If I could leave zero stars I would. DO. NOT. MOVE. IN. HERE. My roommate and I moved in less than 2 months ago. Our apartment was not cleaned prior to us moving in which we were willing to look past. Since then, our pest problem has been out of control. The complex has done little to prevent this. Our AC unit has went out 4 times and when asked for it to be fixed for the 4th time, the office told us “it was not considered an emergency and it would have to wait.” Which is fine, but considering I have called and complained multiple times regarding this is beyond frustrating. My evergy bill has been astronomical due to this. Sandstone is over priced, staff is rude (except for the maintenance crew, they are always kind and respectable). Take your money elsewhere, I beg of you. Sandstone is not worth the headache.
Megan here at sandstone creek is so awesome she helps with everything she is the best in that office the most nicest I am a POC and she made me feel so welcome! People shouldnt let negative comments stop them from moving here its People that have been here for years so if it was so bad why are they still here?
Add a basketball hoop to the tennis court kids wanna play basketball on a nice day but they cant because there isnt one. Add one to one side of the tennis court and kids with enjoy it
I am so excited about being a Sandstone Creek resident. I am still in the process of moving in, but everything has been so great so far! Patti is AMAZING and made the tour so much fun! Meghan and Melissa have been so awesome in everything they have helped with too! Im going through several major changes at the moment, so it was a huge deal for me to have such positive and upbeat help and support.

I will discuss particularly about Measures taken in community to keep it safe from covid 19. Even the staff is not here. Yet they tried to resolves issues faster as possible. I like this place pretty much.
I currently live here and my experience has been 10/10 I’ve lived in many places and this is by far top 3. My maintenance calls are handled within 24-48 hours fast and efficiently. The complex is always clean and tidy. They communicate very well with everything that’s going on in or around the apartment complex. I love the valet trash service and the trash compactor. My favorite amenity are the huge soaking tubs! The rooms are really big and I have a walk in closet. I see the reviews about the office staff and I will have to disagree they are very professional and handle the rudeness of other renters quite well. I’ve been in there picking up my packages while a man was yelling at one of the staff about his car being towed for being illegally parked. She kept cool, calm, and collected when she should’ve called the cops. I’ve had nothing but absolutely positive interactions with the staff (especially Megan) and look forward to my time here.
Good community. Secured and peaceful. It’s also a well maintained compound. It’s gated community which add security. This is my first apartment here in OP.
This community is a great place to live. The office always responds promptly. My neighbors are great. Good community for my children. I love the school district as well.
I had a great experience living here the last few years. Great services and amenities! I loved the layout of the apartment and the square footage. Any maintenance request was resolved very quickly. Really good communication from the management staff. Great access to the highway, shops and restaurants. Great school district. I would definitely recommend.
Great apartments! This place is a steal with the amenities included in your lease. The washer and dryer in every unit was a huge plus for my family and helped put our wallets at ease; as furnishing an apartment with necessities can be expensive. The management staff is very professional and respectful when dealing with tenants. From experiences living in other apartments I can also really appreciate the maintenance staff always being near by to take care of an issue.
I like that the we have gates for better security and staff repair personnel are very friendly and accommodating. I also like that the entire neighborhood is being well kept and maintained.
I called regarding a client needing housing and Meghan did a wonderful job of answering all of my questions.

Sandstone Creek Apartments are a great place to live. The location is awesome with many restaurants very close by and easy access to shopping opportunities.

I LOVE living at Sandstone Creek. I dont understand how anyone could write a bad review about this complex. When I inquired and toured the apartment complex back in August, I had the awesome pleasure of meeting Meghan. From the moment of meeting her, I have received nothing but kindness and respect. I asked and still ask a zillion questions and Meghan, Michelle and Adessa have all been EXTREMELY nice to me and I so appreciate them. They have addressed any and all of my questions and concerns and always tell me to feel free to reach out to them if need be. Might I add that they all are very prompt in responding to questions and emails. Ive have an AWESOME experience moving to Sandstone Creek.

My daughter and I have lived here for 2 years, and I just signed my lease for a third year. We appreciate how well the grounds are kept and how responsive the maintenance staff is to our requests. There have been hiccups along the way, but we never expect perfection. The staff have always been responsive. I highly recommend this community!

I have lived here for a month and the staff has been fantastic! Management has been very responsive and professional, the apartments themselves are great floor plans for a reasonable price. Maintenance is prompt and does a great job. Im pretty sure the bad reviews on Google were from previous management as Ive had nothing but a good experience so far.

