Sawgrass is by far the best apartment complex in the Conway area. The price is great for the services they provide, they really take care of the community and it shows. I have had no roaches or pests whatsoever, they regularly trim branches before hurricanes and their maintenance staff are skilled and actually know what they’re doing so a leak is fixed immediately. They have a real sense of community here, they regularly have events to support the local community on site, from blood drives, to food trucks, to toys for tots around holidays they find a way to give back and it’s good to know people who just care about one another are in your community.They have a great staff, Cliff and Amelia are professional and friendly and maintain the gym very well. They actually still have matching dumbbell weights which is impressive because every place I have been has always had weights stolen. It’s because the community cares for each other, you can’t prevent crime it’s bound to happen, there was an instance where cars were broken into and packages were stolen but none of the vandals lived here. It doesn’t nearly happen as often as it does in Barber Park apartments or in Cornerstone, also immediately after it happened they installed cameras to try and help cut down the chance of someone escaping by vehicle. The package thief was also caught by someone with a door camera! They do everything they can to at show they care and make it a safe community to live, I would recommend them to anyone in Orlando, it’s very close to the 408 as well so almost all of Orlando is a 10-25 minute drive away.

I have just arrived at Sawgrass Apartment but my experience has been pleasant from the first moment. Since I approached to find out about the availabilities I was received by the person in charge of making my experience unique, Amelia. Her empathy, respect, kindness and professionalism made me feel at home from day 1. The rental process was super fast and Amelia was available at all times in order to help me. Thanks to Amelia !!!

If you are looking for an apartment in Orlando, choose Sawgrass! From the moment my husband and I moved in, we have felt welcome. The staff and maintenance here are the best I’ve ever experienced. The communication is superb and they have always contacted me back within the same hour. The apartments themselves are wonderful- they are spacious, clean, and updated. We unfortunately have to move to Miami for my husband’s school but I would love to move back here once his schooling is finished. Also, the gym is amazing!! It’s never crowded and the machines are always working. Highly recommend!!

Sawgrass is the best apartment complex Ive lived in thus far in Orlando. The office staff a friendly and accommodating, always get back to you in a short of time. The maintenance staff always on point and helpful. They also throw little customer appreciation events as well. Everything is well kept. All the the amenities are new and if they break the fix them promptly. Nothing but a positive place to live.

Ive been at sawgrass for a month now. My experience so far has been amazing since the day I walked in for orientation. Amelia showed me immediately a open house as a walk in. And told us how to applied and we was approved within 2 days. The environment is amazing...clean...quiet...and safe... Everything is the nearby. And the maintenance guys are always energetic working and willing to help. (BIG THUMBS UP to James). Office staff are great (big hugs to Amelia for helping us since day one) always friendly and makes me feel welcome. What i love the most every morning employees pick up the garbage from your front door and once in a while we have ice cream truck service and the activities in the office for back to school was amazing.. The pool area is speechless. And we have our own carwash area..I dont regret walking in the first day. LOVE MY NEW HOME.

Lived here for 2 years. Service was ok but the apartments need to be updated inside to match the price of the rent. Granite or marble countertops in the kitchen and bathrooms would be a great start. That would make a huge difference. The master bedroom was small and my king bedroom set could barely fit. These updates could make a huge difference.My main issue was that the gate is constantly not working. They are constantly having to fix it. People’s Amazon packages were being stolen and cars were being broken into. On sight security would be great to prevent this. I was surprised to see this happen and it definitely made me feel a bit unsafe to live in the community

Really enjoy living here. The facilities are maintained very well, my unit is tastefully redone, and the community respectful and friendly. Very appreciative of the hard work Clifford, Heather, James and team put in. You can the management team takes pride in their work and it makes living here a pleasure.

I just recently moved here and the entire team at Sawgrass was very accommodating and made sure to tend to my every need. I specifically worked with Amelia and Clifford to ensure my move was a smooth one, and feel good about choosing Sawgrass as my new home.

The whole process with Amelia was easy and informative, she really helped every step of the way so I can get my apartment. I still do not live in the community, but I am so excited. Everyone is friendly and they will help to every step of the way.

