We have lived at WOCC for going on 4 years and this complex is by far the best I have lived at in the Overland Park area. The office staff are great and know you by name, maintenance items are fixed quickly and correctly (usually within 24 hours), the grounds are unbeatable. The community is dog friendly and the neighbors are great! Some of the apartments (like ours) are not exactly luxury but they are updating each apartment as the renters move out. It seems like the update includes: new kitchen appliances, wood floors in the kitchen, new carpet, and paint. The only negative is the air conditioners. They are very outdated and use a lot of electricity. Despite the negative, I would strongly give the apartment five stars.
This is a lovely apartment complex. I have no complaints. I give then 5 stars on: Customer service, Trash, Maintenance, Mail/ Packages, The grounds are kept spotless and the trees are beautiful, the office personnel are friendly and professional. The neighbors are very nice people, and the apartments themselves are beautiful and it was QUIET we very rarely heard our neighbors. For the area the apartment is in the rent is very reasonable.We always leave our apartment spotless when we move out and fix anything that may need repair, we got all of our deposit back! In the past I have experienced complexes unjustly trying to keep the deposit. We would have stayed but it is just our time to move to a house. Whatever The Woods of Cherry Creek is doing should be replicated over and over again. The only down side is yes the electricity bill is high. This may be because we lived in an apartment that was on the second floor and the main living space has a vaulted ceiling and that room was located over the garage. Plus the apartments are relatively old (but again maintained beautifully). I would still rate this place 5 stars though if the only thing I have to compromise on is the electric bill.If you are thinking about moving here do it!
Absolutely love being a part of the Woods of Cherry Creek community! Everyone, including staff and maintenance crew, are extremely friendly and welcoming. I highly recommend anyone considering making a move to these apartment homes👍😀

Ive lived here for just about a year, and Ive had more maintenance issues here than at any other place Ive lived. The main problem is that the heating/cooling equipment and appliances are very old and malfunctioning due to old age. Another big problem is that the windows are very old and need to be replaced. This winter I got electric bills for more than $200 for a one-bedroom apartment, and we only kept the temperature in the upper 60s. (Ive lived in houses that didnt cost that much to heat.) The office is fully aware of the problem, and said there was nothing unusual about my bill. One neighbor told me that her electric bill for a two-bedroom goes over $300 in the winter months. If you tour the place, take a look at their outdoor units. Theyre very rusty and beaten looking. Id also recommend looking at the windows.In addition, there was one month where my heating/cooling unit was loudly malfunctioning. It sounded like a lawnmower was running in my bathroom for weeks. I had to wear earplugs and headphones to sleep. I brought it up with the office multiple times, and they told me that they were having a hard time getting a maintenance person to come in. The grinding sound issue was fixed after a month, but the unit is still very loud when it kicks on, and doesnt really push out much air to the other rooms. To give you some idea of the normal noise, I typically have to turn subtitles on if Im watching TV and the heater or AC come on (which is constant, because the windows provide no insulation). Its been looked at multiple times by maintenance, and Im told this is normal in all the apartments due to the age of the units.As far as appliances go, they are very old as well. My dishwasher leaked the first time I used it. My tap water tasted and smelled strongly of mildew, and the tank had to be flushed. My first fridge died, ruining all my food as well as my Halloween evening plans, and was replaced with a dirty, dinged up old one. The clothes washer Cherry Creek provided was so caked with mildew that it made my clothes reek, even after Id cleaned the washer out as best as I could. The replacement they brought me was dirty, but smelled better after I cleaned it myself (in the sense that I no longer smell like mold).The management is unprepared for weather. The sidewalks were slow to be shoveled and the streets were slow to be plowed this winter - much slower than other apartments in the area. The tornado shelter was inaccessible during a storm the other night. The pool is still closed, and its June 8th (although weve gotten multiple emails saying theyre working on this). Also, multiple signs advertising the entrances of the complex are falling apart.I waited on a list for about five months to get in here because the rent looked good and the complex was pretty at a glance, but it is by far the crummiest place Ive lived, and I feel truly ripped off by the electric bills caused by the neglected windows and heating/cooling equipment. The initial appearance of Cherry Creek is not terrible, but the condition is very poor.To go out on a more positive note, when I moved in, they had new carpet, new paint, and new floors in the kitchen and bathroom. The complex is in a good location and feels like a safe community. It is just in bad need of repairs and updating. Hopefully that is on the way, but as for now, I would strongly recommend against moving here.Note on local guides: Unlike me, Local Guides are not necessarily residents. Typically theyve just toured the apartment and left a review. The more reviews they leave on things, the more perks they get from Google (like free cloud storage and things). Im an actual resident. Just something to keep in mind when comparing reviews.
Lived here for going on 4 yrs. Things were great the first year. Upkeep has gone downhill. From no clubhouse for 18mo, landscaping not kept up and still as of June 15th No Pool!!
Unfortunately have to leave a negative review. Mmgt never returns calls. Have left multiple requests trim back dangerous overhanging trees that have fallen. Would not recommend due to poor communication and lack of landscape work.
Very Nice Community, Love the Swimming Pool and Fitness Center.. The staff taking care of the property are very professional and top notch. If you are looking for an Apartment Home, look here you wont regret it.
When I moved in the A/C unit did not work correct. After 6 visits to have it looked at and $750 in electric bills, the unit was deemed defective and in need of replacement. This complex feels its fair for a 980 square foot unit to have a $250/month electric bill. They will explain that some units are larger and pay less. Fear not, they will charge you every second of every late fee dependent on them not actually doing anything to help you once your in a lease. Cannot recommend any less than the single star because there is no option.
Wrapping up my 4th year in the community. The grounds are beautiful and it truly feels like you live in a traditional neighborhood. This is a prime location for access to shopping, restaurants, entertainment...basically anything you could ever want or need. Staff is helpful and friendly and always recognizes you even if you arent the type to attend the numerous resident gatherings/events (pre-COVID of course). While issues have been sparse, they have always been attended to promptly.Update to prior review: Previously old appliances were holding back my review of the community to 4 stars. The refrigerator has been replaced with a new stainless model and Ive been contacted about upgrading the microwave, stove, and dishwasher as well.

Very good apartment community. As a former resident of this apt, I highly recommend the woods of cherry creek . The management is extremely helpful and a very clean community.
NOT A GOOD EXPERIENCE! I visited this property today due to a colleague suggesting it was a good community. My visit interrupted two leasing agents having a conversation and they were visibly irritated. One of the women was pregnant and she sat with me. I explained that I was moving to the area and was looking for a 2bd2ba. She said she did not have any properties to show me and that all she could suggest is looking at a 3-D video online. She did not take my information down or even suggest connecting with me in the future. It was clear the interaction was over and I left. I visited 18 communities in this area and this was the ONLY one that did not even take a moment to even ask any information about my employment, apartments needs, etc. Given the peculiar interaction, I had a friend call them and request information about a 2bd2ba for the same time frame and they were offered an appointment to view the property. This place clearly has some issues. Not sure whether its racial, sexist, etc. However, I was treated poorly and it set a horrible tone for the Overland Park community.
Moving out was not at all like living at this complex. Didnt get deposit back and they tacked on other additional fees, such as crumbs in the freezer, floor not swept and replacing blinds. Windows are extremely hard to open, so that is why the cheap blinds would have gotten bent. My advice upon moving out, have one of the office workers do a walk thru, so you dont get dinged on every little item.
I love the staff because they treat us like family and go out of their way to make sure we always have everything we need!!!!
