I live in villa Monterrey and have no idea how else to get this noticed or something. The pool is part of my lease. It was closed last year supposedly due to covid. This year, once again they’re not opening it because they don’t have the money or they don’t have the people or they don’t want to worry about covid but I have offered to make a schedule for all apartments to have a time slot twice a week. To no avail. My kids and I don’t have anywhere to cool off and the pool and laundry in my apartment is why I signed a lease here. We’re hot. There have been numerous problems but eventually they were handled after joy and Marcy and Ryan heard my please and made things happen. However someone above them wont or doesn’t understand that the pool is part of our lease and they are breaking the lease by not providing the pool or some kind of extra amenities to keep the children cool in the summer. I may be a keen here but these kids have been through hell the last year being stuck away from friends. I am vaccinated fully and would still wear a mask unless swimming if necessary. I’m willing to do whatever it takes to get the pool taken care of. I’ll even clean it for use of it. I’m desperate to figure out a compromise to get the pool up for my kids to enjoy. They wont take anything off my rent to compensate for the lack of the use of the pool ( and until this week lack of the common areas also) they also wont fix the water spigot or keep making excuses for it not being fixed yet for over a year. any ideas to get this figured out?
Joy is a joy to work with. Always well prepared and knowledgeable. Super attentive and goes over the top to ensure everything is not good but great. Great place to live.
DO NOT RENT HERE. The prior management didnt keep track of ANY papers any of my roommates submitted and accused us of subletting. The new management is rude and unprofessional to the extreme, in addition to still being disorganized and half-a**ing everything they do. Maintenance is NON-EXISTENT and you will have to fight for anything to get done within three or four months. If you call maintenance directly youll be directed to the office, where the office staff will interrupt and talk over and patronize you. If you make an appointment to talk to her in person, she will do so even more in addition to answering personal phone calls on her cell phone during your appointment. Management makes absolutely no effort to help you with any of the issues in these run-down, crumbling apartments and I will give you the advice to try to avoid this place if you possibly can.
Management was horrible, laundry/storage always flooding. My utilities were highest i have ever had in an apartment. On the morning I was moving in they hadnt shampooed the carpets and were doing it as I moved in. They tried to charge me 700+ when I moved out for the damage to apartment even though I had pictures proving what it was like when I moved in. Owners were no better than Management. Run for the hills from this place.
Been here for 3 years, just renewed my lease. Wonderful complex, had a string of poor management, untill last fall when Deborah was brought it! Her and her maintenance have been incredibly busy and working to redo the past years of poor work and process. I know many neighbors that live here that are also happy with her work. If you have a chance to come here, it is improving at a fast rate. Dont miss out on a good location in a Yarco property.
I currently live here with my family and we havent had our A/C fixed for about 13 days now. I live with a high health risk person who has down syndrome which is my concern. We have had maintenance come in a couple of times but never fixed the issue. The management here is terrible and they arent very friendly either. We are supposed to be in the 90s this week to make things worse.
The location was right close to the highway, so that was nice. The neighbors were usually quite quiet too. The staff was able to work with me on most issues that came up with little to no problem. The maintenance team is always hard working and the office team has handled some very sticky situations with tact more than once.
Ive lived here for about a 3 years now and Reading the reviews online is very disappointing. When we had the bad storms and everything flooded the office was on it immediately! My whole basement was flooded as well as everyone else in the area of Overland Park. They were cleaning the next day trying there best to keep up with Mother Nature I just wanted to put this review on the tell the people in the office GREAT job! Keep doing the best you can! MAJORITY of us appreciate it!!!
I currently live at this property and it is almost impossible to talk to someone in the office. You can call them but all you will get is VM and no call back. The office is closed random days and times without letting tenants know. Other apartments will send emails with hours or have the courtesy to put a note on the door. VERY inconvenient complex
The have only one maintance guy and It will take them forever to come. And you cant pull the blind up all the way b. c they told us it doesnt look nice from outside. This place is the worst place to rent. The only thing good about this place is its close to high way and spacious room. Cant wait till my lease is over.
