Adara Overland Park became an instant home! The application and move in process were so smooth! All the staff is professional, friendly and beyond helpful! The maintenance team is amazing, always quick to help out however they can! The response time from the office whenever I reach out I know someone will respond quickly. The apartments are wonderful, the grounds are maintained and its just a great place to live! I love Adara and am so glad to have moved in! Its a wonderful place to call home!
Adara is one of a kind! I have never had a bad experience with the staff or anything in the apartment! Everything is very up to date and beautiful inside and out. I cannot say enough about the landscaping team that comes, they are always working above and beyond to make everything gorgeous! The staff here at Adara is incredible too, so helpful with everything. We just resigned our lease and it was one of the easiest decisions!!
Scheduled a tour on 9-10-2021 at 12 PM, had an email confirmation and talked with Aaron who confirmed all the details via phone. We show up and our told no the tour is on 9-18-2021. This was never communicated with me, and the leasing office had no desire to show me anything that day. If they dont want to do the bare minimum to acquire a new tenant than no reason to sign a lease here! Have seen other reviews talking about similar issues with the leasing office/management. Pretty big red flag.
My husband and I moved here last summer with our newborn. It has been such a sweet place to raise our daughter! We have our own garage, storage, and really spacious closets. We love it here!
I have lived at Adara for almost a year now. I honestly love it. The maintenance team is always there when I need them. Shout out to Nick for fixing out sink right away! Can’t wait till the pool opens!
Run!!! I didn’t even get the chance to tour this community but I did have THE ABSOLUTE worse service EVER. I went to visit this apartment complex on Wednesday during business hours. Their door was locked so I assumed they were out touring. (I Tried calling 2-3 times prior and a no answer. I read reviews about how they never answer their phones or requests but I gave them a pass to see for myself.. and they did the exact same thing to me. Anyhow, my husband and I went to tour the complex across the street, (which they were super amazing at letting us tour as a walk in.) After our tour we drove back to Adara to check to see if we could tour their apartments to compare and of course their doors were still locked (during business hours) but we did see people moving in there and a gentleman came out as we were in our car. My husband tried to go up to the door again just to see if someone would come out and greet us but that was still a negative. We went online and scheduled a tour for the next day, Thursday. I get a phone call shortly after we requested the tour online from a gentleman confirming our appointment and the size of the unit we were looking at online. I asked him specifically what the difference was from the complex across the street (since it’s the EXACT floor plan) and he said, “it’s more modern”… that was it.. silence. Then he said we can see the difference when we tour the model floor plan etc. We hang up. The next day I take off work early to meet them for our appointment . When I arrive there’s no one in the front to greet me so I stand there and a woman comes out and says, “I tried to call you before you got here, the apartment you wanted to look at has been rented out and I have nothing to show you”. (Um what?!?) I checked my phone.. I had ZERO missed calls, ZERO Voicemails, and now I’m standing there like okay now what!?! I asked about seeing the model floor plan and she LIES straight to my face and says that they don’t have a model floor plan…. AND she can’t show me the empty unit b/c the people are moving in (Guess when)….tomorrow! Wow, really..um ok! That’s super hard to believe that you don’t have a model home when the gentleman on the phone yesterday said that you guys did. Like why did you schedule us a tour?? She then proceeds to ask me if I want to sit at her desk and look online with her. - Um no, I could have done that at home. I drove in the rain, took off work early, received ZERO communication and at this point Karen lied twice to my face.. I have no interest in looking any further with this company. It was such a waste of time and super unprofessional. After this experience, I will definitely take my business elsewhere.
I have stayed in Adara for almost 4 years and had a great experience. The dog park is well maintained and the management team is very helpful and professional. The maintenance team is responsive and usually fix issues the next day. I highly recommend Adara to anyone who are looking for apartments in the area.
