Wanted to live for a year when I moved in, but was forced to move out because of the noise. I got totally FOOLED by the luxury look of the apartment. Unless you dont bother hearing every bowel movement or chatter or orgas* of your neighbors or the sound of there pets running around all day long and can sleep through all that, you will like this place. Never have I ever lived in a place having worse sound proofing than this. Theres literally no sound proofing here. I liked the overall look, floor plan and the location, but the noise totally got into my nerves, so was forced to move out. I was sleep deprived for the few weeks I lived there.Another noticeable thing (not necessarily as big of an issue as the noise) was the appliances. It seemed that the management tried their best to find cheaper appliances than those but couldnt find any, so they used those.Still, if you are really hooked by the look and the location, I suggest you try to find a corner apartment on the very top floor. Good luck!

HIGHLY RECOMMEND! I rented this apartment sight unseen in 2019 due to a quick relocation for work. From my very first inquiry, I have been treated exceptionally well and felt highly welcomed. We absolutely love our home. It’s in a great location in the Overland Park/Leawood area of Kansas City and close to highly rated schools. I feel completely safe and comfortable walking my dog at any hour of the day or night. My son loves the pool, and all the amenities are not only beautiful but well maintained. The property manager, Jennifer, and the rest of the staff have always been very kind and an absolute pleasure to work with, no matter how big or small the issue. This past winter, my heater was not maintaining the correct temperature. The maintenance and front office staff kept trying to determine why it was not functioning correctly with below-freezing temperatures approaching. Jennifer went above and beyond to contact me on her day off and ensure the issue got resolved as quickly as possible. I have zero complaints and nothing but great appreciation for the management, leasing office and maintenance staff. It has been an absolute pleasure to call Residence at Prairie Fire home!

I am sad to be writing this review after 2 years of incredible service under Karas management but since the complex has moved to new management it has fallen greatly. I put in a service request almost a month ago and it was not followed up on until I called 5 times a day to speak to someone and was told they would get back to me and no one did. All I wanted was for someone to communicate with me. I was happy to be patient if I was told they were very busy or needed items to come in but no one communicated with me. I was put off overtime I called. I loved living here so much I recommended it to friends who moved in, but now I can not wait to leave. The rent is not worth the lack of care for the residents.

I was applying for the Residences at Prairiefire and everything was cool at first. When I applied, I didnt get approved, which is fine. What is not fine, is Maddie not getting back to me. It also seemed like my phone was blocked because every time I called the office number, my phone received a busy signal after a few rings. I had someone else call, they got through, and they told me that Maddie was short with them. I had to email the manager because I felt I deserved an answer. That went over better. Just be professional and inform somebody of the decision.

I have been a resident at Phase II for two years, and for this entire time, the services and responsiveness seem to deteriorate. To make matters worst, the pool at Phase II has been in a state of disrepair this entire time. Management has used this fact to open the pool late and close it early in the season. This year, however, it has become unbearable. The pool opened late (as usual) but since it has no functioning circulating pumps. Therefore the water is stagnant and dirty (greenish slimy color with significant amount of dirt floating around). Many (including myself) raised the issue with management and either received no response, or were told parts from this pool were taken to fix the pool in phase I, or that limited staff were working on phase I and therefore could not address phase II issues. This is simply UNACCEPTABLE for a complex that advertises as a Luxury Apartments. I wish I didn’t have to leave this review, but I and others are left with no other options. All we have asked is for a functional clean pool. Is that unreasonable or too much?

I have lived here for 3 years and have to say there has been not a single bad experience for me. The staff has been attentive especially now after the property management switch. The current we have is the best. I am the longest tenant in my building and almost the entire complex and I just love it. The updates to the property have been long awaited but well received. My major con is the visitor parking and availability and other residents using it for extra cars.

We lived in residences of prarifire for nearly 2 years.Everything was good until the last one week of our stay.Once the management team knows our lease is coming to an end .. we had painters, cleaners barge into our house directly without any prior information. So be prepared to expect random people coming over at any point of time during the day. This place is not safe. Also, we had clearly mentioned to the management to let us know when the inspection happens for our apartment so that we could be present. Unfortunately we were not informed about the same and was charged a fine .Having a certain standard this is not an ethical practice. The apartments are nice and spacious with top appliances. The walls are not thin . Wonderful Golf course view.Parking is a serious issue here.Be prepared to park a mile away from your apartment. The staff is courteous,However the Management is horrible . There seems to be lack of communication with the maintenance and management team.I would not recommend this place to my family and friends.

