Absolutely horrible apartment complex. I have lived here through 2 leases. I can promise you that twice a month the fire alarm will go off at all hours of the night forcing you to evacuate, the 4th foot apartments were recently flooded and trashed all the belongings of multiple tenants, they are constantly doing months worth of construction that restricts you from all amenities, so if you like paying $2k plus for a tiny room and loud noises with no amenities this is the place for you. I spend my elevator time explaining to people the miserable living experience this place provides. I can promise you this is the worst possible place in the downtown area to choose to live, and if you are only somewhat smart you will run far and fast.
Love all the public amenities like the dog washing station, pool, and lounge. Apartments also have a ton of storage space which is amazing
I recently moved into Camden Thornton park and from the beginning Courtney & Maryam have been fantastic to work with. They both were super friendly, professional, and answered all my questions and made sure the process was both smooth and quick. Not only that but the maintenance people & the people who work in the lobby have been amazing and super helpful as well. This property is by far my favorite place to live and it’s walking distance to everything you need! If I could give 10 stars to them I would!

Location is great, across from Lake Eola in the heart of Orlando. The attention to detail is so important for me, being an embalmer for over 60 years. Courtney showed me an apartment and all of their fun features like swimming pool, jacuzzi, and jazzercize palace. I look forward to calling this place home once my late husbands life insurance comes in. Simply the best.
Well if you enjoyed being insulted by neighbors because of your race & having to have sleepless night where you’re spending more in hotels than in rent than this is the place to be!!Management said she did nothing wrong & comforting her that no actions will be taken. Throwing bananas in my face calling me a monkey & saying I belong in the wilds in Africa. She got charged & has a restraining order. She has been revenging by banging loud object at 2/3/4/5am. Complaints after complaints, meeting after meeting, they don’t see the issue. All they can offer is breaking my lease & pay 2200. So yeah, love it here since rules only apply to certain race hereps can definitely confirm the fire alarm & evacuation alert going off for no reason so again love it here!
We lived at this complex for nearly 3 years, and at first it was great. However, we eventually experienced water intrusion so badly that we didn’t have drywall in one of the rooms for the last six months we lived there. Also, a leak opened in the bedroom ceiling, that came down on the bed. When we notified management of the leak, they didn’t reposed AT ALL (we also contacted maintenance obviously). After a month with the leak, we again contacted the manager, who said they didn’t know when they’d get around to fixing it. At this point, we had no choice but to move. I understand a new management team has since been brought in, and I certainly hope they’re more responsive and professional than the management that was there when we lived there. Incidentally, my husband also wrote a review when we moved out 8 months ago, but I presume management somehow suppressed that review because it is viewable only by him, so add that little bit of dishonesty and trickery to my complaints. I have no issue with Camden corporate (they are responsive) and our initial Camden team was also fabulous. It was this one particular manager and her assistant manager who were dreadful.
This beautiful building has been home to my yoga studio since 2016. Modern and cool facility with a sexy pool deck and world class art gallery- Snap Downtown! These are all pluses but what I love the most is the staff- Door people always friendly, maintenance is Jonny on the spot with whatever you need and management super helpful. What prompted this review is how Camden is responding to the current Covid Crisis- the company gave out several million in grants to their residents in need as soon as the crisis hit and now they working with people to stay in their homes and keep their businesses alive. These personal touches add a great deal of value and make you feel at home.
This place has been nothing but wonderful for us. My family and I love the location. You are near lots of entertainment. Even a new coffee shop just opened up! Would definitely recommend this place!!!

I can not absolutely speak highly enough about the staff at Camden Thornton Park. I recently relocated to Orlando from out of state and so I had to do my entire apartment shopping process online. I looked at every single apartment complex in the Lake Eola/Church Street area as well as Baldwin Park. I had to look at floorplans/videos/pictures and reviews online, it was absolutely overwhelming. Finally I settled on CTP. The application process was so easy, credit check was easy, and based on how thorough it was it made me feel comfortable that there were quality tenants in the building. Well, when I got down here and came to sign my paperwork, the unit I selected had some major issues and just wasnt up to my expectations. It couldve been a serious problem because my furniture was being delivered in 2 days and I didnt have time to go through the entire apartment hunting process again. After going over the list of available units I was able to pick another one out, signed the lease, and everything was good to go. In addition, Maryam went ABSOLUTELY above and beyond to ensure that I was satisfied with the new unit I chose as well as go over everything in the building with me since I was not able to tour the building prior to leasing my apartment. Since moving in I have met several other residents who are equally as pleased with living here. I would absolutely recommend this complex to anyone looking to live in the Eola area, its so convenient to Publix, amazingly secure, extremely well maintained, has a beautiful pool and fitness center and all of the staff is so friendly.