I am writing this review to share my exhausting experience with this apartment complex. My wife and I were in a tight situation due to our apartment complex renting our apartment. We needed to leave on short notice and wanted somewhere safe to live that was worth the money.Although I can say these apartments are beautiful with great amenities, their application process has been the worst one I have ever experienced. Even though I am young, I have been living on my own for quite some time now so I know exactly how the application process should go. Especially since most of the apartments in this area use the exact same portal. I have been able to apply, pay, and sign the lease all within the same day at many different apartments in the surrounding area.I called on Thursday morning and expressed the urgency of us needing to move into the apartment the same day or the following day. Instead I was told we would have to wait until Monday since application approval takes 24-48 hours.They don’t allow moving in on the weekend which was strike one. Every apartment we have applied to, the application gets approved the same day. Which it was approved that same Thursday afternoon. Aaron Brown, proceeded to send me a welcome letter, right when the office closed, with the wrong information. I get it. Accidents happen. First thing the next morning I contacted Aaron and he stated “I am sending the corrected document right now” as we were on the phone. Two hours later, still no corrected document. I had to call from a private number just to get them to answer the phone and send the document. I filled out the welcome letter and had the electric company confirmation number with following documents per requested. Aaron then stated that I needed to covert all of my documents to PDF format which is something I’ve never had to do. Once again same exact portal system that allows many different types of document formats to be used. Strike two.I converted everything to PDF format and was told to pay the deposit online. On my end, there was an error and the system would not let me pay online. I offered many times, per email since they have a hard time answering the phone, to pay the deposit and move in fees with one check. He continued to insist that I need to pay online which I know there are other ways to pay since it states it so on the welcome letter. I requested a manager and was told one was not available until Monday.They wanted me to pay the deposit, transfer the electric in our name, sign the lease and then wait over the weekend to receive the keys. I consulted my attorney and he stated that if I pay the deposit and everything is taken care of, legally they have to give us the keys that same day after we sign the lease. I expressed that doing it their way would not only leave our belongings in jeopardy of being stolen, but it would also leave us homeless for two days. Not to mention the truck rental fees and hotel fees with dogs. I also stated the inclement weather coming all weekend and most of the week next week. I stated we refuse to be homeless when we have an apartment paid for. At the end of the day once again, Aaron stated I could bring in my check on Saturday and it could extend the move in date further until the check is cleared. Strike three. We have paid the deposit with a check before and never had any issues.I asked the assistant manager to make an exception for us to receive the keys Saturday and I would pay with a cashiers check. I was told due to fair housing they could not allow this.They would rather refund the NON-REFUNDABLE administration fee than to reasonably allow us to move in the following day, Friday. Or at minimum give us they keys so we have a place to lay. All of this could have been avoided had they handled everything with a timely manner. May I mention they only allow appointments. I took the refund and decided to turn the other cheek. If it’s this hard to move in then clearly we are unwanted here. If you are of color beware as there are snakes in the grass. Tread with caution.
This last weeks storm was definitely one for the records, one that will be felt for years! Those of us fortunate enough to live at Avenues at Cypress were truly blessed to be here during such a stressful time. I have two times that I felt our wonderful maintenance team saved the day.First was right in the middle of the storm. Brian stayed on site to be available if needed. I texted him about a leak under my kitchen sink, he came over, right away to take care of it. What could have been a big problem, was taken care of right away!The second was at the end of the storm. Once again I texted Brian. This time I was concerned about my heat, it was coming out cool. He was not on site, but immediately called Juan and sent him over. Juan came right away, changed a fuse and got us much needed heat right away!Needless to say, we are blessed with an incredible team who are like family!Kimberley Billings

Once new management took over this complex changed drastically.The consistent hike in rent got old, even pet rent went up. So we decided that was it.Upon moving out they, they were unable to do a walk through with us. I never received a phone call or email stating they found anything negative in the walk through. Instead i went online a few weeks later to pay the last bill and sure enough there was carpet replacement charges and blinds charges. Why would you not reach out to the resident when you found said damages?We went back and forth for awhile they sent pictures over of the 1 bedroom that had pet urine stains under the carpet. I repeatedly agreed to pay for that one bedroom not the entire carpet replacement. I also pointed out that we had lived there for 2 1/2 years with one resident before us. The carpet was due to be replaced and they wanted to put the burden on us.Fast forward now a few months and sure enough collections calls wanting the money.So management gave me the run around changing the amount of how much the carpet replacement costed. (I got about 5 different numbers before they emailed the receipt). Management does not reach out after a walk through. Shut off my online account and removed the charges while we were still emailing back and forth. Claimed they mailed us a bill? (still waiting on that one) Then sent the bill to collections. I never once said i wont pay it all, i will pay the blinds and the portion of the damaged carpet. But not a bedroom + 2 closets that werent damaged, that is NOT on me.Dont waste your time here, seems like theres a trend in reviews here that they will try their hardest to screw you on moveout.
