I have lived here for less than a year but have used the amenities, scheduled maintenance and dealt with the leasing office in that time and each interaction has been great.I live in a 3rd floor 2/2 apartment looking at the lake and pool for $1802 and will be moving out before my lease is up and they made the process of me leaving and having a roommate replace me on the lease simple.I have the Hampton floor plan which has 2 HUGE bathrooms and 2 HUGE walk in closets. The community is also gated which I don’t think many other ones have. There is a base rent for each unit, then they add in fees for parking, trash, and a technology package.Parking $10Trash $25 (I think)Technology package is 1G high speed internet with AT&T for $73My rent of $1802 includes everything listed. Rent prices have gone up for sure since I got my unit, but I share the numbers to show what’s included. If I had to nitpick, I wish they had a part time courtesy officer. I’ve been here a few months and there was a time people were at the pool during quiet hours and I couldn’t sleep. If there was a courtesy officer they’d be able to clear it out, now they’d direct you to call the non emergency line of the police department which I think is too much of an escalation.Nitpick #2: You have to call maintenance to change your lightbulbs, which are free. They are LED lightbulbs which is pro at great for most people, but I like white daylight bulbs and they use the yellow warm bulbs. The first thing I do when moving into an apartment is buying new lightbulbs and they also don’t use a standard bulb that screws in, these have 2 prongs and cost $7 per bulb. Once again, they give the bulbs and change them for free, I just wish you could choose the color.

The maintenance people respond so quickly whenever we have had an issue and they are so professional and phenomenal. They go above and beyond. We’ve had wonderful experiences with every single one of their staff. They’ve even seen me with trash bags and insisted on taking them for me!The office staff (Alexis and Lisa specifically only because those two have been the ones I’ve dealt with the most) have always been helpful and prompt when I have a question or need help with anything including fighting with the printer when I’m technologically deficient.Everyone here has created an atmosphere that’s very welcoming and neighborly. It’s a great place to live!

I genuinely do not have one single complaint about this place. I have to say that I have had the most amazing first two college years here at Camden Waterford Lakes. I felt that everyone there was extremly friendly. It was very peaceful, CLEAN and safe! I feel like it is important to mention the fact that it was very clean since we are talking about apartments in Florida. The maintenance workers there are the nicest people I have ever met. They respond extremely quick to online servie requests, do an amaing job, and are extremely friendly. I hope they get paid a lot.The pool is absolutely gorgeous along with the lounge area! The gym has everything you need! I have never had an issue with parking here and neither have my guests.I have not moved out yet so I am not sure of the fees but so far I have had any unnecessary fees. I pay my rent and thats that.

$546 prorated for replacing the entire carpet for a small hole in the living room after working extra hard to fill holes, repaint, WAXING the fridge and sink, and clean the apartment spotless before moving out after 2 years. It was cleaner and nicer than when we moved in. I understand some sort of fee, but $500+ for minor damage to 2+ year old carpet is absurd. When we left Dwell they THANKED US for how clean we left it, but Camden hits us with this. Left because they kept increasing the rent every year until it got too ridiculous. Sprinklers at random times. The office and maintenance staff were very nice, though.

I have lived here at Camden for multiple leases. I have lived in other parts of East Orlando and let me tell you that Camden is not only the best luxurious apartment complex to live at but the most professional. Every single time I have needed a maintenance request I have been treated very very well and I am never waiting longer than a few hours... call Camden they will pick up their phones at any time of working hours. Call other apartment complexes and they will sometimes pick up if you’re lucky... Camden has always been an amazing community to live at and I am very picky when it comes to living in apartment complexes. The landscape is always kept well maintained and the amenities are always very clean... it’s a few years now that Camden in Waterford lakes has been open and it looks brand new still.. the staff were actually there for a few years and have been promoted due to their excellent attentiveness to the residents here at Camden. Basically it’s like living at a resort.. (just need the house keeping service)

Been here for about 3 months and I absolutely love it! Everyone from Adm to maintenance are super kind and helpful. By the way maintenance employees are amazing and super quick! I forgot the name of the last one that helped with an issue I had with the fridge but he was super helpful and explained what the issue was and fixed it. Beautiful and well kept surroundings too. Finding parking can be somewhat of an issue but at least I’ve had nothing but good experiences thus far considering it’s my first time leasing an apartment ever. Highly recommend living here!