This apartment complex and company is just terrible. I have rented from other Camden apartment complexes, and never had an issue until they took over 420. They have constant construction starting early in the morning. They made us move all of our balcony items off the patio so they could fix water intrusion and this has been ongoing for months (thought it would only be 1-2 weeks). Not only that, this has all been going on during the height of covid while everyone is working from home. We have had our patio furniture in our home taking up space and the apartment complex has not offered any discounts, not offered any storage unit to use temporarily, or offered to move tenants to a different unit/complex. We also haven’t been able to use the pool or amenities since the construction started...The walls are super thin as well, so on top of all the construction we can hear our upstairs neighbor stomping around all hours of the day and night.The gate door in the garage near the freight elevator doesn’t close properly so random people have been getting through and breaking into cars. The front office is useless and doesn’t do anything. I was instructed to email the corporate manager of the complex weeks ago and still have not heard back. I know living in an apartment it will never be a perfect experience but seriously have given this place so many chances and nothing has been done to resolve any of the issues I’ve had.The front office also said the freight elevator couldn’t be reserved when moving out because of “covid”. I am at a loss. This place Sucks!!!! Save yourself and just rent elsewhere. This place does not deserve your hard earned money.
They were nice showing me and my roommate the apartment of course because they want us to apply, when I asked about the credit screening and they simply said “oh we dnt even look at your paystubs” saying it like they accept just about any applicants as long as u can pay the deposit which can go up to as far as a month’s rent ($1,874) but that wasn’t the case. So we proceeded with application I wondered why the application was so simple As I’m filling out the application I noticed that they process the admin fees, and app fees as 1 payment I didn’t understand until it was time to get reimbursed for the admin fees. So I tell them I can’t get a co signer then they proceed to tell me that it will take 2-3 weeks to get reimbursed for the admin fees by this time I’m already upset I wasted my time now they tell me this, I have to move ASAP and they wanna take they’re time reimbursing my payment this is complete unacceptable I do not understand they’re whole process over there at Camden. Then the lady at corporate tells me if I jus called they could of stopped the payment but no one at the office told me I can do that this experience with Camden jus felt really Scammish they made almost $400 jus showing us an apartment SMH
Nice apartments and amenities. Great location. Would not move here until the construction is completed. Constant noise and hassle for almost the entirety of my lease.
This property is AMAZING! Location, location, location! It is so walkable and has everything close by. The property is BEAUTIFUL. The amenities are top notch and well taken care of. The staff is wonderful. They are always willing to help with anything I need. Maintenance is the best in the business. They get things taken care of so fast! If you are looking for the best place to live in Orlando look no further you’ve found it!
Posting this review as a warning: if you are a new resident, DO NOT sign a lease for a unit facing the east side of the building (S Osceola St) until construction for Camden Lake Eola is completed. The construction is insanely loud, and although Camden has offered us spots in a coworking space downtown to work remotely from there because of the noise, it starts at usually 7 sometimes 6:30 in the morning, even Saturdays and holidays. If you value your sanity and being able to sleep in past 7am, do not live on this side of the building until construction is fully completed.
Terrible building. Constant construction on a 4 year old roof after we moved in. Noise is unbearable, especially in the age of Covid especially with so many folks working at home. We’ve been lied to repeatedly by sleazy management. Current residents are considering a class action lawsuit. Do not rent here.
420 East is the best! Living here the past year has been so great. The management is above and beyond. They make this place a home. Brett, John, and Diane (to name a few) are all so kind and friendly to the residents (and dogs)!The environment and overall vibe is awesome. Has a great gym and the pool area is always kept nice. I really don’t have any complaints at all! The units are super nice and updated, and I’ve never really heard my neighbors.The maintenance team is awesome, kind, and very responsive to any issues. We looked at SO many apartments downtown, and I’m confident we landed the best with 420. I tell all my friends about this place - I feel like it’s too good to be true! Thanks for a great experience.
Hard to beat the location, service and amenities for the price. Staff is very responsive to requests and maintenance addresses any issues - usually within a couple of hours. Ive been very satisfied here for the last 18 months.Big shout out to T.J. at the concierge desk. I love that guy.