I have lived at Sawgrass Apts since Aug/2019 and it has been a great experience thus far! Amelia and Cliff in the front office are amazing and the maintenance team is just as exceptional! I love how they are always bringing something fun to do to the complex, the community is very quiet, clean kept and whenever Ive needed something the office tends to respond very quickly to the request. The overall spirit around here is very friendly! I actually love the new renovations theyve made to the gym, new pool furniture and adding the package lockers has been a big help. Im giving 4/5 stars because nothing in life is perfect - however they come very close to being so! :)

This review is long overdue but I can honestly say that the whole team here at sawgrass has provided an impossible standard when it comes to meeting your living needs. Knowing this area pretty well Ive had my fair share of experiences when looking around and places I have lived. Youre provided with so much attention to details that you do really feel peace of mind living here which so many places fail to meet. Clifford has definitely been one of the team members that has stood out with any request or questions I may have. The backbone to places is always the maintenance team and they have exceeded that standard. I havent had any serious issues which is due the property being maintained so well but even any small request get taken care of right away and dont fall through the cracks. I look forward to moving out here when Im ready to buy my first house but Im happy to call Sawgrass home.

So I recently just moved into my apartment here at Sawgrass and I’m 110% satisfied with the staff and the environment. I’m a busy woman and I work a lot so I don’t have very much time to work around other schedules; the staff here at Sawgrass (more specifically Amelia) worked around my schedule and made this move as smooth as butter. I’m very excited to say I’m looking forward to being a part of your community, everyone is so friendly.

Office staff are very friendly and eager to assist. Maintenance is at your door next day after placing a request. The transition here was fast smooth and easy. Very impressed by the service here.

From the moment I called Sawgrass to move here and spoke to Clifford, they have provided top notch service. Affordable fees for pets, comparable rent to the area, and very nice apartments.5 star review because it’s so hard to find an apartment with quality staff. These guys in the office and maintenance team have always been nice, helpful, and fast to respond to anything.The reviews were important to me in choosing sawgrass and I’m happy to provide one.They’ve always been constantly doing upgrades and regular maintenance to the community, which is always nice to see when you live here. Parking is never a problem either, which you see in many apartments.I’ll say the only “complaint” I had when I moved in was there wasnt a built in microwave, but they’re currently upgrading apartments and adding them in as they do. The staff at Sawgrass was excellent, and Amelia was exceptional in helping us with so much. I have never worked with people that were so understanding and accomodating, especially during these tough times with COVID19. The facilities are great and the community is wonderful to walk through. The unit itself is spacious and very modern looking with a comfortable vibe.

I have been living at Sawgrass apartment for almost a month. The initial experience was amazing, the office employees are very professional, especially Amelia, and they make you feel part of the community. The community is very quiet, safe and you dont see people walking around or chatting in the parking lot. Finding a parking spot, for the most part, is not bad at all. The location is close to many shopping areas. The monthly rent is a little bit higher but worth it. I understand that is based on the economy and the market at the time. I will give another review in the next six months about my experience so far.

Amelia is extremely helpful and courteous, with next to no notice she switched my move in date to accommodate my needs (I was driving in from Ohio and need 2 extra days). In person she expresses the same high quality traits she possess via the phone conversations prior to a move in date. So far everything here at sawgrass is going well!

Sawgrass is an affordable, quiet, and a convenient location for most residents who live here! It is close to the airport, restaurants, and various shops. Pet-friendly. Love the screen-in patio area and the vaulted ceilings in our specific apartment.Office and maintenance team are always available to help with any requests and up-to-date with our monthly needs. I have lived here for more than four years and believe this is the finest apartment complex in Florida. It is always well maintained and clean. The staff is extremely friendly and knowledgeable and some even live here so they are well aware of everything. I have always felt very safe and secure even walking my dog at night in the well lit grounds. The pool area is always clean and maintained. I have lived here for almost three months and I can say that it has been an absolute pleasure. The leasing office team has been absolutely amazing to say the least. After moving to Orlando on my own for College I realized that the leasing office team was more than welcoming of me. Any repair request that needs to be completed is always completed and never fails to amaze me. The grounds of Sawgrass itself are kept up beautifully as well as the remodel of the pool. They even added an amazing addition of a dog park. I am extremely happy to call this place my home!

Overall my experience at Sawgrass has been positive. Anytime I have an issue with something in my apartment it gets fixed right away. Ive lived here for about a year and a half and have no complaints. The office staff is always friendly and helpful and makes it a positive experience whenever I need to pick up a package or get something fixed. No clue what these people who are complaining are talking about; I usually see Amelia when I go into the office and she has always been great to me.Whenever Ive needed maintenance done in my apartment it has been done quickly and effectively. Theres a gym within a 5 minute walk too so thats awesome if youre health conscious.