We just left after living here for three years to be closer to work, but loved making Camden Waterford Lakes our first home together. The leasing and maintenance teams are wonderful. The pool was clean and had a great space for cooking out and lounging. Our Coastal floor plan had a nice island and lots of storage space. We’ll definitely miss Waterford Lakes, but are staying in the Camden family in Thornton Park knowing the level of service that’s offered. From my initial tour with Alexis, to Mitchall, Lisa, and Emil taking time to answer all my questions, my seamless move-in with Janelsa, and all the days since, its been fantastic. My apartment was in great condition upon moving in and the few service requests Ive had since then were taken care of quickly and efficiently (thanks to a stellar maintenance team). My wife lived here while I was away and she was not happy here. Every time I visited there was no parking. People were parking on curbs and behind people on weekends. The only way you can guarantee a spot is if you pay for it. The internet that is included in the overpriced rent is slow, hard to do any serious work on. The dog park is poorly maintained. The small dog park is too small and is full of nasty mulch and feces everywhere. Our dog got out multiple times from the gate not being secured. The managers were also always threatening to charge us extra fees for every little thing plus hidden fees in the contract. The pool used to be nice but we went recently and it was infested with bugs. -Caleb

I asked to replace the washer since 3 months because it is shaking and not stable and they did not want to replace it. We pay more money other than any place to get our convince but I believe they want to take the money without giving services. Also, they treat the residents in different. I need to add my wife to the lease since two years and the office asking me to pay 257$ to add her. My friend added his friend just by 75$!!!!Also they did not take deposit from him and they took from me two months deposit. Just moved into these apartments. The whole process I did online and really didnt even see the apt untill I got here. From the outside it looks great, the gym is clean and tidy. Have not used the club house or the business center yet. My apartment is as advertised. Its gated and I always have enough spots to park my car. As soon as I moved in, the toilet was continuously flushing water and did not stop, called management at 1:00 they sent a maintenance worker who fixed it in a jiffy! Everything was good my 3:00 Impressed so far with the service. The lobby in front of my apt door is dirty, there are pine tree branches all over the place, which means to me that no one has cleared it since December? Over all enjoying my stay here. Will update my review in a month to see if my point of view changes. So far so good!

Very sweet and patient, doesnt rush you, and answers ANY questions you may have immediately. The apartments themselves are super nice. Spacious bedrooms and walk-in closets. The only con I have so far is that the walls arent as noise-cancelling as I thought they would be; for example, if your next door neighbor has the TV too loud, you can hear everything.Besides that, I absolutely love living here. Where do I begin? Camden is AMAZING! This was the first property we toured and we fell in love immediately. We went on to tour about 15 more properties, each time comparing it to everything we loved at Camden and nothing could compare! In the end, we chose Camden as our home and we could not be any more pleased! The staff is amazing. We definitely showed our faces quite a few times, and they always were so helpful and accommodating. Mike, the manager came to check on us when we moved in, and Lisa was always so sweet and took time to answer our million questions. The property is beautiful and well kept, and the cabanas at the pool make you feel like youre living in luxury. The floor plans are big and spacious, before moving in I was hesitant on how much extra space my room would have after furniture, and with my full bed, and my roommate has a queen, there is still SO much extra room I was surprised, and of course very excited! The balcony is also a great bonus, get a view of the courtyard, its very peaceful and gorgeous! Another great bonus would be all of the appliances, they are so quite I put my ear to the dishwasher to make sure it was actually working after turning it on, I was shocked at how quite it was!I could go on forever about how amazing every part of Camden is. But you should experience yourself. Dont wait! Camden is THE place to live! Go sign now!!!

Just moved in but so far, so good! There was minor wear and tear in the apartment when we moved in but nothing serious. Any issues we had that affected functionality of appliances were immediately resolved. Maintenance appears to be great here. I like that this place offers a technology package but I do wish they included more than one cable box in the base price, as well as HD channels like my old apartment complex did. Overall, the community seems nice though and its quiet minus some noise from the street outside the apartment complex. The location is great too; its close to so many stores and restaurants.

