very competitive.

This is not the place to RENT. Horribly rude management. My friends apartment was broken into and come to find out there have been 20+ burglaries in the apartment complex and the management company did not share this information with the tenants to take extra precautions for their safety. They were home when the break in happend. They broke in through the poor quality slider, by shimmying the slider open. Upon reporting to the property management they showed no empathy towards the situation and refused to let them out of the last two months of their lease. (They moved out immediately because the management company would not ensure their future safety). SPARE YOUR OWN PEACE OF MIND AND SECURITY AND LOOK ELSEWHERE.