My fiance and I have lived at Sawgrass for around two years now and have had a great experience thus far. Im with some of the other reviews and dont understand the complaints against Heather or Amelia. Ive talked to Amelia the most since we moved in, but anytime weve talked to Heather shes always been nice. Amelia weve talked to and known since weve moved in and shes always super friendly. Any time I go in to the front office she asks how Im doing, offers me water, a cookie, candy or whatever special treats they have for events theyre doing. One time she even told me to grab one for myself and another for my fiance. Im not sure of many places that get to know you on a personal level like she does. The location is also perfect. Its close enough to downtown, the Sodo plaza with the Super Target, Starbucks, Planet Fitness is a five minute drive, and if youre willing to spend the extra money theres an LA Fitness literally next door. I understand someone may be upset at being told one price and the next thing they know it changes, but the reality is thats how rent works. Unless your applying and signing right then and there, you run the risk of not being guaranteed the same apartment at the same price. Thats something thats out of the control of an employee.

This is my second time living here. I’ve been back about a year and a half. I have to say the staff, all of them, always go above and beyond to accommodate residents. Maintenance issues are taken care of pronto and the grounds are tended daily in one way or another. With a 99% occupancy rate, they’re doing something right!

Ive been here for almost 7 months and my experience has been great so far. I really appreciate how quiet the neighborhood is. I connect well with management here. Amelia is great a getting you the help you need. They remember every residents name here and make you feel right at home. If I need to call maintenance or pest control, they come really quickly. Sometimes even in the same day. Its in a central location, close by to many stores and major roads. Id highly recommend!

I have lived here at Sawgrass for close to a year now and I honestly dont understand the negative reviews I see, especially toward Amelia. She is fantastic at her job and treats all residents and future residents with the utmost respect. There are guidelines that must be followed just like any rental community.The entire staff, Heather, Amelia and Clifford, do an exceptional job of, making our home life as residents as worry-free as possible. Clifford is new to the staff and has big shoes to fill since Ben moved on, but Clifford is handling his work wonderfully. The staff makes it a priority to keep residents informed about all goings on in the community from upgrades/constructions to fun community events. Theyre always communicating.The maintenance staff is second to NONE. They get job requests completed extremely quickly and efficiently, often within the hour! I cant give our maintenance staff enough praise.I read a previous review with a complaint that they were shown one unit but when they were getting everything finalized, they were given a different unit. The answer from the management to their complaint was spot on - prices and availability for all units, no matter where you choose to live, can change within minutes. Folks need to understand that. The staff has no control over what the system gives them at any time.Bottom line, this community is well-maintained, has friendly residents and staff/maintenance and is a great place for the money.***Added Jan 8, 2019***I wanted to write a separate review upon moving but google wont allow another review from the same user so Ill add it here...I moved to Jacksonville at the beginning of the year a week ago and left Sawgrass. The staff are all so friendly and helpful and have gone out of their way to make sure my move in was smooth & I am comfortably settled in. Havent had much time to meet my neighbors yet but the couple I have seen have also been very friendly & welcoming. The unit is open & in great condition!! Any questions or concerns Ive had are taken care of very quickly. Cant wait to check out the gym & new pool area!! The location is centrally located to many shops & restaurants. Definitely recommend Sawgrass to anyone searching for a new home!!

I lived here from 2016-2019 (two hurricanes!). The office staff, especially Amelia, and the maintenance team are amazing, very efficient, and I always had a positive interaction. I dont think I ever had a problem that wasnt addressed within 24 hours. Both my move-in and move-out process had been smooth and problem-free. I even received my full deposit back minus carpet cleaning.While I had some issues with internet/cell service dropping whenever certain planes flew over, simply due to the location being between two airports, and while I think the apartment model I had could have been designed more efficiently, especially the kitchen area (could not open the fridge door all the way due to the breakfast bar), I honestly have nothing else bad to say about this place. All in all, it was a great first apartment experience for me.

I absolutely love living here. The amenities are great and whenever there is a maintenance repair to be done they take care of it in an extremely timely manner. The pool is always clean and the gym equipment is always in perfect working condition. Amelia is my go to front office contact she always helps me out and lets me know what events are upcoming in the community!!

We went in on a Saturday and stated that we wanted the apartment as shown to us, and that the paperwork would be completed the next business day as pay stubs needed to be e mailed. Without warning the unit was given away. We were told that another unit, costing us the price of a 3 bedroom home, was available. Be careful!! We were the victims of being shown one unit then offered another. Why werent told that someone else wanted the unit after us until days later? Why werent we offered the chance to leave a deposit? Renter beware.

Ive been very happy living here in the past few years. The apartments are a little bit older and come with some of the typical older apartment problems, but the staff is incredibly responsive. Its not often when you find a staff that genuinely care about making their complex a better place. Theyre constantly making improvements: painting the buildings, upgrading the outdoor lights, laying down new concrete sidewalks, installing upgraded windows and led lights in the units, and replacing the unused tennis court with a fancy dog park. And you know that they had to fight and be creative to get their management companys approval on these investments.The apartments are quiet, theres less traffic here than other areas in Orlando, its close to the new hourglass district, and the landscaping is lush. Overall Im happy to live here!