Got to the office at 5:33 pm after messaging them I was coming and got no reply. Rushed Only to be told they closed 5 min before! They close at 5:30 ! I was 3 minutes late. WTH terrible office management! Never give them a chance if they can’t take an extra 3 minutes to help! AVOID ! PREVIOUS REVIEWS SPEAK FOR THEMSELVES! they did close early & did not offer me a follow up appointment. You need to ask outside apartment apps you advertise through to take your info off if you do not want to keep track of messages coming in to you from them! Oh and make sure your hours are listed correctly with these outside sources you advertise through because that’s what caused this particular issue. Listed as closing at 6 pm last showing 5:30 pm then I was 3 min late (5:33 pm) No clue you actually close at 5:30 pm.
I own a relocation company and refer Sandstone Creek alot. The staff here is always very friendly and helpful, and my clients are always satisfied and feel they have made the right choice by moving to Sandstone Creek. I also used to live here and loved it.They just re-modeled their clubhouse and it is absolutely amazing! They are now in the process of remodeling their apartment homes. I lived at Sandstone Creek for about 1.5 years. I had a very positive experience at these apartments. The office staff is always extremely helpful and friendly. They communicate well with the community via email and Facebook. The maintenance staff is usually quick to respond, We had one issue with a clothes dryer that took a few times to remedy but they didnt stop until we were satisfied. The community itself is beautifully maintained with constant landscaping maintenance and a lovely pool area in the summer. Seriously one of the nicest apartment pools Ive been to. Our apartment was very spacious, We choose to go with one of the few un-updated models to save money and it was still perfect and truly felt like home. The only reason I moved was for family and work, otherwise I would of stayed here for years to come.
I only went there to tour the facility so from what I saw I liked it. The office/clubhouse looked really fancy and nice. I like how they have your packages in a locked room and they can get it for you. The lady we spiked with was really nice and friendly even when we went closer to closing time. The model of the 3 bedroom 2bath was lovely as well. Very spacious layout. We are considering it on our apartment searches.
Maintenance call for washer was closed without completely resolving it. I was not even apprised of the situation of the washer which lead me to believe that that everything’s ok only to unexpectedly find that the washer was still not working. There is no feedback mechanism through which a resident is allowed to convey the satisfaction of a closed call. To make matters worse, there is no stand by or back up maintenance staff to handle such issues on weekends. So you will have to wait till Monday.--Reply after response from owner.I am sorry for the confusion. I thought my words were clear enough. I am aware of the service/maintenance guy attending to the problem. But that did not fix the problem. Thats why I wrote completely resolving. So, I am a little irked that the call was closed in the system without the washer being completely fixed. In any case I have raised another complaint on Saturday (8/10) and hope for a speedy resolution. Just to be clear I did approach the office before writing this review but I was told that this doesnt qualify as an emergency situation and hence cannot be attended before Monday.I appreciate your immediate response to this issue. At first glance, the apartments look really good, and the outside of the buildings are very well kept. Units are spacious and appliances are somewhat new. Damage to the units, however, are cosmetically covered over rather than repaired or replaced. They place a conspicuous piece of paper at your door if your rent is late (even if it because they lose your check), making it known that if rent is not paid in full in a week from the due date, you must vacate the unit or be evicted. Either the entry or exit gates are left open frequently. While the apartments are not terrible, they are definitely over-priced.
Great location in the center of overland Park, management doesnt car about the condition of the place, from the second week found out the dishwasher doesnt work, shower head is leaking, The sink is leaking took hem 5 days to come and take a look first and they will be back to fix . it, shower head is the only thing got fixed and we are 5 months in our lease. now we have a snow storm and i cant get out of the door without sliding on a big chunk of ice with my 4 years old since they didnt clean that part. management really helpful (she said sir not sure if you are aware we had blizzard last night) so if you like to be surrounded with night life animal such as opossums and raccoons and your family safety is not too important please sign up .