3.5/5 Lived in these apartments for 3 years. Overall, it was an good experience.Pros: Convenient location with walking distance to theater, dining, museum, trails. Really enjoyed the pool and fitness room. Fairly new and modernized apartments. (Some) of the office staff are very friendly and helpful. Nice appliances with no issues.Cons: Noise is a problem at all hours of the day (thin walls, parking ramp behind complex, lawn workers at the break of dawn). There is dog feces on every island of grass (few bad apples dont pick up after their pet and maintenance cant seem to keep up). Be prepared to lose your deposit and pay $500+ in move-out costs. The paint is poor quality and will stain permanently with the touch of your finger. There are very few guest parking spots and always seem to be filled. The parking ramp is available, though you cannot leave cars there overnight.

My wife and I have lived here for over 2 years now and I can honestly say it is the friendliest, best ran apartment community that we have ever lived in. My wife and I travel tons for work and that means we are never in the same city for more than a few years. We lived in a lot of places. aside from the community being awesome, the neighbors are friendly, the pool is way cool in the summertime and the workout room is great! Pop in to the clubhouse for free coffee, tea or soda waters... The management team here including the maintenance team is extremely NICE and Professional.. Oh, and its attached to shopping, restaurants and a kick butt museum... If you want quiet at all hours of the day, and to not hear your neighbors.. you should buy a house... if you want a great community with built in amenities... live here :)

The staff is amazing here and you’ll always see them with a smile on their face. They go completely out of their way to throw community parties which are awesome and soo much fun. It’s sooo quiet here. I don’t think I’ve heard my neighbors once since being here. I love being able to walk my dog around the trails and feel at ease. My apartment is absolutely beautiful and sometimes i still can’t believe i get to call this place home. 😊 If you’re thinking about moving here, think no more ! This is a very beautiful area, it is a new area, we liked all of the shops that are close by, and the museum walking trails. Unfortunately these apartments are super expensive, we were paying $2,100+ for a three bedroom. Turns out we could of saved money if we lived on the other side of 135th St. or down the road. This place relies on their little shopping area to bring people into their apartments. You can get the same apartment for less that are close by. Also if we were to lease with them for another year they raised the rent, probably because they switched ownership halfway through our leased year, and the buyers probably have a big loan bill. I think the new owners also raised the rent on the little shopping area because 3 businesses left after a couple months. After we moved out, and cleaned the apartment so beautifully, they dinged us on stupid stuff not related to the apartment. Like water bills for the last 3 months before we moved, the water is part of the rent, why didnt they turn it off if we werent paying. The apartment office rarely holds community events, and when they do it is a wine tasting, nothing for non-wine drinkers or for kids. If you like to spend extra money on the same apartment that you can get down the street for less this is the place for you, if you are trying to save money look at other apartments around the area. Sorry for the long review, hopefully this helps some people.

Been living here since the beginning of January. The complex looked so beautiful from the outside, but looks are definitely deceiving. From day 1, Ive had issues with noise. You can hear EVERYTHING your neighbors are doing; from going to the bathroom to yelling at their spouses. Some residences wont pick up after their dogs. I have photos of dog poo INSIDE the complex. There. Is. Dog. Poo. Everywhere. At one point I couldnt even walk outside without slipping in a fresh pile of s***. This complex does not allow motorcycles on property. When I first moved in, I was told that I could park my motorcycle ACROSS the street in the cinetopia parking garage. That wasnt an issue for me. The issue was, I recently received a warning that clearly states no overnight parking. However, when I went to the apartment complex manager, she told me overnight parking was allowed, but storing your vehicles was not. I never leave my bike in the garage for more than a day at a time. If they were smart, they would look at the cameras. There are MAYBE 15 guest spots total in front of the pool. If you wanted a guest to stay, you had to go to the office and get a special pass. But dont lose it! Or youll pay $300. Your guests could park in the parking garage... but theyll probably end up with a warning. $1200/mo for a year in he**.

