DO NOT LIVE HERE! The office are all scammers! There are other reviews with the same experience, I’m shocked this is a normal thing they do for extra money. They make you pay deposit to start the application BEFORE even showing you the apartment. Who does that? What if you don’t like the apartment? TOO BAD they will steal your deposit because they will refuse to even show you without filling out application first. No other apartments make you pay before you see. Some ppl pay because they desperately need to live somewhere. Don’t make the mistake I made! They are running a scam to pay themselves through unethical practices. Avoid this place at all costs. It is dirty, loud, unsafe. Needs to be investigated by the state. Nowhere to raise a family. They stole my deposit plus application fee over $350! Go down the street to a complex that is also tax credited if you need to rent income based. They at least have ethical business practice and better security and the price is almost the same. Read the reviews and trust them. Everyone can’t be lying.

Yea the apartments trash.Theres alot of roaches and baby spiders every were no matter how much you clean they still come out. The paint on the walls turns black after a while. The master bathroom and closet is very small. There carpet instead of hardwood like said on there page. They dont ever come to fix anything. Dont forget about the parking it Bad. Vistiors parking is all the way on the other side of the apartments and gets full fast.

This place is really nice and big but they have cheap blinds in 2 rooms but altho the apartments r really nice they have a washing room inside the apartments and a garage

I do not like it here. I walked outside and was towed. They towed me, not the car. It’s too difficult to explain. Also, I was attacked repeatedly by the local roaches. Why are there so many roaches? I am frightened. I will not be living here again, as I’m pretty sure the roaches killed me and now I’m in purgatory due to unfinished business. These apartments haunt my nightmares. I will not be living here again. These apartments turned me away from the whole city. I’ll be leaving all of Texas now. Thank you, Villas at Shaver, for destroying my love for Texas.PS. I’m pretty sure I was being chased when I went jogging the other day. Creepy feeling. May have been roaches or a stalker. I’ll never know which one it was.

Only now that I got the roaches gone...when first moved in I was staying with the roaches but they moved out finally after 2 years of sprays and powders....guess they got tired of my bs.... major theft and roach problem...no security or working cameras...not safe for single women with or without kids...great places to sale drugs and do other criminal activities remember cameras dont work and if they did lots of blind spots no security...owners too cheap and only care about your money not your safety

I absolutely hate it. It is small, weird, my car was towed multiple times when I did nothing wrong. I was harassed due to being a tiny Chinese woman who likes fish. I choked on fish bones outside of my apartment. I died that day, and no one cared. My only friends were the roaches that infested my bathtub!

I never had one pleasant memory during my stay at this villa. First of all, just LAST NIGHT I witnessed the Villa towing my sweet neighbors car, EVEN THOUGH it was parked into correct spot and followed all other regulations, not only that, they FINED her $150 even though she wasn’t the one who made the mistake. Secondly, I had a roach infestation AS SOON AS I MOVED IN. I didn’t even have time to settle before I had to call the exterminator and pay for it myself, I felt that was a little much since I didn’t even move in officially, wouldn’t be the Villa’s responsibility to make sure that the apartment is clean and well kept before a new tentant moves in? It was such a waste of money and time since i couldn’t move into the apartment even though the contract i signed specifically said that i’m expected to move in that day (it’s been a long time so pardon me for not remembering the exact date). I have many other horrendous experiences here and i’ll gladly share them to people who are planning on moving here.I’m sorry, i just remembered a terrible experience i had that i can’t get out of my head. I remember an army of roaches came out of the shower drain and started crawling up my body. I, of course, was absolutely terrified and started shaking in fear which caused me to collapse and hit my head and pitifully i didn’t have my life alert on my neck. I was stuck in that embarrassing, agonizing stare for 2 hours. I’ve noticed that roaches are an ongoing theme with the Villa. But, once i reported the incident to the receptionist, she laughed in my face and started poking fun at me! How dare the villa hire such cruel people who tow innocent peoples cars and will laugh at your face when you said an embarrassing moment that caused you deep agony.

I am pleased with the apartments they are very nice and well kept. The office is staff is attentive when something is needed. I haven’t had any problems with the maintenance I put a work order and they are here the same day.

The apartments are spacious and I actually liked my apartment the time I stayed there. Ms. Lady was always so nice when I talked to her. Ms. Tinkla went out of her way for me after someone broke into my apartment while I was out grocery shopping. Overall I enjoyed my stay.

I rate it a 2 star and almost 1 because the maintenance is slow to fix things if it gets fixed at all. My sink still has that drip and my fridge still has terrible lining which means roaches can come and go in my fridge. The roaches are horrible and this was upon move in. I have pictures of this. My boys room is hot and has been from day one. What really kill it for my family is we moved in in the winter and waited patiently for summer to finally enjoy a nice pool and its only been opened for maybe 4 full days. They have this app that I thought they would use to inform us on problems and changes but there has been no communication on why the pool is closed. You only get this information when you go up to the office because they rarely answer the phones. There is no signs of office hours so when you finally make it up there, the sign on the door may say be back in an hour. The exercise room has been in dismay for over 2 weeks because they claim to be painting it. So there goes another amenity not functional for the residents. The basketball court has not had a goal since winter. Im also sure Ill face retaliation after I post this review because I also sense some discrimination from certain management personnel.