This property is awesome. The location and staff are on point. You can not beat the location. Everything is close by and just a short walk over to Lake Eola. I love the sense of community we have in the building, we have our own little town. They are super pet friendly and very close to the dog park. This place is the place to be in Orlando! Very upscale as well! 👌🏽☺️

I’ve lived at Camden Thornton Park for 2 years, and I just signed for another year. You can’t beat the location, there’s a wine store, ice cream shop and a great salon literally in the building, and that’s just to name a few. The apartments are modern and stylish, and the amenities are amazing. The pool area feels like a hotel, and the clubhouse and gym are great. The Camden staff is top notch, from the front desk to the leasing office and maintenance team! Everyone is always friendly and any issue is taken care of immediately...special shoutout to Jordon in the leasing office! I would definitely recommend Camden Thornton Park to anyone wanting to move to Downtown Orlando!
I came by for a tour last week and met with Luis. From the moment he greeted us I knew that I was going to love him. His smile and personality outshined everyone else I have met with during my apartment search. He quickly took us to the white seats in front of the leasing office and started to get to know us. He gave us great advice and was able to answer our questions. The best part of the tour was when Luis stated to us that he is here to help us find the perfect home not just an apartment, right there I was sold. The community is in a great area. The apartments are very nice and have a huge walk in closet. It only took me 5 minutes after meeting Luis that I knew where I wanted to be. Camden Luis is a great asset to your company.
New resident here and so far, I love it! It’s in the heart of downtown Orlando and the walking score is amazing. BIG thanks to the Assistant Manger Luis! He made the whole application process so smooth and easy. He is great with follow up and communication. Thank you for helping me during my crazy work schedule.
Jordan Heet was an extremely helpful manager who went above and beyond for me throughout the years that I lived at Camden. He responded quickly when he was available and made my move out as smooth as possible, regardless of some complications. He made me feel well taken care of and is overall just a lovely and down to earth person. I really appreciated his assistance!
Area is perfect, amenities are top notch and the tenants are friendly. Only down side of living in the property is the office staff. Unprofessional and unethical starting with the management. Employees always have an attitude and seem like they dont want to work there or always mad.
Im not really sure if I would recommend this place. I will give a 100% honest review.The positives were that they took care of moving costs so that I could live in a different unit (which was a hassle to get reimbursed because the corp office managers could not give me theirpersonal numbers due to WFH and offices were closed.) They helped alleviate noise from construction work in the pool area and for the new Camden built nexts door by offering us access to Venture X which was very kind of them. They will randomly buy Insomnia cookies for residents which were delicious, and offer an art gallery downstairs which is very much appreciated. Most importantly, the doormen here are awesome and love their jobs and their maintenance team will fix an issue very quickly usually in 24 hours.Negatives: At my time living at Camden Thornton Park, it has been only 6 months. Within the first 3 months Ive had to switch parking spots because a chemical leaked from the roof of the garage and melted my paint off of my BMW, which was paid for by Camdens insurance company but still took time out of my workday and required me requesting off of work and not having a car to get fixed.Within the last 6 months I had to move out of my apartment because of what started with a foul smell that first started in the kitchen/ living room and intense humidity when I walked in, to leaving my apartment for first two weeks of quarantine and returning to finding black mold all over my roommates bathroom wall and closet and mold all over my clothes in my closet and shoes (which I had to throw away because they were so bad) and the office did not reimburse me for clothes lost because they required my shoes to be dry cleaned (which wasnt probable since the shoes were covered in mold).I love the location, staff, and amenities offered, but really wish I didnt have to move during the quarantine or deal with having to fix my car or had to throw away my clothes. I think Camden inherited a lot of the problems with the old management not maintaining the building correctly.
Living at Camden Thorton park was a pleasure. If I wasnt moving into a bigger house with a yard 🐶 Id be renewing my lease. Jordan and the office management are great and the move out process went smoothly. The apartments are great with lots of kitchen storage. My unit was quiet and peaceful and all the neighbors are friendly.
This property is great! Love the events for the residents! Wrapping station is great and the holiday brunch was awesome! Can not beat the location either.
I wouldn’t recommend this place to someone I hate. Management sucks and is rude. Fire alarm goes off every week. Place is dirty as can be. Stuff breaks all the time and then they take they’re sweet time to fix it. Not worth 2k a month.
Ive been a resident of 420 East for a little over year and I absolutely love it here! Its quiet, fun, beautiful and so friendly. This building has the most exemplary staff and management! John, Omar, Brett, Diane(just to name a few), go out of their way to help solve issues, questions, anything, and with such a welcoming vibe! The absolutely best thing about being at 420 is also how secure it is and friendly the residents are here. Thank you all so much!