Showed up to get some information. I could have moved in today. The guy answered the door said he didnt have appointments today and its appointment only. He wanted me to call him from my car to talk to him. Lost my business.
This is the best 1st apartment Ive ever lived in, honestly theyre staff is so helpful and the rooms are the perfect size for a single college student. The only thing I would complain about is the walls arent really sound proof, I can hear the kids run almost every day, so I definitely would recommend upstairs if possible. Other then that, they take care of their people, quick to reply and the place is always clean. I honestly enjoyed my stay here, you really cant find any place better in Kansas.
My family and I have lived here since April. We moved from out of town and, due to a last minute job offer, had to quickly go from living on the MO side of KC to the KS side. We had a week to find a new apartment and, with two young kids and a cat, this was extremely stressful. My husband worked with Sam, who was so wonderful and didnt stress out about us needing to be approved ASAP for an apartment. She walked my husband through everything he needed to do and answered all of his questions that he had about the complex and the area. We moved in on blind faith (as we didnt have time to come before moving to look at the apartment), and we are so happy with it!The complex is beautiful - well maintained, quiet, and lots of space to walk around. Staff are so kind - they are patient with my crazy kids when we have to stop in and talk with them, and they are always quick to answer our questions if we have to email. Maintenance is amazing - they are so fast to respond to our requests and one worker even stopped by on his day off to help my husband hang up our TV. I feel incredibly safe living here and having my two children play outside. The apartments are on the expensive side, but my husband and I find them worth it and plan to move up to a three bedroom in the near future.If I had to find a fault (and its hard to), it would be nice to have a childrens play area since many complexes around have one, but theres so much space for my children to run around and play that its seriously only me trying to find fault in the complex.My husband and I go back and forth about buying a house because we love this complex so much and would be happy here for a long time.
Had scheduled a tour in hopes of finding a future place to live, but when I arrived they kept calling me the incorrect name and told me my appointment wasn’t until 11:30 when I had very clearly made it for 11:00. They had no idea who I was and had forgotten they had made an appointment with me. They had informed me that the room may not even be ready to see so they probably wouldn’t have anything to show and then made me wait in my CAR while they went to check if it was ready to show. They came back ready to talk and show and then when we were about to be shown it they told us due to “weather” they couldn’t show us. At this time the person who they had been addressing me as walked in and it was very clear they had every intention of showing this couple the same apartment I was there to see, but couldn’t show me due to “weather”. Quickly went from my top choice of apartments to my last.
I applied for an apartment online...paid $310 and they denied me. And now they are refusing to give me back the money. $50 to run a credit check I understand, but $260 for administration fee to hold an apartment that I don’t have WHY not give that back!!! Straight up ROBBERY!!

We lived here for 2 years and absolutely loved it. The community is beautiful and well taken care of, the staff is so friendly and helpful, and the apartments are top of the line. Any maintenance issues (which we had very few) were always addressed so quickly. Our family will miss this community.
SAVE YOURSELF. I had an overall pleasant experience until moving out. They charged me over $300 to replace the carpet that’s only in the bedroom and closet for “ pet damages” when I had pictures to prove that i shouldn’t have been charged. They preach that they are pet friendly but than charge you when you move out. I JUST received a bill dated in July when I moved out in June. They didn’t bother to send me this bill via email or even call once to see if I had received the bill. THEN I get a call from collections months later when I had never been made aware that I even owed anything. They never requested for my new address and if they would have sent it to my address there than it would have been forwarded to my new address.adding: It has now been a couple days since emailing the assistant manager and have had no response from them.adding again: I applied at another apartment in which they reached out to Adara during my application process. Adara had told them i had a balance due (see above) When we had paid it back in Oct of 2019 to National Credit Systems, the collections company they used. This place is the worst place in overland park and i have had nothing but problems that they are STILL creating for me.
My wife and I moved from out of state to Adara Overland Park and we love it! When searching online the virtual tours were extremely helpful and accurate! It has been everything we though it would be and more. Staff are very attentive and helpful. I have recommended Adara to my co-workers who were also moving from out of town. I am so happy to call Adara home!
Living at Adara is AWESOME! To start with, the Leasing Office personnel are very knowledgeable and professional. They are so pleasant and helpful and go out of their way to assist you with whatever your concern may be. The apartments are beautiful and well-maintained by the excellent maintenance personnel who are always on top of things!! This community has what I call curb appeal with well kept grounds and manicured landscape...it draws you in!! I love calling Adara home!!!