**Edited to update: The management staff was on top of the issue and we havent seen a single bug since. They did offer to work with us in letting us out of our lease or moving us into a different apartment, but neither of us could get the days off work to move again, so we stuck it out.**I hate to do this, but I feel it is pertinent. We searched high and low for the perfect apartment. One that was clean, nice, in the right area, worth what theyre charging in rent, and had zero reviews about bug issues. We read every single review to make sure that Sandstone didnt have a bug problem (since wed almost chosen a place and then discovered they had had several reviews regarding bugs). We wanted this to be our last home before we bought a house, but the very first day that we moved in (before moving anything but a brand new bookcase from Ikea to paint before moving the rest of our things days later) we discovered at least 2 dead cockroaches. We called them and they came out and sprayed. Up until tonight we have seen about 1 per day (alive) that weve lived here. They have been out to spray on 3-4 separate occasions.We did not bring them with us as we have never had any kind of bugs before in any of the places we have rented.I have begged them to be sure they are spraying all of the apartments in this building, but they wont give me any solid information about whether this is being done or not. I am a germaphobe and this is causing me a lot of anxiety. Please be aware of this issue before you decide to move your family here.
Im unhappy that it wasnt disclosed that the water bill runs off of one meter for your building. I understand as I was told, its in the lease, but I still feel that when they are taking people on a tour of these apartments, that needs to be said up front like, By the way each building has one meter for the water, and it will be split. Im single, work 7 days a week and shouldnt have a $50 water bill. I dont feel the office cares very much about the tenants. I will be looking at other options, once my lease is up next year.I just want some suggestions how to keep my apartment warm? My light bill should not be $280???
Went there in person about three weeks ago to find out if they had any vacancy for 2 bedrooms, they said one coming up soon in a week or so. I gave them contract number as I am very interested in moving there out of Grandview. 2 weeks went by then MY WHITE FRIEND told me he rented a 2 br apt there???? I Never got a call back or anything!! Is it BECAUSE IM BLACK?I am very upset as me, my pregnant wife and my 3 yo daughter were hoping to get a place that we will have a good school and safe community.
Ive lived in several apartments in my life. This has been the worst by far. Considering their claim is luxury apartments and the fact its in a great area I expected much more. Neighbors smoke and it leaks into our apartment. Our most recent neighbors are loud college kids. Management and maintenance have been unable to find a solution to the smoke entering our apartment.These apartments are far from luxury. They are standard apartments with some lipstick on them (fancy blinds and granite look alike countertops) The large tub in the apartment cannot be filled with enough hot water due to the small hot water tank. Our heating bill was outrageous during the winter because of the drafts. They perform an apartment inspection several times a year. Gates have worked about half the time we have lived here.Parking is also an issue. Unless you want to pay an extra $100 for a garage, spots are a prized commodity. We chose this place over the one across the street because it was a bit cheaper. I feel like we would have been much happier across the street. Pay the extra money, avoid this place. Dont be lured in by the fancy Main Office. It is only open during business hours (when youre probably at work).
I can attest to the conscientiousness of the Front Office and repair staff. Invariably, they provide quick and courteous service. Just had a visit from one of our Repairmen, Reggie, who fixed our problem within one hour of our call.Thank you.
RACIST MANAGEMENT! THEY CALL US ANIMAL NAMES BECAUSE WE ARE OF A DIFFERENT COLOR. ALL THIER OFFICE STAFF ARE WHITE GIRLS AND THEY ARE NOT GOOD IN GETTING QUICK RESPONSES WHEN MAINTENCE IS NEEDED. REALLY SOUR EXPERIENCE WITH MANAGMEMT STAFF.
Worst possible management group across all apartment communities I have come across. Please stay away from this community. There are much better options with good management staff available in the area.
I am a resident here and have been dealing with mice in my unit. I submitted a trouble ticket on July 16th informing them of the rodent six days later an email was sent back stating the issue was resolved no one from maintenance come by nor did anyone in the office call for a follow-up. Here it is now July 30th and I have killed THREE mice with in this time frame and seen a FOURTH one last night. The only thing the assistant manager Michelle offered was the maintenance coming over and patching holes so basically you trapping them in my unit with my son and I. And she also stated pest control will be by on August 7th. I have been dealing with rodents in my unit since July 16th I had to go off in the email just to be heard. Then she emails back pest control will be there on the 31st what does that have to do with me living amongst rodents. I want out of this unit if I cant get out of this unit I want out of this lease.
I love the location of this apartment complex. And the office people are nice. The only problem I have is the upkeep of the appliances. My a/c and heat never works. Ive talk to the office and the maintenance crew multiple times and for some reason they cant seem to fix the problem. The maintenance team are really just ground keepers. That goes around and pick up trash and paint and wash carpets. They dont have their degrees in hvac so they dont know what the problem is. You can say its more of the DUCK-TAPE fix it style here. I pay over 1100 a month and heat and ac is important lol. Its not like the rent here is cheap. Im not bashing the place at all. This is a truly honest post. Please dont waste your money here its not worth the problem. Im going to break my least and pay the extra money because I cant deal with this issue much long.