Although the apartments are nice and new, I have had extremely bad mold for the entire duration of my lease. I moved in June 2015 and noticed the wall between the shower and toilet in the bathroom was warped. A month later, it started getting worse to what I can only describe as a growth along that wall that became the size of tennis balls! I had maintenance fix it and I thought it had gotten better, but it came back. So I filed another (second) maintenance request. I assumed by the beginning of 2016 it was better. I had numerous sinus infections like I never have before, and just thought it was a bad allergy season. It came time to renew my lease and I agreed despite the $50 increase. I realized soon after that the mold was back, so told them I would not be renewing my lease. Kara (head manager) called me right away and sent maintenance to fix the mold again. I explained to her that each time maintenance fixes the mold, they only seem to make a cosmetic repair and not actually treat the mold. This was the third time the mold was being dealt with. But again, it was not fixed. I told Kara in person that I can still see black mold in the shower and that the repair was merely cosmetic. She said the moisture reading came back normal, but sent maintenance back. This time they added more caulk to the shower. So again, the fourth fix was only cosmetic. That was five weeks ago and that wall between the shower and toilet now looks like it is bubbling because of the mold growth! SEE THE PHOTO ABOVE.I have no choice but to move, but it has been very stressful. Not once has Kara contacted me to see if the mold is resolved, or apologized for my experience, or even offered to move me into a different unit. At this point, I feel for the next tenants to live in that unit, and have a feeling they wont be staying more than a year, if they make it that long at all.

Please, DO NOT live at The Residences at Prairie Fire.As a tip if you plan on living here/ already live here DO NOT pay rent online. They charge you a $20 processing fee (even for online check) each time. Management stated this fee would go away once my online profile was set up but never did. I was never refunded for this.In my move in the stench was unbearable. Maintenance was quick to use deodorizers and scented blocks. The problem was the scented blocks smelled worse than the prior stench causing me to sleep elsewhere for nights. I was never compensated for this time.In the pictures online it seemed there would be ceiling fans and lighting in each room. When I walked in I noticed no ceiling fans or lighting. As much as rent is youd think they offer a light in the rooms. It cost $75 to get three ceiling fans installed. I was never refunded for this. The noise is awful at times when you think sleep is necessary. Being in close proximity to a parking garage offers amazing sounds of cars revving their engines. After the car engines stop loud garbage trucks enter the grounds. Finally, when you’re in bed thinking it is time shut your eyes grounds crews fire up leaf blowers at the crack of dawn to insure you don’t miss your alarm clock. This routine is normal week in and week out. If you value sleep this is not the place for you.On the contrary, creating noise such as having your TV on or listening to music from your phone is prohibited. I’ve had the cops at my door for watching a movie on a Friday night (10pm) telling me to turn it down. When I asked management if this is normal they said: “We’ve never heard of the cops being called for watching a movie. This might be a ploy to make “residences” to use the nearby movie theater. These are the worst built apartments in the area. The “luxury” walls give no privacy or insulation. My bed was near the window in my room and during the winter there was draft that would blow in. A better solution for a window: a hole in the wall with a clear plastic tarp covering it. Living on the second floor provided water through the vents during rain storms. The build of these dwellings should be questioned.Management started off kind, helpful, and inviting. New owners took over and management took a turn for the worst. They became rude, unpleasant, and incompetent. The new owners should review the staff and understand that people will need to be let go.The Residences at Prairie Fire is a far from cry the “luxury apartments” they claim. They are overpriced, noisy, and the structural integrity of the building should be subjected to a review. The polices for towing and parking need to change. The best case is to give everyone in the complex a notice to vacate and a refund in order to bulldoze it down to make way for more shops and parking. The one star goes out to the maintenance team because they’re the only ones that deserve credit. They were quick to fix any problems during my 13 months in the abyss.

I have thoroughly enjoyed my living experience at Prairiefire. I was hesitant to sign a lease here after reading all the reviews but I am glad I chose to live here.Pros: Updated appliances, countertops, and fixtures; great amenities; great location with tons of great restaurants and shopping; extremely friendly staff and timely maintenance crew; the security is also a great feature, your apartment is located inside the building like a hotel and you need either a key to get into the building or a passcodeCons: Most of the issues with this complex come from the people who live here. People are loud and obnoxious and not courteous to neighbors. I can hear my neighbors argue and my upstairs neighbor walking around. Parking can also be an issue but the additional parking with the parking deck and restaurant parking helps; My apartment was not thoroughly cleaned upon moving in so I had to give it a thorough cleaning but I did get brand new carpet; People also have a hard time cleaning up after their dogs DESPITE the fact that they have plenty of pet waste stations throughout the complex.Overall, I have really enjoyed my time at Prairiefire!