Love everything about this apartment complex! The maintenance/grounds guys do a great job taking care of the property and ensuring a safe community! The front office do fun little contestants that involves the community in order to win prizes. Would highly recommend living here! They are also pet friendly and have a fun little dog park which you dont see at many apartment complexes around the area!
Great staff, very easy going and helpful. Easy move in experience. Maintenance is much faster than expected, very courteous, and willing to work around your schedule. Apartments are well kept and very nice both inside and out. Big dog friendly and the pet waste stations make it easy to keep clean up after your pet; grounds are clean and very well landscaped. The new off leash dog park area is awesome! The attached garages make it easy so you dont have to fight for parking and you can walk directly into into your home to avoid the cold! It is a bit pricey for an apartment compared to some communities in Overland Park, but all the perks, amenities, and property management staff make it well worth the premium you pay. We have 0 complaints! Very happy we made the choice to move here!

I have just moved here and I am wondering what type of nightmare I have gotten myself into. Management doesnt want to help you as a resident they only want to make things more complicated.
The staff at Adara Apartments are absolutely amazing! Michelle spent over thirty minutes on the phone answering any and every question I had related to the complex, the surrounding community, and even provided me with the phone number to the potential elementary school my daughter may attend. There’s no way I can completely express my gratitude for her thoroughness, willingness to help, and pleasant demeanor. I’m quite positive the Adara community would be a wonderful place to call home.
We’ve lived at Adara for a year and a half and have nothing but positive things to say about it. The community is beautiful. The maintenance crew responds quickly and works hard to resolve problems (which we’ve had hardly any in our time here). They work tirelessly to keep the parking lot and sidewalks clear after snow. The ladies in the office are kind, helpful, and honestly the best. We have a 2 year old and we are so happy raising her in this community. We’d recommend this place to anyone.
Adara Apartments in Overland Park is where i call home. I cant ask for more in an apartment. Great staff, serene community, centrally located around every good thing you could think of in Overland Park area. I highly recommend Adara apartments for anyone that wants a quality apartment in return.

It is a great place to live for many reasons. Its new, clean, great pool, gym, and amenities area, punctual maintenance, and nice staff. The location is convenient as well, and great schools.
I cant say enough good things about my living experience here at Adara. Ive been here a year and dont intend to move anywhere else. My dog and I call it home. The staff are top notch and answer any and all questions, they are very nice folks and I always enjoy seeing them. The mainyenance guys are fast and friendly and they never enter your apartment without your knowledge. The amenities are great too. Being able to walk my dog in a well lit, safe area is worth more than anything. I highly recommend Adara. Oh and the apartment itself? We love our home.
Leasing office is knowledgeable and tries to make everyone comfortable. I have a cat and they have been nothing but accommodating. The interior design is very modern. I especially enjoy the USB outlet in the kitchen and wine rack! Its the little things honestly. Very nice tubs and shower heads as well. I see myself being here a while.
I moved in to Adara a few months ago and have nothing but positive things to say about it. All my experiences here have been enjoyable.The office staff is friendly and knowledgeable and maintenance is attentive and fixes problems quickly. The complex is well lit and feels very safe. The gym has nice, new equipment and good hours. Though its been too cold to swim yet, I love the chairs around the pool and I am excited to use it once it gets warmer. love the location as your are convenient to 435 and close to restaurants, shopping, grocery stores, pretty much anything you could need. My apartment has a great open floor plan, a lot of outlets, including ones with USB ports, a beautiful kitchen and bathroom. Despite the fact that my apartment faces 135th it is not loud and the windows do a great job blocking out the noise of traffic. I am so happy that I ended up at Adara and would highly recommend it.