Were on our way out of Camden (pricing is getting way too high -- but so is everywhere else), but were not happy to be leaving, to say the least.Apartment interiors are beautiful, much nicer and newer than any other apartments around. Safe apartment complex. Clean apartments, clean outside. Maintenance is prompt and very polite. The apartment we were shown before signing was in the EXACT condition that we were given on move-in day, that was a welcomed surprise in our experience. Other apartment complexes have been drastically different.Leasing office has some of the coolest staff, always ready to help in any way they can. The higher cost of living is partially reflected by leasing staff that is greatly helpful, with managers seemingly on staff all day long.We absolutely love living here, the community life is amazing -- everyone is tight nit, especially among the dog-owning residents. The only con has actually been mentioned by another commenter -- expect to pay an additional ~$100 - $150 than the price youre quoted. Our $1150 rent is realistically around $1300 per month, thats before the electricity and fancy optional charges for car-ports/garages.The technology package (required cable package) is an additional $90 per month -- we dont use the cable and the internet is AT&T [see: slow], so not worth it at all.The valet waste happens to be worse garbage service than some local STUDENT LIVING apartments, Id rather walk my trash to the dumpster and get my $30 back. But all in all -- our complaints are nothing compared to the benefits we enjoyed by living at Camden. Would recommend to anyone who can afford their pricing.

I used to live at Camden Waterford Lakes in 2014 back when they first opened and really enjoyed it. I moved out when work took me towards downtown where I moved into Camdens downtown property. At both locations the service was excellent and always addressed any concerns or work orders quickly. Even when there was an issue with the internet provider, they worked with me to make sure the issue was resolved. Now Im back towards UCF and I chose to move back to Camden Waterford Lakes.Camden does change you some move out fees depending on the condition of your apartment. I was never charged anything that wasnt explicitly stated in my lease that I signed at moved in. The units did have glass stove tops when I lived there so keeping them clean is a little more work but nothing crazy. The location is extremely convenient since your close to the Waterford shopping area. Their dog park and dog wash station is another huge plus since I have 2 dogs who need an outlet for all their energy. I also have really missed their gym, which is definitely above average when it comes to the standard apartment gyms.

I lived at Camden for a little over two years. Parking in the evening was a little rough. If you wanted to park near your apartment, you would have to be home by 7.My roommates and I moved out recently within the last few weeks. Be careful of additional charges towards your move out day. We all we required to pay a cleaning fee of about $300 prior to the move date. My roommates and I then were billed an additional $330 for a stovetop. Initially I thought this was a great place to live however I have been here just under 3 months and I am already realizing this place is all about the money by any means necessary.Upon move in, like all apartments, you must transfer the electric account to your name. I own a rental property in another town which has the same energy company so this essentially should have been a simple task as an existing customer. Not so much. I made the request online and received confirmation that it would be fulfilled. I paid the fees associated with a new connection, online the same day as my request and waited. A month later I get a call from Camden apartment office stating they were charged for my energy account and I will need to pay the fees. Confused I advised I would look into. I was out of town for work therefore about a week went by. After speaking to the energy company I was told that there was nothing they can do, they process requests in the order they are received and they have no control over how quickly that happens.I explain this to Nicole and Lisa in the Camden office along with providing my confirmation letters/emails from Duke which clearly show dates of request and activation fee payment receipt. This proves that I did my due diligence and the delay was in the hands of Duke energy therefore I should only be responsible for my usage charges and I was willing to pay one admin fee as a compromise since this has taken time from both myself and the office however the error is on Duke. Well the office refuses instead they want to charge two admin fees and over $130 in late fees. This is not good customer service. Your community should support you instead they are penalizing me for something that was out of my hands. So pretty much even if you do the right thing and call the utility company to switch the account if they are busy and it takes longer than the same day you will be charged by Camden and they will be sure to beef it up with bogus admin and late fees all so their company can profit off of a mistake that isnt yours to own. Think twice before moving here, it can be nice if youre fortunate not to run into any type of issues but if you do good luck they will not help you or work with you at all.P.s. I pay for cable and internet in my rent. Upon move in there were two broken cable boxes with no wires in my apartment. I let the office know and we are on month three no one has followed up with me they put the work on the resident to come to the office although most residents work and cant make it into the office. But they find time to walk over and put notices on peoples doors why cant they find the time to walk over with a functioning cable box is unbeknownst to me.Due to privacy reasons I cannot post the 15+ emails I have sent your office with RECEIPTS from Duke Energy!