If you are looking for an apartment downtown, then this is the best building. Location is just outside of the busyness of downtown, but very easily accessible to anything youd need. The apartment building is rather new and very very well maintained to keep it looking new. The concrete between the walls mean you never hear your neighbors.This place is good for an apartment, but honestly the staff made it feel like a home. John (front desk) is the nicest, most helpful guy Ive ever known in any apartment Ive lived in. Diane and Brett are very communicative about everything you need to know regarding your apartment, lease, and help make it all work smoothly. If this place fits for your budget and location, live here and you will have no headaches at all. Couldnt recommend enough!
Ive moved into Camden Thornton park last week. Luis from leasing was amazing he made it easy for me to pick a unit. Omar from maintenance did a walk through of the unit with me and was so poilet told me to contact him if I had any issue. John at the front desk was very helpful gave me a cart and a floor dolly he was beyond great !! I would definitely recommend this as a top place to live downtown
420 East is the best building in Orlando! SNAP Art Gallery, plus a cool yoga studio, dog walker/boutique, best ice cream shop in Orlando all on ground floor, very cool and eclectic mix of shops, and great management staff!. Parking set up is great too. Love it.
First. Most of these reviews are fake, created by the management team. You can tell just by looking at the grammar. Second. DO NOT MOVE HERE!! The building decided to do a massive renovation project to the walls (that are leaking) that will last for 9 months. ALSO, the entire pool and rec area is closed for the entire time. If you live here, get a refund or get used to the noise. Dont believe me? Just drive by and see for yourself.
This building is definitely one of my favorite buildings downtown. The customer service from everyone-- the leasing agents, management, and even every single one of the maintenance crew is so kind and accommodating. Jon at concierge will always go above and beyond and really encourages a sense of community amongst the residents. Everyone is friendly and its easy to meet new people
I love this place! Great location and great staff! Building is beautiful. Im not sure if 420 Resident below is actually a resident because I have never had any issue with bugs (or anything else)! Omar and the maintenance staff are always very quick to respond to event the smallest issue! And the pool area is fantastic. My only issue is I wish there were parties at the pool every weekend! its fun, but they keep it pretty tame due to all the people whose units face the pool (like me!). This is the best place I have lived downtown (and i have lived at Paramount, Post, 55 West). Great building and great people!

Luis took his time to make sure that I had the home I wanted as well as needed. By his being empathetic to my needs, I felt as if we had connected, building a working relationship I could trust. I could see myself actually living in a community such as this. It has exactly what I want and that is whatever I need, in walking distance.
Ive lived here just under three years. It USED to be a great place to live under previous management, but its all been down hill since Camden bought out the former owner. It might be one of the cheaper places in Thornton Park to live - but there is a very good reason for that. The building is falling apart. Windows in the apartments and common areas leak. There are structural fractures you can see in the hallways and ceilings if you look close enough. Individuals with pets let them piss and poop all over the place and no one cleans it up - its revolting. Elevators always seem to be Out of Service. Lastly, Camden is building a new apartment complex next to the building. Construction starts as early as 1:30AM and the sound of concrete trucks, mechanical equipment, and voices of construction workers are all VERY LOUD. YOU WILL NOT GET A SINGLE NIGHT OF DECENT SLEEP HERE. Management knows about all of this, yet nothing is being done. 420 Easts management used to be the best. Now the office staff (other than Luis, Jordan, & maintenance staff) is flat out rude. If youre looking to rent here, do yourself a favor and avoid it at all costs. If you currently live here, get out while you can.
Ive lived in this building since 2016 and have enjoyed it. Its a midsize apartment building whose competitive advantage is its age and location relatively to downtown. Close enough to all the action but far away enough where it still has a suburbia feel to it. Doesnt feel like a dated yet expensive building or a 24/7 frat house. The prior management was friendly and approachable. This current management is efficient and effective, most likely due to its ties to a publicly traded real estate investment trust.Since that time, bigger and newer buildings have sprung up in the area, which slowly erodes the margin of safety that Camden has once enjoyed. Pretty much the only reason Ive stayed in this building is the friendliness of the day to day employees, specifically the doormen John and Kye. Its always a joy to walk in a pleasant conversation with them about their day and whatnot.Overall, this is a great place to live. I would highly recommend it to any prospective tenants.
Nice building, great amenities. Never had to contact maintenance so cant comment much on that. The doormen are awesome and helpful. The leasing team is very nice as well.