Potential residents, please take a few minutes to read all the reviews about this complex. I was a resident there from 2014 until 2016. I recently moved out because of the incapabilities of the staff and overall management of the complex. They boasted about the fact the apartments were gated, yet for one and a half years all i did was put up with faulty gates and remotes that never worked. My electric bill was sky high, and I begged and pleaded for the to do something because I knew it had something to do with the AC. They sent out repair people on 4 occasions, yet my power bill remained $300 for several months because the AC would run non stop.This place has been the absolute worse place I have ever lived, and I hope any potential renters will heed the warnings of many.

The worst management, truly criminal. I was at the end of my rental agreement, then wanted to charge me for two months rent. I didnt fight it, and now they are changing me 12,000. New renovation? I dont understand all the bad reviews cause I have had nothing but a great experience with Sandstone Creek. The office staff is always polite and helpful and my apartment is great, quiet neighbors and all the restaurants and shopping you want within minuets of you.
I had a great time when I was in Sandstone Creek Apartments, Excellent Maintenance, Volleyball court, Swimming Pool and Its a Peaceful place to Live.....
Apartments are not terrible but the management is completely incapable of maintaining the facilities. Pool closes every other weekend because they cant keep chemicals on hand, not enough maintenance staff to keep up with things that break, and a coat of pain is their idea of updating the place.
I’ve searched for apartments all over Overland Park, Olathe and Leawood touring close to 20 and living in two other locations prior to moving in here. I can tell you without a doubt this is by far the nicest community at this price point. From extremely professional staff to beautifully manicured landscaping to spotless clean apartments I have not been disappointed once in 4 months. If you are tired of living in a subpar apartment in Johnson county and want to actually get what you pay for in rent come check out sandstone creek, you won’t be disappointed!! The property manager Michelle was especially helpful with me. I asked a million questions and asked for pictures of before and after my unit before I moved in and was super cautious after having two bad experiences with other apartments. She was great through and through! Props to Fogelman Management for taking this place over and holding a high standard of excellent service.
This is my very first experience at being an apartment owner and I am far from happy.I have only lived here for a week and already have called maintenance 4 times. When we moved in, nothing was clean, multiple things were broken, AND no matter what I do I cant seem to keep ants out of the laundry room (also pantry because there is not a lot of cabinet space.)This two bedroom apartment is originally 1100/mo, but when we applied for it, we got it for $919 and I still dont know what im paying for. Maybe because i dont have that much experience with apartments, but i feel at move in, a sweep should have been done before ANYONE is allowed to live here again. I shouldnt have to deal with bugs (roaches and ants) in the apartment at all. I shouldnt be cleaning up previous owners stains on the wall or cleaning out their hair from the bathtub.The quality of these apartments are terrible and the leasing staff is too. I requested maintenance and they came 15 HOURS LATER. When we email our leasing agent she rarely responds. There is a gym thats nice if youre only expecting to do cardio, but even then the wifi isnt available in there and people have stolen the batteries out of the remotes for the TVs.As a college student, I have a roommate so we split the $919, but even $450/mo is hard to gather up. If I pay for luxury apartments, thats what i should get. I need to be using my money wisely, and i dont feel these are worth the money, but i dont have $1100 to break the lease or more time and money to spend finding a different apartment.
Since we moved here the only thing we have seen so far is called PROBLEMS, the first month we paid over $300 in the 💡bill bc they couldn’t get fixed the dryer and now we have a bill over $100 for water bc they can fixed the drip in the shower 😳, when we moved the apartment couldn’t be any more dirty the carpet was full of stains and the walls weren’t clean what they told us ohh this wasn’t supposed to happened “ yeah I knowwww “ and what happened when we ask for a credit well they don’t know- they need to ask someone superior than the manager and of course we haven received any answer yet, believe me these condo is Awful don’t move here, they don’t care about any of us. The only thing they care about is getting us to lease here, that’s all once you are in they move to the next victim ( new leasee)
Worst place ever. Bad management, no enough parking, and people park on the curb and you can’t get out of the parking. I hate this place and wish didn’t sign a lease. Take my advice and don’t rent here.

The worst place I’ve ever lived, the worst management I’ve ever had to deal with the owners should absolutely fire everyone and find new employees lied about multiple things in our time living here including saying our house was fine when it was broken into when we were out of the country, did not fix multiple things from the break in including mirror was shatters etc. if you move here good luck
Please please please read all the reviews before moving in !! This is the absolute worst place I have ever lived . The staff does not care about you at all they just want to make money . There is virtually no parking and they gates work off and on and have hit peoples cars . I have put in multiple complaints and work orders and yet it was never fixed so I had to deal with my kitchen sink not working and the washer practically flooding the laundry room every time I used it . Staff is rude and will not listen to your concerns or even attempt to make it right
They impose fee for everything and they wont even give lead time to respond.