Be aware of mold and crazy move-out charges. Would definitely not recommend moving here. Informed staff many times about the mold and they would barely bleach it, only for it to come back again. It was in every single drain in the apartment. Much like the review below, I also was charged $330 for the stovetop. Also be aware that if you have a pet you will pay a $400 fee at move-in and then an additional $20 a month, but none of that will cover any damages made by the pet (ex. Chewed blinds or stained carpet). They also charge an insane amount of money for the rent (raising the prices almost $80 every year) and then as if that isnt bad enough, theyll slap you with a huge bill at the end of it all.

This apartment is very loud. There are fake hardwood floors in the dining room of all apartments, even the upstairs apartments. This creates a lot of noise for anyone on the second or first floor. I am able to hear my upstairs neighbor walking throughout his apartment every day. Additionally, the walls are very thin and the setup of the hallways create the ability to hear any door shut on the floor, even causing some pictures on the wall to shake.Make sure you give them a 60 day written notice prior to your lease end date, or they will charge you an arm and a leg day to day after your lease end date. They do not provide a 75 written notice prior to your move out date which is against the Florida State Statute.

We loved living here! We had to move due to a job opportunity, and would have moved into another Camden, but there are none in Volusia County! :(The price is decent, but on the high side, for what you get and where you are located. We lived in the 1 bedroom 1 bath Beachcomer. It was very roomy and had a lot of storage space. The location is great; youre just a 10 minute walk from the Waterford Lakes Town Center. However, it is very close to the highway so you can hear the cars and fire trucks/ambulance drive by all the time. $400 pet fee plus $20 a month for a pet.Apartment: It was clean when we moved in. We lived on the 3rd floor in the corner by the pool. We rarely heard neighbors, but we could hear parties at the clubhouse and pool and the cars on the road, and occasionally a dog barking. The balcony was a nice space to have, but no screens to keep bugs or birds out. It was nice having a storage closet on the balcony, a big walk in closet in the bathroom, linen closet, a pantry, shelving in the laundry area, and front closet. Full sized washer and dryer came in handy. Plenty of cabinet space in the kitchen. Double vanity with a soaking tub in the bathroom! The internet and cable is with AT&T and is included in the apartment cost, but you dont get HD TV, probably have to spend extra for that. The stove top is glass so its hard to not scratch.People/Safety: The staff is very helpful and kind. They respond to maintenance requests right away. I felt very safe walking around and everyone is friendly. The whole complex is gated. I found that a lot of college aged people live here and a lot of people own a dog.Complex: The complex is well kept and very dog friendly. Plenty of sidewalks and parking spaces. You can pay for a reserved spot under a carport or a garage. I havent had a problem finding a spot, but it can get crowded due to parties or events on the weekends/later at night. The office holds events from time to time, which is very nice. The pool is nice and big and the area is large enough that it doesnt get too crowded. There are 4 grills in the pool area, which we have used a couple of times. These get dirty so bring your own tools. I didnt use the facilities all that much, but It was nice having a clubhouse with computers, printer, and gym. The mail hut is nice because it is sort of enclosed and has a counter with a trash can. If a package can fit in your mailbox or a bigger one in the hut, they will leave the key in your mailbox. If you get a large package, they will leave it at your door. I havent had anything stolen from my door step. Valet trash is nice and they usually come on time. If you need to throw trash out yourself, the compactor is by the back entrance/exit. There are 2 dog parks that my dog loved to go to, especially the bigger one. It was nice having a dog washing station and a fountain for the dogs to drink out of. We would spend hours there! Dogs dig holes, but they dont keep up on refilling them; they can get really bad to where dogs fall in them while playing and could break something. In the car washing station, only one vacuum worked and the water pressure wasnt good. Residents would also park in the car washing area overnight and if you went to wash your car at like 9am the next day, cars would still be there.Neighborhood: Just a short ride away from anywhere you would need to go. About 35 mins to the Disney and Universal attractions. Food is everywhere! Wawa and Publix up the street; Target in the town center; Walmart, BJs, Animal hospitals, pet day care, you name it; too much to name. Waterford Lakes Elementary School around the corner with nice looking neighborhoods. UCF about 15 mins away. The traffic in the area was usually heavy and the traffic lights take forever. The area got a little seedy about 10 mins away; occasionally you would see homeless people begging on the streets.Overall, Im happy with my experience here and sad we have to move. This was our first apartment and set high expectations for other apartments.