420 East is a fantastic place to live! I was there for almost 2 years and enjoyed every minute of it.The location is spectacular as you can walk to downtown and Thornton park to enjoy all the restaurants. As a pet owner, having a dog park a block away made all the difference as I was able to walk over and let my puppy run free to get out all her energy.The shops in the bottom of the building, including Eola Pets and the wine store, meant I never needed to live to have a good time.The gallery that changed monthly kept me entertained and it was fascinating to see all the local artists.In addition, the management staff led by Diane and Brett did a great job in making every resident feel welcome. Big shout out to John, Chris, and Omar for the everyday interactions which is one of the main reasons I renewed my lease.In short, if you want a centrally located apartment building with top notch amenities live here - you wont be disappointed!

My wife and I have lived in downtown Orlando for over 5 years now and have seen most of the building in the area. We have come to find that most rentals are similar, but where they differ is service. We previously lived in the Paramount on Lake Eola, which was great until the building was acquired by a larger company. We moved from the Paramount to 420 because we have found the management and staff at 420 to be exceptional. The management was very honest, straightforward, courteous and helpful. About 2 months ago, the 420 was purchased by Camden. Since Camdens purchase, the management has been misleading, impolite and overall unprofessional. We will not be renewing our lease at this building and would highly suggest that any prospective renters look elsewhere.[Also the parking lot is leaking something corrosive, which can damage your vehicle. This likely should be inspected by the City to ensure there is no safety concern as there appears to be some build up on the fire safety system]
The building has drastically improved since Camden took over.I’ve lived in the building for 2 1/2 years. The old management was the worst I’ve had as an apartment renter. Wouldn’t fix gym equipment, never maintained pool WiFi, would take days to get to unit maintenance. Every week there was something new.I was hesitant about Camden. They inherited dozens of problems from Jefferson properties. Damage to the building, missing documents, and angry residents.I have been wow’ed by the Camden management. They have been helpful, kind and patient. They go out of their way to smooth out everything. Luis, the assistant manager, is the by far the best person I’ve ever dealt with renting. It’s worth checking out, the most reasonable price downtown and in a spot that continues to get more popular.
The staff is awesome, provides great service, and knowledgeable! If you are looking for a new residence this is it!! It’s everything and more.

I lived at 420 East for 8 months, ending my lease in October 2017 as I move out to NYC.I can say, hands down, that I will never live in a better place than 420 East Apartments. Here is why!Location: You’re not going to beat it. Easily the most walkable area in Orlando, and the most central being 2 blocks from Eola. Also a walk away from great bars in the Central Business DistrictStaff: I was able to get to know 10+ members of this team during my time here, from their property manager to the nighttime security, and each one was wonderful and greeted me with kindness. Thank you to Brett, Diane, Manny, John, Omar, Omar #2, Chris, and Tyler for everything. These are great people!Move in/out: They make it easy with their freight elevator/loading dock. No worries if you have huge furniture!Apartments: All of these units were built in the last 2 years and they’ve made an effort to keep them up. The places look like palaces and even though I only lived in 700 sq feet, I was able to make it my home because of how nice it already lookedAmenities: beautiful pool and deck, cleaned everyday. The gym was easy and never crowded. The art gallery on the bottom floor was great to showing off for friends!Cons? Pricing is at a premium due to location & all of the amenities offered, but know that every penny is worth it to feel like you’re living in luxury.I had friends live in EVERY surrounding apartment and they would agree with me that 420 > Post Parkside, Paramount, & the new Citi Tower.Live here. You won’t regret it!
Weve loved living at 420 East Apartments - walking distance from Lake Eola, Publix, and a variety of entertainment (WOB, Cobb Theater, Phillips center). The apartment complex is super nice (soaker tub, granite counter tops, HUGE kitchen). Theres a great security staff (John and Snell are A++!) and quick, responsive maintenance staff whenever weve had some minor issues. Theres a yoga studio that does free yoga once a week on the pool deck and an rotating art gallery, which means you dont have to go far to do something inspiring. Weve definitely used the amenities due to the CARES team - Crystal and Jared put on about two events each month. Theyve had pool parties, Superbowl parties, happy hours around the nearby bars (Joysticks night was a blast!!) and other creative events like building your own terrarium or holiday cookie decoration contestes; the CARES team put on event that really help us get to know our neighbors and create a friendly community in the 420 apartments. We had the A3 unit, which is perfect for entertaining and setting up an awesome home theater. We highly recommend the 420 apartment complex.