We have lived here for almost 8 years. For the past 5 years we have lived in a townhouse. Weve had all kinds of problems: the stove was not wired properly, and one burner literally blew a hole in one of my stainless steel kettles; my one and only bath flooded the kitchen (that required replacing the ceiling in the kitchen, and stained the cabinets, dishwasher door, and the supposedly stainless steel sink; and caused the linoleum to curl. The a/c units are not big enough to cool the amount of space we have. The front door and door frame were rotting and they decided to replace it in the dead of winter; the basement floods every time it rains hard; finding a parking space is almost impossible at times (especially on the weekend). I could go on and on, but this review is already getting too long. HAS ANYONE NOTICED THAT ALL THE PEOPLE WHO POSTED REVIEWS HAD BASICALLY THE SAME PROBLEMS? AND THAT THE RESPONSE FROM THE CORPORATE MANAGEMENT IS THE SAME, ALMOST WORD FOR WORD? IT DOESNT MATTER IF ITS A GOOD OR BAD REVIEW; THE ONLY THING THAT CHANGES IS FILL IN NAME HERE. I WOULD NEVER RECOMMEND THIS PLACE TO MY FRIENDS; QUITE THE OPPOSITE!!!
They really do care for their tenants. When I first moved in the place was supposed to be clean, It was not. We had to clean out,Cigerret budsboxesMattressWe also came to look at the place alone and the place was a wreck from dirty carpets to floors lifting up, broken refrigerator, broken towel rack, nasty toilet nasty bathrooms, anyways they some what fixed a few things but didnt make a difference. Any ways we ended up living here and now every time we do our laundry our half fixed basement gets flooded and they wont come and clean the carpet or replace it.Any way dont rent here! They always say its your fault and wont bother to help.
Lived here for a year and hated it!!! At first it was ok lots of space but they haven’t updated anything in last 20+years counter tops, mirrors, light fixtures all outdated your basically paying 1100+ dollars for space which was the ONLY nice part. I am a SUPER clean person and had mice coming up from down stairs neighbors. They were everywhere called office repeatedly but they did nothing I was taping up passage ways and setting taps all over which is the main reason why we moved it was gross like how do you have mice in clean 2nd floor apartment. Took 1 month to change kitchen light bulb 5+ months and me calling everyday for a month for a leaking toilet which they never fixed still to the day of me moving out. Anything that needed fixed took at least a month and a follow up call. Water temp would change mid shower every time it was HORRIBLE. Basement drainage pipe was clogged water would go everywhere every time I did laundry and then food started to come up through the drains or from somewhere called since I had moved in about that it was never fixed (multiple units had same issue) smelled awful. Old man “pool monitor” would yell at anyone who wasn’t wearing a floaty in the deep end adult or child. I had to tell him 3 times to not yell at my kids. He would sit and watch me and my friends when no kids were at the pool (creepy) office called him the pool monitor so I guess that made it ok right?! We rarely went to the pool because of him. he is there every day all day sitting in the shade smoking a cigar. Kids couldn’t splash water outside of pool, swim without a floaty, you couldn’t bring anything but water in the pool area not even a apple which is ridiculous I’m paying to damn much to be regulated like that. Anyways if you move in good luck I wish someone would have told me all this stuff sorry it’s so long I’ve been waiting a year to write this
I have lived here for a year and a half and not one of my issues have ever been resolved. Management at this place is awful, hateful and just want to yell and be rude rather then fixing the issue. I have black mold growing in my closet and they did nothing but pain over it. However that did not fix the problem because its back again. The carpet has been soaking wet and all that was done is the carpet was cleaned. My room smells like mold you can see mold and all that management is worried about is taking me to court. That is not fixing the issue......maybe they should move me to another crappy unit or let me out of my lease due to the lack of concern for my health or my childrens health. Black mold is a serious problem!!! I have pic and videos also

We had an issue with our upstairs neighbors, where they clogged the sink with grease and food because they just dropped everything in the sink. The guy comes and is like I can only be here if theres fire, flood, or blood. I was shocked at this, because if there was a fire, flood, or blood we wouldnt call you, we would call proper authorities.He fixed it, luckily. But that doesnt excuse what he said.Now onto last week.Our oven broke, my dad went to tell them. They wrote it down, said it was on the list. Theres only 1 repairman that works 2 complexes, ours and another one, and they can afford another one. They get enough money from the units, considering that they are around $1,000. But the best part is that the manager says she knows what shes doing. If she did, she would hire more than 1 repairman and get our oven fixed. But these guys are penny pinchers.Tl;dr - these guys are penny pinchers, dont care about residants, and I would not live here.
About every year when we renew our lease Ive come back here to adjust my review and every year theyve lost a star. Now theyre down to a 1 and were moving out. Parking is always full, theres a different office manager every few months, and the neighbors just keep getting louder and more inconsiderate. The walls are about as thin as the drafty single pane windows, and each unit doesnt have its own water heater so temperature in the shower is like Russian roulette.
A place where office people dont really care about their tenants. Only nice thing about it, is really close to the main highways!!