I have lived here for two years and the property looks as beautiful as it did when I first arrived. The leasing office staff has turned over throughout the two years, but the property managers have remained the same. Everyone I have interacted with has been extremely nice and helpful on every occasion. I rarely put in maintenance requests, but when I do, they are always serviced within 24 hours and the issue is fixed correctly the first time.Like any shared residence, you can hear your neighbors through the walls sometimes, but I have never had any prolonged issues with neighbors who did not respect quiet hours. AT&T Uverse Internet (18 Mbps) and TV (200+ channels non-HD) is included in the rent, which is so much better and more reliable than Spectrum/Bright House, but can be waste of money if you don’t watch TV. Many reviews of other apartment complexes complain about parking, so I’ll mention that I’ve never had an issue finding a parking spot close to my building, even late at night or on the weekends.I have toured many different apartment complexes around Waterford Lakes and the surrounding area and can confidently say this is the nicest and best managed property.

Be Careful with this property, they are not clear on what included services really are. Cable and internet is not included in your rent its just mandatory you get it at an additional cost. I was quoted $1349 for a 2bed/2bath and sign paper word and everything, but it wasnt until i got access to the resident portal where i saw $1349 + $80(cable/internet) + $30(garbage fee) was my really rent. Open and honest sales people Cadmen does not have. Also beware of Lisa shes the assist manager their but didnt state her position when customer issues arise . Definitely not a language barrier in numbers 1 +1 is still two in any language and i believe the spoken language is still English. Just upfront fees were not discussed, so renter be ware.

1st maintenance is not 24 hours so if your having a serious issue they dont care they will wait til they feel like it to pick up the phone and Come out.2nd the manager does not care at all. He does not follow up customer service he sits in his back office Doesnt care about the residence. .doesnt follow up with phone calls. So rude and disrespect.3rd I can name two employees that care. The rest of the dont because they have no respect for the manager. So 24 hour service which is in their contract and im not receiving....seriously they are in it for the money they dont care about people or customers. I cant even believe at how crappy this place is being. I have minimal needs. Like hey if my electricity is going on and off in my apartment all night and I have to go to work you should get your a** up and come out here your getting PAID to do it. I just am in shock that in living in such an unprofessional community. And Im not the only resident that agrees.Btw could you put some paper and supplies in your business office you are suppose to have them but clearly you never do because your taking naps.Called today was charged a fee due to their bank messing up. They waited till my rent was over due to tell me. They refused to wave the fee and Mike (the so called manager) went ahead and called corporate before I could to paint an unjust picture. Worst costumer service. AVOID THIS PLACE.

Ive lived at Camden in Waterford for a little over a year now. We chose a 3rd floor apartment and love it! No noisy upstairs neighbors and we hardly hear anything from our next door neighbors. The only noise complaint I have is from the motorcycle parked in front of our building. I sleep during the day because I work nightshift so its annoying sometimes. Basic cable and Internet is included as part of the rent, as well as valet trash service. We pay separate for water and electric. We have a 2 bedroom 2 bathroom apartment and it is absolutely perfect for us two. My boyfriend made the spare bedroom and bathroom into his man cave area. Our master bathroom is gorgeous with a big soaking tub and double sink vanity. The walk in closets (we have two) are very spacious and there is overall lots of storage space inside our apartment. What I loved the most about our apartment is that we were the first residents.. So everything was brand new, never touched! We opted for a sun room instead of the balcony and we use it for bookshelves and a desk. I really love living here and we just decided to renew our lease. The rent increased a small amount but its not going to kill us. I definitely recommend camden waterford lakes if you are looking for something a bit more upscale and spacious.Btw, theres a very cute dog park on property with a convenient dog wash area. Theres also two car wash spots with vacuums which is all free to use. Did I mention the pool, gym, and clubhouse are absolutely gorgeous?