Been here 2+ years, I move a lot, and absolutely love this place. Nice units, top notch maintenance, leasing office super friendly and organized. Even hold free social events with food - who doesnt like free food! Highly recommend to anyone shopping the area!

Be careful of Sawgrass Apartments and especially one of their managers Amelia. She can seem helpful but then lie right to your face. Get everything in writing. Just a word of warning.

I lived here for a year, from July 2016 to August 2017 and we never had one problem. The office staff always answered the phones and were around to help whenever. The maintenance men were also always around. The community is well taken care of, inside and out. Our apartment didnt have bugs, and the landscaping was spot on. The pool is clean, and people rarely ever go, so when you do, you usually have it to yourself. The gym is super nice, along with the inside racket ball court. They do a good job of staying in contact, with sending a weekly/biweekly email about upcoming events they hold, and anything regarding the gate being down, pool being cleaning, etc. Wouldve loved to renew my lease but my career demands a move to a different state. 10/10!

Amazing place to live! The front office team and all staff really care and appreciate the residents and put 110% into their work! The complex itself is very homie and has a beautiful view from all angles! The amenities are always clean and up to date and the apartment I live in hasn’t had any major trouble. I love living at sawgrass and will continue to enjoy the rest of my residency with them!

Few warnings, the prices change daily. You can get a price at 5:00pm and come back in the next morning and the price will go up. You will be promised a washer and dryer if it is listed and not present but refusal to put in writing on date of delivery. The assistant manager told me he doesnt know how long it would take to be put in and the regional says only two days. If you stick around the office trying to decide, you may see a resident coming in to question a repair that was put in three days ago, the staff will annoyingly say the work order is in. I should have taken that as a sign.The staff is highly unprofessional and will lie. They will misplace your application form, Im assuming for individual commission or bonus reasons for whoever runs the application. After requesting for terms to be put in writing and telling them to hold on to the application until everything is set in place, they still run a partial application which of course gets turned down. Ive explained myself repeatedly to the management and only the truth. Their management got rude and would not listen to the whole story. All I requested was to get my application fee refunded because of the mishandle of information and lacking of professionalism. If you continue to apply to these apartments after the warnings, make sure you have everything in writing. The staff will have no consideration for you once you have signed any paperwork.

Ive lived in the Orlando area for over 12 years and sawgrass is by far my favorite. The office staff is really helpful and sometimes they have events for the residents which is nice to get out and meet some neighbors. One time there was a leak from the apartment above me and my ceiling looked wet and crumbly. The maintenace team did a pretty good job patching it up and it hasnt leaked since, but it took a pretty long time to finish the job. Other than that maintenance is pretty quick and do a good job. The location is pretty good for my needs and the view is lovely depending on where your apartment building is.

I am only rating a 1 because I cant rate this a 0. This place is crap, I moved in and was never even given the chance to write down what was wrong with the apartment when I moved in. Then when I asked what needed to be completed before I moved out, they simply said put it back in the condition when I moved in. I got the carpets professionally cleaned and cleaned everything from top to bottom. They are actually CHARGING ME to replace the carpets, replace the toilets, and kitchen cleaning. First of all, the carpets were professionally cleaned. Second of all, nothing EVEr happened to the toilets. They were in the SAME EXACT condition they were in when I left. And when I moved in to the kitchen there were dead cockroaches in almost every cabinet and drawer and there was rotting wood under the sink and in most of the cabinets and drawers. This place is absolute crap. I even called to see if there was anything I needed to be aware of when I first moved out and they told me I should receive my deposit back within a week and a half. COMEPLETELY lied to me. This place is bullshit and I suggest you NEVER EVER LIVE HERE!

Sawgrass isnt that bad of a place to live. My only issue with them is that after the whole time i have lived here and always paid my rent on time and sometimes early and never had an issue here, that my rent was still raised like most apartments. Wasnt to happy about it but thats life in orlando. Anyway i renewed my lease for the higher price, and they promised u a gift for renewing depending on how long youve been living here. I chose carpet cleaning for free and even dicussed it with them before. One month passed and i never got my carpet cleaned, and i went in to ask about the cleaning and they said unfortunatly its to late now since a month has passed, and no records show that we discussed it. So now i pay more rent always on time, and no gift. I guess like most companies its all business, but you would figure a resident that never gave any issues and always pays on time, they could manage to give a carpet cleaning as promised. Its a priniciple thing for me. Thats why they get my rating of 1 star. Other then that, its not the bad of a place to live, but probably wont renew again, not only because of the gift thing, but im 100% sure they will raise rent again at the end of my lease.