Mrs Lady, was so helpful, shes showed us around the apartments. help us with all our questions and even put a movie on for our kids. the only reason im rate it a 5 because she was a big help and did the job of like 4 people at the same time.

I have been here going on three years and I’m loving it With the new management they cleaned up the place and stepped up and fixed the apartments a lot the staff in the front are all amazing and very helpful and attend to your needs when needed and maintenance is amazing when stuff needs fixing

Spacious apartments. Roach infested I have been here 2 weeks roaches everywhere. The neighborhoods are trashy people. My truck got broken into 5 times and I only been here 2 weeks this is sad I want to break my lease so bad this is my first apartment what a waste 😫

Trying to get an apartment with this place is NEARLY IMPOSSIBLE. It also doesnt help that the management there are EXTREMELY UNHELPFUL. If youre sort of new at renting apartments these are NOT BEGINNER FRIENDLY. Each time me and my little family went in the office to look for a new home the office personal seemed to NOT CARE AT ALL. The only compliment i can think of towards the villas is that it is a VERY NICE LOOKING COMPLEX.

I went here today to apply for a apartment they told me one would be available on the 18 of December. So I went across the street to get money orders for the deposit the lady in the money order place advised me not to move here due to the high crime rate an the staff inside the offices where stealing the residents rent money so now every one has to pay threw Western Union I couldnt believe my ears.. It was only GOD that let me speak to this person.. The apartments look real nice on the outside thou

Do not move in these apartments. There are kids everywhere making noises all day and all night. Cars are often broken into and the garages which are suppose to be “secure” also look like they’ve been broken into. When you talk to the office people they don’t care. They just tell you anything to get you out. These are suppose to be upscale but there is absolutely nothing upscale about these apartments. The apartments hallways are filthy and the gate has been broken for several months. If I could give them a negative rating I would. That’s how bad these apartments are.

Ive only been here just approaching about a month but the community is pretty nice. Its a very much welcoming property!

Lovely and spacious management and maintenance very helpful and friendly i love it recently there was an incident in my apt and management worked effortlessly and quickly to rectify the problem and i appreciate their professionalism

Pretty nice apartments! Maintainence guys are always on the move getting things done. They do their best to make sure the grounds are kept clean.

This it the worst experience I’ve ever had with office staff. They NEVER answer phone calls. I’ve been calling for three days and still nothing.

My mother in law lives here and this place is horrible. The apartments are nice but the people who live there are generally terrible. Drive through any day and you will see trash everywhere broken security gates that never get fixed, gun violence, theft, and a few years ago a toddler was run over in the street by a thug who felt the need to go speeding through the neighborhood. There are good, hardworking people who probably want something better too, but the bad always sticks out. Not a safe place after dark, absolutely no security measures at all. Furthermore there is no guest parking except for at the front office which is always full, and you will be swiftly towed by a scummy tow truck driver who will hold your vehicle hostage for cash.

I have some friends that have lived there for a while now and I have to say the place really sucked. I used to hate visiting there. However, when I came to visit my friend the other day I was really amazed at how everything has changed. I went into the office with my friend to get a visitor pass to park and the office staff was so friendly and they even had popcorn! They told us we could hang out and watch a movie in the theater and they even feed the kids after school. They asked me if I would mind leaving a review because of what I was telling them so I am. This place seems much better and fun too!

Nice apartments. The rooms are very big and I was lucky to get new carpet and a new refrigerator. Maintenance has been excellent with my request. The only downfall is roach problems BUT with continuous cleaning and treating the issue it gets better. Its all about keeping your place clean. And the dumpster area....wow people must be pretty damn lazy or just stupid, by not throwing their trash INSIDE the dumpster. Other then this the apartments are very nice inside and I would recommend them to anyone.

I’m only giving it 2 stars because of this.I gave my deposit May 25th I believe and never saw the actual apt I was going to live at. When I eventually saw it which was 2 days before my move in date. I saw a few roaches and immediately felt like I was going to have a roach problem because roaches before even moving it is not a good sign. They said they would send pest control but it absolutely did nothing. My apt is infested and I’ve only lived there 8days. I see them everywhere in my kids room living room kitchen. EVERYWHERE my apt is nice and everything but I cannot stand roaches and they are literally everywhere. I really haven’t had time to go in the office to talk about this issue one because I’m always at work and when I get off they close. And 2 they never answer the phone. I absolutely loved Lady’s service though she was great but the roaches is big deal breaker for me. I don’t mind one or 2 that’ll be easy to get rid of but when they come out all the time you know there’s a problem. I had to invest in my own poison and lately I use it every day and night.UPDATE****I’ve been living here since the end of July and it’s. By far the worst place I have ever rented. If anyone is remotely thinking about moving here I’ll lease don’t. Not only is this place infested with roaches but it’s full of crime. They have no cameras or security guard walking the building so it’s pretty much you’reOn your own with these thugs after 5.The roach problem got better forMaybe a month and then they started again and I have emailed the manager regarding this issue after she treated my apt and she has chose to ignore me now and I have no time to stop by office since I work their schedule and they NEVER answer phones either so for get calling them. Really upset. put in $37 for application fee and a $300 deposit. My Application got Denied and they stated the money i just put in was non refundable. I also lost $10 for the cashiers check on +$37 and another $10 cashiers check on deposit +$300. Total i just lost was $357, hard earned money i worked for and i dont even get a penny back after they said i didnt qualify. Good Money i could of Gave to my kids (no shame on this apartments