Being a brand new apartment, I had very high hopes that my husband and I would live here for quite some time. However, we couldnt wait to leave by the time our year lease ended. The carpets were absolutely filthy upon move in. The walls were coated with dust and the cabinets were not properly unpacked, leaving plastic sticking out from all angles. The air filters were changed one time all year when they should be changed every month for a new build. This is a problem considering the health issues we both suffered from during the duration of our stay. The windows in the stairwell were NEVER cleaned. There were words written in the dust and dirt when we moved in and they remained until the day we moved out. Im sure you can still check them out today. Our refrigerator leaked and after calling maintenance they attempted to fix it, didnt, and left us with a fridge that had pools of water on the shelves for almost a year.Upon moving out, I joined the maintenance team to do a final walk through. He checked everything, top to bottom, even pulling back the carpet. We passed every test and he told me I would have my deposit back within 30 days.39 days later I get a check for $42. The check that SHOULD have been $200. They wrote miscellaneous items to charge us for and stole our money. Am I surprised? Sadly, no. Kara, the manager, is incredibly incompetent and in the year we lived there, ALWAYS had a sour attitude. She couldnt care less if you have a good experience while living there, which explains why they cant fill the new edition of apartments after being open over a year.My husband and I now live in a wonderful apartment community, also located in Overland Park. I was so excited to live in the Residences of Prairiefire. However, after moving in last August I began to realize I had made a HUGE mistake. The extreme noise from my neighbors upstairs makes this apartment unlivable. I met my upstairs neighbors about a week after moving in and she immediately apologized and explained that the previous tenant had moved out due to the extreme noise and was VERY unhappy with them. There had been several calls to the police and a lot of frustration due to the extremely noisy living conditions. Part of it comes from the fact that the apartments are very poorly constructed and the walls are paper thin. It sounds like a bowling alley above me but beyond that I can also hear everything… Including when my neighbors sneeze, laugh, throw up and snore. There is ZERO privacy. I would never have lived here if I had known that noise was such a huge issue. And it was not disclosed to me that I was walking into a very bad situation. It’s not fair that they did not tell me about this situation which had been documented and the police have been involved several times. I should have had a choice!!!!On top of the noise issue there is the day to day issue with the parking. As a resident you only get one parking place per person on the lease. In my case, I’m not going to add my college-aged son or daughter to my lease so that they can have a parking spot when they come to visit occasionally from school. So that means they have to try to find a visitor parking spot that is by the clubhouse which is quite a distance from my apartment building. In the event they are lucky enough to find an empty spot it’s very inconvenient. Most times though those visitor (only 18 spots to hundreds of residents) are always taken up by residents who have two people living in the apartment and two vehicles and only one person on the lease. I’ve seen cars parked there for weeks at a time because if they move they know the chances of getting a parking spot are slim to none. The parking is completely inadequate and makes your day-to-day life here very miserable. You basically cannot have visitors when you live in these apartments and that is not acceptable! Who wants to live like that? When you ask the people in the office they will tell you that none of them live here and now I see why. Kara, the manager is very unfriendly and unprofessional. I ran into her at a local restaurant and she was drunk with other employees from the complex. She laughed and said she was so glad she wasn’t going back to the Residences of Prairiefire that night because I had mentioned I may not find a parking spot that time of the evening.I am extremely disappointed and feel I was lied to and should have been told what I was moving into. I have made it known and no one cares at all. Very very unhappy. The apartments are nice but extremely poorly made with no thought at all to the residence needing parking. We don’t live in New York City or Chicago this is Kansas City and every apartment around here has more than adequate parking. I’ve never had to deal with anything like this and I would highly caution anyone looking at these apartments to NOT move here!

Wifes vehicle was towed because she had to drive her moms until hers was fixed but we were told that we would still be okay. $236 dollars later we finally got her moms car out. Then at the end of our lease, even though it ends on July 7th, since we werent able to submit a 60 day written notice we automatically got put onto month to month which jacks up the rent by over $400 that you are responsible for paying even if you move out when your lease is up. And I am sure when we get our checklist we will get a hefty bill of things needing to be paid for also. DO NOT RENT FROM HERE YOU WILL REGRET IT.

Not to mention walking distance of a lux movie theater (as residents you get a discount so we made it a weekly thing.)The staff is amazing, not only are they just kind but provide great customer service. If you ever need anything you can count on the front office and Ms. Kara! Seriously, they send you reminders, host events and take care of your packages and complaints. Theyre awesome. The maintenance crew here is superb as well. We have a 2 year old so they heard from us a lot lol. It was so great not having to worry about spraying for bugs or changing air filters. The unit itself is by far my favorite place ive rented. From paint colors and finishes to floorplan (2-bedroom) it was a great fit for our style and budget. In-unit laundry is a must for us and the washer/dryers are fantastic. Our only regret is not ever having filled up both the wine cooler AND built in wine rack...This was a great apartment rental experience for us. People like to complain about rules or having your car towed from resident spots, but those rules always worked in our favor and made living here a breeze.