DO NOT MOVE HERE!!! To set the stage I will just state my family has lived in over 29 different apartments. We are a very clean family and ensure that our place is left cleaner than when we moved in. Where to start? We first moved in to a two bedroom apartment, which all their apartments sit right on 135th. Here is where we learned what it would be like to live in New York City!! The amount of noise that came from the road was impossible to deal with. We have a toddler and almost every single night for five months she would not be able to sleep due to the cars and bikes thinking they are on a drag strip right there. If any cop reads this, you will have a field day with sitting right on 135th and Quivira.We ended up requesting to move to a different apartment after five months because of how loud the road was. As for the apartment, very cheaply made, the paint is some type of latex paint and will chip off all the window frames and door frames if anything, and I mean anything touches it, making your place look pretty run down within the first month. There was paint on the carpets from when they did some touch ups, not that it was a huge deal but when you pay that amount of money you expect a clean carpet. They have this Style layout where the carpet meets the hardwood floors and there is no tac board cover over the hundreds of little nails holding the carpet in place. At the time my daughter was learning to walk/crawl and by month one, we hear a painful scream coming from her little self while she was crawling. We couldnt figure it out until we saw the blood start to come from her little knees. I stepped my foot down and sure enough there were multiple nails poking through our carpet. I called down to the office and they told me it was a designer thing and pretty much too bad. After yelling at them and threatening to post a review with photos of nail holes in my babies knee they then sent someone up who hammered the tac board to lay all the nails down.We then moved to a three bedroom with a garage, and by garage I mean unless you have a smart car, dont even try parking your car in the garage, you cannot even open your doors to get out of your car, never mind trying to get your child out of her car seat, lug groceries, heck transfer anything from the car into the house, you simply cannot fit between the car and the wall with anything in your hands. In the three bedroom the walls are as thin as they come, we didnt even need to turn our TV on because we could hear our neighbors as well as their conversation at times lol it was a little awkward the next day seeing them at times haha!! Same issue with the paint peeling everywhere. In this layout of they have this one room that has this odd indent in the wall, it was a waste of space, but this room would never cool down or heat up in the winter. We called maintenance to look at it four different times and finally admitted to us that those layouts are too big for the furnace they have, and that those rooms wont cool down or heat up that well.....thanks, so now I am paying over $1600 and I can barely use this room. Never mind the fact our electric bill was always over $250.00- $325.00 for a family of two!!!Now that we have covered the apartments let me advise you of the grounds. They are nice to walk around, and are clean, thanks to maintenance, always out there keeping it clean, but if you have a child there is not enough room or any place for them to play in the grass.We had a great relationship with the complex throughout the time we lived with them until the time came when we moved out. As you can see below in the photos attached, they have a way to gouge your family for everything they can. They charged not only my family but another for a new stove top, so this is their thing, some complexes are big on carpet, some are big on counter tops, and what they do is use families to update their complexes. If you look at the invoice you can see where they ordered 2 stove tops. Do NOT MOVE HERE!! Think long and hard!!
Adaras management are rude, hostile and lack attention to detail. Stay far away before you get charges racked up on your bill for “non payment” even though the due date hasn’t happened yet! Oh, and a letter demanding to vacate for the same reason! My due date is still two weeks away!!
These apartments are top notch. I would definitely recommend them to anyone looking to move to the Kansas City area. Adara, while being reasonably priced, has so many great features it’s hard to focus on one. You are close to just about everything. About 30min to downtown, 20min to the plaza, and just about 5min away from Corbin Park which has a Von Maur, Scheels, HomeGoods, and some nice restaurants. The apartments themselves include granite countertops, updated appliances, and a washer and dryer. They also have the option for a garage, not just covered parking. They have a great dog park and are very open to pets, the staff were always over the top friendly, helpful, and honest. If you have ever experienced living in an apartment and struggling to receive packages then adara has found a way to fix that. They feature a packaging system that texts you when your package has arrived. You then go to the lockers, type in the code sent to your phone/email on the screen which then unlocks the locker that has your package. Very safe, quick, and easy. They have a gorgeous pool behind the clubhouse which is the place to be in the summer. They even have a pool day for your dog before they close it for the winter. Their work out facilities are also great with a great view to the pool. When I first moved to the KC area, I was unaware of just how many apartments there were. I had a very long list of apartments and took a whole day looking at them and always found at least one issue with each one I looked at. Then I was referred to Adara by a close friend and it did not disappoint. The staff made my decision very easy. Please don’t forget to make a stop here on your search!
They have been discreditable from the moment the lease was signed. The treatment given by the employees/company have been discriminatory and pugnacious. I would suggest you run the other way.

I would have like to have lived here if they had any garage apartments available. I applied and cancelled within 24 hours and they still charged me the 199 and $50 fees! They deducted nearly $300 out of my bank account without even telling me and for absolutely nothing! WOW