Where do i start.....Me and my daugther moved in here June 27th.We saw apt June 25th after weeks of trying to look at it and them saying it was not ready to go. We saw our apt 2 days before move in and the first thing we see is 2 roaches. I immidiately know there is going to be a problem because we have not even moved in and we already see roaches. I ask for pest control immediately knowing damn well its not going to help. We had already gave deposit we had to move in and hope for the best.Move in day came the roach problem presisited and they did a treatment which made the cockroaches come out even more .... they said it was part of the treatment. There was just so many of them we had to sleep with lights on. I have 3 grandchildren ages 8,5,3 and my oldest started throwing up ever since we have lived her which has now been 1 month . 4 times in one month. My daughter has had terrible allergies due to shes allergic to roaches and gets sick very easily. We have continuously been to the office and asked the for help to treat the problem. At this point we know that this building is infested. We purchased our own poison and it does help but either way they are everywhere. We have emailed the office continuously and every friday they tell us they cant spray because theres something else Im using to kill them. OF COURSE I AM. i CANT JUST WAIVE AT THEM WHILE THEY ARE PASSING BY EVEN DURING THE DAY.We cant even had dinner without them crawling into my kids food and us having to throw everything away. ITS DIGUSTING AND UNSANITARY FOR MYSELF MY DAUGHTER AND MY GRANDCHILDREN.TODAY AUGUST 5TH MY DAUGHTER WENT TO SPEAK TO THE MANAGER. AFTER KNOWING HOW URGENT IT IS AND HOW UPSET WE ARE REGARDING THIS MATTER SHE STILL DIDNT WANT TO SEE HER. SHE SIMPLY SAID SHE HAD NOT TIME COME BACK AT 3:30PM. IT WAS SO UPSETTING THAT SHE DOES NOT THINK MY GRANDCHILDREN GETTING SICK AND HAVING TO LIVE IN AN ROACH INFESTED APARTMENT IS A BIG DEAL. WE ARE IN PROCESS NOW OF CALLING THE HOUSING AUTHORITY AND MAKING AS MANY REPORTS AS POSSIBLE UNTIL THEY TAKE US SERIOUSLY. MY RECOMMENDATION FOR ANYONE THINKING OF RENTING HERE. DONT. UNLESS YOU WANT TO LIVE IN A ROACH INFESTED APARTMENT PLEASE DONT WASTE YOUR MONEY HERE. I WILL UPDATE HOW THIS WHOLE THING GOES.

Honestly i have lived here for going on 3 years now. When i first started out here it was bad. There was gangs and drugs scared to walk around at night scared about ur vehicle. Now with new management in the office we had a security guard at night things straightened up. Alot has changed! Tristen the office manager is super nice and helpful and maintenance Is helpful and gets their jobs done. Overall its a nice complex the only bad thing i would say is visitor parking. Visitor parking should be also in the back since their is alot of apartments and barely any visitor parking and for those who live in the back apartments and have friends and family come visit. Other then that no complaints its a great community!

Don’t move here they have bedbugs in almost every apartment... they will blame you and try to make you pay to get rid of the bedbugs. I went around and talk to my other neighbors one of them had a child with bites all over her I recognize the bites. Neighbor had no idea where they were coming from. People I am warning you, bed bug warning.

Unsupervised kids have overrun these apartments, theyre uncontrollably breaking things, there is always trash scattered around the property. If you call the office no one ever answers but there is a recording that says If you are locked out of your apartment dont call them, call a locksmith lmao

Dont move in here they have constant break-in in cars. I was visiting my family and my car was broken into. They have no security or cameras. This happens constanlty. When my mom first moved in, it was full of roaches. Bad experience.

Place is very nice a little pricey. For a 2 bedroom its $787. But their maintenance sucks. They take for ever to come and if u break something they add it to the rent. They also have roach problems and take forever to send terminx. Also its impossible to find parking in front of your apartment. You have to walk a distance including for the trash. And the kids are loud and annoying they bang on the walls n ring ur door bell non stop

I had my vehicle broken into while I was visiting family. From what Ive seen and read, I havent been the only one. Office staff isnt great either.

They never came to clean the apartment and we still kept it clean ourselves and now when I leave they charge me over $ 100 supposedly to clean. They are thiefs.