So we we told to park at the garage of the shopping center because that is allowed due to a contract. Well now we are being told by security that if we park there over night we will be towed. Jus blows my mind. The paint is so cheap just looking at the walls leaves dirt marks. You can hear anybody and everyone who walks through the halls or lives above you. If you are lucky enough to get a apartment next to the elevator you get the joy of hearing that go off every 5 mins. The parking is way to small. Traffic is always going by all hours of the night, overall if you live or plan on moving here. Dont save your money or go somewhere else in leawood. These places may look nice but you will hate living there within a week

Beside a nice overlooking the golf course, thats about it, paper thin wall, i literarily hear my neighbor fighting, making out, crying, and even on the phone, thats how bad it isparking, i would say good luck with that, visitor parking is impossible, and if you park in main garage you will get a warning, adding to this my car got towed with parking permit in itmy neighbor has 2 dogs, they are so smelly that i stopped using the elevator from the smell, this Sunday i had to freakin clorox the elevator, on a hope to give it a try not kidding you building 7, try to smell the elevator in the morning, that neighbor on 4th floor with her 2 filthy dogs, pet poop are everywhere, even in elevators, definitely wont be renewing my lease .staff are nice nice cause they wont or cant do anything to solve the problem sometime i feel they about to say F*** u with that smile on the face.asking for a garage before you lease they will say of course once any available its yours .... year later ..... so dont lease, run away from this place, pool . pretty sure you will get skin decease, all kids, peeing in it, you cant even enjoy it, i tried it once and once was enough, i go to my friend pool to enjoy a quiet Sunday, not worth the moneymaintenance staff should become the management staff, they are the only one doing it rightdont get fooled by the leasing pitch,

Its right when you move out of the apartment that you realize how terrible this place really is. If you have pets, please dont sign a lease here. You will pay a LOT of money.I dont mind the $300 pet deposit, with the additional $25/month pet rent fee. Pets affect the apartment - I get it. Thats why I was OK signing papers and paying my dues. What I do mind is the $1000 carpet replacement fee when you move out. Ummm why did I pay you $$$$ for my pet if it didnt go towards ANYTHING? I now know that it was in the fine print of the 10+ pages that I initialed when the staff was ooo-ing and aaa-ing over my adorable 8 week old labrador puppy when I brought him home. Fine print: I get it. Im not questioning the fine print. I am simply stating that this management has terrible business practices. Theres a thing called Customer Service that companies rely on to survive - of which, they have none of. There were plenty of opportunities for the staff to verbally notify me that my money did not go toward anything. Instead, they kept their mouths shut and let me figure that out the hard way. About two week before move-out they give you a sheet of all the things to check/clean and estimated fees associated with them if any damage has occurred. Along the Carpet row, estimated costs are $250. We cleaned our carpet (professional steaming) - it was beautiful. Then, the week of Christmas *real classy*, we get our bill in the mail: about 4 times the cost. When asked for pictures of our carpet, they sent us photographs of stains underneath the carpet when flipped. Funny thing: there were NO identifiable signs of that even being our apartment AND they didnt have pictures to show us of the carpet prior to our move-in. THE BEST PART: We made a lot of great friends in our building while living here

Lived there a year. I was placed in the unit next to the elevator (extremely noisy) which wasnt available to tour when I was looking. I complained on moving day and was told it would be quieter with furniture. It never got quieter, and finally after I spoke with their director, I was offered another residence which was more expensive and I would have had to pay for the move since it was for my convenience.Other issue were the walls are paper thin and parking was extremely sparse. Though they threatened to tow I never saw cars without stickers towed. Lastly people with pets pay a significant fee to get their pet into the complex, but then get robbed with additional carpet fees when they move out. Truly a miserable complex and not the luxury living they advertise for the arm and the leg that you pay to live there.

Worst leasing office department, they are only there to suck your money. Their apartments are fancy looking but they suck at rest of everything.

I have visited these apartments, and would never live there after seeing the way they treat their residence, there is no way i would consider staying here! They are very overpriced for the amount of space you get. Theres always some kind of issue even though these are newer apartments, theres always something breaking or broken, and getting it fixed takes forever
